Jasmine Park Apartments

Wish i could leave a 0 STAR because these apartments are trash. When we first moved in our stove wasnt working for 6 months their was mold and bugs in the vents and on the walls which was stupid and when we let them know they said they couldnt do anything about it. They painted over hairs in the bath tub while i would shower the paint would chip off and u could see the hairs they painted over. We got broken into one night. They like to cut off the water when something happens and let us know 30 min after they cut off the water or whenever we call and ask why its not working. We always get hit with random fees if theirs anything important that we needed to know they wouldnt let us know and expected us to just read off of the packets they gave us. they still want to charge us from the 1-3 of next month when we will be leaving before the 1st so we have no idea why they would still want to charge us. they like control what u do in ur own place their was times where i would see them tell other ppl that they werent allowed to drink in their own home or smoke outside which is unfair its our apartments.The ladies in the leasing office dont really tell u what they need to and theyre really bad at communicating with each other and tell us what we actually need to hear and because of that we had to pay almost 200 just to end the lease. really dont recommend this place for anyone not even family with kids ive seen so many families here suffer. Dont recommend these apartments at all.

America was very informative while doing the application process. These apartments are very clean and quiet. Once you need maintenance they will come out and do their job. My kids and my self enjoy staying here have not had any issues and all neighbors are very friendly.

I been renting here I think 6 years... very pleasant experience. Its always a smiling face when you walk in. Monica and America always greet you with a smile. Its never an uneasy feeling when you walk in.Theyre very understanding,some easy going people to rent from. Maintenance top tier theyre on the job. Just some all around great people. If youre looking for a peace and quiet place. Jasmine Park is the place.

I moved in a year ago to a 1 bedroom apartment and now i’m moving to a 2 bedroom apartment, let me just tell you that America was great, she helped me and my family a lot. This property is great and the staff is amazing!!!

They help me with my first apartment, welcome me here with open arms. Really blessed people and blessing others

The property looks well kept and clean it has a peaceful environment. I spoke over the phone with America, she gave me good information and sounds like a kind girl :)

Mrs America was very helpful thru out the whole process very easy to talk to using her good communication skills and welcoming was able to move foward quickly

I gave them a notice on 7/31/24 and I moved out on the 9/26/2024 and she charge me 2506$ a fee then charge me 1100 for damages to the apartment when I didn’t have no damages no holes in the wall no brokern windows no broken doors I left the apartment the same way it came when I left

Such a great experience for me and my mom. We spoke to a girl I think her name was America! She was so informative and kind. She deserves a raise!!! She was able to help us navigate our moving process and was so supportive.

Love it here, really quick to answer reports on problems. America is very helpful and open mind about peoples situations and she is fast at getting answers for those problems

Place is very well maintained, its always quiet and no issues with parking spaces. My family and myself are very happy with the choice we made of living here.

Very satisfied been living here since June 2018..Staff is very friendly and polite in particular Monica and they are quick in maintenance to come fix the issue you call them for.

If you don’t have kids, pay your rent on time, and never ask the management or maintenance for anything - you likely won’t have a problem living here.But as a functioning adult and contributing member of society you’ll soon find out that aside from things not going as planned, sometimes life gives you lemons, you have alzheimer’s and forgot how to make lemonade.I was struggling and was behind a month on rent. One of my kids broke a window through their horseplaying and it was a cold winter.The manager personally walked up to us in the middle of the night to evict us and when we were gone they slapped a $9000 debt onto my credit (gee thanks, as if it wasn’t bad enough as it is!).Also, the entire vent ducts were filled with this disgusting black mold, and when I told her about it she said, “oh that’s just dust”. She must have confused me with the clowns next door, because any intelligent creature can tell the difference between clumps of dust and black mold.Also, pray your vehicle doesn’t break down because they WILL tow it.

Their gates from the 1980’s break down constantly so you’re literally trapped inside the complex. And they only give entrance controllers to SPECIAL people. It’s ironic how they have a pest control store next door but small german roaches appear even on the same day they supposedly “fumigated” the apartment. It’s sad.

