I had the pleasure of visiting the property, the property manager went above and beyond and made me feel right at home. The leasing staff toured me and provided all the information without me having to ask everything. Property is beautiful, best of all comes with free assigned parking.
We have lived here a couple of months now and couldnt be any happier. Everyone in the office has been helpful and friendly and any issues that we have had, maintenance has came and dealt with by the next day. Neighbors have been polite and welcoming, we definitely feel at home here :)
I dk why but ALL of my google reviews got deleted! As per my first review Kingwood Lakes is still an amazing place to live. Leasing manager Elissa was super helpful and on top of her business. All the people at the leasing office are awesome too. There’s a pretty good gym to do a decent amount of maintenance work in, there are tennis courts always kept in good shape with good nets. The pool is pretty great and has a sweet set up in front of the lake. Lake is maintained and so is everything else in this complex. I’ve lived in much worse places that looked good on the outside but once you’re in there are problems. This is a place where it looks good and is actually good. Amazon Hub lockers are super convenient, very good lengths of walking trails and dog parks separated with fence and huge shaded covering for owners. The apartments are nice and no roaches etc or quality issues. 10-15 minute walk to town center and a massive amount of trails in the surrounding area to bike or jog etc.
Beware!I lived here from 2020-2022, and after moving out, I was unexpectedly hit with $1,500 in move-out charges months later. These charges were sent to collections without any prior notice to me. Some of the charges included costs for things like old carpet, which, to my understanding, had already exceeded its expected lifespan, along with other questionable fees.Thankfully, after consulting with people familiar with tenant rights, I learned more about state and federal laws that protect renters in these situations. I was able to dispute the charges, and they were ultimately removed from my credit report without me having to pay.If you’re considering moving here, I’d recommend being very diligent when reviewing your lease and move-out policies!

My experience with this apartment complex has been an absolute pleasure. I am the mail carrier for this complex for the last 7 years. The staff is an amazing group that is so helpful to me and the residents. If you are looking for a nice environment to stay, I definitely recommend these apartments. Safe, pool, workout facility, dog friendly and great environment as a whole to reside at.
Recently moved in and I just ❤️ my lil place over here! The pool is great the gym is even better!!! Thank you to the office staff for always being spot on and helping me with anything Ive needed! The maintenance team is extremely helpful and right on time and Ms Brenda made my moving experience quick and easy and is nothing short of amazing! I regret not coming over here sooner!

I deliver stuff and this apartment complex has 40 buildings theyre all spaced out in no random in a random order. I spent 15 minutes looking for building 19 turns out it was right next to building 4. This facility is the worst apartment complex Ive ever delivered to. All the carports block you from being able to see the building numbers way to go no engineers to evolved in the designing of this place

I am beyond upset about how my application was handled. I sent in everything requested and my application was denied because of miscommunication. Although it is not fully the leasing office fault, I have never experienced something like this before and I feel it could have easily been handled in a better way. Not only that but about 2 hours after I made my initial review I get a call from the supervisor at this apartment complex, threatening has to make a police report if I do not delete my review, claiming my license is fraudulent LOL omg! I have never experienced treatment like this in my life! This is absolutely absurd!
A horrible place to live. Renovation after the flood was very cheap and you can even hear upstairs neighbors being intimate. Very uncomfortable conditions to sleep or live in.
Kingwood lakes apt SUCKS! And that is putting it nicely. First off the manager is rude and not very helpful to the tenants. Also the washing facilities are terrible, they dont wash or dry your clothes at all! So understand this before you move here! STAY AWAY!

Lovely place from the office to the upkeep of the property. The office staff is very nice and helpful. Brenda is one of the nicest people I’ve came across in a long time. Very professional and understanding. I decided to call it home the very first moment I pulled up to view the property. I love my apartment, my neighbors and how they are fast to answering any problems or concerns. BUT WHEN IT COMES TO THAT LAUNDRY ROOM, Lord a headache‼️‼️‼️.The machines are old, barely functioning properly. Takes your money, doesn’t wash the clothes good, always give a error code of no h2o, you would have to put at least 6-8 more dollars into that same machine before it starts to work. Just a waste of time and money dealing with those machines. I really wish they would upgrade us and give us machines that would work without the hassle. Other than that. Great place to raise kids and call home. Love it here

Our family moved here in 2020, and it has been a very quiet place to live, close to all amenities, schools, stores, restaurants and supermarkets. The attention in the main office is wonderful, Mr. Damon team, Elisa and Nick are always willing to help. 100% recommended.
With all the amenities one could hope for, this is a very reasonably priced complex, especially for the area. Love the impromptu pool parties! Pair all of that with a fantastic staff, lookin at you Elissa O, and you’ve for a great place to call home!

I took a tour here about a week ago and after seeing what their competition has to offer, they’ve been number one on my list ever since. I was shown around the community by Brenda, whose charm and positive attitude made me feel welcome the moment she greeted me. When I visited, the property was serene and tranquil, birds chirping and squirrels playing in the treetops. The floorplans that I was shown by Brenda were more than enough to fit my needs. I was even fortunate enough to walk past a current resident walking their dog who told me that they loved the community and were renewing their lease in May. I knew at the time that the apartment I saw was the perfect one for me, but someone else applied for it before I did. As a car salesman, this happens all the time to my customers. We have a saying in my industry, “the car you loved yesterday was bought by someone else today”. I was naive to think it wouldn’t happen to me. If you just completed a tour and you’re going through reviews before making your final decision, this is your sign to lock it in and get your home sweet home before someone else snatches it from you. And if you’re visiting soon or have a tour scheduled, be sure to ask for Brenda. She’s such a delight, she may be the only genuinely kind leasing agent that I’ve met so far in my long list of tours. I just wanted to highlight Brenda as an employee and give Kingwood Lakes Apartments credit where credits due. As a first time renter, everyone at kingwood lakes has made me feel comfortable. Even when there was an issue or problem, they helped me work around it to resolve it or come to some form of agreement. I’m a stubborn dude and sometimes make mistakes, but they were always willing to overlook that. Also, the events and food trucks there are unique and always fun! Great area to be around, nice people, and a healthy balance of nature and suburbs combined. Check it out for yourself, you won’t be disappointed.

These apartments have come a long way! Very impressed by the renovations and love how expeditious all service requests have been. Maintenance is personable and kind. Ive felt at home with every conversation with leasing staff. Elissa Ochoa was personally my leasing agent at the time of signing, and she was very relatable as well as knowledgeable of her property and extraordinarily helpful given my particular case. All staff have been very kind to me and I love them for that, because I needed it during my time moving here. Love the property, love the staff, you wont regret signing up here.

