The reserve has always been good to us. The staff has rotated out completely and under new management they respond maintenance calls in a timely matter, always pick up the phone for issues and constantly communicate any issue and requests we have either through the app, over the phone or in person. Highly recommend.

The Good: Area is nice. A lot of places within walking distance. Amazon mail center on property is very nice. Community is nice. Apartment is very sound proof. Neighbors cant hear me and I cant hear them. The maintenance guys are super heroes. They deserve a raise.The Bad: Traffic on Kingwood drive is out of control at most times of the day. Apartment had a German roach infestation that I had to deal with because the pest control guy doesnt come every month unless you request it and also his stuff doesnt kill them. It was so bad, Im talking 15 on the walls every morning and a brood of 30 baby roaches in my coffee cup one morning. Advion roach killer will take care of them btw. A/C AND Heater didnt work when I moved in. Seriously, god bless those maintenance guys. They saved my apartment multiple times over. The bathtub had a cheap paper like material lining the tub to try and make it look nice that all peeled off within 1 year of me living there. City was one of the last to get its power back after beryl. 10 days.If it wasnt for the roaches, itd have gotten a 3/5. But DOG they were EVERYWHERE until I used advion roach.Edit: The roaches came back a second time. This is the third time I am having to treat my apartment. These things are all over building 8. Do not live here.

PLEASE READ!!! PART 1. My wife and I stayed here for 2 years and 3 months and renewed our lease once. Upon first moving in, the community was very clean and quiet with no problems. As time went on, it continued downhill rapidly. The first week that we moved in underneath our sink was flooded because the pipe going to the garbage disposal came apart. We opened a service ticket after sopping up all of the water, and didnt receive a visit until the next day for the problem; which we were assured was fixed. Later that evening, the same problem happened again, all of our stuff under the sink was flooded. We put in another ticket, and again had to wait another day for the problem to be fixed. When Maintenance came into the apartment I asked what was being done to resolve the problem so this didnt happen again. He said that it was fitted with a one way valve and the pipe had just come loose from it not being installed properly. He assured us once again the problem was fixed. 2 days later it happened AGAIN, flooding everything for a third time. Instead of putting in a ticket again to get it repaired I went to the front office to speak to the manager because clearly the maintenance staff isnt trained properly to prevent damage and fix problems the first time. I was told again that its a one way valve and hell send the guy out one last time to fix the problem. The one way valve turned out to be a washer fitted around the pipe with no glue or anything to secure it or prevent leaks. The next day I was met at the door with the maintenance guy holding a 2x4 and a skill saw. He measured the distance from the bottom of the cabinet to the pipe and left a 2x4 in the middle of the sink cabinet. The day we moved in we opened the door to realize that once unlocking the deadbolt, the door swung open because the doorhandle latch was jammed somehow, only from what I can assume was the missing screws in the hinges that caused the door to hang crooked. Locking, unlocking, and closing the door was only possible by lifting the door up. The next thing noticed was that upon touring the apartment we were told we would have a glass cooktop which was VERY important to my wife and I which was a LIE. Electric coil cooktops on an old stove with dirty drip pans. It was in rough condition from the beginning. The entire time we lived there the coils never sat flat so we always cooked on an angle. Not to mention the fact that they would randomly become unplugged because the fittings were SO OLD that they would fall out they were so loose. When we asked the front office about the stove not being a glass cooktop, she said that some apartments had updated appliances and some didnt so we just rolled the dice and didnt receive one that had been fully renovated yet. We also noticed a cutting of PVC pipe coming from the ceiling above our tub. When we asked about it they told us its an overflow pipe for when the AC drip pan gets clogged. Frankly I didnt even need to ask because we found out 3 months later they werent joking. There was so much BROWN rusty water coming from the pipe that it stained the tub with grime. It overflowed so much that the string hole for the attic entrance started to leak as well onto the bathroom floor. I had to use a bucket to collect all of the water while I waited for maintenance to fix the problem. Upon showing up the guy had a can of compressed air. He opened the attic entrance soaking not only himself but the entire bathroom floor AND the bedroom carpet. Rustled around the attic for about 5 minutes, rang his shirt out onto our floor, and left after evacuating the drip pan contents into the bathroom. Maybe I shouldve left the clog there to form a balanced eco system for the Racoons to drink from that tend to make visits at all hours of the day and night. I have videos of whatever creature was breakdancing in our ceiling. Google will not let me review the same establishment twice so wife will post part 2.

