Save your self the time and money ! After only 2 months of living here the excitement truly dulled out very fast ! The parking is an ABSOLUTE NIGHTMARE. This whole complex is set up to make you spend more money on covered parking and garages . After 9:30 every single parking spot is filled and paying residents are forced to parking in guest parking nearly a half mile away . Valet trash is a scam there’s 2 dumpsters for a 13 building complex . Trash is overflowing and piled up on a daily. Office will tack on fees for quite literally anything. We don’t see ourselves renewing as of now, sad bc we love the unit itself . :(

Im updating a review I wrote a few months ago when I first moved in. Previously I gave it four stars because of the parking situation. Its five months later, and I must add another star! I absolutely LOVE my apartment complex and the wonderful customer service Ive received since living here. The grounds keeping maintains the beautiful landscaping well. The office schedules regular social gatherings. The fitness center is clean. The complex is quiet. Management communicates regularly with the residents. They are super responsive to my requests. No complaints! Thank you Judy, Julie, Heather, Maintenance and Housekeeping! Keep up the five-star service!

Great complex! The leasing office is very helpful and patient ( Shout out to Heather ✨ ). During the application process they were willing to work with me although there was some issues with my application. 1 thing I will say make sure you have wheel locks on your tires, I’ve only been here for a week, and I’ve seen at least 5 cars tires off their vehicles come morning time. Other than that it is a beautiful living complex. I can’t wait to see what the pool looks like in the summer, they are doing renovations on it now🥰

Moved in a few months ago, maintenance is efficient, office staff is super sweet I can say I’ve never lived in a apartment where the office staff not only know who you are but also help accommodate your needs. I met one lady today I believe is the property manager and she already know who I was idk that may be something small for others but I loved that. Aside from that property is beautiful, very spacious apartment love the island, love how they accommodate the fact that people have animals, etc. def my fav apartment I’ve been in so far💯

She had such an amazing personality and made me feel like this place could really be a good home for me and my son. I absolutely love it here! I love The Rosemary because the front office team is top notch! They are always friendly, kind, and quick to help resolve issues. They are fun and professional in all they do. I love calling this place my home because the staff treats you like family and they are always creating fun activities for the residents. The maintenance crew are all fantastic and super friendly as well. Its a beautiful place and always very clean in every area. They take pride in the facility and in the residents. Overall decent apartments only complaint is the amount of speed bumps and parking. There is like 15-20 speed bumps from the front of the apartments to the back so if you live in the back of the apartments it will take about 5 minutes just to get out of the apartments. There also isnt much parking for residents.

My Husband and I have just moved into the beautiful, The Rosemary luxury Apartment. And we absolutely love , love , love the place and community. Judy and Heather are the sweetest Angels on earth we have ever met. Our home is nice and clean as well as the amenities. STAY AWAY! The apartment may be nice but they will tow your car every night if it is not registered,Your visitors will get towed within 5 hours if they are not parked in the right spots and EVEN if they are registered guests on their portal. They don’t care about their residents. They are truly awful people who take advantage of their residents any way they can to make money off of them. Their spaces are not up to Texas code with signage and you and your guests show just know where to park.

I keep getting calls from Rosemary staff saying I’m making to much noise at night. Only to not even be at home I work the night shift they constantly pick at me and assume because I’m young and black. Speed bumps tore my corvette 3 times . I hate this place never again. Can’t wait until my lease is up. Also parking really sucks got towed5 times because I didn’t want to park in the back and walk Mile after work. Way more better apartments out here I’m moving back to Kingwood !

Save yourself time, energy, and money. Leasing agents Julie, Judy, and Heather are pathetic as well as the regional manager Sandy. They follow up with you to apply, then lack communication the entire process, if you don’t call them to follow up on the status it will be like you freely giving them money. I wish we went with our first choice instead of convenience. They display covert racism! There are more than enough nice places to rent next to them.

Me and my husband were for 1 year. Apartments are nice. Parking sucks, guest parking is so far. We got our car broken into while away during the holidays. Julie called and told us we needed a police report with very little to no sympathy. As far as management,Judy was always so kind to us. Julie was absolutely terrible.

