(Feb2025) However, throughout the process of me and my husband selling our house and transitioning to the purchase from Oak Creek, Dylan was right there! Total of 5 months. He has been spot on with getting us connected with the right details tailored to our specific needs. He is very responsive and knowledgeable on the whole process. We met with Dylan today to look at the prebuilt smart cottages that are available. He was very knowledgeable. I highly recommend you reach out to him if you are looking for something affordable and well made. Dylan showed us some beautiful homes and he also helped us understand more about the options for Oak Creek Homes to do a turn key install on our land.

They are shady salespeople—both our sales person who no longer works there and both managers we worked with. They tried to set us up with a lender that wanted to put us on a predatory loan that would have added $40,000 for literally nothing when we had multiple (better) loan options from other lenders. They lie and tell you whatever to get the sale because we had to stay on top of them about what was and wasn’t to be included in the sale. Run. Away. Fast. They wanted to use their own realtor who would almost never respond to me (use your own!). Because of his neglect, we lost 4 WEEKS of time for no good reason at all. Worst experience every step of the way. Go elsewhere—you’ll thank me. The only good reviews you’ll see on here for this location is for Dylan. He tried to help us in the middle of our struggle, but said it was out of his hands because he wasn’t our sales person. He is a nice guy, but the others were no good. We had to constantly fight to make sure everything was done correctly.They hire bottom of the barrel contractors most of the time. The contractor who cleared our land did not remove trees that we specifically asked to be removed and now those trees are dead and we’ve had to spend extra $ to remove them. That same contractor (Tommy Rey) was supposed to explain to us how to care for our septic system and when I called him on it he wanted to charge me to come out and do something he should have already done/already paid to do! His crew also could not even get our water spicket to stop leaking. They only installed 1 spicket instead of two, so we had to make them install the second one. The septic area began to sink because they did not pack and fill the ground properly. I had to manually fill and pack it myself with new soil $$$ because they didn’t leave any of ours to back fill if needed.They sent four contractors now to make repairs to the home. Only one was decent, but they haven’t hired him back. The other three did a half finished job.Let me show you how they left our front door on a brand new home. See photos. It had to be replaced because it was damaged during transit (normal). But the repairs were left unfinished. They were supposed to come back and paint it, etc. The second contractor they sent to do repairs dumped paint in our yard, left nails everywhere, and more mess.. and I mean a lot. I had to scoop the paint up with a shovel to throw away. Our experience was horrible from start to finish and I regret choosing Oak Creek. The front and back door still leaked when it rained, 10 months later we were still waiting for repairs to be completed. As of 3 weeks ago, they finally sent someone back who did another half-finished job. We had insects coming in the home because they left large unfilled gaps around the doors even after I had to ask them to fill the gaps! We had to fill the remaining gaps, finish the caulking, paint, and storm door hardware installation ourselves. Dealing with Linda in the service department was awful because I wouldn’t hear back from her for weeks to months at a time. Then an unnamed person contacted me after not hearing from Linda for months to finally complete the service work. They also told us they would NOT honor a repair to the ceiling job which wasn’t done correctly by a previous contractor. The boards are also creaking under the floor in several areas and one of the contractors said they need to be replaced. The service department would not do anything about it and did not have that contractor back to the house and instead sent another crappy contractor to sort of complete the job. Be warned, folks.

We are very satisfied with the experience that we had today at Oak Creek Homes with Dylan Price. He was very courteous and took the time to answer any questions that we had and was eager to help us with the best possible prices and scenario. One thing that is really nice is working with someone who is not pushy and trying to talk us into something we do not want. We are very excited to continue to work with Dylan and Oak Creek Homes to help us with our new adventure!

We have been working with Dylan “Pickle” Price and have enjoyed the experience so far. He is laid back, knowledgeable, and shares his own experiences owning Oak Creek Homes. Being able to get tips on things such as Smart Panel verses vinyl, what layouts works best, or about the continuous improvements that the factory has made over the years really locks in the quality reassurance of these manufactured homes. I’ve always lived in brick and mortar homes, so having someone such as Dylan to answer our many questions on this new endeavor has been beyond helpful! I’m excited to get to the finish product, so I will update when we have accomplished this new and exciting adventure!