Weve lived here for a little over a year and love it! The maintenance has improved and new office staff is very friendly. They did a lot for us after the hurricane and have each resident a $100 e-gift card to help out with whatever we needed. Would recommend this apartment complex to anyone.

If I could give these apartments a zero, I would! Save yourself the trouble and headache, don’t move here. They issue violations for a box not broken down once when you’ve complied for over a year and in the process of taking out the trash and claim it’s due to pest. They charge a monthly pest fee that’s included in rent and have not seen them once.They charge you for the “valet” trash and I have ring footage of my trash being put out by their 8pm time and going to work at 7am and the trash is still there. They paint over the walls with some cheap peeling latex paint and call it luxury. The kitchen ceiling light has fell out the unit from a cheap job being done. Spills all over the hallways from residents not putting the trash in a can. Stray cats roaming the halls throughout the day because the neighbors leave food out for them, people patios are filled with garbage, there is a great deal of spiders, big webs, lizards, and wasp nest throughout the stairs and patios. They don’t do anything and are horrible. I regret renewing my lease but will be looking into other places to break this lease.Also, the loud golf carts are constant and muscle cars starting early in the morning rattling the walls because everything is paper thin. Run! And don’t look back, these apartments are not worth it!Update: June 3rd,2024Rain or high winds will apparently cut all power in the neighborhood including internet service. Working from home is the worst in these apartments! All they have is optimum(suddenlink) and don’t inform you until AFTER you signed your lease and Optimum is the WORST service provider. Office bots are rude especially Callie, Samantha, and some chicken head looking girl who probably steal people rent money! And they want me to pay an extra 3600 to break my lease because they don’t do their jobs 🤡 5 days of work missed in a 2 week period due to power being out!

This is my second year here. They have done a lot of remodeling and cleaning up the grounds so I renewed my lease and moved from a 1 to a 2 bedroom. Things got off to a horribly bad start. I won’t go into everything that went wrong because the new manager, Jasmine, came in like a problem solving ninja and fixed EVERYTHING. She went above and beyond my expectations to make this a beautiful and comfortable home for me. I LOVE it here now. One of the changes they have made since I moved here (beyond upgrades and appearances) is notifying residents when construction or work is being done on the property or on your building. This is Huge for residents struggling with PTSD or are on the spectrum and struggle with sensory. It creates an atmosphere of safety when you know to expect loud noises or strong smells. Lastly, I have seen other reviews complaining about the recent pool closure. Regarding that, I just wanted to add that we had a really bad storm that knocked out the power in our area for 2 days and the pool developed algae. That was not their fault and they were on top of fixing it and cleaning it ASAP as soon as power was restored. On top of that, they had food and water brought to the office to provide to the residents during the power outage, another situation where they have gone above and beyond for their residents. This is a really nice place to live and I would recommend to my friends and family.

Run away from these apartments!!- Moving from San Antonio, to be welcomed by a roach infestation. They did absolutely nothing to help getting pest control out sooner. I had to treat myself every month with HomeDefense. And also gave the excuse of “it’s a wooded area”. Pest control doesn’t spray either, he just put boric acid behind stove and toilet.- The apartment was dirty when we first moved in. Making us have to deep clean the entire apartment ourselves. There’s also a musky/mildey odor lingering in the apartment. You almost always smell it every time you walk in.- Breezeway of apartments are so dirty. Bugs, cobwebs, trash, and stains from people’s trash cans overflowing/spilling everywhere. Maybe if they power washed every other month it could help with the bug issues.- Parking spaces are so small. It’s always such a pain to be perfect in a spot but you’re still right against the car parked next to you.- Maintenance riding their golf carts super fast around the complex.- Poor communication. At the beginning of my stay, I had to ask about storage/garages several times. Eventually gave up with no answers about it.- Neighbors are noisy and loud. Kids constantly running, screaming and banging on doors. Some even in the early mornings at 2-3 AM.- Buildings are so old you have creaking sounds on your floors and ceiling. You hear every creek from your upstairs neighbors walking.- pay attention to your final bill, they could add extra to it.Overall, this has been the WORST experience living here. Wish i would have researched more on apartments before picking this place. We were fooled by their updated apartments and their application specials. Don’t fall into their trap. It’s there for a reason. Living here is not “luxury” either. I couldn’t be any happier and excited to leave this place.

