I just signed my fifth renewal lease at this complex and I couldn’t be happier with the property…. The Community Manager, Samantha has done an outstanding job at keeping up on the property and updating the weight room, pool and grounds👍 The maintenance staff is awesome and I’ve never had a problem getting something fixed. Always promptly and professionally…. I find it frustrating reading the negative views by some residents and I guess I’m blessed. I don’t see it. I hope to sign a Sixth lease next year yet again and call this place my home.. Thank You staff for all that you do!!
Lo deserves more than a five star she exceeded my expectations. I was able to go and tour the property and she was simply amazing. The property was very clean, and very home welcoming feeling. I am so pleased with the unit that was selected.Not only did I get a beautiful apartment. I got an apartment that I absolutely Adore, Lo was very efficient and explained all of my options. I will definitely recommend this community to everyone. Her Customer Service is exceptional. Not to mention , dealing with someone that is knowledgeable is definitely a plus I look forward to living At a community of this nature. Villas of Kingwood still the same as “Bryx” was once a great place to live - two years ago, not anymore! I do not feel safe residing here anymore! I feel as if I have to stay vigilant of not only my personal safety but my personal belongings. The rent has increased significantly, with zero concern to residents complaints regarding our safety & the increased rate of criminal mischief in this area! My vehicle has been stolen right in front of me, not only once, but TWICE now! I was able to recover my first vehicle, however; my work truck is gone. I’ve requested with management, the management company, in person and online so many times to please add some sort of security or even to add surveillance throughout the apartment community to no avail! Two years ago they had security at nights - why not have it again! Instead, they use tenant upgrades for items that do not require upgrades! They upgraded gate entry with this fancy technology - that doesn’t work half the time! Management does not care about resident concerns! They only care about meeting their quota and receiving their monthly rent. That’s it. The side gate and front gate are always “broken” and left wide open. There’s nothing here that feels safe anymore. I’ve witnessed my handicap neighbor have his catalytic converter stolen from his vehicle, I’ve witnessed another neighbor have their mailbox popped open and have packages stolen (they don’t have surveillance at the mailbox area!), I’ve personally have had a package stolen from my front door! It’s too much, it’s just way too much. There’s more negatives living here than positives. I can’t justify living here anymore. Three years ago I felt safe here, not anymore! Please do not live here! It’s not a safe place to live anymore. If you signed a lease already, please stay vigilant because if something happens to you or your personal belongings - no one will care! Management will not increase security, and all your concerns will fall on deaf ears!

Moved in here approx 6 weeks ago after a 1600 mile drive from New York. The entire lease process was done via the phone and I give amazing props to the office ladies for their patience. They were also wildly accommodating with my random internet equipment deliveries, and the amazing maintenance team put my massive modular couch in my garage prior to my arrival as it arrived in pieces. This place made an extremely difficult and emotional move way easier than they needed to, this place is wonderful. It’s also about 25 min from downtown(vs 45/50 from the woodlands) but has a similar feel. Everything is very close but the community is extremely quiet and people are very friendly.
Been living here for a few months and I can honestly say I am beyond pleased with maintenance turn around, the staff and the manager Sam. She’s very friendly and listens to any concerns or questions you have. I look forward to the rest of my time here!!
Ive been leaving here for 3, almost going on 4 years. All apartments have their ups and downs, but in the grand scheme of things this complex is great. The neighbors are great. Ive had a couple issues with power outages but thats more so on Centerpoint than it is the complex. The new staff (as the apartments have just changed ownership) has been very communicative and when you go in to talk to them, they are very kind. Ive never had an issue with the old or new staff. Gates go down from time to time but they are quick to fix them. All in all, I recommend this place and am always telling people to move here if theyre looking for a spot. Even my friends that come over to visit say my complex is nicer than their place
I would not recommend this apartment complex. Ive lived here for over a year now and have faced bouts of discrimination left and right. The leasing office often shows up unannounced, knocking and ringing the doorbell, even screaming my name outside the unit. On one occasion, they tried to enter my apartment with their key without prior notice, claiming it was for a walkthrough 60 days before my move-out, which I have never heard of.The gates barely work, making the complex unsafe. My car has been damaged several times by the gates, and management blamed me, even though I sent a video showing the gate closing on my car. Kids frequently hop fences or break them to get in, and there have been incidents of kids breaking into cars at night with guns.Management never communicates with residents about ongoing construction. For example, when the roofs were being repaired, we came home to find shingles scattered on the ground and our balconies without any prior notice.Customer service is beyond rude and discriminatory, amenities are not worth a penny. The apartments are old and outdated.Move across the street!