Updating Review:Update :This location really missed up when creating its building to parking ratio. If your are unlucky to come home after 9pm , most likely you will not find any spots available if lucky the far, far, very far back parking with little no lighting . Also the amount of dumpsters per unit building has to be a miscalculation. The speed bumps added for safety was definitely needed but appears to be an overkill with the amount . Right now I am 50/50 on rather to renew because I believe for this price things should be a higher level of safety and luxury.Older Review:Just moved in to the apartment complex and love all the amenities. Parking has become a problem as the community has grown. After 10 pm , you will be lucky to find a spot, so I would purchase covered parking . Management seems to be responding to the issue but time will only tell. Management does respond to requests or issues immediately so hopeful.All the equipment in the gym seems to be working at standard and luxurious. Love the pool area. But could use a few more umbrellas there. Another issue is the dog feces by the walkways which is why I had to take away a star but if it wasn’t for the dog feces by the walkways and parking issues , they would’ve got five stars. I love the fact that we have electronic keys it makes me feel safer.

I’m being living at the Rosemary’s apartments for a month now, and I have to said that so far I’m pretty happy with the property. They have very nice amenities, the club house has plenty of room to enjoy with family and friends, they have a pretty cool golf room simulator, the pool area is pretty nice as well as the gym. The community Its pretty clean, and I love that we can walk around the lake with my dog. I recommend 100% living here. And Julie is the best leasing person that you can talk to, she would help you with your tour and any questions you have.

I moved in during the same day of the tornado that recently devastated parts of Houston. Thanks to management, what could have been an even more stressful day was less hectic due to Julies smooth administration of the small details. I am love with many things about the property including the large layout of my apartment, the well-maintained landscape, and the quiet atmosphere. The front desk is really responsive and friendly. The only thing that keeps me from giving this five stars is the parking, but otherwise, I am satisfied. So far, so good.

I have been meaning to write a review, and after talking again with both Julie and the Assistant manager Annie about a concern that I had and not only did they both bring me peace of mind, I knew I needed to leave a review so other people are able to find this wonderful place.This is going on my second year here at the Rosemary and from the start it it has been a phenomenal experience. Julie was the leasing specialist that helped me and my spouse tour and her communication was above and beyond. The minute we got home is when we filled out the application. Not only is the apartment complex well maintained but their team of leasing specialist and management go out of their way to make this place for everyone to call home and any concern I have had they work to get it taken care of as quickly as possible. I usually have had the worse luck when it comes to apartments but can honestly say once you call this place home it is worth it.Everyone complains about the speed bumps, and they are not fun I will admit, but its better than a chance of getting hit from someone flying by and on their cell phone.If you are looking for a place to call home, even temporary, this will be the place to call. I want to give a shout out to Julie, she has been amazing and always very helpful throughout my time here. I hope management sees how lucky they are to have her at this community.Annie - Shes newer to this community and is the Assistant manager since August. She is wonderful as well! Driving here is a nightmare. There are speed bumps about every 100 ft. I understand the need for slowing down traffic, but this is just overkill. It takes about 5 minutes to get from the gate all the way to the back just because there are so many speed bumps.

I enjoy having my coffee with a view!Leasing office and maintenance is exceptional. I personally love the fact that it is a small building (visitors will never get lost trying to find your apartment) ☺️And an even bigger plus is that they have events for the residents quite often.

The spot is dope amazing space , extremely big but i moved in i don’t know who lived here before but they lived extremely nasty i mean left the spot with roaches which is insane second my car have recently gotten towed even though i dont drive it , its still registered so that doesn’t make sense and second when a problem occurred and i tried to explain a situation the person here just simply interrupted me and completely ignored my explanation about my pets and rudely said something and walked away , as a manager at least here the other side as well and also people the people who live here are weird well some are if they feel something is wrong or they feel your not doing something right they will take a photo of it and report it , so watch for the weirdos i mean im 19 and im more mature than most of the folks here , like the spot its dope but living here for a year will be a drag cant wait to get my house and one of the managers is dope idk her name but if you see your other co worker being rude speak up mayne