My husband and I moved across the country for the military and stayed at this apartment complex for only a single month due to the conditions at which we moved into (we even paid extra to just get away from this place before our contract was up).Upon move in day, our apartment hadn’t been cleaned whatsoever. Dead roaches covered the counters, inside appliances, in cabinets and all over windowsills. The entire apartment smelled of cat litter and lingered even after opening windows and candles. After only living in the apartment for a week the system that sat above our dryer in the closet began dripping brown/black liquid onto any clothes that were left in my laundry basket on top of dryer. Pests were out of control. We NEVER received any pest control whatsoever even after having asked and paid for it.The only positive thing I have to say about this place is the staff at the front desk and maintenance were wonderful and considerate.Management is money hungry and don’t care about hitting you with fees even after you leave the facility.I’ve attached a couple of pictures of the apartment conditions we moved into on September 2022.

PART 2 of Charles Byrds review. A few months ago the entire Stove made a loud popping noise when we turned on one of the burners and completely shut off. We put in a ticket and selected the option to receive a call and schedule a time for them to come in and take a look. Because of our schedules, and due to the fact that my little sister was staying with us for a few days, I didnt want someone to barge in on her while she was home alone. The request to schedule a time is clearly not taken into consideration because I received a phone call from my sister telling me that the maintenance guy didnt knock or anything he just entered the apartment and said oh, its maintenance to which he walked in flipped the breaker to the stove a couple of times and walked out. The stove was operational from that point, but the Burner On light stayed on no matter what was done to the unit, on or off. The ticket was NEVER closed, and when we had about 3 days left before move out, we received a call from the maintenance guy asking when he could come and take a look at the stove because he just saw the ticket, when we had put that in a few months prior. Moving on from maintenance issues. If you are a drug dealer in Kingwood I can assure you if you are looking for clients ALL OF BUILDING 11, 12, and 13 are interested. We lived on the 3rd floor at the back of the building and had quite a walk from parking the car under our carport which was our only option unless we wanted to park 2 buildings down since there is no closer parking after 5PM. When I tell you the smell of weed is SO strong filling the entire parking lot from the time you step out of your vehicle to getting into your apartment I AM NOT EXAGERATING. All of the piping in the apartment is not properly sealed off from the inside of the walls. Which means that any time your neighbors decide to Smoke weed or cook a meal youll smell it. The walls and floors themselves are so thin, and our Downstairs neighbors have a huge obsession with blaring music at all hours of the night. When I say loud, I am talking about hearing the lyrics and bass as if there was a live band playing in the apartment. Shaking our shelves, and vibrating the floors and walls. It was extremely frustrating to be woken up at 2, 3 or 4 in the morning with the loudest music. Also, please be prepared for outrageous cleaning fees for the Move Out. No matter HOW clean the apartment is. We took the time to make sure everything was spotless upon moving out, and still got charged with fees saying it was not up to their standards. When we called the front office we were told, that upon our last day, no matter how long we had been there, (which for us had been 2 years) the apartment needed to look as if it would be ready to be toured. ALSO within the past month, 4 vehicles had all 4 tires stolen and were left sitting on rotors. If we can say anything, we did not enjoy our time there, and do not recommend!

