Absolutely awful apartment building and management team. We moved there in 2021 and had a great experience for the first year until the new management group took over. The new team is rude and neglectful. We had non stop mold and mildew issues in our apartment and had to move out early with our two babies. Management claim the maintenance team took care of the issue because the work order was complete. However, painting over mold and mildew does not solve the issue, it merely masks it until it comes back worse. Our family suffered from breathing issues while we stayed there which have all cleared up since we left. On top of that major issue, the walls and floors are paper thin, you will hear every little thing your neighbors do and say. Stay far away from this apartment complex, there are others in the area that are far better!Other things to note:- Valet trash is a ripoff, you often have to take your own trash to the bins unless you want the outside of your apartment stinking. When they do actually show up, they leave trash everywhere, the bins get full and there is overspill everywhere with Vultures hanging around.-The fire pit and gas grills don’t get looked after and are regularly out of service.-Spiders all around the complex are a reoccurring issue. Like everything, the issue was half heartedly treated the cheapest way possible resulting in the issue not being resolved properly or appropriately.-Packages get stolen, and the management team also left packages outside by the mailboxes at Christmas while they were present inside the building. I knocked on the door when a member was inside to tell him to bring them in, which said person responded, “We’re closed, it’s not myproblem”.-Parking is terrible. There are not enough spaces for everyone and then they charge for covered parking. Regardless of covered or uncovered, each space should be designated according to the building number so you don’t have to walk half a mile to get to your apartment.
I just recently moved in and have had a beyond great experience thus far. I ordered some Amazon packages to my room and they came a few days before my move in date on accident, and they put the packages in my room for me. Very surprised and delighted at how nice and courteous the entire staff is.On my move in date, my flight got delayed about 4 hours, way past closing time for the office here. I called and explained my situation, and a very kind and phenomenal staff member, Zoila, offered to come by three hours after her shift ended to get me my keys and get me situated. I was not expecting this type of hospitality but it is very much appreciated.I would highly recommended the Parkway.
The walls are extremely thin. I can hear whole conversations in regular tone of my neighbors. Poor floor plan planning. Our master bedrooms are right next to each other. Other than that the community is clean enough. Have had several issues with valet trash though
The experience since we were looking was amazing. Beau has been amazing through our whole process. There was a few changes from our part but beau has been VERY helpful through it all. And the little touches to our apartment was so cute down to the keychain. Beau and another young lady (forgot her name, sorry) made us feel welcomed and part of the family. Definitely made the right choice. Thank you Parkway family ❤️
The tour was a wonderful experience. Beau was just great and was able to answer all my questions on the spot. The warm welcome and the follow-up were much appreciated. Planning a move is an enormous undertaking; even the smallest details matter. So If I have additional questions I am confident of Beaus help.
The POLICE are in this complex every week due to HIGH CRIME. Vehicles are consistently getting BROKEN INTO, tires are STOLEN off of cars, residents with PETS do not clean up after their pets there is animal pee and doodoo all over the property. I have had 6 packages stolen since i have moved in here. The gym bathrooms are never clean (this is why they dont show you the gym bathroom when you take a tour) and there is a train directly next to the complex that shakes the entire apartment (they dont tell you this either, you find out after you move in.)This complex has high reviews because what they do is the day that you sign your lease and move in, they ask you to do a google review for them. Of course you are going to give them a good review when you first move in, you dont find out about how terrible this place is until a few weeks of staying here.Look somewhere else, thank me later.
I have only lived here a few months, but the experience from start to finish has been great. The community is safe, quiet and pretty clean. Maintenance calls responded to quickly. The staff is awesome. Overall I like my apartment and am happy so far with the building. Won’t go to the third floor next time though…lol
All maintenance requests are always worked very quickly, the people of Club House, always friendly with an excellent attitude towards their residents.The maintenance staff, always very respectful, the maintenance of the property is always impeccable. We are not going to the property yet, it is recommended at 100 percent.Unique in size, the buildings that are on the side where the train passes must reinforce the windows more so that the noise is less.
Have lived here going on 2 months now and so far so good. Had a couple of maintenance problems and the maintenance team was prompt and did great 👍.On a whole the entire staff is great, Beau is awesome and awesome. I have never met a person who loves their job so much and does the best for each person assisted 😌
Beau is a whole vibe….. his customer service skills are phenomenal….from the greeting to the small talk to the exit he makes sure you feel welcomed, he gains knowledge about what exactly you’re looking for to make sure he points you in the right direction to find the perfect home just for you and your family. I appreciate and love people like that.
The Parkway has been absolutely incredible, for the past four months my 9 month old son and I have been living here. With the short amount of time living at The Parkway, I must say we couldnt be happier. Living here has been truly one of the best experiences Ive had in the Houston area. The office personnel are outstanding! Melanie and Roxanne are always so helpful these two ladies will absolutely go out of their way to make sure we are well taken care of. The property is beautiful and well kept, I feel so safe going out for walks at night. There is no doubt in my mind The Parkway on Westlake is the place to live.
I was looking for a place to move into within a couple of weeks and I applied online. Afterwards, I received an automated message about a tour. So I stopped in the next day and was greeted by Beau (who was great) and given a tour at the time slot promised. I was impressed with the service and apartment and decided to move forward.Well, the next day I was told my application was denied because of something on the application that was flagged. Disheartened, my son and I walked out and I thought oh well, wasn’t meant to be.THEN, Zoila, the specialist ;) ran out to my car as I was pulling away and said there was a discrepancy on my application and I needed to fill it out properly! So I did, got approved and within a day was able to prepare a lease to sign. I was so thrilled! Not only did she go above and beyond to help me, but she seemed like she genuinely cared about my move. Moving can be stressful and the process overwhelming, but Zoila, helped me get through the application process with such ease. I’m so thankful for people like her who care. She was also so kind to my four year old because she too is a mom. She is a blessing.
Had a tour here and the apartments are very beautiful and amazing! The customer service was amazing and overall the experience was just incredible. Beau really helped us out and did not leave out one detail ! He’s amazing!

