Roaches. Mgmt who is impossible to reach and will actually try to close the door in your face if you show up during open hours to complete paperwork they asked you to come complete. Roaches.Overflowing dumpsters and trash everywhere. Roaches. Sewer pipes underground frequently clogging and causing toilet water to flood your bathroom and closet. Low water pressure and hot water is only very hot sometimes. Roaches. Gaps around front door ive requested to be fixed for over a year now. Wonder where the ROACHES are getting in. Cant use the dishwasher. It doesnt get my dishes clean because ROACHES crawl inside. Stove only works when we decide were too poor to eat out again that week so we turn the stove on and cook, only to find a ROACH crawling into the spaghetti. The kids dont like finding roaches in their spaghetti.Kitchen is so small you cant have 2 people in there at once. All the cabinet doors were installed backward. ROACHES. Huge gaps around the dishwasher. ROACHES. half the windows are glued shut and cant open. Broken windowpane that looks like it was shot. Toilets water pressure is so low that poop ALWAYS sticks to the bowl. Rooooooaches. Pretty light fixtures; unfortunately you can see dead roaches in the light bulbs. Some outlets dont work (but they all do work for roach portals). Neighbors are loud. Kids run around banging on doors all day and all night, climbing drains and other hardware outside, and stealing from porches. ROACHES. Management is TERRIBLE. The maintenance team is HORRIBLE. The pool has been open for a total of about 6 days during the 4 years Ive been here. Same with the gym. Parking is awful. Gates sometimes work and sometimes dont. They will also encourage you to sign up with Flex for rent pay but then they tack on late fees (flex allows the payment to be made until the 5th). They also like to change payment apps 2 days before rent is due and then not be able to get the new app running in time, which means everyone has to use money orders, but theyre only open during hours that people with 9-5 jobs cant come, and there is no drop box. They dont respond to emails or answer the phone. Also roaches. Back to flex, they also enjoy having issues with flex but telling no one about these issues until we go try to pay our first installment and we cant bc the apartment hasnt posted our balance to flex. This means instead of paying 800 now and 500 in 2 weeks, you better hope you have 1300 to drop right tf now, which i DO NOT yet Im currently dealing with this situation. I am sure there are many many many more issues that I just havent thought to mention here. However, did I mention the roaches? 0 stars. I am ONLY still here bc I cant afford to move.
I had a family to stay there in the pass a former coworker who lives there now and they have both discussed with me to never move there. One because of the crime. One of their husband cars was stolen from there and many stolen cars are always parked there and teenagers are always around in the early am hours. People approach often asking if you would like to buy weed? They also have kids who often kick the washroom doors open and one of the kids who live near the office always has stolen cars parked there.
I wouldn’t recommend anyone to move in here. Our place was under uninhabitable, they refused to reduce our rent, let us out of our lease without penalties/fees, and kept pushing the deadline as to when it would be repaired further and further away. I have 3 small kids all under five. We had exposed wiring and our whole downstairs was gutted. We were never updated on progress of the repairs. We had to go check everyday and see no progress, even though all the supplies were thrown everywhere in our living room. We were quoted one week for repairs by the “property manager” meanwhile it took half a month. Also they never even hired an actual plumber. Maintenance came back to fix the pipes and couldn’t even do that correctly, my husband had to tell them that it’s still leaking and guide them on what to do.2/17 pipe burst and ceiling collapsed flooding downstairs completely 2/20 maintenance came to clean water out the apartment 2/26 no progress 3/3 sheet rock installed and walls still being painted 3/6 crew finished up around 4 or 5Also when you file complaints about neighbors no one gets back to you, but they send out notices for literally everything else. Make sure to check your unit for roaches & patched up wholes in the doors as well as water damage on the ceilings if you still decide to stay in these trash townhomes. If you have any issue make sure you make them state everything in writing and hand deliver it and get it signed or either do certified mail. Also get any information they tell you in writing and signed, because they stall and lie about everything. All they care about is getting rent and adding extra fees even when you literally can’t live in the place you pay for. Also the unit being flooded could’ve been avoided if the maintenance actually cared to do anything. They came and looked after initially calling them over and over. We saw that the leak had worsened so we called them again numerous times and no answer. This is all factual so I’d appreciate if my review is not taken down!Update: the pictures attached are the “repaired” unitTh a/c vent is not attached. There’s exposed wiring STILL. Outlets are hanging out the wall. It looks like a hour worth of work.