I have been living here for a while now and I absolutely love it. I appreciate how quick Elissa got me approved at the beginning of the year. She is definitely a hard worker and will go above and beyond for you. Everybody in the office is very respectful and helpful. If you want to live in a quiet place with great amenities dont pass by here. Newly remodeled and keep up on the maintenance orders is another plus.
The ladies in the office are always pleasant and friendly when I visit. They always plan thoughtful resident events that i take my grandkids to. I love my apartment!! I feel safe and happy my work orders are done fast and any questions I have are adressed promptly

If I could give no stars I would. Dont even waste your money here. High rent for amenities that barely work. The gym is laughable and unkept. Pool barely works and is always closed. In the two years of living here the gate finally works but only about a quarter of the time. Even then only one will open. Theft and breaking into cars have occurred to so many of my neighbors and when they complain the office tells them that theres nothing they can do even though most would be prevented by a gate! When people park in your parking spot the towing line they offer never even comes to tow! The office workers are extremely rude and unhelpful. Every interaction Ive had has always been negative in the two years of being here. This was be first apartment so I was extremely excited to be on my own! Im finally moving into a house but due to my negligence I only gave a 30 day notice instead of a 60 as stated in my contract. When we reached out to the office and explained our situation and told them how could we give them a 60 day notice when we just got approved for the house a week prior they said its not our problem and has nothing to do with us and now were responsible for paying a month to month rent plus a prorated rent. Which I understand was our fault. When we emailed trying to better understand the numbers we received no reply. I had to call and ask for an estimate and the lady behind the phone was extremely rude. She was very condensing and unhelpful saying that she didnt know and the reason they havent replied is bc they dont know and wont know till the end of the month when payment is expected. What sense does that make!! Then proceed to say do you want a guesstimate? Is that what you want? For me to guesstimate for you? I would never recommend anyone move into these apartments. Dont move here even if its your last resort. put your money into an actual apartment where all you amenities work properly as you pay them to be and where the staff hired on is considerate and helpful. I have no idea how that lady has a job to help tenants. Instead of paying for amenities that dont work they should use that money for some customer service training. Absolutely ridiculous. No one should ever be treated like this. I never did get the woman’s name but from the other reviews it sounds like the same person
There’s some places you go to find your new home and you feel like you’re just a number. Staff is short with you, they show you in a hurry and don’t really answer your questions. But then there are those places that really stick out. I went to go check out Kingwood Lakes and I have to say, Elissa is really amazing. She not only answered all my questions, she took her time to show me around the property and made me really feel welcomed to the community. If you want to get the best experience make sure to ask for Elissa.

Been here for like 5 years! It was my first apartment and I couldn’t have chosen a better place! Very accommodating and quick to help if it’s needed! Even gave me a birthday gift! How sweet!
I loved these apartments but when it came to moving out they charged me so much. I tried to extend my lease and was told how much more it would be and I was fine with that but when I checked they tried to charge me more than over 3,000 dolllars. I said no and moved out. They charged me for all the carpet even though it was one room that needed to be replace. When I first moved in they left razor blades by my fire place I have kids which is dangerous. I don’t like how one of the apartment managers are, she is rude. It just upsets me how people can be. I came to bring a key fob to swap it out and she didn’t even want to touch it she said “eww that’s disgusting”. All the other people in the office are nice and friendly. Update I’m sorry I meant leasing manager Elissa Ochoa. And also I do have a picture of the razor blade on the fireplace being painted over so if you would like to see that I have the pictures.
I’ve lived at several nice apartments around kingwood but nothing beats having an amazing leasing staff! They are always so nice and understanding! I really believe they care and do everything they can to help people out! They always answer and keep in contact when need be ! The maintenance always comes to help ! I give them a 5 stars cause they truly deserve it for their customer service! Super convent area And it’s also one of the safest complexes I’ve lived in! No cars being broke into nothing sketchy! I don’t plan on moving from here for awhile
Do not I repeat do not rent here. Do not rent at Kingwood Lake Apartments. I have been here for a year, and this place has literally made me sick. From mold growing in the apartments, to disconnected office staff. I reported to the office that mold was growing in the apartment, and there was a foul smell in the apartment, so they tried to cut it out, and slab treatment, which didn’t help because the mold is inside the building, and underneath the flooring. My apartment smells moldy, I could not sleep in the master bathroom because the mold was growing under the carpet, from the heat during the summer, and breathing it in directly cause my body to shut down, to the point where I thought I had covid-19. I had to throw away my clothes and furniture because of the mold growing on it from the ground up. Black mold grows in these apartments and they will not do anything about it and it’s the tenant who have to pay, with their lives and health. Do not rent here the service is terrible, and for the past year, I couldn’t want nothing more then to breath fresh air. Black mold is deadly.
I recently visited the Kingwoods Lakes Apartments and was blown away by the property features and more. I was also blown away by the courtesy and professionalism of Staffs. Front office have a high level knowledge & professionalism throughout my multiple site visits.I highly recommend a visit to the Kingwood Lake Apartment and ask for Neysa for a detailed property assessment and wonderful experience.

Great quiet community and Elissa has always been extremely helpful with any of my needs over the last year. Clean units, no bugs and a great pool and maintenance has always been quick with any issues.Just resigned my lease to stay a little longer.
Ive lived in about 6 apartment places, and this one (the 1 bedroom apt) is hands-down the best one Ive been at. No bugs, no AC issues, no management problems whatsoever, and the property is beautiful. The rent cost was worth it, and I really do hope to live here again once Im done with college.
Me and my family lived here for about a year and never had any issues. Place is generally quiet, landscaping is kept up with, regular pest control so never had any issues. The limited items we needed maintained/repaired were done in a very timely manner. Front Office people were always helpful and polite, especially Elissa. Also amenities like Pool and Gym were great! It was a good experience, we only moved out to get into a house closer to kids schools.
I was unable to lease an apartment in time but the staff is very friendly and responsive. Silvia and Alyssa worked diligently to help me find a home and answered all of my questions in a timely manner. Just leaving this review for how amazing the leasing agents are here.
Quiet community, friendly office personnel, and affordable housing. My two complaints would be tenants not picking up their dog waste and people leaving their trash outside the dumpsters. I must give kudos to the property team as they always clean around the dumpsters and send constant reminders of picking up dog waste.
My lease will be up in a couple of weeks but I will just be honest, there’s better places to look. The esthetic of the apartments are beautiful and rent is decent but that’s all that it has going for it. Signal is atrocious in the area. It’s also right across the street from a high school which means there is high volumes of traffic in this area as well. The apartment itself is average. Not a bad place to live but definitely wouldn’t recommend it either
By far the best experience I have had living in TX so far. Elissa and Silvia are definitely the best there is when it comes to there efficiency, people skills and organisation. They do a fabulous job at helping others, maintaining a clean and quite property. Keep up the amazing work you guys, its definitely a pleasure staying with you.
We moved in a little over a month ago, and I’ve been BEYOND impressed with everything I’ve seen so far. From the friendliness and welcoming vibe of the leasing agents (shoutout especially to Elissa!!! Such a queen!) to the maintenance guys handling issues literally same day (mindblowing to me because I’ve never had an apartment complex be that on top of things) to the cute and fun events in the leasing office! Today, we had mimosas and muffins and pie which was so cute and sweet! My boyfriend and I truly feel more at home here than we did in our last two places and it’s just been a super awesome experience all around :) 10/10!!!