I’ve live here since August 2021 and this complex have the best employees!!! Ms. Judy is the best property manager I’ve ever encountered throughout my years of leasing apartments!!! She will make sure you are comfortable in your home!!! Very nice and attentive when it comes to residence environment and security. I love how she always engaging with everyone!When I have maintenance issues: Julie and Judy always make sure they assist me since I have trouble accessing my portal. The maintenance manger Miguel is also very helpful. When he comes to make sure everything is back working. He tends to go above and beyond what is asked to be done!!!This team is very friendly and helpful to the community! These people never answer the phone . The office staff move like molasses when it comes to being informative and helping you out. I inquired about the apartments and they took me through a loop when applying make it harder then it should when i have 3 sources of income . It screams prejudice from when you meet the staff and as well the tenants .Wrong move i should have never signed a lease in which they trap you into signing 18 months lease .Oh let’s not forget the paper thin walls and the ongoing complaints from surrounding neighbors on one another. You can definitely get more bang for your buck elsewhere . I can not wait to leave . Also beware of parking !! You run to the store ..you can forget have a parking spot . I love my view in front of the pool the only positive thing

I dont know where to start first!!! The manager, Judy P. is definitely the BEST!!!! I had a few things going on personally and Judy showed great concern and is extremely caring. She was very attentive and kept me updated within the entire process. Julie H. is great also, she is very knowledgeable, friendly and such a quick responder. The Rosemary property and its location is absolutely beautiful however, the communication from the “team” is absolutely Terrible. My fiancé and I moved here in October 2022 and we have had over 10 issues (if not more) with maintenance in the home, lack of communication, and lack of leadership from management. There have been brake ins into peoples cars in the community with no support or help from the management to help the community feel protected. If I want things to be improved or followed up with I always have to call or email them multiple times to get a response. It Seems like little kids In adults positions. The lack of professionalism is unacceptable. Parking is terrible and I believe with the cost of rent no one should have to pay for “special” parking. The speed bumps seem to high and bulky for small cars. It does more damage than good (my opinion as I have a small car) the lobby room with the activities close so early people with jobs after 6pm can’t given enjoy the amenities that we pay for each month. The company definitely needs improvement from the inside and out. Hopefully in the future it improves because deep down the beauty of the property layout deserves a better representation.Julie and Judy are the main ones we have been in contact with and I would like to say once again, please do better.

I’ve been through the most hectic move in my life these past three weeks and The Rosemary staff has made my process so stress free! They were the first complex I viewed via my realtor when I started my relocation process and I loved them! The staff is so helpful and efficient. Beautiful property and so peaceful! Only been here a few days, but so far, so GREAT! The parking is a beast at night but that will be rectified with a covered space soon. Other than that minor detail I absolutely love it! Been living here since they were first built and I would say its been decent. My rating is based off of the unnecessary amount of speed bumps, parking, and the office staff. If you come home after 10pm during the week, it is going to be hard to find a good parking spot. As far as office staff, the only one who is really nice & helpful is the property manager Judy.

Ive lived here for 2 years and have no complaints. The management team and their staff are very friendly. Any inquires that Ive brought to their attention have been promptly addressed and resolved. The property manager Judy as well as the maintenance supervisor Miguel have been very effective resolving all my requests. My apartment is modern with wood flooring, quartz countertops and tiled bathroom. The thing I live the most is the deep kitchen sink. Ive read the reviews regarding parking; however, I have a garage so cant comment on the same.

New resident here and let me tell you by far the most enjoyable and stress free move of my life. I’ve lived in apartments for over 10 years and have seen the worst of the worst and the best of the best and so far.. this is the best. Due to my work I had to start shopping apartments in the Houston market 4 months in advanced while living in Oklahoma. Of course apartments can’t give you specific move in dates that far in advanced but that never once stopped Julie from answering every email and phone call filled with my millions of questions. She was also extremely patient when I needed to visit more than once just be sure sure of my decision. Customer service at this property has been hard to beat. My apartment has a beautiful open floor plan and I’m very happy with how everything is laid out and the crazy amount of storage space! The property is extremely quiet and the gym is always clean. Very happy with my decision to move here.

We have been here since July. And less than a month after we moved in, we have had trouble with the neighbors above us. We have complained about this for about seven months and nothing gets done. The excuse is, we are trying to come up with a solution. The woman above us does not have control over her kids who are always running back and forth, you can always here her yelling or those kids screaming or yelling. Even slamming doors.These people have broken just about everything on their lease with the constant noise from their kids.The apartments are beautiful but paper thin walls. And if you have an issue, dont expect management to take care of it. I had a friend who was thinking about moving here, but has since changed their mind because they have heard what we hear every single night.I do not recommend. At all. Were very disappointed because we feel the manager isnt doing her job. At all!

