This leasing office had the best customer service , and we had such a great experience getting to see all the amenities the Kacey had to offer . Christian was who we spoke and who gave us the tour and he was very friendly and patient with us . We had went to an apartment beforehand and the difference in how we were treated was insane , they didn’t speak to us much and seemed very irritated so this was a huge step up from that .This was one of the nicest apartments we’ve seen thus far and in such a great location, we look forward to working with them .

I lived in The Kacey for two years, and I was happy to call it home. I rented a 3 bedroom, 2 bathroom apartment on the third floor, and I loved it! The apartment was clean, modern, and the appliances were new and in great working order. I enjoyed the wrap-around balcony so much. My fiancé and I spent a lot of time relaxing there in the evenings. It was so peaceful. The amenities, such as the coffee bar, pool area, garage rentals, pet cleaning station, and community room with a pool table and study were always well-maintained and fun to use. The staff was always trying to plan fun activities for the residents too, which I appreciated immensely. Christian, Tonia, and Sophia are amazing with customer service, and they always went above and beyond for me. Thanks so much to The Kacey for giving my sons and I a wonderful home to live in during our time of transition. I will always cherish the precious memories my family and I enjoyed living at The Kacey. 😌❤️🙌

We’ve been at The Kacey since 2021 and I felt it was time to give credit where it’s due. We have enjoyed our time here and are grateful for the entire staff for their hard work making this a great place to call home. Maintenance Is always on top of any issue we have and the office staff ensures it. The complex is clean. The gym and club house is always in good shape. Thank y’all. My one and only suggestion…get us a playground for the kiddos please!! lol

I’ve been living here for 2 years and I have been so comfortable and happy. Our property manager is always friendly and listens to any concerns and also takes action when needed. Living in an apartment requires a certain amount of patience since families have to live in close proximity but we learn to understand each other. The property is clean and well maintained and so I just renewed my lease. I’m happy to be here.

This place is a horrible place to stay I will sound like a broken record saying the same thing everyone else is saying that rated this place a 1 star. I would rate it a 0 if I could but the 1 go to Christian he’s the best thing about the apartments very helpful. He should be the manager I been waiting on email reply’s for 2 weeks I’m not the type to let no one tell me Lies to my face so I got a lawyer.. they don’t care for you once your in contract so if you decide to stay here make sure you have a lawyer ready that’s the only way you will get results.. dog poop everywhere no one in the office answer phones belongings always stolen from people gates never work so cars get broke into ( inside job you ask me ).. maintenance people will tell you one thing then back door and say something different in front of manager. Hallways always dirty. People work early and the dogs running around and barking report it nothing happen. neighbor smoking report it nothing happens.. mold problem.. reported it once and they came in and painted over it so now I clean it every time i see it. Been here 3 years just gets worse and worse. Asked to get transferred months ago and I was told I have to pay even though I was reporting smokers in the building which they are violating. Or to terminate I have to pay over 5000.00. Now they are willing to transfer me with a couple months left on the lease horrible.. Hopefully my Lawyer does the job fingers crossed!!

Not the place you want to stay at, it’s hard to get any information from them. Asked about the hoa information and none was provided. Talked to the office about the cameras, and the gate and they don’t seem to care, best bet is to get a lawyer. Also your vehicle will get broken into. They will tell you to call and no one ever answers, they don’t help update they came back Sunday that same day for more trucks

Christian in the office is great but these apartments are horrid . There is a roach problem and his forbid if you move out make sure you take pictures of everything because they will try everything to keep your deposit. Walls are thin and neighbors let their dogs poop anywhere without picking it up .

We’ve lived here for about 6 months and it’s been great. It’s quiet and cozy. We have no issues with neighbors or management. The pool is wonderful. Whenever any issues arrive and we need maintenance, it’s fixed right away. The apartments themselves are beautiful for a great price compared to other places. I would definitely recommend living here. Plus, it’s right across the street from HEB. What more do you need? 😉

I have been trying to get a response to terminate my lease early (that tells you a lot) and was only able to speak to someone in office once(she was nice) but she said the way to go about it is to send an email to get the process started. I am on week two of trying to get a response to know what amounts need to be paid but it has been so hard to get ahold of anyone. They never answer the phone and when you try to go into the office, the door is locked when clearly there is someone in there then they open the door and ask you to come back another day. I have never been so ready to leave an apartment complex, worst customer service ever. They will get you with their friendliness and be awesome at responding when you are trying to sign a lease but once you’re in, they are the worst.