I moved here recently and I have no complaints. The office and maintenance staff are wonderful and helpful. I see that the new manager is making positive changes. And the golf course is a 5 minute drive!!!
First day moved in and go to wash clothes, the machine doesn’t sell any of the cards that are used to work the washers Ana’s at least two rows are out of order. Everyone of the staff is great. The apartments are spectacular. The amenities are awesome. I love the complex! But There isn’t any washer and dryers in the 2/2 apartments or washer and dryer connections so having half the machines down is a huge negative.
Highly recommendedIts a very quiet place, and it is close to everything like schools, stores, and pharmacies. The area as such is maintained very well, especially the green areas as the people are friendly.The manager is very patient, professional and so organized.My apartment has not had any issues, which is really good stuff. If you’re lookin for fairly priced, spacious apartments, then look no further. My roommate and I have lived here for almost a year now. Our apartment has never really had any issues. The area is very well maintained and very peaceful. The staff is extremely personable and gets stuff done in a timely manner. We’ve thoroughly enjoyed our stay!

Ive been here since May 2022 and honestly cant wait for my lease to be up, in September.1.) The front gate has been broken since I moved in, which allows any non resident/guest to enter the property.2) The gym requires no fob or passcode to enter, which also allows anyone who knows this and doesnt live on the property, to enter. This is extremely unsafe for women who workout alone.3) There are no in unit washer/dryers and the only parking for the laundry room, is ALWAYS full because residents use that space as their own personal parking spots. This is extremely frustrating.4) Most of the washing machines dont work. Ive had new residents ask me if I knew which ones did work because they didnt want to continue to lose money on the ones that didnt.4) Were all charged a monthly trash fee of 8.00, but take out our own trash and a 4.00 pest control fee, but NEVER have pest control come out. I cant tell you how many tiny black ants, spiders or huge roaches we have seen since living here.5) Rent must be paid through an app, by the 3rd of each month. After the 3rd, the app will no longer allow you to make a payment. And since money orders are not allowed, you have to have cash to make the payment by MoneyGram.6) There are not many visitor parking spots and the spots are located in an area where your guest will have to walk a good distance, depending on where your apartment is located. Each guest must also be registered online to prevent towing of their vehicle. The website does not save this information, so each time that same guest comes over, you will have to re-register them.I regret moving here.If you want to move out of Kingwood Lakes, I highly suggest looking at The Gregory, in Valley Ranch.
Clean and quiet and safe! Nick is awesome and was very helpful. Maintenance is quick to fix any issues I’ve had. The only pest problem I’ve had were ants and they had pest control to come out a couple times to have it resolved. I love my apartment. Affordable pricing in a great area!
I visited these apartments and thought they had some reasonable prices. I came twice to ask for information about them and was planning on applying to live there. The first time I went, the lady I talked to in the office was extremely nice and helpful, the second time I also talked to a really nice lady at the office and I saw the previous one I had talked to before too. There was one that I hadn’t seen before sitting at the desk on the back though, who kept getting into the conversation I was having with the nice lady and she had a very rude approach every time she would answer to something that I was asking to the other lady.At the moment I was treated like that I realized I wouldn’t feel comfortable or safe living in a place that has disrespectful and rude management. I got an awful impression of her, if it wasn’t for that I would say I had a great experience at Kingwood Lakes Apartments and would have seriously considered moving there.

