UPDATE: I would still not recommend them. While few contractors have been to my house 4-5x in the last almost 6 months since we have owned home, issues still persist. Contractors still dont show up when the Ariva Homes person says they will. Also appointments set with Ariva Homes person are disregarded. Have been in Email with warranty over this and get blown off. This is how they treat veterans and homeowners. they get their money and you get a house built by people who dont know what theyre doing. Took 2+ hours to try to install deadbolt by a professional and it was not installed properly even after the fact. AC is still leaking inside my closet. amongst everything else.-----------------------I would not recommend this company. They do not check behind their contractors. They brush everything off. The stuff that was noted on inspections, they failed to fix. They told us it would be fixed at closing and it was not. Ray or Luis (he goes by both) has not been any help. Too many things to list so I will post pictures instead. They act like they care for Veterans, but they dont either. Just use you to promote their company. I have video footage, receipts of texts/emails, phone calls, conversations, etc. Amanda B has also said she would help but have not seen anything help or heard from her unless I reach out in a group chat to which she says I am working on it. One of their electricians who came to install ceiling fans, messed up electric to where that bedroom is not grounded any longer, to which they have been notified and have not been back to fix it. Had a leak from AC in closet, closed mold. Ask them to check between walls for mold where it was leaking, no response. Havoc also sucks filter into machine because it is not installed properly, they wont fix it. ETC. Contractors do not clean up behind themselves after they come to fix anything either. IF they show up.FIND A DIFFERENT BUILDER that actually cares.UPDATE: Since this review, I have heard from Roy. I have reached out to Warranty person at Ariva Homes who requires all these problems to be submitted through warranty company. I have gotten notice from Warranty that half of them (including loose sinks, hvac filter being sucked into machine are all deferred until 10 months.). We will see what Warranty person has to say to this.. List submitted to warranty has over 20 items on it.
It’s been 5 months since I closed. And they still haven’t fixed what they said they were going to fix. The bar has a random piece of wood in the bottom which had a nail sticking out and a relative injured his hand will trying to pull himself closer. The stair rail is incomplete and has missing shoes. I still cannot install a security system in the back because the outlet is not connected and dosent have power. There is also a really ugly stain in the ceiling they made while trying to cover a crack. Basically they pushed for me to sign as fast as possible but once I did the builder pretty much disappeared. Mind you the sprinkler system dosent work so I have to water the grass manually. The lending officer was great, and the sales agent was very helpful. But when it comes to the builders I wouldn’t recommend this company.Update : now 10 months living here some of the stuff I mentioned above got fixed. Although two weeks ago we experienced a plumbing issue. As I showered upstairs the toilet bowl down stairs flooded the first floor of the house. Basically I have to shower in under two minutes so that the bowl downstairs doesn’t fill up and over Flow. And although I placed a warranty claim nothing has been done. Two men just showed up up and dug a hole on the side of the house. Builders advice to shut off the toilet downstairs but when I did it flooded again but through the kitchen sink. Therefore I have to leave the clean out open outside the house so the water has a way to escape. Problem is all the waste and dirty water is flowing river like to the neighbors house. 2-10 warranty says this should be taken as an emergency yet I feel ignored and under-minded. Garage lights have came off not sure if it’s from moisture to the ceiling. I uploaded the picture below as well as the hole the men left on the side of my house. It almost feels like the house is falling apart.
What a lousey experience... Yolanda was downright rude, and talked down to us, as if we had no place considering living in a Ariva neighborhood.Easy pass for us.

I have waited to post my review of this company with the hope they will actually honor their promises and warranties. So, after almost 4 months waiting for Ariva to not only repair/fix items discovered during the final 2 walkthroughs and by my home inspector prior to closing, most of identified issues/repairs continue to fall on Ariva’s deaf ears. They promoted their “great” warranty from day one. If you go to their website, they actually advertise how they will be with you after the home purchase (“At ARIVA Homes, our relationship with our customers does not end at closing. We are dedicated builders, committed to nurturing a lasting connection with our clients. We are delighted to declare that any warranty within the framework of 2-10 and ARIVA Homes signifies our privilege of being your builder and delivering superior qualityWe have partnered with 2-10 Home Buyers Warranty, the nations leading provider of structural warranties, to provide you with the industrys most comprehensive protection available. Your warranty includes protection against workmanship and distribution systems defects, as well as structural defects throughout the warranty term specified on your Certificate of Warranty Coverage.”). Well, guess what? They definitely are NOT.I cannot believe how irresponsible (bordering on dishonest) Ariva has been. If, for whatever reason, you are contemplating purchasing a home from Ariva, I would strongly recommend that when they are promoting their “great” warranty to you and how they will be there for you after the sale, get it writing on the minimum amount of time they will take to complete the repairs.

