This place has been nothing but a constant headache. I have wanted to be nice, give it a chance and patient but I can’t anymore.We switched units because the first “renovated” unit was so poorly done, one issue would pop up almost every week, and I am not exaggerating. We had to wait weeks for our trash can and our mailbox keys too even arrive too even though we were already moved in for 1 month.We switched to our new unit and were told that we wouldn’t have anymore issues (so second unit now) especially in the new one, and then, the AC doesn’t work at all. In fact, our AC hasn’t worked since we moved into this new unit, I’d say going on 3 months now. And this is in TX mind you! One of the hottest states.We currently have it on 73 and it’s been sitting anywhere from 77 to 80 at night!!! It’s worse and hotter during the day and it’s like cooking ourselves in the oven. I also have terrible allergies and no matter what we do, this building has serious dust issues. When we first moved in, we decided to open up our vent to just dust it, that turned into a construction site cleaning because the amount of sheet rock that we found in clumps was so insane, I couldn’t believe it was in the AC duct and we were breathing that in! So both of these problems mixed together and it’s a recipe for disaster! Apparently, we aren’t the only neighbors who are going through these issues. It’s like it comes out of thin air!We told them the first time to fix our AC and it was “patched” as per usual and now it’s out again. We have terrible water pressure and our ice maker doesn’t work still! After putting in multiple requests. Instead we are told that we will get charged if we put in requests that we don’t follow up with, which is funny to me considering there have been multiple times we have waited to get the help we need, putting work off just to be here and no one shows up. Mind you, we work from home.The bathroom has slanted fixtures, rusted hinges and a slanted shower rod. Our cabinets are falling apart ironically enough out of nowhere because of how cheap this place was renovated and then they have the audacity to call it “luxury”. Don’t even get me started with the gym that hasn’t been cleaned in I don’t know how long and has broken machinery every other month.I’m tired of my money being spent on crap that’s only temporarily good or not good at all. Even my renters insurance rates the building quality of the community a 1.2 star out of 5!! I’ve never heard of such a thing haha!My beef is with the company and not the office. There are a few select people that try their best to help in the office and then there are some that I would rather keep my opinion about.If your budget is so low that you can’t even fix the problem and patch it instead every time, you have no business taking care of homes people are living in! But if you’re going to have people fix something, actually fix it for your tenants or you won’t have tenants at all!At this point if our main biggest issue happens again with the AC going out, that’s enough means for me to break a lease and I don’t recommend anyone rent here unless all issues are fixed first, I don’t wish this on anybody and I hope this helps some people genuinely!Attached are just the photos of some issues we have in our new unit. I highly and strongly don’t recommend this place at all.‼️‼️REVIEW UPDATE‼️‼️ on 2/1/2025Our AC has been “fixed” again for the second time after we told them that there is something causing a leak and that the AC needs to be replaced. They disregarded that note and did what they thought would work & now sitting at 75 degrees in our apartment, it’s set on 71. I highly recommend to avoid this place at all costs. We will be breaking our lease because this unit is not livable. You literally have to gasp for air in this unit because of how hot it is. Place is trash. 🚮‼️UPDATE ‼️Feb 17th, 2025AC is still out! 😀
Ive been living here since I relocated to Texas over 6 months ago and its the best transition complex for transplants like myself. After many apartment tours and hours of reading reviews and comparing...I choose The Residences at Pearland Town Center because of the consistent great reviews (I saw some dating back to 2011). I honestly dont think I saw one bad review. Its right in the town center so its easy to grab food or shop at your convenience.The staff has been great! Every time I put in a maintenance request its taken care of within a day. The front office is nice and personable, theyll even know you by name. Honestly the entire staff is nice, approachable and always warmly greeting you. The rent is reasonable, theres consistent security patrolling the area and gated parking. Its relatively quiet and relaxing. Which is what I was looking for. Overall, I suggest this complex to anyone moving to Pearland or wanting to relocate.
A beautiful property, a great community with awesome amenities. Two pools with grills on each side, a clubroom with a pool table and a media room, a gym and a computer room. They even have elevators in each building. easy access to the Pearland town center shopping mall. A cross the street they have a walking trail around the lake everything around the area is walking/biking distance and a safe environment the new management and maintenance team have been working very hard to get this property back in shape and very pleased with the results.
