I recently toured Lakeshore Villas Apartments with Rick, and the experience was outstanding. From the moment I walked in, Rick was professional, knowledgeable, and incredibly welcoming. He took the time to understand what I was looking for and tailored the showing to meet my needs.The property itself was clean, well-maintained, and had an impressive array of amenities. Rick’s thorough explanations of the features and layout made it easy to imagine living there. He answered all of my questions with patience and provided detailed insights about the neighborhood as well.It’s clear that Rick takes pride in his work and genuinely cares about helping prospective tenants find the right home. I left the showing feeling confident and excited about the possibility of living at here.

★★★★☆ Nice Apartments with Amazing Lake ViewsThe lakefront access is the real highlight of living here – its absolutely stunning! Apartments are reasonably clean, and you can tell management makes an effort. While the buildings are older, the price is good, and the location near the airport is super convenient. Just be aware that parking can be a struggle after 6pm.

Mr. Rick was very polite and down to Earth. He showed my wife and I around the apartments. The lakefront view was excellent, and the property had lots of nice amenities, such as: a dog park, a gym, and walkways near the water. Overall, the area was very peaceful and allowed access to nature. The apartments were very comfortable as well. We are definitely interested!

Do not be fooled by this property. Its only maintained at the moment because of the upcoming REAC inspection. Lakeshore Villas do not value residents.All new staff is no different than the previous. They all have an excuse for everything & do not take accountability for any issues residents bring to their attention. Most of the time no one answers the phone & does not return calls & no response to emails. The new office manager is never available when you call to ask (Rick) to speak with her. She also does not return phone calls.I have many issues with this property & none have been resolved.If you have a garage they do NOT have a way to get in when the electricity is out. On two occasions this has happened. No extra key or remote.Lakeshore Villas do not message me or respond to this review with your generic reply acting as if you care about your tenants because you do not!

I went to Lakeshore Villas Apartments to tour some floor plans and as soon as I walked into the office, I felt right at home. The staff is so friendly and knowledgeable. All my questions and concerns were answered, the apartments are BEAUTIFUL, safe, and clean which were priority to me. The leasing office was very helpful and communicative as I was going through my application process. I am so excited to move in! I recommend to anyone!

I just got home from work only to find every spot filled up by many people who clearly dont live here. I was forced to park outside the complex. I freaking live here! I pay the rent! Why the hell are so many strangers vehicles stealing parking spots?! Proper actions need to be taken to fix this!Update: I was able to get a carport spot due to the influx of cars during Beryl, but since it cleared spots were finally available.Recently, another tenant in a separate building attempted to have my fiancée car towed for a carport spot I was paying for. To get out of that stupid drama, we gave up our carport tags because were past this stupidity.

Came by to tour this property and everyone we came in contact with were nice and welcoming. The manager and staff were very professional and made us feel so welcome and answered all of our questions. The property was beautiful and well taken care of. We are excited to call this place home!

Hands down, the best experience I’ve had getting an apartment! Priscilla made a stressful move, much more easier to handle. I put her to work too, with some last minute changes, but she handled it very quickly. I appreciate the patience she and her manager showed me, and look forward to living at this beautiful property! Sorry to be a hassle, Priscilla! :)

Only moving out because I’m moving out of state. Priscilla is the best! The office ladies are all sweet. Maintenance finished all request within 24 hours.

Only issues that I had is the water not being clear ( brown ) so I left to spend my days elsewhere. Then whoever stay in apt 133 ( go to h3ll ) for stealing shoes that didnt belong to you. Oh and (HEADS UP) Parking does suck in that complex...

My safety has been compromised due to the managements lack of action, despite several complaints and requests for assistance.Over the past several months, I have been experiencing an unsettling and distressing situation involving a stalker. Despite bringing this matter to the attention of the property management, no effective measures have been taken to address the issue. This not only violates the leasing agreement, but also puts my well-being and personal safety at risk. I am deeply disappointed with the property managements lack of concern for my safety and well-being. As a resident, I have a reasonable expectation that the management will uphold their obligations outlined in the leasing agreement and tpr action to address any threats to my security. It is distressing to endure this violation while paying rent and abiding by all terms of the leasing agreement. Do not lease here, your safety will be considered a non priority. upon several attempts and request I have been refused information and contacts to corporate to resolve the issue. Instead, I have been told to abandon my lease and turn in my keys instead of the company upholding the integrity of their contractual obligation. I have stressed to the leasing agents, the importance and the risk factors I feel when it comes to my safety. After several months still no resolution

Apartments is infested with roaches . The pest control doesn’t even help the issue. Seems to get worse after the fact. Gate always broken. The apartments need major renovation in the inside. I wouldn’t recommend living here unless you want to live with roaches. The apartment when I moved in was super dusty around the base boards. Sink paint was chipped and had started to rust inside the sink. Vents dirty and dusty. These apartments should be ashamed of themselves. Never will I ever send anyone their way. Live at your own risk.

