Discovery at Kingwood

I’ve lived here a few months now and I absolutely love my home! The office staff have been wonderful from the beginning! The gym is amazing and has almost everything I need for my workouts. I haven’t had the opportunity to dip in the pool but it’s absolutely beautiful and cannot wait to try it. My apartment is nicely updated, spacious and open with plenty of storage. It’s a quiet community and I feel safe walking my dog at night. My only complaint is a lot of the residents are not responsible for their dogs and do not pick up their poop despite there being poop bins with bags available. Aside from that, so far I’ve really enjoyed living here and they have exceeded my expectations!

I love my apartment! The staff are very welcoming and patient with me. They were very helpful with every step of my move in. Maintenance does a great job too. I love using the 24 hr fitness center at my own convenience!

My experience has turned around with the staff here on property. Im going to chalk my previous experience up to just a bad day. The management team seems to have a good hold on what needs to be accomplished on property to keep tenants accommodated and for the most part, happy. I look forward to continuing our relationship as I will be signing the new 12-month lease.

The property is beautiful inside and out! They have very reasonable prices for specious apartments. The office team is stellar; they do a great job of managing the complex and building community with monthly resident events. Very pet friendly with nice neighbors. I’m definitely enjoying living here!

I have been living here for a few months now. The facility is well kept. Though there is a strong odor near the back of the pool area. The maintenance crew is great, friendly and efficient. The office staff is very kind, but rather difficult to work with at times. For example, I have been trying to rent a garage for well over a month now and haven’t managed to make any progress despite numerous phone calls, emails, texts, and office visits. Other than that, I enjoy the neighborhood, it’s quiet and a good place to be.

Discovery @ Kingwood is a great property to live. I’ve moved in recently and are very happy. I love my new apartment, how quiet the property is, the amenities and foremost the attention from the office personnel. They’re very attentive and have help me with any concerned I’ve had. I highly recommend this place!

First and foremost Id like to thank Jennifer the manager, and Jianell leasing consultant for the tour and an exceptional and thorough information. Weve been searching for a while and weve decided this is the best one out of all! The best prices in the market, special offers available, the amenities, fast and easy online application, if you dont have great credit you can still get approved with conditions, and the apartment was without a doubt the most AMAZING one. The apartments are modern, built with great craftsmanship, and are smart homes control thermostat, smart door entry, alarm all controlled by phone from anywhere. I cannot emphasize enough how great this Discovery is. 10/10 Would recommend to anyone. Dont search any further, this is the place to be.

This place wasn’t on google when I found it. I mentioned it to the office and now it is! So don’t be scared by lack of reviews. This apartment complex been here since 2010 I believe. I moved in October 2022. Move in process fairly easy, they use their online portal. Office staff is nice. Although there is a lack of timely communication. Pool area is nice and pool looks always clean. Hall has TVs and pool table and is pretty nice. Gate on one side is not functioning for 2 weeks since I moved in.Layouts of apartments make sense and make you feel at home. Older, loud appliances. Though some apartments have nice alarm systems installed. I’m renting 2b2b apartment and it has one. Only issue I had so was on the moving in day. My apartment had extremely wet carpets and I had to stay overnight in the hotel waiting for them to dry up. It took two days from moving date for them to completely dry up so I could freely walk. I brought this issue to the management but so far they were not trying to make it up for me. On top of that there were little things like mold in the freezer/ice maker compartment, clogged lint in the dryer, visible mold in the vents, very dusty carpet (literally vacuumed out about 3 FULL vacuum loads of what seems to be paint dust) that I had to take care of myself. Despite these things I still like this apartment complex so far and hope bad things that had to experience will improve!

I visited Discovery at Kingwood on 2/12/25 and I fell in love with the community. From the moment you walk in, you are greeted as if you are already a resident which I LOVE! You can tell that they really care about actually helping people. Jianell was the sweetest, most personable assistant manager I’ve ever met. I’ve lived at another apartment close by and the familiarity is what drew me back to the area but Jianell’s exceptional customer service is what sold me on Discovery before I even made it to the apartment. The community is well maintained. The gym, pool, and business center are all clear examples of that. The apartment itself definitely gives the “homey” feel I was looking for. I LOVED it! The only downside is that they didn’t have the apartment I wanted on the first floor but I can see why they are so popular. I can’t wait to live here!!! Thank you, again Jianell and Discovery at Kingwood for setting the standard for the WHOLE package in apartment living.

