Marquis at Kingwood

Very safe apartments and they keep up with the maintenance. The only reason why I am leaving a bad review is because my mom lived there for 2 years and they kept her deposit when she left the apartment spotless ! They lied when she signed the lease that the deposit would be refunded if the apartment was in good condition and now they say they wont give it back ! I have a full video of the apartment after the cleaning!

Didnt have any problems until we actually had to deal with the office. Obviously they dont make the rules but the managing company has some absurd lease agreements. They dont work with you on anything. If you cant absolutely pay the entire lease out dont move here. We tried to transfer after some family changes and they made that impossible. Its also a cheap complex youd be better spending a tiny bit more on something much much nicer. I know they will respond with something about you signed and its all explicitly there But do you want to live with a company that doesnt work with you on anything? We make plenty of money but 5-6 grand to break a lease is INSANE. Especially for a dump like this.

I want to leave my honest review.Since we moved in recently, I cant say much, but it took me only 2 months to realize that I am in the right place.The staff is incredibly wonderful, friendly, and I adore Alexandria as she responds to my requests very quickly and professionally. The maintenance staff responds promptly and fixes any issues at a high level.The apartment itself and the location, in my opinion, are ideal. I cannot provide a review on schools yet.Great clean territory, clean pool, gym - I like everything, especially after work to fry a perfect steak in a clean barbecue area.Good, quiet neighbors. Nature outside the window. I recommend renting an apartment here, I feel at home.

Stupid lease terms. Tried to transfer to a 2 bed after getting married and that was impossible without signing a new lease. Tried to terminate and it was 2x the rent. Which is completely normal but then they slapped having to have 60day written notice so basically it’s 4x the rent. A crappy complex they try and keep you in. It’s cheap and the office reflects that.

BE AWARE!! READ EVERYTHING YOU SIGN, even the fine print about the deposit. It says they will give u the deposit back IF THEY WANT TO. They kept our 2 thousand deposit with no right excuse ,only that the FINE PRINT SAID....they will give it back IF THEY WANT TO. THEY ARE STEALERS! There was no damage to the apartment only they had to clean the stove, carpet and bathtub. They said it will cost $350.00, so why did they keep the deposit. They are STEALERS!!

A very wonderful place to live. The ladies in administration are the sweetest people ever! The community is super nice and supportive ever since I moved here a year ago. 10/10

I’ve been a resident here for about 4 years now and I’ve always appreciated Maintenance for being very proactive and rapid with their service. The new maintenance manager went above and beyond for my family during Memorial weekend. It was very hot outside so of course inside it was even hotter. I had to call the emergency line and I felt bad because I know everyone loves to enjoy their days off but my center air wasn’t working at all. He came out and immediately addressed and fixed the issue. That saved us money from not having to go to a hotel! It was almost 90 degrees in the apartment so I really appreciate him. He’s always been very respectful, down to earth and professional. We appreciate the entire staff! They always greet everyone when riding by and I feel safe around them.

Never got a chance to leave my review since we left for school in December, but overall was a great place to live. Management was very friendly and quick for maintenance requests, even gave me a card for my birthday lol but was very sweet of them. My then girlfriend (now fiancé) can’t remember if we got a chance to say thank you to them but thank you ladies for everything.

If I could give negative stars I would!~Management~- There is NO diversity within the management team. No diversity in ethnic background, gender, or attitude. They ALL have the same condescending, patronizing, arrogant, and hateful attitude. Management is dishonest, unhelpful, inconsiderate, and just plain disrespectful.~Apartment Inspections~The constant mandatory and random apartment inspections are outrageous and invade privacy. For instance, it was claimed maintenance would do a water damage check only to discover I was fined for a plethora of things they did not come into my apartment for.~Fire Inspection~The constant, hour-to-two-hour fire alarm checks as someone who works the night shift is evil.~Parking/Garage~It is nearly impossible to find one available parking spot after 6:00 PM. I decided to rent a garage and what a mistake that was. I have been forced to miss work on multiple occasions due to the garage that I rented not opening and maintenance not coming within 3 hours.I would not recommend the Marquis at Kingwood to my worst enemy!

Holly has been an amazing consultant from the very start. This is my first time leasing an apartment of my own and I am so grateful for her professionalism, guidance, and genuine attitude. She is the reason Marquis at Kingwood has such amazing reviews and she truly provides an amazing approach to the leasing process.Updated 3/22/24-I have lived here since August and I LOVE it. It’s such a safe and quiet complex. The staff is very responsive and you feel like a neighbor, not just a resident.The maintenance men Alex and Sammy are very thorough and genuine with repairs. The maintenance supervisor Jose is very knowledgeable and thorough.The community director Kim is very involved with the complex and treats residents very fairly.

Beautiful property in a great location! All of the staff is great and Josephine was very helpful at helping me find something suited to my needs.

I moved in to this complex a year ago. The staff is very friendly and helpful.The maintenance staff handles any problem we have very quickly. Jose, head of maintenance is helpful and friendly! I would 100% recommend the Marquis of Kingwood apartments for my friends and anyone looking for an apartment!

Beautiful scenery! Beautiful complex!lovely floor plans! The apartment is gorgeous! Trash pickup! Beautiful working appliances! They have a great walk way around a beautiful pond filled with turtles! Love it! They thought of everything! Great management! If you are looking for a great place to live, this is it!

If you love the wilderness this is a place to be. You’ll be visited by spiders, snakes and ants. Apartments aren’t the best seemed like previously owner had pets that the baseboards had stains on them. Correct thing to do is replace but no these people painted over like nothing was wrong. While my stay had my vehicle stolen, I guess anyone can get access to do whatever they want. People breaking in to apartments and stealing. You cannot feel safe at a place.