Beau did an excellent job showing me apt, gym etc. He answered all my questions and provided all the information I needed making the process easy and the transition to the Parkway less stressful.
I will start off by saying Beau and Zoila are great. They have no control over my issues living here. The parking situation is horrible. It is so hard to get a visitor parking pass. I pay nearly $2k per month and cannot have overnight visitors as a result of the parking situation. Visitors are towed after 10pm. I have looked for alternatives and spoke with mgmt. They are pretty nonchalant about it. The mgmt did not really think this decision through. For this very reason, I will not be renewing my lease.
Beau was nothing short of amazing throughout our whole process. We were looking to get in quick due to an out of state move and he worked very hard for us making that possible! We love our new community here at The Parkway!
Beau, you and your team are absolutely amazing!! I toured this place with my husband and not only were we taken back by the apartment but also the customer service that was given. It was Beau who showed genuine excitement and care about not only for me and my husband but for the property and that made us decide that this was the place. During the application process they walked me through every step even when I felt like I was a complete nuisance Beau and his team showed great care and answered any question I had. I KNOW THIS IS THEIR JOB but we have all experience people who didnt care and would just go through the motions and this was not the case.We moved in and its has been the same experience. The first thing we seen when we walked in was a gift basket with a lovely note by the team and anything that I had a concern about or needed taken care of has been handled with the QUICKNESS!!! There hasnt been any delays and I honey dont have any complaints at all. Now lets be honest, this is an apartment and everything cant be perfect but when it comes to the staff and the apartment itself this is as close as it can get. Even the maintenance team is wonderful. The maintenance man (wish I had a name) not only fixed and cleaned what I can describe as a major issue (for me) but he left a lovely note and candy. I make it a big deal because its the little details that make everything great. I know some of you believe that Im going overboard and plain over the top with what Im describing but its the honest to GOD the truth. I have lived in a lot of apartments and this is number one in my book.I hope everyone is paid what they are worth because they deserve it and if they arent this company would be stupid.I can only see quality go down if management changes and new employees not caring. But please believe me when I say that I will be updating my experience as time goes on and I will let everyone know if quality goes down.
This job in my opinion was half done as the front door seal should have been replaced as it is very old, and my back door top latch still does not lock,However, everything was attempted to get done in a timely manner.

By far the easiest, most pleasant experience we’ve ever had renting an apartment. Zoila and Beau are the ultimate professionals. We were greeted by name - and they had never met us. The information we needed was delivered quickly and we were on our way to our apartment within minutes of arriving. The apartment looked brand new inside. What a great start to our new beginning in Houston!

The staff at The Parkway on Westlake is amazing. My son recently moved to this area and Zoila in the office was the best and most professional leasing agent I have ever worked with. She helped make the process go smoothly. We had never met her until the day my son moved in, she knew us all by name and so did Beau. I cannot say enough about the facility it is so nice and the apartment is beautiful.
The maintenance is done in a timely manner and the maintenance workers are respectful and courteous.I had a maintenance request for the recessed lighting underneath my cabinets to replace the bulb in it. They replaced it and not even an hour later the bulb went out, so I put another request in and they showed up within the Hour again to replace it.My overall experience has been very good!
I have only been here a month and had one minor issue. Zoila was amazing in helping me resolve it!

