This is one of the worst apartment complexes I have ever rented from. I was assigned a nightmare of a roommate to begin with. Before the management can twist my narrative, I acknowledge that 1) The management does not guarantee the assignment of a compatible roommate, and 2) These are some of the problems of sharing a space with another individual. While my roommate is the most inconsiderate and disrespectful human to ever exist, the management has consistently dismissed my request for help. My concern is primary related to noise violations: My roommate constantly plays loud music and hosts parties past midnight on weekdays; this is almost a daily occurrence and goes on till about 4-5 am EVERYDAY.When I reached out to the leasing office, first they suggested I talk to my roommate about it and resolve it internally (wow, I never thought of that). Subsequently, they asked me to provide proof of a noise violation - on 3 separate occasions, I have submitted video proof along with the timestamp. The management then gave my roommate a series of courtesy calls (how nice!), and of course, it did not change anything. I had to get the cops involved on all three occasions.Turns out, noise violations are only issued if the complaint comes from a neighbor and not a resident within the same unit. Quite frankly, this is one of the dumbest things I have ever heard. I am not one to whine and complain about silly noises; it is only when it gets really loud and disruptive that I request for help (as a reminder, the cops were involved. If it was a petty issue, I wouldnt be calling Huntsville PD).Before the management can offer their sorry response to my review, I must disclose that they were kind enough to offer to move me to a new unit; however, I must bear a transfer fee of $275 for no fault of mine (speak of blaming the victim?).To round up, yes the management is not responsible for who gets assigned to my unit, the management is not responsible for their behavior, and these are problems that often arise in a shared apartment. My problem is that the management did nothing to help me with my issue; the least they could have done is help address my noise violation complaints with more than courtesy calls and an offer to relocate me for a fee I must pay for no fault of mine.Overall, my living experience has become a nightmare; God forbid you get assigned a roommate from hell, good luck getting any help from the management. I have experienced extreme sleep deprivation over the past 7 months to the extent that I have had to seek help for my mental health to cope. This has affected my academics as well. I wouldnt be surprised if they twist the narrative and make it about them not being responsible for my roommates behavior. I clarify yet again that my review is based on lack of empathy and assistance from the leasing office on silly grounds - noise violations by neighbors are taken seriously but not noise violations within a unit. I have provided necessary evidence to show that these are not minor noises but rather loud and disruptive and occur during quiet hours.
This is the worst place to live. DO NOT RENT FROM HERE. Before the rest of my review, I must say the maintenance staff are incredible and are the only plus. The management office, staff, and property manager are an absolute nightmare to work with. The community center and amenities, specially bathrooms near the gym are plain disgusting. They also do not care the least about any issues you need help with, once you sign the lease you are left on your own to deal with your problems. WORST PLACE EVER. Run while you can. Funny that the management makes the lease in great detail but does not follow it themselves. Its all humbug.
It’s a good place to stay if you work for TDCJ or go to Sam Houston state university had quite a lot of issues with the AC not working but they where quick about fixing the issue every time watch out for your car at night even though I pay for covered parking my car got towed and had to pay for the impound don’t know why they towed my vehicle if it was my spot.Staff is very nice the process was smooth great communication with the customer thru out the process. Rent is about 1200 including utilities for a studio if anyone is wondering 😀
Do not let your children move into this place. Lease started today and these people expected my child to move into a filthy unit. Offered no help. Told we are in a lease and must honor it. Run from this place
My apartment was filthy upon move in. There were dead bugs in more than one space in the apartment. The cabinets were dirty on the inside and outside, the front door had webs and dirt all over it, and the walls have stains on them. My furniture was also damaged when I moved in and when I asked for it to be replaced I was brought a completely different set of furniture than what is currently in the apartment so now I have two different furniture pieces. I am disappointed with my experience here. Don’t move here, what they tell you during your tour is all lies. Once you get here and have issues all they will say is “there is nothing we can do about it”.
* THE ONLY REASON FOR FIVE STARS IS SO THIS POST IS SEEN* DO NOT SEND YOUR CHILDREN HEREEveryone on here saying we just moved in, its so great Just wait because soon you will be wishing you never moved in.The staff in the office have no knowledge of anything going on in the property, we were told upon move in that the gates were secure and everything was on camera. Turns out there is only cameras pointing to a small area NEAR the gate. I had to call the police multiple times while living here due to gunshots, noise violations, our whole apartment smelling like weed due to the air vents, as well as people screaming and fighting in the parking lot at 2AM, you might be wondering what the apartment did about any of this.... NOTHING, and when I contacted Emily about the issues, she was not the one to respond instead it was the rudest person in the office, Josh. None of the issues ever got solved, nothing was done at all, then not to mention, if somebody says you violated the lease, you automatically are issued a violation with no proof of the issue. Not to mention that my packages got stolen multiple times and misplaced and josh in the office looked at me and said not our problem and kept doing whatever he was doing on his computer. My time at the forum at Sam Houston made me feel unsafe, sick and disgusted and I am so glad my lease is up. If you are sending your kids to college for their freshman year DO NOT SEND THEM HERE.
Just moved in a month and half ago, and everything has gone so smoothly! My husband and I even had to move in early due to circumstances and they accommodated!Maintenance is timely and responsive within 1-3 days instead of weeks compared to other places.Staff is always friendly and we love the amenities!Minus one star just because we haven’t been long term, but it’s a 4.5 stars for me! ☺️
The office staff is always so kind and willing to help and maintenance is pretty quick to help when you request. My apartment had some issues with the A/C upon move in and some chips in the floor/cabinets but the issues with the A/C were fixed quickly and the apartment was otherwise just as described. Some of the residents here don’t pick up their dog’s poop though, which kinda sucks for everyone else, but otherwise I’ve had a great experience here!
One of the nicer off campus apartments to live in Huntsville. If the gates broken, it does take a while to fix. The gym isn’t the cleanest, but i’ve seen worse. The people who live here are nice and the staff is hit or miss but a majority of them are pretty nice. Considering how expensive it is you think they would be on top of detailed things more.
A very clean apartment complex that’s full of amenities including a spacious pool, tanning bed and beautiful computer lab. i’m living so close to campus now as it’s only .5 miles from the school! super thankful to live in a place that cares about me so much!
Living here has been pretty nice. All the amenities are really nice and am glad that they are now open longer along with how clean the property was. It would have been nice for the apartment rooms to be better cleaned and the gates closed more of the time. I havent heard anything bad from people living here or heard of things being broken. I would say its a bit pricey but you get what you pay for. Again, a very nice place to live at and a really good dog park.
I have been living at the Forum for about a year now and have not had any issues. Maintenance is quick to solve any issues or corrections we have needed done, and the front office is very helpful and cooperative. The amenities are great, and I have not had any issues with the wifi or shuttle service. I recommend living here especially if you are a Sam Houston University student!