Be careful these people give off racist vibes. I sent them my Check stubs and my bank statements and my business bank statements multiple times and they denied my application due to my check stubs being Inconsistent because I get a lot of overtime at work and I make 7-8 times the rent. And I bank with first service credit union bank. Everytime i call they will give me a different story. The lady even said “ it’s being denied because we don’t know what bank that is and where it’s located” Would not recommend this apartment👎

I cannot begin to explain how much I lucked up on this move! From my initial call with Julie which was amazing to Marcceesha which she was extremely helpful and professional throughout the entire process! The tour was very personable! She showed me all of the amenities and gave me a through run down of the property she made me super excited and comfortable with my decision. Although she wasn’t there on move in day she contacted me a day after to check on everything and the few things that I did bring to her attention she jumped on it immediately! 10/10 thus far!

The apartments it self are beautiful, amenities. Clean property . The property manager Julie is very sweet always willing to keep the peace and was very helpful. HOW EVER my experience living there was HORRIBLE. The way the team members communicate with you is the worst I’ve encountered . My car got stolen from here once and there was also a second time they attempted to stealMy other car . Cars get broken into a lot here . You would think for the amount of rent you pay the would Atleast have security roaming the property instead of just a safety officer that resides there. There is a tow truck that comes regularly and tows car even if the car looks unfamiliar . My car was towed there while I was resident and my car was also registered to the website . It was just a horrible experience for me . My suggestion is trying to Atleast meet the tenants half way and have some type manners when reaching out .

I have been at the Rosemary for 2 years and although like any apartment new construction or not there have been a few issues. I can say that Miguel our maintenance guy and his crew have been very helpful my entire stay here in correcting any issues. Our assistant Courtney has always been eager to assist with any issues I have had as well. Its been some bumps along the way, but I love my apartment and love calling this place home for the time being.

I did not have a pleasant experience in dealing with this property. I however, should have been alarmed when Julie, a leasing consultant pulled my arm during touring to leave a nice review from experiencing several negative reviews.I however, see why,the leasing consultant & (Julie) & property manager (Judy) were highly unprofessional, unfriendly, and did not follow up with me during the application process, as other property consultants/managers typically would. None of them communicate with each other, had me running in circles.I had to try to reach out to them by phone numerous of times in a day and email, every step of the way during the process of applying in which they did not answer or care to respond efficiently.It was very stressful, and they did not show any concern what so ever when I mentioned all of this to them.The customer service experience with this property takes away from the nice quality it has to offer.The property is nice, still, though the pool does not match the one they advertise on the website, (very smaller) so be aware of that & the amenities are not available 24/7.**I saw discrimination/racists reviews, posted and ignored them.However now, in my case that’s exactly what was happening, during my process they placed communication to me through (Markeisha) their African American, AM,Guess they can not differentiate from potential great tenants to horrible ones.(Please, do not waste your time)

Great complex! Floor plans are very spacious. All appliances are up to date. It’s quite and peaceful through the day! Amenities are nice as well, especially the gym! I love my apartment..The only thing about this property is the parking, it’s outrageous. I moved from the northeast without seeing the property first, mistake. 😭Woke up in the middle of the night to move my car from a reserved spot, because the lot was completely full. Towing is not enforced unless you park in a carport spot, so all the free ones are mostly full after 4pm.I won’t renew the lease after it is done.Other than that, a great/beautiful property!!!

Im so glad I chose to live here! Customer service means the world to me, and Ive not ever been disappointed with the staff here at The Rosemary. They always put the residents first! Not to mention the grounds are beautifully manicured, its quiet, theres a sense of peace here. Im very happy here. Maintenance is always on time, and gets the job done quickly, and are very nice and friendly. Whenever they come in, right before leaving they always say if you need anything, just let us know…that really means a lot.

DO NOT MOVE HERE! The parking is terrible. I ignored the reviews before moving because I thought I don’t really go anywhere so not a big deal. Wrong! You can’t even leave for 10 minutes and come back to a spot. Especially after 6PM. Visitor parking is in the back of the property, building 12. Buildings are straight back, so parking and walking from 12 to anywhere past building 10 is awful. Especially if you have any type of physical issues and 100 degree heat. Do not live in building 5! There definitely isn’t parking and during the day it is even more limited seeing that maintenance parks there. They are extremely loud all day Monday through Saturday. Talking, yelling, playing music, slamming things, etc. If you work nights and sleep during the day or work from home it is extremely annoying. They also take up 2 of the 6 garages so availability outside of your building is limited. Like every other review stated, office staff is ridiculous. They are rude and non accommodating. They are more worried about what goes on at the pool than addressing your concerns. The WiFi and cable that you are mandated to pay for because it’s a bulk Xfinity property is terrible. It lags and shuts down frequently. The rent portal does not post until the 1st so you cannot pay early. The only thing good about this property is the size of the units. I’m sure you could find that somewhere else so it’s not really a selling point.