Shout out to our Parkway Apartments maintenance team! Since my first interaction, the maintenance team has demonstrated professionalism and expertise. I have requested a handful of various work orders throughout all parts of the day. Once I click submit, I receive a work order confirmation, followed by a call or email regarding questions, timeframes, updates etc. Response time is always fast and completion is almost always on the same day. Our maintenance guys are friendly, knowledgeable, reliable, and considerate. They always follow my access instructions and leave notes for review. This past week, I was not home while my work order was handled. When I returned, I found a few dum dums on top of my note! Kind gestures like these are not commonplace anymore, so I really appreciate it. If you happen to be home during maintenance services, ask questions! Our team is a great resource for understanding your residence.
Th property had a credit score minimum but did not disclose this info before I applied even after asking several times. Stole my money.
The office staff are friendly and help me and my husband with anything we need. the maintenance workers always get to the requests in a timely manner. the amenities are very nice and there are always food trucks and events hosted by the office. no complaints about our unit, it is a good quality apartment complex 👍🏻
I have lived here coming up on 2 years. At the beginning it wasn’t terrible. But after my first 3 months, it went downhill with not a whole lot done in regards to safety or security. Break ins, broken gates, valet trash hardly ever coming, shooting, and the list goes on. The amenities are hardly amenities as they never work (the sport simulator) or the gates to the pools (always locked or broken). Building 5 is right by the train tracks; it would have been nice to know before I moved in. Building 5 also had a ton of activity; the thinnest walls in an apartment I have ever experienced. You can hear fighting, partying, phone calls, etc. If there is an incident and you report it (my neighbor stabbed his gf) there’s nothing done about it and they didn’t even know about it. Parking is a literal nightmare you cannot find an open spot after 9pm. It’s all covered parking and they just recently strictly enforced towing but you can’t get a guest pass after 6 o’clock, and there’s only 6-8 guest spots at the front of the building.I had to put in 3 maintenance requests for my dishwasher and still wasn’t fixed correctly, air filters should be changed regularly but you have to put in a request for that, it just seems very tedious with all things. Not to mention you pay $25+ for valet trash and you’re lucky if they come (but will get fined if you leave it out and they didn’t pick up) on top of the hallways smelling like garbage. I have never once seen pest control and we pay for that, not to mention all the ants and roaches in the summer.It looks great on the outside but truly cannot wait until the end of my lease. My one star is probably for the office staff they have always been very friendly. They are trying but doesn’t feel very luxurious for the outrageous prices for rent as they increase significantly every year.

My wife and I lived here for 4 years. Was our first home together and couldnt ask for a better community. Never had any issues with the front office staff. Everyone was nice and respectful. Complex was kept up with and all maintenance request were fulfilled quickly. I would highly recommend living at The Parkway on Westlake!
This is a lovely property, very peaceful. I would have given a higher rating but am disappointed that management has not reached out to me after having trouble with the AC unit in my apartment cooling 3 separate occasions within 2 weeks. I have emailed but no reply. Maintenance responded quickly office staff are very polite and professional. I would suggest a thorough pressure cleaning.
Im not happy, the dryer still not working right., The management dont care. Im at a point where I hate that I resign my lease. For all the money I pay you will think they will be on top of everything. They not its a disappointment.
I have lived here 5 years now; first 3 years were amazing! Ever since then it’s been ok…this past year it’s been really bad. Multiple reasons! They say luxury living but all the luxury items like the pool chairs in the pool are gone, no pillows on the chairs, the pool stays dirty unless we complain, the game room’s sensor never works right, the fireplace makes a hissing sound, when the grills break the staff is slow to fix, and two pool gates don’t even work; for months now. There is always something broken! And we make sure to tell the front office but…still have issues.Again I’ve been here for 5 years yet they still decided to up my rent for no reason? I was receiving a teacher discount but they don’t offer it anymore? Their patio rules are ridiculous - I can’t have dog toys in my backyard for my dog? I got a $50 fine for having a bucket of toys in MY backyard…the dog parks fountain of water hasn’t worked for years.The crime here is the worst! So many people coming in after hours using the pool and getting into fights and doing drugs, and so many car breaks in.I recently resigned my lease for convenience but I’m regretting that decision very much so right now. Right across the street they are offering $200 cheaper apartments for the same size I’m living in. I pay way too much to constantly be having so many issues. Can’t wait to move! :)

Toured a few apartments on West lake Houston and really liked The Parkway. Went on a tour with Beau, he was very professional, personable and answered all my questions. Loved the amenities in the clubhouse including the golfing. It’s in my top 3.

I received my keys on Monday, from the moment I called inquiring, Zoila was nothing but gracious and polite. The staff here have truly been magnificent. My move in was easy and I was able to get EVERYTHING taken care of over the internet, so yes I rented my apartment before I had even seen it in person. It was spacious, clean, and well maintained. I appreciate Zoila for everything and would give her 10 stars if I could.
11/10/2023Update: Just recently transferred from a one bedroom unit to a two bedroom unit and I absolutely love it! Zoiya made my transition so easy and whatever I needed tend to in the new unit they fixed the next morning. They also made sure I had touch paint for my old unit! Thank you ladies and the maintenance crew they always come through on my maintenance request!The guys came in and fixed everything with ease! The only thing is I wish they would wear shoe covers when entering homes!
This is the first time me and my fiancé have ever rented an apartment and one of the ladies Alma has been such an amazing help ! we’ve probably called her 100 times in the last 2 days asking questions and every call she was very helpful and had a positive attitude ! I don’t think we would have really understood everything that comes along with being a new renter if it wasn’t for her help❤️
Toured this complex and the staff are great. Friendly, professional and explained their move in costs from top to bottom. It’s a lovely place, the only drawback I personally see, is they have a lot of fees. Example: a double pet deposit. One refundable and one non refundable. I haven’t lived in an apartment in years so maybe this is the standard everywhere. IDK

