IF YOU LOVE SAVING MONEY DON’T MOVE HERE!Even with the past indiscretions and lack of responsiveness I decided to forgo a bad review until now. I’m as I type residing in a nearly inhabitable home as freezing temperatures are expected again tonight and no one in the Mirror Lake Office has addressed my concern for proper insulation and holes in the door. I have requested numerous times for a check of my home for gaps in door and the integrity of my doors yet nothing. I have mold in my home since it rains inside my bedroom when there’s a storm and if it is cold outside it’s cold in my home as well as hot if it’s hot outside. My electricity has high rocketed due to lack of urgency to this matter. I have been a tenant for almost 2 years but I guess that doesn’t matter to them

It’s very discerning seeing multiple reports of people experiencing the same issues being locked out in the cold and no assistance from Emergency Maintenance. I called after 3 hours of no help got a representative name Kina with a supervisor named Amber that she had to contact on her personal phone because there is no available escalation at hand. Kina purposely ignored me on the call with dead air and not informing of what was going on. I’m asking questions while on the call in dead air and nothing is being said she finally responds after 2 minutes and says okay with not a follow up of anything she has been doing. she advised me to call a locksmith but they wouldn’t pay for it. i do not own these homes and pay for 24/7 maintenance just to be told they get there when they can. Kina was very rude and was not helpful at all she did not provide me with no further help or information from before and continuously left me ignored on the call but wanted to say she was helping.

I have tried to submit a work order that my garage remote isnt working but unable to because the link says i am submitting too quickly. I have called the leasing office and they sent me the same link that i am unable to submit a work order through. I informed them, called the emergency number that i was stuck outside in the cold at night and no one has responded, all I got was another email telling me to submit a work order from the same link that is not working. I know there are some good eggs in this place because i have had issues resolved in recent past, but there are also some people in that leasing office that are ruining these organization and its reputation. I pray the owners do an internal investigation and remove the bad eggs as soon as possible. Please when you see this review, i dont need an apology, just fix my garage remote i have been calling for over a week including calling an emergency line and nothing has been done.Update: I have gotten my remote key fixed. Thank you for your prompt response.

No communication at this place. And they charge you $75 for application then $150 for admin fees! I had a previous eviction due to job loss, eviction was eventually paid in full. When I spoke with someone there they told me they would work with me but would need higher deposit. So I provided all documents showing the eviction had been paid in full and they told me no after I paid all those non refundable fees. God doesn’t like ugly. 🙏

This review is for my experience with the neighborhood maintenance person, Albert. Although it took the maintenance office a few weeks to get to the tickets. Albert was a delight. He got everything fixed and quickly. He communicated well the day of prior to arriving and we appreciate that very much. Kudos to Albert!

So far I’ve never had issues with maintenance they have always been great. Its the property management that has always been the issue. I love the area but since the change in management things have completely went downhill. I also agree that they aren’t kid friendly. Kids get in trouble for playing during the day (non quite hrs) There is a little park with 1 bench and it’s not kid friendly and there’s no shade over it. The pond is always dirty and I was told the kids should play near the pond by management (I cudnt believe what I was hearing). There’s a green space with trees that no one uses because the trees are in the way and the lawn care service changed which means the grass gets cut less making it not a good place to gather or play. I think that green space should be turned into a pool area or a basketball court, or just an area for the kids to play. In addition they are charging $35 a month for pest control who doesn’t come out monthly. When I first moved here I loved it but since the new management it has not been the same. Also the gate is always broke and it’s suppose to be a gated community. I hope things can change soon!

