Bala Woods at Kingwood Apartments

This place is absolutely wonderful to live in! The prices are fantastic, and the new management team is truly outstanding. Jazmin, in particular, has been incredible—she helped my husband and I renew our lease and even upgrade to a larger home. We love it here and wouldn’t dream of moving! If you ever have any concerns, just reach out to the front desk, and they’ll take care of it right away. They’re so quick and efficient! Highly recommend this community! 😊

Love it here. Absolutely love my apartment. Affordable,spacious and quiet. The new management and staff are great. Maintenance handles all concerns immediately as soon as possible. And I’m so excited I may be signing another lease next year. Thanks Bala Woods at Kingwood for a great 7 months.

Overall. A good experience here. Neighbors are quiet and friendly. The apartments are clean and grounds are maintained. 5 minutes from HEB, Krogers, restaurants and breweries. Sadly, Kingwood didn’t include sidewalks for this side of the tracks. So, it is difficult and dangerous to walk to the above.Positives:-Office Staff will answer questions very quickly and generally responsive.-Maintenance is usually responsive and will repair what they can.-Pretty quiet. Never seen police here for anyone.-Children friendly. I have neighbors with kids and the kids are always out playing. Never an issue with them.-Pet friendly. I don’t have a dog yet. But there are lots of people with dogs and everyone seems to pickup after them too. There is a small dog park.Issues: I don’t want to call the below negatives because they are pretty minor and more of an annoyance.-There are train tracks behind the apartments. But the trains are infrequent and don’t last long. Nothing the apartments can do about it.-Front gate is broken often.-Front gates use a fob instead of an app. This fob also control your garage door which I have come home before and found my garage open. Unsure if I did it leaving or returning. It would be nice to have them separated with apps.-I have an issue ongoing in my apartment and no one has presented a plan to take care of it.

If I could give a 0/5 stars I would.The dumpster frequently breaks so they have to bring trash bins to sit out and it smells like a dump outside. I couldn’t even sit out on my patio! Trash would blow across the apartments so there would be trash scattered everywhere and I would refuse to walk my dog around so he wouldn’t get into trash. People would come by and dump trash and block me in frequently!I also was paying over $500 for an electric bill with Entergy at these apartments for a one bedroom! I never got any support from the apartments and just refused to live in those conditions.The train behind the apartments is so loud and would wake everyone in the house up by the shaking and the sound! It even would run throughout the middle of the night!I would look elsewhere. It’s not worth it.

DO YOURSELF A FAVOR AND DONT EVER MOVE HERE! I have never left a review before, but if I could give this place 0 stars, I would. This is by far the worst and most poorly run apartment I have ever lived at. The management is nice but completely incompetent.The last 5 months of living here has just been one thing after another. Management is completely disorganized, no one ever answers the phones and it goes straight to voicemail for every call, and emails go unanswered for weeks and you have to follow up constantly to get any communication.Maintenance is a complete mess and no one ever knows what theyre doing or communicates with the rest of the team. They claim it takes them 48 hours to complete requests but thats a lie. It takes at a minimum of 3-4 weeks to get something as simple a lightbulb replaced and thats only after you follow up about your request a few times. This is also an extremely old apartment, so things break all the time.They also will show up unannounced and bang on your door and ring your doorbell multiple times even after you select the option on their app to contact you first and have told management that this is an issue because you work from home and youre on client meetings every single time, yet they still have been doing it for months now. There have been times they come to fix something and they have no idea why theyre even here, so Ill have to explain what request I submitted, but most of the team cant speak English, so theyll just call the front office and hand the phone to me to translate with no explanation, so Ill have to stop my workday to figure out their job for them. There have also been times they try to convince me that what I need fixed doesnt actually need to be fixed and will then just leave and mark my maintenance request as complete.For the first 2 months I lived here, my AC was pouring water out of the ceiling every time it shut off, smelled like an electrical fire every time it ran, and banged around and shook the whole ceiling when it would kick on and they tried to tell me thats just how it is and they werent going to replace it. After multiple requests, they finally agreed to replace the coil months later. At that point, it had already run my electricity bill up to $360 for one month.There are roaches, the gates break every week, the walls are paper thin and you can hear everything, the toilets never flush, there are light switches that dont work, all the water has faulty plumbing on whats hot/cold, mosquitoes will swarm in anytime you open the front door because theres permanent standing water on the grounds, youre literally on the train tracks and the train will shake the walls of your apartment even down to your pillows all hours of the day and night, and expect to pay $180-$360 every month on electricity since the unit is so old and not energy efficient.The amenities are so poorly maintained even though youre paying luxury prices to live here. The pool area is covered with tree debris, has broken chairs, and dirty water. The gym is literally a closet that smells like mildew with no fans and the AC kept way too high with no way to adjust it.There have been multiple issues with packages saying delivered but theyre not in the mailbox and when talking to Ajee about this, he claimed he had never heard that complaint before when there have been multiple reviews of others experiencing the same issue. After talking with a neighbor, they said their packages got delivered to the office and no one ever told them and they would just show up on their porch after complaining, and sure enough, my missing packages showed up on my doorstep the day after I talked to the office about it and they claimed it was a postal service issue I would need to file separately with USPS.Dont believe any of the positive reviews. For this place to claim theyre newly renovated and luxury apartments is just a lie and its a scam they charge as much as they do. The biggest mistake I ever made was living here, and Ill be getting out of my lease as soon as possible.

