This is an update from my last review. So even though the management company contacted me via Google saying that they were going to reach out to me they have not. Took up upon myself to drive around the subdivision to see if these other locations have high grass or not, and they do not. I’m not understanding why this management company decides not to mow this grass anymore and why they are not responding with an ETA of when their mowers are going to come mow the grass. This is unprofessional horrible customer service. THIS IS UNACCEPTABLE!
Unfortunately, responsiveness has been an issue over the past 5-years. I am a property owner of one of the townhouse communities this company manages. I had several requests (relating to plumbing that requires main shutoff valve, trash pick up concerns, etc.) that went to Elizabeth and Shelly. I left voicemails and multiple emails but they went unanswered. I had to take alternate paths to address the concerns. This property management company has been negligently unresponsive. Simply responding to email and/or phone calls would go a long way to address the needs of the properties you manage. After all, we are the paying customer, right?OC
Good afternoon, I rate PAm low because, I’m a vendor, I did an emergency water leak repair two months ago in one of the communities and I have not got paid, I turned in the invoice 2 months ago and I have been trying to get a hold of Vick Shelly but she is not responding my calls, I call the receptionist Bella, she is Doing great job answering calls but when she transfer the calls nobody answers. I have a sign contract of the work I did, it just frustrated that I did a emergency repair, and people taking advantage by not paying me.
This management company is the worst ever. They use our money (the residents) to hire the attorney (Sears & Gerdes) residents pay to come after the residents. Smh. Is that a conflict of interest? Response: I currently do not have any legal issues from Sears Bennett and Gerdes related to the association.

They dont care what happens to you or your home in the community they manage after they get their cut of dues. They provide no service and keep odd hours, like locking their office doors on Kingwood Dr. and not answering for several hours while a line of people wait outside their door. What a waste of money, like any other HOA**UPDATE** Two years later, and nothing has changed. $25 for a convenience for a card or $3 for an e-check. I guess Ill waste my time again standing in a line at a closed office for a company that keeps odder hours than bankers. Such a shame especially since they do absolutely nothing for our subdivision.
I have been trying to correspond with Linda Lewis for the last week and a half to figure out when my balcony will be replaced. She has constantly left me and my husband on read with no notice about when thing are due to happen in our complex. And had told the contractors that are working on the balcony that we have not responded when we have been responding within a few minutes to a few hours of receiving Ms. Lewiss emails. Ms Lewis honestly has no business being a manager for an HOA if she cannot reply or even look over her emails correctly. We have asked the same questions multiple times with no response.Edit: The balcony had been cleared for 4 days prior to the 3 day weekend. We asked Linda multiple times when it was projected to start and she never would answer the question, just ignored the question. Then Linda asked us 2 times if the contractors had started that week. I believe that should be a question for the contractors working on it not the owners of the unit. Also by the way we own the unit, were not tenants. The point of contact you have is my father and he hates dealing with yall because yall never answer the phone and take forever to reply. People cant wait for 2 days for you to figure out whats going on at their own home.
I cant imagine a worse management company. Their customer service is essentially nonexistent. They dont respond to emails at all. I dont know what happened. They were fine until about a year ago. Now, they are just collecting our fees and not refusing to communicate with their clients.
Y’all are beyond bad and a trash organization. How bout y’all do your job and stop scouting neighbors. I left my garbage out the day before. That shouldn’t be a problem. Garbage picked up Wednesday, again I put it out Tuesday. I have to work and leave early….. Y’all need to do better. How bout you take care of the lawn around the neighborhood and fertilize before you come at me and other neighbors for a garbage can out a day early. The pawn looks terrible. Mowed horrible and all. Stop scamming us neighbors for a little extra profit. Sincerely ex real estate agent. Do better. Y’all creepy taking pictures and pulling up closely.
First Home ever purchased having HOA. Been in my home now for 3 years. The staff is very friendly and prompt in response time! I definitely feel like the money we pay annually is worth it. Its nice to finally get your moneys worth!
Kariy Maynard said she sent my HOA account to a lawyer. I never received a letter from the property manager or a lawyer and I called the lawyer at her urging and they had an absolutely no idea who I was or what I was talking about. This is the most inept property management company you can ever imagine and if you need anything from them, definitely expect a major malfunction to happen.
On September 24, I requested some answers from this Company to no avail. I mentioned that in the lack of a response I would have to ask them publicly. Regretfully silence has been set, so I am forced to ask them this way. Once more, I request clarification on the following: Prestige Association Management Group decided to engage in a contract with the sole signature of one out of three Board members (not living in our community), and not notifying the rest of us. Prestige agreed to hire an insurance company that has a deductible of 400k in the event of damage to our building from a named storm, but failed to provide a list of any other insurance companies’ bids. Needless to say we have never had 400k in our treasury. Please respond. Respectfully. Ricardo de Leon.