Love the place, never had an issue ever since Ive moved in. My fiance and I love the area, apartments are clean and people are nice. Everything is updated weekly or when needed through emails and staff is prompt. Zoila and the other staff Ive interacted with are very professional. They try to fix all the issues that arises when the community speaks. 👍
Jamie was very helpful in our search for an apartment at Parkway. Even though we chose to lease elsewhere only because of location, she was very welcoming and made us very comfortable. The apartments were lovely and very well kept.
I would highly recommend living at the parkway! I’ve lived here since it first opened in the summer of 2018. From the very beginning, all of the staff was extremely helpful, knowledgeable and nice. Melanie took the time to walk me through different floor plans and even gave me ideas of how to set my furniture up. The staff was consistently checking in when we had issues with the water pressure and constantly gave us updates to keep us informed. The maintenance staff responds quickly and the grounds are always clean and well kept. They offer great amenities and also host a variety of fun filled events. I am glad I made this my home!
Zoila is a constant professional and a 1st class worker. She listens to your needs and handles, them immediately. Definitely knows what shes doing and does a great job. I appreciate all the great updates and repairs she and her managers Jason and Lilly have made for my apartment I would highly recommend staying here.
The front staff and maintenance staff are great and friendly, but general maintenance is not kept up, there was a couple of people that were shot, and the gate is almost always broken (but to be fair people really just blow through it which constantly breaks it). The main issue is I just left about a month ago, and instead of sending a statement or bill or calling, two weeks after I had moved in I got a bill from a debt collection agency because apparently my deposit wasn’t enough? What’s worse is I can’t verify any money is owed because there isn’t an itemized statement or photos showing damage (and we left the place clean with no damage or furniture so I’m not sure why) because it’s through the collection agency. I have literally never posted a review of anything, but I wanted anyone looking at the apartment to be aware.
I moved in about 1 week ago and I absolutely love the spacious open floor plan. The staff and maintenance has been helpful which has made my move go smoothly. I know that no complex will ever be perfect or get to all your needs on time but so far the office staff and maintenance have done their very best with my move in request. Would recommend this apartment to anyone looking for a quiet, modern and very spacious living community. Their features such as the pool, pond, gym and clubhouse is on point and very stylish and invites you to take time out for yourself.
The crime here is crazy and there’s been nothing that’s been done to improve it. people have been shot here and my uncle’s car has been broken into twice as well having our catalytic converter’s stolen three times. the facilities are pretty good and the front office staff is okay, they can definitely come off as condescending but not really a big deal in the grand scheme of things. biggest problem is the amount of break ins and overall crime.

I absolutely loved living at The Parkway. There are so many amenities and it’s an absolutely beautiful community. It’s very safe and quiet and I felt safe at night because it’s so well lit. The management is kind and attentive. Melanie is always very helpful, friendly and knowledgeable. Maintenance issues get resolved in a day or two. They also put on so many great events throughout the month. Stop by and you won’t regret you did! I only moved out because I had to relocate for work. If I’m ever in the area again, I’ll definitely return to The Parkway on Westlake.
Wow! When I moved in with my family we knew the pricing was for the added client experience. We had a couple of hiccups when moving in during the transfer of property management but my expectations have been exceeded as of yesterday! 😊 our AC went out.....that sometimes happens...the maintenance team came and changed the filter and went about their day. They told my husband if the temperature in our apartment didnt drop by the evening to call the emergency maintenance number. I was sceptical when I heard this because in all the apartments I have lived in before..... you just had to deal with it until morning when this happens....I mean, where can you get a part after hours if they cant fix it ....right? So before I was even finished on the phone with the 24 hr emergency number maintenance was calling my daughters phone....A technician came back out immediately. He was pleasant and worked through diagnosing the root cause of the AC unit. Lo and behold it couldnt be fixed until the next day. But at this time....another technician arrives on scene...they brought in two mobile window units...to cool our home. And left with the promise to return this morning for the repair.....I have no doubt it will be fixed today.....If we were ever on the fence about staying another year....they swayed us last night. We slept cool and comfortable!
I’ve been living at The Parkway Apartments for about 2 months now and my expectation was a bit high for being in the job industry. They have met my expectations and exceeding some of them. Everyone offers a great service, from the maintenance team to the office, Zoila is very knowledgeable person and has helped me a lot. I definitely recommend staying here and you will not regret it.
I am so impressed with the staff at The Parkway! They made me feel welcome from the very first time I came to inquire about looking for a place to call home. Roxanne is absolutely awesome. She was very thorough and answered every question I had. Melanie is also very helpful and supportive. She sent me an email to welcome me and ask if everything was going well. The front staff is also very courteous. The floor plan is amazing and the apartment was very clean when I moved in and it is modern and spacious. I already love living here! This is hands down the best place Ive lived so far in my life!!! The customer service is AMAZING!!!! I recently moved in and my apartment didnt have a bathtub, dont get me wrong, the bathroom was GORGEOUS with an all glass HUGE shower, but me being a lady, I need a bathtub. I spoke with Zoila on a SUNDAY, expecting to have to call on Monday morning to see about a transfer. How about they had already transferred my apartment before I woke up Monday morning!!!! I mean I couldnt believe it!!! From the moment I filled out the application, Allison was a superstar helping me along the way, I dont have 1 complaint. I LOVE IT HERE!!! I want to send a huge THANK YOU to Allison, Zoila, & Jason for everything! If youre on the fence about renting here, run, leap and jump over it! You wont regret it.