Changing my review to one star. I’ve lived here for several months now. The place is worn down. Ants and roaches everywhere. Neighbors and management are a nightmare. Can’t wait till my lease is up..
I had an amazing tour with Mia. She answered all the questions I had. She also took her time with our time, as I did not feel rushed and had to just tour and leave. She was very easy to communicate with as we shared some laughs! I am excited and plan to move into this complex as she made me feel very welcomed and shared great reviews about the property and management team. I highly recommend having Mia assist you in looking for your next home.
Bianca and Mia was absolutely AMAZING! Helped me with literally everything! Called me all the time to help me finish up getting approval for the apartment! Move in day I found a few things that needed to be fixed and they got them fixed and called me every time something was done! Super great with communication and the entire staff is extremely friendly and fun! Love this place can’t wait to create new memories here!!!
Recently moved into this complex and am happy with it thus far. The Leasing Office staff are truly professional, courteous, and helpful. From the application process to the moving in, to addressing any issues Ive had. The maintenance staff have also been very courteous and helpful. Im satisfied.
Definitely the best apartments to live in. My leasing agent Bianca was top tier. The whole staff is amazing all of the leasing agents all of the maintenance. if you need anything, they will make sure to take care of you right away..
Theron is the absolute best! Very neat and precise along with his attention to solving issue! He can promptly and on time without any disturbance to me while I work for home! These apartments have really did a 360 with this complex! So happy to be a resident ! Theron was phenomenal and solved all my issues quickly!
For the most part its alright, but I have some concerns.01. The dumpster area looks like an used furniture flea market just a bad site to look at especially for this to be the Town Center (and the amount of money we pay)02. Parking lot gates are broken03. In the 2500 building the residence entrance is broken so anyone can just come in basically no type of security04. also in the 2500 building service elevator is out due to hurricane. I was told it would be months before that get fixed. and Im sure Im not the only one that relies on it for convenience. I know there is another elevator but who wants to walk out the way. Management said waiting on a bid so who knows..Im really trying to see if Im going to renew. With that being said I didnt get a renewal offer until the day before Im supposed to turn in a 60 day notice. So I feel that I should hopefully get a grace period to turn in a notice to vacate with out some type of penalty because I didnt get the information I needed in a timely manner to make a decision if I want to stay or not. And I have reached out plenty of times to obtain an offer way ahead of time. Just in case I have a and email trail of thatBut I do want to say I appreciate David for doing the best he can. On maintaining the property. He only can do so much and has a positive attitude. So David...I appreciate all you do!!! I know all of the old maintenance crew left so we shall see how it goes.Its not all bad living here but things needs to improve.Update: January 24, 2025 still no elevator smh 🤦🏾♂️ it’s been 6 months has passed. This is something that is needed. I’m sure having an elevator was a selling point to rent here for a lot of people. But yet nothing has been done but false promises. This is horrible.And no there’s nothing to be discussed. You all know what needs to be done. It’s so frustrating that I pay my rent ( before it’s even due: before the 1st) and don’t have access to use this (elevator). Let my rent be late, I’m sure I’ll get emails letters on the door all types of attention. It’s sad…
I had an excellent experience with my maintenance order through Theron. The process was smooth and efficient from start to finish. Theron was responsive, attentive to detail, and made sure everything was handled professionally. I couldn’t be happier with the quality of service—highly recommend!
We are here temporarily and we have been pleased. Dave in maintenance and Alison in the front office are genuine, kind and professional. I have heard things were not so great before this new company took over. I am definitely seeing positive changes and any issue we have had that was left from the previous company, Alison and Dave have addressed.It is so important that the staff on location are professional and caring and this is certainly the case here. They try their best to make sure the residents are content and issues are resolved.Its nice living in the shopping center. Occasionally, you get non-residents who run the stop signs, so just be careful crossing with small children. Other than that the pools are fantastic and its a great place.
My husband (boyfriend at the time) and I lived here a few years ago with my service dog. We had moved quite a bit back then and this was hands down our favorite place. Staff were amazing and the property was always kept up. Shopping and food right at our front door and a beautiful lake and trailers right outside. Such wonderful memories for us there.
I absolutely love living at The Residence at Pearland. The location is perfect, with easy access to shopping, dining, and entertainment options. The building itself is well-maintained and the grounds are beautifully landscaped.The staff here is incredibly friendly and always willing to help with any issues or questions that arise. The amenities are top-notch, from the fitness center to the pool area.Overall, I highly recommend The Residence at Pearland to anyone looking for a convenient place to call home.