The staff at The Kacey is amazing. My son recently moved to this area and Tania in the office was the best and most professional manager I have ever worked with. She helped make the process go smoothly. We had never met her until the day my son moved in, she knew us all by name and so did Christian I cannot say enough about the facility it is so nice and the apartment is beautiful.

The gate seems to always be broken and it takes them a while to fix it. They break in and steal and the office doesn’t seem to care, can’t even provide help with camera footage. Tania the property manger comments on your review “to reach out to her” and when you do reach out they question you about it and she is ‘not available’ and then won’t ever call you back. They can’t even provide you with the required HOA information that they charge you for.

Really beautiful open concept apartments. We fell in love with the A5’s for a 1 bedroom apartment (photos attached) and the balcony was beautiful. Unfortunately we did not end up moving in due to asking for our contract for 3 months and still not receiving it 1.5 weeks prior to our move in so we had to choose elsewhere. Our biggest downside as others have mentioned was having to purchase our own washers and dryers for the price of the apts, but we liked them enough that we purchased some. The original staff team were very friendly (Brittany and Tracey). Overall really nice apartments and the community areas completed so far are great. One star off simply for communication regarding our contract and not receiving it when we were supposed to; we ended up having to lose our deposit since we needed to be sure we had a home in time. I think that’s just a glitch with a new apt complex but I’d definitely recommend them to anyone searching in the area!

I rented here for three years. When the apartment changed from the Royalton to The Kasey, I can confirm that things seemed to go down hill. Trash service is terrible at best, but if you leave a trash can out you were given letters. Trash service was often delayed. The common hallways which we all shared were stained with trash.The front gate rarely worked. I saw several times where cars had their wheels stolen.This place says is it a luxury apartment complex. I had neighbors that would fight loudly, destroy property, and they never picked up their trashcans, the pool was often out of service, and the grounds werent kept well. Dog waste was everywhere.Its a good location. But I really felt the increasing rents, and all of the extra mandatory charges really drove up the rent price. If the intent was to have a luxury apartment experience, deliver on that commitment.There is nothing to discuss. I voiced my concerns while I was resident. The lack of a luxury experience, stained hallways, and the broken gate never were fixed.

Ive been a resident for almost a year now, and I couldnt love The Kacey more! The complex is gorgeous and has every ammenity you could possibly need and then some. The property management is so helpful and the maintenance team is outstanding! I put a work order in for my bathtub drain and Agustin, the maintenance man, came almost immediately! He was able to unclog it in under a minute and was so friendly!

Since management has changed. No one ever answers the phone. My kitchen sink has detached and fell in the bottom cabinet. I’ve called several time and even went to the front office and they said it would be taken care of. No one will answer the phone or return any of my calls. This is ridiculous, throughout the months every single time I have called I have never been able to reach anyone. There were two people in the office and no one can answer the phones……

Terrible place place to live, especially after they got bought out. they let the garbage and the doggy wastebaskets pile up. the property manager is the most unwelcoming and unhelpful person ever. we waited two weeks for them to send our new apartment a residency verification even after i went in there to ask them to contact them they didnt so i had to walk into the office to finally watch someone fill out a form that took less than 10 minutes to fill out before we became homeless. there are cheaper, bigger nicer apartments in the area so dont waste your time or money.

I lived at these apartments for two years. First thing I noticed was the constant mold problem and bad insulation in apartments. The second year living here our rent went up 250 dollars. For more than half of the year all amenities were closed. The pool was broken and we were unable to access any outdoor amenities. We didn’t get a refund and the only thing that worked was the gym. But half of the gym equipment stayed constantly broken. Leading up to our third year renewal, we had our apartment that was once 1450 when moved in went up to 1900. This was ridiculous. There was no new amenities to make it worth it and everything was always poorly taken care of. I wouldn’t recommended this place to anyone I know. Also the office is always unreachable and impossible to voice complaints to.The GATE WAS ALWAYS BROKEN. Was never properly fixed. Car tires were getting stolen at least once a week for a 3 month period. It was so bad I started to park my car else where. I truly believe they knew the people stealing tires because the problem was never addressed. Dangerous place to live and lack of care for peoples belongings.