Cars on blocks at Marquis apartments in Kingwood. 08/13/20 I just visited a friend that lives in the Marquis apartments. When I entered the complex I noticed a white Camry on blocks with the tires gone. When I left I saw a black civic on blocks with the tires gone. I called the complex and spoke with someone and asked about the security situation there and she got very defensive saying that cant happen because its gated and secure...well it happened. If you live there you might want to let your complex know about your security concerns and watch out for your car.

I like living here it’s a nice place with a good school next to it. Property is clean and safe. No complaints.

I love living here. The place is always clean and I always see the maintenance staff around the complex so if I ever need them. The area is great and the apartments are very easy going! My dog even loves the area because we go on walks more often. We love it here!

I toured a 3 bedroom with Holly. She was very nice and happy to be able to help. Although the rooms are a bit small, the patio wad HUGE. The kitchen caught my eye as well. Holly also showed me all the amenities. I love the cycling room

Me and my boyfriend love this complex! The pool is great and the staff is always very friendly. Plus the apartments are very nice and it’s in a great location. If you’re thinking about living here I would say to do it. The only thing that is disappointing is that our apartment has roaches. We were told a few Fridays ago that the exterminators were going to come so we had to take everything out of all the cabinets and closets and clean everything. So we did. I have a ring camera in the apartment and no one came. It was annoying because we had done all this work and gotten my dog out so they could spray and no one came. Overall it’s a good complex this is just the one complaint we have had.

I’ve been at the Marquis for two years . It has been a joyous stay . The maintenance team is phenomenal. It’s unnecessary for you to call them multiple times because without a doubt they will be at your door to repair anything . The parking is not an issue . They have visitors parking and will give a yellow tag for visitors, if necessary and upon request. I’ve always felt safe in the area and had no issues . The pool is amazing, the 24hr. Gym is great. I’ve had issues with my tub peeling before and my dryer not working correctly, let’s just say I brought it to their attention and they were able to give me a brand new tub and dryer on my behalf. That it self made me feel so happy , because they were truly worried about my well being , comfort and my experience as a resident . They are always available when you call , and they’re very concerned with any problem you bring to their attention. There was one time , I needed my locks changed for personal reasons in my stay and let’s just say Ms. Madison handled the situation within minutes of my request to make sure I was safe . I am beyond happy and a little sad that I’m leaving .The cons - would be the gate code changes throughout the community a lot , so you always have to check your email for the new one. And there was an issue “that I didn’t agree with “ when renewing my lease for the new year and the property manager ( Madison) refused to speak to me personally and would only email . As a professional, I did not agree with her way of communication. I feel like if I requested to personally speak to you , you should at least provide a safe way to communicate for an understanding. It was unprofessional and It was the one time I felt like they failed me as a resident and didn’t feel welcomed as I once did .But in all, you’ll love it here . I gave 5 stars because it really has been beautiful here. It’s quiet . Great Neighbors, Beautiful Amenities, Great Space , Beautiful Scenery, Dog Friendly! Overall, it’s definitely one of the best places that I’ve stayed . I leave in a month and I would definitely miss this apartment . Farewell the Marquis ! It’s been wonderful!

I’ve been living at the Marquis for almost a year and it has been an absolutely lovely experience! anytime i’ve needed maintenance they’ve come within minutes, parking is never an issue, the ladies at the front office are absolutely lovely! And the area is perfect, close enough to the highway as well as in a neighborhood so it’s still somewhat secluded and a great place to go on walks/runs through the neighborhood/green belt. i couldn’t be happier with living here, i don’t have a single compliant! :)

We’ve lived here for 2 years and even since we moved in we’ve seen spiders,cockroaches,mosquitoes,flys we also have a horrible neighbour who keeps sending us warnings and I have a baby who makes noises when crawling (he’s 11 months only) and a few days ago he made a lot of noise just because my baby dropped a ball from one inch of height and he came to our door and tried to break it down and the management keeps doing nothing and only sends us warnings and what makes it worser is that the person above us always makes noises at 1-5am but we don’t complain and all and he freaking tried to take our door down when my baby just bounced a ball a bit.

I’ve been here for about 2 months and I’ve really enjoyed it. My 1 bed 1 bath feels like a home and when I had a problem with my dryer they were quick to fix it. It’s been a nice upgrade from my last apartment

Wonderful tour with Alex! She was fun and energetic and extremely knowledgable about the community. The property doesn’t feel like just another apartment and the grounds are extremely well kept with an amazing pool. The location is convenient to 59/shopping/restaurants, H‑E‑B and Krogers.

I had a great tour, the apartments are amazing and everything I want! I cant wait to apply soon! The leasing agent was knowledgeable, kind, and has been available to answer any questions I have 😊 The staff was all very friendly!

Horrible place to live! Would not recommend this place to anyone. The office staff are incredibly rude, condescending and absolutely not helpful. Parking is horrendous, especially after 8pm. Furthermore, they fine you for for practically anything. Apartments are not luxury yet they charge you as if they were.

Edit:I have been here 2 years now and things are still good overall.Pros:1. The area is safe and quiet with easy freeway access.2. The staff is overall responsive and friendly.3. Well-kept property with solid amenities.Cons:1. The exit gate is so janky, and has been for months. Instead of properly fixing it, they just put up a sign essentially saying to back up and pull forward again to trigger the gate, and sometimes you get stuck behind dense people who can’t read.2. Maintenance generally sucks. I’ve had several shoddy repairs.3. Can’t smoke cigarettes outside or burn a freaking candle, which were rules that were annoyingly put in place after I moved in. When I am a grown man who pays $1.3k in rent, I want to be able to reasonably enjoy my space.

