Ive lived here for 8 years. If you asked me to post this a few years ago my response would be very different. I have seen that the newest management company actually cares. After being in such disarray for many years I understand it takes time for everything to get taken care of properly. This new management is obviously putting alot of money into the property which was desperately needed. The office staff are all very professional, and help with all of my concerns or problems. Maintenance actually fixes the issues. I had to call maintenance at almost midnight on the 4th of July for my AC and they were here within an hour. All of my neighbors are also very happy with the new owners.
I have experienced a few bad tours. Today, I toured with Joshua, who was so helpful. I am looking to move at the end of January. He took his time and answered all of my questions, very patient with me ☺️ I’m sure I will be great living at the Mustang on the Trail.
An infestation of roaches to the point where it make you want to move and leave all your belongings. Two friends has moved because of this issue and maintenance staff dont take the initiative to rectify any issues if they see it. Too embarrassed to add photos at this point.
Living here has been the most loving experience i ever had, Joshua and the rest of the staff were not only respectful, but give best advice when it came to size of apartment that would be better for you.I would recommend anyone to live here.
Love the Property and Rent prices. Joshua the leasing agent was very nice and also helpful. He showed me 3 different floors plans just to make sure that I was confident in the apartment I have leased. Mgr was in a meeting but she was nice enough to step out of her office just to introduce herself and make sure I had water or if I had any questions about the property. 9 out of 10 if you are looking for efficiency and a quick response.
Customer service 8 out of 10 the property manager Alex toured my gains I . She was Very know and knowledgeable answered all of my questions with honesty and a smile. I was a little discouraged about the WiFi but the price is worth it. If you want to move in faster she will make it happen.
I had a bad leak in my ceiling Sunday night . I called the emergency maintenance. They were at my apartment within the hour . The staff was very friendly and helpful. My ceiling was repaired the following morning. New management fixes things without charging like the other company.
Okay I am going to do my review from outside looking in since I dont live there I know theyve done some remodeling but I hope theyre not done, because all of the balconies should be done like some of the top ones. Just painting the bottom ones they look like crap. They need to do what the Oaks Apts. did & 3700 Kingwood Dr.

Joshua is an excellent worker. He did all for helping me, but the administrator is a disaster. I wait almost one month to received a certain answer. I lost time and money. I dont recommend it.
Chained and locked the sidewalk gate shut instead of just fixing the hinge, and painted my patio (getting paint all over my stuff because I had no notice to remove it) the DAY AFTER A HURRICANE while none of the residents had power. If I had power I might’ve been able to circulate the paint smell out of my unit. No one has cleaned debris, checked on residents, anything. But they want to “renovate” during an emergency. Ridiculous.
The place is nice. But also roach invested, we are spending a lot of money now to get rid of them. Other than that spacious and nice
Neighbors keep doing drugs. Management doesnt do anything. Its supposed to be a family apartment, but they keep asking whats that smell. It comes in through the vents to my place as well
I do not even want to give the new manager 1 star… worst customer service I have ever dealt with … she lies and debates all issues .not only do they charge me a fee to pay my rent they charge me every month pest control fee and do not help me fight the roaches .. manager set me up for a full cabinet spay .. I emptied my cabinets to prepare for the spray no one ever showed up when I told the manager she said I refused service … lie . I have been battling roaches way too long and she even said that was apartment living … so if you live here be prepared to pay a fee to live with roaches oh and btw the washers that they maintain have roaches in them
Its terrible. Im living in this apartment complex. Before they switched to another management company, it was safe and okay. But now, after Mustang on the Trail took over, my apartment has been broken into, and the front gate is always left open. I called the police officer, and he also said that recently many burglaries have happened in this complex. The officer also mentioned that he cant believe the front gate is left open for everyone.
I was informed they would now be charging $40 just to pay my rent with a card via the app. However, there is no fee for paying with cheque in person. This is a change that was implemented by the new owners.Trying to get a straight answer about parking has been a journey. Multiple emails to register your vehicle with iStall have resulted in website errors, rendering it impossible to register your vehicle. While they claim they are not towing at the moment, I fear I cannot trust this as they have not kept us updated on the parking situation. They have also not applied the extra amount that I have paid for the covered parking, which was registered months ago, to my online account. It is sitting as a credit.The website states they are open until 6pm. However, when I called to get an update on an issue I was having (no hot water) on Wednesday around 5:40, the office phone number went to their voicemail. They did however send a site wide email around 6pm the same day stating that the City of Houston was working on restoring gas services.