If I could give them 0 stars I would !! This establishment is very unprofessional , the ladies in the leasing office do not provided good information at all. I applied for this place & waited over a month and a half for an answer . When I did receive the answer , the company counted money that I was not receiving physically or touching in anyway as my income when it is not & due to that I was denied . Ms. Wendy had me sign a form & did not give me full information about what the form was for . She said it was a contribution form for my vehicle note that I don’t pay, she didn’t tell me what I was putting on the form would be put as INCOME, what I put on the form was not my income at all. Either way , steer away from this place ! I was denied for false information, & no communication was made from their end . I would constantly call for updates & I waited WEEKS. Never again , when I say I don’t recommend . I DONT !
I wish I could give them a zero. They had understanding for the disabled. Rules are in place for a reason. However, The ADA, allows for variation, to accommodate people with disabilities. No compassion or understanding. I wouldnt recommend this complex, even if my rent was free....
I have been here since 2020 and the first 3 year were great I miss Orion management very professional. Since Avenue 5 bought the property for financial gain, it has gone to crap. My car was broken into 3x in 2 months. There is NO Courtesy Offc. here the only thing he looks out for is the sidewalk leading up to his home. The gates are open 24/7. Traffic is flowing over from willowbend into here because willowbend actually has security patrolling. Apart from all of the at I was due a refund back in November. It’s January and I haven’t received anything. The construction team got their money, management and for w/e maintenance although they send the construction team to fix things maintenance is but that’s not my business. I have been as patient as anyone could expect in this situation but, the fact that I still haven’t received an update or a refund of my money I paid on time is ridiculous. The lack of compassion and professionalism is completely unacceptable. Please save yourself the headache and trouble because that’s all you get here. Let me say this now….. NO I WILL NOT BE REMOVING NOR EDITING THIS POST SO UPPER MANAGEMENT/OWNER please don’t ask Ms. Tanya to ask me it’s a NO now and it will be a NO then. Thank you for your time!

I WOULD NEVER LIVE HERE AGAIN! I’ve been a resident since 2021 and everything has changed since new management taken over . Heres a list: 1. The water pressure is horrible 2. I’ve been on the waitlist since i moved in for covered parking and received nothing 3. The gate remains open 24/7 and now recently my dodge charger was stolen in May and my other vehicle was stolen today 8/24/2023. We did have 3 stolen kias recover in our complex and this established DOESNT VALUE NOR CARE ABOUT PROTECTING THEIR RESIDENTS PROPERTY THEY ONLY CARE ABOUT GETTING THERE MONEY . 4. The cameras in front do not work. 5. Mailboxes stay broken into . 6 . Maintenance man towed my vehicle from a reserved parking he “claim” is his but HE DOESNT EVEN LIVE HERE .I do not even know how im going to get to work now since this happen. It’s ridiculous, do not move here unless you want your car stolen too.
I love the friendliness of the staff. They are always warm welcoming, all the way from the property manager Joe all the way to maintenance team. I put in a few requests and they were all done within a couple days. Both leasing assistants are AWESOME especially Ms.Natasha! She knew I was having a baby during this pandemic and I was really worried. She went out her way to give me a courtesy call to see how me and my baby girl was doing. I love it here so much I renewed my lease and would recommend others to make Park at Humble their home.