Recent update from today. July 18, 2024.Our vehicle and two others got the tail lights stolen off. We do have a safety “patrol” monitoring but when we asked her if she saw anything her response was, “when did it happen”, so that tells you she was not aware of anything going on. Unfortunately the gate has been broken for several days and it still hasn’t been fixed so it gave these thieves easy access to come in and out like nothing. It’s a shame that the apartment complex is managed terribly and they don’t seem to care. We spoke to several other neighbors in the complex and they all feel the same. Lots of people break their lease early to leave due to the horrible experience here. Please read the Facebook posts too where people have lots to say.We’ve been at this complex for a little over a month and so far they have been alright. I guess I should have paid more attention to the reviews first. The staff was very welcoming when I came in to look at the complex but they do lack some communication, even when we were applying for the actual apartment.First, make sure you know which apartment you’re getting and if it actually has a balcony closet, that was one of our requests and it turns out the apartment we were getting didn’t have one and we weren’t aware.The complex itself is nice but management doesn’t seem to really manage the grounds, we went on a walk and there was dog poop over the whole sidewalk and all over the grass, and it was along the entire walk.The walls are very very thin! If you’re looking for a calm, peaceful place, maybe you should consider that. You can hear when the neighbors are walking by and you can hear your neighbor when they’re out in the patio.Also we’re going on almost week 6 for a garage. Apparently they had mold growing in two of the garages and then it also spread to one of the apartments and they can’t seem to be able to kill it.The staff communication isn’t the best, they don’t seem to keep each other updated, they gave our first garage away to someone else because they weren’t aware we were waiting for it.There has been break ins since we moved in, a car’s wheels were taken off right in front of the camera early in the morning.

These people will go out of their way to avoid helping you. I lived here for a year when it first opened. It was not run by these awful people at the Kacey. I let them know in advance that I would be moving out, I spent an entire day cleaning it out, and then I went to check out, return keys and ensure that everything was good. I am now sitting in my new home a year later with a bill for $220 from them.They never let me know that I needed a move-out inspection other than one paragraph I read in the 38 page lease agreement 2 years ago, something which was always done automatically by other complexes upon notification that I would not continue living there. Why wouldnt you automatically schedule that after notification? Why would I have to schedule this separately from written notification of moving out?So now I get a bill for hundreds of dollars a year later with a bunch of things that obviously did not need to be fixed. I literally paid a cleaning company to come out and do a cleaning, but apparently they needed to call a carpet cleaner because it was dirty. Mind you, no pictures were taken to prove any of this, and we were given no notification of charges until a debt collection agency sent us this letter a year later.Why are we just now finding out about this? They have our forwarding address on file. This is just ridiculous.

**PLEASE DO NOT MOVE HERE!! My daughter has had a roach infestation for the last 3 months and they refuse to fix it properly. They have had exterminators come and go and they still have roaches. They have asked to swap units and they are going to raise the rent!! How is this ok?!! We will be getting an attorney here soon and they are going to pay. They are everywhere, in the kitchen drawers, pantry in the food. I have 2 grandchildren that play on the floor and they have had them crawl on them. This is unacceptable. Please stay away at all costs.

I dont normally write reviews, but this is the WORST management I have ever encountered. Talking to the property manager is like talking to a brick wall. She doesnt listen or care what you have to say, she basically just reads a script and repeats herself over and over. Very rude and unprofessional.Prior to moving out, the elevators were broken (the emergency phone line was broken so you couldnt use the entire elevator) for almost 6 weeks and I had to carry my infant twins up and down the stairs - property manager didnt see how this could be a safety issue, she basically just commented on my parenting and told me I should have made other accommodations during that time. Sorry, stay somewhere else for 6 weeks while still having to pay a ridiculous amount in rent? Not reasonable. Plus, she didnt seem to have any sense in urgency to get this fixed when there were wheelchair bound tenants essentially trapped in their apartment for the entire 6 weeks.They make tenants pay fees for services you dont/cant use, the clubhouse is always booked, trash service doesnt come to pick up your trash when they are supposed to, and when you move out, they want you to pay double in water bill fees that you already paid over a year ago. This company has no idea what good customer service looks like, they only care about getting money!