My Dad and son in law Tsuan bought a brand new double wide mobile home in September 2024. There have been several things wrong the pad, floor issues, cracks in wall and ceiling. All reports of damage have been reported after move in date and nothing fixed. Now the family as of Sept 2024 till current have been sick with respiratory infections. breathing issues and rashes.The family has ask Oak Creek for MOLD inspection and they refused. The manufacture sent inspectors out that didn’t have proper tools to inspect for mold. The inspector walk around and found all issue listed above and then some. Oak Creek has told family they will have to pay out of pocket for mold inspection. We have doctors reports, test to make up the respirator issues with the whole family. My son in law has not been able to return to work since November 2024 with his heath issues . I wouldn’t recommend buying anything from Oak Creek Homes in Huntsville or anywhere else.

Erik was a superb salesperson. He took the time to get to know me to better understand what I was looking for in a home. I never felt rushed or unwelcome. I highly recommend him for your next home. Also, I would like to point out that Oak creek seems to have a higher quality home than others I have seen.

My mom and I stopped by to look at homes and floor plans in anticipation of her move back to Texas. We met with Erik and his team, they listened to her wants/needs, they were very knowledgeable and helpful without being pushy. The homes that we toured were beautiful and great quality - you wouldnt know you were in a mobile home. Lots of floor plan options with nice touches like accent windows and barn doors. And found out that they were family owned business - huge plus! While we didnt make a purchase at this visit, they are definitely a consideration if/when the time is right...highly recommend!

The homes are decent ish,but the contractors they use are bottom of the barrel. One even told my wife not to expect a perfect house and be happy with what she got. The HVAC guys have obviously never used a square. They re-grouted our shower due to a crack and the colors are far from close. The guys doing the skirting trapped two stray dogs under our house!! How does that even happen. The floor has several humps through out the house, mainly on the seam where the two halves are joined. We were told that’s because they used smaller pieces of flooring in that spot. The house has also already started to settle after being on site for less than a month.

Our home is not the leveled, you can literally see that half of the mobile home is higher than the other half of the double wide. We were told that there is zero Warranty on the leveling of our home That it is on us to fix the level issue and we Haven’t been in our home for a month yet. There are boards that are popping up underneath the flooring. They told me that wasn’t their responsibility to fix. My grandfather suffers from memory loss beginning of dementia sign the spec with out my husband signature on it and sent it wasn’t anything we agree to The sales guy was out sick with Covid and the manager did this. The sales manager felt so bad. He personally replaced our appliances and upgraded them. They are still refusing to take the carpet up and give us the flooring that we wanted. From the very beginning, we did not want carpet and that my grandfather should not have signed anything without us, and that my grandfather said that the manager did not go over anything that he signed and just told him to sign here and sign here. I wish I would of went with palm harbor and spent the extra money. 130,000 on a home that was not delivered to us the way it should’ve been And now being told that they are going to pick and choose correct and we are left with responsibility for the rest, not even 30 days into the home!!!!! Dylan is fabulous, but the aftercare is horrible And he has no say so. What happens after you home. When my grandfather went into signing Connie, the business manager thought she had Covid. None of the contractor was gone over with us. We were told we were completely protected. The thing we did was trust them and try to make life easier on them because she was sick. We should’ve had her go through every line with us of that contract. The cruise left nails all over Yard I’ve had to have two of my tires patched because of it. They do not clean up. They leave your yard looking like a demolition scene. There is no standards for their work And their word is nothing.I’m legally married to my husband who is on the contract and also my grandfather that I take care of is on the contact I’m his care giver. They have worked with me the whole time, but once the house is moved on site, I was told that because my name was not on anything they would not work with me. Mind you I sent an all bank statements on my husband’s bank information, Any information they needed I gave them! My husband works off shore and is hard to get in contact because he works six hours off I’m going to sit with my grandfather so he can go through everything that is wrong with the house even though I have very low Expectations that they will fix. L

Our salesman Erik was phenomenal! He gave us a clear picture of what we could afford, how we can get there, and a timeframe we are looking at! He was extremely knowledgeable in the inventory and he never sugar coated a thing! We are on our way to becoming Oakcreek owners thanks to Erik! Thank you so much for helping us on this new journey!