Lived here almost 2 years . The A/c was out for atleast half a year the first year. The power cut out out of nowhere multiple times , roaches everywhere for the first year and the pest control is supposed to come every three months and only came twice. The roaches barely disappeared when they came anyway . Waiting in the office to pay rent was horrible . Banging on the walls . Things being thrown at the window . People hanging out outside the window . HOTTEST SUMMER IN MY LIFE WITHOUT A/c . The microwave barely worked . The fridge stopped getting cold . The breaker box was confusing , the power was out in half the house then the other half and the next day off again . Maintenance looked through personal belongings looking to steal and barely spoke English . Dumpster was overflowed and nasty at times . Ambulance and police was there every other day. Bright drive thru movie theatre light was shining right through my window from neighbors across the way. Gate code changed and no one bothered to give us the new code . The door code on the gate was never given to us . Eviction notices like every other month even when you submitted forms .paint peeling off the tub. Floor boards coming up in the bathrooms after 2 months . Toilet was bad quality and leaned after a few months . Termites . Ceiling fan creaked and threatened to fall on your head and cause a safety hazard. Smoke alarms going off all day for no reason almost caused issues for work at home job. Stove top has issues working at times. Maintenance always around but seeming not handy when you need them. Water stayed hot for one bath barely . Tub drained halfway through. Water pressure was challenged. Thin walls. Ground level windows barely opened and when opened didn’t lock again . Two locks on door but only keys for one. Mailman was inconsistent and changed schedules randomly no notification. Downstairs ceiling fan shook the whole second floor . Advised to keep the blinds neat or face fine or eviction but if you barely touched them they tore up forever.
Id give less if I could. They said Id be approved, drug my application process for 40 days while constantly telling me they needed more info for my application, then telling me Id be approved, and I never was. They finally told me after already telling me I made enough, that I made too much. They said itd be fine, then they told me 40 days later I made too much when I only make nickels and dimes. Avoid this place at all cost. Management doesnt know how to function here
I have had a great 4 to 5 years experience living here. The management is great, they always find time to help you when you need Assistance and Maintenance done. Unfortunately I will be leaving due to the high rise in the rental, but other than that it was a great place to call home. I would recommend all tenants new and old to always have patience when dealing with management and the whole team. They do work hard to accomplish all the tasks that are requested. Everyone is friendly and all you have to do is just mind your business and youll be fine. No one bothers anyone at all, so its actually really great. All I got to say is it was great! #909
If I could rate this place a negative I would. This place I would never get an apartment. They literally half way fix things there is still things in my apartment that they never fixed from the winter storm 2years ago. The smoke alarm doesnt go off when there is smoke. The a/c is broke every other day like right now and there is a urgent line but no one ever comes urgently it is over 80 degrees outside suppose to get to 100 today and no one still hasnt come Ive been leaving a message since 4 this morning if no one comes today to fix this a/c like we dont have heat issues right now. I will be calling corporate or whoever because how is it urgent and no one at all has even come to look at it. These ceiling fans do not help cool off nothing. I have never experienced anything like this. Dont come to this apartment there is roaches left and right its ridiculous.
If i could put zero stars i definitely would. This place is roach infested. When we first moved in they claim that an pest spray was done. Clearly it wasn’t. I signed documentation for someone to come and do another pest spray but it was never done. It was reported two more times and never done. I tried to reach out to corporate but never could find the number. The roaches were so bad in the apartment that we were not able to eat or sleep. We have two younger kids that we were concerned about. This place is horrible and our neighbors are ok with the roach infested place. We packed up and left. I left pictures with dates on them & a letter. We were not in this place more than 2 weeks.
Originally I was good with the price, layout and office staff. Now, overtime they have shown me a huge difference. Seems that the management company and staff do not care one bit about the property or the tenants. The only reason they stay full is because desperate people with low income rarely ever care where that live or what they do to a community. The low water pressure is a huge issue, there is always loud children outside, guys hanging out smoking, trash in front of apartment doors and ambulance all the time. There is constant trash day and night at the dumpsters so I do not invite any one over, the parking in scarce and covered parking is always unavailable, you can never use the pool and fitness office after office hours. The maintenance team does not come out for emergencies or work orders when called, the manager Maria is disrespectful, the office team are not truthful and now I will not be renewing my lease. Low income is what they treat you like. My home is where I come home to rest and now I cant even do that. Im very disgusted with where I live and will never refer anyone to live here.