This place was a nightmare from the start. First, they delayed our move-in date by a day because they, had to clean the carpets. This caused the need to reschedule our movers resulting in added costs & fees because we went from a weekday to a weekend move. When we showed up on move day, the carpets still hadnt been cleaned, so all of that was for nothing. They never cleaned the carpets, by the way, & then charged us upon move out to clean said carpets.Next, we had been told that we couldnt bring our washer & dryer, so we let them convey with our house when we sold it. We were told that they would provide a washer and dryer for a $50/mo fee, which is absurd (along with all the other stupid fees, but Ill get to that in a moment). The washer & dryer werent in the apartment when we moved in, but we had been charged. They kept telling us theyd get one. In the meantime, were having to carry all our laundry down 3 flights of stairs, take it to the laundry mat (not on site) & pay to have it done, which was about $20/week, then schlep it back up 3 flights of stairs. To their credit, they did return our $50, but only after I contacted the corporate office. We were there a full month before we finally got the washer & dryer.We also were paying for a garage, to which we had no key for the first 2 weeks, so we had to use the garage door opener to get in & out of the garage, which meant we had to keep a hand free to carry the thing up & down the stairs. Once we got the key, we were told that theyd rekey it to match the key to the apartment, which they never did.The grounds smelled like pot all the time. To each their own, I really dont care if you partake, but that stuff stinks, & management did nothing. Yet, they had an absurd amount of time to send endless reminders about stupid nonsense that were so poorly written they were painful to read, yet alone understand. I dont think perfect spelling or grammar is an absolute necessity, but when its so bad that its difficult to decipher what the person is trying to convey, perhaps they should invest in Grammarly or some other app/software/AI to help them.Now for all the ridiculous fees: $50 for washer & dryer that you had to use, HOA fees (mind you, we dont own the apartment, so how can we be charged a homeOWNERS association fee?), other misc fees, all of which are required, & ended up being abou$100/mo, I think. Why not just roll them into the price of the rent? Probably so they can advertise rent at a certain rate to get people through the door.Next, they evidently started a delightful little program where tenants could pay weekly. You can only imagine what kind of people this attracted (hint: ones that dont possess the discipline to save enough over the course of a month to pay rent). I mean theoretically, if you can pay each week, you should be able to pay once/month, right, so why should this even be necessary?Finally, when it came time for move out, our deposit wasnt returned, nor were we sent an itemized list of repairs within the time allowed under the Texas Property Code. When I inquired about it, they finally sent an itemized list, part of which was to clean the carpets they never cleaned before we moved in, & coincidentally all the cleaning and repairs on the list, the majority of which fall under normal wear & tear & thus cannot be charged for, was the exact amount of our deposit. When I pointed out that they were required under the law to provide that itemized list within the specified timeframe & that they had not done so & that what they were charging is considered normal wear & tear, they refused to refund. If I had the time to sue them, I would & Id win, but I have more important things to deal with, like caring for my elderly parents, one of which has spent more time in the hospital than out for the last 8 months & the other that has dementia.Anyhow, RUN, dont walk, RUN from this property AND any others owned by CAF Management. If you dont & you get screwed, thats on you because youve been warned.

This place doesnt have their act together. The application process was an absolute pain and they have hidden fees on top of hidden fees. The rent did not include all the massive amounts of service fees. Best example is a fee for if you wanted to rent out washer and dryer when the units say they already have them and are advertising they come with them. Nope! Thats another slimy fee. This place is new and you can tell they have so many issues with management, phone lines done, and emailing is less than professional. We have gotten approved for multiple locations but at this place they denied a Veteran and Masters college student because they said they were extremely strict since they are a new building. No other apartment had those issues. I highly recommend checking down the street. There are multiple locations that have very similar styles for less price and for an easy process. Kacey also had massive application fees! So you know thats what they do. Steal from the applicants.