While there had been some hiccups with the change of new management, I am pleased with the results! The property has started to flourish now. I noticed that the only remaining worker from the old company, David, is doing a spectacular job with the property! Our pools were turning green but David seemed to get them under control within a couple of days. He has always been on top of the pools and the grounds, which I appreciate as someone who has been here for a while.I see David working tirelessly at his job, always going back and forth to make sure everything is clean around the property. I have seen him doing other things as well, always cheerful in the hallways and very helpful when I need assistance. I admire his dedication to the property. I have never really seen him take a day off as he seems to work with a smile on his face.I am very satisfied with the work being done here and continues to be done. David is an exceptional worker from what Ive seen. This property is exceptional with beautiful amenities and hardworking staff.

Recently changed management companies and let go a bunch of workers go, or most of them decided not to stay. Things are steadily going downhill. I cannot get any service requests completed because they are short on maintenance people. I call the office for assistance and one person has to wait untiol the manager returns to answer questions, long story short, I never get a call back. The new maintenance system request app does not work and they keep telling me that they cannot put it in over the phone after I tell them doesnt recognize my login information, then they tell me they are sending an email that I never receive. This has happened multiple times. Over it already. Its been a few months with this new company. I likely will not renew my lease because of it.

Management and maintenance staff are very helpful and hardworking but it doesnt seem like they are given the resources they need to provide a high level of service that is to be expected for such an expensive place.Ive lived here for the past two years and it started out pretty well. However once ownership changed hands, it has felt like they are trying to squeeze every last dime out of the complex at the expense of maintenance and full staffing.I hope they figure it out, its a great location.

I love this place. Its well run and well maintained. A very interesting location being adjacent to a large outdoor shopping area. My co-residents have been super friendly. Awesome pool - looks like a resort. There are a few covered gas grills at the pool area along with tables & chairs, prep area, and 2 TVs. Great gym adjacent to community indoor pool table on the 2nd floor. We have 2 elevators as well though most tend to use the stairs. There is secure access to the building and to parking. This is a vibrant complex and it sits in a vibrant area yet youve got your own space for your quiet time. I have zero complaints after 5 years here. This place has continued to suck. You have to pay 40 per vehicle to park or theyll tow you, the grills are never up to par or not working, the pool has issues every summer, rent increases, broken gate doors, doors slamming late at night, loud music every weekend. New management is here now and it looks like they cleaned house of all the previous employees which is disgraceful... its roughly 1600 a month for less than 800 sq ft 1/1....Stay Away!!!

I needed maintenance and the response time was quick, same day with great customer service.
I lived here for 3 years and unfortunately had to move due to family circumstances, but I loved it.First off, the luxury feel of the apartments are nice. They definitely maintain the property well and dont take long at all to address any problems or work orders such as gates, A/C, trash, etc. The only somewhat problem are the elevators occasionally not working but that happened maybe once a year.Also, the insides are very nice. Great countertops and big appliances. A/C units are on the roof so there is no clutter around the units, which equals no noise - not to mention they also have a great pool, gym and hangout room with a pool table and TV. Walls are relatively thick, we maybe heard neighbors a few times a month. The gas grills were probably the biggest issue I had with the amenities, as they rarely worked properly.Lastly, the location is tremendous if youre into the lifestyles of going out eating and shopping. Tons of great restaurants, stores and other businesses within walking distance definitely will cut down your time waiting in traffic or parking. Holiday shopping is a breeze.Despite the multiple management changes, they overall held the property and cleanliness to a great standard. The pros definitely outweighed the little cons we experienced. Should I need to shop for an apartment again, I wouldnt hesitate coming back to Residences.

Over priced. Our floor and elevator smells like weed constantly. The AC units are 20 years old so they are only able to cool to 10° below the outside temperature. The only positive is there is one older maintenance man that is awesome! The others do a lazy job of fixing issues. The apartment limits you to one option for internet and it’s AT&T. Not fiber or anything special because management makes no effort to upgrade the building. You get the lowest internet speed that AT&T offers, 20mbps. As far as I know this is only for the apartments above the mall. I have made many complaints about our AC unit and forcing us to live in 80° indoor temperatures at over 60% humidity and I’ve only been responded to once.Highly don’t recommend!