At first, I was a little nervous about the switch from CAF to BH Property Management but I have had great interactions with the staff at Bala Woods.Ajee has been very helpful, very friendly and personable each time we interact. It feels like I’m talking to a friend more than a member of property management. The staff also did everything they could to make my renewal as easy as possible and with their dedication to making sure I was taken care of, it resulted in me saving about $500 or $600 on my rent. I always tell people that I hunted and hunted for the perfect apartment complex and when I got here, I knew I made the right decision in leasing with Bala Woods. It’s safe and I love that feeling and sense of security for myself, my property and my loved ones :-)

My experience with Bala Woods has been amazing so far! They were a few things that needed to be addressed when we moved in and I let Yazmin know and she made sure everything was taken care of right away. Yazmin is very attentive to all our needs and makes sure whatever we need done is taken care of immediately. I could not be more pleased with everyone at Bala woods. They are truly amazing!

The new manager Ajee has been AMAZING! I was going to think about moving but since he’s been here he has made me feel like this is my home again. I absolutely appreciate the pride and care he takes of the place I call home. I highly recommend leasing an apartment here.

I received an email earlier this month to Please leave us a review!The package locker service has worked most of the time while living here for the past two years. For my most recent package, it was delivered to a jammed locker. For the past 2.5 months, I reached out to both the locker (ParcelPending) company and the leasing office on a almost weekly basis. Each time, the locker company told me that the property could just open it manually, and the leasing office told me that they could not open it and were getting a technician out here (I dont even know if a technician actually came out). Finally, after 2.5 months, the leasing office opened the locker and it was empty. The retailer says they could not do anything because of the long delay after the supposed delivery date. Now, (1) I have lost money because of my package was never received, (2) I have been paying a fee for the past 2.5 months to use a service that was not working, (3) I have not attempted to have any packages delivered to me in the past 2.5 months in fear that the same situation would happen again, and (4) I have wasted so much of my time trying to communicate with both the property and locker company.Unrelated to the locker service above, they are charging me a monthly fee for a mandatory SmartRent system, which apparently has not been fully equipped for my unit. They are aware that my unit is not fully equipped for the system for the past 2.5 months.Besides the disappointments above (which affected/is affecting me financially), the apartment community is nice, clean, calm, and the office personnel are friendly.

I have to say the new management team Ajee, Jen and Yasmin have been awesome! They have been very diligent in handling my request and taking care of the property. Super helpful and knowledgeable. Bala Woods has the right people in place.

My spouse and I had a wonderful and smooth moving experience! Yazmin and Jennifer were very helpful and showed us different units that best fit our price and needs. I toured the complex after Hurricane Beryl and saw how quickly the maintenance team and managers were cleaning up and fixing issues around the area. I love the community here, everyone is so friendly and kind. I look forward to living here and calling it home for sometime.

Bala Woods at Kingwood Apartments is a fair community to live in. The complex is not perfect but since new management everything is on the mend. The new Manager is definitely a keeper and extremely responsive to concerns. He goes the extra mile. The only criticism is not enough is done to clean around outside doors and outside patio area.D. Ajee’, Yazmin, and Jen are absolute ROCKSTARS! Since BH Management took over at Bala Woods, they’ve hit the ground running to turn things around. The previous management company, CAF, dropped the ball so many times that we were ready to leave. But Ajee’, the community manager, went above and beyond to fix CAF’s mistakes, and with the strong support from BH, he made it happen. Ajee’ told me he advocates for his residents because he truly understands, and his actions proved those words true. We’re hoping BH continues to manage this property for years to come because if they do, you’ve got a resident for the long haul. Thank you all again! The property is beautiful with plenty of floor plans, each apartment comes with an attached garage, and you can choose between a townhome or a flat. It’s a nice, safe, and quiet community in a perfect location for families or singles. It’s frustrating when management doesn’t take concerns seriously, but I’m thrilled that’s not the case here!

The main selling point aside from the beautiful apartment and environment was Ms. Andrea and Ana. Absolutely phenomenal customer service, very personable and welcoming. 10 out of 10 across the board. Very beautiful soul showcased Balance woods in the best way possible. My entire stay was the best. Absolutely wonderful not one complaint.

Yes there has been changes here. Love the new staff. This place is absolutely wonderful, very quite and peaceful. Would recommend living here.Update..Lived here for 4 months and anytime I have a question or need something they are always so helpful. Did have some maintenance issues due to lack of previous ownership not taking care of things. Luis and his team have been great knocking them out. I would recommend this place, which I have and they will be moving soon.

I lived there more the 7 years. This is how I left my apartment better than they gave me. They still holding deposit.Their excuse is old management took my deposit and it’s new management. When I spoke to old management they told me that they should be returning my deposit coz they have sold all the assets to new management. I did walk through with Tasha she said all good but now This management bad with the rent you will pay fine (200 or 300)even it’s auto payment and their website is down. Even you showed them your bank statement that you more than enough money if your account. They took 3 to 4 days fix the ac.Guys don’t move here. I was happy until old management was here. This new management just need rent with fine even it’s your not fault. Check the photos how I left my apartment. They are holding 565 from of my deposit coz it’s old management took. It should not be matter to us coz we just rent this place.