I would not move here they scammed me and my fiancé because we were young and gullible they have mold and leakage in the rooms and they are not luxury apartments they have no stainless steel appliances they charged us 1630 and nothing was luxury about them as well as put our move out date on a date they was closed and charged us an extra 500 dollars they did that on purpose be careful with them they also overcharged us as well they said our base rent was 1200 sum how it go from that to 1630.. fees is not that much they could never give us and explanation for that they are money hungry
It has been a great experience so far since me and my husband moved in here! The customer service from the ladies in the front is always professional. They will help you in any way possible. The maintenance crew is amazing as well! They respond quickly to anything you need right away! 10/10 recommend this place!

This place will is not worth it, is not safe, since the gate remain open most of the time, maintenance services is really bad and is because appliance and Air conditioned unit are very old, dog police dont work there, do yourself a favor and dont move there

If you dont mind carrying an umbrella inside your home, this is the place! If you dont mind the out door bugs an fleas residing inside your resident fill out an application! This property sucks! Could be better with a management team who cares about residents well being! You can call, leave a message or email and no one will pick up nor return a text email nor call! All they want is to meet the quota and collect rent. Maintenance only do you hat they can and know how to do. I am not gonna down them,It has been raining in this apartment since the day I moved in and it only took them 8months patch it up!

Took a tour…lady had my drive my car and follow her in her car…I’ve toured hella apartments and have yet to have to do that…it was not even raining outside so she’s very unprofessional….didn’t give me any info on amenities until I asked. Terrible tour.

Over 4+ years living here/ Im over it.❗️When something breaks down MULTIPLE times, you expect it to be replaced.In my case refrigerator/dryer.❗️Neighbors ..HIGH TURNOVER. Once had new 3+ neighbors from same apt address within 2 year span thought it was listed on air bnb.❗️One apt building block had a fire alarm going off for 30+ mins!! No firefighters showed up, meaning complex not connected to rescue service. FOR 30+Mins!!! Like..what IF!!??Maintenance was called...and no explanation to the residents living in that particular buliding.❗️No stainless steel appliances just wood that is partially painted with primer.❗️Ppl have their dogs poop and dont clean up after. Been a issue.❗️Ants/bugs come from outside the building under carpet & closed windows, and pest control was the only option. Always the quick fix.❗️Mold❗️ Front/patio doors are not aligned correctly bc of foundation, so it wont be fixed.*The cracks outside the building are not taken care of.Foundation of building is not good.❗️GATES ALWAYS DOWN!! Never can get in the back & the front gate just stays open.❗️Systems always down.❗️Communication is not when its time to inform residents. Amenities have been down for weeks now, what we are paying for...however we were informed of the issue week/s its already been down.imagine getting up 4 am to work out and your fob doesnt work EVERYTIME. NOT everybody can go during the office hrs. Inconvenience!❗️Its always an HEY LOVED RESIDENTS a fee is added lol with no upgrade.MAYBE to the OFFICE.❗️ Rent for 2 beds/garage with everything like water,trash, etc. is 1801 plus. RENT goes up EVER yr. I could go on...Im just over it. Its time for a home.
Andrea helped me find an apartment and I submitted the application the same day and was approved the next day. The community is friendly and quiet. The amenities are great and always kept up well. Maintenance always arrives on a timely manner and are very helpful
I lived here for a year and the office staff was INSANELY awful. Super rude every time you go in, never answered the phone, and never get back to you until you go into the office. I gave 1 star because I loved the maintenance staff. They were always consistent, helpful and fast. If you are looking to rent here, keep in mind that if youre on the top floor the people below you will hear every step (especially if you have kids), and your AC 100% WILL go out multiple times during the summer. I also moved into an apartment that had mold under the vinyl in the bathrooms, kitchen and laundry room. They did replace the floor but I have a small child and we all smelled it from the time we moved in. Upon moving out I asked them to call me to let me know when a package arrived since my family member had sent it to that address and they said okay. I never received a call and had called numerous times. I got a call the other day (6 months after moving out) with one of the office ladies saying my package has been there for a very long time now and to come pick it up. I said no one has ever called me and she said okay well its here and its been here a long time so. Theres no reason to be rude when I have called many times, and no one has called me since now. I tried calling again today to confirm I can pick up today and called twice but of course no one answered.

