It has only been a week or so here, but ever since coming in to view one of the renovated apartments they had been working on, my experience with the staff was nothing but spectacular. Jessica is always very kind and accommodating, always one step ahead of what you’re about to ask her it seems. One thing that stands out to me so far about the property are the birds that hang around, adding a natural elegance you may not be able to find at many other properties; it probably has something to do with the attention to detail with the colorful in-season landscaping near the pools. I’m hoping the maintenance department is just as attentive to resident’s concerns as the leasing staff is, but I have yet to meet their acquaintance. Great place and great experience so far, just don’t expect a parking spot near your door if you get home late. :)
I have been living here since August and not yet to have had one complaint. Maintenance is very prompt and fixes everything, the front desk ladies give great customer service all the time. These apartments is very quiet and friendly environment. So far I love my new home.
So far so good. Its been 2 weeks and I love it here. Office staff are amazingly helpful. Especially Isabella! She was my point of contact from the first visit in June to my move in day in August. Love her.The parking seems to be an issue. The visitors parking spaces are always full.But needless to say I am happy I chose Falls at Eagle Creek 😊
I got my car broken into, wheels stolen, both in less than 5 months. Outsiders can get in this gated community with ease and front office still refuses to put cameras up or have security…. Do not move here. Wasn’t just my car that got broken into by the way
Customer service was amazing, Jessica in the leasing office made our application process super smooth with her open communication and willingness to simply just be helpful. If you apply for these apartments please ask for Jessica she is amazing !!!
If you live here or planning on moving here please be aware. I will suggest you get tire locks if you are driving a car that is targeted. Or even try your best to get a garage.
Living here is so comfortable! It’s nice, it’s quiet, everyone is friendly, it’s easy access to all the places that you need and the amenities are stunning. Best first apartment my man and I could ever ask and hope for 🩷
Been here for less than 4 months and literally lost Power over 8 times, some outages last for hours on end, due to CenterPoint making repairs. Xfinity gets shut down more than the electricity. So if working from home is how you pay the bills, this isnt the place for you!There is dog poop everywhere, literally all over the sidewalk, and due to no class people living here, the parking lot gets trashed as does the walkways and grassy areas.the smell of weed is nauseating. I cant even enjoy the pool because someone is always using narcotics there. The pool water smells horrible. The grills they provide are disgusting and I wouldnt even use it to cremate a dead squirrel.The staff is great and is easy to communicate with and the maintenance crew are always hard at work. If it wasnt for them, Id break my lease and move.
Move in here if you want to hear a dog barking 24/7 on building 8 and for management not to do anything about it. OR if you want to get your car stolen, broken into, or on bricks! Management won’t do anything and oh how can I forget? If you want a garage parking it’s $115 a month but the waiting list is a ‘few’ weeks which will turn into months!
This is my first apartment and I moved in late December.Pros: you are by the highways. I appreciate this because of my work. When signing up, the staff is pretty helpful. I do like my space. Maintenance requests get taken care of in a timely manner. Price point is decent (for myself at least).Cons: By my building, I have already seen two cars with their tires gone. I was told all these fancy things about safety, and that robbery from the past year is due to different management. Ok, sure, I wasnt here a year ago, but it definitely still happens. Definitely get what YOU need to protect yourself. I highly recommend getting a Ring camera. I have to deal with maintenance issues at least once a month. Its annoying. They clean the apartment when you first move in, but definitely do a little inspecting and youll probably have to clean yourself.
Absolutely stellar experience at Falls at Eagle Creek Apartments in Humble, Texas! From the moment I moved in, I felt right at home. The staff is incredibly friendly and attentive, always going above and beyond to ensure resident satisfaction. The apartment itself is spacious, modern, and well-maintained, with top-notch amenities that make everyday living a breeze. The location is convenient, with easy access to shopping, dining, and major highways. Plus, the community is beautifully landscaped, creating a serene atmosphere. Overall, I couldnt be happier with my decision to call Falls at Eagle Creek home.
Im going to put this bad review into a question, why do some apartments have locked gates for? Its a true inconvenience with some delivery drivers and even apartment lessees and also poses a potential safety risk in case of an emergency. I highly condemn this attribute with a passion and hopefully should be taken into consideration
The apartments are spacious. The gym is 24 hours. But the valet trash service only allows a very small trashcan or one bag worth of trash to be valet daily. You are forced to pay for services that you don’t even use (delivery service)theGym equipment such as all of the ellipticals and bicycle have not worked for over six months, the appliances are old and dated and if they don’t work properly maintenance refuses to replace them I have had a dryer that I have to dry each load of clothes twice. That is costly with electricity, I had maintenance come out a total of three times for them to tell me I need to just clean the lint trap or change the dryer settings. Neither have worked. I was told that they would replace it, but when it came down to it. It was never replaced. I was shown a different apartment than the one that I actually moved into. The apartment was not cleaned properly. There was still trash in the kitchen and sticky, stains all over the counters. The refrigerator smelled funny. I had to clean everything all over myself. The carpet smelled as if pets live there and it wasn’t disclosed to me. multiple window blinds were broken a lot of maintenance repairs had to be put in with me just moving in . The door I could see the light from the inside of my apartment from the outside that had to be filled up and this is just on my first moving in residence are allowed to have pets, but a lot of them do not walk their pets on leashes, they allow their pets to run up on you and your children. No place is perfect but a lot of these issues could easily be resolved, but aren’t being done and that’s the issue.
I came to visit a bed ridden family member who needed assistance could not find any visitor parking cause for the 1000 parking spots they have only about 20 of them are for visitors parked for nomore than 8 minutes to drop off meds and food and ended up having to stay the night because I cam back out to my car missing due to it getting towed damages were done to my vehicle so now I have to pay to get that fixed I missed a day of work cause I had to deal with getting my car back the next day. Add more visitors parking or refund peoples money when you have their cats picked up and make them miss work or atleast compensation for damages to vehicle. Once again wasnt even parked for 10 minutes
Living here has been the best experience yet! When I started my search, I ended up going to 10 different locations and Falls at Eagle Creek was the main one that stood out! We all know competition is close, near, and far off, but your search stops here. I knew once I left with my application that I wanted to reside here. My expectations has exceed me. Here they go over and beyond to make your stay here comfortable. When I say all of my needs are met, you couldn’t ask for a better place. Not to speak on valet for trash and secured packaged deliveries so they don’t disappear from your doorstep. I love it. My experience here speaks for itself. To sign another lease.. yes I will be! Family oriented, nice community, and great staff! I recommend that each viewer allow this to be your last stop. I most certainly can be their marketing director!!!!
Falls at Eagle Creek apartments is a convenient complex with well maintained units and amazing green spaces. Apartments are very and comfortable. Staff is really nice and helpful, Samantha and Isabella are so friendly and provide meaningful support to us. I highly recommend Falls at the Eagle Creek apartment complex.
My car, along with a friends car, was towed from the two spots shown in the first picture. Notice that there actually was available spots (second photo) and I could add more pictures but why waste your time. Let’s get to the details. My friend and I parked our cars and in two vacant spots that are NOT marked as “Resident Only” or even have a “Towing Enforced” sign in vicinity. We were not even parked in front of the building as you can see and yet our cars were still towed. Rest assured the office & towing company will hear from me. It’s unfair to tow vehicles without a fair warning. And guess where I found the “Towing Enforced” sign... OUTSIDE THE EXIT GATE. If you plan on living here just know this is an issue for guests & according to some of these reviewers, even residents.
I’ve been living here for 2 years and after reading all the reviews, I wanted to add my experience. I have had a wonderful time while living here this past year. The new management has made a world of difference. Maintenance is fast. The gates are never wide open anymore like with old management and if they are, they are fixed faster than before. Office staff always responds to my emails and answers my phone calls if I have questions. The new management also replaced the lights in all buildings. Crime has definitely gone down since they have implemented new parking and towing rules. And for towing, you’re only towed if you don’t follow the rules. They also put in new and much needed speed bumps. All in all it’s been great.
Sons car got towed visiting his brother he did what he was suppose to register his vehicle as a visitor and parked in visitor parking and still got his car towed this was uncalled for because I had to wait next day for car
The worst community I have ever lived in. For starters, I pushed my move in date back and they leased my original unit with the beautiful sunlight and large windows to someone else. I got stuck with a unit with no view and barely any sunlight at all.1. The sink fixtures had some type of fungi growing from them.2. The garbage disposal was broken and had grease leaking from it all under the kitchen sink. 3. The toilet bowl itself had actual mold growing on the inside of it, underneath the lip of the toilet bowl.4. Placed a work order for something, and the maintenance man called me from his personal number to tell me that he lived 45 mins away and there was nothing he could do about my issue.5. Placed another work order for the light bulbs to be changed in the living room. I sat in the dark for almost 2 months about that one.6. The shower head was disgusting.7. The amenities are either broken or not available half the time.9. Break-in’s10. RoachesI could go on and on, but let’s just say I’m happy to be out of there.
I’m excited to call Falls at Eagle Creek my new home! Isabella was very helpful, kind and patient during the application process. She’s very informative and made sure that she answered all questions every step of the way. I’m only giving four-stars due to the cleanliness of the unit. The residents seem nice. I enjoy getting to meet their pups. Overall it’s a great property.
I absolutely love my apartment. The area is very quiet and location is perfect especially if you love eating out. Jessica was an amazing help when it came to moving in and the minor issues I had. The only thing I can say that I dislike is the parking. It’s the holiday season and these days it’s hard to host anything due to no parking for visitors. After 6pm it’s extremely hard to find visitor parking and when you don’t you basically have to turn your guest away. I’ve noticed that visitors parking is very limited and only in certain buildings so I will see a lot of people that don’t live in my building parking in the spots and walking through the building to the opposite side. I think it would be an amazing idea to allow residents to pay for a reserved parking spot since garages are very limited and allow us to have that spot for residence and/or for their guest or add guest parking in each building other than that everything has been so far so good! 😊
Yes there is a raffle but Im not participating in it. Ive been meaning to write a review since we moved in.I love living in this neighborhood. Its very quiet and clean. I have never seen a broken into car or a car on blocks like some suggest. The people who are complaining about towing clearly dont read emails. We get MULTIPLE emails with the visitor parking rules and they have even made a PDF to go along with those emails with step by step instructions on how to register a car for visitor parking. The valet trash is a huge plus and thankfully havent had to call maintenance. Our apartment was clean when we moved in, besides some glue residue on the floor from the updates they were making to the unit but that was easy to clean.Over all Im very happy we chose to live here. The leasing ladies are very kind and answer all your questions.