Whew! Where do I even start? Our lease is up at the end of December, and I cannot WAIT to leave this place! Walls are thin, apartment poorly built, you can hear your neighbors take every little step. It’s annoying honestly… People speed all through the parking lot around blind spots with no consideration of others! The gates are ALWAYS broken. Management is rude and inconsiderate.We’ve been asking about these extra fees they have been charging us since we moved in that is NOT IN OUR LEASE!Management says, “Oh it should’ve been there because every resident has to pay it.” Management literally looked at our lease, didn’t see it there, claimed to reimburse us, but we haven’t gotten our money back yet! Called corporate, but corporate only takes the issue back to management in the office. ABSOLUTELY RIDICULOUS! We will NOT be renewing our lease here. Nice apartments on the inside, but the hallways and staircases are always trashy, and no one seems to pick up behind their pets!Oh and let me not forget about the time I decided to study in the business office and I had a guy from MAINTENANCE tell me I couldn’t be in there…. Like, excuse me? Since when does maintenance get to tell a resident what they can and cannot do?! Per our lease agreement, it states nothing about a resident not being able to sit in the business office to study it just says you can’t use the computer for an extended amount of time. When I told him I wasn’t leaving, he went into the office to turn up the volume on the background music.Never have we ever since renting experienced such lack of consideration from management AND maintenance at an apartment complex. December cannot come fast enough!

Pros: The staff are helpful even after the sale of the property and new staff has been introduced. Convenient mail delivery especially with packages. The cons: I hear the neighbors to the left talking from 12am until sometimes 4am. My upstairs neighbor constantly stomp their feet. I shouldn’t have to ask them not to stomp their feet. Oh, and while I was away, my truck had its catalytic converter stolen in September. The buildings were poorly built. No sound proofing whatsoever. While these buildings are fairly new, I recommend someplace else.Edit: I actually broke my lease by about 2 months (lived here less than 2 years) and moved back to the Northeast. 1: the full time job I had was barely paying rent and maybe one bill and 2: on top of the truck I had when I first moved in the CRV I bought in December was backed into and pushed against the carport support beam after a month of having it. Having a camera near the entrance was no help because it was dark. All I know is that it was a Chevy pickup that backed into my car because they left behind the taillight.I wouldn’t rent here if I moved back because you can hear your neighbors whether they live next to you or above you. Also, no shade except on your patio.It is convenient to have the grocery store and restaurants around, but I suggest finding somewhere else to rent.

POOR MANAGEMENTWhen I first looked into this apartment complex it seemed like I found a place to call home. I met with a Leasing Manager who was very friendly, but I have no longer seen. After a few months of living at the apartment complex there began to be issues involving ants. There was no food or any trash in my apartment. The whole building I was living in was infested with ants due to somebody feeding a stray cat. Several residents contact management about this issue and nothing was ever done. This was ridiculous since every resident pays for “pest control” and not once did I ever see anyone come to spray the area.I moved to another building shortly after since I needed another bedroom which was very difficult to do since nobody in the front office would ever answer the phone. I called for several days straight and left several voicemails asking for someone to return my call, but was never contacted. This was before they made a claim about their phone lines being down. I eventually went to the front office and finally got help from the only helpful employee named Ty. He quickly was able to verify I was eligible to transfer units and gave me a date when the move in would be occur. Once the move in date began to come up, the management advised me I was not able to move since maintenance had not yet cleaned the apartment. The move in date that was previously selected had been pushed back almost another two weeks and the new date chosen was not a good fit with my schedule.The gate at the entrance of the apartment has been broken for several months now. It was repaired and worked for all of four days. Since then I have been spoken to by other residents that there has been several vehicle break-ins and other security issues around the complex. Ironically, I am a police officer for the area and have my marked patrol vehicle parked in front of my building. There have been no issues where my building is located, but other residents have not been as fortunate. There were several complaints made to me about the courtesy officer residing at the apartment since those residents informed me they were made aware, I was the courtesy officer. A resident stated “Apartment management told me, the courtesy officer had a marked patrol vehicle and walked around the complex at night. I tried to call you, cause I had an issue and you dont answer your phone.”I told the resident I was not the courtesy officer and this is not true since there are no other marked patrol vehicles in the apartment complex.After, I confronted the apartment management and they denied telling anyone I was the courtesy officer. I have asked several times about becoming the courtesy officer of the apartment complex and have even assisted on an incident which occurred when an apartment employee had their vehicle struck in the parking lot. I had just got off-duty at the time and even got back into uniform to assist. I have been given the runaround by apartment management who also had complaints about their current courtesy officer. I noticed there was a review left behind about someone getting their vehicle broken into and nobody ever reaching out to them. It seems the apartment management does not care about the residents, but cares when their property gets damaged and were quick to come knocking on my door for assistance. Not only did I read a review about vehicle break-ins occurring, but also had a friend visiting who had their vehicle broken into. My friend was not parked in front of my building since there is not a lot of parking space and ended up parking down by another building. This is unacceptable and is an issue that needs immediate fixing.

