We recently visited Arbors of Sam Houston as we were looking for an apartment for our son, who is transferring to Sam Houston State for his sophomore year. We wanted him to be close to campus but out of the dorms, and this was the perfect fit. Since we traveled from across Texas, we had many phone conversations with the leasing team before visiting and thought we knew exactly what we wanted. However, once we arrived, we realized we preferred the floor plan of the model unit. The leasing agent was incredibly understanding and took the time to walk us through the differences, including the exact price change, so we could make an informed decision. We felt completely supported throughout the process, and it gave us peace of mind knowing our son would be in a great place even though we won’t be nearby. The leasing agent and management were warm and welcoming, which made the experience even better.One of the best parts? Since Arbors is right next to campus, he can walk to class—meaning we don’t have to buy him a car next year! Definitely a win for everyone.Highly recommend checking them out if youre looking for student housing in Huntsville!
I recently toured Arbors of Sam Houston with my son, who will be attending Sam next year, and we had a fantastic experience! The leasing team was incredibly helpful and knowledgeable, walking us through all the available options. We originally had one plan in mind, but they helped us find a more budget-friendly option that works even better for us. The units are spacious, with great walk-in closets, and we were really impressed with the study lounge and clubhouse. It’s reassuring to know my son will have such a great place to call home for his first year on his own. Highly recommend checking them out!
I recently visited Arbors of Sam Houston with my brother, who will be attending Sam. As his older sister, I wanted to make sure he was moving somewhere safe but still fun—somewhere he could spread his wings a little while still being close to campus. Arbors definitely fits the bill! The property is incredibly close to SHSU, so he’ll still get the experience of basically living on campus without having to deal with dorm rules. The units were super cute, and I have to admit, the rental rates had me wishing I was still in college so I could take advantage of student housing prices! The leasing team was great, and overall, I feel really good about him living here next year.
Went in with my friends for a tour and new management is amazing. From the leasing team to the managers, each took their time to ensure my questions were answered. Although I am looking for 2026, The Arbors did not make me feel like a bother. 10/10 recommend

I moved out and yet was charged over 700 dollars after move out for so called damages and so was my roommate. I was threatened with credit being effected and was told I’m legally obligated but they could not show me proof of where these charges are coming from. ALSO the entire time I paid outrageous rent for a college student for bare minimum living. I had constant bug issues, I’ve seen people’s apartments flood etc. I’m sick to my stomach when I think about my experience living there. be warned ‼️‼️‼️
Worst Renting Experience - Hidden Fees and Misleading AdvertisingI would give Arbors of Sam Houston zero stars if I could. I rented here from August to December, and I am extremely disappointed with how I was treated. The advertised rent of $499 is a misleading trap—what they don’t tell you upfront is that there’s an additional $150 short-term lease fee that gets added to your rent every month.This fee is buried deep in the 28-page lease agreement, and I was never made aware of it by the leasing manager. When I asked for clarification, I got no clear answers. I feel completely misled and deceived, as the website only highlights the $499 rent, which is far from the actual cost.I don’t blame the leasing agents entirely, as it seems like they are instructed not to disclose important details like this. It’s frustrating to see how companies use sneaky tactics like this to make extra money by hiding crucial information from tenants. I trusted them, and I was let down.Stay far away from this complex if you value transparency and honest business practices. They are more interested in finding ways to nickel-and-dime you than in being up front with their potential tenants. Don’t make the same mistake I did.

Also the best leasing agent is Sylvan he is so kind, always responds quickly, has great customer service and he has helped me feel so comfortable and confident while helping me get signed!
As an out of state parent it is very frustrating to hear daily that my child has no hot water.. I came to visit and did not have hot water the entire weekend. Warming water in microwave to have a hot bath is a hot mess … it seems that management is putting a band aid on a bigger issue … There is a major repair needed somewhere that needs to be addressed… no hot water is unacceptable … review as recent as 2/1/25

At the time of reviewing I’m a pretty new resident, only two months in and had run into an issue with the internet in my apartment. The situation seemed pretty hopeless with the closest appointment for a technician being available was on Thursday the tenth of October despite having called the internet service provider on the Monday of that same week. Leah from management however was able to put a word in and get someone to come by the next day. I have nothing but good things to say any time I’ve gone to the main office to speak with any of the employees, can’t recommend it enough after that!
I had a one year lease from August 2019 - July 2020. Although it was one of the most affordable places to live for a student, it was not without its issues. I paid $290 in deposits up front, $150 of which was an administrative fee while the rest was utility fees in the event of me causing any damage. Charged me nearly an entire months rent even though I could move my stuff in until the semester nearly started. There was a giant hole in my door that was poorly repaired, the carpet smelled, dirty air filters, a hornets nest, and there was paint splattered all over the linoleum floors in the common area and bathroom. None of it looked like the model. They even found a bullet shell casing in my garbage disposal after I put a work order in (the repairman blamed me for it). Best of all, it wasnt even cleaned well. They charge nearly a $4.00 convenience fee to submit your payments online every month. When I finally moved out, they sent me bill for several things to include cleaning fees of the room and bedroom (which I cleaned), carpet cleaning fees, $5.00 for a sink stopper, and a charge for 2 pet stains. I DIDNT OWN A PET. I had $145.00 in utility credits before they tacked on all these arbitrary cleaning fees. They sent my case over to collections which is barely any help at all. Happy apartment hunting yall.
I have lived at The Arbors for a few years now. Recently The Arbors hired a new manager. This was the change this place needed. Leah has come here on a mission to make this complex great again. They are funneling money back into the property and transforming it back into a great place to live. Almost weekly they have some sort of event or social gathering for residents to come together as have fun. I’m really glad to have stuck it out and see what they’re going to do here over the next year. The Arbors is a great place to live again!
I’ve had many friends live here, would not recommend. They lie and scam everyone. They are marketed as student apartments but are not flexible at alll. Maintenance will never come, office staff are useless, they are rude, and have laughed at my friends. They are definitely charging the buildings closest to the office for the electricity and water used by those facilities. Didn’t get my friend a mail key until 4 months after they moved in. The apartments are extremely overpriced and are of terrible quality. Broken drawers, caving in balconies, mold. They also have refused to do proper pest control, have lost leys. Friends have had packages stolen as well. If you do plan to live here save EVERYTHING, record your conversations, screenshot your maintenance reports as they might delete them. Take down everyone’s name.
My son lived at the Arbors for the past 2.5 years and has now moved back in for his graduate degree. Its an older complex, but we have never had any issues here. You can walk to class if you have car issues, the staff is extremely helpful, and maintenance is prompt, competent, and friendly. The new manager, Leah, is impressive. She has ensured the entrance gate is working, and that all maintenance issues are being taken care of. Thank you Taytay and Leah for working with us at move in to ensure everything was in order. Jason and Manuel were extremely helpful. Hang on to those guys!
Since being here under the new management with Leah the property manager, the Arbors have gotten much better. The gate is getting fixed and they cracked down on parking. Leah also personally worked with me on much needed maintenance in my old A3 apartment. Moving into an A4 has been amazing with the extra space. If you ever have any concerns, go to the office and ask for Leah. She cares to get the job done right and to improve this apartment complex overall.
We moved our son BACK into the Arbors of Sam Houston this past weekend and were met with smiles from everyone! They moved the sign in/key pick up process along and we received immediate help moving some unwanted furniture out of the unit on the same day we moved in. These apartments are located across from the field house, very convenient for walking to campus when the weather is nice!