These apartments are amazing! They are very safe and in good condition. I had no problems whatsoever

No major problems living here. The apartment complex feels safe. Theres always a lot of extra parking spaces in the complex though they may not be in front of your apartment if you come home late. Maintenance is great! Our AC was having issues and the they came by to fix it a few times. They ended up replacing it for us in the end and it worked perfectly ever since. We had some small issues with ants and a couple roaches, but they got pest control out pretty quickly and it hasnt been a recurring problem. Our units floors are all tile which I am a fan of and the appliances are pretty nice. In the 1 bed the kitchen is quite small and it is hard for 2 people to cook together without constantly bumping into each other. Besides the appliances and tile floors, the other finishes are super basic, at least in our unit. Also the bath tub was painted over which I didnt understand. Not a problem for use, but aesthetics-wise I was not a fan and small parts are chipping. There was also some mold or mildew or something on the ceiling/walls by the shower. With a little bit of cleaner with bleach we just took care of that ourselves easy enough and havent had any more of it since. There is a laundry room in the main building and I usually dont have trouble finding a washer or dryer to use. Since we moved here, they also lowered the price for laundry which I really appreciated.Location is not great for my needs as I have to drive to several locations around Houston for work, but its not too bad either, about 5 minutes from beltway 8, less than 10 minutes from 225, and maybe 15 minutes from 45.Were not staying here longer since we want a larger place with nicer finishes in a location that fits our needs better. Not a bad place to live at all, especially since management and maintenance are both quite responsive and helpful in my experience.

Id love to let you read the original review warning others from renting from this place, but it mysteriously vanished, and Im out of patience with spending anymore time with this place. Its a ghetto. There are bugs. The staff is incompetent at best. The maintenance is a joke. The apartments themselves are falling apart and filthy. Oh, and the rent is too high for this place. Did I mention its a ghetto? Im out of here the second muy lease is up, or sooner if provoked again. Also, to the maid they employ who insulted and cursed my child, how dare you speak to a 10 year old like that.

Management doesn’t care that some people abuse handicap spots and show no respect to residents property. Some of the worse parking especially if you live in the front. Beware of the people who park near these spots, They will damage your car. Also if you need any sort of maintenance in regards to a/c or restroom good luck. You have to practically harass management to fix an issue.

I was helped by America and she was extremely helpful any concern or anything i didn’t understand she walked me right throughly and the property has a nice pool area

This place its good. But to many things happpen. Stolen bikes, a lot cats, the gates some times not work or open for to many days. The maintenance its so really bad. They fix the problems like the easy Way. And you pay to much for take that service. And the maintenace guy just take online orders and opened this happening to me. So think really good uf you whant to come Over here. Every time to renue contract its more and more money. This its not for that prices.

I never had any issues with this apartments. I don’t have any roaches at allEvery time I call for service the response right away and get my problem solve.Never had problems with parking lot either is Great and calm community

I wish I COULD GIVE THIS A 0 star ! IF YOUR READING THIS PLEASE DONT MOVE HERE I lived with horrible bugs my whole time and the door didn’t work and the back porch was broken the whole year it was HORRIBLE ! PLEASE DONT MOVE HERE ! the manager would close up early on pay day so we always had late fees . There are wild cats everywhere and there were many times that there would be dead cats in the parking lot . The gates has never worked and there was always teens running around spray painting and letting off fire works all night long . I never felt safe and nothing was ever done about anything

These apartments clearly have a roach and spider problem but do nothing to resolve it, pest control comes and sprays but obviously they are using cheap products same day pest control came I saw 3 little roaches. I kill bugs on a daily its disgusting!UPDATE: Office manager contacted me the day after I posted my review, they are now taking care of the problem.