They really need to do something about these parking spots. They say parking is first come first serve. It’s not fair to those who actually live here pay rent have to come home and have no where to park. Then they’ll tell you to not park on the side because you car will get towed when we really have no choice but to! They really need to start having parking permits I bet once they start doing that we’ll have more space but too bad they can’t do that.
I sign up for alerts for apartment availability. My brother was a former resident so I like their apartments and property. I got an alert via email so I visit their office to find out more about available unit. I was told that the website is not always right and there were no units available but there might me one available within two months. They take my information and told me that they will call me back to give me an update on it. Never receive a phone call from them. I called many times but every time the manager is with clients and told me that she will call me back. I never get any call back from them. The management needs to work on their client dealing skills as it is very upsetting when you are not given a direct response and put on hold. :(
It is a horrible place to live. They never come check when you put a service report in. For example put one in like a month or two ago still have not come. They have a roach problem I cant tell you how many times I have put in for pest control to come spray and they havent. My air conditioning has broken at least 3 times now and I cant even get in contact with anyone to fix it. Fake wood cabinets, broken appliances, and TERRIBLE WATER PRESSURE. Run is all I can say you can find better.
Now, i feel like some of these posts are overrated, sure, i agree the water pressure was low at times but i remember the water company shutting off the water trying to fix the situation, that wasnt the complex fault, right?; yes i also remember a couple of rodents. my goodness, we lived near an empty field filled with trash and trees but between the pest control staff and myself i only dealt with them for about three weeks. i lived here for about eight years and never had a problem. we had a policeman on site to patrol the areas at night and im really not remembering a lot of this stuff im reading. i always felt safe and if it was not for me getting sick, i prob would still be there. in fact when i became sick and it was brought to their attention i was actually let out of my lease. Great manangerment and great team. i do miss living there.
Water pressure is HORRIBLE the worst Ive ever used. It s so aggravating sometimes I have to take a bath because it dont have pressure to go through the top shower head .. there pool is never open its only for display... dumb ass ppl dont know how to park straight basically taking 2 spots. They need to enforce getting towed for the idiots parking like morons.. so never any parking close by .. any way I love living here I just got to deal with what I said above.. staff is cool very nice
My husband came in today 7/25/22 to see about getting an apartment. The black lady in there, was soo rude and disrespectful. So much that he doesnt want to move there anymore. As possible tenants the lack of respect is not tolerable. If you do not like your job ... QUIT
I have been living here for over a year and I like it. Maintenance is really good and staff is nice. I love my kitchen! I was reading these reviews in shock because I do not have any roach problems. If you keep your apt clean then you shouldnt have roaches (my input). Only con is that alot of parents do NOT take care of their kids so they are running around and in the parkning lots. Also lazy parents send there kids to throw trash so you see the poor mainteance staff cleaning up after other peoples kids. I recommend living here.
Rate is reasonable, parking is way insufficient, and lastly, maintenance is acceptable. Walking distance to shopping, food, and 24hr gas station which happens to be one of the lowest priced in Humble regularly. Neighbors are often loud, cars bumping music all the time, and kids run wild without supervision. More trash seems to make its way outside rather than within the bins. In all honesty, the residents are mostly to blame for the rating.
I have been here almost a year. The new management and staff maintenance are great. I would recommend staying here. My experience has been wonderful. I have no problems and no issues. Thank you Park at Humble.
I lived here for 3 and 1/2 years, until i tried moving out they went against their own lease agreement and they are out to ruin your credit if you attempt to move from there property. The management added 2 more months onto my lease after my lease was up. They also put a broken lease on my credit when i told them that i was not gonna pay for those months. THANKS PARK AT HUMBLE I CANT GET A PLACE NOW BECAUSE OF MY BROKEN LEASE!