I have lived here for 7 years now and I really enjoy living here. Office staff and the Property Manager, Xiomara and Leasing Manager Anthony are helpful and awesome to work with. The apartments are very nice.The property is always well kept, manicured and maintained. Noise level is very quiet, safety in this neighborhood is very good which is a diversified community. Maintenance is done in a timely manner. Pools are cleaned, plus the work out room is equipped with the state of art equipment which is wonderful. The Town Center location near by (outside your door) is very convenient for you needs. I definitely recommend Residence At Town Center (RTC) in Pearland, TX to be your next home.
We lived there for 4 years and the previous management was nice and reasonable. All the problems started after they changed all the stuff last year. The apartment complex became much worse. Its not clean at all, doors always broken, gates too. A swimming pool wasnt clean at the season; both grills didnt work. They do not close the pool area after 11 PM, so there was a noisy party until 5 AM. And if you complain about something they just blame previous management.But the biggest surprise was after we moved out. They charged us for carpet that was in good shape. But at the same moment, they said that they do not change carpet up for 4 years in the apartment. The previous management did change it after each move. So now when you move in you will have an old carpet plus they will charge you for it after you move out.You pay a pet deposit of $250 plus a non-refundable pet fee of $250 a year and $20 a month for your pet. And after you move out there fee of $75 for pet treatment! Its not mentioned in the contract.They also charged for scratches on the floor that was there before we moved in. They charged for the cook-top and stove. So they will charge you for everything that is possible.We moved from one apartment to another before and the previous management didnt charge us anything.It is also not a safe apartment complex anymore. Over the last year, there were a few thefts.One day they just glued stickers in everybodys car saying that it will be towed and then they even did not apologize -- they sad it was a mistake and you can go and buy glue remover and try to take it out.In the computer room, there are just a few computers working. There is no more scanner. No free coffee like it was for years with previous management.All the good reviews that you see they wrote it by themselves in one day. Unfortunately there no good reviews from real residents anymore.It was an excellent apartment complex until the stuff wasnt changed. And now it is falling apart. I hope one day the team is changed again and tenants just can enjoy living there.
I wish I could give a 2.5. I have lived here for almost 2 years. At first, I had a great experience, the staff was nice, and things were going smoothly. The last 10 months, however, have been increasingly more frustrating. My washing machine, refrigerator, and dish washer all broke and needed replacement - but it took many conversations and phone calls before maintenance actually did anything about it. I was blamed for the appliances not working, which was impossible since all of the problems had to do with internal mechanics. Then, the elevator in my building had been broken on and off since August 2017, and finally broke for good around April 2018 - it is still broken, along with ALL of the elevators in Phase II of the property. On top of that, the entire FOB system was down for weeks, so none of the entry gates to the property could be opened and the gates to the parking lot were not working. I should also mention that management never once sent out a notice or any information about any of these issues to any of the residents until after I had talked to them 2 or 3 times about how they need to communicate with their residents.The quality of this property does not match the price. I believe that living in and paying for a premium property, you should get outstanding service and communication. I do wish I could give a better review, but I am very frustrated and disappointed with how things have turned out.

I have lived at the Residences for a year and have had no issues. Staff is always friendly and remembers my name, maintenance requests are generally taken care of either same day or the day after and pool area is nice with clean grills. The gym is a little small but there is never more than a few people in there at a time and it’s always clean. The staff is so friendly and helpful that there’s not much bad to say about the place.

I’ve lived here for almost 2 years. I’ve never had any issues at all. The location is awesome. Me and my BF can walk to restaurants and shops. I feel safe because of the key fob system plus a camera is installed close to my apartment door. When we renewed they let us keep our same price! Which was awesome. Maintenance always responds to requests super fast, it’s always the same day! 10/10 would reccomend!
Its hard to find a great apartment with equally great leasing staff! Everyone has been professional, friendly, and patient in my move during a pandemic. Anthony, my leasing agent, but also Melanie, Xiomara and Camiece who all took a part in answering questions and assisting me when Anthony was out of the office. I love my apartment, the location, all of the nearby shops and my drive to work is much quicker. Safety is a big priority for me and not only do I have a really nice apartment, I feel safe even living behind the busy Town Center. Im very happy here!