I lived here for over 2 years. It’s not a newer complex but it was in my price range. I thought you get what you pay for. In the time I lived here there were 5 different management teams and the last team literally stole money from residents by not assisting them with providing a method to pay their rent then telling them they had to pay a late fee. They also towed my daughter’s car when she had a valid tag on the car and I had to pay over 300 dollars to get it back. Trust me keep scrolling.
Lived here for a year. Forget about getting any help from maintenance if something goes wrong. You have to badger them every day to get help on something. I had a ceiling leak in my apartment that was eventually fixed, but they never came to replace the ceiling that was ruined with a large crack going all the way across it. When I moved out I was told I would be getting my deposit back and that my apartment was left in immaculate condition from when I moved in, yet a few weeks later was told it was a mess, they cant get the smell out, its in horrible shape, and everything needed to be replaced.I never saw a single roach or had any break ins happen to my car like others have had. However, I would say avoid this place.
Don’t live here!! They are in some sort of a deal with tow a tow company, ALPHA WRECKER SERVICE. My son had his car towed late at night. He had a tenant parking sticker on his vehicle, and they still towed it. When his dad got to the tow yard and pointed out the sticker. Their response was, “it was dark, they couldn’t see.” So, now that they have admitted this, they still charged over $300.00 to have it realized. This behavior with this tow company has been going on for years. My car was towed, even though we went to the office, as soon as we got the car to get a sticker, that was on it, they towed, and again charged! They haven’t done anything about this in years, knowing the oldies with this tow truck company. If this has aired to anyone else, please let me know. I would love to add you to my small claims court filing.
Absolutely do not move in here, it will be the start of your nightmare. It’s hard to imagine, when I asked the management for help because I was robbed, their first words were: ‘Have you renewed your contract?’ Then it was: ‘Sorry, we can’t provide any assistance…’ The current apartment management is like vampires, they only want your money and don’t care about what you need.
Wish I could give this place negative stars. Maintenance is non-existent and the leasing agents are beyond negligent. Vehicles towed twice for no permits when they didnt issue them in the first place. Had a folding door almost fall on my child because of poor maintenance on my apartment. Put in the order and never heard a word from them. I would advise anyone wanting an apartment here should think twice. They do not care about their renters.
Edit: I wanted to give a proper update. Ms. Gonzalez at Oak Leaf and the new manager on site were kind, apologetic, and have since resolved our issues. Im grateful they assisted me in a proper and professional manner.I sincerely wish giving 0 stars was allowed because I would, without hesitation, give them just that. I highly suggest that you do not select this apartment complex as your home. The people in office are unbelievably disrespectful, uncompassionate, and unapologetic. Dont expect quality customer service, nor ethical or moral interactions with anyone in office, more specifically, the manager. The apartments themselves are beyond disgusting. Expect numerous amounts and all sorts of pests coming from the floor, into your food pantry, kitchen, dining room, bedroom, bathroom and all over the walls and ceilings. You can also expect your move in ready unit to not be clean. Additionally, upon move in, we encountered a foul smell in our unit as if something was rotting in the walls, so you might encounter that as well. We have been living a nightmare dealing with Woodland Hills Village and the lease, and I would not wish this disaster on anyone. This place simply is not worth your money, emotions, time and its definitely not worth placing your health at risk.
New owners (mustang on the trail) are just as trash as the old ones. They will rob you any chance they get with extra charges. Roaches in multiple units, people dont clean up after their dogs, terrible interior paint jobs, parking stinks, power goes out often and some of the HVACs are so loud you have to turn your tv up to drown it out. Sad they can get away with even charging for this place.
Disgusting place to live. holes all over the walls that literal BUGS crawl out of. i promise that every apartment in this complex is INFESTED with german roaches. last time they sprayed for bugs they told us wait 4 hours. i got home 6 hours after that and had a full blown asthma attack from the amount of chemicals they used (inhaler couldn’t even help).EDITThey never sent me anything to tell me i owed anything after moving out. they sent me to collections and overcharged me for a broken door, which i had emailed to ask how much it cost to replace WELL before i moved out. they said $65, then charged me $100 after moving out. when the collections company reached out to them to correct it, THEY REFUSED, so i had to pay $100 anyway. i also had the same experience as Gina when i first moved there. alpha towed my car that very visibly had the parking pass on it. i was able to get my car back without paying but i was at the impound lot for 10 hours and missed my shift at work. woodland hills was absolutely useless in helping me get my car back, every party claimed it was out of their hands. they are the most downright disgusting people i’ve ever come across.