Ive been living in the apartments for 6 months. They are pretty and modern looking style. So far, I havent have any issues with my 2 beds 2 baths unit as expected from a new construction. The amenities are awesome and the staff working at the Royalton are nice and friendly with everyone. A couple downsides probably are the units doesnt come with dryer and washer included. You can either rent them or get them by your own. Also, the construction is not over yet, so yo can expect things to break and fail like the gate doors, and pool. Finally, residents portal is fairly new, so it might be very inconvenient at the time of paying rent or requesting maintenance. Overall, really nice apartments, nice location and community.

Toured these about a month ago, beautiful apartments. I love the island, the color scheme, & the area. Living room space are not as spacious comparing to where we are now. Especially the A1 floor plan, living room area is very small. So we went with the A2 floor plan. Not much a difference in living room space but can be worked with it. We got approve, but there is a credit check during the application process in case some need to know. The only down side is that these apartments do not come with the washer & dryer. You will have to rent or buy your own. Which is another bill added they we don’t want. I also read another review stating the there is a $30 trash requirement every month, which is also another bill added. So...Even though we locked our spot in, we’re still looking around in case we come across something with similar features & price range but also includes the washer & dryer. I really wish the washer & dryer was included here because I really like the apartments but I think it’s unnecessary to buy or rent them when most apartments in the area includes them especially when on a strict budget. But beautiful apartments overall.

I have been here at the kacey since august 2022 a lease goes up august 2023. I WILL BE LEAVING. The apartments on the outside are very clean, but the inside ever since I moved in, I’ve been getting these little roaches I spoke with the office they said somebody will come and clean them. They never did. I’m still paying for pest control. Nobody comes out. The parking sucks. Nobody is assigned parking spaces and there isn’t enough spaces for anybody. The hallways are trashy. They charge you unnecessary fees and don’t remove them. The walls are very thin and you can hear the other residents conversations. I am on the bottom floor and complained more than 3 times on the floor above me. Playing very loud music and stomping loudly on purpose the residents speed through the parking lot are the gates are ALWAYS BROKEN. The office will tell you sorry but never fix anything. I’m definitely Leaving the first chance I get !!!!!!!

DO NOT MOVE HERE. apartments are beautiful & the area is nice but that’s literally it. I relocated from the east coast just to move into a unit with no washer & dryer. I had to wait 2 months to get it. not to mention, the assistant property manager is the worst. I was in constant communication w/someone in the office (ty is by far the best person in the office, such a sweetheart & the only one who has been consistent AND knowledgeable) when applying for this apartment. after the deposits & other typically things were paid.. the assistant property manager to make me pay more fees & jump through hoops in order to get my keys! newsflash: you do not have to sign a lease until you’ve physically walked thru the unit!! she made me sign it anyway being that I was 16hours away & I had a written email stating someone would pick them up for me (per instruction from the other member in the office). thank God I don’t see her anymore, such a pain. oh, they sneak in hidden fees that aren’t discussed prior to paying anything. NOTHING IS INCLUDED BTW so don’t let them lie to you. I’m paying $150 more a month than what I signed up for. not to mention the bills that I knew weren’t included. the gate is ALWAYS broken, just useless. maintenance is timely but lazy. I asked to have my hot water turned up for my shower twice (my sink gets way hotter than my own shower) and it’s still room temp. As much as I don’t want to move again, I’d rather deal with a better & more professional apartment complex than renew my lease here.