I scheduled a tour online, but I didnt give too much thought into me not getting a confirmation call (I booked it the night before). Upon arriving for my tour, I was greeted by someone at the desk when you walked in who informed me that the systems were down. She stated that she could not view what was available and would call me back whenever everything was back online. I gave all of my information and what I was looking for on a sheet of paper. Her co-worker came in and stated everything should be back by 11:20am (it was 11:09am at the time). I was definitely understanding of this due to the constant power outages in the Kingwood area since Hurricane Beryl. I live right across the street currently.My bad review comes from how hard it is to get in contact with the office and the fact that I have not received a call back. The front office staff literally never picks up the phone, no matter what time you call. I was very excited to move into this property due to a friend living there currently and she has zero complaints about it. I went in on Monday, it is now Thursday. I have called everyday since then thinking that maybe they just forgot— but now i’m having other thoughts. So unfortunate because I definitely was excited.

My leasing agent, Angelique, went above and beyond to make my apartment search seamless and stress-free.Not only was Angelique incredibly knowledgeable about the community and the amenities it offers, but she also took the time to understand my needs and preferences. She patiently answered all my questions and provided valuable insights, helping me find the perfect apartment that suited my needs. And her follow-up game was impeccable and defeated my tendency to procrastinate and over analyze before signing anything.Throughout the application and move-in process, Angelique was prompt and clear in all communications, ensuring I knew exactly what to expect. The whole staff had a friendly and professional demeanor that made me feel valued and welcomed as a new resident. Now Andrea the Boss Lady (aka Property Manager) did the damm thang, by replacing the carpet throughout the apartment after I notice pet smell in the master bedroom once it fully dried from being cleaned.The superb customer service didnt stop at move-in. My brother and I came to look at this community and I must say we were very impressed! We got the pleasure of touring with Angelique and she was the best tour guide hands down! She was very knowledgeable and answered all of our questions. She made us feel welcomed and had great customer service! We are excited to be applying and calling this lovely community home!

Those FOOLS who come here to praise this place, do you know they charge you extra every Month just to pay your Rent even on direct withdrawal from your account? They add ridiculously repetitive extra charges to rip you off every Month. One wonders what Austin would say about all this when contacted. Unless you have money to burn, find somewhere else. Total Ripoff!

I have lived in Bala Woods for three years and it has been a great experience. Since new management took over there has been great changes to the community. The leasing office has great staff that are always willing to help. Ana and Tasha are very friendly and helpful, I always enjoy going to the leasing office to speak to them.The community is very quiet. There are great neighbors throughout the community. The area is always clean. The landscape crew always keeps up with the lawn area and keep the community well maintained. There has been repainting of the community buildings which makes it look more appealing. The management have implemented community guidelines to keep the community safe and clean. I love how the new management made most units on the ground level with a private yard area. That has been an amazing upgrade. Also, the management/ leasing office is very involved with the community by having events every month such as breakfast , desserts , food trucks, giveaways, etc. That is always fun and it brings out the neighbors for engagement . I greatly appreciate the lighting they have added in the area. This makes it very visible at night for those who like to take night walks or even walk their dogs.I highly recommend Bala Woods and I am very glad to call this place HOME .

I don’t know where to start so I’ll let my first sentence be…Ms. Ana and Ms. Andrea are ABSOLUTELY AMAZING! Reading the reviews of others tenants in the community is the reason I decided to tour the property. Once I toured the property with her it was over! I’m now a resident! Bala Woods is a midsized community and I can most definitely appreciate it. I love the fact that it’s not a super big property. The ladies are extremely knowledgeable, patient, and the customer service is excellent! They answered every question I had even if it was a repeat question. The ladies are very responsive and provided all of the information required to apply. I was shown multiple apartments at my request and Ms. Andrea never got tired. I ended up needing to change my apartment at my request prior to leasing and they were so flexible. I appreciated that so much. As the property is continually monitored, and updated the office is great at keeping tenants informed. The amenities are excellent, I’m in love with the ATTACHED GARAGE, that was a big deal for me. I also love that the restroom is outside the bedroom. This property is a great location for a single person, couple or a family that’s looking for security, convenience, a beautiful property and EXCELLENT CUSTOMER SERVICE!!!I’m thankful that I got to meet the AMAZING office staff and I’m grateful for their time, and help. Great apartment, great staff, great maintenance - no plans to move anytime soon!