The staff, amenities, and community are all top tier. I addressed my concerns with the office and they were avid in accommodating me EXPEDTIOUSLY! Few reviews talk negatively about this neighborhood, but I have to disagree. Yes, parking can be irritating at times, but it’s nothing worth degrading the quality of this community. The pros heavily outweigh the cons. And to be quite honest just like everything else in life, the “PERFECT” community doesn’t exist but this one sure comes close. If you like your car stolen then move here! This is absolutely the place for you. MULTIPLE cars have been either broken into, tires are left on bricks to theft, or the vehicle is stolen all together. Its a tragedy. My car was stolen last year; my coworker (who lives in another building) car was stolen in February of this year (2024). Garages are $100, which is absurd considering the already high priced rent. Dont take the risk of moving here. Also, the company add on crazy/random fees in the rent price, which is different from the lease price, this means, youll end up paying more than the lease amount each month with the fear of something happening to your vehicle as you are asleep. Your rent will also increase each month.
Fixed my boyfriends closet light the same day. They were quick and fast.
Overall nice property. The management team works hand in hand with you to prevent and or resolve any issues. The units are well insulated and you do not hear any of your neighbors. The overall square footage is excellent compared to other apartment communities. You definitely receive value for your dollar!
This property is amazing. Toured it recently and they just redid their main pool (there are two pools). The landscaping was beautiful and their premium apartments look fantastic. Customer service is top notch to boot!
I just moved in here with my girlfriend, and so far its amazing.The staff are very helpful, front desk Jessica, and Isabella were very knowledgeable of how everything works and were able to answer all my questions.The apartment itself, is beautiful and is a one bedroom on the 2nd floor and I still have yet to hear my neighbors through the wall, so thats definitely a plus.No problems upon move in and just had a tiny thing here or there (bc I got a unit with new appliances I had to turn the water on for the dishwasher connection) the maintenance staff is fast, friendly, and efficient.I wont lie though this place had me from the pool table in the lobby , to the gorgeous poolside outside, awesome amenities (including 24/7 fitness center)
We lived here 5 years ago under different management. We just moved back and I am so impressed. I worked with Isabella and Samantha and Ive had encounters with Jessica (I believe this is her name) as well. This staff is so friendly and attentive.I have had to make repair request to my apartment and the gentleman that came out was so kind and informative. I feel like i really made the right decision. I would highly recommend this place. Thanks to the front office team!
Unfortunately I can’t speak on the actual apartment complex but I can say that I had a great experience with the staff. During my tour Isabella Toro was nothing short of amazing & insightful. She was knowledgeable and ensured that I understood all of my options. She was most patient & kind to me throughout this entire process. Definitely one of the best leasing agents I’ve ever met.
I have been a resident at The Falls at Eagle Creek for one year. Ive seen this complex go from the old company to the new company, Berkshire.This company has gone above and beyond to improve this complex. Within months of them taking over, they have made so many positive changes. Parking has gotten better, the property is better maintained, and you can see the care this company has for the complex.The girls who work in the leasing office are wonderful. They made me and my chihuahua (Pippi) feel at home. We walk to the office almost every day, and the girls greet us with the same kind attitude every time. These girls really care about their residents and take pride in their jobs.Living here was a privilege. Thank you, Berkshire, for providing me with an exceptional living experience. You will be missed. And Pippi will miss it, too.
This place is amazing! The pool really was eye catching. Looks like a resort. Pricing is good for the area. Toured here but not moving till end of the year. This is top on my list so far. im really looking forward to getting a first floor unit!
I have lived here for over a year and I am very pleased with the complex and the new management company. They keep the grounds clean, are very helpful, and the price is more affordable than others in the area. If you’re looking for a great place to live, I definitely recommend stopping by for a look.
What other place to call home other than Falls at Eagle Creek!! The change in management has been much needed for quite some time now. I love the management team and staff to include the maintenance team. Anytime there’s a problem, they make sure that it is addressed. They are very inattentive. The on-site courtsey officer make sure to respond to loud noise complainant, and or suspicious (Hardly Ever) by walking the property to ensure that the residents and their guest are safe. In all honesty, you usually hear about an officer being on the property, but never see them well, not in this case. I highly recommend Falls at Eagle Creek, as a place to call home.
Not enough parking! Ive lived here for over 2 years never paid late, since the management change they took away resident parking to have more visitors parking. If residents park in the visitors parking spaces residents will be towed. How does that make sense? If there wasnt any visitor parking there still isnt enough parking spaces for us and they took more away from us. When I called about parking Samantha talked over me never let me speak and basically said it is what it is and you will be towed. Seems like she never got customer service training, she needs to realize that she has a check biweekly because of all the paying residents on property and if she continues with her attitude the good tenants will move out because of her attitude.
I had to come do my review. I see all the problem people listed i can’t speak for them because any issues i have had the team have fixed.They customers Service is amazing. Courtney Alexis and Anna are always 100 friendly and willing to help you. I moved here for the price and location convenience also have a friend that lives here they have no problems. I would highly recommend these wonderful apartments to anyone needing an affordable apartment that’s luxurious. Also i must say maintenance is really fast. They fix things in a very timely matter. I look forward to coming home every day peace and serenity.
Update:) 09/08/2023 will be renewing my lease for another year an a half :) so im still loving my place and the office staff and maintenance staff too just as much. An amazing group of hardworking and friendly people :) now back to my original post - Been living here since September of 22 and i love the staff and maintenance:) so nice and helpful. I had an issue with my kitchen sink leaking xmas night..it stopped on its own but i called to let them know..they got back to me the next day and came by. Three days later and i got a new hose and spray for my sink. I also had an issue with my fence since i have a private yard. One of the pieces was torn away at the bottom. They ordered me a new piece and it was replaced within a week at most and maintenance let me know when they were available to come by and asked me what works for me. When i first moved in i had boxes in my yard i was trying to throw away and a maintenance guy just happened to be driving by on his golf cart stopped and asked if i he could throw those away for me..:) and im not even attractive so it wasnt cause i was cute lol he was just being nice. The office staff is really nice and friendly:) they always help me with any questions i have. Its a very dog friendly place too so if you have dogs i would consider this place i have two:) i mainly keep to myself but the people i have met have been really nice :)
My wife and I have been very pleased with the staff here at Falls at Eagle Creek. They have been a tremendous help with our moving process, which has helped make the process stress free. A special thanks to Isabella for being so professional and kind towards us. She and the rest of the staff have answered every question of ours and have been very diligent at following up with us through each step of the process. We are very pleased and are looking forward to being a part of this community!
Love love love my new apartment! Staff, maintenance and ground employees have really gone above and beyond to make my life here so much more enjoyable and comfortable. Located in a nice and peaceful location and lovely apt plans. 24 hour gym is just an amazing perk. Schools near here are amazing and really care about your children. I Havent had any issues with anyone and I look forward to the rest on my time here with excitement.

