Gwen is very well connected in the community and knows the area better than anyone that I know; she brings a high level of commitment and integrity to the table that I look for in a realtor!

I have used Key Realtors for both of my home purchases. Gwen has been very reliable and always on time to all of our house viewings. She explains the home buying process and is very patient. She has tons of knowledge in the industry and works as a realtor/broker full time, she always kept us updated as soon as she received any responses from sellers/buyers. It’s a stressful time buying a home but she makes the process easy and understandable.

I really thought I did my due diligence with researching Houston property managers (PMs) but I failed. I trusted Gwen and her company with two of my NEW CONSTRUCTION properties for one year. I vetted her out from a list of nine or ten other PMs and what made me go with her: 1) phone interview with her office manager who was patient and answered all my questions plus she bragged about having clients with multiple properties under their management that was reassuring because if a PM company has repeat customers they must be doing something right , 2) her price at the time $95/unit flat rate which was the second cheapest management fee of all the PMs I interviewed, 3) that they weren’t a big scale company that manages thousands of properties and wouldn’t have time to dedicate to mine, and 4) Gwen is also a realtor. 5) Lastly at the time they had eight 5 star reviews. Now it’s 4.8 overall from 28 reviews on Google. Yelp is average 2.5-3 stars. But no Yelp reviews were available when I was searching.The GOODWhen I needed her to go out and handle for example the blinds being installed she arranged to make it out to my property to allow access for installation.EvictionsThe BADWhy for a one year new construction one of my properties had a revolving door of tenants. A duplex with FIVE tenants within ONE year. I was told their screening process was thorough but how if I get a hoarder who broke the lease early, a non-paying tenant who damaged my property and did AirBNB which was not allowed, a tenant who randomly abandoned the property without notice after months of paying on time, and then the two tenants who remained after I sold my property. I heard through my realtor that the last two tenants had BOTH complained when they moved in their units weren’t clean. How? This was one of the questions I asked and I was assured their turnover service in between clients includes cleaning.My other property I had a tenant stay for the full year. It’s a single family home. However midway through the tenant had issues paying rent and had to go on rental assistance. Luckily that came through and tenant moved out after lease ended but left the place in terrible condition. Holes in walls, tile damage, clogged shower drain, yellowing of toilets, water damage in laundry room (probably had installed their washer and dryer incorrectly). Pet urine and odor.I told my PM no pets because these are new construction properties. She advised pets on a case by case basis but never informed me which tenants were approved with pets. My realtor informed me one unit of my duplex prior to sale had pets. So imagine my surprise thinking it was just my SFH who had pets and that was due to receiving medical clearance for a pet companion.Responsiveness wasn’t great. Emails went unanswered and more than a few times I had to resend a second email for follow up. When my realtor wanted to collect the keys, she was advised one of the units didn’t have secondary keys, only what the tenant has. How? When locks were changed in between tenants why didn’t the PM secure a second copy of keys?I wasn’t kept abreast of prospective applicants and Neely signed tenants. I had to inquire on multiple occasions the status of my vacancies and activity. Lastly with maintenance issues I wasn’t kept informed. Instead of her to alert me she went ahead and sent out her people for issues that warranty could have covered. Again these were both new construction properties! But I had to come out of pocket unnecessarily and she did not offer to reimburse me for her mistake. For other maintenance issues, for example door repairs they were either never addressed or it took an extremely long time for her to handle the issue. She blamed it on not being able to get ahold of her contractors. If that’s the case why not outsource it to someone else or hire someone outside of her network to ensure the job gets done.Choose another PM!

Key Realtors made this whole home buying process so simple. Gwen was able to answer all of our questions before we were even asking them. My wife and I could not have done this without her. From before we even started the process until closing, she was there every step of the way.

After moving out of a rental property, I received the Itemization of Security Deposit report along with a check that was significantly less than the security deposit amount. The charges/ deductions were ridiculous. The report stated that the conditions were beyond wear and tear.I was charged $450 for ruts in the yard. I took pics of everything inside and outside before leaving the property. For Key realtors to just charge or deduct without verifying is beyond me. I even requested to see pictures/ proof of said ruts in the yard and still have yet to receive them, if any.I was charged for damage to sprinklers. 1.) I was not aware the property had sprinklers. If the property had sprinklers, Im not understanding why the grass was so dry and brown as much as it was 2.) I was charged $100 during the lease for someone key realtors hired to do yard service because I didnt cut the grass that month. I was fine with that. Hadnt been there at the property much that month and grass needed cut. So, because there supposedly was a sprinkler damaged, I was charged for it when there were other people or contractors there coming and going as they pleased when I was not present. I even communicated with key realtors that the doors of the property would be unlocked or even open when I returned from business trips and nothing was done. Even pulled into the driveway to see some strange sewer company van sitting there. Key realtors expressed the sewer company did random, monthly visits. I only seen that van once during the duration of the lease. I requested pictures of the damaged sprinkler or just a picture of the sprinkler that I did not know existed. Still have yet to receive that.I was charged for patio blind replacement. Those blinds were damaged/ not properly operating when I first moved in.I was charged for replacement door hung on patio. I asked for clarification of what that means or is. I have yet to get an explanation.The conditions that I was charged for were definitely not beyond wear and tear, they were minor repairs that could have been done if key realtors would have sent someone each and every time I requested maintenance/ repairs at the property. The conditions of the entire house are obviously beyond repair because Ive requested maintenance several times on different issues. Either the requests never made it to the home owners (who lived next door) or the home owners refused to have repairs done or make adjustments.I left that house in same condition as when I moved in. It seems that I was charged for the owners responsibility or lack there of.When I needed repairs or adjustments at the property, key realtors and the owners were slow to move their feet or didnt do anything at all, but when the owners saw something they didnt like from next door like a car parked on the concrete slab next to the house, they were quick to make a complaint/ request for the car to be removed.Seems key realtors only offered service to one side.I would not suggest using this company.

Begged for two weeks to see a property someone else got in their application before me Gwen had an attitude showing me the property they already had an application in before mine and still let me do my application and took my money then Gwen dodged my phone calls knowing she already sold the property then told me to call the office and the lady had an attitude told me the property was sold then I said what about my application money she said oh well I havent ran your background yet so I guess I can mail you a check back so they were just gonna keep my money argued with me and was very disrespectful when I was just hurt because I was being avoided when I was excited to have a place for me and my daughter very hurt and so upset I dont care if this review makes them keep my money