This is the best apartment community I have lived in to date. The grounds are beautiful. The leasing staff is friendly and efficient. The maintenance crew is amazing and fast and getting things done.

No stars if I can. Place is very dirty. Staff is actually very lazy, the girl at the front desk always takes down my apartment number when I come in for an issue but never puts in the system for help or maintenance. If youre just reviewing before you move in and giving people false information then you should just stop. I was here for 2 years. Every person I spoke to that lived here said the same things.P.s. they charged me fees after I moved out and didnt notify me about it and sent it to rentdebt before I could pay for it. Unprofessional.Also very unprofessional mentioning someones personal fees over a bad review. FYI, I was never late on my rent and on time.

I just moved here a few days ago & I love it. Its a beautiful area. Desire helped me find a great apartment. She is very friendly, helpful & professional & she explained everything well. I would recommend these apartments. They are very well kept. Great amenities & great location, close to Kroger & HEB and plenty of other stores & restaurants. Everyone in the office has been nice & helpful. 😄

This is by far the best apartment Ive lived in! The area is quiet and peaceful! Nothing is better than living in peace! I moved here in Feb. 2014 and even though I work in the medical center the drive is worth living here! The interior and exterior is well kept up by management. The property manager Megan is the BEST! There are many property managers that can use her training no need to be nasty. If I could have vote 10 stars I would, the property is far but its worth it! Love living here!

The property is beautiful! Its right on the water of lake houston ! I got the pleasure of having Desire as my leasing agent! I was looking for immediate move in, I was helped very quickly and got moved in within 3 days! I got offered the best move in specials with great rates! Im so excited to move into my new place to call home! Desire was exceptional and I highly recommended moving here!

Great place and very quiet. Corina Cruz helped us with out move here and she answered any questions we had and made our move in very easy. The staff is very helpful. When we submitted a work order to get something fixed. The maintenance crew came within 24 hrs to get the job done. Definitely recommend.

Moved in this month and my experience has been great. The office staff is wonderful and has been nothing but communicative (Samantha and Jessica shout outs). The complex is nice and quiet, well maintained and everything is well explained. The pool and club house are clean. We have our own dock on the lake and its awesome. I love living at Lakeshore villas and the price is fair. Parking can be a bit annoying at night but thats any apartment complex and you can pay for reserved spaces which are very cheap.

I just moved onto this property and I am in love! I spent a long time looking for the right home for me, and as soon as I saw this property, I was convinced it was the right place for me. They had a great special, the staff was very attentive and professional. I love the lake view, it feels so peaceful and my neighbors say that they really enjoy living here as well. I could not have made a better choice!

Just signed a lease and fell in love with the curly headed girl who helped me. I think her name is desire.. I can’t remember. She was so helpful and sweet to me. The property is really nice, a friend recommended them. I also was able to speak to the manager, she was just as lovely!

Moved in July 25th into a 2 bedroom with me & 2 small kids. love the area very spacious fell in love but...1st day was horrible I was killing roaches the first night told them about it nothing happen I keep this place spotless for the sake of my babies. Pay for pest control never seen them when I was on vacation for 2 weeks. Had problems with the a/c told the maintenance guy the first time said it was working fine a/c stayed on 79 degrees (hot as hell) for 3 days called for maintenance the guy 2nd time said yea sometimes the thermostat gets stuck. Called about a light fixtures due to damage bulb and again Maintenance guy its ok called again he change the bulb all of these minor issues should have been resolved the first visit now I have giant ants i keep this apartment clean every day and now Im dealing with ANTSso Im buying my own products to fix the problem since pest control DO NOT COME I have obnoxious neighbors above me who stomps while walking!! Very annoying paying all this money for rent I could have just stayed back home waiting to end my lease

I’ve been here about 4 months and I’ve had issues with the apartment since the first week. Ive called maintenance at least 10 times and each time they’ve come to “fix” something, another thing breaks. The maintenance staff is rude and when I call for help no one does anything to make things better. As soon as my lease is up I will definitely be moving!