The Forum provides a shuttle bus to take you to/from campus which is convenient. The amenities are nice and my dogs enjoy the dog park they have here. Overall it’s mid but I still prefer them to other huntsville apartments.
I love living here, the maintenance is really quick and does a great job. The amendities are really nice and I feel like it’s pretty quiet and the best spot in Huntsville to live honestly.

This apartment complex is THE GREATEST apartment complex in Huntsville. Not only do they have a great staff/maintenance crew but they also have the best all in one package. They have the biggest pool in Huntsville , a good gym, an Amazon locker, such amazing luxury rooms and amazing people :). This is my second year living here and I would definitely recommend it to anyone looking for an apartment complex in Huntsville!!
The Forum is a great place to stay. I’ve been living here the past 3 years while going to Sam Houston. The amenities are great and the shuttle is always reliable when you don’t want to park on campus. The maintenance crew are pretty fast on completing any tasks when you have a maintenance problem.
I really enjoy living here to be honest. I moved here from another apartment that I previously had lots of issues with. I really love the dog park. The dog friendly atmosphere is by far one of my favorite parts of living here. The rooms look nice, and I love that I have a porch. They respond to maintenance requests extremely fast, during the snow storm my neighbor had a water leak that came into my apartment and they made sure to handle it super fast and efficiently, and checked back in twice. The pool is really nice too.The shuttle is another really convenient amenity. It is a little expensive to afford as a college student paying by yourself, but if I were not graduating, I would have renewed my lease.
Have had a pretty good experience living here for 3 1/2 years. Maintenance team is great. Wish there was more security as in cameras in parking lots (for car break ins and hit and runs) and gates actually being closed.Great pool, club house is great. Love my studio apartment.The covered parking was a great addition, and they’re doing much more!
I have lived at the Forum for a year and I have nothing but great things to say about it! The staff is always attentive, and very nice, the maintenance team works fast when needed, and the amenities are really great! The office does fun events and free giveaways and specials which is an extra perk! If youre looking for an apartment while at school, I would 10/10 recommend it here!
The maintenance is amazing and always quickly helps if you need anything! The shuttle is reliable when I don’t feel like parking on campus. There is some problems with the internet every once in awhile which is kind of frustrating when classes are online.
This is my first year living at the Forum and I am glad that I chose to sign at the Forum. I’ve never had any bug issues and I like the environment here at the Forum. The best part about staying here is the shuttle! The shuttle runs early in the morning until late at night and it includes trips to the grocery stores.
I have really enjoyed living at the forum! The front office staff have always been friendly and helpful, and the maintenance team is quick and responsive. I needed maintenance done on three of my kitchen lights and they were there within the day to replace them. Their have been a few issues with the gates this year but they’ve gotten them fixed and the are working now. It’s also a quick drive to campus. Overall I enjoy living at the forum and would recommend it to my friends!
Lived here for a year and it all went really smooth. Loved the dog parks and also the dog friendly atmosphere from the office. Neighbor wise, nobody was ever on the scale of “party loud” (at least in my building). Maintenance was always great, always fixed the problem same day. Office staff answered all my calls and was accommodating. Never lost a package which was a plus. I think the only thing that was kind of annoying was the stray cats that come from tanglewood. Some residents feed them which leads them to come back. Cats are cute but wild cats also bring fleas. 4/5
I Love the forum I have lived here since August 2020 and I recently just resigned a new lease for next year. Everyone in the office are so nice and are willing to help and work with you. Maintenance is great my requests are always fixed within one day of putting them in. The amenities are amazing, me and my boyfriend use the gym and tanning beds all the time. These have been the best apartments I have lived at so far in huntsville.
I love living here! The staff is always welcoming and nice! The pool and amenities are phenomenal! The shuttle is great during school! The furniture in my apartment is modern and comfortable! I love having valet trash! Its a great apartment complex to live in and I tell everyone that is looking for an apartment to come look at The Forum!
I have lived at The Forum for the past two years and I love it! They have a shuttle that drops students off at campus, 24 hr printing, study rooms, and lots of giveaways! Maintenance is quick to fix any issues I have and does a great job.
Since there was a change in management, living here has improved tremendously. The office staff is really friendly and helpful, and the maintenance team is super quick. They finally closed one of the gates after at least 3 years of me living here, but the main gate still stays wide open. The wifi absolutely sucks since they brought in their wifi and took away the ability for us to use our own routers. But other wise its really nice and relaxed to live here.
Ive lived here for two years and I can honestly say that I am sad to leave. I planned on staying for another year but a family emergency popped up so I had to move. I had problems in the past with the previous management, but everything was handled the moment Ms. Laura took over management! She definitely has made a positive impact on the property and ALWAYS listens to any issues that would pop up. Previously I would never see management at the office or be able to talk to them face to face, but Ms. Laura is always there and often greets people as shes walking through and invites me into her office if I need to discuss anything. She is amazing. The apartments are fully furnished, including a washer and dryer. I had a two bedroom two bath apartment and it was very nice. I loved having a balcony, and theres an extra storage room outside on the balcony. Theres also a few dog parks so you can take your dog out to go potty and play, which I love. The shuttle bus is also a huge plus, it even runs for summer classes!! Maintenance is also super quick. We usually had our requests handled within a few days, and KG is always so polite and nice! If youve heard anything bad about The Forum, it was probably from previous management and I can tell you with certainty that Ms Laura has whipped it into shape!! Theres free coffee in the front office, and last semester during finals week they had something special going on each day to help us survive our finals (like free scantrons, lunch, breakfast, and cute little pick-me-ups).
Quality of the apartment is what you would expect for a what you’re paying. But the experience is definitely better than what you pay for, maintenance is always on top of things and respond to requests immediately. Also that staff is always available and have answered every stupid question I’ve asked.
Love it here! The staff is so nice and helpful and the pool is amazing. I love that we have a 24-hour computer lab too! It’s been the best home for my best friend and I for 3 years!
Wonderful maintenance team. After they fix the problem they always tidy up. I really love that they always announce themselves before they come into your apartment. I really love how a professional the maintenance team and Then forums at Sam Houston is. My recommendation is a number 10. Ive lived here for two years and a half and have had a wonderful experience. If youre looking for peace and quiet this is the to place.
Overall I can’t say I’ve had too many issues living at The Forum. Maintenance is always very quick to fix any issues you may have and management is very responsive and helpful answering any questions you may have. One thing that has been an issue a few times is the wifi, it’s not often but sometimes there is trouble connecting to it. But management is always pretty communicative about what they’re doing to fix it though and it usually doesn’t take long to get it fixed. I moved to The Forum because I didn’t like my last apartment and it was definitely a good choice.
I’ll start by saying that a lot of the 5 star reviews are because they randomly gave away a gift card to one of the residents that left a 5 star review, I believe this makes the reviews very hard to trust.(Edit: They just asked for reviews, not necessarily 5-star ones)Quick note, I have been to the office about each of these issues. Nothing has ever been done.They claim they are a gated community, but the gates stay open for weeks or months at a time with no communication from management.They consistently send out emails saying they are going to improve the complex and don’t follow through on it, even after talking to the front office and being assured that it’s “happening this weekend” it never, ever does.The amenities like the pool and volleyball court are a complete Wild West with no consequences for breaking every “rule” they put in place, which might sound nice, but the walls in the apartments are paper thin and you will hear everything that goes on outside.The trash service offered is spotty at best. Sometimes your bags get picked up, sometimes they don’t. If they don’t, you can rest assured that the stray cats around the complex will open your trash bags and spread your garbage all over the walkway. But don’t worry, they sent out an email last month saying they were gonna power wash the stains away in every building! Oh wait, that’s one of the things that never got done, so you have to walk over a dirty walkway whenever you leave.Some of this stuff my sound small but it really does add up over time and will hamper your enjoyment of living here.It’s rare but sometimes the shuttle will not be there to pick you up and take you to the campus on time, which is terrible because that’s one of the main reasons people move into a place like this.As for the positives, maintenance orders are processed very quickly and the maintenance guys are very nice and polite, and any time I’ve gone to the front office the people have always been extremely nice.
I’ve been living at the forum for a semester now and i love it. I love being able to use all the amenities they have like the shuttle and the gym. i especially love the amazon hub being able to get my packages at all times of the day!
My roommate and I have lived at the Forum for a year now and are going to renew. Overall, its been a good experience living here. The pool and clubhouse are really nice and we actually use them. Our apartment is big and theres plenty of room for our stuff. The staff is just okay. We checked out the other big apartments this past week just to see whats out there. After taking some tours and comparing prices, were still convinced that Forum is the best place to live for the money. We found a one that was even nicer / newer, but we cant afford the rent there. Most of the others apartments we saw were run down and trashy, and didnt feel safe. Its not perfect here but better than the alternatives in our opinion.
So I have been here for a few years and generally speaking a very nice clean place. Apartments are nice, pet friendly, neighbors are pretty vibe and the faculties are nice taken care of and very nice to use (pool, workout room, and study roomes as well as computer room) Pricing i can assume is normal but some i do question. The main reason I wanted to live here however was the gate for safety reason relating to me and my stuff in general, however, the gate has been broken for almost a year of me living here, has been fixed (and broken) at least 3 times and due to this my car has been broken into 4 times. granted I do not leave anything important in my car but if people continue with the cars they will eventually go for the apartments. I do continue to live here since again the place is very nice and clean but these recent breakins to cars are very concerning and the office has been made aware of this as well as others had post about their instances. i had contact police on the first one and second one and since nothing was taken i couldnt do much. the last time my car was locked night proir but they used some sort of key or something to get into my locked car since it was unlocked in the morning on my way to work.overall a clean place but with more car breakins im starting to get concerned for my apartment itself.
The Forum is a good apartment complex for any young college student! They have stepped it up and are hosting more activities for the students each month. They have even been maintaining and keeping the gates shut. On top of it all the layout is the perfect for hosting friends over for dinner or game nights.
First thing first.. Management is terrible! The property manager is a real joke. She must have worked at a correctional facility because this job was not meant for her. The wonderful maintenance guys who made this place better are gone now too! Gates never been fixed when this is a gated community, there is no type of events like a competing apartments have, there is no interaction with the community.. I could go on and on! The only thing management and these leasing agents know how to do is write comments on bad reviews. To have a thriving apartment complex and community, this company needs to do some big changes. These new apartment complexes being built are gonna make this place nonexistent. Best of luck for you all who signed the lease!!
I love living at the forum:) they offer great amenities, my favorite being the gym!! They always have fun activities for their residents too. Staff is friendly and helpful. Maintenence requests are done asap too.