Update: 05/08/2024. It has been 6 years since my last review. Jose and Alex on the maintenance team have been great. I had my dryer go out and was no longer functioning properly. They went out of their way to find another dryer to replace the original one that I moved in with 6 years ago. Always make friends with your maintenance team.So far not bad for a first time apartment. Amber was a great help in securing a 1 bed/1 bath unit for me. So far living here has been awesome.

I would not recommend this place to anyone. Loud neighbors and the walls are thin. If you live on any floor but the top you will hear your neighbors above along with creaking floors. They lied and told us when we were looking that you cant hear your neighbors. We would have waited for a different apartment if they were honest. The person who said this has already quit. The maintenance staff have already had to visit the apartment four times throughout my 10 month stay for various issues that they say are for preventive maintenance. One time was without notice and they walked in while I was not dressed all the way. The management is horrible and there is always someone new working here. Ive seen so many changeovers in my short stay. I cannot wait for this nightmare lease to be over. Dont believe your getting any better because the rent is a little cheaper. You truly get what you pay for.

They have a great management and they’re constantly doing maintenance to the entire property to keep it nice and clean, they just could be better with parking as management doesn’t do much to stop non residents to park in resident parking spots making it hard for residents to find parking available, they never tow cars so people do whatever they want, other than that, I would recommend this apartments.

I have been living here for 2 years and some change. I noticed this place doesnt have the rating it deserves. Everything from the amenities, staff, maintenance, and even the monthly price is great. All of the staff are friendly, responsive and attentive. The maintenace team are also very friendly and respond quickly to issues. The area is well kept and the price is fair for what we get. Very happy to call this place my first apartment. I literally thought everything was to good to be true when i first got here 2 years ago. Im still looking for the big catch, but the place is just 100% genuine. Exactly as advertised. Thank you guys and i wish the whole team the best.

Worst apartment tour and experience Ive ever had. The lady who took me on a tour didnt give me any information or know about any of the questions I was asking. She was rude and Felt she was better than me. Dont recommend touring with them or Holy Unprofessional and unwelcoming draw.

I currently live about a half mile away. The value for the price is very good. The kitchen is the biggest positve for me. The location an layout of the unit itself, all is very satisfactory. The leasing agent, Holly, that showed me the apartment was very efficient, professional and thorough in giving me the information I needed. Her presentation a well as the complex in general is more than I expected. I would most likely rent this place except for that I have decided to move 85 miles away.

Beat apartment complex in Texas! Always clean, the maintenance men will fix things as soon as you put in a order and they even pressure wash the hallways. Gated community I feel safe at all times! The apartment managers, Alex, Madison and all the young ladies in the front are amazing. Definitely move here it is peaceful and quiet with many amenities at an affordable price! I would give 10 stars if I could

Been here about a 1 1/2 years and love it. Unfortunately due to family emergency we have to move. If it wasnt for that we would of stayed longer. The community director Kimberly is awesome. She is professional and always helps us with any concerns or issues we have had.

I love this property so far I’ve been living here for 3 weeks now. I would like to give a shout-out to the leasing consultant Taylor Thomas, that made my leasing and moving process very simple. She was very understanding, helpful and patient with me! She made it possible for me to move-in early. I haven’t even met her face-to-face yet this was done all virtually.I love my 1 bedroom apartment but I wish they updated the carpet to wood floors throughout the whole unit. I’m going to I had a small work order that needed to be fixed such as a clogged shower and sink. But the maintenance team came in minutes after placing my work order in.This property seems to be very organized, well maintained and friendly environment. I’m happy I choose to live here!!!

I’ve lived at the Marquis now for almost 2 years and while no apartment complex is perfect, I think the management team does an excellent job getting as close to perfect as they can.I renewed my lease without hesitation & then decided to transfer to a bigger unit and extend my lease. They have always been accommodating & put their residents first.The complex itself is very nice and kept up with by an excellent maintenance crew. Because the parking is monitored very closely, as a resident you will (almost) always get parking right in front of your unit. If you constantly have guests, this may be an issue for you... however there is sufficient guest parking.My family feels safe & well taken care of at the Marquis and that is why I love it! Thank you guys for being so awesome!

I fell in love with the place after my tour with Liz, the leasing staff is so kind and welcoming, the amenities are great especially the 24/7 fitness center! Definitely applying to live here!

We moved in the beginning of February. The issues that we have been having never get resolved. They make you wait hours/days before someone comes to fix a problem. We have something living in the ceiling of our apartment, we are on the third floor. They keep beating around the bush about what it could be instead of getting someone out here to see if there is hole that a critter got into. They tell you one thing and do another!! If we didn’t just move in we would be moving out ASAP.No this has not been resolved at all. I have 38 emails back and forth. The noise and music blasting coming from the neighbors below us is everyday . I work from and about to have a baby. Don’t say that it has been resolved when it absolutely has not.

This place is very nice and so are the staff, I got a lot of guidance and help from Holly, picking out my first apartment.

I lived at the Preserves for 2 years. I enjoyed my stay here overall. My biggest complaint would have to be my below neighbors who smoked. I could never enjoy beautiful weather with the windows open. Also, there is no after hours maintenance. So if your AC or fridge goes out..... youre screwed until the next day or Monday. Out of the 2 years I think I had 2-3 tree roaches in my apt. No kitchen roaches. I felt pretty safe here as there were 2 State Troopers and a police officer or two that lived in the complex and had their patrol cars there. As for the pricing, I paid around $730 my first year and $755 my second year for the large 1 bedroom. The prices have gone up too high in my opinion for these apts. They are not up to date or have any upgrades.