Overall, my Husband and I have really enjoyed living here. We moved here from really expensive luxury apartments in the Forest Cove area, and honestly, weve liked it better here at Woodland Hills. We are living in the larger 1 bedroom apartment on the 1st floor and personally, I think its laid out very well. It feels cozy. I will say weve had a few issues though. When we moved in, our apartment wreaked of smoke. We complained to the office and they did several different treatments before we realized the smoke was coming through the air ducts from our neighbors (who were not supposed to be smoking indoors, as per their lease contract.) Management dealt with it, and the neighbors ended up leaving. Weve also had a few issues with maintenance taking several weeks to respond to issues; our freezer went out and it took about two weeks to get anyone to fix it, and our drains were clogged which took several weeks to fix as well. Our biggest complaint, however, would be the assigned parking. I love that we have assigned spots, but that hasnt stopped people from constantly parking in our spot. Id say about half the time, when we get home from work, someone is in our spot and we cant report it because the leasing office is closed. Luckily, we live very close to the leasing office, so its not a huge inconvenience to park in a guest spot, but its still frustrating to not be able to park in a spot we technically pay for. BUT, the apartments are quiet, leasing office staff is friendly, and we are very close to work, so the commute is easy. Overall, we like it here. If youre looking for high end apartments with perfect amenities, you wont find it here. BUT if youre a newlywed couple trying to save up for a down payment for a house and you just need a safe place to live and decent amenities, quiet neighbors, and friendly staff, I highly recommend Woodland Hills Village.
Our car was broken into because they keep gates open and never care to shut them to ensure our safety. Rent is way too much for apartments that are practically falling apart. We pay almost 1200 a month and this apartment is worth 950-1000. Within the first two days of living here our air did not work, and our toilet stopped pumping water. The paint jobs are terrible and there’s chips everywhere. Cabinets with no screws so they hang by one hinge and cheap blinds that break way too easily. The back porch fence is missing a screw and is loose and being on the second story with a two year old it absolutely terrifies me. There’s also been leaks in our roof. Awesome right! This apartment complex is not what I was promised.
I am very impressed with Management and how good of a job theyd done. This time last year the whole complex looked ragged and there were no rules, people would be loud at the pool and drink all hours of the night and maintenance was like it never existed. Then the new managers came in and promised us that if we gave them the opportunity to make this place great, wed seen humongous changes and they really delivered. The whole property is beautiful now and I feel safe walking around with my daughter up and down the sidewalk where the pet area is in the evening. Its like a whole new place and Im so glad to live where the managers care and get things done quickly. Also with their diligence, I have no pest issues at all, unlike when the old company was here.
The office staff are remarkable. In this day of residents just being a number their sincere personal attitude and treating you as a human versus an apartment number is rare. Jessica the office manager from the start has not just been an excellent customer service representative for their company she’s also been down to earth personable and caring as well. A fresh experience in today’s all about business world. This apartment complex is clean, quiet and feels like home, another rare feel. Highly recommend Woodland Hills Village to anyone looking for a place to live in Kingwood . Throughout the pandemic and unsure times they have been honest and kind.
Could have been 5 stars.. but they replaced the staff which was the heart of the complex.When I first moved here 7 months ago, the complex was running smoothly as it should. There were two sweet ladies who were very kind, comforting and really made this place feel like home! They easily sold the property when I came to tour. The layout is beautiful, perfect amenities, and reasonable pricing, and WONDERFUL MAINTENENCE TEAM!! .... and then theres the new staff in the front office... In the 7 months I have lived here... they replaced the office staff with new people except one. The new people they have hired in the office act like the mean girls from the movie, Mean girls. They are very rude, disrespectful, and do NOT care about the residents. I have made multiple complaints about a tenant who shouldNOT be residing in the space above me, and NOTHING has been done about it. I loved this property when Lana and Diana were the two sweet ladies in the front office when I had first moved here. I had 0 Issues. NOW.. it is a completely different story. They have 0 issues telling me when to pay rent and promoting eviction (even if it still half a month away..) The only time my concerns are taken into consideration, or even taken seriously is by ONE woman in the front office... Diana. I am so grateful for this ONE person. Otherwise, I would have paid my reletting fee and split! Kindness goes a LONG WAY. Other than the mean girl clique in the office, this apartment complex had and still has, potential.
