Beautiful little lake community with new management in place that cares about the roads. We watched the new POA over the past 9 months put a lot of work towards re-paving the roads and re-trenching the ditches. So happy this is getting attention, much improved. We also got new broadband internet and cable lines put down by our lot. Very happy with the progress!
We bought a lot, cleared the lot, put in sewer, electric and water. Lucky we sold it 3 months later and just about broke even. The roads are like driving thru a minefield, and some of the holes are 6 plus. After talking with neighbors we found out the last time it was graded was almost a decade ago. Stuff was stolen off the lot while we were on it. The city of Livingston, what a drag, nothing for entertainment. They do have a Walmart. Not a retirement place thats for sure. Be warned.
My experience is a great day at the convenient store 229 Terlingua year round camping for your convenience stop by and shop small Monday - Sunday 9 till 8pm from pampers to spegheti yes Gatorade and bread
Purchased about 2 years ago & after many years in the lake area, I always said I would NEVER purchase property in this subdivision. Found our lots, bounced down the dirt/paved road asking wth had I done. Turned & found the lots & havent looked back. The subdivision is going thru a painful transition, but improvements are happening on a daily basis. I now see treasures with people taking pride in home & community. Still has plenty of work needed, but day by day, it gets better.
I was told by the relator and office workers that you only pay 1 POA fee for every two lots you have. I own 4 consecutive lots, I was lied to and the new management is asking for me to pay for an extra lot. Thats three years of back fees. Be aware if you are looking to buy in this neighborhood. The roads are horrible, and some of the office staff are not competent. My brother owns a lot here and they are trying to make him pay 3 extra months because of an AR error on their behalf.
Havent been to my wifes 2 lots in section 13 in several years. She passed away last year so I drove up today. What a pigs pen. Anyone living in such a rat hole needs help desperately.
Not the same condition as it used to be. Lots of worn down homes and uncared for yards. Despite high maintenance fees, roads still in bad condition. Amazed how property values went up this past year...now really looking to sell instead of retirement planning for my lot.
I sold my House and I had a credit of $74 I was told it was non refundable. She also said if the new owner doesn’t bring the deed down it stays in my name. No wonder so many people don’t pay. Put me on that list I’m done
Can’t get in touch with HOA. Where are these people. You can believe if they want to get on touch with you, they will. No one answers the phone. Maybe they have a new #?????
Nice neighborhood. My friends live there and I havent really seen alot of the subdivision.
I live in the village and so far I have been,told more than one time they r going to put in a bigger culvert.it hasnt happened ,, roads r bad and many other things that r neglected.
If youre having issue contact Polk county commissioners office every place have guidelines they most follow.
Very, very bad roads. I spent almost $3000 dollars fixing my front end

Connie and Angle on Deerfield street dumped there heavy trash ..the village cleaned up after them the bar be cue pit is gone