This is my second time living here. I used to like it here, but as of late there have been many cars being broken into and amazon packages being stolen from peoples porches. I wished I had not re signed my lease , and I think my rent should have gone down not up just like the management here. P.S ...The gate is always broken. : (
Villas of kingwood300 Forest Center Dr.Kingwood, TX 77339I am very disappointed with all of the staff members in the office and their lack of concern and care for the residents (Myself and my fiancé ). My self and my fiancé both moved in to two different units at the same time. From the very start the office staff did not explain the move in fees properly which lead to confusion and misunderstanding. When we spoke to the office manager regarding our confusion and upset she was very unprofessional and dismissive. My move in date was August 18th. I did the inspection within the first 48 hours as required and found maintenance issues that should have been resolved before my move in date. Examples: multiple wasps and bee nests in the garage, over the front door and on the patio. Missing baseboards in the kitchen and bathrooms, visible sticky glue on the living room & kitchen floors, large visible gaps around the entrance door & patio door. All of these things should have been caught by the staff during their pre-move in walk through and addressed before my move in date. I also let the leasing office no that even though my move in date was August 18th that I would not be moving in until August 26th. I asked multiple times that these maintenance issues be resolved BEFORE I moved in. I work from home and am required to keep my work confidential. My requests to have the work completed before the 26th were not considered and NONE of the work was done!After moving in I discovered my washing machine was unusable due to the build up of dirt and crud inside of it. I cleaned it with machine cleaner made specifically to clean washing machines not once but 3 times and it was still dirty. I called the office multiple times and put in multiple work orders to have it replaced with no response and no one came to change out my washer. At this point I am very discussed with Villas Of Kingwood, their office staff and maintenance department. This is not how new residents or any residents should be treated.

I am utterly disgusted with the services provided at the swimming pool. Despite eagerly waiting for school to finish so that I could finally take a dip, the experience was nothing short of disappointing. The seats and couch around the pool were disgustingly dirty, and it was evident that no effort had been made to maintain cleanliness.To make matters worse, the restrooms were an absolute nightmare. The womens restroom lacked even a basic light and was infested with spiders lurking around every corner. The mens restroom, although equipped with a light, had not one but THREE cockroaches crawling inside the seat!Such a complete lack of hygiene and disregard for basic cleanliness is unacceptable. I am beyond disappointed with the quality of services provided and would not recommend this place to anyone.

AC is busted every month like clockwork. Management is a pain to get ahold of/keep in contact with. Stuff breaks that’s not our fault and we still have to pay for it. Gate is ALWAYS broken. I requested over and over again and never received my remote for the gate and the pool. I ended up just giving up and making peace with the fact that I don’t have consistent access to the amenities promised and payed for. I’m paying $1,300 a month for this? We’ve lived here for about two years and we could have saved ourselves a lot of trouble by going somewhere with better reviews from the tenants. Take this warning!! These apartments are overpriced and more hassle than they’re worth. Go somewhere else. Only upside is they look nice and the outdoors are well kept. The villas care a lot about appearances and not enough about their tenants.

