I really hate that our POA deals with this management company. Communication is horrible as they are rude! I have been asking for my EZ Tag to be completed to go through the gates and its been over a week. Ive emailed 3 times and called about 4. No one answers the property so i have to call another number in kingwood. Just Unprofessional and not worth having for management.

The Elm Grove Clubhouse was perfect for my daughter’s baby shower. It was beautiful and had all the amenities needed to host the party. Worst experience ever. There were a lot of no this and no that, soon after the deposit. They also didnt allow any walkthroughs. On the day of the planned event, they only allowed the doors to open one hour before. Turned out, the a/c had been broken and it was like a sauna inside. Long story short, we had to re-route all of the 100 invited guests to a last minute venue. They didnt have a time line of when the repairs would be made, nor could they determine how long after the repairs it would take to cool the place down. Still waiting on a refund, as apparently this takes 6-8 weeks. Unbelievable.

Just a bought a house in Mills Branch, moved in and not even a day later received calls, letters and online notifications about needing to a bunch of things that have been resolved weeks ago while in escrow! They said I have 5 days to replace a fence? Are you kidding me. It’s the middle of June 110 everyday and they want me to replace my lawn because of some dead spots? Get out of here! Highly disappointed in the service i received during my phone call placed at 4:52 PM, I was calling regarding info on my pool pass I was put on a long hold then they came back asked which community did I live in followed by another hold which resulted in a disconnect call right at 5pm closing time. Again I wish there was less then 1 star. After I moved in and recieved my first HOA payment request in the mail for fees and trails.. i sent in payment. Then next year got my bill and then mailed in the payments per the statement. I noticed the check was returned so I called them NUMBEROUS times since i mailed the check... No responce.. FINALLY got someone on the phone and she was RUDE and told me they didnt have my payment and asked me to confirm where i sent it so i did.. and she rudly told me THATS THE WRONG ADDRESS.. and i was like well i sent to the address on the bill.. but apparently they changed and didnt put a forwarding address on and sent out bills wrong that year.. (Other people complained about the same thing that year as well) SO i told her PLEASE notate my account that payment is on the way im mailing a new check to the correct address right now and that they should have it in a couple of days.. (Never once did she tell me i could bring them a payment or pay any other way) she said she noted the account.. i watched my bank account.. check recieved, cashed within a week of that call. then a few days later i got a then i got some pink notice saying i was deliquent. and i was like what? I figured the payment was just crossed in the mail with this letter so i CALLED them and emailed them again.. NO RESPONCE.. NO return call or email nothing.. I never heard back from them didnt get another email or letter my checks were cashed so i left it at that.. The next year i never got my statements so again i just mailed in the payments confirmed they were cashed.. for the next couple of years same thing .. i would get the trails bills but not the HOA bill.. everythign said i just owed what i would owe for the year .. showed no late fees nothing.. 3 years later i get a lawsuit served to me on a sunday evening at 9 30 pm.. showing i owe them some ridiclous amount of money and that i hadnt paid my hoa fees.. So when i called them sterling said they wouldnt talk to me i had to call the attorney (first of all they use the MOST EXPENSIVE one you can) i have friends that are attorneys that said they are the worst to deal with and always charge 3x more then anyone else( Arnt you happy your HOA dues are going towards SUEING HomeOwners that actually PAY THEIR BILLS, Keep their house and yard cleaned up? And they are using the most expensive one out there its a WASTE of money , that would of simply been resolved with a PHONE CALL or a LETTER?. to be continued....