They have really cleaned this place up!The new management staff, especially Samantha and Jessica have been great. They are so helpful and accommodating.The complex is looking so much better. I really enjoy the amenities, the grounds look great, and the pools are beautiful! Highly recommend this property and the fantastic staff!
With this being our first apartment, everyone has been very helpful through this entire experience! All questions were answered within a quick time span and once we got ourselves settled, the maintenance crew has been there to help adjust/fix anything that was needed in a quick manner! Haven’t had a bad moment yet and we thank the team for all your help!
Management here is great. We love staying here and will renew our lease here for another year! Definitely love the neighborhood and how close everything is to us. Will definitely recommend living here to other people!!
Property has no cameras on the premises and thieves have left several vehicles on blocks in the last 9 months, including mine. Apparently this has been happening often and yet property has yet to install cameras. Courtesy officer needs to be more vigilant and make more frequent rounds as well for Safetys sake.Management has been made aware and still did nothing.
The apartment is great, however the management team is rude and disrespectful!The parking sucks, if you get home after 7pm you will have difficulty finding parking.I made mention about this many times, and my car eventually got towed due to the lack of parking systems put in place. Instead of releasing my car, I was blamed as if I should be responsible for creating a system for parking.I love my actual apartment, but this management team needs some serious customer service training, and to learn about accountability.