I moved into these apartments in July. They looked so nice and clean and I was very happy to be moving in these apartments which my friend referred me to. I was paying my rent on time and never had any issues except of parking. Around November I stopped working due to COVID which I explained to the people in the office. We came up with a agreement. The date that the agreement was made to pay the rent I finally got my job back. So I told them I’ll be able to make a payment on my first check. I ended up going to a friend house for about 2 weeks to visit. When I came back home with my 2 year old daughter my locks was changed and I couldn’t get into my apartment. So I contacted the office and they lied and told me that they trashed everything in the apartment. When I asked why would y’all do that to my stuff when I haven’t been evicted. The lady told me that “they do not have to file eviction to take possession of the apartment”. Then the lady lied and said it was nothing in the apartment but some hangers in the closet. I already knew that was a lie because I had my baby bed sit clothes shoes and more in their. Plus my bed set, 3 flat screen TVs (which my daughters tv was broke on the floor when they finally let me get in the apartment). Plus I still had food and clothes ect. But the day I went to the office the manager wasn’t in so they told me to come back Monday to talk to her. So I had to leave and it was hard for me to even find a place to go. So Monday comes and I go to the office to speak with the manager. That’s when the manager tells me that she seen me moving out of the apartment so they took possession of the apartment. I asked multiple time to show me in my lease where they can just keep me locked out my apartment. They never did that!!! So then the lady says we thought you abandon the apartment so we didn’t file for eviction they filed for abandonment. So after I told them a lot of times I wasn’t even abandoning my apartment I was visiting a friend they finally give me the key to my apartment. So me and my sister and friend goes to my apartment to open the door to all my things TRASH AND STOLEN AND BROKEN!!!!!!!!!! I was very Upset due to the fact that I worked very hard for everything I’ve had and I’m a SINGLE MOTHER. So we go back to the office and the Surcurity guard comes and I’m telling him what happens. He tells us that theirs nothing he can do and that he can’t even file a report and that the police won’t be able to file anything either. We figured something was fishy so we called a real officer out and they was able to file a report. Still haven’t received any apology from the office. I’m still trying to get in touch with corporate but still haven’t heard anything back from anyone. I wish I never moved over here. It’s the worst thing I’ve been through in 2020!!!! I will not recommend this apartment!!!!!! ALSO the friend that referred me was behind on her rent and nothing happened to her apartment!

Me & my family have been here since September so far, and everything has been great. From the complex, to the staff and our unit we’ve had no problems what so ever. The office always answers my calls, and has responded quickly to anything I’ve called about. The only thing that I’ve needed assistance with so far was our smoke alarms going off and I didn’t even expect them to send anyone right away but they did, I was pleased to see that! Trash gets picked up during the week after 8 pm, which is wonderful! It’s very quiet where we are located in the back of the complex. I will say, between my neighbors on top of us and the people under me, we think the building structure maybe could’ve been a bit better but that’s not fixable lol. We seem to think everyone is stomping but we’re not! As long as we can talk it out and come to an understanding it’s all fine. We love it here so far, and we do plan on renewing our lease next year if all stays well! Thank you lakeshore villas 😇

Horrible front office staff. Ever since the new management moved in, things have gone down hill. The property has is more dirty and not kept up like it was. Also, beware, you will get robbed if you move here. I purchased a new home. I personally went into the office and sat with the office staff and told them I would not be renewing my lease. I told them I am moving out that week. I asked what would be cheaper, to break my lease or just pay it til the end . They did the calculations and it turned out to be about 400 cheaper if I just continued to pay for my lease until it ended Sept. 6. I told them that is what I will do. She said, Ok, you are set. A month later I had a renewal letter on my door. I went down again and explained that I was there the month before and clearly stated I would not renew. She then asked me to simply send them an email saying that. I did.Well now this is my last month paying. I should only have to pay til Sept 6th, however they give me a bill that is way over what I ever paid. I called and they said that my lease is up on the 6th and because I didnt give them 60 day notice i have to pay til the end of the month at a full price. I cant believe it. I told them I was there more than 60 days out and in person advised them. They said Well on page one of lease it says you have to send it in writing, either mail or email. Why didnt the girl at the desk advise me while I spent my time there to let them know in person. I thought that was my notice. Better than email or in writing and if that was needed why didnt she just advise me right then and there to sign a paper or email them. Just wrong.It then called back today and spoke to the Asst. Manager and she provided me no help. Very cold and disconnected. Did not care and just quoted the black and white contract rules.I have to say that about a year ago when they changed office staff and changed the Manager, things have really went down hill there. I have spoken to many neighbors and they feel the same. As a matter of fact, my neighbor across from me moved out same week and the lady downstairs really wants to move out. Its not as safe as it used to be and a lot of drinking and partying till the early morning hours out by the pool and dock. Lots of questionable people walking around and hanging out at the pool. Very different. Beware if you think it looks nice from the outside. Its not as nice and safe as it may appear. Also, the front office will do all they can to keep your deposits and charge you the most till the last moment of your lease.