Last year in June I was doing some serious apartment hunting because my lease was about to end. To be honest I was really terrified after reading the reviews for this place and I passed it over a few times in my search for an apartment. I decided to give it a go because it also seemed to check all the very important boxes: Town home, tennis court, gym, quiet, hard floors, lots of storage space, and a pantry. I talked to the apartment manager and he was really super friendly. I hurried after work to get to the complex before they closed to take a look. Let me tell you I was not disappointed. And Damon was the best!!! I could have lived here just because of him. He stayed way after the office was supposed to close and let me look at as many units as I wanted (at the time they were only 20% occupied). I was super excited. I told my boyfriend about it and he came to take a look as well. He was sold.Damon even suggested a unit on the end: smartest thing I ever did. I have lived in 7 different apartments in the last 14 years and none of them ever felt like a home. This place feels like a home. Even though the occupancy has increased (which is great for business) the people here are really quiet, friendly and respectful. I love that we can walk the trails around Kingwood without driving. We enjoy the pond and we can play tennis. We are still waiting for the pool to open but I know once it is complete it will be just another addition to make this place pop. We, like so many people do, order lots of stuff online so having the Amazon lockers was a huge plus for us.And if anyone is worried....there are no roaches!We had issues with ants when we first moved in but maintenance took care of everything for us. We see roaches periodically outside but that is pretty normal with dumpsters. If you want to live somewhere that feels like home, where the office staff are super friendly and helpful, and where its quiet then do yourself a favor and move here. There is no such thing as the perfect place but in my opinion this comes pretty dang close.
When I first tried to move into the apartment complex I was honestly treated very poorly by one of the apartment managers, it was very off putting and I wasn’t even sure if I wanted to live at the Kingwood lakes apartments anymore. This is my first apartment and I was extremely excited to move out and the Kingwood lakes apartments looked amazing but after the horrible experience I had there was no way I was signing. The only reason why I ended up signing a lease is because I spoke to the other leaser there his name was Nick he was extremely helpful, so nice, and ultimately won me over to lease an apartment. I felt the need to write this review so anyone out there looking to get an apartment here would know that the Kingwood lakes has an amazing person on there staff that helps with whatever you need and always has an answer to your questions. I have never seen someone so demoted to helping people honestly. It warms my heart knowing there’s someone out there that still cares about others around them and not just themselves.
We moved in June of 2019. We are loving our spacious townhome. It is newly remodeled, with upgraded features. It is a beautiful and well kept property. You can tell the staff takes pride in the property. Miguel was such a friendly, and well knowledge leasing agent. I highly recommend this property to anyone want a great price, and new apartment.
Kingwood Lakes Apartments is a quiet, clean, spacious, and calming place. It is very near the several restaurants and bars in the area. The whole place made us feel at ease. The leasing manager was always very nice whenever I need his help, easy to talk to, and very friendly. I would definitely recommend here a good option for leasing!
Hands down the worst apartment complex I have ever lived in. Moved into our first home in October (move out date October 29th). Recently received a bill for November rent. I have emailed and called several times, no response each time.While living there I got a leak in my kitchen which they didn’t fix for two whole months… I spent so much money on eating out, as well as living in unlivable conditions - which they didn’t compensate me for.They will find any way to screw you over. No accountability or integrity.
Nice apartments and property, conveniently located close to the grocery store and several restaurants. They also have a very friendly staff, I took a tour last week and was shown around by a young lady named Elissa and she was absolutely fabulous, she was very friendly and very helpful. Its because of her that I am seriously considering moving in to these apartments. I just havent fully committed because of financial reasons right now but other than that everything is great concerning these apartments.
A wonderful, quiet place to live. The office staff are all so professional, kind, knowledgeable, and were always eager to make my time there enjoyable. Elissa was always so helpful with everything and made the the entire leasing experience amazing.
The atmosphere at Kingwood Lakes is very lovely. There is a pond, lots of trees, the property is just very clean & overall extremely pleasant. The leasing office is nice & all of the staff are friendly & caring. I would live here again if I moved back to the area. I highly recommend.
I had a great time living at Kingwood Lakes Apartments. The communication with the staff was super easy and quick and the place looks exactly like it does in the pictures. The neighborhood is very conveniently located and although it’s a lively neighborhood the apartment is very quiet! Would absolutely recommend leasing there!
Nick H. was such a huge help! From the moment we walked in the door he was friendly and ready to help. He answered all of our questions and made the tour stand out above all other properties. He will definitely be the go to guy for anything we need going forward! Definitely one of the best apartment staff members I have ever encountered!!
Ive lived here for a year now! I love my home! Its a nice complex and maintenance keeps up with everything and resolves any issues usually the same day! Definitely would recommend to anyone looking to move to the Kingwood area! Everythings so close by as well. Love the location.
This is not a 5 star apartment complex, but that being said, its not bad at all for the price. I have lived there for 2 years. I have had a few issues that came up do to staff changes and info not being passed along, as well as maintenance issues, but all were promptly taken care of. These apartments are some of the most affordable in the area and they have some age on them, but this place has been a positive experience for me overall, and I would recommend it to someone whos on a tight budget.
I just read these reviews and Im shocked.Most of the reviews seem to be a different complex from the one I live in! I like my apartment and this complex and have none of the troubles that are listed in these other reviews. I suspect that the real problem is with the attitude of the person posting the overly critical review. Of course, most of the time, only those with a complaint say anything.I have lived her for a year and have found the office staff easy to work with. They have been attentive and responsive to any issues Ive raised. Of course, I pay my rent on-time every month and I show respect for the people there. If I were a jerk or a deadbeat, Id expect a different type of treatment.My apartment is clean, bug-free, noise-free and everything works. My appliances are not too old and they all work properly.Ive also had experience with the maintenance staff and I am very impressed with them. They dont talk much but they do a fantastic job, above and beyond what I expected. Depending on the exact issue, they respond timely.For instance, I had a tiny leak in the bathroom that I did not even notice. Once it was reported, they were there and had the repair done within an hour.Another time, I notified the office that the grout in the tilework in my shower was compromised and I was afraid that water was getting in the wall. A couple of days later, the craftsman came by, ripped it ALL out and relaid the tile FROM SCRATCH. I didnt think that was necessary but does it ever look great!I recommend this apartment complex for several reasons. Location, location, location; really great office staff; exceptional maintenance policies and quality of work.
I have been a Resident at King Wood Lakes Apartments for 2 years now & have to say that I am very satisfied with the customer service I receive from the Leasing Office. Maintenance is always fixing any issues in a timely manner, grounds are kept really clean.
Excellence from the start! The staff went above and beyond to make sure everything went smoothly. We were not even in the state for the majority of the process but the staff made sure that we were completely comfortable with everything. The apartments are beautiful! Very clean and very nicely done. Very happy with our decision to move into these apartments!
NEVER MOVE HERE! I was here for a year and it was the worst place I ever lived! At one point I was infested with bugs. All my appliances were old and the dishwasher broke constantly. The heating made the place smell like burning and the air conditioning broke twice. The toilet overflowed at the drop of a hat. The grounds outside my place were covered in dog poop and cigarette butts. I felt like the tires on my vehicle were going to explode from all the pot holes and glass in the parking lot. My laundry card never worked and left me with wet laundry at least twice. The laundry room was filthy and the machines never worked right. THE OFFICE MANAGEMENT ARE CROOKS!!! They were never at the office and that is the only place to recharge your laundry card. They mistakenly tried to charge me late fees twice and once had a notice to vacate on my door. It took forever to fix the problem and they werent apologetic at all. I even paid EARLY! They require 60 days notice to move out and charged me for the entire time. My toilet paper holder broke my first month, they would never come to fix it and then TOOK MY ENTIRE DEPOSIT for just that small bit of drywall, I even left things cleaner than when I moved in. This place is terribly run and the staff should be ashamed of themselves. Especially the rude, lazy, incompetent manager who looked like the she rolled out of bed and was dragged to work. I cant believe these women do this as their career. They were the most inept wastes of space I have ever encountered!
I lived there for a year and I can say that my experience was pleasant and smooth throughout. The staff were helpful and the neighbors were families who were all nice and kind. Maintenance crew were fast and did the job well. Only issue I had more like an annoyance was that the assigned parking spot did nothing when people just parked in your spot and you can do nothing about it. Have to call the office to tow them but when the office is closed nothing could be done. Overall though nice place to live and decent prices to rent.