My cousin and I hated living here. A girl in one of my classes actually dedicated a whole presentation in a speech class on how awful her experience was here. Many of the dog owners dont pick up after their dogs which is just really nice, but I understand that it is hard for them to enforce the rules on cleaning up after pets. The trash service is now gone. The gates that we pay for in our lease have not worked for AT LEAST two years now and no one is ever told the truth on why. They blame it on anything and everything that they think is a good excuse...whether it happened or not. At this point they need to just take gated community off of their list of amenities because that has not been true for the vast majority of the three years I have lived here. They added covered parking which took away good parking spots unless you want to pay even more money to park under them. The office is horrible at communication which led to me being left with a water heater that had burning insulation(at no fault of the maintenance crew) for over a day because the girl in the office was dismissive of what i was telling her, tried blaming it on the business across the street, and then didnt relay the proper information to the crew. On the bright side, once the problem was identified they were very quick to fix it. During the period when the shuttle was being shared with another complex they did not keep residents informed in a timely matter that it would not be a 15 minute shuttle. Instead of admitting that they should have done a better job of that they sent out an email one time saying oh it looks like some of our residents did not get that email when after talking to many many other residents it was obvious an email wasnt sent out at all. Over a break one year they switched utility suppliers which caused some sort of issue with the billing( i will be honest and say that i do not remember the complete details) which resulted in certain residents being billed for utilities they did not use since it was estimated via averaging and I know for a fact my average utility bill will be significantly lower since I do not use my apartment for those month(s). Over winter break one year we had a freeze warning, they notified residents that they should drip their faucets as a precaution which is good, and if you were not there they came and did it for you, which also would have been good if it wasnt for the fact they left both mine and my cousins faucets on near full blast FOR TWO WEEKS after the freeze warning was over! They care more about getting new residents than they do about their current ones. I will say that in my experience the maintenance crew has been fantastic and I will miss the shuttle bus driver. He was always a pleasure to talk to and you will be hard pressed to find someone that didnt enjoy having a conversation with him!
The Forum at Sam Houston is so awesome! I moved here in fall 2012 and have lived here ever since then. The staff is awesome, nice and very energetic. Maintenance is always on top of the work orders, and do them very quickly. My dog loves the dog park, the amenities are great, especially the shuttle, and great service. If you dont want to live here, your truly missing out.
The Forum is the place to live! The front office staff is always so nice and willing to help, the amenities are very convienient and the pool is kept really clean, and not to mention it’s super close to the university. But most of all, maintence is wonderful! They get to your work orders as quickly as possible and complete exactly what is asked the first time. My AC wasn’t working right and he took care of it as soon as I submitted it (even though it was already 10pm!!!) Such an amazing apartment complex!
These are the worst apartments in Huntsville. I lived there for a year and it was absolutely awful. Its a gated community except half of the gate remotes dont work so you have to go through the side with a key code. I wasnt able to get a working gate remote for 2 months, not that it matters since the gates are always broken and left open. They were only closed for about 2 weeks for the whole year. Not to mention they decided to renovate the gym a month after everyone moved in instead of doing it over the summer when most of the residents were gone. They also said they would have monthly events for residents which they never had except for a crawfish boil in April that residents had to buy tickets to. I also had the ice machine in my freezer break and it was never fixed, and maintenance forgot to order a new part for it so I never had ice from November to July when I moved out. Finally, they changed electronic payment systems so we had to do a money order to pay the last months rent. The Forum was an absolutely terrible experience for me and the only good part of those apartments were the shuttle drivers. The drivers were friendly, funny, and always very conversational when driving and are probably the only reason Im upset about leaving the Forum.
Overall i would say the forum experience is “eh”.the maintenance is really good and the office staff is nice. However, the wifi is terrible and you can guarantee it will go out at least once a week. I often have to go to my brothers apartment (different location in huntsville) just to attend my zoom classes. Also there is a family of stray cats that are very much not afraid of you. They look at you like they pay rent too. If you like stray cats cool, but if you are allergic like me they may sit infront on your door or stairwell and ask why you are at their home. my roommate had a few problems with bugs in her room. we scheduled for the exterminator to come and they came the very fast. However, all she did was open our kitchen cabinets and look on the side of the refrigerator. the following semester my roommate requested again and they actually sprayed. overall i think it is pricey for just an “eh” experience. However it is close to campus and there is a shuttle that is somewhat reliable. there have been lots of “community activities” however it makes you upset when they are having giveaways rather that taking care of real issues. But not a bad place to live. very clean and responsive.
Love this place. I the only thing that makes it 4 star and what is stopping me from renewing my lease here is the Wi-Fi situation. You can’t change to your own provider. You’re stuck to the free internet given. This is super problematic if you’re into video games. CONSTANT daily lagging and sometimes briefly doesn’t work (more rare than frequent and only lasts couple of minutes). Thankfully I’ve only experienced this problem on my gaming consoles. Wi-Fi was pretty good on my laptop and phone.Besides being stuck to suddenlink/optimum Wi-Fi, I’ve loved the community. Caring and considerate management. And is actually a gated community since they were pretty fast on gate repairs.
Love living here! I have lived at many different places during my time in college & this has been by far the best! Amazing staff and management. They are always willing to help you and are so kind! Also very spacious living accommodations compared to other apartment complexes! 10/10
Honestly a decent complex to live at. The staff hosts events (safety precautions even due to covid). They do have trouble with the gates and sometimes the wifi isn’t the best. Every time I’ve had a work order it’s been done very quickly. I love bringing my dog by the office for the office ladies to pet (she loves the office ladies). New addition of the Amazon lockers will be interesting for sure.
I just signed my lease here to be living here in the fall and was very pleased with what they had to offer! The office staff was super friendly upon arriving. I also took a tour and was amazed by the amenities that they have! The leasing manager Katherine was very helpful with the application process and answered any questions that I had. Overall I can’t wait to be living here in the fall!
I’ve lived here for almost a year now, and I have to say it is probably one of the nicer off campus apartments. That being said because it does have a lot of amenities, and space etc. the rent is more expensive.
Been living here for almost 1.5 years. When I first moved in, we were told the apartment would be clean and ready for move in, but it was absolutely filthy inside and had obviously not been cleaned at all since the previous tenant moved out (or maybe even since they moved in). When I told the office about this and requested they send a maintenance worker to mop (it was that bad) before moving my items inside, they sent two student receptionists from the front office with mops and buckets and made those poor girls do it. It was taken care of after I asked, but I felt horrible that the two office girls were made to do what the maintenence or cleaning crew should have done days prior. Amenities have gone down hill since then and are not what theyre advertised as. Pet deposit is non-refundable and the most expensive of any complex in town-- 400 dollars per animal and 20 dollars a month per animal pet rent, which is very high for the quality of the pet amenities they offer. Single small dog park (used to be 3 but two were recently locked up) with always-empty doggy bag dispensers scattered around the complex. Complex often has trash strewn everywhere in the stair wells and walkways because trash is only taken care of on certain days (regardless of how messy an area is) and stray cats tear into the bags. I know this is generally a resident issue, but I should be able to expect not to walk through trash when I need to exit my apartment or walk my dogs. Gate has never been closed in all of my time living here, so people constantly come from the dorms and other areas to use the amenities like the pool, gym and basket ball court, and are often loud and obnoxious. There was an issue the first semester after I moved in with a man who was trying doors at The Forum and other nearby complexes and was even caught watching a female Forum resident sleep. The incident was never addressed openly by management and the gates still have yet to be repaired. I say repaired because their excuses for the open gates vary, but I have been told on several occasions by honest student employees that they are just plain broken. Sand volley ball court is just a big litter box because of the large number of stray cats that live in and around this complex. Bus, pool, and gym are the only amenities worth using but not at the cost of living here. They recently went through renovations and while the new colors look much better, management promised that power washing the balconies would be included and even required residents to remove everything from their patios for power washing and painting; they power washed maybe 3 buildings before they became rushed to finish and started cutting corners, so my balcony was never washed, even after calling and confirming with management they still would. Office cant keep track of what apartments have been renewed or inspected when they do their rounds for either; expect to be asked to renew and have your apartment inspected multiple times per season. 3 stars because maintenence is INCREDIBLE always prompt and polite, the bus drivers are lovely and try hard to make sure students get to class on time (bus is super convenient), the office will occasionally have goodies and food for students, and I rarely have issues with neighbors or loud guests on the 3rd floor (general sense of privacy). Appliances are good quality as well. Office employees are always polite but complex manager Laura can be a wild card; sometimes very polite and attentive to resident needs, sometimes rude and dismissive. Supposedly she is a student as well and is always busy, which I try to keep in mind, but the attitude can be noticable. I personally have not had any extreme or major issues with this complex, but I am not renewing and am moving because these multiple issues and inconveniences are not worth dealing with for the expensive cost of living here. Can rent a house or another apartment at a nicer complex for cheaper.
Maintenance gets done very quickly! The amenities are all super nice. I love the community feeling this complex has, I feel very safe walking around at night because there are always other people out on their balconies or hanging out outside that I’ve met at the dog park or the pool!
I must say I am impressed by the improvements to The Forum and the security over these last three months. That time I wrote a review I had issues with the safety of the parking lot as it was way too dark to get around and walk my dog late at night, but that has drastically changed. Now the parking lot and all the building lighting is equipped with LED lighting that makes it feel like you’re at a football stadium. I like that they installed cameras on the outside of all the buildings (paired with the lighting) to provide more security to the parking lot as I do much of my walking late at night and early in the morning.My only two negatives are maintenance response time and lack of trash bags for dog clean up. I understand maintenance is overwhelmed by extra work that the renovation team is piling onto them, which makes it hard for them to complete larger work orders. Hopefully, maintenance will soon have less to work on with renovations and return to their excellent communication in telling what is wrong and what was done to fix it and fast work that leaves me happy to call The Forum at Sam Houston my home.My last negative is the trash bags for dog clean up, there hardly ever any to use, which is why I imagine many dog owners leave their dog’s waste around the grounds. Another suggestion I recommend is having more trash cans or dog bag stations in the front of the buildings on the corner near the grass as the location of trash cans. After a big rain storm, the yard behind the buildings is effectually flooded which means there are fewer areas to both find bags and throw them away after picking up after them. I would make my review 4.5 stars if I could, but 4 stars is the closest it goes and I believe there is room for The Forum to improve and I dont doubt they will rise to the challenge.The Forum at Sam Houston is a phenomenal apartment complex with courteous and respectful staff from the front office and maintenance staff to the shuttle drivers. Speaking of shuttle drivers, I must not forget to mention a convenient but underutilized service called shuttle on the go. Shuttle on the go runs every two weeks on a Saturdays, and if you do not have a car or do not want to waste gas, this is an excellent service that can save you money. The shuttle on the go service can take you to H.E.B, Walmart, Target and many more places within Huntsville so be sure to take advantage of this tremendous service.I am excited to see the new renovations to the front building and the rest of the apartment buildings in the next month or two. Thus far I have had my building power washed clean and my whole hallway and door painted, and I love it. The outside of buildings that have been painted so far look so much better then the dirty yellow that we had before and I’m enjoying the improvements so far. Closer to summer break I’ll be sure to update my review with my thoughts on the completed renovations and changes that occur between now and then.