Awesome folks here. So helpful from start to finish. They really listen to you, care about what you care about, and they don’t try to come at you with high pressure sales tactics. The service department from the manufacturer is lacking organization and lead time. Seems to be a disconnect. Frustrated is an understatement. Starting to lose faith in this company. Take this into consideration before buying any home... anywhere.Edit: 10 months after delivery of home and we are still waiting for the finished repairs from the setting of the home. Also the drywall repairs were and still are a nightmare!! Worst experience ever. Drywall dust over everything in our home, I mean everywhere. Even with everything being covered. And drywall has gotten sucked up in my AC system causing it to freeze. They cleaned it once and it is still freezing up and I’m starting to get pushback about it. Not happy about it.Will update again as this progresses.

We went in to look this afternoon, and the customer service was hands down one of the best. Dylan helped us out first and was quick to find Christian Peña when he realized my husband spoke Spanish. Christian took his time and asked us questions from budget, what were we looking for, explaining the financing portion and overall focus on a home for our kids. He showed us 3 different homes each one better than the next. He gave us a breakdown on the materials used, and what to expect when we were ready to start the home buying process and when to start. They were not disappointed when we declined to start today, but invited us to contact them when we were ready.

Me and my family recently went to Oak Creek Homes to view houses. We were greeted by Taylor, who took good care of us. He was very informative and knowledgeable of the homes they had to offer. Whenever we are ready to buy we will definitely be purchasing from here.

Met with Christian in Huntsville. He was friendly, professional and very welcoming and helpful. The customer service was great until it wasnt. I decided to go a different direction and was told that my deposit would get refunded. After multiple texts and being told it was processing, texts stopped. My refund finally processed but it was by check. Make sure you understand the whole refund process and how it works before you put down a deposit. The communication on that part was not great. Other than that, it was a good experience.

First off I despise writing reviews especially at a company’s request but this was done because the service was really really really amazing and after my first encounter with Christian Pena I was like he DESERVES an awesome review and it was never requested (I just wanted to show my gratitude for such great service )!!!!Im a nurse so customer service is at my core but lately all industries have been lack luster. My faith was restored when I came across Christian. He was so professional and personable. I typically don’t like small talk but he actually held engaging conversations always gears toward my needs.He was very good at making sure he added in small details about what makes one home better for my needs to expressed without being pushy or overly opinionated. He always had a solution and made sure I got everything I wanted in my budget.Those are just a few highlights, but my most important was the amount of communication and follow up during the closing process. I love when people are on the ball. I NEVER once had to ask him anything due to detailed conversations and instructions!!!! I really appreciate the service I received from Christian and if I had to buy another home it would be from him. (Context this says a lot from us bc we have purchased over 6 homes prior to this and my fiancé is a realtor) If your looking for someone who listens, learned what you need, and actually does there job please do yourself a favor and use him! I’ve been working with Dylan Price (salesman), he has been very patient with me and answered all of my questions (a lot of them lol). So far the process has gone smoothly. This is my second experience with Oak Creek of Huntsville , the first was just as easy going as this one.

After meeting with over 5 different manufactured home builders, i feel it is safe to say that we will be choosing Oak Creek Homes for our family after having met with Christian. Oak Creek Homes are HORRIBLE to deal with!!! We bought our house in 2/2022 at the Huntsville location.. promise you everything under the sun just to get the sell! When delivered, the set up was done very poorly, not level, ends were not flush, & didnt come with some of the extras we paid for! We ended up going into arbitration because the manufacturer & the sales lot wouldnt even come out to look at our issues... wouldnt return phone calls either and we live 30 minutes away from the sales lot!!!!!This went on for 2 years.. paying for a home you cant live in!!!! We spent thousands of dollars on the arbitration and only received a portion back so we ended up spending another $18K just to get it right!! Had to have it re-racked, repair holes in the floors, ALL doors releveled, the center beam marriage line had to be replaced, tile work very poorly done, and many other things that needed to be fixed... Once we could start really looking at the house & turning on the water for the contractor we hired to do repairs, we find out that the water heater was not wired correctly and almost started a fire, the master bathroom toilet was molded wrong & was not holding water in the toilet bowl, & we had to go & tighten all the plumbingunder the sinks!!! Its now 3/2024 and hopefully be moving into it in a couple of weeks! When they say buyer beware, better take heed...DO NOT BUY FROM OAK CREEK!!!!!😡😡😡😡😡😡😡😡😡😡😡😡😡😡😡