I love this place! Ive been living here for about 6 months now and Im beyond satisfied. First of all, management is great. They ensure maintenance does a great job take care of the times Ive needed something fixed. I love living next to the neighborhood wooded trails. I go on walks with my dog. Talking about dogs, they have an outdoor dog wash station, which Ive used 4 times now! The pool is amazing, large and clean with a grill Ive reserved once now. My kids love the movie library, and they rent 2 movies every weekend. Im happy living here, and I would recommend it as a home. Other residents Ive met are nice and friendly too, which is a plus.
I just moved in and haven’t even been here a week and i already feel like home. From the moment you walk into the leasing office, the ladies are always full of smiles and welcome you in with such hospitality. The apartments are cozy and warm and i am already in love with the environment surrounding me. Trails surround the apartments to take your pets on walks or for bike rides, my neighbors are so polite and personally came out to welcome me and my fiancé into the neighborhood. 10/10 would highly recommend looking into living here. I know they work really hard to help keep this place a reflection of What you’d expect apartment living to be.
This place has really gone down hill over the last year or so. The clientele that has come in has been a complete and utter nuisance loud music at all hours of the night, revving their car engines at late hours. Teenagers selling drugs (seen it with my own eyes) where they sit in their vehicle and have people drive through and meet them all day. This is probably what has lead to numerous break ins as well that I know neighbors have reported.The maintenance is non existent, multiple days without A/C, no apologies or solutions. Cockroaches EVERYWHERE, my neighbor even had a rodent issue which is disgusting. There is mold in multiple units goes unchecked and ignored. When new management came in they “renovated” which they only painted over the old issues.Please do not consider this as an ample place to live. It use to be much different the new management was originally a great relief, I was wrong. No care for the residents. You can get a NEW apartment for less than what they ask, pretty sure they’ve price gouged since Hurricane Harvey since many residents in kingwood were displaced.FIX THESE ISSUES. I see numerous people moving out and no one moving in. It will stay that way.
My family is not happy with Woodland Hills Apartments. The apartment was not ready when we moved in; the lady that was supposed to clean it left dead roaches in the cabinets. Floors weren’t cleaned and the new carpet that was put in wasn’t tacked down. We have had problems with roaches, we have even sprayed. I have done a move in check list, only a few things were fixed. The management here is flighty, they won’t own up to anything. The maintenance men don’t speak good enough English to understand what needs fixed. They fix the problem temporarily, till it becomes a problem for the whole community. They do allow pets, but be careful where you step no one picks up after their animals. They have two pet stations on the property but not plastic bags in them. The people that live here seem nice; a lot of special people live in the complex. There are a lot of kids, not many that I want my children hanging around. It is a gated community, but most of the time the gates are open, when the electricity goes out (which is very often) the gates have to be rest so in the morning you are parking on the street. There are more problems with this place that aren’t worth dealing with, I know once our lease is up we are moving. I wish we would have know about this place before.
I have lived here going on 3 years now. The staff is AWESOME! They cater to your needs and work hard to correct any problems that you may have with your apartment. The apartments are listed at reasonable rates. The evenings are quiet and relaxing just sitting on your porch. My neighbors are very friendly and we watch out for each other and others property as well. It is a nice, all around GREAT community. With 2 swimming pools. You also can have pets. It is walking distance to Woodland Hills Elementary and Kingwood Middle School. Which is very convenient when you have kids. The Green belt runs the back end of the property which gets you through the neighborhood. If you wanted to take a bike ride or visit friends in the subdivision of North or South Woodland Hills. My lease is coming up and I am thinking of staying for a little longer.
I am a new owner here at Woodland Hills Apartments Homes. I really like how this place is a small community. Its quite and peaceful at night time. Signing up for the Apartment Home was a breeze. The wonderful ladies in the front office helped me throughout the whole sign up process. They also communicated with me over the phone preventing me from making a lot of trips. The mailbox, pools, laundry mat is really nice. Woodland Hills Apartments Homes is a safe community.
Ive been here for almost a year, and I can definitely say the customer service in the residence are very helpful. When things happen they address it very quickly and are there to address any concerns you may have about the property. The apartments are in a nice secluded area of Kingwood that doesnt feel crowded or trashy. Special recognition goes to Mrs. Anna Castaneda for caring for me as a tenant more than she had to. That type of residence customer care is rare and appreciated.