Julie is one of the most rude workers when we bring our rent in because they disallowed us from paying on the portal. Our dryer has broke 3 times within the year of us living here. it is a non smoking community and we asked about vapes and Julie said when we toured there would be no issue. They tow anyone and everyone even if you have registered in the portal. The office singles us out completely, we will call and they will see our name and ignore it and won’t pick up for days on end. we were told that our lease ended on the 8th and then got told it was the 7th. absolutely terrible service and management.

The leasing office staff are very kind professional as well.03/26/2022There are an excessive number of very high and uncomfortable speed bumps on the first stretch of driveway after you make your first right turn after coming through the gate. I understand the need for speed bumps, but the way these are placed and the type that they are, are extreme. They were not placed with people who have physical disabilities in mind. These speed bumps are kind of like those parking space dividers you might sometimes see at certain parking lots. If you drive a vehicle that is particularly low to the ground, make sure you have a look at the speed bumps before you make a decision. If you are a person that has back injuries or issues, please have a look at the speed bumps before you make your decision.The 2 sets of speed bumps that are placed at the first right turn that you make are very uncomfortable.They are very awkwardly placed and throw your spine out of alignment while bumping you very harshly up and down. I take these speed bumps very slowly but they are still very uncomfortable. For my tour, we didnt drive on the property. We walked. I didnt experience the speed bumps until moving day.Even with my back issues, I dont have issues with speed bumps in general. I understand that they are necessary at times. These just seem to be very excessive and extreme. There has to be a way to still tend to the safety of all without excluding those with physical challenges from the equation.

**UpdateWe have moved out before the move out date. The penalties are very expensive so youd want to make note of that. The staff has been good when working with me on complications. However, communication has never been great. Phone calls are rarely picked up, emails arent answered timely, best form of communication is to be there in person. Also, we wanted to cut our electricity ahead of time since its a month that the apartment isnt being used until the official move out date. But the staff said we must have it provided. I tripled checked and made sure all lights and ac was off. We ended up with a $200 eletric fee, way more than when we were even living there and I had to go in person to check the place out. Turns out one of the staff was doing a walkthrough or showing the place and left the closet light on. And they blamed the high electricity usage on a bad water heater even though it was checked on a couple months ago and the complex is a year and a half old. Seems like the apartment was used then when we left. This was very frustrating and nothing was done to help us on this issue. Also,now being at a new apartment complex where parking has obviously been planned for, I can tell the Rosemary didnt take parking into consideration for the number of residents that would be living thereLived here half a year so far. The complex is really pretty especially the front office and amenities. Theres also a dog park and kids playground. Fortunately, I have not had any issues with parking like everyone else. Im also in the back. Its quieter and closer to the visitor parking. Theres always parking available for us. It is frustrating if youre needing to be on vacation and you have someone to house sit, you need to register them every 12 hours which is ridiculous. Also they can only stay for a few days and at one point you cant keep registering. The speed bumps are pretty annoying and theres a lot but Im okay with having safety reinforced, especially for kids and pets. The people here are nice. I love being in the back just because its so quiet. I would have put 4 stars because the dog feces is pretty gross but the office staff is great. Phone calls are eh but they will help in person. They actually listen and care and have helped me numerous times.Pros: larger 1 bedroom layout, non smoking community, quiet, 2 courtesy officers (Ive seen them patrol late at night so I feel safe here), dog friendly, maintenance is great, love the tiles in the bathroomCons: parking, little more expensive, dog feces (the staff do as much as they can but its the dog owners that need to be responsible. I recently visited this property and I had the pleasure of taking a tour with Ms. Marcceesha she was absolutely phenomenal she made me feel right at home the moment I walked in her customer service was at all time high she was very patient, and helpful ,and most of all understood exactly what I was looking for! she represented the property with outstanding knowledge of the whole building she didnt sugar code anything ! After spending a year and a half at this community, my full review is that your money and time could be better spent elsewhere. Like many other reviews, the speed bumps are massive and the amount of them is completely unnecessary. A few throughout and around corners is completely understandable. However one every five yards is absolutely ridiculous. Especially when driving a vehicle lower to the ground. Also the parking is just as bad. There are very limited open spaces and guest parking is very inconveniently placed. Which leaves you to pay for a covered parking spot or garage. If you aren’t in the front or last two buildings, your guest essentially have a hike to your apartment. The online registration site to register guest vehicle almost never works or makes you login a few dozen times. Towing is always a hit or miss. After paying for a covered spot there has been many times I’ve came home to someone parked in it. The pool is either closed or overcrowded. With all the space the community has, a second pool or even more parking could’ve easily been added. In September of 202, I had a water leak in my kitchen ceiling which caused electrical issues which were not resolved until November of 2021. After “fixing,” the issue the first time the leak occurred again not even two weeks later. Getting the light fixtures replaced took a lengthy amount of time as well. So I did not have lighting in my bathroom and partially in the kitchen for the entire time. Nothing was offered to compensate for any inconvenience. The management also changed the way utilities (water), were billed mid lease agreement. Instead of it being a flat rate fee, they allocated it and now charge by usage. However the apartments are beautiful and the pool is gorgeous as well. The color scheme of the buildings and interior design blend perfectly. Although your time and money would be better spent elsewhere. For the price point, this is definitely not a “luxury,” experience. After changing management, a lot has went down hill. The new management do very few community events compared to the previous management. The community involvement has completely gone away. However the only emails you will receive are those trying to nickel and dime you for any and everything. I’ve been charged fee’s for the valet trash attendant claiming the trash was, “too heavy,” and many other excuses. But more than likely the office team will not resolve any actual on-going issues. Miguel is hands down the ONLY employee that cares about the community and will be happy so assist you with any and everything! I’ve never once had an issue that he couldn’t solve, even fixing others mistakes!Again, please take your time and do your research about this place before signing a lease agreement. There are far better community’s within the same area that are more affordable, much more well maintained, and with way more to offer.