Been living here for 3 years and have always had a good experience! Clean environment with friendly staff. Are pretty quick in responding to requests and providing assistance. Love the trees surrounding the complex as well!
I have lived here at The Forum for a little over a year. The front office and maintenance is amazing and always quickly helps if you need anything! There is some problems with the internet every once in awhile which is kind of frustrating when classes are online. Overall, I have loved living here at The Forum!
Lived here for a little over 2 years. Our apartment itself is good there was a few issues when we first moved in but overall the apartment itself was fine. The original maintenance crew was amazing as they made sure the place was always clean and always went out of their way to handle any issues. Now there has been some negativity towards the forum as I expected certain amenities moving here but have never actually had the pleasure of using them. First it is not gated as the gates have never worked. They told us that a law required then to be fixed but it never happened. Second they removed the hot tub instead of fixing it so the pool is simply just a pool. There is supposed to be a car vacuum but again it has never worked as long as I have been here its sat broken. They claim to have 2 dog parks and small and a large one. That is false as there is one tiny dog park now because they closed the large one instead of fixing it. They raised rent prices when they were bought out and claimed that its newly renovatedAgain thats a lie as they slapped new paint on the building and changed the office. There has been no update to the apartments or outside at all. I like the forum because its quiet and close to the campus but they also have issues with the shuttle half the time so you cant even rely on the shuttle you pay for. In my honest review when I first moved here it was great when they started removing things that we pay for and charging more by raising rent costs. Ive gotten less and less happy about living here as its a total joke to be honest. They upgraded the internet to the worlds worst internet so now they get complaints constantly and cant resolve the issues. Save yourself the money and trouble and rent at one of the newer complexes. If the forum actually puts some work into the facility and not just the front office it truly could be worth it but they have taken too much away to raise the rent and still have faulty information on their listings. I have always like the property manager as shes always been nice to my girlfriend and I. Ive never had issues with my apartment itself and if there was it was fixed in a timely manner but for the price you could get a house or a much nicer apartment with working amenities. All in all I gave it 3 stars because my living is fine but the extras that are to be included just arent there and yet rent still went up every year. The last thing I forgot to mention was parking. That was all they renovated outside the office. They added covered parking so if you dont purchase a spot youll probably have to walk to find your car but again its jus another money grab for covered parking as you have to purchase it. And to top that off they dont even keep track of who purchased which spots so they werent even sure who actually had a pass and who didnt to park in certain spots. One more thing is trash. The best service this place offered was garbage removal. You set your trash outside theyd take it to the dumpster yet thats not gone too.
Update: I still really love living here! I thought of a few more things to add. The pool at the forum is incredibly beautiful, I really appreciate how clean and clear the water is. I have a studio and its so nice that the bedroom and living room are separate because in a lot of studios the bedroom is the living room too. One small con is that the kitchen counter space is a little small.