I am not a tenant here because we looked too late and missed any available units that work with our timeline but I spoke with two different front office staff members over several days and had the best experience. They were both very accommodating and polite. Gabby was quick to respond to my emails and did her best to make it work for us.
We lost everything in Hurricane Harvey and we needed a place asap. Linda, in the office was wonderful to work with. The apartment is a one bedroom and we are very impressed with the layout and all of the closet /storage space. Its very quiet here too. Im so thankful we are here.
Worst choice I have EVER made in my life!!!! Woodland Hills Village is a nasty apartment complex!!! We moved in April of last year and its been a nightmare. When we moved in there was combat roach killing bait all in the cabinets and on the top of the cabinets in the kitchen. Dead roaches throughout the kitchen. We would be eating dinner in the dinning room and roaches would fall from the light fixtures. It was so disgusting!!! When I told the office about it they said they were unaware of the issue (how could you been unaware of the issue when clearly someone knew because there was combats everywhere).The bathroom sinks would NEVER drain properly. I told the office nothing was ever done until like a month later which still didnt fix the problem. I ended up having to get a plumber to come out. The a.c in the master bedroom didnt work properly so I had to always turn the a.c down super low which made my light bill sky high. There was mold which my daughter is allergic to. I told the office and they sent the maintenance guy out and all he did was put putty over it. He didnt even cut the sheet rock out. A pipe busted in our apartment @ 2:00am and was leaking hot water. I kept calling the office and calling it would just ring and ring . I couldnt get a hold of anyone I finally got a hold of someone at 9:00 , because the ASSISTANT MANAGER CARLA (which is very rude and has no people skills) forgot to roll over the phones. When the maintenance guys came I HAD TO TELL HIM HOW TO DO HIS JOB and when he cut the sheet rock out the pipe had what it looked to be like jb weld on it maybe from a previous problem. Once they cleaned up the mess on the floor they then wiped my floor with a nasty dirty blanket they found outside that had my apartment smelling like dog. We then had to relocate to another building where we are still having problems. THESE APARTMENTS ARE WAY TO OVER PRICED AND ARE DISGUSTING!!!!
I have lived in woodland hills for a year during that time nothing i made a complaint about has been addressed including drugs and paraphernalia being found in front of our apartment and drug sales going on in the parking lot. There is a major problem with non residents entering complex and vandalizing property. The rental office answer is take away use of facilities to teach the residents a lesson (their exact words) and that the residents are responsible for policing the property and the security measures that are there are to protect the owners interests not the residents. This place is drug ridden people smoking pot at the pool and staff is terrible not a place to raise children
The “updates” are cosmetic on the outside while they spray paint over mold around vents and bathrooms. The pools are really only one pool, in 3 years I can’t remeber a time both have been functioning and open. Which is ok because you can get pool tags for the community pool and not slum it w the drunk loud families that congregate in the complex ones.My main complaint would have to be parking- completely inconsistent. First it was assigned, then all open, now any guest must park in visitor which is about 4 spots per block of four buildings. Not nearly enough- but until this week we were parking in non assigned spots w no issues. I’ve known everyone in my block and we all share parking w no issues. Last night several vehicles were towed and speaking w the truck driver, the management gave them permission to pull anyone w out a complex sticker. After 3+ years of parking in the same spot with Ample open space around their car, a friends car was towed. The disrespect and lack of consistency in the office is pathetic. We’ve paid on time no complaints been ideal tenants who have only Requested the office help during two different burst pipes in the ceiling (that were not repaired w any craftsmanship) and the eye rolling from the ladies if you would call them that was just....we won’t be recommending or renewing. Years of loyalty out the window because they refuse to admit any fault when they told us flat out they gave permission to tow- when 1/4 of the spots were still empty. Flexing their “muscle” will cost them many units if this becomes their permanent way of communication- tow first inform later.
