Encroaching the state park. If only they could do this in all the other developing neighborhoods.
In-laws live there, and have since the beginning of the development. Theyre very involved, great family community in general. Well kept public areas, no real issues that Ive heard of
This place is absolutely heaven, we fell in love with Texas Grand Ranch after coming to see land, we immediately knew this was going to be our forever home. They have great selection of builders to choose from. People that live here are extremely friendly and willing to help their new neighbors any way they can. I cannot wait for our new home to finish building so we can enjoy this beautiful community.
Friendly and helpful staff who are eager to help you make the right choice. We really liked the concept and plan for this community. The model homes were a big help to visualize what having a home and living here could be like.

Beautiful area. Beautiful rolling hills in the subdivision. Quiet and away from town but close enough to not do far away that it is terribly inconvenient. Wonderfully planned subdivision with winding roads. High speed internet availability. Wonderful neighbors.
Now they have privatized the forest. A place where you can freely go and be human. Now like good colonial based developer that destroy everything in their path, if you walk across their property now you’re trespassing.Also have you seen how many trees they had to cut down for now all the roads that are in there and the houses people build?Houses that now have septic tanks, houses that require pesticides and pest control. It’s very unfortunate that humans agree to pay for the destruction of one of the last forests in the area. Very shameful
It is a wonderful place to get out of the city (Houston) to see the trees and the stars.
The place is beautiful. What people need to know and Im talking to new buyers. Is how awfully and difficult hoa is at this community. Dont believe me? Ask around. No phone numbers to communicate. When it gets time for you to built. There is lots of theft going on. The hoa has a website called narb that forces you to use to pay your fees through it and submit any prints for anything you want to do. But they dont care to communicate. Its very very difficult to deal with hoa. When you buy land. They dont tell you this. Everything is smiles and happy. Many first time buyers are now reselling their lots.
Allen showed us a real nice time. They dont pressure you to buy their acreage, but are very easy going and friendly and fed us a bunch of tasty free BBQ. The land is a little overpriced being so out of the way IMO, but its all about perspective... for a neighborhood of half a million dollar+ homes, the price is probably about right.
It seems very nice, but I had something more rural in mind. With an HOA and the various restrictions, its the suburbs on a larger than usual scale. Its great, just not what I wanted.
We are new to TGR. My wife and I are very excited about the value and the aesthetics of the development. We love the thick wooded acreage. We also love the idea of being in proximity to Houston, yet far enough away to escape to our little piece of paradise.
Very far out of the city beautiful and also lots of friendly people. Very full of nature and lots of big beautiful houses. Just a great community overall and great area.