I’ve lived at The Parkway for about three months and all I can say is that my experience has been a bit disappointing. My partner and I were super excited to move in to these brand new modern apartment homes expecting everything to go smoothly but since we moved in we have had issue after issue. The office staff is actually really nice but a lot of the times they’re not too informed on questions and have to ask other apartment complexes in their network to figure things out. That’s fine, I understand. Except...The first day we arrived we realized the microwave was not working. It took two weeks to fix because it was under warranty and they had to wait for them to come look at it. A few weeks later the AC stopped working... we spent two days with a giant mobile AC in our living room until they could fix it... again because the warranty people had to come look at it. The water pressure is abismal... we’ve let the office know and it has not been fixed. I put a video below of the sink... the shower water pressure is just as low! Let me just say that the maintenance crew is awesome and very helpful and in no way is this their fault. They do what they can to fix the issues quickly but it seems like the company that built the apartments needs to get their stuff together and makes the maintenance crews job hard. If your apartments are not ready... do not move people in! Simple. I would definitely think twice about renting here... at least until the construction is over. I’m hoping the rest of my time here goes smoothly and I can add stars as I go. Will update throughout my lease.UPDATEI added a star because they’ve worked with us to increase the water pressure. I still think people should wait until the construction is over to lease but at least they’re doing their best to fix the issues. I will continue to update.
I love living here because I feel at home! Mabel is so awesome, attentive and very professional! The entire office staff is amazing. They host the best events like Wine Down Wednesday and always take care of my needs. Maintenance, especially Fransico is amazing. He responds to any service request I have in a timely manner and always stays positive.
I love the Parkway! The apartments are well appointed and functional. The office staff, especially Liz, is incredible! They sincerely care about the residents and are always available. After a year and a half here I have no complaints!
The manager Jason truly goes above and beyond. I love living here. Its beautiful as it has a pool with jacuzzi. It has a library. There is a lake. All beautifully lit with colorful lights. More importantly the property is kept up very well. The townhomes are newly updated and they have everything you need.
My friend was going to move here, she asked to see the apartment prior to leasing so they allowed her to see a floor plan that they claim was the exact floor plan as the one she would be moving into and that her apartment was occupied. On move in day she signed the lease and went to do a walk through of the apartment and the bathroom didn’t have a bath tub as the model apartment did so she went back to the leasing office and told them of the error and boy did they give her the run around about moving into the correct floor plan although they did have an apartment available the problem was that the rent for the one available was listed at a higher rate then what she was offered so they kept saying they had to contact someone in corporate which was BS. The management didn’t have a care in the world about there mistake. Moral of the story she didn’t move there, and not to mention there was a shooting about 2 weeks ago.
In my search for a new place to live I was very impressed by all the images and the floor plan. But upon arrival to my scheduled tour the agent who was assisting us seemed very uninterested in giving us a tour of the complex.We chatted for about 2 minutes before she asked us when we plan to move in and thats when everything changed. I told her that we were not looking to move in right away and that we were still shopping around for the a good place. From that moment on she had zero interest in me or my girlfriend.After giving us some pricing she said that she needed to grab the golf cart and jetted off. We stood around the lobby unsure of where we could/could not go until she arrived at the front at which point she just motioned us to come outside. She proceeded to drive us to the model apartment not asking us any questions about our needs or what we were looking for. I had to literally ask her about everything. She was complaining to my girlfriend and me about how she had just gotten her golf cart back after however long it was in the shop.Once we got inside the apartment the agent didnt really sell us on the place, the unit itself is nice, but a lot of our questions were left unanswered. When we returned to the leasing office I had to remind the agent to show us the amenities. Yes, thats right, all those wonderful amenities that they have? She almost forgot to show us those. She spent about 90 seconds showing us the gym and grabbed our IDs as we were still looking around and gave them back to us and told us that we could be on our way now.Overall, extremely unprofessional encounter. I would definitely consider living here if it wasnt for the lack of professionalism displayed by their leasing agent. An issue like this surely stems deeper into the complex.