Well I first want to say the apartments have improved with management these new ladies are wonderful Carla and Keisha! They have helped me and my husband with our concerns unlike the management that we had before with manager adriana was really rude and did not attend to any of our maintenance issues, So were grateful for that. Our only concern now is our downstairs neighbor , first of all we called the police on our neighbor first for her rude behavior in always pounding on our floor then she began with constantly calling the cops right after and has been an ongoing issue, we have our baby and she literally calls the cops almost every week even when its around 9 pm when its not that late, because she hears him walking around we are starting to feel harassed by her. Kids are going to be kids and can not really control when they are small and dont understand quite yet. I think what will help resolve her issue is if she advises the apartment office for another unit because regardless who lives above her she is always going to have a problem with her upstairs neighbors. We feel much safer living upstairs due to burglaries that happen around the area we just experienced having our licensed plates switched on our car so even more now are concerned for the safety of our family. The cops that have came to our apartment having been really nice and understanding they too have told us that what our neighbor is doing is basically harassment in calling them constantly and understand about having kids. Im seriously starting to think there is something not right about my neighbor I dont feel comfortable with her being around any longer I just dont think thats a normal thing to be doing calling the cops constantly on a regular basis on our barely 2 yr old son. I just dont know who would do such a thing its very disgusting. I have also noticed a few scratches on my side of the drivers seat on my car where I would always park next to her before and just thought it was strange for there to only be scratches on my side. She has also harassed my husband once and pounded hard on his car window one night and started shouting at us, because she was parked so close to us and we couldnt get in so our door barely tapped hers and her alarm set off and she got really upset and we told her she was parked too close we didnt do it intentionally. Its really unnecessary for her behavior and should act like an adult be mature about it and stop with the cruel behavior and harassment. I suggest that she advise the apartments for a different unit if shes not satisfied. Again as for the management has really improved were grateful for all your hard work in helping us with everything but as for our neighbor we would really like this issue with her ressolved once and for all. I’ve lived here for two years! It has been a nightmare! The management here don’t care about the tenants and don’t try to understand you either! I have gotten my car towed 3 times even though it had a permit stick in the windshield. The worst worst place ever!! I can’t wait until my lease is up !!! There has been a change in manager many of times since I lived here and new office people every time .
The first year we lived here was great management was nice specially back when Kristina used to work there, new management sucks. They are working harder on image than service, the manager and assistant are rude, the only nice one is the younger girl. If you want to pay to live among roaches than this is the place for you, other wise your better of somewhere else.
Lana and Diana (manager and assistant manager) have been amazing and so accommodating. They tended to every request and were very patient with the apartment transfer process I had. Living here is already a great experience and my interactions with them only enhanced that! Thank you, ladies!
This place was good when I first moved here. But here lately things are going downhill. The management staff is cool but it’s always something tearing up or people never pick up after themselves. Dog feces left everywhere. People are always arguing outside and and being loud. There are never enough parking spaces because outside people take them up. Then they want you to take a under shed parking like we don’t already pay eneough over here charge the outsiders for parking I actually live here . People are always blocking the gate trying to sneak in behind or in front of someone. And if you have issues don’t go to upper management they don’t care. Do yourselves a favor look elsewhere. Way to many better apartments than this one I wouldn’t recommend this place to anyone now.
Do not live here!! It was a nightmare. There’s German roaches everywhere. They are just about impossible to get rid of, and even if you think they’re gone, you’ll eventually see one crawling in your bed. Also don’t expect to get your deposit back, they’ll do whatever they can to get a few more dollars out of you. Out of the 3 apartments I’ve lived at, this one was the worst, and it was the same price as the other 2. So go to any other apartment, this one is just not it.
I have renewwd my lease for a second 12 month lease. I have lived at Woodland Hills for over 3 years. Miss Carla and her staff are very professional and knowledgeable.She and her staff are the primary factor that makes living here feel like home. When issues do arise Miss Carla or the maintenance crew address them in a timely manner
Worst apartments to stay in, you will be better off staying in a tent under a bridge than staying here. Your grill needs to be 10 feet from the building to bbq, but the common area where the bbq is built in for everyone to use is literally 4 ft from the laundry building here. If you do bbq they record you but allow the office workers that reside here bbq all the time in there patio. The pool has not been opened in 2 years and shows no signs of it opening due to the pump not working and the pool having holes in it. It floods all the time here where the water will be in your apartment each time unless you stay up stairs!! And expect to have rodents living with you rent free, from roaches to rats they will be your roommates. The gym is a joke only one thing works in there. Good luck.