I lived here for one year and I was out!Pros:-parking spaces-pet friendly-beautiful property-small gym (no weights)-very quietCons-ROACHES!! They were everywhere when we moved in and they didn’t go anywhere once we settled.- Movie theater was terrible. Seats felt like you would get bed bugs from them. Screen never worked!-MOLD! It was EVERYWHERE! It was in the cracks of every single window, in the vents, and in the tubs. I love baths and I could never take a bath in my own home.-A/C unit was inoperable the first week we moved in. They were fast to fix it but it just kept doing the same thing. In the summer it was 80 degrees in my house.- Laxury where? This place is not a luxury living property. I paid about 1669.00 a month and I felt robbed. It was just pretty. That’s it.- Laundry door. They broke off the first week we lived there and were never fixed since I had been living there.-Dishwasher. Filled with roaches the day we moved in! It was so disgusting. Plus it never worked! I would complain about it and they would never respond. They finally replaced it once I threatened to not sign a renewal just for it to stop working less than a month of having it.-Neighbor. My neighbor began to bang on the ceiling (my floor) when my kids would play during the day. My kids could walk and they would bang. I called the cops they couldn’t do anything about ti. I wrote emails and they did talk to them but the damage was done. My kids were terrified to even walk on the floor after. I just about had it and had to get out of there!- The gnats! This place was truly infested! I thought it was just my apartment! No they are in the grass and they even would get in my car. When I would walk to my car and step on the grass they would go flying around in massive amounts.-The blond skinny girl that works there is completely clueless! Anything I ask of her I can count on it not being done! One day the knob to my door was broken. I called and she came just to tell me she doesn’t know what to do and that she will put in a work order. I asked so where am I gonna go then. She said she doesn’t know. It was just she didn’t know anything. If I called and got her I would hang up and wait til’ someone else is available.RUN FROM THIS PLACE!

First night moving in we noticed cockroaches. I had personally asked Hailey if the reviews regarding the cockroaches were true, and she lied to my face. We did use the pest control, but it never worked well enough. The front staff cant seem to help without talking to the manager first, but the manager is never available. They always told us the manager is in a meeting. I can keep going with the amount of problems we had, but I would just recommend going somewhere else.

I have lived here for two years. I was wanting to stay for a few more. The apartments themselves are nice, and the property is clean, and they have great amenities. Unfortunately, when I first moved in one of the maintenance men made me very uncomfortable repetitively and the office did nothing about it. I specifically asked them not to send that maintenance man to my apartment. Every service request I put in that man came to my apartment. I’ve never felt comfortable here because of it and I don’t feel like I can’t put in a service request now. I posted reviews on their actual website about it. They asked me to call to speak with them and anytime I’ve called the phone doesn’t get answered. This is why I am moving.

I lived here for 2 1/2 years and overall it’s a very nice place. It’s quiet and I felt very safe . I had a dog and I’m going to miss all the dog owners I met. I never dealt much with the office so I really don’t have a comment on them. However, I do wish the move-in process was more organized. I mean just tell me everything you need at one time. I was scrambling the day of getting my keys to get them a photo of my dog and his shot record. But that was a while back so not sure that’s still the case. I would definitely recommend Reserve at Kingwood Apartments.

If you want to live next to other tenants who have 12+ people all living in a 2 bedroom apartment, this place is for you.If you want to live where there is never any parking because 12+ people live in a 2 bedroom apartment and take up all the parking spots, then this place is for youIf you want to live in a place where people run an auto mechanic shop in the parking lot outside your bedroom window, then this place is for you.If you want to pay 1600 to 2000 dollars per month for all of these fine amenities, then you just found a great place to rent.Need After hours security? Well, they never call back. Try to express concerns to management staff? Expect to be told YOU are the problem and to have a nice day.Want to use the pool? If it is not closed due to being green and dirty, it is overrun by the 12+ people living in that 2 bedroom apartment I mentioned above, but hey, if you like to hang out with drunk adults playing loud music who take up all the chairs and tables and give you dirty looks for being at the pool, then by all means, sign up to give this complex your money.

BE WARNED of the office manager, Samantha Koenig. She has NO compassion or patience. In addition, I moved in 2 days ago, the electricity has been out last 6 hours, due to a slight rain. The apartment is hot, food is spoiling and the neighbors say this happens every time it rains!!!! I work from home. Why wasnt I advised of this ongoing common problem? I have spoken to a few neighbors and none of them had anything nice to say about the manager, Samantha Koenig. They portray themselves as luxury apartments with luxury prices. In reality , its more the slums of kingwood.