Living here has been an absolutely horrible experience. My apartment has been flooded 3 times by 3 different appliances in the year that I’ve been living here (icebox, dishwasher, and washing machine) and it has ruined some of my furniture. I still have an open Maintance requests for a leak from 2 weeks ago that nobody came to look at. Luckily the leak stopped on its own. I’ve tried reaching out to talk about my experiences but no one has emailed me back and it’s been a few weeks. The only good thing I have to say about this place is the younger guys in maintance have been very helpful and sympathetic about it when they are sent out.
This is a totally honest review, and I will share all of my opinions about Arbors. (take the first part lightly as the first few issues were with old management, ever since new management came in this place went from 2 starts from me to 5!)First, some background: I’ve lived here for about two and a half years in a C2. But I’m about to graduate and need a place to myself, so I signed up for their one-bedroom, one-study, one-bathroom apartment.Recently, they got new management, and things have improved SO much. All of the issues I list shouldn’t be used as a way to judge the current management. They have gotten so much better, and Leah, the new property manager, has been there for me ever since I walked into that office and told her my issues. I would have to say this is probably turning into the best-managed apartments in Huntsville. I can really tell things are changing, and communication is also improving!UNDER OLD MANAGEMENTI will start from the beginning. When I moved in, the place was very clean, and I had a positive move-in experience. However, after moving in, I started noticing some plumbing issues. I put in many maintenance requests, but they would never actually fix the problem; they just temporarily made it work.In the middle of my stay, I had a carpet beetle infestation and put in a request, but they never actually did anything about it, even after I submitted many requests.UNDER CURRENT MANAGEMENTRecently, I started getting sick, and I went to the doctor, who said I was showing possible signs of a mold allergy. So, I put in a maintenance request to have them check for mold. there was a miscommunication, so they showed up with a mold remover spray and a rag, but then they didn’t really look very good for mold. so I started searching for it myself. I ended up finding mildew/ possible mold in the vents. I told maintenance, and they showed up and just sprayed and wiped the surface. after that, I went to the office and told them what was going on. as soon as I walked into the office and told them what was going on the property manager Leah came out that same day and offered to move my unit, and remove mold as well.And here is what I noticed.- For small, common, non-time-sensitive issues and repairs, their maintenance portal works very well. You can put in a request, and they will show up within a week or two.- For small, common, more time-sensitive issues, call the after-hours maintenance line, and they are pretty much guaranteed to show up the next day.- For maintenance emergencies, call the after-hours number, and they will send someone out at any time.THIS ONE IS IMPORTANT! for bigger maintenance issues (plumbing, bed bugs, carpet beetles, mold. ect.) go INTO the office and talk to someone. They will be able to get more information and work with you to solve the issue. If you make a request via the app portal, there’s no way for them to get all the information they need from you. the office is full of amazing people, and they would be more than happy to help you. this new management cares; I honestly recommend the Arbors. Things are really improving. When I discovered I MIGHT POSSIBLY HAVE mold in my unit, Leah offered to move my unit even though they weren’t sure if it was mold or not. on top of that, she didn’t just move me, so they didn’t have to deal with the issue; they sent a professional restoration company and TOTALLY cleaned the vents and removed any possibility of mold or mildew. She also addressed my old issues!At the end of the day, Leah genuinely cares. I’ve been in other apartments, and they would’ve gaslighted me like crazy if I came to them with the issues I’ve brought to Leah. Leah (and the whole team) have gone above and beyond for me and will for you too!I asked Leah to disclose any work they did to make my new unit ready for move in just for piece of mind, and she listed everything off and didnt hide anything! She is very honest and I believe that alone really sets it apart from other apartments. I trust them with my home and you should too! sign today!
I came to see if I could do a tour and when I walked up to the office there seemed to be a very heated argument happening outside the office and it deterred me from going on the tour. As a potential future resident it is very concerning to me that outbursts from the staff could happen like this. If this is how the staff treats each other then how would I be treated as a resident? I was excited to tour as I recognized some staff on the instagram, but that blond lady yelling and calling staff a problem had me concerned.
I would say the worst thing of all has to be the management. I had a lease that ran from August 2023 to July 2024, but could only live through December due to family issues. I paid the reletting fee when I told them my situation and, at the time, was told that if no one picked up my lease by July, the reletting fee would be applied to my last months rent.It is now July and Ive been trying to get this resolved for a few weeks now. Every time I call the front office, the agents will just write down the issue, my name, and say that theyll forward the message to management and that they should reach out eventually. Ive never had one of the managers reach out to me concerning the issue.I even called one of the agents twice a few days prior to my last months rent being due to confirm that the reletting fee would still be honoured, and she assured that it would be and even provided the balance that I would owe when the reletting fee was applied to my account. I mailed a money order with the remainder of my rent, and it shows that it arrived to them weeks ago addressed with the last date to pay the rent without late fees being applied to my account.Also, concerning other issues throughout my stay, I didnt receive information concerning my room or my flat mates until I walked into my apartment labelled with the number. My flat mates received no notification that they were receiving a flat mate, and thusly werent home to clean or lock up the dog and cat roaming the apartment. They had been using my room apparently as storage for broken and extra furniture when they were able to access the room, and when I was supposed to move in, they had to go through the window in the room in order to unlock the door because I didnt receive my set of keys until days later. They also had problems with my first months rent, saying that they never received in the first place, even though I have receipts dating back to August 1st saying that I paid the balance before I even moved in. Also had to deal with a roach infestation for a little bit, but apparently go resolved somehow.If you ever have to choose a place to live in the Huntsville area as a college student, dont live here, even if they have some of the lowest rates in the area. Its just not worth it.
Arbors is a great place to live! I chose the studio unit and have lived in it for over a year now. Only had one issue with my sink drainage, but Arbors maintenance team is always reliable.Also I love the location since its really only a 5 min bike ride/ 10 min walk to campus.Only real complaints is that I wish they would leave the club house open 24 hours, but unfortunately it closes at 5 every day.
I have lived here for 5 years throughout my bachelors and masters degree and it has always been hassle free. The management has always been helpful and kind. I highly recommend living here since it is a 5 min walk to campus. They have community fun days throughout the year from pool parties to crawfish boils.