I have been living at Discovery at Kingwood since 2012 and I can’t think of a better place to live. I feel more settled here. The location is extremely convenient because everything I need is about a 10 minute drive away in any direction. It is next to 59, which makes it quick and easy to travel into Houston or go north. They have open floor plans that feel spacious with great countertops. The trees on and surrounding the property promotes the feeling of nature in a neighborhood. The management team are more like family. They know their tenants and are ready to help at a moment’s notice.The maintenance is very friendly. The Vivint system of locks helps me feel safer. There are plenty of pets surrounding me to love on. My neighbors and their pets make my home feel like a neighborhood instead of a place of apartment tenants. What more would I need?

Moved into this complex everything was pretty good felt pretty safe and secure Even though the first 3 months there the gate was broken and stayed open.until my car was broken into, spoke with management who assured me that they had cameras and were going to look at them a month went by no feedback. Then My Car was damaged again so that’s twice a month apart from each other, at this point I no longer felt safe here and it was costing me money out of my own pocket. Manager assured me yet again that she was going to review the cameras. Offered me a garage at half price which was more money that I should not have to spend. Visited the office weekly for an update for 4 months and still no answers except there still reviewing them. In this time more cars were broken into and tires were stolen. I started seeing police officers out there constantly.I then decided to move out. When I did move out I left the apartment spotless and ready for the next tenant to move in with no reason why I should not have received my deposit back. But yet again I was disappointed and received a letter stating I was charged $260 which included the last water bill. and $230.94 for airduct cleaning which Im not understanding because per my lease that was not one of the things I was responsible for and was not told I needed to have done nor would I be charged for.I understand the water bill but not the air duct cleaning. So I emailed them and they responded back with saying they had to be cleaned due to smoking and referred me to that part in the lease. Wait wait wait first off I do not nor have I ever smoked anything at all yet along in the apartment. Mind you this service added up to be my deposit amount. Very disappointed and will be moving forward with other actions as this is not acceptable at all. Despite all the other things the staff was nice and friendly at all times.

We have been living at Discovery Apartments since 2012 and have seen total staff changes over and over. The current manager and staff are amazing. We are happy here. I just wish they wouldnt raise our rent every year.

I recently moved into this community and I love it! It’s a very well kept and quiet community. The office and maintenance staff are phenomenal! On the days I’m off I like to enjoy my time either working out at their fitness center or watch a movie in the Rec room.

Amazing office staff always good helping and answering all question. the maintenance staff are amazing at there job you always see them in a hurry to do there next job. its always clean and the pool is very clean and always looks well took care of I never seen it dirty even on the weekends. the maintenance people are always super fast and efficient. overall great place to live at havent run into any issues.

Wonderful apartments & staff.- Always friendly, quick to respond, and ready to help.- Community spaces, office, grounds, and pool are always well kept.- Best apartment gym around.I work remote, so the nice office area and pool were what really drew me. VERY NICE. 👌 My wife loves to cook and bake... so the open concept kitchen and counter space in our apartment were a necessity as well.Great location for anyone commuting into Kingwood, New Caney, or even into Houston. RIGHT next to the highway and lots of shopping/food VERY close by.My only complaints would be:- The train the comes fairly close by fairly often- The dog walking path... you can probably guess :/But aside from those two little things, 10/10. Would recommend to a friend.

Me and my wife recently decided to move out to this beautiful complex. And the complex has definitely been so good to us. The leasing agent is always so helpful and friendly. We couldn’t have choose a better place to lease. If you are debating on where to live. Discovery is definitely such a great community to be in!

I lived here for 3 years.Cons:It was a great experience at first but management changed each year. We noticed several changes such as handling the “ gate software” problem and the property owner did nothing about it. This ended up causing more theft across the property (I.e. tires being stolen each month).A car was stolen off the property when I was living there due to the lack of lights, cameras, and the front gate working. There was also a domestic violence case that made the news there too.Pros:The gym is superb! I did like the option of having a locker where your packages would be delivered. We had good neighbors too. The maintenance crew was punctual to help with any issues but the apartment complex would not do anything about our issues with the freezer. You can also choose your own Internet provider too.I hope this review helps with any potential residents as these are issues I personally experienced as a “seasoned” Discovery resident.

We moved in just 2 days ago and I cant express how much Sarah made it smooth me and my girlfriend work in customer service and we were followed up all questions asked and everything! If you guys are looking somewhere to move come here and ask for Sarah she is great. And coming from a guy that’s been in customer service 6+ years dealing face to face with customers every day you won’t be disappointed trust me.