Beautiful complex, that has lots of great amenities. I love that they have many different floor plans to offer. I love the front door back door option on some plans. Very well kept community and has the best management staff. Love speaking with the manager Damon.
You would be making a huge mistake to move into this place. Just because it is in Kingwood does not mean it is high quality. These apartments are very old. The cops are here all the time for domestic disputes and many of the tenants are rude and disrespectful. The dumpster near my apartment is always over flowing with garbage and ends up scattered all over the place. The units are supplied with hot-water through a boiler system that constantly breaks down. The shower in our place is so sensitive one fraction of a turn is the difference between ice cold and scalding hot. It often changes temp drastically without even touching the nob which makes for a terrible time while taking showers. The staff are very unprofessional. When we toured the place we were told that the electric bill would be no more than 150 per month, it has been well over that many times, Im talking well over 200. They also said parking spots that are reserved for you are kept clear and that they will tow vehicles, this too was a lie. People park in our spots all the time and the office will not do anything about it. You are not suppose to grill on your patio, but when I called to let them know someone was doing it they did nothing. There is no gym and the pool is a joke. We have to ask several times to have work done and when it is finally done it is shoddy at best. The bugs at this property are out of control. We had ants for months all over our patio and front stoop. There are kids that play in the parking lot and make all kind of noise and have no one watching them. Once, someone had the tires stolen of their vehicle. This is all in the last year. There is a high school across the street and every day the traffic is awful. In the mornings, it takes over 30 minutes just to get to hwy59. The power goes out all the time too. Almost every time there is weather the place loses power for hours. I still live here until the end of July and can not wait to get the hell out. This place has changed hands since we moved in and the new management is no better than the last. We made a huge mistake moving in here, it has been a disaster from top to bottom. The price is also way to much for the quality. If I were you I would keep looking, dont be fooled by the scam artists working in the office, just because they bat there eyes at you and promise the world does not mean they will give a damn about you or any problems you face while living here. Please take my advice, dont move here, you will regret it.
This is my first time living in an apartment and I love it so far! We sold our 3400 sq ft house which was a huge downsize but our 2-2 is so cozy and comfortable! I love it! I love the huge patios, lovely kitchen, and layout of the unit with all its character. The only thing I would have done different in the refurb process was not put granite in the shower but upgrade the refrigerator to at least have an ice maker. This is my only con which is pretty darn good! Overall the price is phenomenal!
I need to apologize for my last post, I was extremely upset with the parking situation, but the staff has been good to me ,and the maintenance is incredible and the apartments are lovely. It is a nice place to live ,and it’s in a great location. The only issue I have is the parking , but otherwise it is nice .
DO NOT MOVE HERE!!!!!My husband, my daughter and I, we have been living here for a year now and it’s the worst after they got rid of all the wonderful management. The new manger doesn’t care about the resident that actually still live here.We have been recently dealing with a ant problem and we put a work order in 2 weeks ago and they came out, but did absolutely NOTHING! I’m still mad till this day, we’re moving out in 20 days when our lease is up. I have to spray bleach and I think I’m allergic to it because every time I’m done spraying I can’t breath, and break into a horrible rash!!!Yes we still have the ants all over our living room! Our daughter can’t even have her toys on the floor because they are everywhere, even in our bathroom.DO NOT MOVE HERE!!! HORRIBLE HORRIBLE HORRIBLEAlso the workers working here ruined my car!They put bricks behind my car and ruined my whole bumper, didn’t say sorry or anything.And of course when I mention it to the manger, THEY DID NOTHING!What a surprise right!

Love this community! Staff is helpful and kind. The apartment interiors are so nice and are newly renovated. Management is quick to address any questions or concerns! Service requests are completed in a timely manner. I couldnt be happier!
I am very concerned about the racist behavior of the office staff here. It is even more concerned that the manager on-site observed improper behavior, yet allowed his subordinate to lie on a resident. On more than one occasion, we have been mistreated and threatened with the police for normal behavior. If you are black and voicing a conern, you are a threat? Completely unacceptable. Investigate and do research before threatening to evict someone who did nothing wrong! Think carefully before renting here if you are black.

If you like roaches (Im a VERY clean person), fleas (never owned any pets), bedbugs, black mold (bleached every weekend), peeping toms, rent-a-cops sleeping in their cars, dog poop everywhere, stray cats, loud neighbors, extremely old appliances, something breaking every week, slow maintenance, rude managers, and living in the slums of Kingwood, then this is the place for you!!! I lived here for 2.5 years to save my money. I would have rather lived somewhere more expensive and only ate noodles! Dont waste your time or money. There is one tiny pool for 40 buildings. Only half of the washers and dryers work, and the laundry room is always dirty and smells like cigarettes.Not to mention they will nickel and dime you out the door. DO NOT GO MONTH-TO-MONTH. Move out on the last day of your lease. The office personnel arent knowledgeable on any of the policies, and the manager is ignorant and very rude. RUN AWAY!!!

They will rip you off, they are not organized, they take forever to fix anything you ask them to, also they try and charge you for everything they can when they dont even lock the doors when preparing the rooms for someone else so anyone can come in there and destroy the place and they will charge you for it. Again DO NOT GO HERE!! NOT WORTH IT!! They always have new people in the office so nothing is noted or taken down when you have problems or concerns so it leaves you waiting and you get ignored, do not go here!!! They just lie and sweet talk you so that it sounds like youre getting a good deal but you are not!!! Apartments in general are not worth it and will screw you out your money so you might as well get a trailer on some land with all bills paid for $600.
I’m strictly reviewing as a delivery driver, I could almost forgive the excessive amounts of speed bumps, like half a dozen at the front gate all in a row alone. But I’ve delivered there three times and although all of the office staff speaks in a friendly manner, they never tip no matter how huge of an order of food you bring. Smiling while you’re taking advantage of somebody doesn’t make it OK. You may say that they have the right to not tip, that’s true, but delivery drivers have a right not to serve them either if they’re not going to. So this is just a warning to the drivers.
Love this complex! Very clean, helpful staff and best management around.Just kidding. I was basically blackmailed into putting that phony review. I left a bad review on these apartments and the property manager told me if we wanted out of our apartment I needed to put a great review on them, and he wouldnt help us out until I did so. Our apartment was robbed by people who had also lived in these. We asked if we could relocate to another complex owned by the same people so we didnt break our lease because we no longer felt safe, and they said we could but were charging us like $600 to transfer. They broke out our bedroom window to get in (which took maintenance a whole week to ever come fix), so were sleeping with window wide open in the winter. The people who broke into our apartment still live here, the manager told us they had been evicted, but nope still see them around while Passing through. Shower water goes hot to cold and vice Versa, hard to take a relaxing shower. Speaking of water, water bill is about $60-$80. Staff is rude, roaches are bad, oh and already infested with flees (broke out in a terrible rash because of it), people walking the perimeter all hours of the night, a lot of strange activity in these apartments!!Not worth $830 a month for one bedroom, dont do it!! And if you do, I pray your experience is better than mine was.Hope this helps!
I just recently moved in, and let me tell you, I LOVE IT HERE!!! The new renovations, the community itself, the office staff, just in general. They treat their residents like they are family. If you’re looking for somewhere quiet and refreshing, Kingwood Lakes is the place to be.
From day one these apartments have provided nothing but a headache to us.They can never get the assigned parking spots right. They have a log that nobody keeps up with & keep assigning our spot out to everybody that moves in even though weve told them countless times that the spot was assigned to us from the beginning. Their maid in charge of cleaning the vacant apartments kept parking in our spot & they made us park in all these different spots before finally telling us that she was their employee & that they would talk to her about parking in assigned spots.And thats just parking.The little roads in the complex are full of potholes.Their laundry facility looks like something out of the ghetto. Tables are broken, windows are broken, trash on the floor all day, everyday. Water on the floor all the time. Some machines work, some dont.Their courtesy guards are good for nothing: several times Ive called because of loud parties, & the parties just continue all night long. Ive been told Im sending the guard out by the after hours answering service & I never see the guy come out.Speaking of the answering service, it might as well not exist. When they deign answer, its only to misinform you and be rude to you, like theyre doing you a favor by answering.The office staff has no manners, and neither does the manager. She once asked me why I needed to go into the office at 9am (I didnt realize that they opened at 10am since they change their schedule & tell nobody) & I told her I needed to go in to load my laundry card. She said shed let me in as long as I didnt bring drama in with me. It was too early for drama. Really?I was also told well I cant make the maintenance man drive any faster than what hes driving when my A/C went out in the middle of summer & I had already waited 4 hours for the maintenance man to come after repeatedly being told I sent him to your apartment already & then Oh I sent him to the wrong apartment.Anyway, long story short, management sucks. We are extremely glad to be moving out & not having to deal with the incompetence, lack of manners, & mound of problems that this management team & the apartments have to offer.
I really love what they have done with the place and I cant wait to move in. Everything is new and the location is amazing! Kingwood High School is right across the street and anything you want for dinner is right around the corner. I picked one of the townhomes for the space and wow I cant believe how beautiful everything is. Jenn was amazing at filling me in on everything that is coming too. The pool should be amazing and a dog washing station for Bella. Super excited!!! This place has really turned around.
It was a terrible place, but they changed all the staff. Now it’s a pretty fancy place to live in.
These apartments/townhomes are a massive improvement over the old renditions. Newly remodeled and surprisingly nice! The staff was easy to work with and Elissa was very helpful throughout the process. Conveniently located in the center of Kingwood; quick access to both 1960/Beltway 8 via West Lake Houston & to 59/99.
This is an amaizing community!!! Love the entire team and the apartments. The entire staff is was so amazing and helpful. They made me feel so welcomed and at home. This is the best place to live!