Our person who gave us the tour was named Kallie and we loved her. She answered all questions and went above and beyond for us! I really appreciate her. The unit is quiet for the most part and everyone is to themselves which I love. I just have had minor problems with the apartment but I love how quick everything gets done.

Leaving two stars only because the units are beautiful. We toured a unit recently because of the location but we ran as fast as we could after witnessing a couple of red flags. The price for the space was already incredibly unbelievable but we chose to overlook that. The lady who gave us the tour was very cold and not a warm personality whatsoever. Leasing agents are supposed to be kind and welcoming. I’m glad I was already on the fence after that because after seeing the unit I knew it was a hard no. Upon walking in they’re absolutely huge and beautiful with updated appliances and large patios. I however noticed WAY more German roaches on the floor than I would ever like to see. It was honestly disgusting and it’s clear they have an infestation in these buildings by what I saw plus one of the other reviews residents left. I’m honestly upset i even brought my baby in there to tour. Ugh. The price for the space and the units might be tempting but DON’T fall for it.

I don’t live here and nor would I ever recommend someone to live here. Although a family member signed a lease without getting the full picture. This place is superior for unkempt and undesirable facilities. First, the administration handles trash collection poorly. There are bags of trash in many of the vestibules because they tell residents to leave it outside and someone will collect but animals, rodents and bugs of every kind rummage through causing trash and odors to permeate the halls. No one cleans the hallways so wasps nest buildup without any end in site. I could go on and on but this place is not worth it. Dogs poop and piss in the little forest cut out although there is a dog park. This not so much on admin as it is on the people living next to you but the standard is so low and under kept that no one cares for being modest or clean it is just I wake and work here or just sleep.

L have been a long time resident here at reserve at kingwood apts. i love living here. people always say there are problems at all apt complexes but for the most part i say its a great place to live. the girls in the office are awesome,sweet,and very nice they always are very helpful and good to get the job done.the maintance team they are the bomb and get to their jobs done as soon as they can. i love being a resident here.

I have only lived here for a few short months so far but I’m not understanding the negative reviews! Every time I’ve made a maintenance call it’s been taken care of same day, staff is nice even outside of office hours they are always super polite to my son if they see him riding his bike or at the pool ! I have not been the greatest with communication but they have always been so helpful and friendly and understanding with me. It’s always quiet and clean . This is my first place starting over and I couldn’t of picked a better community to be part of. And food truck Fridays rock!!!!

So I don’t usually right reviews but I felt like I needed to with the experience I had at this apartment. Let me start off by saying the staff is very kind and friendly but that does not take away from the fact that living here was a NIGHTMARE. I lived here for 2 years and the first year I had no major problems other than my washer breaking down due to very old appliances. The second year around was totally different, I began seeing many pests, roaches in my kitchen and bedroom, even after calling “pest” control. I had to cover all the drains to minimize them from coming in. I noticed infestation of the dirty, German roaches in my building as I came up the stairs every night, one even flew in my hair and crawled in my face as I was sleeping. I even had a total of 3 lizards found in my apartment and I never felt at ease living here. If you enjoy living and sleeping with outdoor pests then you would love living here, if not I warn you to stay away.

Morgan was the person that showed us the unit she was very nice in her greeting, very informative about the apt complex. She answered all of our questions and she made the visit very pleasant. She sent a follow up email thanking us and letting us know to feel free to contact her with any more questions. The application process was very easy and that was fantastic. Ive lived here for a year.It is beautiful. It is quiet. It is great for a first apartment. The pricing is great for how much room we have and everything works. Theres been minor problems. We had some bugs here and there but we pretty much immediately got sprayed for them in a timely manner. Almost every request weve put in has all been done on time and quick. I trust everyone here fully when it comes to maintenance request. Another problem is parking. It is a small community so parking is limited. By 9pm if youre not home good luck, at least in the front of the community. There has been some noise issues with construction on kingwood drive and in our apartments with the updated looks, but it was temporary. The one thing that bothered me mostly was the little to no communication on when painting was going to be done on the stairs or when construction was going to be going on. If communication was a little better I would if given 5 stars honestly....... also always lock your car doors we did have car break-ins one time since weve been here, no damages to anyones cars just stolen items if your car was unlocked. We do live next to 59 it is what it is 😬

The maintenance team at this complex is amazing. I rarely have had to reach out to them, however, when I do their response and execution is swift and they always go above and beyond to make sure Im happy with my home. Theyve even stopped to help me take large boxes to the dumpster and always ask me how I like living here. Great job guys!