The apartment is nice inside and out! Staffing is amazing! You will fall in love with your apartment, the area is fairly quiet you might hear planes throughout the day but its nothing terrible at all. The staff there really is nice I mean they deserve 10 Out of 5. Never had a bad experience at all, even when I call they are better then most apartments complexes. They have good events which is something that outta really nice.Unfortunately, I have to agree with most of everybody PARKING IS HORRIBLE! If you come home, I would say, 8pm just expect to park in the back. For what people pay to live there, the residents should have decent parking. Some nights you will luck up and find a park but you should play the lottery if you do, you honestly will have a better chance. I honestly wish I would have researched a little bit more. Only because its frustrating coming home and not having a close park. Oh and there are so many speedbumps now just way to many. I highly doubt I will sign my lease for another year because of it. LOVED THIS APARTMENT. (REVIEW CHANGE) This is my third year at the Rosemary. READ THIS BEFORE SIGNING YOUR LEASE! I WISH I didn’t sign. Management has gone down hill. They put a bunch of small fees in your rent and will not tell you. It may seem like it’s optional, read your lease 20x before you sign it! Also when you go to pay, theres no “breakdown” of costs. I had to go down to the office and ask for it. You’ll see all the tiny fees they get you for. Internet and cable you MUST pay for through your rent. My account didn’t even want to change with xfinity, an error message kept on happening as I was getting a way better rate before. It was a money grab for the apartment.When they take you through on a golf cart, pay attention to the speed bumps. If you have a small car. Think about going over them everyday.If you have any problems with your neighbors. Don’t even bother with the office. I have for months with zero results.Also there’s dog poop everywhere now, and I even was bit by a dog here.The other Apartments right next door are way better as I have friends and family that live in them.The Rosemary has signs for leasing out front for a reason…

I have now lived at The Rosemary for 1 year and 4 months. I renewed my lease for another year recently. One of the main reasons for this is the head maintenance guy, Miguel. He is one of the friendliest, nicest, hard-working, dedicated person I have ever met. He takes care of any maintenance issue the same day I put in the request. He has gone out of his way and given me a jump when my battery went dead in my car. I honk and wave at him each time I see him-he brightens my day!