Bugs - and lots them. Im not talkin your Texas cockroaches and mosquitos. Im talk HUNDREDS of little german roaches and silverfish and ants ALL throughout the house. Ive waken up in the middle of the night freakin out because me and my wife have to swipe bugs off of our face and shoulders. We had the apartments send there pest control unit TWICE and they literally walked in the restroom, sprayed the bathtub, and called it a day - both times. Ive invested my own money into pest control products only to have about a 10% decrease in the bugs. As many times as Ive been promised that the bugs will be gone, I still have to flick them off the counter when Im washing dishes.Poor Maintenance - and by poor I mean completely unqualified men to do the work. During my stay Ive counted 5 times the A/C broke. Tonight is the 5th time its broken and is the final push thats caused me to post this. The same moron comes to fix it everytime, and he always seems to in-and-out within 10 minutes - everytime. Hes OBVIOUSLY only doing temporary fixes, EVERYTIME! I call and tell the Manager everytime that I dont want another temporary fix and thats exactly what I get. Whats worse? They claim 24/7 Maintenance but ALWAYS push this off till the next day. So this will be the fifth night that I wake up 6 times tonight, tending to my daughter because she cant stay asleep due to drowing in her own sweat. And all the manager can say is, Im sorry Mi Amor, but there is nothing we can do. LITERALLY, thats what she tells me, everytime! She even tried to tell me that when I came home and found out that the maintenance man had patched my wall and accidently locked my CAT INSIDE THE WALL!! She only sent somebody down here, because I took a hammer and bashed a hole in my wall to save my cat. ONLY THEN, would she send somebody down here to patch a hole in the wall and not undo this terrible mistake.Theyre deceitful - Ive been late on my rent 4 times . . . THREE of those times, I was late because when you go to turn in rent when its due, they always seem to be on break. They open 9-6. I get there at 8:30, it turns 9:00 and then the janiter turns the out-for-lunch-till sign to 10:30. Fine, I come back with my rent later, at 10:30. The sign now says 12:30. Then, 1:30, 3:30 and then FINALLY, they show up at 5:30-6:00. Just in time to miss all the shift workers who just cant seem to pay rent at that time, because they actually WORK! Ive called and complained to Adara Communities (their owner) about this, and they just brush me off with Oh, theyre just showing units to potential residents. I call B.S.. So, that goes on for days and IF I manage to pay my rent on time, its with 10 minutes to spare. When Im late and I try to call them out on it, they pitch their usual Sorry Mi Amor, but theres nothing we can do. This all FINALLY stopped, when one day, when they decided to change there schedule from 9:00-6:00 to 8:30-5:30 without telling anyone or changing their sign, and I showed up to pay rent along with 2 other residents, who looked devistated because they knew that if they couldnt pay rent, then they wouldnt be able to afford the late fee, I ended up having to BANG ON THE DOOR to get the manager to show up and take my rent after hours this one time. I was PISSED and am FED UP with these apartments.This is just an anicdote of some of the things these apartments pull. It gets a lot more in-depth, and at this point, I only want to keep people from being this let down with a place that you tried to consider a home.Adara Communities does nothing to make this better and the Manager obviously does not care for her job of taking care of the residents needs.This post is a vent and a warning for those who are currently searching for apartments in the Pasadena, TX area. If you feel this post may be helpful to somebody you know, please share this and tell them NOT to to consider Jasmine Park Apartments as their home. This place is trash and I wouldnt move my worse enemy here.

They charge a NON-REFUNDABLE administration fee even if you were the one that filled out the application paperwork and all they did was submit it... Prospective tenants BEWARE! DONT THEY GET PAID FOR DOING WHAT THEY ARE SUPPOSED TO DO? WHY DO WE PAY THEM TO DO their JOB??? THAT IS DOUBLE DIPPING!

The washers do not work never do for some reason ridiculous

In the time I have been there, I like the place, it is very quiet and very clean and there is no danger for the children 👦 the workers America Espinosa and Monica take good care of the guests whenever there is a problem, they solve it quickly. I really like this condominium. I recommend it.