Im going to start with a list of cons first, so I can end the review with the good.CONS1. Stupid layout - My neighbors garage door is directly underneath my bedrooms in my 2 bedroom Juniper layout. My neighbor left ~15 times a night (NO exaggeration) for about 10-15 minutes at a time. This was a nightmare after first moving in. Luckily, as Im sure they didnt want to raise suspicion to their activities, they started parking outside after the issue was raised.2. ZERO pest control! - I have had an infestation of fruit gnats pretty much since I moved in. They were not very bothersome over the winter, but come summer they have infested my apartment and garage! The apartment complex here has shifted to valet trash (that has been unreliable) and, in an effort to remove unsightly trash bags on the curb, provided bins to put trash in. These are so close to the flower beds outside that they become a feeding ground for these gnats, which then enter your apartment through the front door, through the garage door, and even into your car as you park. Ive had to bomb my garage twice (producing hundreds of dead fruit gnats) and have had ~7 fly strips hanging in my apartment just to get the issue to subside. I actually just killed one as Im writing this review on my computer in my ~$1300/mo apartment.3. Poor facilities - I have had my air conditioning on all day trying to get to a reasonable temperature of 72°F. The air conditioner has been unable to keep up with the 98°F weather outside and actually raised 3.3 degrees through the day to ~76°F. The current air handling unit was manufactured last century and is undersized as well (according to Tranes website). In addition, there is ZERO insulation in the roof/rafters/attic of my particular apartment. The heat in the non-air conditioned closets is unreal and this is just the beginning of the summer.4. No actual 24/7 courtesy service - I had placed a call in to the courtesy officer around midnight one night, as someone had parked behind my guests car, and was simply told he didnt work there any longer.5. No action taken against disobedient tenants - My apartment smells like weed every single day when I get home. I dont really care what other people do, and definitely dont have a problem with something that should have been legalized decades ago, but when it starts to impact the quality of living in my apartment, that sucks. I have raised this issue with MGMT on multiple occasions and had zero luck.Pros1. Nice attached garage layout - This provides the ability to pull into your garage on a rainy day and get inside without getting rained on. The garage size is nice and the washer/dryer is in the garage, so if there are any issues, it doesnt impact the apartment proper.2. Sense of community - Tenants here definitely have a sense of community, helping each other out, and are very friendly. On multiple occasions we had to band together to make MGMT take us seriously when real issues came up with neighbors, activities, or things that occurred, so its definitely a plus when you have a few people in your area that look out for you.3. Actually decent staff - Although the staff sometimes seems to coddle and possibly dismiss your genuine issues, I believe they have good intentions. They may count on their maintenance staff and third parties for pest control and trash, but things rarely get taken care of to completion. The staff seems to put the general community first, cracking down on parking violations and trying to keep poor behavior from spreading in the community, so Ill definitely give them that.4. Parking - Take a look at IMT Kingwood because that is the worst community I have ever lived in. There are cars on the street, aggressive towing, and general shadiness from IMT Kingwood. At Bala Woods, that just doesnt happen.I wish I could give this community a higher rating. Although the community is strong, the dedication to providing an excellent living experience to this resident inside my residence has been poor.

I want to start by saying THANK YOU Ms Ana, since day one you been simply amazing, understanding and sweet! You and Ms Andrea made my process go so smoothly and had me at my new HOME in less than a week. I couldn’t be happier, my son and I are in love with the community, so quiet and let’s not forget about having an attach GARAGE, mind blowing, makes everything so much easier. What I love about BALA WOODS, is not your normal apartment complex. I LOVE how they look more like townhomes. This being said, thank you ladies!

Do not move here cause when you move out, they will add bogus charges to your final bill and keep your deposit. They claim I had pets in the apt when Ive never had any pets. They also added fees for damage done to the bath tub by corrosive water which I have no control over. I have already tried arguing these bogus charges with the staff and they refuse to budge claiming they have no record of my move in sheet detailing these damages from previous management which has changed twice in the course of living here. Its ridiculous apts can get away with charging bogus fines and fees with no evidence what so ever. Stay far away from this place!

I love this place!! Tosha is SO cool and sweet! I’d give her more than 5 stars! Since day one, she’s made me feel so welcomed and comfortable which I really appreciate. Everything about this complex is great as well. Andrea is so sweet and cool!! 5 stars to her. I had problems with getting my electricity on day one and she stayed on the phone with me while I was talking with the electricity service and made sure they were getting turned on that same day. And they did turn on that day thanks to her! Maintenance is great too. Super efficient and nice people!

We have lived here for a year now, and we have nothing but positive things to say!First, when we were hunting for our apartment, Bala Woods was transitioning to new ownership. They were upfront and honest, and they stayed in contact and answered any questions we had even before they could get us into an apartment. Once we moved in, they were extremely helpful and accommodating. Most recently, we experience top level customer service. We have been impressed and are happy to call Bala Woods home.

The new team at Bala Woods is awesome! They just recently took over and have already made huge improvements to the landscaping, adding security lights, and a new more modern paint job. Theyre also planning to crack down on some rules that prior management didnt care to handle. Ive seen people being nasty in the office to the staff over things out of their control and they handle it with professionalism and kindness. Any issues Ive had, I genuinely feel like they care and are doing their best to help. Welcome guys!!

I came from the worst place ever in Humble to this quiet and friendly neighborhood. Its been such a pleasure living here, and the ladies in the office also make it wonderful. My home is lovely and the community is peaceful and serene. Also, I have to give a huge shout out to Alejandro from Maintenance. He came and knocked out all my move-in work orders and even extra stuff I hadnt reported yet which was awesome, I didnt have to wait. I am excited about my new home and the staff who manage the property!

I just moved in here at Bala woods and I absolutely love it. The office staff are very professional and go over and beyond to do everything they can to assist you. Alejandro from maintenance really came through for me in a timely manner to fix the ac, as we all know how hot it is here in Houston. So I really appreciate how quickly he fixed the problems and was very professional the entire process. I look forward to calling this place home.

Really not sure where all the good reviews are coming from. But I wouldn’t recommend living here. I lived there for a few years their old management was good. Since their new management takeover... There is a big issue of Roaches and Ants every summer in the apartment. All throughout our horrible stay, our family found lots of cockroaches (no matter how clean we were), It sucks Everytime i ask the office ladies to come fix something they say they are putting the work order in but the maintenance never comes. When I call and tell them whats going on they get attitudes.Very dangerous over there, office staff never put a notice on door for when something happens. When they need to shut the water off, we never get a day in advance, we get a note on the door the day off. I had the worst experience of my life to living thereI suggest if you’re a first time renter please please don’t not rent here , it may look nice and cheap but it is not worth it . Dont come here unless its a last resort!! I promise you will regret it.. I do!!!!!