Our fence was damaged when the area behind our yard was cut. By the time I found out and emailed the HOA, Sarah was already aware of the issue and assured me that everything would be corrected. My fence was repaired the very next day and have had no other issues at all.
The worst “management” company ever! They don’t take blame where they are clearly responsible, btw it is your fault Melissa that my account wasn’t paid due to you not clicking accept on my account. She kept telling me to call my bank to see why the account wasn’t paid, when in reality it’s their bank that the information was never forwarded to. There’s so many websites for one neighborhood, then they blame you for not knowing there’s so many ways to get confused within the system. When my side of the website is saying they have to accept your account information to be able to access your account. I feel like the system should know who’s who and where they live so you are granted access from the beginning of the transaction instead of three years later after trying to access the account, like what happened to me. Then when I’m trying to ask where that website is she hangs up on me saying we’ve discussed everything you have concerns about. Click. Rude much? Attitude much? Can’t do your job is more like it! Can’t answer questions that you should be able to answer is more like it. Do your job Melissa, that’s what WE PAY YOU FOR! You work for us, not the other way around, let’s not forget who’s the employer and who’s the customer. Obviously you have!Edit: OMG Sarah works at this company too!!!! No wonder it sucks! Shout out to Yvonne Lopez! Absolutely amazing at her job. I have worked with hundreds of HOAs; as a mortgage lender. In order to approve a condo loan we need a lot of docs. We NEED these DOCS FAST. Yvonne was the most responsive, helpful, and fastest HOA Rep, I have ever worked with. It was a pleasure. If for nothing else use this company for the LENDERS! Yvonne, THANK YOU!
Been through several management companies in this subdivision. These folks have been the best so far. They are quick to answer emails and do their best to stay ahead of issues. Their work with the HOA is great with good information for residents at the meetings.
7 hours agoWeve lived in our subdivision for 17 years. A lot of HOA management companies have come and gone. I have to say this one rates well in our opinion. Unlike previous HOAs, they have not complained that my wildflower gardens have weeds (not in my garden!) for that my US flag wasnt allowed (really?). We do our best to be good citizens ... and I feel like they have noticed and acknowledged our efforts. I dont feel like they waste time or $ on unnecessary policing of our neighborhood. Im sure others may disagree ... but were happy!
Most of these reviews are either 5 stars or 1 star. Im giving a fair and honest review at 3 stars.Your experience will vary greatly because an Account Manager (AM) is assigned to your account. If you have a responsive AM, you get a lot of good communication and follow-up. A bad AM leaves a lot to be desired in terms of communication. So your results may vary.Based on my limited knowledge of the real business challenges Prestige faces, it seems it has the same issues any small business faces: lack of process maturity, heavy dependency on employees for good customer service, budget constraints due to inflation (2023), and a competitive market place.In time, Im sure Prestige can resolve those challenges as they continue to mature and refine how their business operates. Until then, there will be shortcomings. Ultimately, the way Prestige responds to those shortcomings will dictate if the customers continue to see value in the service Prestige provides.Prestige executes the desires of the Board, which represents the HOA. Any specific HOA issues are driven by the board or HOA covenants. Process, communication, and service response are driven by Prestige. So consider who can really provide the solution to an issue. Its not always the management companys fault.In conclusion, if you are assigned a good Account Manager, and can deal with an occasional shortcoming that is addressed quickly, then you might find good value in the service provided by Prestige. If the expectation is for a full-time dedicated resource that costs little money and never makes a mistake, Im pretty sure you wont find it at Prestige or any other management company.
Like most HOAs and property mgmt businesses these people are just scam artists who extort property owners for money. They off no value or benefit to anyone. They are vultures. They will do whatever they can to obfuscate, hide, and outright lie to people. You can read their one star reviews and how they’ve responded to complaints to see what terrible people these are. If you can find a home not in an HOA, buy it. If you can’t or already own in a HOA read up on the bylaws so that the property owners can dissolve the association.