Like all of the other complaints, parking is the absolute worst here. I work a 9-5 and usually make it home by 6:30 - 7:00 p.m. and Im lucky to find a parking spot near my building. Not only is there not enough parking for everyone, but the office really doesnt make it any easier when you try to lease a covered parking spot or a garage. When I signed my lease, I specifically requested a covered parking spot, which was added to my lease. When I moved here in August, I was assigned a covered parking spot that was already being leased by someone else. I was offered either a garage (which would be been at least two buildings away from me) or told that I could wait for a spot to open up and the office would notify me to try to rectify the situation. I requested that the office let me know of any spots that opened up near me. The office did not let me know about any covered spots when they opened and instead they just send emails to all residents letting them know about an opened spot. Today, SIX MONTHS after I moved in, I contacted the office because a covered parking spot is now open near me because someone was moving out. When I contacted the office, I was told that someone had been waiting for that spot. The office has specially told residents that there is not a waiting list for spots and that covered parking is first come first serve, but now theres people waiting for spots before a spot is even open? It literally doesnt make sense and Im still dealing with horrible parking because of THEIR mistake.The management also put forth rules about registering your cars and specifically said that visitors need to park in the visitor parking near the back of the complex. No one follows that rule, nor does management care about enforcing the rules that they made. So this also adds to the issue of parking.Despite all of the complaints about parking, the management office has literally done nothing to help the parking situation.Also yes, the speed bumps are the worst. RIP your shocks.

Edited after 7 months of living here, I have just about had it. The last straw was just receiving mail for a balance due that I have already paid. The parking is HORRIBLE. There are not enough free parking spaces for residents, and forget about having guests over. Im only allowed one guest registration for parking in 24 hour time period or they risk getting towed. Management has changed and office hours have changed with by appointment and only virtual being offered currently. When I have called, it is so hard to actually get someone on the phone. When I received this letter, I went on the hunt for a contact email through this portal all to just have to fill in the help request form because all the emails sent are from a no reply! Oddly enough, even the letter sent to my apartment didnt have a contact email. TACKY. I initially loved it here, but now I am considering other options in the near future.

Beware, beware.The parking available is very low compared to the number of residents. This causes two main problems for current and future tenants. People are more aggressive and angry about finding and getting a place to park. I literally heard an argument break out right outside my balcony over two guys yelling about the parking. It was funny to watch but also points out a serious problem that the current owner (Westminster) has continued to ignore.The second issue is related to the first. They purposely have covered parking which sits empty most of the year (because nobody wants to pay more for it and really why should they when you are paying $1,400/month in rent and fees?). I mean at this price point we are essentially paying a mortgage on a +$200K single family house. One solution is for Westminister to take the loss on the covered parking but I suspect they overpaid when they acquired the property. So my guess is that sure dont want to miss out on an extra few thousand dollars a year. Heaven forbid they may not make their payment to the bank!It is a good thing they have spare parking in the FAR back of the property right? Wrong! You have to register DAILY to be there. Thats right, you have to register your vehicle first when you get an apartment and then register again if there is no parking available and you park in the back. If that doesnt sound like a hassle then I dont know what is. If you dont follow this policy (and you agree to it when you sign the lease) you can expect to have your car towed and pick it up 30 minutes away for only $257 not to mention your lost wages for missing work that day.Dont get me started on the speed bumps located throughout the community either. And you wont have to worry when you tour for the property for the first time as the little golf carts are small enough they wont affect your ride but youll feel those bumps when you move in!

I wish I could of done a little bit more research on the complex before signing the lease. Also my other issue with this complex is the over exaggerated speed bumps I understand that they are for everyone’s safety but we didn’t need as many as we now have I have 2 regular vehicles and they always scrape from how high they are I love my apartment unit and all the amenities but I don’t see my self renewing here again I hope management do something about all of this because I’ve spoke to many other neighbors and they aren’t happy as well