The property is beautiful and the staff is so friendly and helpful. Alex showed me around and was able to answer all of my questions. She really made it a great experience and I cant wait to apply!

Been living here for almost two years now but will not be renewing my lease when it is up. There has been animals living inside our walls for months now and nothing has been done about it, even though we have left multiple complaints. It is to the point where we cannot sleep at night because there is loud bumping and scratching noises in our walls ALL night. By living on the third floor we thought we wouldn’t have to hear upstairs neighbors but the joke is on us because we have roommates living in our walls.

Parking is a huge problem here, if you come home past 9pm good luck finding a spot. The trash regularly overflows out of every dumpster and Ive seen rats in them before.The maintenance guys are awesome though. They are always on top of things and work with what theyve got, going above and beyond. The apartment complex has a lot of really nice people. Its pretty cool that they leave up some trees so you have some nature to look at. The front office is polite and they are very accommodating, again I think theyre just working with what theyve got.I give it one star so maybe the higher ups will actually take peoples complaints seriously. Which is the trash and the parking, which is a big deal if someone who is moderately disabled has to walk half a mile to get home if hes by himself. (True story)

We have recently moved from Australia and have only lived in the Marquis Kingwood Apartments for a month. So far we found it very attractive with well updated appliances. The Management as well as all staff members are highly professional, very cooperative, caring and so friendly. Parking is a bit issue as they haven’t allocated a particular parking spot to each apartment (hoping to have an assigned spot for peace of mind in future :)). They also organize pest control on regular basis for prevention as they do have reserve area. We highly recommend this place to all friends and families.

I must edit my original post, I was contacted immediately from the office and maintenance was sent out the same day to fix the issue. Apparently my ac drip pan was full and needed to be cleaned. Problem solved ASAP!!!! You can’t find this kind of attentiveness hardly these days! Absolutely love this place!Moved in July and have been quite pleased with the complex, clean, quite and love the surrounding trees! My one and only complaint is that my apartment has the ac that drips into my shower and it makes quite a mess and has to be cleaned daily. But that is the unit I choose so Be it....Overall I love my new home! I’m so glad I choose to live here! And the upgrades are amazing plus the staff is super nice and attentive.

I am glad I found this place, the unit was clean when I moved in, but I still clean for Sanitary purposes, however, I didnt have to deep clean like I normally would do with most places, its quiet, so far sound isolation is good cause its hard to find that in Houston cause the Apartments are build so poorly. Overall I like the neighborhood.If you get home late like I do you will have to park far from your building, so if you like to be near your building it will be best to pay extra for parking.Ill give an update in a few months.Okay, Update, parking is terrible here, when I get home I can not find parking to park my car. I always have to park so far from the building I live at. And tonight is one of those nights I get home late from work and cant find parking to park my car.2nd update. Maintenance fix problem right away(just dont expect perfection) Beside the parking problem the community is pretty quiet, security gate is always working, I havent experienced flood like some part of Houston. And they are not outrageous with the late fees although Ive been paying it cause my income is struggling right now but its not to much that I cant get by although I would prefer to avoid the late fees.Final Update: the complex as a whole is kept pretty clean and maintenance do fix issues right away however for my particular unit I kept having to flush the toilet twice to completely remove waste and the caulk around the tub was chipping since I moved in although they fixed it but it went back to being the same, I did not have issues with pest, however parking was still horrible when you get home late at night after 10pm I almost paid for parking but I felt I should not have to pay to get parking close to the building I reside at. 😔The neighborhood as a whole is pretty nice and there are side walks for those that enjoy cardio and there is a running trail and a nice little pond near by to meditate or just sit in nature!!!! 😄The office staff was pretty good!!!And they don’t work with you if your late more than three times although you had been paying on time before and you weren’t a disrespectful resident…..😐😶Overall 👍for the upkeep of the communityDidn’t care for the painted tub

Going on two years here. Management team is professional. Their main job, of course, is to keep units occupied Im sure. Parking is not a problem if you live here. I like that. Those who seek freeloaders need not apply. Those who break the rules may be, and often are, towed. I would give service response 5 out of 5. Appearance 4.5 out of 5. If they are not careful that could change to 4 out of 5. Trash pick up in the wooded area not great. Noise between walls no more than normal.Honor the terms of your agreement, you should be happy here.

Friday April 8th: Current resident who is just not happy how things have been handled lately. The horrible communication within the last month between the office and our selves as residents. Amenities have been taken away, and instead of making out apartments cheaper it somehow increases the price🤔. Lived here for 3 years but I think its time to go. Other newer and nicer places available for the price and what their offering.Side note: The last straw was coming home today after waiting 2 weeks for fumigation to get rid of the roaches, just to find out that they didnt come until 5:30 pm, and I along with my dog who I put in day care at 8 am this morning cause of this, are unable to enter our home. The poor communication from the front office is unacceptable and someone who has lived in the community for 3 years should not feel like this. We were told that 2 hours would be needed before reentering the house. They did not tell us that we would not be able to come home until 5:30 at night. How did I find out you ask,, when I got to my door there was a little note card that told me that I wasnt able to enter until 7:40. So left here with nothing to do, I write this review of the ugly truth marquis of Kingwood represents.April 11th: Madison the manager of this place, is great. After my the rough outing I been feeling and this review she reached out first thing in the morning. She cleared up everything and we discussed what my frustrations have been. Some of the communication was me misunderstanding the information I was provided so that is 100 percent my fault. She was really professional and accommodated to me. This is changing my 1 star to a 4 star review. Thank you Madison