Kristen was great at first but then I quickly realized she was doing nothing to help me and was just constantly giving me the run around. The very first day we went to look at homes she wanted money to show we was really interested so of course we went ahead and gave her $5,000 down she said if we backed out we would get it back no problem. It has been nothing but hell since then. She messed up on the loan and did the land improvements for less and so our notes were low like we wanted then when the GM found the error we were told sorry we can’t get your notes to what u wanted u can put more down even though we already gave 20,000 down. We were told we could change anything in the house that first day while looking at it but when it came down to it she said no sorry not this model but yet she told me we could. She constantly tried to put us in a smaller house to get the payments lower but I told her multiple times we didn’t want a smaller home she told her managers we were good with smaller which was never the case and she knew that. Her answers to all my questions was always ohhh you going to love your new homes I’m so excited for yall to get your new home always pushing me away from asking more questions I finally got her managers to help me but still really nothing they can do she messed up the whole ordeal home buying should be exciting and a happy time but she has made this hell

My husband and I are downsizing and exploring every option. The customer service here has blown us away. Hunter went far above and beyond with every step. He patiently answered our endless questions, was incredibly responsive and provided us with several options to consider. My fiancée and I have been receiving emails from Oak Creek for about 8 months and when we received an email that her dream floor plan went on sale we jumped on the opportunity. He never pressured me, he was very respectful and he responded quickly to every inquiry (some late night) that I had. After settling on the price I contacted him and asked him if he could include a couple of upgrades. He didnt just tell me no, he called the factory and I was able to get the upgrades authorized without additional cost. Call Huntsville and ask for Dylan. Youll be glad you did.

My husband and I looked and looked and spoke to many people about a home . Exhausted from searching I was going through homes on Facebook on a Friday night around 9. A young man named Matt responded to my message and answered every question I had. We went in on Saturday morning to look at a few we picked out . Matt showed us exactly the ones we wanted to see. There was no pressure at allTo look at anything we didn’t ask about or a more expensive one just to make a sale. Matt was very personable and very professional. We finally decided on one after looking twice in the same visit . If he didn’t know the answer he got it. March 2022 Edited: Since purchasing the home, we have had nothing but problems. We have had hot water leaks under the house, the bathtub doesnt run hot water, water leak to the washing machine due to a nail puncture in the wall, flooring and trim was sliced prior to me getting the home. The response we get from Oak Creek has been very generic and dismissive and because we live in Nacogdoches, no one wants to come out here to do anything. We have one contractor that is trying to take care of things but he is limited by what the dealership allows him to do. The buying of the home was a good experience and Dylan did a great job but their after sales is horrible. Maybe it is because I am not close by so they cant readily come out and see and fix it but if that is the case then they shouldnt have committed that they can support me.Jan 2022: I cant say enough about this team at Oak Creek Homes in Huntsville, especially Dylan. I havent had this high level of customer service in a very long time. Very responsive, informative, and easy to work with. The whole team has worked really hard to help me get what I was needing for my odd circumstances. Thank you for going above and beyond for me and my family!

My family and I drove 3 hours to their office. Found a home on their lot that met all of our needs and wants. So we put down our money. And began the loan process. At this point everything was great and everything was going smoothly. My wife and I drove all over Texas looking for land. We finally found the perfect spot for our future home. Contacted lender and Oak Creek to get it all together. All numbers were finalized. We paid for the appraisal to be completed so loan could be finalized. The next day we were contacted by Justin (our salesman) and told our home that we had under contract had been sold. And we would have to take a lesser value home. When we expressed our feelings over it we were told either take the new home they offered or theyd refund our money. COMPLETELY UNACCEPTABLE AND UNPROFESSIONAL.

This company has the worst customer service I have experienced. We drove almost a hour to get there. Our schedule appointment was at 3:00 pm with Travis Whitaker. We arrived on time and he had us waiting for a hour. That was unprofessional and disrespectful.After my husband and I waited for a hour we decided to leave.Our time is valuable just like any other person.Our time and gas was wasted.Travis could had someone else to help us but instead he treated us like we were nothing.We were told that the person he was helping had walked in two hours prior to our scheduled appointment.It took him two hours to help them.Im taking my hard earned money and business else where to one of their competitors.It has been three hours since our scheduled appointment and Travis didnt have the decency or respect to call me and apologize.To makes matters worst hes an assistant General Manager. I dont understand how he was given that position.You treat people like you want to be treated.