I absolutely love the Bala Woods Property! It is a very cozy and quiet place to live. The residents are nice and respectable. The staff at Bala Woods are always professional, and repairs and maintenance requests are taken care of right away. The ladies in the office are very pleasant and always ready to help you with any issues, questions, or requests. Just today, I needed help with some personal business that required a printout of documents. The business center printer was down, but the Property Manager Andrea Hutchison took time away from her busy schedule and allowed me to email her the documents so she could print them out on her office printer. I was pressed for time, and she was nothing less than a life saver! As I said in the beginning, I love the Balawoods Property, the environment, the atmosphere, and the vibe of the place, and I honestly have no intention of moving anytime soon!

This review is for Alejandro not the office. Alejandro the lead Maintenance works so hard to keep the place nice and clean for us and get work orders done in a timely manor. He always looks nice and acts professionally. We appreciate the hard work he does to keep the place especially the pool clean for us! We know it isn’t an easy job.

I have lived at Bala Woods for seven years. This complex was recently sold to a new parent company and I appreciate the attention that I receive from the new staff. Eva, in the front office, continually checks on my health. Michael, in finance, does the same and continues to make sure to make me feel important. The maintenance department truly sees about my needs faster than I have ever seen in an apartment complex. In fact, on a hot day, the maintenance director, Alejandro, gifted me a new hat for the days that I’m out in the sun, in my front yard. This truly put tears in my eyes. I hope blessings continue to move within this complex. Living at Bala is quiet and peaceful. I truly loveliving at Bala Woods and I thank the staff for all the kindness.

The staff at Bala Woods are very polite and professional. On my first visit to make enquiries Eva received me with a beautiful bubbly happy face and welcomed me to the office. She was very warm and made me feel very comfortable. She left no doubt in my mind that Bala Woods was the place to be. I made up my mind there and then that Bala Woods was the place for me. Michael too was very efficient in assisting me get my payment and other issues resolved. I actually came for a one bedroom but later upgraded for a two bedroom. One thing I noticed was that there was always a smile. It’s a happy and positive place to be.On my move in day I was shocked to receive a huge hamper of basic needs in my apartment. It was a welcome hamper given to me by the office. They are ever willing to assist with whatever questions needed to be answered. Each month has a theme. I was surprised to see Santa in the month of June as the theme was Christmas in June. If you need to be in a place with joyful faces and positive vibes I recommend Bala Woods. I’m looking forward to my time in this beautiful neighborhood.

Renter beware....Even though their website says washer and dryer are included, its only included the first year. After that they will charge you monthly and you cant bring your own.Everything else is ok.******Edit/answer to Bala Woods:I spoke to the front office about this before I wrote the review. All I was told is that It (payment for washer and dryer rental) will be starting on your renewal.

Alejandro is the best maintenance man Ive ever had in an apartment complex. Came out on fathers day to fix my backed up kitchen sink. Alejandro was very polite and respectful as always. Anytime he sees me in the complex he always stops and ask if everything is working properly.

Resident since 2019.CAF Management took over this property in February of 2022.My final overall assessment of Bala Woods is 2 star. Rocky start when new management first took over but the vibe just isnt the same. Many of the issues I originally addressed have been resolved (thus theyve been removed along with the photos). The office staff is nice for the most part but much credit for the professionalism I have ALWAYS received from the HARD WORKING maintenance team (Alejandro and the team gets 4 stars).Prior to CAF, Bala Woods felt like HOME and a community, it never felt like we were living in apartments. It was that sense of community that had us choose this place because honestly if we based it on apples to apples comparison, the surrounding apartments are newer and superior. Sadly once CAF took over there was a mass exodus of some really good people that had lived there for years and that vibe was just gone. The cheap revamp of the homes were meant to give it a more modern vibe but really it just killed the character of our hidden lil garden community. They removed EVERYTHING that set Bala Woods apart, they threw away the very reasons we selected to live there. Maybe new tenants will find it appealing, if they can keep them because since mid 2022 its been a literal revolving door of people moving in and out of there. You see a moving truck weekly. Majority of the good reviews on here were solicited by Andrea the property manager or theyre for the maintenance team. Im not telling you NOT to move there but what I am saying is that if youre going to pay luxury price for luxury amenities I would recommend any of the other apartments within 5 miles radius our rent a house for a less than what they are charging. Ultimately this is all my personal opinion and honest assessment from MY POV. It is what it is I suppose.UPDATED 01/12/24:*as of 11/19/23 OOS gym equipment still hadnt been replaced.*We moved out on 11/20/23, of course theres all these goofy bs charges we get hit with. Like trying to charge us to replace a carpet that was over 5 years old, the padding was worn as hell. Our final water bill was DOUBLE any water bill weve ever had living there with no explanation. I expected this from them though.

Stay clear! Moved out just over 2 weeks ago and Im trying to dispute bogus charges with management and they turn around and reported my account to a debt collector already. This is beyond ridiculous! 2 weeks and youre already reporting?! This is a warning for anyone who is thinking about moving here. Dont! They will take full advantage of you when you move out. This complex is everyones worst nightmare!

This place is not what they sell it out to be. Since the first day i moved in here my key fob doesnt work, they charge you for keyless entry and they didnt give me my front door code until months later with the excuse that they had to oder a new one, that never happened and they just ended up giving me the old code the previous tenants had. I know this bc its what maintenance told me. the carpet is infested with fleas, and after several attempts they still have done nothing. The fridge and stove are cheap. The closet is the cheapest thing ever cant hold the weight of the clothing. Called for service and nothing. We installed our own closet from home depot and i will take it with me when i leave here. You pay for the trash to be picked up, the kids that pick up the trash here are not older than 13 years old, they rip the bag and then they dont take the trash, you then have to deal with the flies and rebagging trash. Over all i pay 1870.00 dollars a month to deal with this head ache.They also control your ac, mine was somewhat fixed after several calls and they said they would regulate it and set it lower. My light bill alone aside from the rent is 415 a month for a two bedroom apartment. I wish i had never moved here. And honestly you should stay away from here.The only things that are good about this place is the fact that they have garages and the pool is nice. Other than that its a hard pass.