Rat,and mold.Spoke with office and was told 12/5 is the 1st available their exterminator will come out and that I would have to pay and be charged for rats in my townhomeMind you pest control has been automatically included in my rent and I have NEVER seen them come to my address and now that I need them my name is being added to alist instead of the office personnel taking the initiative to say let me look into what we can do for you.Once I saw the rat walk my hallway on the 2nd floor I called right back and asked if she could get one of the onsite maintenance men to come assist me and was told thats not their jobBeen here for 4 years and I cant wait to leave

This place has got to be one of the WORST places to live and stay. They don’t upkeep the pond area or neighborhood. They say they have 24/7 emergency maintenance which is a lie. I have called the emergency line and the dispatch can’t even reach maintenance and they don’t ever follow back up with you.Maintenance won’t ever respond to your work order requests and the office doesn’t even want to help reach anyone because they apparently only deal with leasing. The leasing office knows nothing about anything going on with TBD Management.I have a work order I submitted after hurricane beryl and it was for a leak in the ceiling in the kitchen and also MOLD that looks like is growing and no one has still came to inspect it! This work order was put in on 7/9/24 and no one has still gave me an ETA or came. There are also other work orders that have not been responded to and they will not call you before coming to your home when they actually do show up. So, they will come and if you’re not home they will just leave and won’t even contact you or try to come another time.RUN far away from any homes from TBD MANAGEMENT especially MIRROR LAKES!You are better off renting an apartment.

I have been at this property for 4 years, unfortunately the new management company is extremely rude over email and the phone. I am so disappointed, and would not recommend this property to anyone else with the new management in place.We’ve had repeat plumbing issues and it took nearly a week without anyone resolving the issue, the window leaks whenever it rains and they’ve come and just patched right over it.The neighborhood is very anti-children, the sounds of kids playing outside should not offend people, yet we’ve received severally community wide emails addressing the “issue”.The front gate has gone out of order several times to the point where we could not physically get into our neighborhood for several days without waiting for someone to come out of the exit gate.I am extremely happy that we are moving!

We have been here for 4 years and since the change in management have had nothing but problems. I can NEVER reach a property manager! We have been without AC/Heat for over a week now and are getting the run around. If the property expects our rent in a timely manner, we expect our maintenance requests to be handled in a timely manner! We will NOT be renewing our lease. I would suggest not to move into the property due to lack of compassion, professionalism and it simply just is not worth it.

DO NOT MOVE HERE. The positive reviews have to be fake. Theres not enough good about living here to make of for the ridiculous experience that you will have dealing with the property management company. They will cost you time, money and stress that isnt worth it. They will not keep their word on making up for their outrageous mistakes. To call this place luxury is a stretch.

Having issues with utilities. TBD management cancelled our account with the electricity company and water/trash. The leasing office has no idea what is going on and I’ve been having this issue with no communication from TBD since November 2023(it’s jan. 2024). I was told we have to reactivate everything all over again. TBD does not communicate anything with us except for an email that I received with a bill for conservice. I also had issues with getting maintenance at the beginning for a few things. We did not have a garage key and our work order kept being “completed” when it never was. The mirror lakes contract states that we would receive a gate remote but we never did and I was told we wouldn’t and then I was told they were working on getting new residents a gate remote. We have been here for 5 months already and haven’t received a gate remote. Also, they say they have 24/7 maintenance but the maintenance only comes out twice a week that is what the maintenance guy said he was only available to do because he works at another site as well. The pest control only comes once a month and on a call basis which you do have to be home for too. We had a bunch of ants and roaches when we moved in. Then had issues with getting pest control out here when we first moved in because there is nowhere we can request it and the leasing office did not have the number or something like that. It was finally figured out but we just been having lots of issues since the company switched over. We do still have a few roaches in the kitchen that I spot at night. I still have not received any communication on what is going on with the utilities. Overall, the communication is very poor here.