Worst apartments I have ever lived in. I’m writing this because I had such a bad year here I could not possibly not write this review. Most bugs I have ever seen in my life. They charge you for ”Pest control” who ‘spray’ but my entire year living here I did not see a single person spray ANYTHING. We had roaches, millipedes crawling on the walls, ants, you name it and it was in our apartment. I’ve been woken up by roaches in the bed.If you have extremely loud neighbors, good luck. They do not reply back to emails, nor do they even read them. We had neighbors who every thursday, friday, and saturday would stay up until 5am blasting loud music.I’ve had service men come in my apartment after knocking super quietly, while I was in bed with practically no clothes on, just walk in say sorry and go straight to the bathroom to fix something. They do not give you a heads up whatsoever when a service person is coming over.Also don’t even waste your time putting in service requests, as the maintenance barely cares. We requested our bathroom fan be fixed, since it was not working, after the service man left it was still broken. Just making noise.The hallways smell like cat p*ss because there is a stray cat who will come and p*ss on everything in the hallway.Practically everyone who works here is new, including the managers and they do not know what they are doing.I am so glad to be out of this apartment for good, and have been WAITING to write this.Good luck if you are considering moving here. It may look nice, but it was not worth it.

I have only been here for a few months. I do enjoy it. Quite and not much goes on. I have a third story apartment and I love having a balcony. My days off in the evening i go out a listen to music and smoke a cigar. Almost no one uses their patios or balcony which is nice; less people to deal with. Its also close to my work so commute time is only 10 minutes. You can here the train if your in the back of the complex like myself but, I enjoy hearing it.The only complaint I have is tow of neighbors have cats that fight sometimes.

Apartments are decent and overall complex is well kept and clean. They have a great staff that are always friendly, as well as a great pool area that is well kept and always clean. The dog parks are decent size and its great to have two of them, although one is a lot cleaner than the other.My only complaints would be the ACs seem to have a hard time keeping your apartment cool, as well as the gates sometimes get stuck open for awhile.

I moved in back at the beginning of the pandemic 4/2019 , when I signed my lease the girl told me that the door was open that my keys where on the bar in the apartment unit itself when I opened the door the patio door was open and there where bugs flying around in the living room bug on the kitchen counter and in the bathroom. Always seemed to be a pest issue bc we would have flying roaches (Small Dirty Ones) no mater the time of year .. they said they would come in a spray at the time I had a 3 year old and didn’t want her around the harmful chemicals.One morning I went to open my patio door and there was a bar trying to come in, I had to call a pest company to come remove it, it cost me $100 they did not want to reimburse me for that charge.The window always had mold in the, my daughter stayed sick 24/7 bc of the mold. I would spray and clean it every 3-4 days and it would still come back. I bought a dehumidifier to see if it would help and the filter winded up getting and growing mold I bought a air purifier and it got mold as well. The windows were poorly sealed so the condensation would sit for days.My washer and dryer looked as old as the apartments themselves they had rust in them when I first moved in they took forever to replace my washer they tried to fix it two times leaving me with a flooded bathroom then dryer wears not drying very well I called they where suppose to come out and fix it it took them forever they closed the ticket I had to call and re open the ticket .. neighbors above me and below me smoked weed so my apartment smelled like weed all the time I told the front office but nothing changed. Neighbors above me were pound all the time despite the quite hours. Erin the assistant manager is very rude she approached me about my car supposedly being double parked and was very rude to me she said she had a picture I asked see the picture and she never could show me when I would go to the office she would roll her eyes when I would talk. I could go on and on about this horrible place but I will let my legal team handle the rest.