If you are hard-working, honest, and looking for affordable housing, BEWARE of Kingwood Lakes Apartments at 3700 Kingwood Drive, Kingwood, Texas. Beware of any Adara Community in this area!They will suck you into renting an over-priced apartment with appliances from the 1970s, carpets that are never replaced (they cut-up sections and replace them), wooden stairs that are falling apart, black mold in the ventilation system, roaches galore, and if you have indoor pets they WILL get fleas from the nasty people who live there.Expect trash on top of the car ports, trash in the walkways, outdoor lights that dont work and are never replaced, windows with ripped screens or no screens at all, a parking lot that looks like a bomb hit it (have had several flat tires because of potholes), no parking spaces, maintenance people who will enter your apartment whenever they like (without permission) and steal your valuables. Dont even think about reporting incidents to management because THEY DO NOT CARE!!! Neither do the police.Expect water outages with no notice due to broken water mains, faucets that are so rusted that the water is brown and cloudy, stoves and refrigerators that dont work, have leaks and are missing pieces. Expect to have drug-dealing (or drug-addicted), alcoholic partying neighbors, and people who hang their laundry on their balconies and throw their trash out their windows. Expect overflowing dumpsters to add to the wicked-nasty smell of the waste water treatment facility that is in your backyard.If you want an issue with the building addressed, you will have to call the City of Houston and file a complaint before anything is done. Management is rude and uncooperative, as well as unorganized and downright idiotic. Dont ever expect a good nights sleep between the shady characters living there and the black mold that coats EVERYTHING in your home.DEFINITELY expect roaches...LOTS of them...doesnt matter how much you clean...you WILL get them because the entire complex is INFESTED!!! If you want an exterminator to service your apartment, you will have to call on Monday to get them there on Wednesday and you better be one of the first 20 people to call or youre out of luck. Then, you can expect the exterminators to rob your place if youre not home.All in all, expect a miserable experience. SO GLAD TO BE OUTTA THERE!!!!!!!!!
Love our apartment! The office staff is always quick to respond to all of our requests and questions. The pool is our favorite amenity. 10/10 would recommend
This is by far the Worst apartment I have ever lived in. I am counting down the days until I close on my house. My was surprised with a $100 charge for a 3 moth lease, a $ 24 charge for gas, and mandatory insurance. I could have been living in a luxury apartment for a $100 dollars more. This apartment has a serious bug problem too. You are also charged for pest control monthly, but every time I turn a light on there is a new critter running across the wall. I also discovered yesterday, that the upstairs AC drains into sink in the half bath downstairs. It is also that you are paying over 1400 dollars, and cant park near your apartment , because the staff finds it convenient to park in front of your overpriced apartment. But of course, you can pay extra for assigned parking, so your family doesnt have to walk across people speeding in the parking lot. I moved from another state, and was looking for something reasonable in Kingwood, until we found a house to buy. I wish I stayed in my quite and clean hotel... my family would have been a lot happier. My five year old would not have gotten bitten by a hornet that made a nest near his bedroom window, and was going back and forth in the apartment through the wall. I should have read the reviews first, now Im just anxiously waiting to run far away from this place. I love living and working in Kingwood, but detest living in Kingwood Lake Apt :-(
For the same price you can live next to an actual lake in an apartment that isnt roach infested with neighbors that actually respect you. I would work later and my sleep would consistently be interrupted by random maintenance and lawn mowing at 7 in the morning. If youre gonna spend what they are charging, do yourself a favor and get a NICE apartment. These apartments need to be burned to the ground. They are a stain on the community of kingwood.
DO NOT LEASE HERE! The maintenance is HORRIBLE. The appliances are old junk that craps out, then they replace it with other old junk appliances. There are electrical surges all the time. They charge $70+ a month for water! The pool is always closed for repair. Good luck calling the office because they probably wont answer the phone. There are new employees in the office every couple months & no one knows what is going on. Take a look at all the Notices that inspectors have posted on the entrance of the office! I have had AC issues for 2 months now. When I spoke to management today, he told me, you are not the only resident-- there are many others having problems too. I guess he said it all!!The response from management is such a JOKE! I personally went to the office MULTIPLE times during the 2 weeks I did not have any A/C & over the course of the 2 months I was having A/C problems. Their response for me to come in & discuss my concerns is only because of this bad review. They REALLY do not care-- that response is just for show.Also, SEVERAL of the 4-5 star reviews were written by employees and their family/friends-- many of which do not even live in the complex.
Ive lived at Kingwood Lakes since Sept 22,2014I dont have anything negative to say about the people who work here or the facility. I moved first into a 2 bedroom 1 bath apartment from a larg 3 bed 2 bath home with 1/2 an acre.Obviously I wasnt thinking because wow that was small, not that theyre apartments are smaller than another complex just a HUGE shock to me going from something so large to something so much different.I quickly spoke with the managers and moved into the Townhouse. OMG LOVE LOVE LOVE!!!I urge anyone who comes from a home style to an apartment complex look at the town house then the apartment, make sure you can handle the difference.Now I have no issues with the complex like I said, this place is as clean as you are! They have doggy do stations everywhere please use them. They have several gentalmen that pick up trash every morning rain or shine, cold or hot. They can only keep it as clean as you let them. Please do not throw your trash on the ground.Please spay and neuter your pets and dont leave them behind, we all work together to insure we have a beautiful home to live in.I do not have bugs in my house because my pets are on flea meds, I shampoo my carpet every 2 weeks, I take out my trash and so do my neighbors. As long as you report misconduct and trash they will keep it clean.Do your part and they do theirs, they were even nice enough to help me wake up my husband when i couldnt leave work!! AMAZING COMPLEX NO ISSUES!!!!I THINK YOU ALL ARE TRYING TO FIND SOMETHING WRONG WITH NOTHING, PLEASE STOP.
Worst place ever to live! First in the apartments theres cocroach, no matter how clean is your apartment or how much you spend cleaning your apartment there always be cockroaches. Besides that there is no parking available so people are always taking your reserve spots. If something happens in your apartment like if youre fridge is not working or something breaks is going to take a long time for them to go and check whatever happens in your apartment not mentioning how it takes to fix it even if you called every day. The laundry room is so filthy and most of the machines dont work . I read a few of this comments here and I ignore them thinking that I should give it a chance but believe me is not worth it. Is too expensive 4 how they treat you and the quality of the apartment and the managers of Kingwood Lakes Apartments . Not mentioning that if you called to the office during office hours they dont even respond to your call you can even call while youre inside of the office and they will just pass right by the phone and not even pick up the phone.DO NOT MOVE HERE!
Im very pleased with the professionalism I received from the staff. I was greated as soon as I stepped foot in the door. I was shown several floorplans before taking my tour. Needless to say I was sold on the model, just beautiful. I will be moving in soon. Thanks for all the help.
I just moved in and love this place. My apartment is perfect! The staff here really makes you feel at home. They have a new manager and he really pays attention to details. The location is great!
I love living here at Kingwood Lakes. Yes in the past Kingwood Lakes would not have been my 1st choice, but now it is. The assistant manager and manager have been there for over a year and they are the perfect team. They really have the residents best interest at heart. Yes it is an older property,but the improvements they are making are going to make a world of difference. People can talk crap about this complex all they want, but in reality the people who are talking all the crap are the ones who probably didnt pay their rent on time or expect everyone to to cator to their every little need. This is a complex of 400 units honey, you try running it by yourself and see how far you get. As far a roaches, keep your apartment clean and you dont have a problem.
STAY AWAY FROM THESE APARTMENTS AT ALL COST! I am a former resident, who was lucky enough to be flooded out during hurricane Harvey.My heart goes out to all of those stuck on the second floor, dealing with mold because the slum lord owners refuse to let them out of their lease. Owners say there isnt any mold, but there are photos proving otherwise.There were soooo many issues with this place, as I am sure you have read in many other reviews. Pests (fleas, roaches, mice, rats and stray cats) were a huge problem there (I cant even imagine how bad it is now). Maintenance always took shortcuts to fix things (due to management and ownerships tight purse strings, Im sure). At one point I had a stove (pretty sure it was a model from the 80s) that didnt heat properly, I complained about it and got no response. THEN the stove started shocking me any time I would touch it. Even after reporting that it still too them over a month to bring me a used stove (only partially cleaned) from another unit. A/C barely worked (again, ancient equipment). The side walk in front of my unit would flood any time it rained for more than 5 mins. It took sewage backing up onto the sidewalk leading into my unit for them to do anything about that and that even took them several days to complete. Someone attempted to steal my motorcycle (and several others, multiple times).Management/ Owners denied my boyfriend to be added to my lease, due to a MISDEMENOR offense on his record (My boyfriend is a 100% disabled veteran by the way). Yet they do nothing about the drug activity that goes on every day at the complex and tenants pulling guns on people in broad daylight in front of children.Best part is that after losing EVERYTHING I own (due to the flood and them only allowing us TWO DAYS to sort through our belongings), they are not refunding my deposit because I owed for August Even though I paid on time and their system magically made my payment disappear into cyberspace. The management even told me it wasnt the first time it happened.The owners do not care about their tenants, they only care about stuffing their pockets with as much cash as they can. This place needs to be bulldozed!I REPEAT, DO NOT MOVE INTO THESE APARTMENTS OR ANY PROPERY OWNED BY ADARA!!!!!!!!
Fantastic place to live in. Maintenance issues handled in a very timely manner grounds kept in pristine shape and quiet all the time. I would recommend kingwood lakes apt to anyone. The young girl in the office is so sweet
I can tell from my experience that living here is not all that great. They have no criminal background check. They lie on their website. The pond is not beautiful its a swamp. They also do not do a good job fixing stuff in the apartments. Some of the machines in the laundry room dont even work, washer and dryers. Need to update their pictures!!
When I first came here , the staff here were both nice and Easy to work with . They made me feel like I was at home and really comfortable. Literally the best staffs I could have . The apartments are nice and quiet community.
Stay away from Kingwood Lakes Apartments! The complex looks like a war zone, it smells bad and there is mold on the second floor that didnt flood! They are just painting over the mold, told by people we know who live there! We did not sign a lease but we gave them a deposit when we filled out the application. The apartment complex flooded due to Harvey so we told them right away that we wont sign the lease and we want our deposit back. They refuse! They are keeping the money saying its cause they kept the apartment off the market, which they didnt cause we were supposed to get the apartment number once we sign the lease. We told them several weeks ago we arent moving in, so they could have given the apartment to anyone else at any time. Its so wrong that they take advantage of people in distress!
I have referred several friends here and no regrets from anyone. They all said always that staff are very helpful and friendly with them. They like the apartment complex, also some of them have more than 2 years living there...Thanks @kingwoodLakeApts
Beware of Kingwood Lakes! I had roaches the entire time I was here and the problem just got worse by the day. Management finally did send someone out to spray a couple of times, but the exterminator told me the only way to get rid of them was to spray the entire building. I was told by the office manager that to spray an entire building was going to be too expensive. I guess the almost $1,000 we were paying for our apartment wasnt enough to live roach free. I had roaches living inside my electronics, behind and in furniture, inside my refrigerator, hiding in my clean laundry, everywhere...and I do mean absolutely everywhere. It got the point where roaches were falling from the ceiling. One morning I woke up and there was one crawling on my cheek! Now, THEY are trying to sue US for damages caused by the roaches!!!! I will let this ruin my credit before I give you another penny, Kingwood Lakes!
They are liars and thieves, moved out over a year ago got a message from my credit union saying that I owed over $1000 in damages, so I went up to speak with the office and they said they have no record of any major damage, no photos of the appartment, nothing!...but they wont work anything out or try to justify the charges. Dont forget the revolving door for the onsite management, At least 5 completely new managers have come and gone and the list of violations from the city of Houston....
The atmoshpher at Kingwood Lakes is great, the staff are fantastic.If you have to choose any place to live, live here. Ask for them andtheyll be happy to assist
Id rate a 0/5 if possible. This place has been horrible since day one. My most recent problem... My restroom ceiling has been falling in and weve been trying to fix it for 3 months AT LEAST! every time we speak to them they say Oh wow were sorry, well be right on that never come... There is a leak in the upstairs neighbors shower apparently and the ONE TIME in the last THREE MONTHS that they have came they ignored the leak, and just covered up the hole. its been a week and now the ceiling is worse than ever. tried posting pictures so hopefully future residents can see. They have ignored us since weve gotten here. Literally every neighbor weve had on the lower level has moved out in the last month. And as you can see the reviews are all changing when people leave.The reviews were only higher a few months ago because if you left a bad review, and had a problem theyd manipulate you to change your review. or even give a phony 5Star lol.I gave them a good review because I felt bad for the lady at the office. But now theyve ignored us for 3 months... Oh also since we moved in our porch has had loose boards curving up and some even hanging off. That has been ignored since October of 2014. Thats getting old as well.The pool hasnt been open at all ALL SUMMER LONG. We pay for that.Theres always someone yelling profanity at their boyfriend or girlfriend. Actually - stop reading right now and go click the images bar on google. Im willing to bet you see Cop cars and some kind of gun bust on every few pictures.there are SOOOO many other problems that I really dont feel like typing out.I would also like to point out to Kingwood lakes. Mold is dangerous. It can get people sick. and get you sued. I suggest you fix everything that your tenants ask of you. Within AT LEAST 72 hours of the problem being brought to your attention.After all of this they try to hit you with fees and stuff to break a lease. haha ok.
Moved into my apartment only to discover a massive flea infestation, me and my girlfriend had so many bites, they tried to treat the apartment but no luck. They wouldnt find another apartment for me to live in, so I gave them back the key. Also took forever for me to get my money back. Thats not the only horror story from this apartment complex, from mismanagement back from Harvey, to mold, to gross neglect.DO NOT MOVE HERE!
I cannot wait to live here once my lease is up!! The apartments have been recently remodeled and I LOVED THEM!!! great space and the customer service is beyond excellence! Definitely worth moving here!!!!!
Coming here was spectacular! The pool was so beautifully done and the tennis court brings so much fun to it!
Worst place I have ever lived in there is no response from this community I would suggest with true honesty to look somewhere else there service to there tenants is horrible and there only concern is your money they do not care about there tenants safety we had our window broken and nobody has had the courtesy to even se if we were ok this is one of the worst and overpriced places to live in definitely have good respect for you family and look else where.With respect I can say that this is no place to put your family .