I have been living here for 10 months and moving only because we bought a house! Before we rented the apartment they installed a new refrigerator and a new washing machine and change out the floor! We had the a/c go out called the office with in 2 minutes literally the maintenance guy fixed it with in 10-15 minutes it was awesome I have always been impressed with the staff here. My family have enjoyed living here!
I took a tour of this place because I needed temporary housing for 6 months due to my home being remodeled. I loved it! I called early one morning and spoke to Samantha who scheduled my appointment for the very next day! I actually met with her directly and mentioned all my concerns about apartment living. She eased them all and we chatted about our kids and the safety measures this apartment offers. Although I ended up not going this route (thank you Covid for putting my home remodeling on hold), I think these apartments are awesome. Great location also which was a BIG PLUS for me

First of all you can never get anyone to answer the phone or return a message. I dont care what time of the day it is they will never answer. I have tried to get a tub resurfaced or recalled for 2 months now and I was assured that it would be done. I asked for it to be done from Monday through Friday while I was on vacation so it would have time to be set, and excuse was that the manager was out of the office, so I asked for it to be done another day when Id be gone so that it would have time to be set, and the excuse that time was they had other issues and it was not priority which is fine but dont reassure me somethings going to be done, and its just blown off
Don’t bother even trying to tour this apartment. Booked a tour show up wait over 45 minutes for someone to show up. Based on the recent comments the office staff/management and break-in’s seem to be a pretty common theme. Look elsewhere! There are a ton a apartment around that are more welcoming(:
I first started my search for an apartment about 4 months ago and spoke with Haley at the Villas of Kingwood. She was nice, pleasant and I loved the property. She has been very helpful with keeping me up to date as what is availability and prices. I also spoke with the office Mgr Marilyn and she has helped me tremendously as well. We moved in December of 2013 and moved out in May 2016. The apartment itself is great. Nice layout, biggest square footage in the area when we were moving and lots of storage space. We loved having an attached garage also. However, the management is terrible. From the time we moved in from the time we moved out our rent had gone up $400 more dollars a month. Thats why we moved! They said its because they were upgrading the apartments (but we didnt have any new floors or lighting) and that there were new complexes in the area so they could charge more (supply and demand doesnt work that way). They offered to clean our carpets at our last renewal to make up for it.Then when we were moving out, it was a joke! We knew we were going to be moving out an entire month before our lease was up. We asked to pay the break the lease fee but they wanted the break the lease fee (80% of one months rent) and the three remaining months rents all at once. That is crazy! We told them we could pay two months rent that month and the last month and break the lease fee the next month and they said no. So rather then fighting them we didnt break our lease, paid rent and let the apartment sit empty for month. We told them we were doing that and they were upset because they wanted to get in and paint it and do the new upgrades so they could turn it around and rent it faster. We said they could have access only if would let us break the lease or pay us part of the months rent back. Again they said no. Therefore they didnt get the keys until the last day of the lease.I asked multiple times what the move out process was and I was told just clean the apartment and call anytime for a walk through. So two days before the last day of the month I was in the area, I called and said I was ready for walk through and she said she was too busy and we would have to make an appointment for two days later. So I made an appointment, came back to the apartment at the scheduled time and she made me wait 45 minutes until she came. She said she was busy and couldnt leave the office. Why did I make an appointment?! So glad to be out of there, good riddance. Again, nice apartments, nice maintenance people, nice location, TERRIBLE management. There is only one trash can for the whole complex so there is always trash piled up there.another side note, they lose paperwork, so KEEP COPIES OF EVERYTHING! They tried to charge us a fee last year for not having renters insurance, which we did, we had even given them a copy of the policy. They said we still owed the fee because they didnt have a copy in their files (which is a lie). We never paid the fine for their stupidity.Can you tell who annoyed I am? There is a new complex next door and across the street, look there.Oh yes, the assistant manager Marilyn doesnt even live here anymore. They raised her rent so much she left too. Its crazy how much they will raise your rate, even for their own employees.
I wanted to update my review from when I moved in. A big thank you to Cassi and Samantha for all of your hard work! It’s bittersweet having to leave as I love my apartment! Living here for 2 years and wish it could have been longer. I love the updates going on in the community and wish I could have stayed to enjoy them.************I love Villas of Kingwood! I went in and spoke with Haili who walked me through all of the units that were available, answered all of my questions and made me feel like we were old friends. I would definitely recommend Villas of Kingwood and ask for Haili! She made my home shopping so much easier. The apartments are so nice. I have met the Manager and Assistant Manager and both are super nice as are all of Maintenance. Such a difference from other apartments I have visited and lived.