The water in the pool is so dirty and green with bugs and trash in the water. Not swimmable at all. There is no shade, pillows, or side tables at the pool. Trash everywhere. The grill appears as if it never gets cleaned, there’s old burnt food all over it. So sad, the parkway pool used to be so pretty.
Resort Living that’s your home... that’s the way I would sum up The Parkway.My husband and I moved here almost three months ago and I have to say it was a very good decision.Besides our beautiful two bedroom apartment we have a balcony ( my favorite place) that faces the well designed pool and walkways that make it enjoyable to walk our dog or just take a stroll through the complex. The staff here are always smiling and very friendly. We have enjoyed the indoor golf room, workout room, and watched Notre Dame play on the outdoor TV by the gorgeous pool! We really do love living here and plan on staying for a good long time.
I recently downsized from a 3br to a 2br apartment. Moving is always a very stressful experience for me. Zoila definitely did her part to make the experience as smooth as possible. She is very professional and was always helpful when I needed anything. There were a few pivots during the process, but she always called and kept me informed. She is a valuable asset to the Parkway staff.
Just put my 60 day notice in here. I have never lived in a more hospitality apartment complex! all the office ladies and managers here made me feel at home. i have lived here over a year and would be renewing if i didnt have to drive an hour to work everyday. never had any issues and if i needed maintenance they were at my apt. within a couple hours to address the issue.i will continue to recommend friends to live here as this has been THE BEST complex by far i have ever lived at.
I lived in the parkway for 2 years, at first things were good with old management once they left they gave the apartments to a management team that just didn’t care. After the winter storm last year I noticed a serious issue with silverfish, they were coming out of the air conditioning vents they were all in my bed, I killed multiples all over the apartment it was so bad I had to move, because calling pest control was doing nothing. I believe a pipe burst due to the storm. And before moving out water was dripping from the sprinkler system in my unit, I’m pretty sure that’s why the silverfish were coming out of the ceiling. And when I called to report this issue and others the office would never answer the phones. These were nice apartments but the silverfish and a shooting and two people getting shot and management sending out falsified emails pertaining to the shooting that was so disheartening towards the tenants and overpriced rent was not worth staying another year. I do not recommend these apartments.

Great place to live!! I’m enjoying so much my apartment, it has everything I need, it’s nice and quiet. Management is great, always taking care of their residents. I highly recommended this place, ask for Zoila, she will go above and beyond for the residents.

Mabel and the front office staff are always attentive with minor needs and handle concerns promptly. The amenities are always clean and the maintenance crew responds to repairs very quick. Our A/C had an issue with the condensate overflow and after a quick phone call, maintenance was at our place within 20-30min.

I really love this apartment and this location. The property is beautiful! The staff has been helpful and I love the floor plan that we live in. We have been living in these apartments close to 1.5 years and renewed bc we have yet to find a floor plan like the one we live in.However, we can tell our apartment and the appliances was poorly made and things are starting to break one by one, more often.First, our washer started to vigorously shake so much that it turn and wiggle out of the laundry room. They tried to “fix it” 4x until we finally demanded a new one to be put in bc it was damaging the wall behind. Next our ice maker works on and off. They finally brought in a new one after calling about it multiple times. Our toilet seat is loose and not attached properly to the floor . It seems as if it was just glued on the floor and now the glue is wearing off. Just recently the knob to our laundry room just came out after just attempting to open the door.Wasps are a big issues right now. We are charges a pest fee monthly so I don’t understand why this is an issue.We understand that these things are not of emergency. But we expect that if we are living in a luxury apartment, paying close to $1,700/month for rent, that the actual units would hold normal daily wear. And we know that recently management have changed and it’s taking a while for maintenance request to be done. But we having regular breaks in our apartment unit is starting to really frustrate us and we are not priority so it’s taking sometimes a full week for some of these request to be filled.
If could give this place zero stars I would. I moved here with my family. Normally, I would read reviews first. So around Thanksgiving 2022 i was a victim of a crime, and I didn’t have all the rent money. I emailed Lilliana letting her know what was going on with police report documentation.She tells me everything would be fine. When I had the balance Lilliana refused the money. Even though we were still well within the month of December, I was told i owed an extra $2300 for the month of January and eviction fees. I collected the requeto the office. I was told I owed another $487 on top of the $4k+ I already had. She gave us an hour to come up with the money. I went to a church to get the remainder of the of the rent then I went back to the office with all of the rent and a $500 pledge. The office tells me they can’t take a pledge. I need cash. Do you see a pattern? I called the court and they told me the eviction was filed only three days earlier. Lilliana and Jamie will lie.She only wants to steal your deposit and rent to the next one. And the reason I didn’t have all the rent was because they had my car towed. No signs or nothing. You have been warned. If you wanted to ripped off and have your credit destroyed, this the place for. If you want to be homeless by all means move here.
Absolutely happy living here! From the first time we came the office staff was very friendly! Devin was amazing! He showed us everything and was very diligent with our application. The amenities are very good and well maintained. In general we are very happy! This is a good place to live!
I do not usually write reviews of apartments because I feel everyones experience is relative. However, I felt compelled to leave this because I went to 2 different apartments right across the road from each other and my experience with The Parkway was so pleasant that Id pick this complex based on my experience with Melanie! She was thorough in showing me the grounds and apartment and was very kind, patient and courteous. I must say after seeing 4 apartments in 2 days, this place by far hits the top of my list! Thank you Melanie for your kindness and Mr. Fein for creating such a beautiful property!
Apartments are great only complaint I have is that there is not enough parking and the parking spaces are very narrow
The amount of crime that goes on here is ridiculous. While living here my truck has been broken into twice, 2 people were SHOT in February here, and my truck was stolen last month. Their gates are broken all the time which just lets anyone come in whenever they want. They have security but that hasn’t helped at all. The security left at 3am my truck was stolen at 4am. At this point we don’t even feel safe living here anymore! Would not recommend moving here
I was visiting a friend that lives in these luxury apartments and I was really impressed with the property. Decided to visit the office to inquire about a 1 bedroom. The Staff was very professional and knowledgeable. Would like to also mentioned their personality was off the chart. As soon as I make my decision to relocate to Humble, this would be the the first place I would apply.