Okay if your looking a short-term living space. My first year was great, but Im on my second year and ready to leave. Its not a good place if youre a student, work from home, and work odd hours, all of which I do. Theres always noise here. Tring to work from home today, and theyre vacuuming the halls with an industrial grade vacuum. Its probably the loudest thing Ive heard coming from outside the apartment. There have also been multiple incidences where the alarms have gone off in the middle of the night from 3-4 AM. My dog was petrified and work would have been much easier given Id gotten sleep. The business across from me is always unloading a shipment at all hours and it gets aggravating, but its not so much the apartments fault. The place is well maintained, but not necessarily well managed. Ive gotten multiple emails stating they didnt have renters insurance from me when they did. They leave notes that theyll return packages if theyre not picked up from the office in 2-3 day, yet theyll close the office 10 minutes early so you cant get your packages.
I’ve lived at Residences for 2 years now. I’ve always loved my home. However my wife and I have seen some recent improvements that are making us love our home even more. This lets us know that our concerns are heard when we bring up issues concerning other residents. Maintenance is also great and respond quickly. We see us staying for the foreseeable future.
I’ve had it with the noise in these apartments. If you enjoy the loud thumping base noise and vibrations coming through your apartment, constantly all day long and almost every weekend, then this is the apartment for you. And, police won’t do anything so you’re stuck dealing with it and the fulfillment of your lease. It is driving us all mad and can’t wait to leave this place.
Please do not be fooled about the nice exterior of this place. It was almost a full time job to live here. Over the course of our lease, while we never gave management any issues... We were never late for rent and we always complied with requests to accommodate for maintenance, construction, fire alarm inspections, etc... We always had issues. Management is terrible and significantly unappreciative of their customers.The most recent issue is the astronomical amount charged for move out. They reamed us in absurd fees. One fee was to replace the carpet because of the poor ventilation. It was so poor that it ruined my rugs and soiled their carpet. I am a VERY CLEAN person, and I even went to the extent of steam cleaning! They blamed it on my hygiene even though they replace the carpet for all new tenants. They told us this when we moved in, but then when we moved out we had to pay for it because we didnt keep it clean?! We had brand new carpet when we moved in, and I bet you will too because the person before you will pay for it. That fee alone was nearly one grand, and they will slap the fee on you too when you move out.When we moved in, we were scammed into buying suredeposit at a high rate to cover any damages, but it simply protected management, not us. This didnt pay for any fees. You more or less pay for a payment plan that covers only a portion of the cost upfront, but you must repay.The pools were always packed with non-residents including Marriott customers and (large) families of maintenance and management.Gnats and roaches galore. We always had to have someone come and spray, but that never seemed to help.The fire alarms constantly went off between 1-3 AM. Talk about irritating when you have to wake up early, yet your waiting outside in your pajamas for 30 minutes to an hour early in the morning.The front office was constantly bugging us about renters insurance because they would lose it. We always had it, yet they were always emailing us to resend. However, when you get packages at the front office, they fail to notify you of this. Instead, they prefer to notify you that it will be returned if you dont pick it up within a day or two. THEN, they close the office 10-15 minutes early the next day!!We always had power surges and electrical wiring issues. Power would just shut off for no reason throughout the day at least a few times a month. I had to get dressed for work numerous times in the dark because the breaker constantly shut off lights in the bedroom, closet, and bathroom.Locks on doors were broken for most of the two years we lived there. Anyone could just pull the door open to enter. They also have a box to enter a numerical code that I guess is just for looks. Anyone who tries to get in will get in.The gate to drive in the lot was constantly broken, and it fell down and dented my car. If you didnt drive through right when it opened or drive through fast enough it would fall down on the hood of your car.I really hope this helps potential residents make more informed decisions. I seriously wish I would have known a few of these before moving in. Just be aware that you can expect to pay much more than the rate youre given when you move in.
I have been living in the complex for 3 years now. I enjoy having the amenities walking distance and the staff is very friendly! We even rented a bigger unit since we did not want to leave! Now that the apartment complex has changed management, the place has gotten even better! I would definitely recommend!

I got lots of square footage for the price, my rent never increased even after my first year concession ended, my apartment was lovely, and my neighbors were friendly. I loved the quietness of the property and how well the grounds were maintained and groomed. Visitor parking was a bit of hassle as their is none really, however with the town center right next door the mall parking lots just behind each building doubled as visitor parking for us. If not for needing to move closer to Katy for family reasons I would’ve stayed out longer. Never had an issue with the property staff, albeit the temps we received when we lost all of our staff to a new property, once that rough patch was over and new permanent staff placed, all things went back to normal. This is a great place to live and I’m sure you would enjoy making Residences at PTC your home as much as I did.