The apartments are okay but the management is trash and so is their maintenance team. It’s not worth the money they charge, ive stayed places cheaper that were better than this. Maintenance always come later than usual and will make you wait days to get one thing done. Management is wacky and the main manager is flat out rude. Here’s an example: they were making “covered parking” and only gave its residents no little than an hour to move the vehicles, if they didn’t they towed them and charged them a fee .They tell you to take things down of YOUR apartment that YOUR paying if they don’t “like” it which can be something simple like a halloween decoration. My apartment came with roaches and I had to call multiple times to get it fixed. Don’t get me started on how dirty it was when I came in and it smelled like weed. My microwave and stove wasn’t working either and it took them weeks for them to fixed it. I had to show up in person to get things done.Moral of everything don’t live here, I moved here thinking I would have a good experience with how much I was paying but it was the complete opposite.This is my first ever review and I felt the need to write one about this place. Hope people read this
I moved into the Forum Fall 2017 and could not be happier with my decision! The apartment is furnished and it is so nice! The bedrooms and closets are HUGE! The apartment and complex are very clean! Maintenance requests are done super quick! STARBUCKS COFFEE MAKER IN OFFICE! Shuttle to school! Business center to print...for FREE. Office is always super pleasant and smiling! Couldnt be happier! #TeamForum