Don’t ever buy from Arriva homes! They service is horrible. Just bought a house 1 year and 10 month ago. The roof has a bad leak and one of the bed room doesn’t have electricity. Have to run an extension cord from one room to an other. Manager came and tried to fix the roof and failed. Still had a huge leak. Called him and said it wasn’t his fault. Then person in charge of “claims” never answers emails or phone calls. So now I’m scared of getting “Mold” in my brand new home. Have 4 kids living in my house and it’s terrifying thinking about the mold.That’s not all! It rained the other day and floor was wet. So here I go falling to the floor and bruised my ankle. Thank GOD didn’t broke my ankle. Missed 3 days of work and now paycheck is going to be short. Was on the floor really regretting buying from Arriva.Overall, wish I would bought from someone else.
After reading all the complaints of people who are ignored by Ariva I had to share my experience also. So I purchased my home in March of 2020 back when it was KRK as we all know the company split and became Ariva and SKG. Now all of KRK accounts were split between the two new companies, my account ended up with Ariva. So I was hoping that the customer service would be better than KRK but I was wrong it was the same exact thing as KRK, they promise to go and fix warranty repairs and they never do. I still have warranty repairs from 2020 that they never completed. One of the worst companies ever. Run away from these companies trust me they will promise the moon and the stars and as soon as you close they become a bunch of Houdinis.
Buying process and value for the house is amazing. It’s just their warranty process that’s forcing me to give them this review. Something happened with our ac that a hole had to be done in one of the exterior walls to fix it. The ac company was really professional and fixed it but left the whole because the issue was related to the carpenters activities. That hole has been there for 3 weeks now and they just keep coming up with excuses as of why nobody have come to fix it. I understand the carpenter has to be responsible for his mistake but I didn’t buy the house from the carpenter. I bought from arriba home. So, it’s only fair for them to send someone to fix the hole. Again, they’re incredible as a real estate company, it’s just their warranty process that it’s not up to par.
Even though their loan officers team performed a fantastic job in helping me reach this goal, I find it disappointing that it has been over a month since I closed and I still have not receive the appliances offered. Every time I call the office, nobody answers and so far my sister who also purchased with the company, has not received her pending appliances as well. We are also pending to get fix a couple issues regarding the inside of the homes such as the ceiling fans, wall outlets, etc.
Poor quality, unprofessional, it’s been now a year since we signed they still haven’t fixed what they were suppose to fix per warranty…when we call no one answers ever. They still owe us money, I wanted different cabinet handles they asked me to purchase them and they will reimburse, they never did. This is all in contract that we signed. From settling half of doors won’t close and they said they would fix or replace never showed up. Absolutely the worst, they try to sell you don’t walk you run.
Purchased our first home with Ariva homes. No complaints we were given the upmost care, any issues that arose were handled in a timely matter. Even after purchasing our home we still feel like we’re being listened to and taken care of. It is not a serious company, I bought my home on December 2021, and they have not finished to fixed the item I report under the warranty 2010. There is a lot of rotation on their personal, you talked to someone and explain your situation and two months later they do not work there anymore, so far we have explain the problems with 5 people and we still we a lot of work unfinished

If I had to give it no stars, thats what I would give it! It was announced for San Antonio, we signed the contract, after 6 months of no response as to how our construction was going they canceled the contract! So they had all the permits and it turns out that they were missing permits and workers! While one is wasting time and money!!! Ariva Homes, is a ZERO organization!
The worst guarantee department, they change personnel every month and the new person doesnt even know whats pending, if you want to avoid a headache and be after them for MONTHS, avoid ariva homeshouses made with feet