Ive lived here for 2 months now. Im new to the Houston area and picked this spot literally from the Internet and signed a lease before even actually looking at it. I made the right choice. The place is very clean and quiet. Obviously you will hear and see the events that happens at Pearland Town Center but I see that as being part of the community. Their pool, weight room, clubhouse and such are very clean and probably under used. I rarely see anyone at those places. Thats actually a good thing. Maintenance answers calls fast to fix issues. There was one incident where dog crap was on the stairs but thats the tenants fault, not management. I never hear my neighbors unless they are in the hallway as the walls are thick. There is plenty of common parking in the resident parking. I designed it so theres probably more parking spots than units so its never tight. Covered reserved parking could be had for 35 a month. I find not too many opt for it so there are tons of open spots.If people visit you, they can simply park at the marriott hotel next door with tons of parking. Keep in mind that this is at the mall so the mall is your parking lot. Other apartments usually have difficulty with guest parking. This will never be an issue. The parking lots at night are very well lit. Looks like daytime with all the lights and there are security cameras everywhere with security patrolling so you need to be an idiot to do something bad.The management office is very nice and inviting. They got a Starbucks coffee maker for you to use during visiting hours and treats. I dont understand the negative reviews of this place at all. The rent is high but on par with similar luxury type apartments.The mall is at your disposal. I can walk to BJs, Red Robins and tons of other restaurants. If its too hot, driving is like a minute away. I also like the good year auto right next to the apartments so if you have car service needs and dont wanna wait, walk home. Any other shopping need is only 2 miles away.
I had a very poor experience living at the Residences of Pearland Town Center. I would not recommend that anyone live here. For starters, the prices are not worth the cost. Youre essentially paying for the location. My advice would be to live down the road and save a few hundred dollars a month.While I could talk about things like the internet cafe printers not working a lot of the time, or the gates to the parking lot being left up constantly, Ill talk about my end of lease experience. I paid a $200 deposit, plus $500 for my pet ($250 deposit, $250 fee). So in total I handed over $700 to cover expenses. Yet, I received a bill for over $400. I can promise you, there wasnt $1100 worth of damage in that apartment. Some blinds needed to be replaced but thats really it. They didnt apply my pet deposit to any of this because of a mistake they made that they admitted to. It was applied elsewhere and apparently I was supposed to budget for something I didnt even know happened.Bottom line: Too expensive, unreliable amenities, and a very incompetent leasing office.
BEST apartment I’ve lived at yet. The staff is fantastic and super friendly! The amenities are awesome and well taken care of. Very quiet and family oriented. Highly recommend living at this apartment complex!
While the apartments are nice, management here has gotten from bad to worst. I moved from building 2500 to 2400 and each time our final bill seems to be worst. These people are frauds. Charged us 900 when we moved out. Claiming cooktop had to be changed I lived there for two years and paid 2000 monthly and they still charge me for using the cooktop? How ludicrous. I left in perfect condition with normal wear and tear yet they said they were damages on carpet, on cabinets and etc. I will not recommend such a place who just tries to charge ridiculously. Why pay such high rent if I get charged. Not worth it take your money and invest in a nice place. They charge you for everything. I lived in apartments for ever and never seen anything like this.
Great place to live! Residences at Pearland Town Center was my home for two years. It is a well maintained, well secure, friendly community.The management is phenomenal. Xiamora, Camise, Anthony and Melody are outstanding. Xiomara is the best manager we have had. Her staff is very accommodating to ensure a high standard of living for the Residences!The security is outstanding. Residences at Pearland Town Center is Urban living at is finest!!I would definitely live there again!