From the moment I walked into the office, to the process of signing the lease, Isabella has been AMAZING! Knowledgeable, kind and very attentive. I’m not getting the run around and y’all they respond to emails! Property looks renovated and the gym is nice. Have yet to move in, but so far I’m beyond pleased!

The Falls at Eagle Creek is a great place to call home! The property management and staff are very helpful. When you present a concern, they address it as best as they can and I couldnt ask for more.
I have been living here for over a year. I enjoy it very much. No issues for me. New management just took over and they’re doing an amazing job. The amenities are awesome. Parking is fine. The office Staff are very warm and welcoming also.
I have lived in these apartments since June 2017 in a two bedroom. Things went very left with a roommate and Ashley and everyone in the office worked with me on payments and transferring to a 1 bedroom. I love everything about these apartments. Clean, quiet and the staff are so friendly and helpful. The only bad thing about these apartments is the parking if you live in the middle. Other than that.. no complaints. I love my apartments
Worst experience place to live , our apartment was updated not the floor or the old cabinets they want you not to paint..We literally move here with a different company and in the middle of the contract they sold the property to a new company, this was a constantly back and force until the manager using a good criteria(allow us to leave, but not for pleasure they try to kidnap a women and a baby and another woman resident stop us at 10 am scare cause a truck was followed her through the community and outside for more than 2h, we help her and call the police but police told us once they got home as officer they are not willing to deal with no crime in no apartment so security was a problem here, crime it was up to date ,i probably counted 10 cars with windows broken and cars on briks…WILD! The also stole a CATALYTIC CONVERTER IN ONE OF OUR TRUCK AND THEY BREAK ON MY CAR POLICE SAID THEY BELIEVE WAS INTERNAL..but you can see people in and out of gates full open, breaking on cars and good luck finding parking after 6 pm , some residents have literally 4-5 cars..gates that stop working every other week full nightmare . They barely pick up phones literally you have to call over 6 times before they pick up the phone so imagine if you about to move here…We have an issue with our deposit and we 100% believe that we leave the deposit as always , thank God we can afford to move to our new beautiful home , and we paid cash for all our items , cars , etc and We using the company credit for everything else and we don’t barely touch our credit much, but be aware if your credit is the one risking here and you end up not leaving deposit and they charge for every single thing..paid the deposit lol 😂I don’t know about how many times we have to argue with this people we paid the fee and we will paid for someone to fight and remove that from our credit but I hope you guys ask the questions before they turn into another direction living in this property for 12 months(by the way pool are nice but we never went lol and we use to love walk around the building not everyone is bad..some of them will definitely try to help you. As a professional Apartment Locator for over 20 years it is refreshing to see a Manager going above and beyond the call of duty. The high level of service trickles down to the leasing team. I will start with this, signing here has been quite the roller coaster. We had an incident 3 months ago that led to a bad review. Angie reached out to me and fixed the issue so I would change my review, which I did rightfully so. Since changing it weve had more incidents that I’ve tried giving them the benefit of the doubt on to no avail. I’m extremely disappointed in this complex. Had I known I would be treated like this and left on the back burner I never would’ve signed here. Our apartment is on the first floor and in the utility closet there’s a drain. This drain has overflowed into our apartment over 5 times since we moved in march. This place is shady. I’m not impressed one bit. Save your money and time and sign somewhere else.
We are currently looking for a place to move to here in Houston from Fort Drum, NY. We did a walkthrough and it was absolutely gorgeous. My husband and I are currently visiting and are doing apartment hunting even on a Sunday. Mr. Fernando Hernandez was outstanding and had excellent customer service. He took initiative and worked to a “YES” which he did and ended up showing us the place due to our situation and short time frame. I honestly appreciate it and looking forward to making this home. I wish everyone who work in customer service position to have the same energy and courtesy like Mr. Fernando provided today. Thank you again.
I lived at Falls at Eagle Creek for 2 years. The staff was always super friendly and helpful and maintenance answered any request I had within 24 hours. My a/c went out last summer and they had it fixed within 2 hours....which is appreciated in this crazy Houston heat! I had a great view from the 3rd floor looking onto the lap pool. Was very quiet, which is hard to find in any apartment community with neighbors living so close. The area is growing like crazy. When I moved here there wasnt a ton to do, now there is a bowling alley and movie theatre and great restaurants. Plus all the fun activities in the fall creek subdivision. I would highly recommend this community to anyone looking.
I have been living here since June and I love it. The staff is always friendly and helps me solve my problems. They are willing to negotiate when you’re in bind. Repairs and maintenance are done quickly- usually the next day after I call. It’s also clean and quiet! The only reason I don’t give 5 stars is because parking outside my building is sometimes limited. Overall I am very pleased and will likely renew my lease.
I rarely ever leave bad reviews but this place is just the worst. Residents have no respect for the property by leaving trash everywhere, leasing never answers the phone when you call, the parking policy implemented as of recently is ridiculous. Ive never heard of an apartment complex with a 24 hour visitor parking policy. Only ever heard of visitor parking or parking permits for guests to accommodate visitors. And NOW our A/C has gone out during one of the hottest months of the year! Order is in progress, but Im sorry. Ive never stayed at a place with so many issues. The A/C going out just takes the cake...Edit: A/C just went out again and its 3 months after the initial outage. Business hours also state open on Saturdays (10-5) and Sundays (1- 5), but when I showed up at 3:30pm to put in the maintenance request, no one was in the office. Update...Its been about a month since Ive posted this and I wanted to say there have been some changes which I am very thankful for. After posting the review below I received a call from Angie and she really took the time to hear my concerns. I appreciate her taking the time to better our community. Obviously it will take time before all of this is handled but there has been a dramatic positive change here at Falls of Eagle Creek.-----------------------------------------------------------------------------------------------------------------I HONESTLY DONT KNOW WHERE TO BEGIN... Car parts are constantly stolen. Peoples vehicles left damaged...if i could give them 0 stars i would. Daily we are left with NO PARKING for actual residents and little to no respect. Let me just say.... Its Luxury prices with low income apartment management. Ive lived here over a year and i must say things got so much worse after new management took over. I pay over 1000 in rent for the smallest 1 bedroom and I live right by the pool. The view is great but its a hotspot for high school parties most week nights and every weekend making it very hard to sleep at night. Ive asked for help and even to be relocated but all ive received from management is a cold shoulder and not to mention they avoid any form of contact!! I am always turned away and never given any assistance. For young people looking for places with roommates and to have parties every night this is a place for you. This is not a place for families or single individuals.