I think the good reviews are posted by employees. Trash compactor always missing and trash all over the ground. Employees blame it on lazy renters when it is really lazy management. They dont keep up with anything and dont communicate. Lost our 60 day notice and said it was our fault for not getting a copy of it from them. Went to walk my dogs and almost lost them after my lab tried to run after a opossum the size of a medium small dog. Yeah! Huge opossum. Staff plays dumb with everything. Waited for them to fix AC that shut off because it was freezing over and had to call repeatedly to get them out. Maintenance man came out only to drain water and flip a switch but never fixed problem of freezing over so it is bound to quit working again. Since they pretend to loose my paperwork they want to stick me with an extra months rent, which I cant afford as I am already signed into a rent house, deposit and all. All they will say is look at your lease its your responsibility to get it signed by all staff. I asked if I need to stalk them all as apparently giving the job to an employee leaves me being railroaded. Will be contacting owners and if I cant get it resolved, I will be going to news. I feel this was honestly done on purpose or because of incompetent staff. Either way dont waste your money. Besides rent is over priced and when it is ready for renewal, they will go up on your rent. So either you be ready to pay the extra amount or you get out.
I love the apartment I moved into here. Great floor plan and everything was like new when I moved in. The staff is very helpful and friendly I never once had a bad experience when dealing with them. Cassi is the nicest most helpful person I’ve met. I unfortunately had to move out due to COVID layoffs otherwise I would have never moved out of this place.
I would like to say this is a very beautiful place with wonderful people heading the staff and maintenance does a excellent job. I know someone wrote a review about the garbage but many times they are the ones who will not place it in the compactor and shut the door. the price is for what you get in atmosphere, cleanliness, security and a nice suburban style living.I will not trade it and pool is 20feet from my apt with plenty of parking. My only complain is the animal lovers who do not know to clean up after themselves and the ones who move in from other areas and bring their gangster style living here and leaving the gates open on the weekend for their friends to enter. Instead of allowing them to comply with the rules by using the visitors entrance. Rate 8
First year was great but moving on to this year with the summer we been having issues with the A/c we reported it multiple times and nothing has been fixed. All they do is replace the old filter and the thermostat. Seems we are not the only ones having issues with a/c. The maintenance guys just keep putting on freon like that’s going to solve the problem. They do all that except replace the a/c unit which is obvious they know it’s the problem but they refuse to solve the problem. Everything in these units are old . Definitely looking for another apartment. I wouldn’t renew the lease even if they promised me to fix the a/c 😡😡😡
I move from these apartments in September of 2017 & when I moved in the carpet was only shampoo not replaced so after people start walking on the carpet the dirt came up because the padding was dirty under neath & they charged my son & I $570.00 talking about replacing the carpet. That was just ashamed because I was charged for something that should have been replaced when we move in. I just suggest that when moving in take a very good look & take pictures but there is no way for you to know about the dirty padding & carpet until you start to walk on hit. The state of Texas state that apartment complex is not to charge you for normal wear & year or charge for shampoo carpet since the carpet was not replaced before I move in. Other than that I had no other complaints.
We had a lot of trouble reaching someone Friday after-hours at the beginning of this issue, when we noticed the flooding in the kitchen and master bedroom. It took numerous visits to get it cleared, then my wife was on-call all last week for the patchwork and carpet work. Final touch-up yesterday.
Very poor experience — IRT Living Mgmt continue to raise rent by hundreds of dollars, regardless of length of tenancy or age/condition of apartment. Pool is closed constantly and gate entry does not work on a regular basis. Management on-site (in office) have little power and must ask “corporate” (IRT Living) for any negotiations with tenants or to address needs/upkeep of property. These negotiations can take up to 50 days or more! Mgmt is very disappointing. If I were a prospective tenant, I would look for an apt complex that values tenants and gives power to on-site management to address major problems right away.
I loved living here at first . Everyone seemed very friendly until I had an actual problem . My ac has not been working since last year , I have called several times to get it fixed . Five calls later and my ac still doesn’t work and now it’s the middle of summer . We are at the end of our lease , and had gotten a letter saying we could renew at the rate that we had due to “hard times of the community “ or some bs like that because of COVID . We called and wanted to renew for 6 months because me and my boyfriend were both laid off due to COVID and didn’t have a lot of options . They told us we couldn’t renew for anything less than 12 months to get the rate we had , and if we did an additional 100$ would be added to our rent . So we said fine we’ll renew for another year as long as we can get our ac fixed, because we can’t afford anything else 🙃 And they really have the nerve to leave letters trying to rush me into either signing the lease for 12 months , that they also tried to throw an extra 30$ on for valley trash pick up that we can’t opt out of. Or putting my 60 day notice in . Very stressful . I would look somewhere else !!! They do not care about their tenants what so ever .
Our family moved in a few months ago and we havent had any problems at all. Actually the staff is always eager to help and always available by email, phone and in the office. My service requests are always answered in a timely mannor. The amentities seem to be open and functional. The pool is beautiful my kids love it. The neighbors are friendly and my son has made a few friends so far. The property has been kept clean, maintenanced and the lawn always looks nice and trimmed. Its very quiet at night. Parking is NEVER an issue. Almost everyone has garages atatched to their apartments, which is really convienient. We ABSOLUTELY LOVE IT HERE!!! Devin and Haili were great during our application process. We had a few things on our credit that were preventing us from getting approved, they worked with us and managed to get us approved in just a few days. They both have a way of making us feel more like friends than just residents. They are great about greeting us by name when we walk in. Kathy is one of the property managers she is great too! They are all just very personable. This property gets a full 5 starsfrom us!!! Thanks Villas of kingwood!!!