First let me say I very rarely give a bad review as I own a business. But I feel this needs to be heard. I’ve lived here for 2 years and I have been towed out of my complex from open parking, not assigned parking, 4 times and yesterday my friend got towed from open parking just shortly after she parked. Once I was in my assigned carport spot and they towed me on accident and brought my Vehicle back. Counting this time I have now spent 1500.00 in tow charges because I have to pay for my friends tow as I feel horrible that she walked out of my apartment to no vehicle. Over the 2 years they have changed the parking policy over and over as On Site wasn’t even aware of our new policy at this time that I was towed and brought back. They have granted On Site towing access to our community anytime they want and I watch them drive around looking for anyone without a sticker day and night trying to make easy money off unsuspecting visitors or people that live here. It’s not like the apartment complex is worried about safety or over crowding as we have plenty of parking. It seems to me they are getting some kind of kickback from On Site Towing. We have constant vehicle break in’s you would think they would be concerned about doing something about that, but more effort goes into towing. Doesn’t make sense. I’m not happy and I feel that the Property owners need to do something about this as I’ve talked to so many others that live here and have gotten towed multiple times. It’s just not right.

Very accommodating staff! When I came in to tour, everyone was super nice and I have had nothing but good interaction with the office since living here. The property is nice and well kept. Would recommend the Marquis if you are searching for an apartment community in the Kingwood area.

Management is the best and is constantly updating through email of things going on. Live right near the front gate and yet it is almost always whisper quiet. The only gripe I can give is I wasnt able to tour the exact apartment I was looking at (covid precautions) and there wasnt a virtual tour on the website so I took a gamble when renting.

Marquis at kingwood has treated me so well! I began my search for a new apartment a few months ago and decided on them. Alexandria was great and helped me find the perfect unit. I was unable to move when I originally thought but knew that I would come back to them when the timing was right. I went back this week and found my new home! I highly recommend leasing with them. The staff is so kind and works with you to the best of their ability!

I like the fast response to any and all my complaints either about the apartment or things I see going on. I find that people just aren’t willing to complain about something they see as wrong or not up to there standards. Every staff member here has always taken what I’ve told them and either explained why something couldn’t be done or fixed it. There always polite, friendly and helpful. I’ve lived here since 2018 and picked this place site unseen from Alabama based off the closeness to a decent daycare and great school district along with being so close to the interstate. So far it’s all a win win for me! Thanks Dawn

My husband and I lived at Marquis for two and a half years. When we moved there, they were the most reasonably priced apartments in this area by a long shot. By the time we moved, our rent had gone up to nearly $1100 for a one bedroom, 750 sq ft apartment - a $100 dollar jump from when we re-signed our lease a year and half ago. Now, I know a lot of that probably has more to do with the artificial inflation of housing prices following Harvey than it does the apartment complex itself, but it is worth noting that now they are on par with more highly rated apartments in the area as they are no longer less expensive.Here are the positives:1) The location is wonderful. Marquis backs up to neighborhoods rather than a highway, and offers easy access to the Kings Manor amenities. Additionally, it feels less like a concrete sprawl compared to its neighbors across 494 and 59, as theyve maintained much of the wooded area its built around.2) Maintenance is wonderful. They are so quick to fix any issue and are incredibly helpful.3) The kitchen appliances really are very nice. Ill definitely miss my kitchen there: granite countertops, stainless steel appliances, large oven and dishwasher. Overall, the quality of the apartments IS really nice.The negatives:1) From the time we moved in, there have been 3 different managers (property directors). I sense a great instability in that office. When we moved in, the office staff was kind, helpful, and friendly. The following office staff was amazing (Naquanza, Amber, Lacey, etc). They treated tennants like they actually mattered, even remembering their names! During Harvey, they kept all the drains clean and managed a crisis with amazing efficiency and calm. THAT was so appreciated. HOWEVER, the most recent office staff leaves a lot to be desired. No one has been there for more than a couple weeks. The office has been empty the last few times I went in and they leave the most incompetent people there to man the office while everyone else is away. The managers door is always shut, so its impossible to speak with anyone remotely helpful. Lastly, when we turned in our keys yesterday, I felt like they couldnt get rid of us fast enough. We got a very rude and quick, Okay, bye when, at a $1,000 a month for two and a half years, weve put $30,000 into that apartment complex. It would have been nice to at least be treated like more than just a vacancy for a new tenant to come right in immediately.2) CWS apartments as a whole has some pretty shady practices. My main complaint here is their misleading use of the word fee as opposed to deposit. We paid a $300 fee for each of our cats, knowing it wouldnt be reimbursed but at least thinking it would cover any damages done. Nope! That $300 (now $350) pet fee along with the $20 a month pet rent per pet covers absolutely nothing except for the dog waste disposal throughout the apartment complex. So, if you have anything but a dog, youre not getting anything out of all those fees other than glorified permission to have a pet.3) The towing. I understand that they have limited amount of parking. However, they dont actually enforce people using their garages to park IN their garages, so people who pay for garages are taking up regular parking spaces. There are very few visitor parking spots, and they will tow visitors who are not in those designated spots. However, there are no consequences to residents who park in the visitors spaces. My mother was towed and it cost $300 to get her car back, even though there was simply nowhere else to park as there was one broken down car in one visitor spot that just took up space for weeks and several residents who parked in visitor parking. Marquis should enforce that their actual residents park in their designated parking rather than punishing people who dont even live there.All in all, its an okay place to live. Under quality management, it can be a GREAT place to live. However, I feel like the prices are skyrocketing while the management is worsening.