DO NOT LIVE HERE.First year living here and believe me I will not be back.First of all the workers at the front office rarely have any idea of how to help you with anything. They will refer you to someone else and will take weeks to get back to you.Packages seem to always get lost at the office, but according to your lease theyre not responsible for them. Making you lose whatever you bought because they sign off for the packages and the carriers wont do anything if theyre signed off for at the location.Maintenance takes months to solve problems.The gates were not working for a whole semester and once they finally fixed it the whole clicker system was broken, clicked still doesnt work on all gates....Although they say theres a whole bunch of events, theres no such thing other than a crawfish boil once a year.Vandalism is crazy even with gates working theres been 30+ cars that have been broken into.The basketball court is always full of people who do not live here.There is dog poop everywhere on the grass.The pool is usually left dirty, bottle caps in and outside of the pool which have actually cut my foot before.The stairways stink of pee, and theres a valet trash service but cats seem to get to the bags before they do causing trash to be everywhere.Theres never anything done about bugs even though they say theres a monthly service.A/C rarely worksThe rooms are supposedly cleaned before moving in but YEAH RIGHT! Bugs inside, shower all dirty, walls stained.These apartments may look nice on picture but THEY ARE NOT!PLEASE do yourself a huge favor and dont live here. Theres many other options around here and the forum bumped their prices up anyways, not worth the money anymore.
Dont waste your money. The gates havent work in the 2 years Ive been here and the internet is worthless. I cant even do schoolwork and Im not going to the office for 14 hours to work. Theyre also making the rent more expensive; they should make it cheaper, especially if nothing works. And the covered parking is a joke. Who really wants to pay extra for a tin roof??The only thing good about here is the maintenance. They quick and very helpful.Theres so many other places to choose from for the money. I didnt renew a dont plan on coming back