This is my first time resigning the lease. It may be my last too, but I’m not sure yet. I like the area because it’s closer to my job. The staff before this current one kept up the cleanliness of the elevators and grounds better than this current staff. I do like the new lady in the office. She is very nice and when I had issues she was very helpful. The two guys in the front, I don’t care for at all. Especially the one who sits to the right. I’ve been in customer service for years and I know that it’s important to go above and beyond for clients to secure those relationships. Things like eye contact, concern, compassion, goes along way and could change someone’s day. I asked him about purchasing a new faab for my building. Not even looking at me he says “It’s 50 dollars”. I said ok can I pay in cash now? “No, you can’t we only take money orders, cashier checks and so on”. He didn’t ask if I could get into my building. He wasn’t helpful. He wasn’t friendly. Didn’t even really look at me. And I had just handed him my rent that I was having issues with and stressing out over. It’s the little things that go along way. Remember that we all go through things. We are all battling things behind clothes doors that other may have no idea of. It’s always good to be kind and helpful. By the time I got home the office was closed and I had to wait almost an hour for someone to come through the gate and ask them politely if I could come in behind them. Thank the lord that they recognized who I was.
Nice upgraded apartments, great staff and amazing amenities. The complex is small and quite, the pool is always fun. The best part is the location- you are a within walking distance of all the shops and restaurants in pearland town center.
This apartment complex is well maintained and managed. The office and maintenance staff are friendly and always willing to help residents in any way that the can. Its a delightful place to live!

My thoughts after having spent two years at the Residences at Pearland Town Center-With the good comes the bad. We really really enjoyed our first year at the Town Center, I’m not sure if management changed during that time or what. I know Kimberly Clifton use to work in the front but she’s been absent for about the last year, that may have something to do with it or with a management change.First and foremost, if you’re paying for a gated community, please keep it a gated community. More often than not at least one of the security doors into the complex are broken and/or one of the gates to drive into the parking lot is left open. If the gates aren’t left open, be warned, they don’t have sensors on them. If you’re not on the gas ready to drag race through the gate the moment it opens up, you’ll more than likely get hit by it at some point if you drive anything other than a car. I’ve been hit in the uhaul moving out, my wrangler, and my company truck.The pools are a joke during the weekend. There’s nearly always a giant group of people, all together, having their own family reunion at the pool. I’ve been in the gym on multiple occasions and watched suburbans full of people pull up to the front gates (even if there’s not anyone to let them in, typically one of the doors you just have to pull hard enough) and load into the pool, beach towels in hand. They will often bring loud speakers and play them in the echo chamber that the pool is built in (it’s surrounded on three sides by the apartment building). The “2 guests per apartment rule” has never once been enforced. The TV’s by the pool are unusableI also spoke about the gym earlier, it went an entire month last January without sanitary wipes. I had to ask several times on facebook before they would even put clorox wipes up there. It’s just unsanitary.If you live here, make sure you don’t live on the side of the building by the trash compactor. There’s about 4 months out of the year your home will be inundated with gnats. There’s nothing you can do about them either, apple cider vinegar, gnat traps, gnat zappers, nothing will give you any relief. Maintenance will come and bomb your apartment when you can leave for a few days, but even that only gives relief for a day or two.Your air conditioner will also break, about once a year. You’ll call the emergency maintenance hotline but it won’t be considered an emergency so you’ll sleep in your hot, humid (more on that in a minute) apartment and deal with it.The humidity of the apartment is so much so that you will damage your furniture, rugs, and their carpet. They will in turn charge you to replace the carpet that has become black from the humid environment that they’re in. They’ll also charge you for the stained walls even though the black on the walls is around the air vents, where the paint is also peeling from the humidity.And if they try to sell you “SureDeposit”, just say no. They will sell it as 200 dollars for 750 dollars worth of coverage in damage to your apartment, but in all honesty sure deposit is just a collection agency that protects the owner. You will pay the sure deposit and they’ll cover the 750 in damages (that this place WILL either find or fabricate) and then sure deposit will come after you for the money plus interest. It’s a crock, and an extremely crooked scheme that RatPTC is playing to get tenants.I also hope you don’t enjoy sleeping at night, or work a job where you need to sleep past 8 am. The fire alarm went off here in the middle of the night more than it did in my college dorm. And if the fire alarm didn’t go off, you can almost set your clock by the maintenance staff using a GAS blower in the halls early Friday morning. If you’re trying to enjoy a quiet evening, about 7 o-clock the trash guy will come rolling his buggy down the halls literally slamming it into walls and THROWING the trash cans in it. He disturbs nearly every single dog in the place during his nightly stroll.
TERRIBLE management/ neighbors.Super thin walls. I am a new residence and if a neighbor does not like you, its their word over yours since theyve been there longer. It is sad. Money hungry business.

Spent a year here, I was happy to get out. My apartment was always full of bugs, maintenance bombed it once but they only left for a little bit. Moving out was expensive, got charged for paint and carpet. Deposit didnt cover it.