I have loved living at The Arbors! The location could literally not be any better! The office team is so awesome! Laci has been so helpful! Seriously wouldn’t trade living here for anything.
My daughter is happy at this complex, the change of staff has been amazing. Management is on top of getting the property back to tip top shape. Maintenance always very professional getting the work done right the first time.
Son moved here for school, they started his lease on the first and told him he couldn’t move in until the 15th because the apartment “wasn’t ready”-then when he moved in they had him fill out a paper stating the things wrong/broken-none of these things were fixed the entire 10 1/2 months he lived there (kitchen faucet never worked properly). He signed a 12 month lease starting in September and they told him that his lease was up on July 1st. When asked what happened to the last month-they said “That’s when everyone’s is up”. He asked about his deposit and they said he needed to clean his microwave and kept the deposit. Basically, after living in a place that didn’t get repaired for 10 1/2 months, not being able to move in when promised, having to move out sooner than expected they decided to put in his credit that he left owing a month’s rent!!!?!? They actually were paid for 12 months, kept the deposit and he was only able to live there for 10 1/2 months. Not to mention he paid for the “furniture package” with his rent every month and was told during the “walk thru” that it came with a table and chairs but when he moved in they told him “Oh, we stopped including them. Sorry”. We could’ve gotten one before he moved in had we known. This place is a joke. Misrepresenting what’s included/when you’ll be able to move in/have to move out, trying to ruin people’s credit, and very unprofessionally operated.
Not a horrible place, but how they handle money is awful... I get off work at 5pm, I got to get a money order at 5:30, refreshing my balance to MAKE SURE I have the correct amount on the 1st of the month. Then about a week or two later, im told I have a late balance. They dont post utilities until AFTER the 1st but only sometimes, something to do eith their system. This late balance did get reversed as a one time thing, so I appreciated that, but then my utilities money order just sat in the office for weeks. Its the 1st of the month and now Im seeing that it never went through. Lucky, I went in a d talked to them, theyre unsure why it wasnt cashed in earlier but told me to just subtract it from what my current balance is and theyll put all three (utilities last month, this month rent a d utilities) in at once, so no extra money to send in. A bit of a hassle. Ive been here for about 5 months and this just happened back to back months. All in all hasnt been the most hassle free expirence. I will say though the units themselves are nice, especially for their age. Youll get a very nice looking unit upon move in! So thats a plus, just as someone who lives by the cent, the money stuff has been a huge headacheAlso if you want the scholarship, apply a semester to a year in advance before moving in. I applied when I moved in during the fall of 2023 and now that Im graduating and me lease is about to be up in July, they JUST now gave me an answer and decided to award me the scholarship!.... starting in fall 2024. So expect to wait 1 year before receiving a crucial and much needed housing scholarship. Thanks ig for decided I needed it enough? A little late considering Ive been penny pinching the entire last semester a d had to pull loans to pay for school...
My Daughter and I stopped by to check out the Arbors and we absolutely loved our experience. We worked with the Assistant Manager and she answered every question we had plus some! We are currently in the process of apartment shopping and not looking to make a final decision at this time but the Arbors will most definitely be seeing us again soon. The office was well put together, extremely clean and the staff was super friendly and kind. We will be recommending any friends looking for an apartment to this complex!
If you do sign a lease here, make sure the lease end date is the last day of a month. They do not prorate rent for your last payment and make you pay a full month rent while they get the apartment ready for someone else to rent. My daughter has a lease end date and has to vacate her apartment on July 15, 2024 but has to pay rent through July 31, 2024. Dont make this costly mistake!
I signed for a year I wouldn’t live here again i have lived in a couple apartments in Huntsville and this is by far the worst one in my opinion the office never answers your calls EVER it’s so hard to get in contact with them. I’ve called to have my rent amount confirmed and they gave me a a different price on the phone and when I paid rent that month i was charged 50$ extra for not paying the correct amount even though I called and asked I will say I did get that charged disputed because it was insane but I had to talk to the person that’s above the supervisor I will say maintenance is amazing I never had a issue with them. Also my restroom has an air vent pipe that drips ac water 24/7 so I can’t take baths if you need anything done you have to go to there superior other wise it don’t get done i called them 3 times right now got put on hold once for 8 minutes called again and didn’t answer me they need to do better with the front office situation and always having somebody present I’ve had better experiences with other apartments I won’t be back. I understand most students who stay at these apartments have finical help from their parents but some of us don’t so we take our living situations more seriously
I lived at Arbors from August 2023 to July 2024, while living here I had no issues or complaints. Around November 2023, I renewed my lease for July-December 2024. Due to some schooling changes, I started the reletting process to have my lease renewal taken over. I paid the reletting fee, and was told in early July that they had found a new tenet to take over my lease and that I needed to be moved out by July 15th. I moved out, turned in my keys, and August 1st i got an email saying I owed rent. I had to call multiple times, each time being told they were going to take my name and phone number down and get back in contact with me but I never received a call back. Finally, after a few days of calling, I was able to talk with a manager and I was told that the rent that I was being charged for would go away after the new tenet moved in on August 10th. Now, August 24th, I’m receiving emails saying I still owe utilities AND rent. I called twice, no one picked up. I was told my issue would be resolved, but for some reason I’m still being charged rent and utilities for an apartment I moved out of over a month ago. Very frustrating!
This is my first college apartment, and to say it’s the best would be an understatement!! I have the A4 one bedroom and it’s perfect! I’ve been here for a little over a month and I’ve had no issues. The office staff is very kind, and whenever I have questions they always have an answer for me. If you’ve considered staying at the arbors, let this be the review that helps your decision!!
My boyfriend and I moved in to the Arbors in August and we wish we knew how amazing it was before! We love our balcony and watching the sunsets from it. The events they host are actually fun and entertaining! We love our 1 bedroom apt. It has so much space, especially the walk in closet! Maintenance is friendly and quick. They even offer covered parking! Great for Huntsville weather 😉
After the stresses of move out day I had left a couple of items behind but Silva (I hope im spelling that correctly) was kind enough to help me load everything to my car. The leasing agents are very helpful and the distance from the school is a nice deal! Thanks again Silva!
I’ve lived here for two years and I love the location. It’s so easy to walk to campus so I don’t have to pay for parking! I also enjoy all the events the staff put on for the apartment, there’s usually free food!
I lived here from August 2022-July 2023 and these apartments, while some of the cheapest for student living, are bad in regards to response time. Living there was nice, there weren’t many pests or anything really noticeably wrong, however the first day was a mess—so I recommend stacking yourself with a lot of patience (I do hope the staff can hire more help, with how many people who move in they seem to have trouble helping everyone). Maintenance was sometimes slow, but when they did come they helped. Pest control was fast, and helped. The only big issue I had with them was communication and my payments after my contract ended. It was two weeks until my account was changed to reflect what I actually owed as they overcharged me for rent. I emailed within the grace period they gave me to pay, and nothing was fixed until a few upset emails later. Overall 3/5 stars as the employees (staff, maintenance) are nice and amicable, however the management seems to need some work.
Honestly the best thing this apartment complex has is the price. The Arbors has the best price in Huntsville but the apartment are not in good conditions. My A/C unit keeps shutting down out of nowhere. When we moved half of the apartment didn’t even had the doors on and it wasn’t clean (specially the carpet on the bedrooms). Also, the fact that my car was broken into and the gate of the apartment complex still doesn’t have a code is just crazy.This place has great potential but they need to take care about the units and safety of the residents.
If I could give a 0 I would from the cockroaches and dead bugs in my unit on day 1 after being told I would have a satisfactory unit they didn’t even bother to walk through, to them ignoring my calls, work orders this place is aweful. They locked the gym up and not there at the office despite the website clearly saying they are open till 5. The staff never could answer my questions about rent and made every excuse possible before I found the solution to my problem. Do not tenant with this apartment.
Ive lived here for almost 3 years and plan to stay until I graduate. These apartments are by far one of the best deals on 2 bed 2 bath compared to the competition. I also love that they always try to hold get-togethers and events to get students to socialize! It really helps me feel like I still got a somewhat normal college experience after starting SHSU during peak covid in 2020!