I was a resident at the apartment complex for over five years and in that five years the quality of care and applicants has diminished. I became quite disappointed with the upkeep of the complex and the applicants. My last strong it was the lack of security when my car was broken in and the. Managements complicity and I informed that my car had been broken into. Many times the gate is broken and many times the pool is broken. The outside of the party may look lovely but the inside workings of it is a sham.I would not recommend anyone looking for a luxury waste of time even viewing the complex. From the walkways full of dog feces and neighbors who don’t know the workings of common decency of being loud at night or disruption in the common areas.
I toured the premium apartments which were phenomenal. For future residents make sure you request a “Premium”apartment and not the original floor plans. The “original” or “classic” floor plan models have old appliances. This can be very deceiving when there are not any models available to tour other than the premium.
I have lived here on 3 separate occasions over the past decade. The apartment and complex quality have been consistent, but up until this last time, the owners/staff has been challenging. Fernando and the new staff are responsive and patient, and taking the right steps to make the complex a great place to live! Would live here again should I return.
EDIT: May 20, 2021 - Our AC is broke, AGAIN. Put in a maintenance request, said they would come by to try to fix it. We get home, AC is still not working and there’s no letter to signify they ever came. Once we call the emergency line because we are told the maintenance team are on call, the maintenance man told us “if it’s not over 85 degrees outside we don’t come out fix AC after hours” WHAT???? It’s currently 79 degrees in our apartment and we have a small dog. Absolutely lazy and unprofessional.I was so excited to move here and the ladies were super helpful during that process but once we moved in it’s been nothing but hell. From the very first day we moved in our AC Was not working. This happened 3 more times in the same week. After that finally was fixed, all of my car’s tires and rims were stolen in the middle of the night. This was all within one month of living there. Now, our AC is out again and they’re telling us they can’t do anything about it for 2-3 days and we have been sleeping in an apartment that is reading 84 degrees inside and almost 100 degrees outside. Paying over $1000 to sleep in the pure heat is not worth it. Definitely will not be resigning here.
I am only giving this place 1 star even though I loved it, it was beautiful while I lived there & the staff was nice. The reason why Im giving it 1 star its beacuse the assistant manager helped me once but didnt continue to help me with a problem I have with my credit. You see I lived here before, went through a divorce & I signed a paper here at the apartments so I wouldnt be charged with anything from rent before separating from my ex husband, so now I have bad credit because of these apartments. My ex husband owes them not me which is why I signed a paper here but yet Im being charged. I tried talking to the manager but the assistant manager wouldnt let me ever talk to the manager. I am very disappointed in these apartments.
I have lived here now for 4+ years and this is by far the worst community I have ever lived in. The office never answers the phone. There is always trash all over the parking and play areas. I have witnessed twice now people going car to car in the middle of the night trying to open cars to steel things. My car was hit the last time. 3 times now I have gone outside to see cars sitting on bricks with now rims and wheels. There are so many more negative things I could point out but simply put, this place is trash. Save you money and safety and move somewhere else even if it costs a little more...you will save money in the long run. I only wish I could give no stars.
The apartment is a huge upgrade from our little studio apt. It has so much more room and a lot more space! We love the hardwood floor and the attention to details in the living room. The office space is especially useful and convenient. Plenty of windows to let the natural light in. The bathroom is my wife and I’s favorite part of the whole apartment! 2 sinks and beautiful garden tub. The water pressure is also top notch with different variations to the shower head. The Mahogany cabinets in the kitchen also pop out. Very modern. We love it here so much already! It honestly feels like home. The only reason why it’s 3 stars though is because of how complicated Anna made the process on our application in the beginning. She was trying to find for any little excuse to make the application process so much harder than it had to be. I wish that could have been different but oh well. At least we are here and hope to see the gym finished to get in there and get the most out of our experience here at Falls at Eagle creek. I will also be updating this review because apparently the parking for any visitors is a nightmare. I hope they have fixed that issue already. Date stamp: 04-04-2021
I toured here becuase they have private yards. Loved what I saw. They have a dog park and doggy stations around the community. Pet friendly but they do have dog breed restrictions.
So sick of the disrespectful extremely loud neighbors. Just literally one of many instances....Being allowed to blare your music so loud that my floors vibrate from the base in the music until 10pm (according to the office staff, that’s the time until noise complaints can be filed) is ridiculous.Not to mention the parking that’s non existent if you dare leave your apartment, valet trash that I rarely use that I am forced to pay for (with other hidden fees for trash), the multiple letters received already about break ins, the over run pool area by non residents.I’ve tried so hard to stay positive and hope for better surroundings over the last 6 months of my lease. But, there’s just so much that makes me wish my lease was already up so I could move. I’ve refrained from even giving this feedback before now, because I tried to give it an honest shot. But, enough is enough. The price here is just as costly as apartments in the surrounding area that have better ratings.The apartments are nice but the residents are not of the same caliber. In all honesty it’s pretty ghetto and I agree with others, it’s a big facade.Update: since making this review, I have had my light on the outside of my apartment busted, by what the cops assume to be teenagers (as I haven’t been the only one). Office didn’t even know it had happened, because the courtesy officer never even acknowledged my call to begin with. My neighbors have literally only gotten worse and louder than ever, I’m only awake right now because I can’t sleep due to them and the noise (per usual). I have done some research and it seems that I now know why it’s ghetto, according to yellow pages they accept section 8. Explains it all really, I have 4 months left and absolutely cannot wait to get out of this place!!!! (as a friend who also lives here agrees, we both are counting the days down) Worst experience of ANY apartments I have ever lived in. NOT WORTH THE MONEY, I cannot believe I have wasted the thousands of dollars I did by signing the lease to this place. Now I’m stuck paying to live in my own hell essentially.
Very Nice place and cares about their residents! Keep up the good work for the co workers that work there. Definitely a women that works there by the name Sabrina Paulino. She goes out her way to make sure that residents and new-comers are treated kind and satisfied. Like I said you guys keep up the good work. You guys are awesome!
I want express my sincere gratitude and appreciation to ISABELLA TORO for assisting my son. This is his 1st apartment and she was very helpful to him by explaining the process of getting approved and the next step of him picking up his keys. I had the pleasure of meeting her today when we went to view his new apartment. Isabella was very patient while my son FaceTime his friends to show them his new place and asked if we had any questions. THANK YOU SO VERY MUCH ISABELLA for making his transition so easy and stress free.
Michaela, Michaela, Michaela. I owe you my LIFE at this point.I moved back to Houston from Detroit urgently for a job that was supposed to start the 10th, but then they ended up pushing my start date for reasons beyond me. As a result, they wouldn’t ‘verify’ my income the appropriate way because I didn’t start yet, even though I have an offer letter. After going through 2 other apartment complexes, I stopped in on a whim.Michaela was in the office with quite a few other potential residents patiently answering questions despite the fact that there were about 6 of us in the lobby waiting for her.Instead of having her repeat everything I listened in to get the details of the units. By the time I sat down I already knew the basis of what I wanted and she asked me if I would mind going on a self guided tour. Of course not, I actually prefer it.After walking the unit, she asked me how I liked it. The unit had everything I needed and I was honestly desperately needing to move. I had been here in a hotel for a week at that point, unable to get approved.I gave her the rundown of my situation and my apprehension and she assured me they would work with me to help. She then set me up on a desk top at the office for me to do my application and upload documents.Work with me is an understatement! I had the same issues of getting the verification and she stayed in contact with me the whole way and attempted to get the information on multiple occasions and in several ways. Once we realized it just wasn’t going to happen, she spoke to her manager on my behalf and came up with a solution. I had to pay a slightly larger deposit, but they were able to push my application through and give me a move in date!Although I’m annoyed that I have to pay a deposit because they won’t give me a verification for their own date push, I’m BEYOMD grateful for all the work done to ensure I have a place to call HOME in the meantime and I can get all of my belongings out of storage.Got my keys today and I’m so excited. Ever since Berkshire has taken over the complex. I’ve observed things getting better handled. While Tricon was over the property, I had an issue with a tenant that should have not even been allowed to lease the property due to his background, which Tricon failed to look into. Berkshire was notified and did their due diligence and the tenant was evicted, making it safer for me and those also living there since the tenant was also causing issues with them as well.
BED BUGS AND BROKEN GLASS!!!( If you value your families health and safety do not move here.)Moved in to find BROKEN GLASS in my carpet all over my apartment, as well as it not being properly cleaned. Shortly after moving in my wife started getting large welts on her arms. After multiple trips to the docter, and all kinds of medical expenses we found the problem.There were bed bugs in the apartment. They blamed us for them being there, and charged us for the treatments ( we had to use their specific company). My wife continued to get bitten after the first treatment, and when they returned they did not treat the couches.When I asked the office for information (when the keys were picked up, and if they watched them treat) they kept changing their story about the pest control coming while I was at work. I asked to be moved and they are. If you value your families health and safety I would not suggest this complex
Update: Falls at Eagle Creek is unsafe with break ins and non guests roaming the property with no recourse or security to check them. Dont worry, the property management wont do anything about it damage or ensuring your safety.Also its extremely over priced. Force you to pay for trash valet which in turn never picks up trash. Get deliveries and get hit with big trash penalty from valet who again never pick up trash. Just an all out scam. Sad because area is nice. Also one way in guarantees you driving 3-5 minutes just to get to your apartment. We had a lot of body hair on carpets when we moved in with a lot of over spray paint. Bugs have also been prevalent. This place is a facade with a nice pool and non guest swimming and barbecuing to their hearts content.
Falls at Eagle Creek always provides Exceptional service regarding any issues that I might have in a timely manner. Since I moved into Falls at Eagle Creek in 2017, Im amazed at how the Community and grounds stays so clean, and the lush landscaping is Breathtaking. This property is just what I am looking for. Easy access to the interstate, eateries, shopping, and work. The one bedroom is very spacious and property well kept..My leasing agent, Michalla, was very professional, informative and answered all of my questions with patience and a smile. Car Break Ins. Very dissatisfied and disappointed. Not safe. There aren’t any cameras on property. Managers don’t seem concernedUpdate, 5/19/2023. Still no response . I’ve already emailed a week ago. I was warned by the maintenance staff to be Careful a few weeks ago that they had a break in the also break in to vehicles ALL THE TIME management knows and does nothing about it there courtesy officer is a JOKE the camera system never works. You are better off moving to Bender Hollow apartments. Way cheaper much nicer. Price example a one bedroom is 800.00 a month plus 200.00 flat fee for light gas water and trash. The falls are a HUGE joke
My experience so far is AMAZING. The staff are very very sweet and helpful. They are also very patient with all the questions I ask as well, Jessica and Ashley are the ones who have been helping me and they are GREAT. The apartments are very quiet and very diverse. overall i can say i am very happy to be a resident at Falls At Eagle Creek.
I have lived here since August of 2017 had problems in the beginning first night I came home from work as there is no assigned parking for any resident in this place if you get home late you have to park like 3 buildings over so I got w the office and was able to rent a garage for over an extra 100 dollars a month. My clicker to the garage only worked about half the time I got them to replace and unfortunately for me my daughter came to visit so I left it In her car she then tried mailing it to me and when the envelope arrived there was nothing in it the post office said conveyor belt ripped it out of the envelope so I asked the office if they would replace it and they are charging me $75 dollars......WOW just wow!!! I will be moving out in April and will never reside here again! They also have absolutely no security here whatsoever!!!! The lady in the office Ashley is the best thing they have goin for them she’s always polite!