Ive been at The Parkway since new...management has changed and while I dont think anyone could come close to the original FEIN crew, the new team seems to be making an effort. Alison is incredible, she really makes an effort to get to know residents and does whatever she can to make The Parkway a great place to live. The new maintenance team is great, knowledgeable, and gets things done ASAP.
Love this place! The only issue I have had is the loud train right outside😒 but I used to live next to a gun range so luckily I am used to it. All my neighbors are sweet.
So far I havent had any problems with the property and management but I would like to suggest that residents be held accountable for the way they discard their trash in the dumpsters. I live right next to the dumpsters and its always an eyesore to see the way people just toss their trash around instead of putting it away properly
My family of 5 has been living here for nearly a year. This place is outstanding in every way— luxury apartment living at its finest. The office staff will bend over backwards to help all tenants. The service is incredible. I’ve needed a couple of things repaired by maintenance over the year (just a light fixture, the bathtub drain thing, and a small work order for the pool’s hot tub), but that’s it, and the issues were immediately resolved within 24 hours. We enjoy the cozy modern fire pit on the huge pond, the always-clean property, the big hot tub by the beautiful pool (seriously, this pool is incredible... like we are at a 5-star hotel on a vacation), the fun ping pong table, the simulated golf practice room, the instagram-worthy modern library (unbelievable; what other place has that!?), the brand new gym (it even smells amazing in there) with all new gym equipment and an adorable children’s area so moms can work out alone while children are safe, fun walks to their large modern dog park (you’ve gotta see this thing: my children want to walk their stuffed animal toys there because it’s so fun), and all The Parkway’s fun parties. The valet trash pickup at our doorstep is spoiling me! It’s heaven. WHAT IS WRONG WITH PEOPLE FOR GIVING THIS PLACE 1 STAR?? I think they just like to cause drama. This place has been truly amazing. I saw some people have mentioned the water pressure was low. It was a little low in the kitchen when we first moved in last year (2018), but the issue was resolved. So... I think my favorite amenity is the super cool modern library with the Starbucks coffee machine close by it. And the fantastic pool. And our pretty patio. And the granite counters. And our huge garden tub in our 2nd bathroom. Too many to name; I can’t list them fast enough. I’ve told my parents to hurry up and move here, but I might retract that based on the premise of not wanting an Everybody Loves Raymond situation.
The exterior is nice, but the interior is cheaply put together. The kitchen and the shower, in my opinion, are the Only upgrades. I wouldnt consider these apartments luxury, but they have awesome community features. The blinds on the sliding door are for those old school apartments - For these to be brand new units, my unit was poorly done. Instead of the manager moving me to another unit that was error Free, they decided to fix the issues- it took 2 weeks. The concrete to building is dirty/ stained even the stairs ( needs to be pressured washed)The flooring in the unit was stained and lifting; you were able to see where the sheetrock was cut( wasnt enough paint on the walls to cover); bathtub had a safety issue, - doors cracking and paint chippings- Oh my! - These things are fixed, butI wasnt able to move in because of the fumes and there have not been any adjustments to my rent.The staff is professional and friendly but has a lackadaisical approach to certain things. It took 20 days for me to get a signed copy of my lease.The area is quiet.To get out of your lease is over 3000k plus you are responsible for the 1400 reletting fee. (Trap) its A month later and I havent official stayed a night there. My spirit is uneasy knowing that I am paying for a unit that I dislike. Fein is a great brand, but if corporate knew about some of these issues, it would be a disappointment.Normally, I wouldnt write a review, but I felt that it was needed.
My family and I have been here for about a month now. Great place to live. Very quiet and clean. My wife loves this place. If we have any issues or need maintenance done around our place. It will get resolved right away. The staff here are amazing. Always willing to answer any questions you have.
Absolutely love this place. The office is extremely nice and do not make you feel like a bother when you have questions or maintence requests. Maintence is always completed as requested. The rooms... love love love how much space the 2nd room has in the townhomes. The closet space is great and love the shelves. We moved here from our house in FL and I don’t feel like we downgraded at all. Water pressure is a little off but mostly only effects us at night, other than that I love this place and the activities that they host. The pool is awesome as well, very resort style. We are one month in and love it.