I have resided at Discovery at Kingwood for the past two years and my experience has been thoroughly positive. I am mortified. I just moved in a little less than a week ago and I had to kill a roach on my first couple of days in the apartment! I reported it to the management and they told me the exterminator only comes on Fridays, and they assured me that this is not an ongoing issue. I’ve had to kill three more since then… and just noticed a bunch of tiny ones crawling on the kitchen floor. I was told that they would be renovating this apartment… All they did was replace the carpet with hardwood. Everything else is old and nasty. I was planning on hiring a handyman to replace the shelves in the laundry room and the closets because they’re so disgusting but after seeing the roaches, I just want my deposit back and want to find somewhere else to live. The staff is really friendly and the common areas are very well kept but do not be fooled into thinking that is a reflection of the upkeep of the apartments.

I’ve been living here for about 3 months now and it’s an amazing complex to be in. From the beginning, all the staff that I met helped me to have a seamless move-in. 5/5 stars all around!

I’ve lived here for seven years. I like it because it’s close to the freeway. It’s well maintained and the staff are so great.!

We dont live here (yet) so my review is solely based on our experience on our tour, but we had SUCH and amazing time! We talked with Sarah, who told me it was her first day on her own as a leasing consultant, and she was just amazing. I would have never guessed if she hadnt told me. She showed us around the property and inside of the model unit, while answering our questions. What really stood out was how she interacted with my 4 year old daughter, who can be difficult at times. She was so nice and understanding, and really left an impression on me. It made me want to move to the property even more! So good job hiring her, she is just so sweet. Hopefully we can move in soon and call this place home :)

Living at Discovery apartments has been by far my best apartment experience. The office staff is always super nice, helpful and very professional. The maintenance team is very quick to respond and fix any issues. They keep the property very clean which makes my morning walks even more enjoyable. I love the variety of workout machines they have at the gym and the beautiful view over the pool from the gym.I can tell that management and staff work very hard to deliver high quality and satisfaction to their residents! I would highly recommend this place to everyone looking for a great place to live!!

Ashley has been the most diligent, thorough and helpful person to me during My time at Discovery @ Kingwood. When I first inquired about the apartments, I was upfront about my interest and demands. My biggest demand was that I NEEDED to Look, Lease AND MOVE IN within a 3day period. I also needed 2 garages near my unit. She facilitated, communicated AND positively handled everything I asked within my tight time frame. She was always informative and pleasant and I APPRECIATE HER and her leadership for that. I am now moved in and settled. I couldnt be happier, especially during my time of need.

Nice property I had a tour last week with Ashley. The community is very clean and diverse. I’m moving back home from Chicago and choosing where to go has been a little stressful. Ashley is very informative and honest. Every question or concern I had was answered and explained very well. I showed up with no appointment at 9:15am, I was took right in with smiling faces. I had a tour yesterday with Ashley. Shes amazing, no questions went unanswered. I was automatically sold on this property just because of the gym alone. Its practically a planet fitness within walking distance from the unit I choose. Plus the location is very convenient from my job. Discovery is where its at!

Our experience with the staff at discovery at kingwood has been one of a kind. They are professional, and very good at communicating. Ashley helped us move in quickly and smoothly. Ashley and the team made us feel heard and prioritized, they were accommodating to our needs. We been living here for a month and we have zero complains. Our maintenance request was taken care of from one day to another. The community is well kept, and quiet. We haven’t had any issues with finding parking but do like the ability of getting a parking garage if we decide to. We specially like the perk of having Vivint as a security system, oh and the parcel lockers near the mailbox area are nice too. We are happy to call this our new home 😃

I’ve been debating moving down to Texas and have been touring different living areas. When I saw Discovery at Kingwood it has honestly been making my decision even easier. The staff was extremely helpful with all my questions and concerns! It was extremely helpful with the staff themselves being so knowledgeable. One of their staff in particular, Ms. Jianell was so pleasant! She gave me such great advice. Discovery is definitely on the top of my list once I do make my final decision. I usually do not write reviews unless I am blown away, but I can say my experience viewing this complex was amazing. Jianell assisted me, and me being in sales, I know when someone is being genuine and puts the clients needs first; Jianell’s customer service was terrific. The amenities, the unique interior, and the propertys cleanliness enamored me. This was hands down one of the best properties I’ve been to.