We recently moved into Mirror Lakes. The community is nice, but the rental process was less than stellar. Im writing this review because I was looking for these details when we were deciding whether or not to rent with the community. I also hope this encourages the TBD management and Wan Bridge company to do a better job with the leasing and property prep process.We applied at the beginning of the month with a date towards the end of the following month through the leasing portal which would give us time to view the specific unit and make a final decision. We were contacted and told they wouldnt be able to hold the property longer than the 15th of the following month and asked to change the move in date. We accommodated the request which would still allow for viewing before we moved in. According to the date in the portal, the property would become available for leasing on the 24th of the same month we applied which meant we should be able to view it prior the move in date of the 15th of the following month. Well, up to move-in, viewing of the property was a no go. We couldnt understand what the issue was until move-in day.Heres my take on the experience:Lets start with the pros:1. The community is clean and quiet in a good location.2. The townhouse gives a good feel of independence with the perks of leasing, i.e. lawn care, maintenance of the property.3. The gates add a nice touch.4. Most of the rooms are pretty spacious.5. Considering the market, the price is good for the space.The cons:1. The rental process lacked compassion, communication of details, and transparency.2. We werent able to view the specific unit until move-in day.3. The lack of preparation to the unit prior to move-in is the worse I have ever seen while leasing.A. Upon move-in, the unit was still being cleaned. The carpet had recently been shampooed and was still VERY wet, which delayed anything we planned to move upstairs.B. The touch-up to the paint could still be seen on the walls, and the paint around the door looked like my two year old nephew did it.C. Clumps of paint drippings were left all around the door frame. Door hinges still covered with tape from painting.D. While doing the inventory sheet, I opened the oven door, and it wouldnt close back. The service attendant came the next day to repair it, and the whole door came off once it was opened fully. It was fully replaced with a new stove, but this is a rental. I shouldnt be the one to have to point out that the stove needs replacing.E. The bushes outside near the garage were burnt up with no leaves, etc. Its been a scorcher of a Summer, so I get it, but at least try to replace them.F. The garage became possessed and would go up and down on its own. I later discovered the company had just replaced the control panel just hours before we moved and werent asked to diagnose the whole unit, but to just replace the control panel. Well, the mother board was fried, so the whole unit needed an overhaul which we had to find time to be present for the installation.4. There are no new remotes for the gate, so you have to stop and punch in the code to gain access each time.5. The units are nice, but basic with no frills.Coming from a really great property there is a huge difference in the level of customer service, follow-up and compassion for the tenants that has been left to be desired by this team. After emailing and I screaming about the issues, I finally was contacted by management...for a second and havent heard much from them since to check on how things were going. The one thing I think is happening is they are severely understaffed.Its a great concept, but requires the proper staffing to maintain and run a whole community of rentals. I hope they get there, but sooner rather than later.Im hoping this review helps someone else to have a smoother process because this was really unacceptable Considering Wan Bridge is building more of these communities

DO NOT MOVE HERE!!!! We have been here for only a week and have nothing but problems. We constantly have issues with water flowing into our kitchen from the upstairs shower. Whenever I take a shower I always end up with a puddle in the kitchen. We have had issues with roaches since the day we moved in. I have made constant maintenance requests and still have not had my problem’s solved.

Don’t rent here if you expect to get the deposit refund back that is due to you! My husband and I lived in this community for 2 years and were never late on our rent and always compliant with all the rules and regulations. We had no problems until it was time to receive our deposit refund that is due to us. The move in deposit was $1,745.00 and I received a refund deposit in the amount of $370.00. I did not received a itemized statement of the charges. Just the check for $370.00 which I will not cash until I get what is due to me! I was charged over $800.00 for painting of normal scratched that come with moving….(painting is something that would be done anyway after someone occupies a space for 2 years) and $225.00 for Cleaning services. I hired a professional cleaning service and left the invoice proof in the townhome kitchen drawer as required. I told the regional Manager-Janet Roger’s that I have a video of the townhouse as proof of the move out conditions but she did not offer to see it! I have been calling since 9/1/22 trying to get this resolved and I get a promise for call back which has only happened twice out of approximately 8 or more calls. We meet all requirements so I just want what is rightfully due to me! This is unacceptable!!! Make sure you take pictures/video of your move out. If you don’t you’ll have the same issue I’m having and it will be your word against theirs!

I love this community! I work in medical center and can’t find a good place to stay with my kids and family. I ran into wan Bridge community and they showed me the BEST floor plan I ever seen! The community has a dog park and playground which is perfect for my family! I love to stay here!!!