The office staff is absolutely amazing! They are always helpful, have a smile on their face, and very personable. I have never had a bad interaction with them and Brenda and Marilyn are always willing to jump in and assist when needed. It’s great to see management so involved. The apartments are very nice and maintenance has always come out within 24 hours to fix any issues. I highly recommend living here!
I love Living at the arbors. It’s an easy walk from campus , has free Starbucks in the clubhouse and is very pet friendly. I have Already recommended the Arbors to many of my friends. Great experience and amazing staff.
What a turn around! This new management has gone above and beyond to make sure all of my previous concerns have been addressed. If I hadn’t graduated I would definitely be here for another year!
Please listen to the reviews. Everything everyones been saying is true. Maintenance does take a very long time. Though in my experience, the front office workers have been kind but this has still been by far the most inconvenient apartment complex I’ve ever stayed in. If you are looking to move here PLEASE reconsider because you are doing yourself a great disservice if you do sign here.If you’ve already signed your new sentence please plan as soon as you get the keys inspect Every. Single. Part of the unit. Especially if you’re anything like me and don’t really know what to look for. The first place to look is in the vents for mold. If you don’t have a step ladder please buy or rent one because you would think that they would look and fix everything in the unit before a new tenant moves in, think again. I called on the weekend and was told that they would come sometime in the week but a week later I checked the maintenance request history and seen that there was no request filed for this issue.. I made the request that should’ve been made when I called.I’ve been living with this since I signed the lease in May. Since then I’ve wondered why I’ve felt so bad for so long when I stepped onto my newly purchased step ladder to put up lights my suspicions were confirmed. I didn’t want to Write a whole novel but you needed to be warned. I hate writing negative things but I hate having to constantly ask people to do their jobs even more.Good luck with your apartment hunting. Hopefully you’ll find a complex that takes tenant health seriously.
Bunch of BAD experiences started adding up over time at this place.Maintenence doesnt show up on the weekends... Our fridge broke on Friday and by the time they showed up that next Monday ALL of our groceries had melted or gone bad. We asked for compensation but that didnt happen.Also our utility bill was THREE MONTHS BEHIND at one point because they switched companies so rent was significantly more than usual on multiple occasions and I did not appreciate that.The management is also in a disarray. When the freeze happened my apartment on the 1st floor flooded and I got moved to the 3rd floor. I understood the circumstances at the time and wasnt mad about that, what I AM mad about is that I renewed my lease before I moved rooms and wanted to be on the first floor again and was assured multiple times that I would be on the first floor but ended up back on the 3rd floor. I called multiple times and was always told and promised different things by different people but they were all empty promises.The scenery is good, the location is good and everyone is friendly, the dog area is pretty small but its better than nothingThe bad definitely blinds me from any of the good that this place has.1 star.
This is my second semester living here and I have never had a complaint or issue. Except for today I come home to a bright orange eviction notice when I payed my rent on time as I always do. When I called it appeared they lost my check and needed me to send a photo of my receipt. I went to the office to make sure everything was handled and complained about the fact that they rushed me when I went to turn in my check for the month and failed to treat me as a human as it seemed other people were more important. Of course rushing is going to lead to mistakes. They told me it wasnt their fault or their staffs fault even when I pointed out who did it. When I told them I would appreciate a call before posting an eviction notice they said thats a Courtesy they didnt owe me and placed the eviction notice on my door instead. I truly did not appreciate this incident or the way it was handled in the end. I am leaving as soon as I am more financially stable and DO NOT RECOMMEND THESE APARTMENTS unless you are looking for more stress on top of the stress college life provides. Also if you ever have any maintenance issue which you will such as water leaking from your ceiling and the refrigerator being to big to open the laundry room they will not fix it or care for you ! I literally have to open the fridge and freezer in order to be able to open my laundry room every time its a waste of electricity. Im very upset and am sure they will keep upsetting me until I leave. Most importantly these apartments ARE NOT SAFE !!! The doors do no lock correctly and they will not fix the doors no matter how old they are. If you want to be safe and happy DO NOT SIGN A LEASE HERE!!!!!
**Update 10/4 The new manager reached out to me with a resolution. I appreciate her sincerity and effort to make it right.So frustrating. Terrible customer service. Employees/manager unable to respond to phone calls or emails. Left a voicemail with the company they outsource the move out fees with and they are also unable to respond with a return call. My son lived in two different apts at the Arbors. Both were filthy upon move in. Maintenance report put in for the first one for the towel rack that was only hanging on one side…never fixed the entire year. Cabinet doors not quite right. AC vents disgusting and needed to be replaced at move in. Moldy showers in both apts. Second apt. at move out charged a total of $210 for carpet replacement and cleaning. The apt above had a leak that damaged his carpet. Maintenance told my son they would replace the carpet after he moved out…apparently we are being charged for that? Dishwasher didn’t work and maintenance was requested. Never fixed and never used but charged $30 for cleaning? I begrudgingly paid these fees out of pure frustration and not wanting this to go to a collection agency. Extremely frustrated with the inability of the front office, the outsourced move out fee company and manager to respond.
Moved in a month ago and am enjoying the place. The staff are very helpful and Sylvan always answers any questions I have.
Had help from employee Corey Bunyea and he was amazing help. Helped with every step of the way from move in to setting up internet without any problems.
I lived here for two years. They do not match accordingly on roommates and had to file a complaint on mine and move out. The girl moving my lease never replied back to my calls and when I went in person I never got any answers. I was told the head manager checked my apartment before moving in. My entire dish washer was coming out of its place, there was trash in the drawers, and dirt all over the floors when I moved in. I also had another resident park in my covered parking and when I called the office someone told me to write down the license plate number and they would fine the resident, when I went into the office and talked to Marilyn she didn’t know anything about that policy and couldn’t give me any information on it at all. None of the employees in the office communicated with each other and the only one who had any idea what was going on was the Hispanic guy, I believe his name was Ryan, who worked there. They had inspections going on for weeks and couldn’t give a date when they would be done because I had family coming over for the weekend. I was also charged late fees multiple times because they didn’t cash my check yet and had to remove them. I saw that they “fixed” their gate but when I lived there it was never fixed. There has been multiple break ins and they never addressed anything. I wouldn’t recommend living here just because it’s close to campus, just live further away and take the shuttle. These office employees aren’t worth the hassle and definitely need a team meeting to go over all their policies to better their communication with their residents.
The distance to campus was a big plus for me, allowing me to walk to school instead of driving and paying for parking. Maintenance is usually done within reasonable time. It’s not a luxury apartment but that comes with a higher rent price so it’s reasonable for what you get.
My son is a current tenant. We signed a 12 month lease. We had several issues getting the lease correct. The leasing agent made several mistakes and we had to e-sign several times. We applied for only a 12 month lease as we knew my son would be moving back home this December. We gave our 60 day notice October 28th. My son also received a call from the office asking if he was going to renew the lease. After giving notice we were informed we had a 18 month lease. The lease we e-signed is correct for only a 12 month lease. The lease they produced has all the terms and information for a 12 month lease correct but has an ending date of July 2022. We have tried relentlessly to work with Tim Guzman and the assistant manager to resolve the issue. We have been given the run around since the start. The name and phone number they gave us for the corporate office are useless. Its been a nightmare. Do Not lease from these people. No customer care or service at all. Weve had other issues as well. Mold in closets, broken pipes, issues with water. They were close to campus and affordable. Our experience has been horrible and is still not resolved!