My family and I came in today for a tour and when we first walked in the lady working in the leasing office looked at us as if we were lost travelers. She immediately made us feel low and unimportant. When asked for a tour she said I can give you some information. She didn’t give us her name and probably for good reason. After visiting, I am so relieved that we did not choose to live here. It is unprofessional, rude and just plain lazy. Can’t even imagine how bad they would have treated us if we were to have moved in. On top of it, they had a shooting back in April and should take in consideration that influences the decision to live there and when the first impression they give off is laziness, it’s a real telling sign. I’m glad my family and I didn’t move here.
I have nothing but fantastic things to say about Villas of Kingwood! I have lived here for over 6 months now ( I originally moved here temporary but decided on staying) and I love living here. Samantha has been nothing but helpful and professional with any concern I have. I highly recommend these apartments to anyone. Easy access to 59. Only 20-25 to downtown. Grocery stores are nearby and lots of restaurants all around. I highly recommend living here!
I lived there for one year. They renovated the apartment and it had some stains in the bathroom counter and you could still see where the curtain holes got covered. When we left, we cleaned everything so good that I spent three days cleaning. They charged us for the stain that was before we got there, and for the curtain holes that we never did. They probably keep charging that stain to every person that lives there. After we left, I tried to contact them but they have number ID and will not answer or get back to me. The rent was prorated and they charged us like $200 for things they didnt have to fix.When you try to talk to the ladies in the front office they will yield at you. One day one of them even told me cant you tell I am busy if I dont answer the phone? leave a message if it is an emergencyTake pics and be careful they will charge you for leaving. By the way the reason we left it is because our rent was going to go up $140 dollars when we tried to renew. Also, they will sent you the renewal price the exact two months before and they will do it at night so you will have to start paying what they want.Neighborhood NO good, I thought being near kingwood it will be nice but it is not. You have to live downtown kingwood otherwise it is not a good area to be around. Construction in front of the apartments is not nice either.
The work was done promptly up on my Request by Mr Thomas the maintenance representative and the front office sales representatives are very professional.Thank you