Update: still no response from the management. I have to bend an arm and a leg to get a reply from them and they do not care at all. They have been keeping me in the wind for over a month now. So far the Kacey at Kingwood has been a truly awful experience and dealing with the staff in the office has been worse. They do not care and will not respond to any calls or emails. Do not live here.Current resident: I have lived here for close to 3 months and I haven’t had internet this entire time. The management does not seem to care or make it a priority to get this issue resolved. The wiring to the apartment is bad and they are unable to get someone to fix it. They do not return calls or emails and have offered no solutions. I would recommend to not live here if you like basic modern necessities. I am looking at ending my current lease as it has become just an expense storage unit for me.

Every time I call, no one picks the phone up, except this last time and when leaving a message, don’t expect them to call you back. I was told the leasing staff is out all week for some reason? HORRIBLE STAFF!!!I been into several apartment complex and definitely this one takes the worst staff that I had ever encountered.Me and my wife were looking for an apartment since September 2021, we found this one in an online ad and decided to go check it out. The first time that we went the leaser was rude, and made us wait 30 minutes till she finished talking to her son. We apply a week later because she said that we need it to apply before checking what was available. We try to contact them for weeks, and we didnt get a response from them. We talk to the manager and she was worst than the leaser that we got first, and told us in other words that we werent welcome there.If you guys are looking for an apartment, I would recommend go somewhere else, these people really dont care if you want to live there or not and they will make you feel like that.

The catalytic converter was also stolen from my vehicle and my neighbor thinks he’s a DJ. 2 weeks ago I was able to join their birthday party from my side of the wall and sing along. Living at The Royalton at Kingwood has been awesome! Its location is highly convenient. Youre literally a stones throw from nice restaurants and an HEB, and the propertys amenities are very nice. Although its close to major highways 59 and Grand Parkway, its nestled between trees and a heavily wooded neighborhood typical of Kingwood.The leasing office is super friendly and attentive. In addition to all the excellent amenities, the floor plans (there are many) are designed to maximize space and style.So, I highly recommend The Royalton at Kingwood for those renters in the area looking for an excellent and convenient upgrade in their living.

This place charges you for everything.1. $9 for a PARCELPEN that can not be taken out even if you don’t use it. Than a third party tries to charge you more money just to use something that the apartment complex already charges us for.2. $35 for velvet trash a month plus $50 for garage. If you leave your trash can out just for 1 day even if you have an emergency that you can’t get to back home to take your trash in it’s $125 charge. They have time to walk around to see all the things that you could be doing wrong but they can’t seem to spend any money to fix their front gate.3. Front gate has been broken for months, fixed for 2 weeks, then breaks again. “Don’t worry they charge you $15 a month for that as well”. The front gate just wide open now. Due to their lack of security at the front gate, there has been a few cars broken into and one car got all its tires take and is now just sitting there with no tires.

I build commercial buildings for a living and I can tell these apartments were built very poorly. These apartments lack insulation and ventilation. My apartment feels humid 90% of the time, my clothes & furniture feel wet. My hats & cowboy hats began to collect mold within a week of having them in the apartment. The gates are always broken and I have lived here for 8 months and the pool has worked for maybe a total of one month. Lived here for 8+ months and while surface level it looks nice, if you look closer you notice all the flaws.The only reason I’m giving it 2 stars is because for right now the apartments are still “nice” because they’re new. And it’s in a great location. (You can literally walk to HEB).Most amenities that are promoted we generally don’t have.Pool? We were suppose to access to that end of July 2020. It’s February 2021, and we’re still not allowed in.Bark park? What park? No designed fenced in area to let dogs run around. It took forever for us to even get dog waste posts and even then people still don’t clean up after their pets.Gated access? Most of the time the front gate is left open. Can’t get the back gate to work. If by some miracle the gate is closed, “guests” just wait for someone to leave and rush in.Package lockers? Surprise! You have to pay to set up an account then are charged monthly for them. You also have to pick up the package within 3 days or else you’re charged a hold fee.Management here doesn’t enforce rules at all.Trash only supposed to be put out Sun-Thurs between 6-8pm in provided trash cans. Nope. Trash bags sit in hallways sometimes since lunch time piled on one another. Trash cans are to be taken inside by 9am next day. Let’s keep them in the hallway for over a week.Assigned carport spots and tow cars illegally parked? No tow trucks in sight. And guests constantly parking in assigned spots.Packages left at your door by some delivery drivers if gate is left open, so packages could have potential to be porch pirated.