Do not live here or send your children to live here. Even a scholarship would not make the pains of living here worth it.Our apartment currently has not had clean water for 16 days. We have notified the office multiple times and the Huntsville city water department has investigated the issue multiple times. We have contacted them multiple times and submitted formal repair requests but management has repeatedly ignored us and dismissed this issue with hostility.My husband and I have had nonstop problems here and we only moved in 6 months ago. The units you are given do not look anything like the model and are dirty when you move in. The front desk has repeatedly misplaced payments and overall has been disorganized and incompetent. Our water has been turned off for maintenance about 1/7 days since we moved in, and we are not even warned/informed about it 1/3 of the time. The grounds are a mess, fencing has been broken down since weve moved in, pools are dirty more often than they are clean, pet refuse is everywhere.
I’ve stayed in 3 different apartments in the Huntsville area. The arbors by far has been the best. The management and staff are super sweet and VERY accommodating. They do everything in their power to make sure you get what you need , and that you are a happy tenant. I enjoyed my stay at the arbors and will miss residing there. If you want to live somewhere that is caring and enjoyable , sign here.
The apartments themselves arent too bad, however the management and maintenance men are. You can email, call, and show up to the front office, and nothing that you need fixed will ever get fixed. On top of that, they will overcharge you way too much when you for utilities and whenever you move out. I did not own a pet and I got charged for a pet damaging fee and when you call to talk to them about it, they are not in the least understanding. Regarding the maintenance men, they do not knock, they hardly ever come, and when they do come, they leave their trash all over the place. I lived in a one bedroom apartment there and after the one time that the maintenance men ever showed up, they would not quit looking at me and it made me feel very uncomfortable. One of the guys took off his hat and left it in my apartment and I had called and emailed the front desk asking if I could drop it off there, and they never answered/did anything about it. On top of that, the maintenance men had walked into a friend of mines apartment without knocking and went in the rooms - and there was not maintenance request for that apartment. The management do not seem to care about their residents, only about taking your money. If you are considering this apartment, I would suggest looking elsewhere.
Its a dump, horribly managed, and the security gate has been broken forever. The A/C units are not capable of cooling the apartment, low water pressure, appliances hardly work - and you can forget about having anything timely fixed.
DO NOT LIVE HERE! This apartment complex is the worst in Huntsville TX. Bad communication, and bad management. They will charge you hidden fees and they will never communicate it with you. They will just send you to collections and not tell you what you owe. Very unprofessional complex. I’ve called and emailed the arbors multiple times over issues I had with payments but they always dogged my calls/emails. Very disappointing apartment complex. 👎
I like the layout of the house and Im giving this one point for it. The kitchen cabinets of the house are peeled off and the air conditioner is leaking water into the bathroom. I cant use the bathroom and toilet, so its a really difficult situation. In addition, they told me that the item is not included in the price at first, and then I wrote to another subject via email and they said that the item is included. When I stated that I did not understand this situation, they rudely emailed me. I am not at all satisfied with their way of communication and in general, I no longer believe anything they say. There are also missing items in the furniture of the house. So no one lived in these houses for 2 weeks and it didnt make any sense to be so lacking. Also, even though we wiped the bed, its still in a filthy and disgusting condition. Only two people work as maintenance and naturally they cant keep up, the office has to solve this situation.
Dont let the closeness to campus tempt you! Do not live here! The unit they show you when you take a tour is nothing like the unit youll be staying in once you sign your lease. The unit my roommate and I looked a unit when we did our tour had nice hardwood floors, but the unit we ended up getting had super old/nasty carpet and you could tell someone had a dog living there previously (even though dogs arent allowed in 3 bedroom units). The gate NEVER works, so SHSU students take all parking spots to get around not having to pay for parking. We had ants in our unit for several months and they would get into our cereal and other pantry items. Weve also had MANY issues with maintenance. We put in requests for items to get fixed and they never got done, or if someone did come to fix what was broken, it broke again the next day.The office staff is super nice and helpful though!
[UPDATE]: It’s finally time to move out and the gate still does not work and the security camera is literally hanging by a zip tie. If you value your money DO NOT SIGN HERE. I currently live at the arbors and regret renewing my lease more than anything. This used to be one of the most affordable places to live near campus but even after they raised the price and made some “renovations” the place still sucks. The gate never works, the apartments are cheap, and there is constantly something breaking. Not to mention the staff who never seem to know or be helpful with anything. You can find something better I promise.
DO NOT WASTE MONEY ON THIS PLACE! They waste money on countless mixers/parties, instead of fixing the gates, keeping the pool clean, and fixing broken “amenities” here and there. Just because you’re a resident doesn’t entitle you to a parking spot either. It’s $35/mo just for a parking space. Their parties will keep you from getting sleep, the staff will never see to it that you’re taken care of, and it seems like they just want to squeeze money out of their residents. I have put in multiple maintenance requests for months now for an air filter replacement which has still not been taken care of, but they probably can’t afford air filters anyways. I wish I had known all of this before I signed. It’s no wonder they beg their staff to leave positive reviews.
Apparently, Location is EVERYTHING! is the only thing this place has going for it. The people in the front office are switched out, quit, or are fired every month because you will have a new case worker for your apartment that will not know your name or who you are. You are not guaranteed anything here, meaning that if the front office tells you something you shouldnt believe it.I have had to double lock my door because the maintence workers like to unlock your door and come in without any notice. I have a cat here as well and every time they are fixing something they leave the door wide open for him to run outside.My apartment was flooding one night and I called the emergency maintence service and no one showed up for an hour. Afterwards, they charged me $90 for carpet cleaning. They also forcefully moved my roommate and I to a different apartment in the middle of our lease because the balconies on our building were falling down.There are gnats coming out of sinks in every apartment and they used to shut the water off regularly. Bottom floor apartments are the worst, however, because we were constantly getting ant problems, roach problems, and gnat problems. Furthermore, if you ended up having a pest problem and decided to report it, no one would ever show up. I had to walk to the front office and tell them in person.Calling the front office is useless here. Whoever takes the phone calls, will never write anything down. This just means you are wasting your time contacting them via phone.Truly, the only thing worthwhile here is the location. Because apparently, location really is everything they have to offer
Management and staff has been very organized, helpful and courteous through all our dealings with the Arbors! Amenities, rooms and offices are very nice and kept new. Good pricing compared with others in town. High level recommendation!
Overall the Arbors of Sam Houston has been a great place to live. I love going to the events that they hold and there is almost always free stuff in the office. Im just not satisfied with the maintenance I have been studying for my summer classes and getting ready in the dark for the past three day due to my bedroom light not working. I have also been asking for a new toilet lid since I moved in almost a year ago. I understand that they are fixing apartments that tenants just moved out of, but I am living here right now and dissatisfied. I just really need my light fixed and I would love a toilet lid!
I have had the worse experience living at the Arbors of SHSU. My apartment flooded 3 TIMES in a span of 2 years. It flooded because of my laundry machine those 3 times. They should have replaced my laundry machine from the start, but they were too cheap to do so and only kept repairing the machine with unneeded parts. After the third flood, they finally realized that I needed a laundry machine. They ordered one 3 months ago and I havent received it since. The dirty water from the kitchen sink ended up in the dishwasher. We put in multiple maintenance requests and all they ever did was clean the dishwasher, rather than figure out why the sink was putting the dirty water in the dishwasher. They never fixed it. It got to the point where the dirty water created bug like gnats. The dirty water gnats got into our fridge and infested all of our food. We called the main office and all that we were told to do was to clean it ourselves. When me and my roommate first moved to the apartment, the sofas and the cushions smelled so disgusting, and were covered in animal fur. We asked them to clean it and they never did. We lived in the apartment for 2 years without ever sitting on those sofas. I do not recommend moving here at all! I payed over $600 dollars a month (too much for a student) to live in a flooded, bug infested, disgusting apartment.
I have had a work order in for a little over 3 weeks and every single time I call the office, they give me the run around and say that they will look into it. Also, if you live in the 3 bedroom, dont expect to have a living room light, you will have to provide your own. They will also make promises when you sign that they never follow through on. Overall, there are much better apartments at much cheaper rates throughout Huntsville, look into those before considering this place.
I have lived at the arbors for almost 2 years now. Everyone at the office has been very helpful and they are always ready to help with any problem I’ve had. I had some roommate issues this past year and needed to move to a new building as soon as possible they were so helpful and kind in this process and made it so easy to move. I love the arbors very much and wouldn’t want to spend my college years anywhere else!
So far Ive been living here for a whole week. The apartments are decent, the staff is very helpful, there are no damages, its close to campus, and its inexpensive. I was impressed with the way it looked at first glance but the longer I was here the more nasty stuff I kept finding that wasnt mine. The place is poorly cleaned. I have a 1 year old son here with me and he finds everything. Its patches of hair in the kitchen and bathroom, beer bottle cap, fur, and the drawers smell like cigarettes. So of course now my clothes smell like cigarettes. Im pretty grossed out. I havent called the office because I dont think theres much they can do about the problem. Dont make the same mistake I did and make sure you do your own cleaning before you move your kids and things in. Other than cleanliness, everything else is fine so far.... Fingers crossed
The unit has new flooring and fresh paint. The front office personnel are very nice and seem accommodating so far.We had several issues with the unit, but the office manager went above and beyond to rectify the situation. I originally gave this property 1 star, but adjusting to 4 stars because of the effort towards and thru to resolution.It seems office management will do all in their power to accommodate.
I loved the size of my two bedroom apartment and that closet!!! OMG, but when we moved in the washer and dryer did not work. Other than that, it was a nice size and good price for the size of the apartment. We had a lot of problems with pest and I do not do well with bugs. When there was no pool parties, it was really chill and quiet place to study! Didnt have a problem with any of my roommates, they did a great job with matching and it was a nice walk to campus. The reason why I gave this apartment a two is the front office staff. Not everyone, but majority of the people there was horrible and the manager blamed it on the staff being college students!! That does not make it okay for how they treat the students and how rude they are.
I recently moved but I lived there for about 2 years.Pros: Close to campus. Some of the staff was very friendly especially Emily O, she is the BEST!Cons: the exercise room is small & sometimes maintenance takes forever to fix something. Every time I came to the pool it was always dirty.I would room with someone that you know rather than getting roommate matched. A lot of the students speed towards the back so if you care about your car drive slow.Depending on where you are it can either be very loud or quiet but again that depends on where you are on the complex. I was lucky enough to be somewhere where it wasnt too loud.
The on site property management here leaves a lot to be desired. There is a couple leasing associates that are quite friendly, but that is about the only positive experience I can say I had with them. Conflicting and inaccurate information seems to be the norm. Dysfunctional and chaotic, at least in my finite experience. Simple questions like Do you have any one bedroom availability? have been answered with I dont know how to check, can I have someone call you back? or we are too busy to assist right now, can you call back later?. Its wild and unbelievable. Students were without Internet for weeks or months after moving in (Fall 2021), and some even without washer/dryers for a few weeks. Timothy Guzman is the property manager here. I understand that he took over a pretty rough situation, so I can not in good conscience say he is the culprit in every issue. Im sure there are a number of these issues that are not issues he has created, but just issues he has inherited and is working to address. With that said, he has demonstrated nothing short of a dismissive posture towards every issue I have brought to his attention. His lack of empathy and overall sumg demeanor is extremely off-putting. He comes off as arrogant and disconnected. I can say confidently that interacting with him has been the most belittling interaction with any professional I have ever experienced. Its shocking and disheartening. You hope for a level of professionalism and care from upper management. He lacks both. If I was the owner I would not want someone like him to be a face to any part of my business. As long as he is the property manager here, I would caution every student to stay away. Its not worth the stress. Pay more, and go elsewhere. You do not want a similar experience to mine. My lease started in August 2021 and I only lasted a few months till I turned in my reletting forms (Nov). I am technically still an active resident here (through July 2022) and going through the reletting process. Tim hung up on me while we were talking on the phone just this morning (Jan 6th 2022) and and now has instructed the staff to not answer any of my questions or assist me in any way when I call. Wildly unprofessional and overall disrespectful. Thankfully I was able to get in contact with his supervisor which brings me to Brenda. If there is one bright light here, that is the community manager Brenda Goodlin. While she is not on-site, she is swift with her assistance and genuine with her care. After months of trying to work through and understand issues that the on-site team created/ or couldnt answer, she answered all of my questions in a quick phone call. She makes you feel heard, valued and cared for. She embodies what a good manager should be. Professional, knowledgeable and kind. Whatever she is being paid, double it. She is a valuable asset.
First I’d like to say with student housing you are likely to find issues no matter where you go. But I can honestly say that the Arbors of Sam Houston staff responded promptly and efficient with my request. Woke up in the morning with a flooded apartment (most likely due to storms we’ve been having) along with the dish washer not working. I went to the front office with my complaint and was immediately responded to and fixed with in an hour, I’d like to thank the whole staff maintenance and office for going above an beyond to fix my problem! Big shout out to maintenance staff member Ms.Rosie who immediately responded and helped with all issues also thank you to the front office for contacting and having sent out the steamer with in minutes to help shampoo carpets afterwards. I’ve lived at couple apartments while living in Huntsville and experienced only the best at the arbors truly has taken care of me as a resident and I thank them for that! ☺️