But at the same time were technically homesless & dont have an address . So i might not even have that because i no longer have a mailing address. Now me & my five year old have to stay in airbnbs until my money run out. I wouldve rather my money go towards a legal address so I can enroll my son into school. & then taxes wouldve came less than a month later & I couldve payed my rent for a few more months in advance. & because my son wouldve been in school I would now have a schedule to where I can work while my kid is in school. Sucks how selfish & careless & money hungry people can be. Dont recommend this place at all

Great complex! Apartments are in great condition, and maintenance is awesome! Leasing office needs some work, everyone is friendly but they tend to drop the ball on leasing items. The units are priced well for the area, and the property is very well maintained. Great place to live.

This place has terrible customer service. Terrible apartments. Terrible security.If you have a nice vehicle, stay clear of this place because it will 100% get broken into.. probably multiple times..You like AC in your apartment? Then this is not the place for you. Ours has been out for multiple days with no help from the staff. Sink leaks. Black Mold all over the place. It took them three or four months to come fix our dryer because we moved it & it had almost no heat.You pay for valet trash (it’s mandatory) & you’re lucky if they take it 3 times a week.We requested them to send out pest control and it took them 34 DAYS to send someone. There are no good things to say about this place.

I enjoyed living at Lodge. The apartments are beautiful, taken care of, and fairly quiet. The office staff was kind and accommodating. The grounds were well kept and beautiful. I had a few maintenance emergencies and the maintenance team was timely and professional. One thing I did not like about living here was the location in regards to rain/flooding. While the property hasn’t flooded, the roads in Kingwood do and there were several days where I wasn’t able to get home from work due to severe flooding on Kingwood Drive. Obviously this is out of managements control but definitely something I would have liked to know before signing my lease! Another thing I disliked was only being able to use Suddenlink for internet service at Lodge. I was dissatisfied with my Suddenlink experience and would have preferred to work with a different provider.

Very very bad roach problem, witnessed a Pitbull attack another dog, charged me a “cleaning fee” for an apartment that was left better than before, residents cars broken into regularly without consequence, and to wrap it all up the most careless, unorganized, and uninterested staff I’ve ever come across. Honestly, these apartments dont even deserve a full star. When we moved in the carpet smelled like smoke, and I had to complain more than a few times for them to finally replace it. Also the appliances in our two bedroom were 27 years old, and the old stove burned the bottoms of our really expensive SCANPANS. Within a few months of moving here the dishwasher hose came loose and flooded our apartment. It took them 3 hours to finally respond and we were up late dealing with a crew of about 4 guys who came to clean the whole thing up. We had loud fans blowing in the apartment for 3-4 days after and we didnt even get a call from the manager or anyone from the office apologizing for the incident. All they said was - these things happen, it was an accident. We did get a discount on new appliances after the incident, but not after complaining, AND they still charged us $40 extra a month for newer appliances. We also have roaches in the apartment, yes gross. Pest control has sprayed the apartment 3 times since we moved in, and I still see them crawling around. Also watch out on your lease, because they make you pay over the 1 year mark, just to get 1 extra week out of you. The door to our mailbox keeps falling off, and we kept complaining, but nothing ever got fixed. For the first 6 months, we had to drive our trash (put in our car) to the 1 dumpster onsite. Now, they have a valet trash, but theyre very messy and often leave bits of trash & nasty liquid outside the door because they dont properly pick up. More recently, I had to send 3 emails over a period of a few days to finally get my bathroom tub unclogged. No response from office.

The physical apartment is great, love the location. However, whenever ANYTHING needs to get done, its worse than pulling teeth. Im fairly sure I can get out of my lease due to how poorly my service requests were handled. 5 days without an AC in June. I had to contact them EVERY time to get some sort of communication on the matter. Next, I have a dishwashers thats flooding my kitchen. NO response whatsoever after 48 hours. If they could change out their management and put a priority on their residents living, then itd be an amazing place to live.