It was my first visit to Houston and I was looking for a one bedroom apartment. Falls at Eagle Creek is a beautiful property and their staff is friendly and attentive. They answered all my questions and I was very impressed!
I lived in this apartment complex for 3.5 years and had a positive experience overall. The new management team has made an effort to bring the complex up to date with a new GYM and other upgrades. As soon as you had a concern, it was taken care of.
Management went down the hill over the last two years. Apartments have major issues with plumbing, especially on the first floor. Apartments above you will flood out your washing room. Pet area is never kept up and has plumbing issues so there is no running water. Management could care less about residents. This is a place of business where you are just a unit number. I dare you to move out! You get hit with fees that make no sense and your deposit is tossed out of the window. Dont judge this book by its cover. It is beautiful on the outside, but it is a nightmare living there. I cant tell you how many times I woke up to police or fire sirens within the complex either. Crime is quite abundant.
I have lived here since this place was built, and I have never had a problem. And it has been eight years now. However, now I need a two bedroom apartment but cant afford it here, so I am moving to some new apartments down the beltway that gives teachers and senior citizens discounts. I hate to leave, but I must. People, I would recommend this property to anyone. Oh yes, and maintenance is superior to any on this earth!!!!!
Do not move here unless you want to get your family and friends cars towed. they have a piss poor “on-site towing “ who is constantly towing everyone’s cars. the stupidest policy in this place.
Sabrina the office lady is no help, tried telling her about my Cabinets that were dirty in my kitchen and bathroom a week and 1/2 she then told me to put it on my walk through inspection paper and they would get to it. Turned it in on 10/18, i move in on 10/24 and it’s still not done. I should not have to clean up after the last tenant that’s their job to do. Sabrina has horrible customer service and they should replace her. If she would have been in my order when i tried to tell her about it, it would’ve been done.
If you are going to move here make sure you don’t have friends because there’s no parking for visitors at all. Inside the complex there’s not a single sign that shows “visitors parking,” “towing enforced,” or “residents only.” The visitor parking is supposedly outside of the gate with only 4 visitor spots... for roughly 15 buildings. Not to mention they are always full Of residents. The other part of the story is that the towing company will take cars at random and not all. Last night it was my car but there were another 6 cars with out sticker that weren’t taken and they were literally all lined up together. Talked to the resident and the office has not mentioned or done anything about it. Just make sure you never invite friends over unless you want to have the worst night ever.