We love this place so much! We rented here for a year and then left. We enjoyed it so much we actually just resigned a lease and are moving back! This complex is in the perfect spot being close to the highway but also close to the green belt trails and in the middle of a forest.

I love it here, its so homey, my last apartments were kinda trashy, they were old and maintenance suked! The office is nice, staff is amazing, Madison takes such good care of me and my family, as needy as they may be. Maintenance is always on top. I hope Madison gives me my 1st apartment.

If I typed the entirety of our experience here it would take the entire night. If you are looking for somewhere to move, PLEASE do not move here. I have never had such a horrible experience or been treated so poorly by an apartment complex and I have lived in apartments ALL of my life. I never even leave bad reviews, but felt it necessary to warn others before even considering this complex. Any issues brought to attention of the office are never handled and the lack of consistency within management is shocking. I’m disappointed I put my family through almost 3 years of living here.

I recently moved, after living there for 11 years, and suffering through three management companies. The last one was the worst. The only positive thing I have to say about The Marquis is that the maintenance crew is friendly, prompt and does a good job. The arrogance of the management is downright sickening. The fees tacked on for things like parking, and garbage are not worth the price, as both the parking and garbage service is AWFUL. Its not worth price, and it definitely was not worth the headache at the end. Even though I had a copy of my original lease, stating I paid my deposit upon move in, but because I could not produce a cancelled check (from ELEVEN YEARS ago), they said there was nothing I could do about getting my FIVE HUNDRED DOLLAR deposit back from 11 years ago. And as always, with every problem that ever arose it was Sorry, thats just our policy.6/26/17 I just received a notice in the mail that this management company is listed in a class action lawsuit. Shocker.

Worst experience ever 😪, only a few nice and professional maintenance men. 1 star is way too generous. Madison is stale no personality and barely any professionalism, Michelle the same to a degree not helpful genuinely when it came to mold in our apartment, obsessively barking dog under us complaints, man who committed suicide and they failed to notify the community and the list goes on. We learned a valuable lesson you pay for what you get i suppose but i feel that we even paid way too much for the hospitality and service we received. Rent at your own risk!

Car parking during night hours, after 8 PM onwards is a big problem and you never know where you get the spot, just need to keep running through the entire property to find a parking spot.The Water shut off on the property is a common problem without any notice or short notice, so your life is at a full stop, until its returned etcThe entrance gate does not respond always to code to open, so at mercy to get inside.A list goes on, as rents keep increasing and the service level drops, hence making most of them moving out of this property.

Office shows great hospitality felt very welcoming. Will definitely recommend property to family and friends. Shouts out to Holly for helping me and being very attentive to my needs.

If you want to live somewhere with continuous maintenance issues, then you have found your new home. We have lived in a couple of different units here (unfortunately) and neither of the units were move-in ready. We have had multiple issues with our unit being FILTHY on our move in day and had to have their cleaning crew come more than once. For the price we are paying, I am not going to clean after someone elses mess. Other than cleanliness, please make sure you document EVERYTHING on your initial walk thru, as there will be MULTIPLE issues to address. This complex also prides itself on its amenities, that NEVER work, and close the pool on any given day without notice because of maintenance issues that the staff cant even explain. We have also bought food to be grilled multiple times at the pool, but 9 times out of 10, the grills are broken as well. For such high monthly rent, we should at the very least get a notice if the pool is going to be closed at any given time, or have grills that actually work, especially during summer time. And whatever you do, dont try to call the office for any assistance with anything since they rarely answer the phone, if ever. If anything is broken, the maintenance will repair it simply by cheaply rigging it to just get by for a few months. I have lived in apartments most of my life, so I know not everything will be perfect, but as much as you charge your residents, you could have the courtesy to do your best to fix issues and have better maintenance staff.

Beautiful apartments, I go here to visit friends. Nice quiet area, not alot of traffic, friendly people, theres someone who does trash pick-up every night and they have personal security. If I lived in the area I would definitely move here!

To be honest living here isn’t that bad. The complex is nice and the apartments are cozy. I can’t give it a completely negative review since any issues I’ve had they’ve fixed it pretty quickly. Maintenance staff is great when it comes to any repairs needed and friendly when you come in contact with them; waiving at you when they pass you or just asking how you’re doing, but went above and beyond when they saw me stuck trying to load a tv into my car. The personal ran over to open up my trunk asking if it was okay and asked if I needed anymore help. The leasing office staff is friendly and willing to assist with anything you need. I’ve never had any issues with parking in the year plus I’ve been here, besides on the weekends when visitors don’t park in the designated spots. Neighbors are one thing, but there’s little that can be done about that. Generally the other residents are friendly and nice.The only negative thing is the referral program. I’ve referred 3 people but never received any benefit from it like other complexes.Over all not too bad of a complex you’ll have issues anywhere you go. Best thing about it you don’t have to fight kingwood dr/Northpark traffic.

Luxury apartments it is not. Far from it. Complex is very old with a poor make over. Management has not been very good through stay. New management is worse than the last. Internet service in area is poor. Maintenance has never done what say they will do and have been left with a/c that has issues and washer and dryer issues causing higher electric bills.. Pet areas are full of fleas. Mold in a/c vents. Lighting in outside are is very poor and parking is impossible unless you work odd hours and weekends are worse. Do not let the photos fool you. Pay a little extra and get a real luxury apt.