The Arbors is on the come up for sure with a better and more caring team, renovated units and they are the best priced student living in Huntsville. This is quite a long review about my experience but one I think people will find helpful! I lived here 2017-2018 with no issues, I only left to move into a house, but now Im back!! Theyve done renovations since Ive lived here the last time and it really elevates the space! Arbors has the BEST PRICING in town for student living with individual leases. Since Ive left theyve gotten new staff members who have given me the BEST CUSTOMER EXPERIENCE Ive ever received with apartment complexes! After revisiting them today, I am so confident that I made the right choice to move back here! The staff really has gone above and beyond!When I went to sign my lease a while back, my leasing agent, Marilyn, gave me the full run-down of what they have to offer students here. When we got to tour the unit, she explained all of the renovations that were going to happen, and I was so excited! She was so sweet and helpful with any questions I had! She didnt rush us through the tour at all and took the time to answer any questions, even the dumb not so important ones with a smile on her face!So even though I signed the lease a while back, today I returned to view their model unit to see the renovations they had done. My leasing agent was assisting another group, so Caleb gave me a FULL ON TOUR knowing that I had already signed a lease, so he really didnt have to sell me on anything. He had so much personality and enthusiasm and on top of all of that, he was still professional in telling me about all the Arbors have to offer and about whats new. He was also able to answer all of my questions regarding all of the new things!To Marilyn and Caleb: THANK YOU! You both have given me the BEST experience with the Arbors-- something I didnt necessarily have when I lived here the last time! Im now the MOST excited to move back in. You both definitely left a lasting impression with me and my roommate! #lovewhereyoulive
Edited: they finally found a sublease. So originally we were having an issue with communication and the office was not really clear about how subleasing worked. They pretty much did not disclose how it worked leaving out key info. The owner of the building connected with us and with the urging of my son, we deleted the review because the owner said changes were made. Well, 2 months later, no change in office communication. Parents beware. Do not let your child sign a lease without you reading it. We paid over $400 for them to find a sublease for us. Three months later, were still waiting paying full rent without being able to live there. The office will not tell us where we are on list to get the room rented. They will not forward to us the paperwork my son signed. They sent us a bill for over $5000 for the full years rent. When asked the probability of them renting out this room, we were told the chances are slim. I take full responsibility for not looking at the lease. I had to sign for the first year he was there but didnt have to sign for the next year. Parents, warn your child about signing or go somewhere else. Ill update monthly. If they sublease since we paid for them to find a renter for us, Ill update this review. So far, money paid for this service was wasted.
DO NOT MOVE HERE !!! I was a resident for 2 years here. I moved in and filled out a move in/move out form and listed everything that was already damaged within 48 hours and nothing was ever replaced, fixed, or addressed by maintenance. I recently just moved out in July and they billed me for common area carpet replacement when I had hard wood floors in my common area. They gave me the run around about providing proof of this so called “damage” for the “common area carpet”. I called and emailed both property manager and a representative from the billing company and both could not provide me solid evidence of these damages or even paperwork. Said the old manager just “walked out”. Not to mention the property manager who never responded to emails or calls during the freeze!
Edit and Update: really dirty rooms with disgusting items found in the carpet. $50/month furnishing package comes with old and dirty tables and chairs along with a sweaty and smelly sofa. Bed frame planks and toilet seat come broken. Additional mandatory first floor premium fee if they assign you to first floor.tl;dr DO NOT ever sign a lease here.Edit 2: frequent hot water/shower failure.
I been staying at the Arbors for 2 months now I actually like it. The nature that surrounds the complexes just makes it feel so complete. Great place to live I recommend you get a spot here.
Issues in every apartment I have had in the complex. From no internet for 6 months, to A/C going out multiple times and “not being an emergency” when it’s 95+ outside. Management takes way too long to get back to you about anything, if they actually get back to you. Maintenance takes forever to fix anything, and half the time they don’t actually fix it. Wouldn’t recommend this place to anyone. Absolutely appalling.
When I first moved in I did not have an issue, but once I started contacting the office for help it all went down hill. The staff never knows what they are talking about. Anytime I’ve contacted them with problems I’ve had or when I had questions around subleasing they always had a different answer. No one was on the same page. The property manager was never in and would get rude and defensive when I would bring up the issues regarding her staff and with my apartment. The only good thing about the complex is that it is close to campus.
Still getting the run around from the office. This started August 14th on move in day. First day of move in the apartment still had holes in the cabinets and the bathtub looks a mess. There are two different door knobs on the closet. The washer room area doors will not close. The ceiling is leaking when it rains & still has not been looked at. And they expect you to pay rent & stay in the same apartment. The garbage disposal backed up a week ago & it took a week for maintenance to come out. Glad I didnt wait. DRANO to the rescue!!! We are still getting the run around about the TV that was to be given upon move in for signing a lease. So, I am at the point now to see about a DTPA lawsuit.
I’ve been living here, not even for a month, with my fiancé and it has been just horrible. Only one staff member is great. She sold it to us quite well. We have had ac problems, dishwasher problems and garbage disposal problems. When we call maintenance is too busy. When we call emergency they don’t even know the difference between what is the name of the complex. We were asked what the name of the complex was which is “arbors of Sam Houston” and she said that the correct answer is “bowers blv”???? If maintenance is busy that’s one thing, but we’ve been trying to get all these problems fixed before our baby comes because a new born with problems within the house is not okay.
They were right, location is everything! The walk to class from the distance of my apartment is very convenient. I really enjoy these apartments and the staff is always so nice. Again, the LOCATION!!!
The staff is so nice and understanding. I have never had such a nice staff at an apartment complex. Kara and Jeremiah have given us two tours and each one just gets better than the other. Can’t wait to live here next year.
My daughter lives here and her building has been without power for 24 hours and nothing is being done to fix it. She calls the office and gets the run around, eventually being told they dont have anyone on staff who can help her.Additionally, she was promised a new TV and gift card for signing the lease. Then was told they wont honor it. I doubt she is the only student this happened to so we are looking to file a DTPA lawsuit. If your student was promised anything and then did not receive it, please email me directly.We are also sending a letter to the company who provides their grant funding about the terrible conditions of the apartment and lack or considering for basic needs, like electricity.
This is an amazing apartment community.... large but personable - excellent staff. SO convenient to the university! My son lived there for close to 3 years while at Sam Houston. I am so glad that he was there! i highly recommend it to anyone!
I lived here for about 10 months & I had SO many problems while living there. Most of them stemming from the office staff not being on the same page with each other. You can ask each of them the same question & get completely different answers. A few of my problems included: the pool was green the entire time I lived there so I could never use it (they blamed it on Harvey even though it was green on move in day prior to Harvey) the tanning bed bulbs were almost all out (maybe 3 work and they weren’t fixing until next August maybe), the gym sucked & had no AC the whole lease, we had an ant infestation on the 3rd floor that took over a week for maintenance to respond to which at that point we had already bought some kind of ant bomb, our AC has been broken for almost a month & I have called the office 4 times trying to get it fixed (we can’t even stay there bc it’s so hot), there are always random internet problems that take hours to fix on the phone with suddenlink when it eventually comes back on, our toilet never stops running adding to water bill, btw water & electric are split between entire building not just what you use, sometimes they turn off hot water, and stinky water comes up out of our kitchen sink. Also, when we moved into the apt it was nothing like what we were told it would be. We were told the rooms were same size & it’d be all hard wood & that it’d come with a kitchen table, & we’d both have walk in closets. All lies!!! One room is huge & awesome with a walk in closet, but the other is an awkward side room with a small sliding mirror closet. What’s crazy is that both people pay the same rent even though one is a master & one is half the size. All brown carpet with stains & white spray paint along the edges. Nasty brown furniture. No kitchen table. When we tried to get lower rent for the smaller room & in general for all the lies we were told before signing, they blamed it on the girl being new & acted like we were stupid for expecting something so nice. My first roommate moved out after 1 semester because she didn’t think living there was worth her money. They were going to put a random person in with me, but luckily I had a friend who needed a place & she moved in. After this month long AC problem & everything else, I couldn’t wait to sublease for the summer & get out of there. Of course, there was a lot of miscommunication about the sublease. All these crazy fees for someone to take over the lease for 8 weeks. We were both told different things. When I asked questions at the office, I was given multiple answers about the same thing. So was the girl taking over my lease. It was so frustrating & stressful. I can honestly say I have never been so happy to move out of a place that I had to live in.
I just moved here this past August and I would not recommend it. My roommate was living here this past year and said there was a roach and rat problem in our pantry; she said she put in 4 maintenance requests but nothing ever happened. About 3 hours after I moved in I saw roaches crawling out of the pantry. I put in a maintenance request and they showed up about 3 weeks later. I then started getting roaches in my bathroom and I then put in another maintenance request and it has been about 3 or 4 weeks since I did that and they still have not done anything about it. Im allergic to roaches and stated that in my maintenance requests but it seems that the employees do not seem to care. I have also heard what it sounds like rodents walking around in our kitchen pantry and that is absolutely terrifying. I put in another maintenance request for that but who knows if theyll ever do anything about it. Oh yeah.. did I mention theres mold spots on the ceiling of our washer/dryer room?
Wish they had -8 stars as an option… Please don’t move here everything’s bad!! Staff, quality of the apartment, maintenance, postal service, etc… They do the bare minimum even if that when it comes to needing help or fixing a situation.Just because it’s closer to campus doesn’t mean the living here is good!! Look elsewhere.
I would rather be homeless than sign a lease here. $1,000 for a one bedroom, an issue with every appliance and plumbing part in the apartment, ridiculous fines, nothing done about vandalism and robbery, and an office full of workers who cant tell you which is left, let alone give you any information you actually need. The gate is always broken and nothing will be done to office workers living in the building who break rules that will land all other residents heavy fines, such as allowing their dog to use the hallway as a toilet, or blasting their music at 5 in morning. The walls are thin, the locks on the doors are all iffy at best, the doors themselves are broken to hell, and some dont even lock. Its proximity to campus isnt worth everything else youll have to deal with by living here. Stay far, far away from here.
I lived here for 4 years while attending college and it was a great place! Walking distance to campus, fully furnished and maintenance was always quick to respond!
Absolutely HORRIBLE, would give negative stars if I could. Office staff is unprofessional and disrespectful. Was called names during move in for asking to move units because of personal requirments. Maintenance is slow and take weeks to finish a job if you are even lucky to get them out there in the first place. Wouldnt recomend to my worst enemy. Was left without water for 2 almost 3 months after a pipe burst and had no urgency to get it resolved either.
I intended to move in until I wasnt accepted into Sam. I told the office, I was told to pay a reletting fee and to contact the property manager. I contacted the property manager, received no response. I also attempted to contact the office directly multiple times over the course of 3 months. No response. Theyre still trying to charge me rent and havent responded to any emails/voicemails/etc. Im not sure if its malicious or if theyre just lazy. Either way, its very unprofessional.
Ive lived at the arbors now for almost a year and ive enjoyed the experience. Maintenance is fast and great community here all around.
This has a convenient location to the university and the price is ok, but that is it. This is the worst mismanaged apartment Ive ever lived in. They cant communicate and I get different answers from different people, starting with moving in. When you get approved and they say you can come pick up your keys and check out the actual apartment youre gonna live in, what they fail to tell you is youre going to have to pay the rent first ( not the deposit that was already paid for to be approved) oh and you can pay online you have to go get a money order. Then the room isnt even ready, next youll pay for covered parking and be told theres no assigned spot you can park wherever, but that was a lie they will tow your car, if you need anything fixed or worked on better not count on the office to help you in any speedy time frame, request the appliance to be fixed, youll wait 2-3months. they provide internet and cable for every apartment, sounds great except , the internet is not that good, the cable never works, and the office wont lift a finger. so you gotta deal with the provider yourself, good luck with all that. Go live ANYWHERE else!
Worst place ever...Before my child moved in, we did a lot of research and asked a lot of questions.Pro - On Campus.Con - No one in the office is competent.Bottom line is they havent read the contract they are asking students to sign and they dont give them time to read it when they do sign. After waiting in line to sign-in for up to 2 hrs, they simply say initial here, here, and here. Sign here. Now I need to see your proof of renters insurance. And they dont give them a copy right away unless you ask for one.My number one problem with these people, they require you to obtain renters insurance on your own and liability is covered in your rent. Paragraph 6 of the contract states you have to have one or the other, however, they make you have both. I checked with several other properties owned by the same company and some not, and they all told me the same, its either one or the other. They thought that I should not have a problem with that because no one else had. I bet its because they havent read the contract they probably didnt receive. The students are throwing away money, they dont have, either to the apartments or insurance companies, take your pick!
Management, threatens residents not to feed wild cats, but never addresses all the bird feces in the stair wells, dog feces in grass areas, trash in hallways, speeding cars, stolen mail, etc, Good location with little care for the property. Learn to prioritize and make the property cleaner and safer.
Since the show storm all its been is flooding, water getting turned off, power getting turned off, and no hot water. Fruit flies have taken over out apartment and they wont do anything about it. Havent had hot water in 5 days I call all the time and they still havent done anything. Dont waste your money here it has been a horrible experience
I love this apartment complex. They are quick to come and repair things that are broken or just not working right. The people in the office are friendly and make an effort to get to know you. They are not just trying to fill a spot in their complex. They have a monthly calendar and have fun get togethers and usually give away free stuff daily.
The maintenance guy was knowledgeable on the issue at hand and was able to fix it quickly and efficiently!
Would give 0 stars if I could. Where to begin for almost two weeks straight no one was allowed in the apartments they pay for from 8 am to 5:30 pm for renovations, and with those renovations comes the trash that the workers leave in your apartments, in the hallways outside the apartments and trash in the pool. Then on top of that hot water that goes out, and complex wide power outages. This has to be one of the worst managed apartments Ive seen.
After many issues Ive had recently and nothing being done about it, Im fed up with this place. Some of the people who work here care but their hands are tied causing them to not be able to do their jobs. Dont live here if you have the option. The bugs are out of control, the parking is ridiculous, the carelessness of the workers and manager makes it hard to want to live here, and one of the dumpsters is still closed off and hasnt been emptied in almost a year (health hazard and rats). Im at the point to where this doesnt feel like home. It feels like a stress box and it causes me to cry often. I used to love this place but when the staffing changed, it went downhill. Im disappointed.