The staff here is so great and professional. They are quick to resolve my concerns and keep me updated when they have a delay.

I’ve loved the property and staff at Discovery since I’ve moved in a year ago. I even entertained moving to another complex, but was either disappointed in prices or amenities that were offered. Discovery covers it all and has some of the friendliest staff to offer. Janelle specifically is a godsend. She has been so helpful, patient, and kind throughout the entire process. She really went above and beyond for me and my roommate, and is the kind of person that makes you want to give back. Grateful to be renting from here.

Discovery at kingwood were so welcoming and made us instantly feel right at home . Jianell helped us and made the transition into our new apartment so easy and smooth . Lived in this apartment for 3 years and definitely loved it. The property was beautiful and well kept. Staff was very accommodating and quick to attend to our needs. Overall, I had an outstanding experience during my stay here and will always recommend it to others.

Good afternoonIt was 1 and a half year since I moved in into this complex , at the beginning everything was really nice and secure , but little by little , things has changed, the staff is unprofessional, (except for the one who speak Spanish , I forgot her name 🙃 I think is jianelli ) , the rent went up and they can’t afford to repair the gate for more than 3 months , people is walking in and out like nothing, checking cars at night , gate for the mail Box has been never repaired since I moved here , cars has been break in (including mine) and still not action has been taken, I had to place a camera outside my apt to monitor my car , i don’t expect that in a KINGWOOD area complex , but it is what it is, my lease is finally a ending by mid this month i can’t be more happy to move out , now they are open the pool Just in business hours (Tuesday to Saturday) because they can’t afford do have proper maintenance or have more control on check who enter the pool(residents) or peopleJust walking in since gate are broken .If you are planning to move into this complex , please look around and you will be surprised that others apartments are better than this complex.

My truck was stolen from the parking lot. This isnt a one off occurrence, my neighbor has had his truck broken into three times. Another neighbor I spoke to said his truck was stolen in October. Ridiculous and disgraceful. Luckily I was able to recover it but the apartment complex property manager had already left for the day at 3:30PM and was not coming back until the next day. They cant view the cameras without her. Management has no interest in doing anything about the problem.The neighbors are loud, the train across the road is VERY loud, the apartment has no lighting in the parking lots, security is bad, the gate is open more than half of the time and when it does work it lets six cars into the complex before it closes again and management has no interest in making any of it better.I have absolutely no interest in living here anymore and I will be moving out the second my lease is up.Dont live here. Find somewhere else. Save your truck and car windows from almost certain shatterings.

Just moved in and want to thank Jianell for making this move such an easy transition! She was so friendly and professional and able to quickly answer all my questions. The property is beautiful and provides a great space for families.

The amenities were amazing here! If I didnt need more space I would have leased off that alone. And Ashley is AWESOME! They were near closing time and she still gave me a full out tour.

UPDATE: Someone did reach out and apologized. They said they updated their staff regarding the rules around ESA. Other than this encounter the apartments looked beautiful.I came for a scheduled tour yesterday and was greeted by a lady whose name I do not remember. She wasn’t very friendly but I didn’t mind as I know people have bad days. All was well until we got to the pet portion of the conversation. My husband has a service dog, as do I. We also have a small wiener dog that we got that is not certified as an ESA. We were denied residency due to the fact they only allow 2 pets. Legally an “ESA” is not a pet and the front desk lady was arguing with me about this fact. Legally we only have 1 pet because our other two are ESA certified. Very disappointed in the lack of knowledge and respect showed by the front desk. This place is not ESA friendly and I will be making a complaint to the HUD.

This community is more than I expected! I appreciate the property management for their great customer service and care. Unfortunately there was an incident last night that was uncustomary for our community. However thanks to the expedient action and professionalism of the property management we were not impacted. Me & roommate visit this place. Ashley Scott the leasing agent was very nice and amazing person. She very sweet & answer all of our questions. If you ever in the area and want to visit in kingwood. I would go with Ashley Scott for tours. Shes sooo amazing!