I recently visited this community first time, spoke with Asst. Manager Natasha Smith, very nice customer service made an appt. to Tour one of the 2bd 2bath. showed up for appointment Natasha Smith had to leave for an emergency I was told by Joe G. the Manager explained to him I was there for a Tour, this person had a major attitude Joe stated he was training someone he would have to lock the office up to take the Tour he was in a rushed hurry that is not the attitude to take with a potential Tenant. Make me feel uncomfortable to even come back or think of living in this community. From what I see the community is clean kept and in a nice area
Horrible parking, they allow people with huge vehicles to take up multiple parking spaces. Trash everywhere. They also changed the entrance, so now you need to have an app to even get past the gate! Oh and guess what? They only give the app to one person of each apartment, so if you live with other people, youll have to depend on them to let you in.
Tired of the trash everywhere. Great place before hurricane Katrina. Now they just let anyone move in. People driving through the wrong entrance constantly. Always someone new in the office. However I believe this staff has been here the longest. Considering moving.
If I could give them half a star I would. I’ve been living here for 6 years and I can’t find parking. About 4-6 people live in one apartment with 4-6 cars and were only allowed 1-2 cars per household. So when I come from work there is no place to park.
I would personally like the pleasure to thank the new staff management and maintenance crew for being exponentially professional...i highly recommend being a resident at this apartment complex ....i truly feel at home and the very vast majority of the residents are great people ....its an absolute pleasure to be a resident here...

WORST MANAGEMENT EVER !!Please do not waste your time or money with this complex. They drag along your application process and can’t even comprehend the correct way to fill out applications and have TERRIBLE communication with applicants and residents. I’ve had to fill out paperwork and miss time off work just to go up to the office because no one was answering the phone. That is highly unprofessional. Corporate has been notified and will make changes. Oh and don’t let me get into them trying to raise the price while still in the application process just to get more money out of you!! BEWAREUpdate: Called to check on application from compliance after 2 weeks it was supposed to be sent out. APPLICATION NEEDED TO BE CORRECTED AFTER MAKING CORRECTIONS TWICE IN OFFICE WITH MANAGERS PRESENT THEY JUST WASTE YOUR TIME. THEN WAS TOLD THAT IT WOULD TAKE 30 DAYS TO RECEIVE OUR DEPOSIT BACK.
I love living here. My apartment was clean when I moved in and maintenance is always nice and helpful. The office staff is nice too. I recommend these apartments to people all the time
Called multiple times and left numerous messages no answer. I applied never heard back absolutely crazy I WILL DEFINITELY NOT BE LEASING FROM THEM.... If it is this horrible and I am not even in a lease yet whats to say how they treat there tenants.
I contacted Parks at Humble inquiring residency here; the person who answered the phone was extremely helpful. I had many questions and they did not hesitate to answer all of them. From the customer service to the pricing I look forward to residing here in the future. I will definitely keep this place in mind when relocating to humble at the end of the year! Thank you!!!
Staff is very rude! Dont get sucked in! Pool is so dirty my daughter caught am infection and we had to call the health and human services on them. Beware of manager he is a racist!

First the apartments are nice....with that said Maria the manager and Benny the assistant manager are liars....they are racist and unprofessional.....we paid rent on time and never had complaints until they start showing up at my door 2 to 3 times a week about inspections.....Maria saw fit to yell at me infront of my daughters and Benny came smiling in my face while writing me up same day .... For whatever they could trump up....we contacted the management above them and she lied to us as well stay clear of get familiar with the haa .....on a sidenote: the maintance man is just the guy who cuts the grass he doesnt fix things just slaps paint or tape on them the parking is crap and the water pressure is a joke

Horrible management, rude manager and no parking at all. Someone died in my apartment before I moved in it was on the news and I asked these questions before I moved in and no info was disclosed.

The basic services are bad, they steal a lot from cars, the cameras dont work, there are a lot of spoons and ants. Ask why there are many car thefts in these departments.
Good place to live, it is quiet, and if you have any problem the residences technical service will respond immediately to find the solution and help you.