By far the worst customer service ever!!! Do not rent here! They are rude and lazy and do not take anything you have to say seriously. When you have a person living above you that is constantly making noise from having sex and etc. and keeping you up til 2am when you have work the next day that is not okay. & when we went to talk to the manager about they said there was not much they can do. I know of other apartments that will kick someone out after multiple noise complaints. And I find it funny how they only respond to the positive reviews and not the negative ones when those are the ones that matter the most.

We went in to inquire and the leasing agent said she would be right with us. We waited for about seven minutes and noticed she started showing another couple the property and did not even say anything to us. I felt that we were judged by our appearance. I would not recommend anybody move here. Never judge a book by its cover.... You never know who might walk into your facility.
I moved into the complex mid August of 2017. I can honestly say I regret it. I feel as if I am bothering or a nucience to the assistant manager Jessica. I shouldve paid attention to the red flag regarding her attitude when I asked if I can sign my lease on the day we agreed on. During Hurricane Harvey I wasnt able to access my apartment so I had to spend a lot of money on room and board along with food until I could access the roads. I was still in the process of moving all of my belongings to the apt from my house I owned in Summerwood for 13 years. So I lost a lot of my belongings and my car was flooded. I was out of work after the hurricane but I kept In touch with the mgr or staff (everyone except Jessica). Long story short I needed help but always let the office know everything . They were cooperating I know Jessica had to do her job regarding filing for payment. I went in prior to her filing and she had no one at her desk , she wasnt on the phone but she saw me and said she is busy really rude and fast and made me feel so low. So I asked when would be a good time to come back? She never picked up her head to answer me. Fast fwd to today I called her inquiring about a matter I had and mgmt wanted me to send proof from my back which I did. Well I was trying to explain to Jessica she kept repeating the same thing and would not listen to what I was trying to explain. She cut me off had side conversations and at one point forgot what we was talking about. She made me feel even lower then the day I walked into the office when she blew me off. I literally cried when I hung up. About 20 min later I called to speak with the mgr (very nice and professional mgr) well she was doing reports and had me on speaker I asked to speak with her In person In private. And the most unprofessional thing happened then I hear Jessica laugh when I made the request for a private conversation without Jessica. I have never felt like trash the way Jessica has made me feel. I wish she would understand others may be fighting battles you never know about so always be kind. And while you are at work stay professional.Regards,Nicole Jackson

Moved in and had HELL! They did not properly clean and spray apartment had broken glass and bed bugs...had to throw out tons of my belongings and Im allergic so medical bills....Fast forward to me being here 6 months and Ive used the grill twice tried to use it other times but they dont keep up with the grounds. I pay to have these amenities they should check them and clean them.

Apartment personal are not knowledgeable about their OWN policies and procedures. Was misinformed on SEVERAL issues. SO disappointed in the whole process. Lack of professionalism and customer service. All Hispanic staff. Lack of diversity in the front office. Nice property, but if dont have diversity and knowledgeable staff, they will never be at full capacity. Taking my business elsewhere.
Toured here the other day and had the most wonderful leasing agent. The service and support available is often what makes or breaks a rental property and the agent I spoke with(Jessica) was spectacular!
Between the towing & parking issues along with excessive fees (as listed on the website), its not attractive to consider moving here.
Touch my car.. I DAREEEEEEE someone to touch my car. Its funny how several other cars dont have up to date registration. But not one of them have a sticker saying their car is getting towed. But, mine does and at the same time Im not renewing my lease. Please have my car towed. Please. I dare the office to have it towed. Theres going to be a HUGE problem.
Great community. Maintenance is very fast. The office is always helpful. Never had an issue that didn’t get addressed.
Best apartment I have ever leased, great layout, beautiful pool. If it was not so far from my weekend activities I would have stayed. The negative star is only because of the location. The staff are polite and respectful, but Bridney is the best she will go the extra mile to help you out. Thanks for everything Bridney :)