Go in to get a package and not thinking left my mask in the car. I was already inside. I asked for my package, mind you the lady that helped me was not wearing a mask nor was a few others in the office! She brought my package out and very rudely said uh next time you better wear a mask in here! First of all couldn’t you be so kind in asking if there is a reason I don’t wear one? Be considerate because some people actually suffer from real medical conditions that prevent them from wearing them! I didn’t tell her she should be wearing one but that’s besides the point! Besides that everything has been great here!

FRAUD!!!!!I CAME INTO THE LAKESHORE PROPERTY IN HUMBLE TEXAS ON 4/13/24. I HANDED A YOUNG HISPANIC LADY TWO MONEY ORDERS VALUED AT THE AMOUNT OF 1,684.00. SHE TOLD ME HOW TO FILL THE MONEY ORDERS AND I TOLD HER I WAS PUTTING DOWN A DEPOSIT FOR AN APARTMENT TOLD HER THE UNIT NUMBER AND SHOWED HER MY ID. SHE TOOK THE MONEY ORDER AND DIDNT EVEN LOOK AT MY ID. THE APARTMENT NEXT DOOR IS WHERE I WAS SUPPOSED TO BE GIVING THE MONEY. THE PROPERTY MANAGER OF MY APARTMENT CALLED ME AND ASKED WHERE DID I DROP THEM OFF AND SHE SAID I PROBABLY TOOK IT TO THE WRONG APARTMENT. WE BOTH CALLED THE LAKESHORE VILLA APARTMENTS AND TOLD THEM THE MONEY ORDER WAS DROPPED OFF AT THE WRONG PLACE. THIS WAS THE SAME DAY MIND YOU SO ON MONDAY I GOT AN EMAIL SAYING (LAKESHORE VILLAS) APARTMENTS REFUNDED THE MONEY TO KROGER (WHERE I BROUGHT THE MONEY ORDERS) \. I WENT TO KROGER AND THEY SAID THE MONEY COULD NOT BE REFUNDED TO THEM IT WAS AGAINST POLICY. I THEN GOT ON THE PHONE WITH THE APARTMENT MANAGER OF LAKESHORE APARTMENTS VIILAS , AND SHE SAID IT WAS ALL AN ACCIDENT. SHE SAID THE MONEY ORDER WAS DEPOSITED ACCIDENTALLY AND THE WORKER WHO HAD DEPOSITED LIED TO HER AND SAID SHE HAD REFUNDED IT. I CALLED WESTERN UNION (A COMPANY THAT IS ON A MONEY ORDER) AND THEY SAID IT HAD BEEN DEPOSITED ON TUESDAY. THIS MEANS I WAS LIED TO BECAUSE I WAS TOLD THEY WERE DEPOSITED ON MONDAY. WHICH MEANS THEY DEPOSITED MY MONEY KNOWING IT WAS FOR THE WRONG APARTMENT COMPLEX. THIS SEEMS TO BE A FRAUD OF SOME SORT. I HAVE CONTACTED THE LEASING OFFICE OF LAKESHORE VILLAS MULTIPLE TIMES TO BE HUNG ON AND THEY ARE BEING DODGY. I STILL HAVE THE ORIGINAL MONEY ORDERS AFTER I WAS TOLD TO GET A REFUND FROM KROGER. I AM REQUESTING THAT I BE REFUNDED AFTER I HAVE CONTACTED THE BUSINESS MULTIPLE TIMES AND THEY ARE REFUSING TO HELP ME.

Home sweet home! Love it here 2 years now, loving the lake. I moved due to the changing of management every other 2 or three months. And noone cared like Megan did. I wouldnt recommend this place to snakes that come upstairs to your door and alligators on the premises

The person I spoke with gave me a move-in date, she went to another property and now ALL of a sudden the new lady (Vanessa) says she went back 20 years. . I would like to know WHY you look, or Vanessa, at 20 YEARS of rental history. I have never, EVER heard of this before. I was informed, by Vanessa (I believe thats her name) Im in a different state when I provided all the information. However, this was not asked of another leasor who was given a move in date.Now mind you, I gave notice to my old place and was given November by the previous person to move into this property

Ive lived here for a year now and getting ready to sign another year lease at that. The view to the lake is amazing. The staff is very helpful; a solution was always quickly put in motion if I had any issues. And I love that you can put in requests online so you dont have to wait for paperwork to be filed, found or lost HaHa

I just signed my lease at Lakeshore Villas & am about to move in. Desire Gabino, the assistant community manager, is excellent at her work! She walked me through everything & the paperwork, & even was able to work with me to lower my deposit. She has terrific customer service skills & is extremely helpful. I highly recommend seeing her if you are interested in living at Lakeshore Villas, a gorgeous community to live in!