Lived here back in 2011 and the staff was great but we got infested by roaches I mean really bad! Then moved out and due to Harvey I had no choice but to move back in 2017 and the manager Carla was horrible the complex went down hill terribly, they have high turn around with the staff. & there were cops called out almost every other day for people arguing or whatever the case may be. My neighbors smoked weed all day and I have kids this was so disgusting they should really shut these apartments down as it is in a nice neighborhood with people who pay over 200.000 for homes and they have this down scale apartment complex right in the middle. I had mold growing around my vents for months and they took forever to take care of it and when they did all they did was spray paint over it. Maintenance I really have no idea what they do all day they are extremely rude and lazy. Takes over 2weeks for one small minor thing to be looked at. And you have to stay on top of the office staff for anything! Like if there are children working in there.
Every problem that I experience has been handle quickly and with the upmost professionalism. The staff are friendly and responsive. I would recommend anyone who is looking for an apartment in the Kingwood area to come here. Ever since the new owner has taken over and replaced the old staff, everything is worlds better. (The negative ratings are due to the old staff and old owner who did not seem to care about its residents. The new staff does and proves it over and over again. The updates to the complex is remarkable.
Stopped by for a tour today but the leasing office was closed, decided to wait for a little bit but during this time a loud argument started in the parking lot between a resident and a possible drug dealer. One of the residents pulled a gun on the visitor and as I decided “yea this place isn’t for me or my kids” one of the “visitors” asked me why I was walking away and began to instigate an altercation with me. Lol so yea, needless to say we will not be coming back to these apartments and will be discourage anyone I know from renting from them.
Been living here for 3 years and find it nice to be here. Have had no problems here. No one bothers me and its quiet in the area of the complex. The New office personnel is Great and gets things done. Love the New Manager, shes always there when a problem resolved.
I have to admit theses new ladies in the leasing office know how to get things done. Whithin the first week of the two new ladies, they fixed all my problems in the complex. Ive had the pleasure of getting to know one of the ladies, Keshia, and she is awesome. She is always patient with me and understanding. After a problem has been fixed she makes sure she calls back and checks up on us which I think is wonderful, makes me feel important. I just finished extending my lease with them because theyve really changed my heart to staying here a little longer while my wife and I find a house. To the property management, DO NOT BRING BACK THE OTHER MANAGER ADRIANA, KEEP KESHIA!!! they have finally found an awesome team here. The only thing I can say is that I wish they would make the gym just a big bigger 💪
This Property is exceptional for growing families. There Property Manager and staff are very friendly. They are close by wonderful school for all grade levels including Lone Star College . You have easy access to the Green Belt Trails. They are also a Pet friendly complex.
Eh...I lived in these apartments with my family, they werent the best to live in, in fact, we got sick a lot from the German cockroaches... Our apartment was flooded with them, and no matter what we did, pesticide, stomping, cleaning, spraying with cleaner, bleach, it didnt matter, the roaches kept coming back.Our neighbors had told us that the entire complex was filled with those roaches, we called the office and they sent someone in to take care of it, but youd have been better off with a professional than the maintenance guy. All he did was give the room a few sprays, and we had a video camera monitoring him the whole way through. He walked in, sprayed a few times in the room, then left.Overall, besides the kids, it was an okay place to live in, management and their practices could be better... They did do some remodeling, the dropbox was removed last I was there, and that was... what, three or four years ago? I still have night terrors of roaches falling into my cousins cereal, on my hair, in my food, all of which happened then. So much for a diet...Be prepared for a fight to the death with the German roaches, we moved to a home and found a whole nest living in our furniture. Half our belongings had to be destroyed, cleaned out... etc.Bring a professional, not a maintenance guy.~Bob Bibbidy, previous resident.
It’s my first time visiting and touring your apartments.. my family and I were very interested in your apartment because of great reviews and the facilities pictures online.. well I’m very understanding on times due to the virus and that social distancing is a must.. we wanted to park and wait in the car till our apartment time due to we live about 45 mins away.. well I call to ask to make sure it was ok to do that she was very rude and sounded annoyed that I came early to the appointment time.. again I was not rushing her at all I am very understanding.. but after her our phone conversation and me asking a question it seem like I was getting on her nerves and inconveniencing her. Before she hung she had a very snarky “hmmm” and than just hung up. We left I didn’t even bother touring this apartment complex at all.. I even email and set up this appointment last week.. it definitely was a waste of our time.