Great office staff that will help you with anything. If they dont know the answer, they will contact someone who does. The apartments are great! I loved them so much, Im staying for another year.
I recently took a tour with Martha, she did an amazing job listing out the great features of the property and was very professional and friendly.Super knowledgeable, more properties need leasing agents like her!
What can I say, it’s an apartment complex. They’re all kinda sketchy. The apartment had all kinds of janky fixes like wood blocks holding up toilets and doors, trim falling off because of water damage but it’s just been painted over, broken fridge doors that instead of being replaced were just shoved back on and glued to the fridge with spray adhesive.The blinds had something brown spilled on them when we moved in. They shower doesn’t stay at a constant temperature. It moves from boiling hot to freezing cold without you touching anything.The hot water was out for 6 days in three buildings in the winter and the most the apartment did for us was acknowledge we were probably having a “rough week” and handed out free breakfast tacos at the office. I guess it was a nice gesture but those breakfast tacos don’t help me when I’m taking a shower in 50 degree water. I think the decent thing to do would of been to give us a credit on our rent, however small.It’s location is pretty close to campus (depending on what building you’re in) which is really the only reason this review isn’t one star.
I hate it here. I have been here for less than 2 month do not i repeat do not ever stay at the Arbors of Sam Houston. My sink, dish washer, and garge disposed has been backed up and over flowing for a month the apartment smells like sour water. I have put in multiple request to try to get the arbors to come out and take care of my sink. they have not even sent a single person to check in on my problem.
Deleted my old review, as management has changed. They immediately started addressing issues on the property and seem far more invested in the community
I’ve moved here a year ago and I really have been enjoying my stay here. I’ve never had any maintenance issues until this semester. Luckily, the maintenance people are super friendly and helpful.
So I had my review previously at 3 Stars but I am changing it to 1 upon reflecting on my stay at the Arbors and events that are unfolding currently with the Arbors. After the situation is resolved I will go more into detail about this experience on this review.
Stayed at the Arbors of Sam Houston for 2 years. Good price and close to school, but the staff isnt the best. The property owner is very professional though and does her best to pick up the slack for the rest of the staff.
The Bathroom Sink has been clogged in my daughters apartment all year. Black sludge in the pipe and they won’t clean it or repair it and it has settled in the sink as she runs the water. They have been in the apartment to “repair it” 8 times and it still will not drain.
I just want everyone to see and know that the The Arbors does not care about their tenants health at all. This is the third time I have put in a request For mold and a broken bathtub.The maintaince guy came in and wiped off the mold and painted over it. That is clearly not fixing the issue.Not only is this water leaking through the carpet, the water is also seeping through the wall. My bathtub is right on the other side, and is broken somewhere on the inside.