First let me state that no apartment complex is perfect! I have lived in several in 3 different states, and I have lived in the Marquis since March 2014 (when it was known as the Preserve and under different management). I moved into these apartments for several reasons: (1) location; (2) ratings on the internet compared to the other complexes in the area; (3) condition of the complex and apartments; (4) amenities; and (5) the girls in the office.As i said, I have been here for over 3 years, now, and the management company has changed. However, other than one issue that was reasonably resolved, I have been very happy living here. The new company has spent a lot of money updating the complex and apartments; and the women in the office have been more than helpful whenever I have needed something. Also, the maintenance crew is prompt on repairs.These are older apartments, so you may experience a few maintenance problems from time-to-time, but that is to be expected. However, as I stated, they are repaired promptly and with a smile.The updates to the community and apartments are very good, compared to what the place was like 3 years ago.I never hesitate to contact the girls in the office with a question or a concern. They ALWAYS greet me with a smile.The community is quiet, with the exception of the periodic train whistle. Dont be fooled, you will hear the whistle, but you will get used to it. Depending on where you are in the complex, the whistle is less noticeable if you are in the right apartment building.As for parking, it is an apartment complex with 1, 2 and 3 bedroom apartments. Therefore, depending on the occupancy of the apartment, each apartment may have 1, 2, or more cars associated with it. However, the complex offers open and covered parking, as well as garages. The covered parking and garages are at a cost, but that is expected. As with any community like this, and I grew up in one with limited parking in NJ, there is limited parking for the residents and only a few visitor spots. Parking is for the residents first and visitors second. The management company gives out colored parking stickers based on the type of parking you have (pay for) and you are expected to abide by the rules (as are your guests). Therefore, knowing ahead of time that there is limited parking (as is the case in all apartment and townhome communities), then dont be expecting to have free reign when it comes to parking. Also, be advised that there is a towing company that will tow illegally parked cars. If you abide by the rules, though, then you will not have an issue.To finish my post, let me say that I have been happy living here, and I intend to stay until I buy a house (soon, I hope). Yes, apartment living can be a bear, but, then again, so is homeownership. I have read a lot of negative reviews that I totally disagree with and believe to be written by disgruntled people that had 1 bad experience.No, and I repeat NO, apartment complex is perfect. Again, I have lived in several ranging from apartments in New Jersey built in the late 1970s early 1980s without central A/C and washers and driers in the unit (and with shared entrances) to newer apartment built within the last 10 years. They have all had their pros and cons. Also, let me say that the apartments in NJ did not have a rental office that received and held packages, nor did they have a business center, daily refreshments, exercise facilities and a pool with outdoor kitchen. They also did not have garages or covered parking, and it snows in NJ (a lot at times).Anyway, if you made it this far, my final comment is dont just listen to the negative reviews as most people only write reviews when they want to complain, never to say anything positive, as I am trying to do here.You, too, can be happy living in the Marquis at Kingwood.

I recently moved from NYC to Houston and decided this is where I wanted to reside months ago before I moved. Madison was SUPER/DUPER helpful and accommodating. She answered all of my questions and was great with communication. Once I moved in I needed minor things done in the apartment and they were taking care of in a timely manner. Taylor assisted me MAJOR and I cant thank the team of MAK for all their assistance.Apartment- I love my apartment/complex. It is quiet and clean. The private gate that only allows residents to enter makes you feel extra safe. The Valet Trash is a gift! Put out at a certain time and it gets picked up that night. The stainless steel appliances are great along the nice size patio for late night evenings. My favorite part has to be the the two walk in closets in the master bedroom LOVE LOVE LOVE.The area- I really dont leave the area. EVERYTHING IS WITHIN 10-15mmin (if that). Walmart/Target/HEB/Walgreens/Post Office/Mall etcCome visit.....

The worst place to move . Parking is the WROST.!!! Rent is way too high for the square footage they give you. They try to sell you with the amenities that arent worth crap.! Trust me I fell for it too .! The washers and dryers suck.! The staff and management lacks a lot of which I will keep too myself. All of their stuff is outdated but they try to fix it up to please the eye but trust me you will be calling maintenance to come and fix on it a lot. They charge you with the water and its all over the place so expect your rent to be messed up every month.! Oh and lets not forget the ROACHES.! Big ones.! Your paying for pest control that they are not even putting to use. I could go on and on about why not to move here but. I have better things to do at my new and more livable apartment at Discovery at kingwood.! Even one of their old staff members moved to Discovery because she said this place was not worth it.!

Overall, the complex is amazing. Cassy and her team do everything they can to make the experience enjoyable. Any concerns I have had have been promptly addressed. The current internet provider is not great. However, they are moving towards a better solution. The only thing I would change, is having a better system for picking up packages. There are times that I cannot make it home in time from work, and would be nice to have an after hours pickup or something of the sorts. Overall, it is an amazing complex with awesome staff.

I am a retired health professional and have just recently moved from The Preserve at Kingwood. I know that apartment living is not always the best at anytime, I understand this point. I moved from theses apartments due to the simply fact that i could not get the office to handle the young man that they moved in next to me. He is not on the lease because he has been evicted twice before from other nearby apartment complexes, the apartment is in his mothers name because she will not allow him to live at her home due to the drugs and him stealing from his mother. This i know because his girlfriend banged on my door at 2:30 AM asking me to call the police for her because he had punched her in the face and choked her. He is unemployed and drinks every night while playing his guitar and loud music til 4 or 5 in the morning.Many complaints have been filed with the office and still they will not do anything about it. Their response is we will send him a letter. I called on site security so many times that they would no longer come to speak with the young man. I do not blame Colton but the office staff itself for lack of management skills to handle the situation.I was told by the office (Samantha) and the head manager herself that if i would renew my lease that they would move him to another unit. That was a lie. I signed a new lease in Dec and of last week when i moved out they had still not handled the issue.Please understand that if this would of only happen once or twice i would not have written this review. Not only did i complain but so did three others that i am aware of. This office does nothing that it promises what so ever.If you do decide to move here i wish you the best.