We are living here for about 4 months now.Recently had a problem with the freezer. Maintenance came three times. The problem was not solved. All the food was getting bad.I called again for help on Sunday afternoon and the supervisor Mr. Fredis Zamora came by Monday morning and FIXED both the refrigerator and the freezer. He called me on Sunday and left me a detailed message on Sunday as soon as he got my message and assured me that it will be taken care of. And also that we would get a new unit.He came by promptly on Monday morning and spent a couple hours and FIXED the unit. He called and came by in the evening to make sure it was working properly.And it is working now.Mr. Zamora was very kind, professional and knowledgeable. It is employees like him ( Mr. Zamora ) who make Discovery at Kingwood a 4.8 star property.Many thanks to him. Keep up the great job 👍🏾👍🏾

Originally had a lease with discovery for May 13, 2023 they called us on Friday May 12th at 2:00pm told us everything was all set for us to move in and then at 5:50pm they called and said they had a leak in the apartment and couldn’t give us a date to move in and there was no one we could talk to because everyone was out for the weekend. I also just moved to Houston from another state and had been staying In a hotel for a few days before moving into the apartment. We went to the apartment on Monday to see if there was anything they could do or a timeline we could get for moving in because we had to book more days at a hotel. They told us there was nothing they could do no time frame and she ended up canceling the lease for no reason. We had to find a completely different apartment to move into. We were told we would get a written termination and a refund which is required by Texas leasing laws and still have not received either almost a month later. This management does not care about their residents which is heart breaking especially from reading such good reviews before submitting an application. We will be pursuing legal action if the refund and written notice isn’t submitted by 30 days.

Just moved in a few days ago. Staff is friendly and helpful Ashley is awesome! She’s mad the process less stressful. The apartment is beautiful as well!

Leased a 1 bedroom apartment for 5 months because of work. Upon leaving back to my home state they said I never gave them a move out notice, which I did. When you call them youll be lucky if they pick up the phone and if you want to speak to a manager best of luck to you. Ive sent emails of proof of the letter and they said they received it yet still havent heard back from them for months. They decided to charge me $1400 for terminating the lease early even though I gave them a 2 month prior notice and because they dont pick up their phones i have to deal with a collection agency to dispute it now.Besides that awful experience Im still battling. They go through employees left and right, the gates are always open so anyone can drive in, the maintenance team will leave notes saying they fixed a problem when in fact they havent even touched it, if you ask them to call you before entering your property because of a pet they will disregard it and do whatever they please, lastly their parcel/package box was broken for months on end so I would get packages stolen from my front door CONSTANTLY.If your thinking about renting from them I would try and find somewhere better.

Love Ms. Jianell Haughton, the customer service and fast action plan she gives is exceptional, always, she makes sure I am top priority. Definitely recommend Discovery you will feel at home.

Upon looking at some of the reviews about theft and cars being broken into I think I change my mind on living here especially if management isn’t helping the issue

I want to thank jianell for going out her way and making things happen to help my family. I’m beyond grateful with my apt it’s a safe and comfy place for my kids. My family are very happy and they highly appreciate what discovery provides for them to use like the pool, park,gym,pool table, area to watch movies and do bbq. They also have a private office that can be use for working or doing school work and Starbucks to enjoy and release some stress.

Ashley was amazing , she helped me and my partner out by finding the perfect unit for the 2 of us, Ashley showed us around the complex and was just a respectful helpful person overall 10/10 experience ! Thank you Ashley.

The maintenance team here is amazing, the property is always clean and these guys work very hard for your needs. Fredis always take care of any maintenance request I have. Their timing is amazing.

I came to get a tour of the property after waiting hours for them to open the door the girl and new management had an attitude and told me she would have to wait till her staff if trained but nobody would be able to help me and very rude and sarcastic glad I didn’t get an apartment with them one the first visit wow hat customer service will she be showing to her new staff, nice apartment horrible management

It really is a nice stay here! The property looks good year round and the frequent pool maintenance has been a comforting aspect in this summer heat!!

Amazing property but office staff is the worst. Do not rent from here Jennifer Plenty is terrible at her job. Trust me way better apartments in the area

Had a great tour. Trey is hilarious, but he gets you the information needed. This location was a bit further than we wanted to travel. So we made another selection.

The office doesnt care about you once you move out. I was not able to retrieve my package that was delivered to my old address by accident.

My wife and I have been living here for more than a year and the truth is that we have no complaints about this place but what we like most is the maintenance staff, they are super efficient and arrive very quickly as soon as we call them Fredy and his colleagues are very attentive and educated

Excellent apartments, my husband and I saw many and when I arrived at this one I fell in love. We are waiting for them to approve us because I definitely want to live there. The staff is very attentive, especially Jianell. Thank you for taking excellent care of us.