Great place to live with good amenities. I Feel Bad For those that had bad experience here. Cant make everyone happy. But been here for two years and going. New management team very helpful. Just need to talk to them and theyll fix whatever is needed to live comfortably.
I love my townhome and the area. All my favorite stores and restaurants are walking distance from home. There is also 24 hour security and several officers that live in the building which help me feel more comfortable.
I just have to say this is one of the most solid, hard working apartment managements I’ve seen in a long time.Handing any problems or issues ASAP and making sure I’m a happy resident.ABSOLUTELY THE BEST APARTMENTS IVE STAYED AT YET!
Absolutely terrible customer service. Have been living here for over a year and the management changed Jan 2022. Since then, new. office staff is rude and passive aggressive with the most minimal requests. Thank god moving to a house from here. Would not recommend!
This Apartment complex is not only over priced but they mislead there customers !I was told 3 times by numerous leasing agents that if not approved that i would be able to receive my $200 deposit back immediately ! Apartment complexes always mislead you with information, take your money and treat you as if you’re a ignorant consumer , which violates the CFPB !At this particular property the person who was most misleading was James. I believe he just helps out at this location . What the manager needs to do is train him better ! The first time i came to Residences at Pearland Town Center i spoke with James , he was straight to the point and passive aggressive , which alot of leasing agents are now a days which is shameful but oh well that’s business for you ! i explained to him that i definitely make over 3 xs the rent but I have no credit , Im in my early 20s , so i would need to know if any of the fees were refundable , because i have ran in to complications at other properties like there’s .James proceeded to tell me the only thing you are charged for upfront is $60 because we are waiving the app fee (were touring the property at this time ) . We finished touring and asked him again what were the logistics for everything and also asked him to right down the information so we would have a clear visual of everything when we apply online .I applied online and contacted the apartment complex and let them know that I was ready to make the payment for app. Once James sent me the payment method it said that I would need to pay $260 upfront, I gave a call back to James and he insisted on telling me that I knew that the $200 was upfront. I explained to him that no he did not tell me that $200 of A deposit was supposed to be paid upfront, he told me yes Ms. Taylor I did tell you.. you don’t remember (sarcastically) , I said no you did not , you explained that the deposit can range from $200 and up but you never explained anything about $260 upfront, he’s started to go back-and-forth with me and I had to tell them hold on and let me speak so I could explain to him again what he explained to me the day before. He then told me if your denied you will get it right back , you will get it immediately .As I stated above James is very passive aggressive and has smart mouth no matter what he says, and I have barely even dealt with him and I can already see that from Jump . He rather hurry up and get his point across and interrupt you .That day i did not continue with the payment because i wanted time to think about if i should continue with a misleading property. I went back again , asked the same questions , and I spoke with Anthony this time , he explained the same process and said well if denied you can get your deposit back immediately , this was in person , now again i call and try to see if im approved , low and behold i was denied and then told i have to wait 30 BUSINESS DAYS FOR A REFUND , so you mean to tell me you all take money in a split second , lie about the policy and then tell me i have to wait over a month for $200 when you all collect $1100 + from residence each 1st of the month !! thats ridiculous and shows how these businesses belittle and underestimate the everyday working consumer with their drastic fees and misleading information to reel you into there property !I will definitely be contacting CFPB , BBB , CONSUMER AFFAIRS , someone needs to put a stop to robbing consumers and lying to them to make a profit off of them . ITS DISGUSTING AND INHUMANE !I RECOMMEND CONSUMERS TO READ ALL FINE PRINT , ASK QUESTIONS , ALWAYS KNOW WHO YOUR SCREENING COMPANY IS ,WHO IS ACTUALLY RUNNING YOUR NAME ! ITS A CONSUMERS RIGHT TO KNOW ! DONT LET THESE APARTMENTS MISLEAD YOU ! AT THE END OF THE DAY YOUR THE ONE PAYING MONTHLY TO THEM !

I specifically asked before moving in about pests they lied to my face pest control has to come every week ,washer and refrigerator were raggedy when moving in . They have still yet to fix my chandelier has been hanging out of ceiling since I moved it which is a hazard
This apartment complex is NOISY!! Moving into a shopping area we signed up for a certain level of noise, but we expected that it would get quieter after hours. It doesnt.