I personally do not live here at Kingwood Lakes but I have friends and family that do or have lived here. I think it Kingwood Lakes were to fix their road it would make the residents a lot happier, because the pot wholes are really hard on your car. Other than that Kingwood Lakes is just as good as Town center in my opinion.
This place had so much mold before the hurricane Harvey flooded the lower floors, but now the place should be condemned! Mold is all over the upper floors now and making people very sick. They all want out of their lease but management aka Adara communities are making them stay in lease or pay thousands. Many arent even living on site because they get so sick. These apartments will absolutely never be liveable again! They are painting over mold! Never consider living here, they must tear them down!
The management sucks, maintenance enters your apartment without proper notice, and even the assigned parking spots get taken by guests! Neighbors are loud & nasty. & what happened to the fitness center? It is constantly moved from apartment to apartment. This property is so not worth the rent.
Worst apartment ever. I lived there for 2 1/2 years and it is infested with roaches. One time I was home in the back room when pest control came (he didnt realize I was in the back room) he didnt spray and then left a notice that he did. They are all awful.P.S. I am so happy someone finally sued them for illegally over charging the residents for water. Hopefully I can get some money back. 😒
Best apartment I have ever lived in, do not plan on ever moving from here. The staff is extremely wonderful. Property is well kepted up wih.
This place is the best! Damon the NEW MANAGER is amazballs! Has his stuff together and soooo damn cute! The office staff is great and maintenance gets my work orders done in a timely manner! Love it! 5 stars!!