Sarah is amazing and she helps us with what ever it is we need help with . The move in was also amazing! Couldnt pass on a 299 move in deal! I have not moved in yet, but the service of Anna Rojas, was so great that I didn’t even finish going through my entire list of neighborhoods in Kingwood, chose on my second visit! Management is extremely rude, does not work well with tennants
I have lived here for six months now and have to say these are some great apartments. They feature 2 swimming pools, a basic workout room, a business room, and a 2 laundry areas. And yes I said laundry areas, not all apartments in this complex have washer and dryer connections. For the most part the inside of the apartments are nice, and they were recently remodeled. They are conveniently located right next to a elementary school and middle school, and a high school is around 2 miles away. A small Wal-Mart is also located around 2 miles away, and there is easy access to Kingwood Drive and Northpark, and and then on to 59.
RENTER BEWARE THIS COMPLEX IS A RIP-OFFThis has got to be the worst apartment complex I have ever lived in.To start off, this is the most ghetto apartment in Kingwood yet I am paying luxury apartment pricing.Ive lived here since November and had nothing but problems, from mold, a pipe burst, no A/C for 2 weeks to an ant infestation.The handymen they send to fix the problem are hardly qualified for any of the jobs they are preforming.Instead of fixing all of the foundation and structural problems this building has, the new management would rather spruce up the outside to trick new tenants into signing.To add on that, the parking here is atrocious, I was only allowed one assigned parking spot between 3 people. This is normally not a big deal, but because of managements new improvements more than 4 parking spots are being taken up by materials, (2 of the spots since November) and sometimes when I come home late from work, and theres not a single parking spot available.To add to that I was also threatened to have my vehicle towed for parking in our guest parking lot, because my truck plates just expired .they put a big bright orange sticker on the front of my truck.I PAY to live here but apparently my rent isnt enough to house my vehicle.I cannot wait until my lease is up in June, hopefully I will escape with my sanity.
Betsy was very nice and professional. The area is pretty with lots of trees, and the apartment felt pretty spacious and was the cheapest in the area. On the list of apartments we are considering
I was unemployed due to covid and has a heart attack in July and got behind on my rent. I paid what I could and was getting assistance through a couple of places and they have now told me they would not accept any money or assistance that I needed to use the money I have to move out. They have received money from one place and then evicted me. And last night my truck was broken into and my gun was stolen.
The Woodland Hills village is a great place to live with access to two community pools and a gym.You also have the Greenbelt trails for people to walk their pets and for casual walkers and bikers it also provides a safe route to the outstanding schools surrounding the apartments.
Lived here a few times, had good neighbors and thats the only reason they are getting 3 stars. Gate was always broke and had to fight with management to get anything done maintenance wise on the place
Everyone keeps to themselves but w management so poor, you have to. If you want anything handled do it yourself, kids wandering, broken pool, gates break constantly, people soliciting from their cars and management doesn’t care. My neighbors are nice enough but for the cost I could get the same size in a town home two miles closer to 59. Won’t be renewing
We love Woodland Hills Elementary! My daughter just finished kindergarten with an excellent teacher. So far so good. We love it there and look forward to next year! :)
Don’t expect to get anything done around here. Asked them to check my a/c Freon charge because the a/c was constantly tuning to keep it at 74. When they came to check it she said it feels comfortable and didn’t even both to check the a/c charge.
Poorly managed. Since I have lived here, this complex has gone over 3 new managements. Totally do not recommend this apartment for any new residents looking into apartments
Do NOT move upstairs unless your furniture is less than 30 pounds and completely collapsible

I myself enjoy Kingswood Village Apartments theyre quiet theyre clean and the maintenance it took a little bit but not much did everything that I requested the office staff is miraculous their own point theyre busy I believe theyre just doing their jobs and you just have to have patience this particular one it has no name Kiki very efficient Smiley very welcoming in the new guess and on top of her job theyre on top of their job congratulations on a job well done

I wanted to thank Ms. Ana Pastenada, who is currently in charge of the apartment office, for the support provided. We had a problem since the end of last year and finally today, February 24, 2020, she solved it for us. We know that it took longer than usual because they were going through a period of transition and personnel changes. Once again, thank you very much for dedicating extra time to our case.
More or less, I was giving my opinion here again because this is really the place to live, when we did it we had no other option or way, but we also suffered from cockroach infestations and other types of things so good 🤔
The customer service is unfortunate, you call them with a problem in the apartments and they ignore you, the previous owners came immediately to solve it,
We loved the apartment, but we had problems with cockroaches. The officials are wonderful and attentive.