Got a bill for pet odor elimination upon move out. My 10 lb. shin tzu was tore up with fleas within 3 weeks. She is on trifexis but they still bit. They refused to treat for horrible flea problem. Had to take her to vet for treatment. Took the dog to live with my ex. Dog only lived there for a month and a half. Had to pay a huge bill for bogus charges. They changed my move out date to charge extra rent. Had upstairs neighbors that stomped around till 4 am every night, they wouldn’t handle it. The management and Co. Steadfast management that owns the property are impossible to deal with and create ways to literally steal your money. Stay away.
Ive lived in the apartments since the day they opened. Since that time ive had nothing but problems with the apartment ive been put in. Although the people are nice the service has gotten sloppy.It takes forever to get stuff done and you always have to request more than once. Im never contacted when theirs a package waiting for me I always just have to keep going to check. The garbage compactor is always broke down and so they expect you to keep your garbage in your apartment until its fixed otherwise youll be fined a 100 bucks. After all these problems ive encountered ive never been accomodated for anything my rents has just continued to go up and i havent been reimbursed for anything.I would not recommend staying here. Also these apartments are way over priced.
Thank god I decided to put this apartment community on my list, I called, set up my appointment online and took a tour of the apartment. The team is kind and welcoming and the property is clean. The location is perfect for me being close to my job. Thank you ladies for all the you do, I am super excited~ 💜
DO NOT RENT HERE!!!! We moved here from Humble looking for a nice, quiet complex near work and schools. What we found here was quite the opposite. We moved in mid school year and decided to leave our elementary aged boys in private school until the following year only to find out they lied to us about the school we thought our boys would go to. They led us to believe they would go to Kings Manor across the street from us but in fact they were in New Caney several miles away. When we moved in they only cleaned our carpets because they said they were good, after about a week, all these stains magically appeared but since we were already here it would have been a huge inconvenience to replace it. The entrance gate is broken more than it work and is usually wide open. We were here only a couple of months when we awoke to find Fox26 News covering a DRUG DEAL GONE BAD where one guy was shot in the leg and had been dealing cocaine out of his apt! Recently there were two units burglarized on the same day and the current maint workers told me that FORMER maint workers were suspected. Speaking of maint, I hope you can work on your own stuff! Ive had them come out twice to fix my dryer switch only to have to fix it myself. They have come out twice to fix the guest toilet and said they needed to completely rebuild it. NINE months later, it is still running. My smoke detectors went crazy and they came and replaced all the batteries which I had already done. They went off again at 12:30am and are still sitting on my counter THREE months after they said they would come replace them. Its ok because they stop me all the time and tell me they will be by tomorrow to take care of everything. The amenities here are great if you like the free car wash that has been broke for two months, the pool that is often closed due to MOLD, the workout facility that isnt maintained, the trash compactor that is out of service and overflowing everywhere. You like pets but dont have any? No problem! They have a wide selection of silverfish and roaches to play with. Sex life boring and need spice? Well if youre lucky enough to have a frisky neighbor then you can listen to EVERYTHING they DO and SAY! Thats right! Need to hear them going to the bathroom in the middle of the night? Shower? Talk on the phone? Even enjoy their favorite radio and TV programs without leaving your room! All Included with your very unreasonable rent. Do you get paid promptly on the first? You better, because if you were like me and got paid on the fifth then you can look forward to hefty late fees and penalties! Dont worry though, when its time to renew your lease theyll get you with whats called the going rate and if youre like us, youll be going!
DANGER..... DANGER THESE PEOPLE DO THE BAIT AND SWITCH SCAM. They told use we get the upgrades during our first visit so we paid and then when we came back just before our move in date they said Oh by the way.... the upgrades cost $100 more each month....SCAM..... We wont be moving in. Just got off the phone with Caroline and she is the property manager. I have spoken to her several times over the last week and she promised that her boss would call me and work out a problem before we moved in on Sept 11 2014, Her boss never called....not a good way to start a relationship. Now we are trying to get our money Back....SIX weeks and nothing. Thanks for nothing.