The new manager, Andrea, is amazing!!!! I’m definitely giving her 5 stars for being on top of things and super friendly!! I’m so glad that we finally have a manager that actually cares about her residents!!! She even took time out of her day on a Saturday to come out and greet her tenants. Great place to live all of the leasing women are kind respectful and get their jobs done. They answer to your request and responses in a fashionable time. All of the ladies in the front office made my move-in process headache free! They have been so kind since Day 1 and although I needed some maintenance done on minor things they ensured it was handled in a timely manner. Bala woods all in all seems like a quiet, peaceful community. I love it here so far!

Have lived here for a year and it feels like home! Its a very quite community w/5star landscaping, pool, dog park, and office personnel. The apartments are well insulated, updated with crown moldings, incredible cabinets that have soft shutting doors and drawers, top of the line appliances, with nice size room and everyone has there own garage for either your vehicle or storage! All units come with a washer/dryer and the management is always putting on themed parties/gatherings so you can meet the wonderful people that leve here. I highly recommend Bala Woods for your next home!

The people that do the yard work continuously and intentionally block my front door with the trash bin. I have complained about this issue several times and it keeps happening. I noticed that they do not move my neighbors bins around...only mine. I even started parking my car real close to the garage so there is no way they can squeeze through and purposely push my trash bin to block my front door. And, that worked for a bit. They were forced to simply go around and not be an inconvenience. However, they started coming on other days of the week instead of just Friday. And now my front door keeps getting blocked again. I have called the company and the manager is never available. I have even asked to speak with balawoods management and I can never get to them. For some reason, she/he is never present. The only person who atleast tries to assist me is Eva (she is very nice). I dont understand how intentionally moving a large item to block an entry/exit is not seen as a safety hazard...and disrespectful. I have been asking for this to stop for MONTHS. I am definitely about to confront the workers in person since there is no other resolution.

There have been some bumps in the road during this new transition of management. I am updating my review because its important to know that with change/transition comes pains. They do seem to be making an effort to improve and get their strides correct however it will take time. The amenities here are great, every unit has a garage. Repairs are being done in a more orderly fashion. Unfortunately - there has been theft to vehicles however we are not immune to it ( I wish we were). The neighbors are kind, and it is very peaceful here. I also agree about Eva and Michael in the office who go above and beyond and are there to listen. Thank you!

I would like to give a review often experience at Bala Woods. My first experience was with Ana she was very knowledgeable and welcoming. I then came in and spoke to the property manager Andrea and LaToshia . They were extremely helpful in this whole process. LaToshia went over and beyond to make sure my process was smooth.

We recently got a new Manager, Andrea, and she has gone above and beyond to help us out with multiple issues we had been having. Andrea is personable, compassionate, and very professional!!!! I hope CAF recognize how valuable Andrea and her staff is. I give her 10 ⭐️

The staff members are amazing at this complex. They have monthly events and stuff for residents. Always quick to solve any issues or questions. And they are just great people in general.I love my quiet unit especially having a two car garage for an apartment is a huge plus. Winning! Glad to live in a clean, safe and friendly complex!

I hope I have the Correct Place I needed to find Tosha whom worked at The Huxley at The Medical Center. I just wanted to reach out and let her know that people did fight for her to stay at the Huxley. And, what JP did was intentional and wrong . I heard with my own ears in the front office. JP and Charde share that seat together and should have been delt with. Several times I witnessed you pleading with JP to get on the Maintenance staff as they were doing very little as far as requests. Yet nothing was done to alleviate all the issues. When JP would ask that I sit in the front office due to security concerns he felt unsafe. Siting there hearing a lot of what was going on , I applaud you for trying to get those lights on in the back of complex and get stuff complete. I applaud you for walking the property ,showing people you were concerned and genuinely cared. Hopefully your company has reached out to you to apologize by now. Youre good people ..I wish you well .

I have lived there 7 years. Since 2016 to April 2023. I have walk through Tasha. She said this perfect. I took pics and she did. She told me they refund my deposit. They refunding only 130$ from 565$ coz they said 565 old Management hold the deposit and I spoke to them they said they sold the assets to themDont put any deposit with ppl.Old Management was awesome. Anything not working they fix thing with in hour. But now you wait for days. I lost my mailbox key and when I called them for new key they told 7 days wait

By far the best community living ever! Office and maintenance staff go above and beyond to help residents with genuine friendliness. Love the garages and the on-site gym has great equipment. Beautifully maintained grounds and multiple group facilities. As a single female I feel safe living here!

My fiance and I stopped by exhausted from apartment hunting. First thing they did was offer me water. I know this sounds insignificant but it ment alot to me.after talking and touring the place, we were very impressed. Clean, well laid out floor plans as well as placement of the buildings. Micheal was very professional but exceedingly personable. Really makes a difference when the person helping you make a choice for the next year or 3 is actively listening and hearing your wants and needs. Overall 10/10

We just renewed for our third year here. I enjoy interactions with the staff, they are all very kind! Any maintenance request has been taken care of within their two business days policy. We lived in two other apartment complexes in the area and while they are more updated than Balawoods they had poor office staff and maintenance turn around time was slow. Beyond that, one of the more appealing benefits to living here is that they have recycling and garbage pick up 5 nights a week, in addition to on-site recycling and a compactor!