Absolutely LOVE living here! It is a little bit more expensive than other complexes in Huntsville, but you get what you pay for. HUGE rooms, clean complex, relatively quiet, and very friendly staff. FREE internet, printing, coffee, tea, hot cocoa, and more. They are constantly having raffles for some sort of prize (typically money). Maintenance is very quick and usually takes care of requests within 24-48 hours. Also, they have the latest running shuttle bus to campus!UPDATE: It was storming last night and instead of walking home in the dark storm, the shuttle dropped everyone off right at their buildings!
I love living here, I’ve been here almost three years and I love it. No problems, all the staff is so nice and if I’ve ever needed something fixed maintenance came the same day. 10/10 would recommend living here! :)
Its an Ok apartment. Leased a 2x2(~$700) for a year and found the experience to be just Ok.Pros: close to campus, fully furnished, reliable maintenance, friendly staff, and lots of residential events.Cons: **WIFI CONSTANTLY DISCONNECTING**(theres also a long process to connect to WiFi), shuttle bus would often break( they ordered a new one but has gone under maintenance sometimes), water leaks, and the gates always open.My opinion its eh not bad, but definitely not good. They seem a bit more focus on trying to renovate the image of the apartment rather than fix the overall issue.
This complex always wants to claim they are gated but never shuts the gates. I come home late at night and all the gates are still open. I have probably seen them shut twice since I have lived here. My car got broken into and the complex is no help, they claim to have cameras and need police request to access them. (I did file a police report so they can review the footage if there even is cameras) I have never seen any though and I have read other reviews about them not having cameras. All the complex said they can do is send out a mass email letting people know it happened and they have yet to do so. I have also had things missing out of my apartment and they offered barely any assistance and did not seem to care. I would NOT recommend this place to anyone that cares about feeling safe where you live!
Where do I begin? They are just out for your money and tell you a bunch of things are included when really the only thing that is, is wifi, the gates are always broken, we had a broken microwave from the minute we moved in, it wouldn’t work unless you held the microwave door shut and the maintenance would just tell us to bend the door back and then they tried to charge us for the microwave, our water heater was leaking all over the floor and into the hallway they told us to mop it up with towels and they’d get to it when they could 3 days later they came, they do temporary fixes so it breaks again within a month. Holes in the walls of our apartments when we moved in, and it was so dirty that it took 3 days to mop up all of the filth all over the floor. The people in the front office don’t work with you at all and don’t care about the problems that you have with the unit or the people. I made the mistake of not checking the reviews before I moved here and basically all of them are true. I can say that since the new property manger has taken over the issues have gotten fixed a little faster, and she listens to your problems. So they may be getting better.
The place is nice. A lot of nice features. Good maintenance and fast response to work orders. My only complaint is the dog parks. They are very unclean and my dogs used to get very sick from them. Especially the water(I stopped taking them entirely)
If you have to pay to live in a card board box or live here. Pick the card board box. Of the four different places I lived in Huntsville, this was by far the worst living experience. When they receive packages, they write the apartment number to which the package belongs to. Well, the one time we order $600 worth of concert tickets they write the wrong apartment number on the package. For two weeks I complained and bugged them about the package since the concert was days away. Needless to say, the package was discovered the day after the concert... oh and did I mention they wrote the wrong apartment number on the package even though it HAD MY NAME ON IT. so it was just SITTING IN THE OFFICE THE ENTIRE TIME I WAS CONSTANTLY GOING DOWN THERE TO COMPLAIN SO THEY OBVIOUSLY DIDNT BOTHER TO LOOK FOR IT. Also if you have a pet, its $400 non refundable pet fee, thats per pet, plus $25 a month on top of your overly charged rent. They are making a fortune RIPPING OFF college students. The only good things about the place were the shuttle and the valet trash service, but it does not in any way justify what they charge for rent on top of all the other fees. For your own good DO NOT LIVE HERE.
I love the forum! The management and staff are always super helpful and kind, when I put in work orders they’re fulfilled very quickly, and my overall living experience has been great! Definitely love the affordable rent prices as well :)

The main thing Forum has going for it is its new (which is why I rate it good, in 5 years this place will be a dump), its relatively small, and the shuttle is clean and punctual. Other than that, this place is overpriced. Do you like long hot showers? Forget about it here. You are looking at 10 mins top of hot water. Do you like cell phone signal? Forget about it, I have AT&T and have only had 2 bars tops. Do you like having a loud fan turn on everytime you use the bathroom? Me niether. There are much better amenities for less money at other student living complexes in Huntsville. Search elsewhere.
I like my room overall but the service is terrible. It takes forever for the maintenance people to respond back. Need to hire people who know how to run apartment complexes right. Dumpster always being locked cant get access to it to throw away trash. They do not return you calls right away like they are suppose to.
Really good apartment the bus is fantastic! Only thing is they can be slow with maintenance requests.
Terrible experience. They confiscated my sons belonging and would not return them because they said we were late on the last months rent. This was after speaking with them on the phone and letting them know we would be there 3 days late which they said was no problem! Why shouldnt residents be able to take action on there errors and irresponsibilities, like to the gates never closed and access allowed to anyone.
Won’t find better student housing in Huntsville. The ameneties are bountiful and the location is close to campus. Renovations are happening now and so it can only get better! This this fall will be my 3rd year at the Forum... Its truly my home away from home!
Over the past 2 years of staying there, I never had a problem and I enjoyed being in the pool, gym and also the study rooms with my friends!
I like how useful it is to stay in this apartment. not too from from campus, reliable shuttle that even does grocery runs, responsive maintenance and staff and more.
Overpriced!!! This place cuts corners like nobody’s business. Apartment is badly in need of renovation, kitchen appliances, bathroom fixtures etc are out of date and poorly maintained. I wouldn’t mind so much if I paid maybe $200 less a month in rent. They do those stupid random inspections as if you’re still living in a dorm and aren’t entitled to your privacy..(what’s the point of getting an off campus apartment then..?) yet when they “inspect” they never fix anything wrong with your place, just poke around. I genuinely don’t understand the point of these visits when they don’t do anything.Cleanliness issues, front office staff has no idea what’s going on besides Amber who is a godsend. I was lazy and didn’t shop around enough and I regret it. Don’t make the same mistake.