Oak Creek Homes has some really well thought out floor plans and amenities to make it feel like I’m in a traditional home. My sales person, Travis Whitaker, has done an amazing job with continually educating me about the homes and the quality and value in the homes I’ve been interested in. He always goes above and beyond for me. I love his passion and his high level of customer service is definitely rare to find. DEFINITELY call Travis and he will help you all the way to getting the keys on your new home.

My mother purchased a home from Oak Creek Homes of Seguin. Sale rep. -Adam. GM - John. Contractor- Ira Lynn.My mom has made 4 mortgage payments and has not been able to move in!The sale of the home was smooth. Adam seemed honest, and trustworthy and offered a reasonably priced home, but turns out he was only making a sale. John, the GM, has the worst customer service! He does not return calls or text messages. He is not considerate of his customers/buyers. Thankfully, due to their poor customer service. We had no choice but to contact a third-party electrician to make sure the water heater was turned on properly. Turns out, the water heater is not installed to code and is a fire hazard. The third-party electrician made us aware of the fire hazard on 01/26/22. I contacted John, Adam, the corporate office, and 21st mortgage financing to make them aware of the water heater situation. We requested a new contractor and electrician as we no longer trust their work performance. Johns solution is to send the same electrician to look at the water heater. We refused unless he (John) and the factory Manager were present to ensure the water heater was installed properly and to code. John is persistent about me allowing the same electrician to work on the water heater. John said the water heater is wired at the factory and not on-site by the electrician. This is even more concerning because the factory wired the home... Is the entire house a fire hazard?!?!On 01/27/2022 Karina, a home repair coordinator who works for the corporate office, contacted my mom by text message. She requested photos of the water heater and details of the situation. Karina later responded, Looking at the photos you sent, everything appears to be to code. HUD does not require the items you mentioned in your email to John. You mentioned a 3rd party electrician; why were they brought in? Did you have an electrical problem? She is dismissive of the fire hazard, more than likely not an electrician! We have now requested a new coordinator who will take this matter seriously.The email sent to her and John included correspondents between me and a city inspector to inquire about the water heater code. The city inspector also agreed with the third-party electrician that the water heater does not meet code.As of this Monday, 01/30/2022, Chase with the corporate office contacted us concerning the water heater and other issues within the home that includes a broken master bath shower head, broken front, and back door, and insulation to the floor of the home. Chase believes the water heater is to code because it is a manufactured home. He stated that HUD and residential homes have different code requirements, and this is why we have a misunderstanding. I contacted the city inspector again to ask him if this was correct. The city inspector stated that Chase is incorrect, and the water heater is not to code. I notified Chase of my conversation with the City Inspector concerning the water heater. Chase asked for the city inspectors contact information, which I provided him. Chase has not followed up with us as of today.

While we never got around to closing a deal, Hunter Watts was a great representative to introduce me to the modular home market and I hope that he and the folks at Oak Creek continue doing such a great job of letting customers know what their best offers can be!

We purchased and had a home placed in April 2021 and I have been waiting to write my review until all repairs had been done so that I could review from beginning to end.The home itself is absolutely perfect for our situation and what we needed. Purchasing and picking out the home details were a breeze, but once the documents were signed it was a headache dealing with oak creek homes and the sales intergrity diminished.April 2021: The home was delivered with a broken dishwasher, expected cracks, and every single door including the front door would not shut or lock. When expressing my concern to the original contractor responsible for repairs, he seemed as though me not being able to shut our front door for weeks wasn’t a priority and I was bothering him and his busy schedule. So I sent an email 5/19/2021 to both our sales associate and the GM of Oak Creek Huntsville to express my dissatisfaction and huge security concerns. I did get a call back from the GM, however looking at my emails, I never did get an email back from our sales associate, and they did come out to fix just the front door.Fast foward to this 02/2022: I received a phone call and missed the call from the factory repair department and I called back later that day. I then spent over a month calling multiple times a day on multiple days leaving very clear voicemails and no one would call me back.04/2022-I finally had to call up to Huntsville to try to get another number to schedule my repairs that we had been waiting almost a year for. I got the repair managers number. When speaking to her, she in fact saw the notes of the single voicemail left for me but she didn’t understand why there wasn’t any follow up and told me I would receive a phone call back. Guess what…. Weeks went by and no phone call. I again begin calling her and leaving very clear voicemails and no answer. I emailed my sales associate last Wednesday May 4, 2022 and still no response from her either.On Friday, I called up there to the factory one more time and left a voicemail using my phone. Then after expressing my frustrations to my friend with the lack of communication from both my sales associate and the factory, she suggested I used her phone and could use her number to call and guess who answered right away, the factory manager. Anyway, she got me the guy who had our work order number and he came promptly out on Monday.Home delivered: 04/2021 and repairs 05/2022.That being said, the two gentlemen who did our repairs were absolutely so quick and respectful! They did an amazing job and deserve all of the praises.But the point of this review: from a buyers’ perspective, consider where and to who you spend your dollars with. When you sell someone a home, a big investment, I would assume you would want to make sure your customer is satisfied until the home is completely finished. The lack of communication and still unanswered emails from my sales associate is unacceptable and it left a feeling that once she secured the sale, it didn’t matter what else happened. To this day, there hasn’t been a follow up from our sales associate in the last year to even make sure we’re enjoying the home, or to make sure all repairs got handled. If I had to do over, I would not purchase another home through OakCreek Huntsville and I would take my dollar elsewhere!