Everyone here is so friendly and helpful! It’s clean and nice and the staff are always on your side. It’s a wonderful place to live especially when you’re just starting out! I would 100% recommend living here!
AMAZING staff!! Newly renovated. Huge bedrooms. Lots of closet space. Granite countertops and new cabinets. Its not the place it used to be. New A/C, windows and doors. The place is awesome.

Lived here for 2 years. Couldnt wait to get out. Overpriced for what you actually get. They literally almost let anyone move in there. Lots of drugs and theft going on and a shooting right across the hall from me. They need to get rid of all the trashy people and maybe it could be a decent place to live.
Kingwood lakes is a very nasty place to live. The ladies in the office are wonderful helpful except the manager and elissa. Dont move in, dont move in dont move in unless you are homless

We rent the townhouse and we have ALWAYS used the 2 spaces behind our space we rent!!We always consistently parked there now we are only allowed ONE vehicle!! Effing ridiculous! Will not ever recommend this place to anyone! I sure hope yall arent charging us to pay for 2 parking spaces!!!!!!!
Everything was updated after hurricane Harvey flood destroyed the property. New clubhouse, beautiful lake, tennis courts and resort style pool. Beautiful!

We have lived here since September 2019...Karen was our leasing agent,shes amazing!!!She got us into our townhouse quickly,and she was their for any help we needed on the spot....Im excited to see the property finished with the amenities they list when completed ....glad this was our choice!!!!
Very nice location and community, very conveniently placed to be center to all of kingswood. I’m especially impressed by the communication from the leasing office workers, they worked with me a ton just for me to fine my forever home there.
I want to thank Silvia García for her assistant in getting me an apartment she is very attentive and has great customer service skills she gives you lots of info which makes it so easy to understand thanks to her Im able to open a new chapter of my life with my kids and i feel like kingwood lakes will do that

I have lived here for about 3 months now and have not had any issues. all of the staff is respectful and professional. The complex would be better if they changed it to a gated community but all in all. I like living here.

Loved visiting Kingwood Lakes. I wished they had what I needed in my timeframe, but wow that place is beautiful and well maintained. Will have to check back with them in a year.

Im not happy about this place. Horrible place to live, old apartment, they treat you bad and they scam you.... If youre reading this do not move here. Plus this place should be abandoned or at least change the apartment with new roofs, paint the walls, new balcony, new doors and brand new parking lot roofs.

I visited this property while in search of a new home... and WOW, if only it was a little closer to work, but WOW what a extremely relaxing setting in the woods, and a fantastic office staff, Daymon was a hoot!
The renovations are beautiful and the staff is friendly and very informative, Ive never seen town homes with fire places until I visited this place.
DO NOT MOVE HERE! THIS APARTMENT IS DIRTY AND UNPROFESSIONAL ALL THE WAY TO CORPORATE OFFICE. I FEEL UNSAFE HERE AND MY CONCERNS HAVE GONE UNADDRESSED! CARS GETTING BROKEN INTO, GATES DO NOT WORK, PROPERTY IS ALWAYS NASTY ESPECIALLY IN THE BACK. TEAM IS NOT DIVERSE AT ALL. LACK PEOPLE SKILLS. COMPLAINED FOR MONTHS AND NOTHING WAS DONE! I TOLD THEM I DONT FEEL SAFE HERE MULTIPLE TIMES AND NOTHING WAS DONE.