You have to pre plan overnight guests. When trying to register a guest to park overnight spots arent available. Their parking registration system seems set up to make money for the tow truck company that services the property. The staff also lacks diversity.

I just moved to Texas from Los Angeles, this is a new environment for me. I came across Parkway on Westlake, the front staff Mrs.Allison, Ms. Lilly, and Ms. Zolla have literally been my Charles Angles since Ive moved out here they become my family and I thank them so much. It is one of the best apartments Ive ever stayed in.
Alison was fantastic. She was alone working on Sunday with a steady line of people coming in. She managed the situation very well all the while with a chipper attitude and a smile on her face.
There was a whole shootout here last night. I understand that bad things can happen anywhere but there seems to always be cars broken into over here. Dont get me wrong the apartments are always clean and neat but I dont know why they havent hired security here lol. For the amount of rent that the residents pay, security should be easily affordable. The rent here is wayyyyy too high to be honest. They need to lower the price of rent because this has gotten out of hand. 2-3 people injured with gun shot wounds, come on now.
Amazing living community. Couldn’t ask for a better now place. The Maintance team is top notch also . Allison takes care of all issues right away and is just an awesome person to work with . If anyone is looking for a place to live then look no further.

Spider / Bug problemsThis place has a major spider and bug issue. I have complained to MGMT multiple times about black widow spiders, eggs, and webs around my townhouse. I get told the same thing every time......the pest control comes on Fridays. The have done nothing to kill the insects, remove the webbing and eggs etc. I finally had to buy a pressure washer and wash the patio and front entrance because it is that bad. The pool area was so bad the other day, I had to complain to a maintenance guy walking. There was so many dead worms and bugs in the pool we decided to leave. I have personally spoke to the Manager about this issue and after a year here, still nothing is done about it. Makes me wonder what I am paying a pest control fee for every month if nothing gets done about it. You can walk the community and see this problem evident in all buildings, stairwells, and common areas. Im not sure why nothing is being done about this.

Been living here for about 3 months the office staff is okay but the property it self has a lot of flaws, had the maintenance come to my apartment about 3 times and every time he does a slap a band aid fix on the problems in my unit, the grass has a lot of dog poop and they’re is also super loud vehicles in the parking lot. The apartments are built cheap you can clearly hear what the people on the other side of the wall are talking about loud thumps can be heard from up stairs. Just a fyi for anyone who is interested in moving it.

Absolute Best Townhome living on this side of town. Great amenities! I feel like Im on vacation everytime Im at the pool. The firepit is a great place to unwind and let the stress of the day go! Office staff is 100% top notch and 2nd to none!!!
The Parkway has been a great place to call home. The staff is very friendly and they are always willing to help. The amenities they offer are the best in the Humble area. Even better than the surrounding sub divisions club house/ pool areas.
The parking is horrible and there aren’t any rules in place to rectify the situation. They say they have towing enforced but honestly that does nothing when it’s still vehicles that have no tags or aren’t registered can still park in the areas that people who actually live there and pay rent have to park. Had I known this before I wouldn’t have never moved to that complex. it’s irritating having to park by the front office almost every night.

Been living here for three years as of lately the Apartment complex is filthy and when you make a complaint to the office they do nothing more but tell you what you wanna hear just to get you out of the office but absolutely nothing is done about the complaints and how poorly kept. the apartment complex has become. Would not recommend

The Parkway apartments are the best in the Atascocita/Humble area. The apartments are clean and modern and have a upscale feel to them. I toured 8 different Apartment complex’s in the area and The Parkway was by far superior. You get way more value out of your monthly rent than anywhere else. Valet trash service , state of the art golf simulator, billiards and a gym you would normally pay $50 dollars a month for a membership. Did I mention they also have classes for yoga and HIIT at no additional cost? The pool and hot tub is phenomenal, you would think you where at a resort somewhere. there is also a lake to fish for the kids stocked with bass! If you want a garage or a parking space assigned to you ... you can also have that at little cost per month. Mable and Devin where the best leasing agents I’ve ever had. Any question you have they will get the answer for you no doubt. The location is very convenient located between beltway 8 and FM1960, but just far enough where you have peace and quite.

If your looking for a great place to live this is not it. We have had our cars broken into more then once and the front office won’t hire a security guard because it cost money. They don’t care about the safety of the residents.

It was very nice however the 1bedroom was much smaller than what I need amd they wanted same amount as where i am now.