I don’t think it’s amazing or as bad as people make it. The trash isn’t confusing people are just lazy and throw it in front of the compactor instead of putting it in there. And a guy comes around and picks up your trash. I’ll say when we first moved in they lied to us saying they were getting rid of trash service so they told us not to put trash out but the the lease is almost up and the trash guy has been coming everyday. Idk why they lied honestly. They were super helpful moving in, and made it convenient for us. They’re doing renovations so hopefully it lives up to the high rent they’re trying to charge.
Car windshield got busted open, the apartment complex is supposed to be closed gated, especially at night but it was not. Hardly ever is. Not only was the gate not closed, but the compelx has 0 cameras in the parking lot to assist with the police report. Hopefully the compelx will upgrade to make this a safer community for its residents, especailly considering they are students. Sad they promote a gated-community but dont actually shut the gates which completeley defeats the purpose of having the gates there to begin with.
I’ve enjoyed my stay here and will be sad to leave it when I move! The community is so friendly and the maintenance staff has always been accommodating!
These are the best apartments in Huntsville, TX as of today!!!... the management is really good with being flexible with the student residents and definitely give the people their money’s worth!... A little on the pricey side but you definitely get what you pay for!
I have been at the forum since january of 2020 and i was with a roommate the first semester and it was great. I ended up moving to a 1 bedroom for the fall and have been there since. Although there’s been troubles, i’ve stayed to myself and have had a chill experience.
I came in for a tour and I was immediately greeted by Claudia and Juwan. Definitely felt the positive energy the moment I walked in. Juwan was the agent who helped me and did really well with the tour, gave very good detail. I have no complaints.
When I put in a work order, they come RIGHT AWAY. One day, the lock on my door was not working right, and I called on my way to the grocery store, and by the time I got back, the entire lock was replaced. I was in shock lol. Great people, great environment, and I love living here! :)
The new management is definitely turning this complex around! My 3x3 is very roomy and the amenities The Forum offers are exactly what a college student needs for a successful semester. I love this place!
I just moved in this past weekend and so far I have had a really good experience with everything especially maintenance they were pretty quick when I had an issue with my freezer!
I like the shuttle and trash service but on the other hand There are no community events or calendar for that matter. What happened to breakfast night and pool parties? Before I lived here I heard how nice and fun it is and now that I am here I see nothing.

This place is loud and cheaply constructed.Dont walk on the grass - you will hit dog poop.Also, they will charge you ridiculous move-out costs for normal wear&tear.Not recommended.
I lived at the forum for a year and moved out for a cheaper apartment. I wish I would have stayed because the staff is great and the maintenance team is fast.
The forum takes a really long time to get things fixed. We put in a work order and it took a month for it to be fixed. The facilities are nice but the office doesnt run very well

The forum has been a great complex ever since I had first moved in. The location of wonderful and provide a helpful shutter to help her to campus. The staff is as well very helpful.
The shuttle bus (Mr Garry!). My studio floor plan. Maintenance requests are always processed very quickly. Customer service. And free coffee in the clubhouse.
Super clean and excellent staff. Maintenance is super fast with requests and friendly, they explain what they are doing and if it is a problem, hey tell you how to prevent it. Best complex in Huntsville!!!!!! also craw-fish in the spring!!!!!!!!!
The whole forum community is nice overall. Everyone greets with a smile and the leasing agents were helpful in explaining my rent and utilities.
The forum at sam houston is a nice place to live. The amenities are typically open (not for a while b/c covid) and the staff here is great. If there’s a problem I get a quick response.

I’m sure living here would be fine if you lived on the third floor (i.e. you don’t have any upstairs neighbors) because if there’s someone living above you at this complex, you will hear everything. I wish I never moved here.
As of right now, my experience has been really good. The move in process was really easy. Everything seemed as expected and I especially like the shuttle bus!

I love my unit but there are aspects of the grounds and service that are extremely frustrating. Corporate members dont answer questions either via email or phone and there are some issues that need to be solved by them.
Great service and hospitality. Made me feel right at home and made it easy to say yes. In the past I’ve found it hard to find good service from the front office but the forums might change my mind
The place is pretty great. maintenance is always timely in my opinion. the only thing i dont really like is how thin the walls are.

The wifi here is horrible. Goes out probably once a week for a full day or longer. Good luck getting any school work done. Here is everyone from the community wall posting about the Internet.

My final rating is yet to be displayed. Im attempting to reach the office staff at 9:54am and the message states Ive reached them outside normal business hours. Really? At 9:54am the office isnt open. No wonder my daughter has been having problems.

I just moved into the forum and I am very disappointed. Its expensive for no reason Its not worth it please go somewhere else. The gate has been hanging open going on 2 days now its ridiculous. What really hurts me is my parents are paying for my apartment and they work so hard for their money and I hate that its being wasted. When I first moved in my apartment it was dirty. My parents and I had to clean the whole apartment before I moved in. There is a hole in the bottom of my door to the bedroom, dirt on the walls, floor was dirty you name it.. it was dirty. There was trash sitting outside my door when I FIRST moved in that makes no sense. But they sure do want you to pay that 50 dollars for the trash service before you move in! They arent doing anything but taking college student and parents money and its sad!!! Everything in my apartment is either broke or dirty.. i wish I would have looked at all the reviews before moving in because I sure wouldnt be here! I even went to go look at the showroom they had available.. my advise is dont let it fool you ask to see the unit.. I cant wait until my lease is up so I can move I rather commute then sit here and let my parents waste their money. The only reason Im giving them 1 star is because I want people to read my comment.