Moving from a house to an apartment, I really tried to do my homework on where I wanted to end up. Not just for me but for my daughters too. I visted multiple complexes in the Area, but Bala really stood out too me. I do not have much to compare it too other than other apartments model units but i am so happy that i went this direction. The size alone was more then i expected, even after seeing a blue print. But to top it all off, ive found that i have GREAT neighbors and the front office ladies have been nothing short of amazing. I literally locked myself out on my second day here and they had me fixed up in no time at all. They really are on top of their game and after meeting the apartment manager today and seeing how caring she is it has made a lot of my stress over the move deplete.

This has been my bathroom for the past two months leaking water i change the trash can out and dump it every 4 hours this is how much water after 2 hrs lying saying they fixed it and closing out all my tickets horrible rent was one day late and they threaten me to vacate be careful who you guys rent with not to mention its starting to mildew and mold where the water has been dripping from for two months !

I move in last year 2021 around November whenever the last management was in charge I fell for these apartments because of how nice it was and how nice the management was but after this new company took over everything has gone to the garage.This is an ongoing issue, my apartment has front-facing windows that let a lot of natural sun come in, making my apartment extremely hot, just to cool off the apartment to 70 degrees I have to run the ac all day$$$, and it and it only cools off the apartment like it should after the sun goes down. I have put in multiple work orders and my ac is still not fixed after months!I also saw someone else complain about the bugs and nats in their apartment making me bring up this issue I also have bugs nats, roaches etc that I am constantly killing.Horrible pest control!!!!I went up front to the office today of BalaWoods, to voiceMy concerns about the apartment complex having an outage.after voicing my concerns about my pets having to endure 80-degree temperatures within my apartment, I was rudely spoken to and no solution was come to other than feeling irreverence from the office of BalaWoods about the issue at hand.From my experience, BalaWoods has no respect for its tenants!

The new management is great. Andrea and her team know how to help you with questions you have and if they dont know the answer they will try their best to get it for you. They talk with and act with respect and strive to help you if they can with problems you have. The complex is very nice and is kept clean and repairs are handled quickly. Very glad I moved here.

I love my apartment! It’s got plenty of room. The staff here is very responsive and they recognize healthcare professionals. On the rare occasion that there is an issue, it is taken care of immediately. I would definitely recommend this complex to anyone looking for a quiet, safe, spacious complex for their time in Houston.

Michael and Eva started working here during difficult times and have been the glue that have held this property together! They handled management issues when the management team should have stepped up to the plate! I have seen them yelled at cussed at in the office! Not fair to judge when the management team was not supportive!This team has kept several families renewing their leases by explaining the changes we went thru! I have lived at Balla Woods since 2014 and when the sale happened it was a shock! They were there to explain all of the major changes and did fill some shoes we were use to!But it’s not fair to Michael and Eva to handle everything without the management title.

This is the absolute best apartment complex I’ve lived in! The management is amazing and the community is relatively quiet. Any issues we had with our unit were handled in a very timely manner. The only reasons we left were price and switching jobs. If you want a safe and quiet complex, this is it!

Alejandro is such a great maintenance man. He takes the initiative to ask residents how their units are while he drives around doing repairs. Truly an amazing asset to this property

The apartment is wonderful! Eva and Michael have been an absolute dream when it comes to getting help and theyre fun to talk to. 😊 Im going on my second year here at Balawoods and loving it. We have a pool, BBQ pits, a small dog park, workout room, yoga room, and its just an all around nice feels to the place.The best part besides the nice people and pool, is that there are smartlockers for packages so theres no chance of a package thief like you hear about in tiktoks and blogs. 😁 Definitely a 10/10 in my book.

My experience with the new management these last two weeks were great Ajee handled all my requests in a timely manner.He showed concern and was very helpful,polite and professional.He’s doing a great job.

I am starting to feel less safe here. Ever since weve had new management, whenever someone knocks they attempt to enter multiple times. They will pull at the doorknob over and over. I did not request anything, so I am not understanding why someone keeps trying to enter. I can NOT easily reach the front office like before. So, all I can do is wait until my lease is up. Its really sad because I loved the old management.Edit: The yard people (I think LaSalle is the company) keeps intentionally moving my trashbin to block my front door. I have asked Balawoods to tell them to stop because it is a safety hazard but they continue to do block the front door and not move the bin back. If an injury occurs due to negligence, I will have to look into it legally since I have documentation that i have asked Balawoods for this to stop several times.

So I moved here in the beginning of November 2021 and immediately loved my apartment, my neighbors and even the employees on site working under the leasing group, Venterra. As of February 2022 the management group has changed to CAF management and everything has gone to hell. Our water bills have doubled, if not tripled with no explanation on why. Every one of the office staff gives a different excuse for everything and when they run out of excuses, the blame things on corporate but, corporate doesnt respond when contacted. They have made improvements by lighting up the complex like a prison yard requiring every unit to need blackout curtains. They have painted all the garage and front doors black, making the whole complex black and gray. Random men are showing up on female tenants balconies with no warning to perform work. When complaints and/or maintenance requests are put in, theyre totally ignored. I looked into CAF on the better business bureau and Ill just urge you to do the same. I will be leaving this complex as fast as I can

Extremely disappointed with this complex. I really liked it online and decided to go in to view the unit. Online price was $1275/month. I get there and it is now $1448/month because they have a package that is added. This package included washer/dryer (online indicates this as part of the amenities for the unit for $1275). The following is what I still cannot comprehend. The package includes renters insurance. Not bad right? WRONG!!!! This renters insurance is for $100k. $85K is to cover the building should anything happen and $15k is to cover your personal content/belongings. I cannot comprehend why I would be responsible for paying for damage to a building that I will never own and would already be paying $1275/month for.