Baseless accusations, then had the audacity to throw codes and threaten lawsuits.We pay HOA for the service not so you can go around threatening property owners. You don’t pay us, we pay you, so get it straight.Shameless!
Can you image that they take out money from yr bank very quick for the maintenance fee and when you try to email the manager to ask for help change the name on the bill statement to match with the house title, email her more than 5 times, calls more than 7-8 times and no one answered or emailback ???Voice mail is full too , can’t left any voicemail message !And I’m for sure the email I sent out is a valid one,“ Shelly Vick “ from the Wellington park town house, the reason I’m said it’s valid because at the first email to request the changes on Oct 25th and she said need to show her proof about the name on the title and I did send her it, ( see attached photos) then I keep wait and wait now about two months and no one change it for me.I know life is busy, but at least she need to reply back tell how long she can do it so I can know BUT No at all !Very unprofessional service! This company contracted (through our HOA) a landscaper that damaged my home. After multiple emails to the Prestige property manager (with no response or update over the course of over 5 months), I was told my request was denied by the board, and the best they could do was give me the number to the landscaper to follow-up on my own.I actually followed up with the board after that to see if it was ever even brought to their attention and it was not. So yes, the property manager flat-out lied.At this point, Im just looking for some level of accountability and advocacy (isnt this why you hire a management company?).This has everything to do with THIS company not holding either themselves or the company that damaged my home responsible.Disappointing.UPDATE: Contrary to the response below (after 5 months), i have not received a phone call, voice mail, or email message in regards to the damage done to my house. Further, it is not under developer control, but Prestige actually severed the relationship with our HOA in January (they need to check their records). I do not expect anything from them at this point (as its been over a year). I just want the record to reflect the level or service (or lack thereof) that is to be expected from this company.
Likes to threaten people for mistakes the employees make. Couldnt pay my dues online when I tried the first time, so I called and they entered my account number wrong, and then days later when the money hadnt come out of the account, I called and they said everything was fine with my account. I logged into their website to be sure, and noticed it said returned so I paid it online since it was finally working, only for them to send me a notice that I owe them $25 for their mistake and threatening to report me to the police if I didnt pay them within 10 days. Stay away from neighborhoods with HOAs, youre just paying for them to harass and threaten you apparently.
Linda and Lilith have been so responsive. Im a new homeowner with many questions and theyre very patient with me. I know my property will hold its value with Prestige managing the HOA. Great staff!
Up to the moment, I’ve had nothing but positive experience with Prestige. Professional and answered all of my questions. I recently picked up the pool bands and everything went smoothly!

Prestige took over management of my condo complex 4 years ago and it was a night and day transformation of money management and staff coordination mainly thanks to the onsite manager Prestige provided. Kariy has been the best manager we have seen since I lived here and I have been here for 20 years. I have over 100 contacts on my email list of owners and everyone, well almost everyone is very pleased. It is a large complex on 4 acres near the Galleria and Kariy has been the most knowledgeable on laws and ordinances pertaining to condos as well as legal issues pertaining to owners violating rules and late HOA payments. Kariy has saved us thousands of dollars and we now have more in reserves that most condo complexes in the City. Sarah the owner and her office staff are friendly and personable, we are very happy with Prestige. This is the third condo I have owned and Kariy is the best manager I have worked with, thank you Sarah.

Ive been a part of the community for 2 years and so for the HOA has been very great with their communication which means a lot to me! Keep up the great work!!!!
If I could give zero stars I would. The owner and president of this company was extremely disrespectful to our residents during an HOA meeting. The only person who has been respectful and answer questions has been Patrick. Our HOA zoom meeting was recorded and they will not release it to the residents for others who could not attend our meeting. Communication for meetings is non existent along with making decisions without votes from our community.
Today we started with a garbage can and a legally binding contract with our HOA to have garbage services. This morning the HOA providing the contract for waste management services had the garbage can removed and given to another resident.The company that was contracted with for waste management services has missed 20% of the scheduled pick ups in the past three months.The garbage being paid to be picked up is a contractual obligation on part of the HOA.You rarely hear good things about HOAs, one of the biggest reasons for that are issues like this fall on deaf ears. If it were the garbage at your own home not being picked up, if that had happened for three weeks straight, would you continue contracting with texas pride? Or would you wave a breach of contract in front of their faces and move to a reliable provider?
This is my first time owning a home with an HOA. They keep the property nice, good people to work with and keep us up to date on things happening within the HOA/property.
Prestige has always taken care of all my companies real-estate needs. They are very professional and timely. David Benge has been outstanding when monitoring and managing our needs.
Terrible property management company, I have not seen any improvements in the community that I live in. There’s literally trash everywhere. It takes days to get anyone on the phone you constantly have to call back they do not two days at the quote on the voicemail
We have had a few good repor with Sarah. I feel that the neighborhood has gotten better and look forward to seeing what the future holds.
This is the first HOA since I have been here that I ever hear from either via emails, letters or signs in the community. There is a name that we can reach out to, if needed. That is a change.