Bought a mobile home from here in October 2022, they made it sound like it was going to be really quick and have everything ready within a month but its January 2023 and have yet to have utilities connected. They keep dragging it out and weve been making payments on that mobile home that we havent been able to live in yet.The mobile home is good but I am unhappy with my experience working with them, I have an urgency to move in especially in this economy and I feel like they are going to keep dragging this out for who knows how long. Every time we call, they keep pushing things back or they tell us someone will go out and no one goes.

Every part of the sales process was easy and enjoyable. Our salesmen was friendly, knowledgeable, accommodating and available to answer questions.Our issues began during and after the purchase of our home.To begin the lending process we were asked to put $1,000 earnest money down, which would go toward our down payment. We were contacted to schedule a closing date and given a down payment amount. During the closing process I asked if the $1,000 down was applied to our down payment. It was not and since we had a cashier’s check we over paid by $1,000 for our down payment. We were told it was not a problem and that we could be issued a refund check. We signed a refund request form stating refund checks are ready on Fridays. When we inquired about our refund, several days after the check was to be prepared, we were informed that the check couldn’t be issued until the lending process was completed and the home was delivered. They did, in fact, issue a refund, but I felt it was very delinquent.Our biggest, most concerning issues are centered around the completion of our home.We were instructed by the sales associate and general manager to tell our lender that the home was set up when it was delivered to our property. It is my belief that it allowed Oak Creek to get paid from the lender and created a low-level of concern for them to finish the job.Following our initial visit we referred our neighbors to Oak Creek Homes. They ended up picking the same model home and closed 3 weeks after we did. Our home was delivered approximately 3 weeks prior to theirs. Due to poor weather and holidays, the completion of our home has been delayed.When the set up crew arrived, they first hooked up our neighbors’ house, then ours. Our neighbors were contacted by the factory informing them that the trim out crew would complete the installation. We were never contacted. We called Oak Creek Homes and complained about the delay. Their solution was after the trim out crew completed our neighbor’s home they would complete our home.This is increasingly frustrating and incredibly confusing considering we closed 3 weeks before our neighbors, our home arrived about 3 weeks prior to theirs and as of next week we’ll have made our second mortgage payment on a home that cannot be inhabited.Also, during the initial set up of the home, the cross over duct, which connects the air conditioner from one half of the home to the other, was too short. My husband spoke to the general manager of Oak Creek Homes, and he assured us that it would be fixed. My husband also spoke with a representative from Oak Creek Manufacturing and was again assured that the trim out crew was aware of the issue and would fix it. When the trim out crew arrived, they had no idea that the duct was an issue. We have a firm belief, that had we not intervened the duct would not have been fixed.What was a very enjoyable, exciting experience has turned into frustration and disappointment.

We have been very pleased with the service we received at Oak Creek. Travis was very helpful every step of the way in our home buying process. We cant wait for our new home to be delivered and be able to move in.