Caleb was amazing, and showed great customer service as a leasing agent. Had issues upon move in but Caleb made sure they were handled in a timely manner! :)
Decent place to live. Had to put in requests to have things around the apartment fixed (uneven door, broken screen on window, ventilation making scary sounds, ect.) pretty often and some of the things were never addressed. It seems like they mainly cater to taking advantage of students and not much else.
I have been living here for almost 3 years now and I still LOVE my apartment! Between the recent renovations/Unbeatable Location and the Lowest prices I could find in student housing is why I call this place home and tell everybody to live here.
So far, the Arbors have been great. The staff has been very friendly and reasonable when moving to another room. I look forward to staying here.👌🏻
Worst maintenance ever. 10/10 do not recommend. My friends apartment has gone 3 months without maintenance to fix a huge leak in the bathroom. Still waiting for them to fix this leak. Maybe this will change their mind and get them in here.
Cant believe the stress and anxiety that this place has put me through. Put your money somewhere else. Stable management doesnt exist here, and Ive had problems every single month. I have never been so deep in anxiety and depression.
My friends & I went to tour yesterday and Kayla was extremely helpful! She answered all of our questions and showed us everything we needed! Can’t wait to call the Arbors my home :)

This is a really nice apartment complex to live in. You are very close to campus so no need to buy a parking pass and instead just walk. The pool and other facilities are very nice and clean.
The front office is always calm and respectful when dealing with, even if you yourself are not. Mayci in particular is extremely professional and courteous. Kayla is also the goat.

I went in with a few questions and they were fantastic. The prices were very competitive, but what surprised me was how nice the rooms are....On a special note thank you June and all the staff; you were great.
I’m so happy for live here,, is a lot of parking space and they so nice in the office very helpful you can feel when walk in side the office Special Jessica is very nice and she really take care of her residents, I see that when I walk into the office, really recommend to live here 😁.

Students who run it only care about you when you are applying. No management. No help. Electric bill doubled with no explanation. The pool is not cleaned, cant use amenities. Bad place
PSA: If you are going to SHSU or planning to & looking for a place, totally recommend living at @TheArborsofSH . They are right next to the football stadium so walking distance to campus is a plus,super friendly,affordable price & they have multiple socials every month!

The Arbors doesnt make you sign for packages which is not the wisest thing ever. Sometimes I am worried that if I order something the front office might lose it. I recently was expecting a package and I got a phone call saying I received 2 packages and then when I went to the front office they said I have nothing. Did I lose packages or are they just messing with me? This isnt the first time this has happened either.

Ask a current resident my girlfriend and i felt like we were getting scammed when we moved here when they make you sign the lease in order to continue the moving in process ,therefore they made us pick a move in date however heres the catch they said we can change the move in day if we had to and they werent gonna charge us for the month we move in. My girlfriend called because we had to change the date she left emails as well and called them to change the date on the lease they told us okay no problem . now this is where the scam starts we called to make sure everything was in order callie the girl whos supposedly changed the date for us never did and they tried to charge us for the whole month even though we were told they werent going to charge us for the first month!!! And then on top of this there was less than four days left in the month we were moving in . The manager june was very rude and didnt bother reading sections of the lease. To clarify anything about moving in she literally told me that youre capable of reading the lease yourself. However another employee notified us our apartment wasnt ready . However my girlfriend read the lease and we almost terminated our lease because in the contract it states if the room isnt ready we can terminate the lease and start over. Please whatever yall do please read the lease it will save alot of trouble because some of the employees dont know anything . and contacting the property manger is difficult as well she never answers .
Theyre going to fix an air conditioner. They say the troublesome part, but the part sounds wrong. They have not been able to do it since August 13 and we are tired of saying it all the time.
The apartment was like new when we moved in no complains whatsoever and for the price the arbors was a no doubter

After two weeks of living here the AC did not work, garbage disposal did not work, refrigerator is faulty, and the internet has stopped working and hasn’t worked for 4 days. Money is not worth it.