Ok really enjoy living here except the fact that my vehicle was tow within a few days on the property. Was told to registered vehicle but was not told it should be registered on two different sites/places :(....just to save any new or existing residents a $250 fee which you will be responsible for and accumulates by the day! My sister and I moved into an apartment at the Rosemary recently and our experience has been very below average. It isnt the leasing offices fault that the complex is poorly constructed...but the complex is poorly constructed. There isnt enough space for residents to park, unless you have reserved parking. But...there are no reserved carport parking spots available and garages are $135+ extra a month. There are also only 8 visitors spots, so well see how that works out for the holidays. And forget about having a gathering at your home. When there is no parking, and a resident has to park in front of the leasing office (outside of the gate), you have to move your care by 9am or they threaten to tow you...a resident. Also, yes, the speed bumps ARE extremely repetitive and massive.But yes, the pool is nice and so is the interior of the apartment (:

UPDATE: Unfortunately I had to change my review to one star. I was told to contact management for a solution. When I tried to get I contact with management I never received a response.Took a tour of this property in April with leasing agent Mauvi who was absolutely great and answered all my questions. The complex and apartment I was looking at had everything I was looking for, so that same day I decided to apply. I am giving 2 stars because a few days later I received a email telling me I would have to pay triple the normal deposit without giving me a explanation for this decision. I have lived at 4 different apartments complexes in the last couple of years and have never been asked to put more money for my deposit. When I called to ask why I was told by another leasing agent that the decision came from the company that processes rental applications. I was never given a detailed explanation as to why when I asked. I wasted almost $300 on application fees.

The situation has deteriorated and just like many other comments here there is no solution to this.Reading some the comments here you will get sense that management wants you to pay extra for a garage or shaded spot which is how the complex is built. There is an excessive amount of garages and car ports leaving other residents with no choice but park all the way in the back and walk half a mile+.Then the speed bumps, why so many!? My bf stays here and the apartment is beautiful and the maint. is really helpful and sweet but beware of one of the office ladies who live on property, shes a psyco. i visited my bf and was sitting in my car parked minding my business and she came up to my window harassing me & making up accusations when i was literally just sitting there and then when i tried to move parking spots she ran after my car taking pictures and then followed me with some other guy, mind you this was around 10 pm. & if you go even a mile over the speed limit she will chase after you on foot with her phone like a crazy person. not only me, but ive seen it with multiple residents. theres no way shes getting paid enough for all that lol. & the parking theres is unbelievable, you can only have two people visit you in a day and you have to log in online and they can only be there for a set amount of hours before they’re towed.

The buildings are not insulated well you can hear your neighbors plus the cars driving in. The hot water doesn’t get hot the best you get is warm.

Parking sucks and management doesn’t take concerns seriously. Maintenance is slow to respond and you can hear everything in the next apartment near you or above you. WOULD NOT RECOMMEND AT ALL.

Don’t waste your time applying here. The management is rude and racist. They will find any reason to decline your applications. They don’t returns calls once they don’t like you because they have a system to detect who you are. I wouldn’t advise anyone to waste their time and money in a complex that has parking space to contain the whole talents.

Great experience at The a Rosemary so far. It’s definitely the nicest in the area, and very well taken care of. Management is very professional and courteous, specifically the assistant manager Lindsey. I highly recommend this community if you’re looking in the Humble/Atascocita/Kingwood area.

My friend came over and spent the night to leave work early in the morning the next day , we tried to register the car under visitor parking and it didn’t work so we didn’t think much would happen since we would only be parked for 8 hours , next morning on the way to work his car was gone making us late for work. Now he has to pay $330 just because the website wasn’t at the time, We have a screenshot where it said it wasn’t working, but since it was working the day off they will not cover the expenses.

Like all of the other complaints, parking is the absolute worst here. I was only here for about 5 hours before they towed my car. My friends who live here tried to register my car online but it wasn’t working. Which we showed a screenshot to the leasing office and they where no help. Smdh

I have to agree with many unsatisfied residents here this has been the worst living experience ever the parking situation is ridiculous I’m “lucky”I live near the end of the complex and don’t have to do as much walking when I have to park in the back but man I can’t imagine all the walking the people who live near the entrance has to do on the daily due to this parking situation. Also who’s idea was it when they decided to put as many speed bumps throughout the complex it is RIDICULOUS and not only the amount but how tall they made them I get it they are there for everybody’s safety or what not but they didn’t have to put as many as we have management should definitely go check out “The Sarah” next door so they can see how it’s done I won’t be renewing once my lease is up

Speed bumps freaking everywhere. Leave early always. Its insane how many speed bumps are back to back here. Only one exit and and entrance. How irritating. Takes forever to get out because everyone has to come to almost a complete stop just to get through to the next bump.