I’ve lived here going on six years and the maintenance staff are top notch they get the job done and are always friendly and professional.
Today I am upset with Villas of Kingwood because about 40min ago the maintenance went into my apartment without my knowledge and set off my alarm. I have been trying to call them and no one is answering. I have an alarm for the protection of me and my child. All I ask is for Villas of Kingwood to let me know out of courtesy that they need to enter my apartment. I have never given them a reason to not be respectful of my feelings of feeling safe. No five stars from me....
I really liked the community but cassi.... oh I can talk all day about her, she’s quite the rude one, she should take a class on customer service. I was not the first to complain about her.. you’re better off going someplace else, many times the gate is broken and permits breakins / robberies. Not to mention the time maintenance was broken into about a month ago.
Love my new home and how spacious my home is. Front office has been so helpful with this move.
Vinsetta and Hailee have both been wonderful and working very hard to get everything accomplished to get me settled in my apt. This was a crazy week with Tropical Storm Irma and flooding. Vinsetta and Hailee worked well together as a team. Vinsetta started the process and Hailee completed the paperwork,then Vinsetta picked back up to work out some last minute maintenance issues. Tomas and Johnny have also been so kind in trying to get the work orders accomplished as quickly as possible so I can get settled. So nice to see everyone working well as a team to make residents feel welcome and at home.Wanted to give another shout out to Hailee for being so busy and by herself the day after the storm and she was patient and kind to everyone.Extra kudos to Vinsetta for going the extra mile to fix a countertop issue. she really made my day on that one.
Beautiful property with attached garages! Location is prime with many restaurants and retail just seconds away!
I just move about 5 month ago I paid my rent on time and I’m so dissatisfied with this property manager, walking my dog I she was to walking and I ask her if she can look at this dumpsters because since I move there smell so bad she was arrogant and told me to put a service required and walk away if make me fell awful she act like she own this place and is not the first time she does that

The management is not helpful at all. Very poor customer service skills. Samantha is rude and inconsiderate. They never answer the phone and when you go in the building they just sit in they office and don’t address the issues.
Over priced for poor apartments. The staff is terrible. Gates never work. If you see this… find a different place!
Great customer service from Devin. I was coming home from work trying to make it before the office closed and Devin stayed 45 minutes past closing to give me a full tour. I would highly recommend based off what I saw and the excellent service I received.
The office is fast and convenient and great office workers and friendly service.
They are always very quick and professional when it comes to any maintenance needs for my unit.
The only thing is the mail box key does not work. And as of today, I havent been able to get my mail.
Maintenance here is always super nice and friendly Ive put in my request in the morning and they came by the afternoon :)

Yes ,I am very frustrated as residents that when you put in a maintenance order no one communicate with you and finished the job.When I do call the phone hands up that is very unprofessional to pay to live there and get treated poorly