I purchased a new home in June and it was set in August. I’ve been fighting with them since then to get trim out completed. The GM Dan Rose showed up at a meeting at the home (uninvited and unexpectedly) with my family and a rep from the factory last week and scoffed at every issue we pointed out. Apparently expecting your new home to actually look new is “petty.” The meeting ended with Dan angrily storming out and leaving his embarrassed colleague to deal with the aftermath of his tantrum. Big respect to Audrey the FW rep for her unwavering professionalism the whole time. Our salesman was Justin and while he is friendly and seemed to want everything to go smoothly, he made several misleading statements to us as well. However, I think he was performing his job exactly as he was trained to do so I can’t fault him for having a terrible mentor. Anyway, the home itself is pretty nice but the quality isn’t what we expected/were promised. The worst part is the fact that we were pressured to sell our current home before the loan funded and if we had, we’d have been homeless for the past few months. But in order to remove the stipulation of selling our home, we had to increase our down payment substantially. So we had to cough up $33k upfront and now we have to pay the $1100/mth note on our Oak Creek home along with our $3500/mth mortgage on our current home. And while we were able to negotiate an OK interest rate, they “accidentally” failed to mention we’d be buying down the rate ourselves until the day we signed. I feel like this is an important fact to mention upfront, but I naively chalked it up to an oversight on their part. It turned out to be the first indication of the overall culture (in my opinion) of skirting the edge of outright deception in order to make a sale. My advice to potential customers is obviously avoid Oak Creek Homes altogether but if you do decide to purchase from the company, definitely avoid the Huntsville location. And pay close attention to the whole binding arbitration thing and make them write down and sign everything. Their actual policy is “oral promises will not be honored” so trust nothing that isn’t on paper. Honestly, just buy a house since actual real estate professionals have ethical rules and a timetable to follow and consumers have actual ways to remedy issues that arise. The manufactured housing industry seems structured in a way that is almost predatory to consumers. In fact, their outlook on this whole situation is that I’m just a difficult and overreacting customer, but I haven’t asked a single thing of them beyond what was initially promised to us. Their consistent failure to meet promised deadlines and their reluctance to communicate about it has upended our schedules and cost us thousands of dollars while our income has been reduced by a global pandemic. They literally DO NOT CARE. This has been an eye-opening and disappointing experience for sure.tl;dr BUYER BEWARE

Bought Oak Creek home from Houston Location paid cash 190000 and been on our property since August. Ot has been one problem after another from day one. Floors are uneven and they just keep putting my 70 year old plus mother in law off with one excuse after another. Dont but Oak Crerk service is terrible.

These people are criminals. They lie about the warranty and once they have your money they wont answer the phone.

We came in today and started the application process. Dylan was very knowledgeable and patient with all of our questions. Excited to see our soon to be home in the future.

The service was great while purchasing our home. Service since is like pulling teeth. Weve been in our home for 2 months still can not use our oven or disheasher, they have never had power to them. Other electrical issues we reported, nothing done. Just a promise to come out in a week or two. When workers show they dont have all materials even though they have been out and knew the pieces were not here to start with.

They had also agreed to get the 700$ back from the other time IF I put down the 1000$ for my grandmother which i did naively. Well, I bought a home here a month ago. The home was supposed to be delivered and set up two weeks ago. It was brought out to the property and dumped off 4 days after the delivery date, and it still hasnt been set up. I keep calling them and getting the brush off, and nobody returns my calls. I paid for complete set up and skirting install (including AC set up), but I am still wondering when my home will even be on blocks. They havent given me any more ETAs except for maybe July 1st.Its remarkable they are still in business. Do they treat all their customers this poorly? I hope not, but I would never buy from them again.-edit- Well, they finally set up the home July 2nd after demanding that they either set it up or come out and take it and give me my money back. It only took them two months after buying it. Then they got the AC hooked up, but the AC installer had no idea what he was doing. He didnt even level the AC pad, just left it tilted. Im not entirely sure what to do about that, since there isnt any slack in the connection to move it and level it. Then the steps didnt brought until the 14th (much to the surprise of the AC guy who had to get the AC out from the inside with a ladder), and they are dinky steps made of untreated 2x4s despite them assuring me that they would be providing steps made of weather treated wood. And Im still dealing with them on the small matter of getting keys for the locks (the mover lost them) and the fact that the back door was damaged in the move and needs to be replaced.Dealing with Oak Creek Home Center has been the most frustrating, time wasting, infuriating, annoying, and expensive experience I have ever had the displeasure of going through. Stay away from this horrible company. I wouldnt deal with them again if they were giving their homes away.

No, just no. Go somewhere else. The general manager (Trey) gets off on screwing people over multiple times. Just when you think you’re done with them they come back. Not once was the experience good. Trey didn’t even show up to closing. If you’re set on oak creek save yourself from the high school games and go to another location, but better yet just find another company.