This is my second time Ive moved to an apartment on my own and the staff Jessica and Isabella are so helpful and made the process very efficient and easy the apartments themselves are great quality feels like a home rather than a cheap dwelling that alot of complexes have started producing, definitely a great sense of community amongst the people here Im really looking forward to making this my home.
My issue is with the office employees. I work from home so I receive packages all day from different shippers. I get updates every time my package has been delivered but the office staff lies and tells me that my packages are not there. I have to explain to my supervisor why my work is not being updated in a timely manner because the office staff doesnt look for the package or because the package is not in my name they believe its stolen or something! I have a job to do just like them and I cant do my work because they dont look hard enough for the packages!!!
This is my first time renting an apartment. My experience has been great and easy. Love it here been here for a year!
I am only giving Eagle Creek 1 star because I cant give it a zero. The leasing agent Ashley is intolerable. She is incompetent. She has given me false information on more than one occasion. Do not lease here. My lease will be ending soon and I am not renewing. The apartment is beautiful, but I cant stomach stupidity.
This place has ONLY 6 spots for visitors parking OUTSIDE the complex. Visitors get towed even if there are multiple spots available inside and NONE of the spots are marked as residents only!!!not acceptable
I really liked this place in the beginning but it has gotten worse. You can’t use the pool because there is constantly people that don’t live here using it and management doesn’t seam to reinforce the rules. Security would be good to reinforce rules and for residents to feel safe and enjoy what we are paying for.
The gym area is always dirty need up to date equipment in there stair master the roof in the gym leaks bad. the amount i pay for rent plus they always increase rent should be going towards renovations to the apartment and gym area. Need better parking or covered parking
Just signed today. I dont know about the other workers but the Manager Kelly is legit. She worked with me and tried to find me the best deal that worked for me. Awesome location for those who like quiet and love beautiful amenities.
Ive been living here for about two months and so far the place has lived up to my expectations. The staff have been especially pleasant and helpful. The one downside is that once in a blue moon a certain wind will bring with it the smell of the dump several miles north. Very small nuisance compared with all the pros – small is always momentary.
The apartments and property are well maintained! Management is AMAZING and responds to emails in a timely manner.
Jessica has and was been amazing. She answered all our questions and was extremely helpful. We just moved into our new unit. Truly happy with the entire process.

I have been living here since March and I love the apartments they are great as well as the staff all of the office staff is amazing they work with you on any situation you have they have been great I have nothing bad to say no loud music , no issue with the apartments . I would recommend to anyone !!!!

Amazing staff, Bridney was so helpful helping us decide on the floor plan and showing us the apartment. Maintenance fixes any issues we have immediately. We love it here.

They will treat you wonderful. Right up until you sign the lease. After that they could not care less about your problems, even if they created them.

RENTER BEWARE - Break-ins to the units and cars are becoming a frequent occurrence. 3 units next to ours have been robbed since moving in and this morning the unit below mine was broken into. Management does not seem to be taking any steps to try and make the campus more secure.
I havent had a problem since Ive been here ...Ive been here 13 months..The office staff Alexis, Courtney ..etc they are very professional.. whenever I had a maintenance issue they made sure it was resolved the same day .. its very quiet ....Me and my children love it here...
Just moved in and I love my new apartment ! Michaela is Great! She communicated the Entire time and was very nice and Patient
Deisy is very profesional and friendly as all the ladies in the office. My work orders are always taken care off. I recommend this apartaments
The apartment it’s self it’s good overall but I don’t know what happened today because I walked outside and my car was towed. I am obviously a resident here and have the sticker showing but walked outside this morning and can’t get to work
DO NOT MOVE HERE!!!! They are over priced first of all 2nd there are break ins every other day and not just to the vehicles. Courtney in the office thinks shes a God by evicting anyone she wants. Jokes on you lady my moms a lawyer I hope you are ready.
I see people are quick to judge and write nasty things,those probably are the people who pick and choose battles..my friend has been staying over there for about a year and a half,his ac went out 2 weeks after moving in,he contacted the office on a sunday they had sum one there in bout a hour,the ac needed a new compressor couldnt be fixed so maintenance brought a machine like a air blower..that thing was colder than the ac.lol..but wit that being said i go over there its always police on property that stay there also anytime something has happened the apartments address it with flyers on doors immediently..so to management if i wasnt a home owner i would b more than happy to move in there...
My car got towed In this complex I was parked in a place where was not sing that I couldn’t park, just be aware if you have friends coming over get them an uber or they going to end up with a $200 bill.
This was by far the worst apartments I’ve ever lived in. They have break ins all the time, the parking sucks. Management is money hungry and unprofessional. DON’T MOVE HERE !
I dont disagree crime is everywhere but at this place it seems like its happening everyday I hear of break INS everyday my own vehicle was left on greats and all they could tell me is sorry, I had just bought a vehicle 2015 Ford Mustang had the title in the keys did not ensure it because it was night time when I bought it I drove it home I woke up in the morning a car is missing they told me that camera systems was not working only this manager of theirs can access them and cheese with her son at his school tells you a locks how much they care and I talked to the opera management nothing was done whatsoever no extra security nothing I am moving out and I am happy this place is overrated and overpriced stay away please for your own good

Everything is great BUT MAINTENANCE IS HORRIBLE!!! They take over a week to fix something simple and they do a half a** job of it and they never replace light bulbs like they are suppose to these maintenance people dont know what they are doing
Worst apartment I’ve stayed in, since I moved in I had problems with the a/c flooding into my closet got one of my trucks broken into twice and the other one broken into and vandalized as well went to the office to see if I could see who did it because it was during the day and they couldn’t show me the footage they said I needed a police report, for the amount of rent you pay there I figured they could afford a security guard

There is no “permit sign needed” inside of the premises and there was parking available inside, 2 cars were towed for no reason
Worse place to live rent keeps going up and parking gets worse everyday. They refuse to tow anyone and the vandalism is horrible

I JUST WANT TO THANK SHELBY FOR ALL HER HELP, SHE MADE EVERYTHING EASY AND SMOOTH, SINCE THE FIRST TIME I TALKED TO HER. THE APARTMENT IS IN PERFECT CONDITION, AND THE AREA IS BEAUTIFUL.

Everything is good but the service is not good, they ask for too many requirements to rent an apartment, I would say 🤷 there are more around and they have a good price and they do not ask for so many requirements

Over the past few months I have seen many cars with stolen tires, vandalized cars and the complex management does nothing. I think that as residents of the complex we have the right to demand security cameras which will certainly help with this situation along with police patrols at night. Please do something!