Five stars is not enough to show how happy I am with The Marquis at Kingwood, especially in regards to the Assistant Manager Madison. I originally was interested in Camden because they have many locations, but the staff here made me fall in love with the property. We are so happy we made the decision to sign here at The Marquis. My boyfriend and I have enjoyed being here and recommend this property to anyone and everyone.

Man this place is amazing for the price and close to everything I love! And the leasing/property manager on location is one of the best transactions Ive had. Leasing a property is always stressful in its own way but Alex made it pleasant. 5 STARS 🌟 💯💣

Boasts they are situated on 21-22 acres but all guests must park in front of the office ONLY or risk being towed. Thats a long way to walk on a property that could be better lit. There doesnt seem to be adequate parking near the office either. They should probably display that you will be towed more prominently especially when the gate is broken because you will not see it if the gate is open. They should also make sure to reitterate this fact to their residents so the guests can be warned. Heaven forbid you have a bad hip and visit someone here on this 22 acre property.

I moved into The Preserve to lower my rent and save money. Unfortunately the way some of the units were designed the entryway is not big enough for any furniture above average to fit through, hence some of my furniture is sitting in climate controlled storage. I noticed a slight yellowish water color in the toilet and the tap water upset my stomach on different occassions when I used it for coffee or ice cubes. Im assuming that is some type of mineral issue, hence I go through a lot of bottled water. This property has two choices when it comes to a cable provicer..Century Link or Sight and Sound. I was advised that Sight and Sound was the faster of the two. You have to purchase your own router, approximately $140.00 and the service is not reliable. One weekend I went with no internet for 48 hours. The internet speed varies. For example sometimes you can watch Netflix or other times it will keep cutting out. There is ony one option for electric service which is Entergy. So there obviously is no competition and your stuck paying what their rates are. Drying towels or other heavier objects in my dryer is basically a waste of power even maintainence has worked on it. The property is older but well maintained and clean. Ive also found the staff to be very helpful and friendly. Ive actually spent more money trying to save money by moving into this property. If your looking for a safe clean property is does offer this. As far as what comes along with it is the story of getting what you pay for.

Rent is way too high.Cable service is horrible.Management is rude.Water was out for 4 days last month and we got no concession on our bill.A/C has gone out for the fourth time and all they do is replace a wire instead of the 1980s unit. No concession given by management for our high electricity bill due to faulty unit.Would not advise this place to anyone. I will never come back here again.

This place is a scam. Office never answers residents, and everything from my fridge to my water heater and A/C broke within a month. My move out date was July 23th and they claimed it was July 9th, so we couldn’t give a 60 day notice and move out until August 9th. So my used to be $1200 rent is now $2000 for the month of July. AVOID. SCAM.

Lived here for almost a year! Great complex and amazing staff! Currently under new management! Just added more visitor parking spots all around the complex! If something is broken they have a quick turnaround to have it fixed! I love living here!

Horrible. Management is horrible. The Parking is not bad but they still choose so tow even if there is enough parking around. They also towed my car. Which, I am a resident, but because I didnt have the right sticker Ithey chose to change the stickers while I was out of the country and towed my car. I would not recommended this place to anyone.

AC been going out for more two months now, they have not so capable handyman who do quick fix that works for few days. Reaching management is difficult. I had to leave the apartment and stay at my brothers few times in last two months cause AC goes out every now and then.

The apartments are very nice, and the grounds are always well kept, but most importantly, the ladies in the office are absolutely the nicest. Its like the on-site management are extra helpful neighbors.

I love this place! The staff is always so helpful and maintenance is amazing. It just keeps getting better and better. I have seen so much improvement in the last year since the newest manager has been here. I never want to leave.

My car was towed from this establishment minutes after I parked it. Apparently this is common practice. I have found out that the tow company has been given the gate code. I was in open parking, not assigned parking. Im not sure if the complex gets a kick back off of every car that comes on their property but I find it highly suspicious on the amount of issues that I am reading about . ONLY RENT FROM THIS COMPLEX IF YOU HAVE ZERO FRIENDS THAT ARE GOING TO BE VISITING OR IF THEY COMMUTE VIA SKATEBOARD. Pathetic......

Landscaping is lush and inviting, the renovations are AWESOME - I want my kitchen to look like that.. LOVE IT. Office staff are eager to please and very welcoming to ensure you feel like you are at home or make it your home.

This place has gone down hill its in the swamp. Neighbours from hell with stupid trucks. Leaving trucks tick over from 5.30am every morning for 15 to 30 mins. Then other start their cars and trucks remotely which start with a loud bang. Trucks so loud that they set off other car alarms. The dirt of the common areas. The paint is peeling from the pool ground. Noisy and dirty.

Not a resident, however was on an apartment hunt in which I had the worst customer experience at this location due to which I passedFound a place which knows how to treat tenants right from the start!

The staff and management are top notch.Manager has a working knowledge of everyone on site. The maintenance is quick to repair and thing that is broken. Friendly neighbors.

My truck was towed while I was watching over my sick mother last night apparently on the broken gate that had been wide open there is a sign that is not visibly apparent when entering...it cost me $293.00 because of a posted sign that cant be seen Sign should sayENTER AT YOUR OWN RISKThere is no where to park at on this 22 acre property.

Do not lease with this apartment. The service is zero, apartments are old, any they charge you extra fees which ever way they can. Horrible