Due to character restrictions i had to split my review in two.. here is the rest of my experience.So i call this attorney office and ask WHAT year do you claim i didnt pay i have copies of all the checks cashed.. the first year they gave me.. i sent them copies.. then they were like no its the previous year.. then i sent them those checks.. Went back and forth till they got to the ACTUAL year (The year i called someone and had to reissue payments) so it took a bit to get that from my bank since it was over 3 years and come to find out they cashed the check and returned the payment to my bank.. but i was never notified and 3 years i paid and never got another letter and now i owe nearly 4k for a $300 payment? I kept sending them checks they just returned them.. I even got an attorney to fight this all it did was Add even MORE money to what i owed the Attorney company representing STerling cause each time you called or emailed they charged you $250 admin fee. plus they were running title fees WEEKLY? I went To the meetings to talk to people.. Kimberly was one of them I pled my case to the Neighborhood committee told them i had been doing so much for the community with cleaning up and getting ferals fixed in the area so they stopped breeding and that i was doing this on my own out of my own pocket and that it clearly was a mishap the payment was missed and i asked for a break in the fees .. they seemed appalled by the amounts i was charged.. HOW THE HELL DO YOU NOT KNOW WHA TYOUR ATTORNEY IS CHARGING YOUR RESIDENTS? even my attorney thought this was all just a joke and working with them and their attorneys they were just Bullys so much so my attorney took my case for free cause she cannot stand bullys.. This Kimberly person said she was very sorry they would do everything they could to work with the attorney to get some of those fees dropped bla bla bla.. they told my attorney to mail in the check that i owed for HOA just the 350.. and so we did.. It was returned to my Attorney quickly saying they couldnt accept it cause my account was under legal action. eventually i got tired of fighting this for over a year and in the end just paid nearly $7000 to the attorneys for a $350 payment that was missed CAUSE OF THEM to be honest.. but they promised to work with me .. THEY DIDNT.. They wouldnt return phone calls .. didnt send me email, letters NOTHING just showed up with a Lawsuit.. Apparently this happened to a neighbor down the street a few years before i moved in as well she had terminal cancer and couldnt afford the outrageous fees from the attorney ,so everyone chipped in to cover all the fees .Unfortunately we are FORCED to use Sterling and i wish there was a way we could force the neighborhood to change, i have talked to people all over the state and have the same experiences.. nothing good. the HOA Could of taken my house away for $350 payment and instead of working with me BULLIED a single mother into having to pay over 6K just to get them to leave me alone and not risk losing my house. And i was fighting all this during Harvey too.. NO COMPASSION .. Promises that arnt kept.. even if there was NOTHING they could of done they SHOULD OF RELAYED that information to me instead i had kimberlys direct email and phone and got NOTHING! NOW their website is down so its just a waiting game to see if i get sued again every year when they claim they didnt get a payment but they did DIRECTLY through their site so there are NO EXCUSES..

Numerous phone calls and voicemails to Isis go and answered for weeks. escalated to her manager Kim palace, and she was defensive rude and argumentative. I had 3 concern since he addressed zero of my issues. Too bad that theres not a zero star option, because thats where they are.

I know firsthand HOA Management is a thankless job! Rivers Edge had a different management firm last year when we moved in. We could not get ANY information from them. I love that Sterling ASI has guidelines and restrictions available online. Even though they do not respond to emails or voice messages very well, residents can keep track of progress online and provide responses to compliance issues online. This company maximizes the benefits of their website and providing information online. The staff is helpful and pleasant when you talk with them on the phone. As a resident, I highly recommend this company!

Sterling is absolutely HORRIFIC. We refinanced our home and are required to submit a receipt of payment from the property management company as proof that we are up to date with our HOA and trail fees. (A bank statement or online receipt is not sufficient). Sterling charged us $600 for a RECEIPT that they EMAILED to us. Our broker has NEVER encountered something like this before, and Sterling REFUSED to budge when she tried to negotiate it. We pay $475 for our annual fees, and they are requiring us to pay them $600 for a RECEIPT! That makes absolutely no sense. What a disgrace!According to their website: “Sterling ASI is committed to providing excellent management at a reasonable rate.”That cannot be any further from the truth!

Has the location closed because I cant access my account online to make a payment nor can I get thru on the phone as every time I call the recording states im number 2 in the phone line and then it hangs up and Ive called 5 times today and the same things happens also tried to access my account from my cell, Surface, and work desktop with the same issue. HOA Statement:For months we have been calling Sterling ASI to correct the erroneous address 238** that they have linked to our home at 238** . Each time we are told it will be corrected and hasnt been. My husband was told, well, you know its due. Really, hes supposed to pay for the wrong address? He gave them the correct address and email. Instead of sending the bill to our correct home or correct email, they send their uncorrected nasty grams to our P.O.Box. Hey Google! Can you please create a ZERO star rating?

Submitted approval for house coloring after replacing siding, due to numerous letters telling me to, now the siding is done and STILL cant get an answer on approval....several phone calls today, only got someone on the phone once! Now lets just leave the siding without paint and if its damaged Ill come out of pocket again. So glad for HOAs. Guess when its someone elses time and money it doesnt matter.

Our home burned down in Atascocita North and our contractors boarded up the garage openings after the fire department tore them down to gain access to the fire and put it out. Also to avoid anyone going in and getting injured. Less than a week later we got a letter from them demanding we take the wood down. Seriously?? You can see from the road that the house has no roof and is heavily fire damaged. It’s not enough that our family lost everything... They have to threaten us when we are just trying to make sure no one gets injured before demolition? Bravo Sterling.... way to support a member in need. By the way this just happened, and the dilemma is ongoing.