GETTO!! it was nice from the outside. Stay for 3 months on a short term lease until our new house was finished! Charged $300 pet deposit plus $300 per animal. There was at least 3 changes of the whole office staff in the 3 months we were there. They tried twice to charge us a pet deposit even after we paid it! They charge $25 for trash pick up at your door but will only take one bag, you dont have a choice if you want trash pick up or not you are charged any way. The apt. Was SMALL and was dirty when we moved in, the wife wrote down ever problem and looks like we still got charged for carpet cleaning! The place is ghetto and a waste of money!

The staff was so welcoming and the property manager made my experience so perfect! If I could give them 10 stars I would!!!

Thefts. I am owed 150 upon moving out. I found this out after they decided to send my information to the collection agency. Apparently simple math for a 60 day notice was hard to count. So after fixing the error I’m owed 150 that has not been paid to me. It’s been 3 months. And Kayla the manager just keeps telling me she will email the accounting department. Now she doesn’t reply. Funny how things work. Want my refund thefts. Megan is so much more helpful.

Manager is wonderful. Megan makes us feel like a family here. Fun monthly group gathering, brunch on Saturday, open mic nights, come down sing, pot luck. Keeps us connected with each other in community

Living there was fine, but moving out was horrible they charge you 400$ for carpet replacement before they even see if it needs replacement. This was before I had even moved out. I didnt get my deposit back, they didnt even state why. would not recommend to anyone.

One of the leasing managers is extremely rude and acts like there is somewhere else she would rather be or something she would rather be doing. And from all the late night in and outs, Im sure there is somewhere else doing something else stay she would rather. Other than..., the property is very beautiful. I wish I could live there.

Terrible staff , no help once so ever. Most of the time they are rude af and now me and my wife are going thru court for restraint order from a neighbor constantly harassing her, that money is coming from our pockets because they wont do a daum thing about it . So please if you have children , a wife and daughter you care about or even thinking of moving your mother or sister out here dont do it. Especially if you have kids, we dont even take our daughter out to the pool no more cause that creep just watches the kids and drinks beer all day. Even goes to the pool just to sit drink and watch, but no one thinks that is weird?IN ADDITION : Me and my family have asked for an agreement to leave the premises and get out of our lease which was agreed upon however weve been asking for official documentation for 3 weeks and wasnt given to us. I went to ask for it & was yelled at on the phone by jessica told it didnt matter that we need to be out in 2 days. 2 days to find a place mind you we have a 4year old living with us. Our lease even states all agreements must be in written form and presented to both partys. The main person on lease was not presented any documents and my wife asked gor 3 weeks for official documents before looking for a place. She gave us a paper on the 26th stating it was handed to us on the 14th. when she asked for it to be corrected they said no and havent even gave her orginally back. We have contactrd bbb and presuming with attorneys. They complained about noise when we explain we work for uber and try to show her drive times to prove are home was inhabitted at the time of call and she was just bias and didnt even bother to look. Now we have 2 days to find a place with out 4 year old although we told them we want offical documents before we continue. Worst place i have ever stayed. After we are done with yall legally i pray for new management bc people deserve to ve treated better than this not yelling at me when i ask for paper work to sign or dodging me for 3 weeks. Smh

I had to stay over late at work and Stephanie in the office was able to place a time sensitive package for me in a safe location until I could get home. They are super helpful and care about the residents.

The more you stay the worst they get 10/10 would not live here. The pool is never clean same as the Jacuzzi. And if youre black..... Definitely do not recommend

Excellent place to live however the property manager (Destiny) is a horrible person to deal with, usually being rude to tenants who are paying their money to live there which takes from the experience living there.

Very nice, great view of Lake Houston from your home and a luxury pool and a pier for fishing.

They stole a trailer and no one was responsible, there are no security cameras that record the identification of vehicles that enter and leave the property, there is no security control.

I love walking my baby out there.. so serene.

For me it is wonderful, I have had the best experience in apartments, the service is wonderful and the maintenance is the same, I am very sorry for the bad experience that someone has had, but for me it is the best condominium to live in quiet and very clean, I thank the team at workers for their good work.

The worst place to live, poor service in everything, only concerned with collecting the rent and renting, nothing else, everything is terrible.