Dont move here - its noisy. A black guy buzzes around all day long through the apartments on an obnoxiously loud gas powered golf cart. This place is called the Reserve at Kingwood, but all the noise totally ruins the atmosphere. Many young men driving cars breaking the 100db level. Roaring noise is everywhere. Stay away. What a place. Let me just start by saying this place is no Luxury Apartment Community as the sign boasts.To keep short and to the point Ill just say that we lived there for almost 3 years. Our rent was paid in full on time every month, never late and paid thru recurring direct online payments. Our apartment was never made ready not cleaned and came with many items that needed to be fixed right from the start. We never got a walk thru form even after several requests. Most of the problem items remained that way even until our move out date. It was always a wait game anytime we requested a maintenance item be taken care of if they even showed up at all.Our neighbors were extremely noisy upstairs (way beyond what you would normally expect) and we could never get any coorperation from management to help remedy the situation.There was always trash on the grounds and pet feces on our front grass area.The amenities were never fully functional and not open and available at the posted times (the whole time we lived there).The lists goes on and on and we had several neighbors with similar issues. The management changed hands for the third time before we moved, maybe this one will do better.I would think twice before calling this community home.

My experience there was terrible the pool is closed half the time, the breezeways are filthy when i first moved into my apartment the carpet was saturated and it took about 4 days for it to dry. The mold content is extremely high there i get black mold accumulation in my bathroom all the time, The policies there are geared to insult your intelligence when I tried to get my deposit back the manager Courtney tried to tell me that i had 3 months back pay on my water bill which I have proof that I paid monthly along with my rent. I left a that apartment in pristine condition and I still didnt get my deposit back that they take from you when you first move in and so casually say that you get that back when you leave ....my advice to the residents there is exercise your rights as paying residents. I got excuse after excuse as why things are not working and my cabinets old and no matter how much i cleaned them they would constantly shed so they decided to re surface the old ones and i would assume call them renovated and are probably charging the new tenants for the cost.OTHER ISSUES:The garbage container always full over its capacity and broken smells very bad especially in the summer.High traffic on Kingwood Dr, sometimes takes up to or more that 15 to get to on out of.Renewing lease is confusing the rent is always going up. When I first moved in they offered 6 mos leasing and thereafter they didnt.Air conditioner/heater is loud.You can hear piping and water from your neighbors use of water.The grounds are wooded and moldy, there are alot of bugs and mosquitos.The gym equipment is out of order most of the time.The pool is also closed frequently.It took them 2 weeks for them to look at my stove that was sparking and had loose wiring.They try to fix the 16 year old stuff they have never replace with new, which is why you will find yourself calling them over and over for the same issues.They have no business calling themselves luxury apartments they should call themselves econo grade so that people know what to expect and then not have the right to complain.I know people in the hospitals, restaurants, clubs and the airport because I travel frequently, I am going to make sure that I recommend Ravella at Kingwood that has the newly furnished units with luxury amenities for the same price I was paying at the lodge.

It was a great experience at first, but the moving out transition has been horrendous. They do not communicate whatsoever, they do not answer the phones, they do not respond to multiple voicemails being left, and there have been multiple times that me and the other leaseholder went into the office because they were so difficult to reach, and nobody was present (during business hours.) If they’re showing future residents around the complex, that’s understandable. But to not return multiple calls and voicemails is inexcusable. They continuously extended the lease at a larger and larger rate without any kind of communication to me or the other leaseholder, and were completely unreachable so we could get clarification on why mysteriously we owed hundreds of dollars. We haven’t stayed in the apartment since we understood our lease was up, and neither of us live in the area any longer. We both work full time so we rely on communicating with the apartment complex by phone, so you see the issue with them not answering phones or voicemails. I would NEVER recommend this apartment complex.

Maria is the property manager here. She’s super nice, always happy to help and her staff are super helpful. Before Covid they were super active with events and things at the property. The application process started out good but I had to keep contacting them about the additional information I needed for my application when it should’ve been then other way around. I decided not to go through with the application because they seemed unprofessional so I requested a refund. I payed $300 in total, the application fee is $50 so I’m supposed to receive $250 back. They told me it could take up to 30 days to receive the check, that was two months ago and now they’ve stopped answering my calls! I have literally called everyday at Different times for the last week and no one answers the phone and I’ve left messages that have been ignored. I would NOT recommend if you don’t want to get robbed.