Kacey management extrely bad,worse and its not the previous apartments. We were looking for apartments to move in, and we found these before they were called the Kacey. We fell in love with the place and we started to do the application for it.everything was going smoothly and we got approved we were supposed to move in ASAP, we got our paperwork and all we needed to do is pay. The next day we went to go ask how many checks they needed but once we got there we waited for 1 hour until they finally assisted us. The first thing the manager said to us was what are you guys doing here again. We felt like we werent wanted there. These front office never picks up the phone and they are not very welcoming. They also charge an extra $75 if your key fob is broken even though they are supposed to be new!! The doors in my apartment have been expanding because of the humidity. Everything in my apartment is wet and has a humid smell to it. These are the worst apartment I have ever lived in. I toured these and they are beautiful. Nice big cabinet, island, patios, and walk in closet. One building has an elevator. Only the smaller units have a bathtub. The bigger units only have a shower. There is a 2 bed with both a bath and shower. The 815 sq. ft one has decent living room space. The livingroom space is extremely small on the smaller units. Makes me feel like the kitchen island takes up too much space. Maybe thats just me. The bedroom on the smaller units is small. The kitchen would be your biggest asset in those. The 815 out of the ones I toured ( I didnt see the 776) had decent space for 1 person. You will need to rent or buy your washer and dryer. Valet trash at 30 a month is required. I choose to upgrade to a bigger unit where I am. But I wouldnt mind living here, just wish the bigger units came with a bathtub and that all buildings had elevators

I have been living here for 6 months now and I can totally say I love this place. The units are brand new and very luxurious for a reasonable price, the amenities are awesome and the management is very helpful and responsive to any problems I have had so far. I would totally recommend the Kasey as living here is has been above my exectations.

Absolutely terrible place to live only one internet provider too chose from… Suddenlink…. It cuts out at the most inconvenient times I work from home part time and my girlfriend is a teacher.. so there’s that but that is not even the half of where my strife begins… we’ve been dealing with a troublesome neighbor for well over half our lease the management team is never to be heard from over the phone the best way to get a response is to wait days possibly and more than likely weeks for an email back… this woman has been beating on our wall for every sound she hears regardless if it comes from our apartment or not it’s absolutely insane behavior when we reported this the management team or whoever is even in control of this place asked us to provide VIDEO PROOF (actually laughable) and to my surprise I was actually able to (after many attempts and many disturbances and police DTP calls) provide video proof the ludicrous behavior it still obviously wasn’t enough to warrant any kind of action because as I’m typing this long and possibly never to be seen and forgotten story I am awake experiencing pounding on my wall all the while my girlfriend (and local teacher) of 2 years is trying to sleep I must try and do something… hopefully but not likely something will be done… I do not recommend living here at all unless you love headaches and empty promises 😀EDIT: oh and If you have any problem at all on Sunday just go to church and pray cause there’s no one to be foundUPDATE: My girlfriend was asleep at 10PM lastnight when the knocking and beating started again it was so loud and frequent, the downstairs neighbor and even the neighbor beside her started beating on their walls we obviously couldn’t do anything at the time so we waited till this morning to hopefully talk to someone… (apparently business hours are when they deem fit not on a schedule of any sort) no answer from the office telephone so why not walk to the office and explain right? Wrong as soon as my girlfriend explained the situation the clerk or whatever they call themselves thought it was actually amusing that 4 to 5 different apartments were all beating on their wall due to one woman… so there’s another reason to move to the Kacey… when you’re having difficulties just come get laughed at here too!UPDATE: it’s a months later they’ve given the tenant that I’ve had issues with for 3/4s of the lease a “warning” yet here I am still having someone put holes in my wall while I’m asleep… this is by far the worst apartment complex I’ve resided in in my 30 years of life… it’s absolutely ridiculous and inexcusable this problem should’ve been dealt with long ago but here I am typing on google… I really hope someone reads this and saves their money in this economy this is not the place you want to live.

The employees are very friendly and helpful. They keep you informed of any problems and fix everything quickly. In general, it is quite quiet here and from time to time a neighbor plays loud music. Ive been here a few months and its the best apartment experience Ive had so far.