Kim Baker is an outstanding complex manager and is always willing to help. When we got COVID, she picked up our grocery order, brought flowers and even helped with meals! Roshawn Baines checked on us regularly! They went above and beyond - this group takes care of their residents! The maintenance staff is always quick and professional too! We love our home at Bala Woods! Check it out. You wont be disappointed.

My one year anniversary is coming up and I just renewed my lease since I love living here. The management as well as the maintenance staff has always been professional and kind and any questions or concerns are promptly answered.

6-18-2022 @ 12:25pm. Stopped by to take a tour of the facility. Walked in and one young man in a T-shirt, and slouched In his chair was assisting someone. Once the person they were helping did not like the prices of this location, he told them “let me call my homie at the apartments I live in in Humble. They will be cheaper..” then goes oh the phone for 3-5 mins with this other individual. Meanwhile I’m still waiting and have not been addressed.20 minutes passes. The women he was helping take a phone call and walks away temporarily. He then looks at me and says “sup?” I asked if he was ready to lease an apartment at this location and not his friends apartments. He says “well I got to help her, so whenever I’m done which will be awhile I can help you..” I told him not to bother. This 25 mins of my life is wasted. He was unprofessional in dress, attitude and posture. Management of this location needs to take a look into who they have representing their property.

The best apartments and staff 🙌 super friendly Gloria was amazing helping me move in and move out and always there to help with any questions. Maintenence was always on top of their game. I would recommend this community to anyone looking for a 2 bed 2 bath and 2 car garage it was an amazing experience for my wifes and I first apartment.

I had a mouse problem which I first suspected a few months ago. I brought it to the property managers attention, he proceeded to joke and that was the end of it. He didnt put in a service request and pretty much blew the issue off. Having miscellaneous items in the bottom of my pantry for storage I didnt notice any other signs of mice, other than noises at night which I assumed was my puppies, so I let the issue slide. Two months later I find mice droppings in the bottom of the pantry and some of my food now had holes in it! I had to throw away about $150 worth of food. I put in a request which wasnt going to be taken care of for a week so I put traps down and had to kill 4 of them myself! Which yes I chased them around my kitchen at 2 in the morning with a frying pan and boots! I brought the pictures of my mouse graveyard to the office that morning which they finally sent someone out to fill some holes and set more traps. I feel absolutely disgusted living here, the problem should have been addressed before it became an actual infestation of mice. Now Im just waiting out my lease with mice in my walls and traps down counting the days till were outta here.

Moved to Bala Woods back in October 2021. Everything was great until CAF management took over. So unprofessional, they claim everything is out of their hands. If youre not ready then why make the move? Time is money! They take so long to respond to a email and never answer the phone. I lost $300 due CAF not being on schedule.

Apartment is very nice. Got it through corporate housing when relocated here through Halliburton. Having an issue with the trains going by from 2:00 AM till 5:00 AM. First thought it was just on Sundays but Ive been waking up each morning from the noise of the full speed train with the horns blaring. Our unit is just 100 feet from the rail line. I will not recommend this apartment to anyone who is a light sleeper.

I love living here and the property is very well kept! The garages are a plus since everyone has one attached to each home! It doesn’t feel like normal apartments but like little homes!

Save you money and frustration office personnel have a dont care attitude or if your lucky you get the rude girl . Nothing you pay for works gates , remotes for gates or garage , email which one who knows they dont even know at the office , drop boxes ,i dont like leaving bad reviews its not who i am but since Jan it has been terrible but dont be late on rent but dont pay it on the 1st because that bill is not right wait till 2nd or 3rd but ignore the emails about you rent is lateI can keep going but lets see if this falls on someones lap that cares

Just signed our contract and we are super excited to live here, as soon as we come in Darcy greets us with this beautiful smile and such enthusiasm. We went and preceded with viewing one of the units available, despite the rain she made us feel very welcomed. Went elsewhere in the whole kingwood area and bala woods is nothing compared to them , they went all out and Darcy sold us with such a positive vibe. Absolutely beautiful complex.

Do not live here. The only plus to living here are the attached garages. Management is awful and the noise from the train and trash compactor is not worth 1.5k/month to live here. They once announced the main exits were closed at 1030am on a weekday, hours after they had already blocked it off.

I had a really bad experience with the new management, the manager was very dishonest and they try to charge 400 more for the new contract, they are disorganizing and make you pay for everything, I am a person that like peace and honesty people, and dont like went people want to take an average of the situations of other, dont recommend to move to this Apartaments, the new management is really bad.

This place is garbage to live in, the administrative attention is precarious and the prices are extremely expensive, do not be fooled, keep looking, you will see that it is not worth living here.

DONT NOT RENT FROM THE BALA WOODS! New management is terrible with no respect for their tenants.

Noise from above neighbors.... I have complained several times since I’ve moved into Bala but sorry to say No Results.

I wouldn’t recommend Balawoods Apartments—maintenance is slow to respond, the management is unhelpful. On top of that, they keep adding unexpected fees, making it way more expensive than it’s worth.
