I really wanted to love this place based on the reviews. Upon move in, my unit was absolutely filthy. The walls had not been painted or cleaned. They are visibly dirty. The blinds are dirty. There is even urine behind the toilet. I walked into someone else’s uncleaned home. Despite telling David at the front desk that I needed to speak to a manager, he told me that he needed more details. I provided more details and he said that he would let me know when I would receive a call. That was on move in day - Friday. It is now Tuesday. When I called today, I was told that this was unacceptable and a manager was being called and would stop by today. That was a few hours ago and I never received a phone call. To rent out an apartment in this condition is so insane to me. If you want to spend $2521 (not including water) per month for a filthy living space where your concerns (that you shouldn’t even have) won’t be taken care of, then believe the other reviews like I did and move in. Just remember that you’ve been warned.

I have been a resident at Cortland Avion Shadow Creek for the past two years and I dont have any complaints. The new staff are always super awesome and very courteous and professional. The Manager Taigi is always there to answer my questions and settle all my concerns. I highly recommend Cortland Avion Shadow Creek if you are looking for your next apartment home. The apartment complex is beautiful, the only complaint I have is after 6 all you hear is basketballs bouncing, yelling, and screaming past midnight. They make it hard to rest relax and get some sleep and peace of mind.

Ive contemplated for months on whether Id write a review. Ive tried to stop myself but at this point is important for people to know what theyre signing up for.I moved here almost 3 years ago, and management changed about year later. There are several hidden fees, that are not highlighted. There have been several times Ive checked my account (AFTER MY RENT WAS PAID) and what I budgeted for on my rent payments has increased or changed (randomly), if this happens and Im not given a warning or an update YOU WILL BE CHARGED AN ADDITONAL FEE (THEY DONT CARE IF ITS $5... YOURE GETTING OVER A $100 LATE FEE OR CHARGE). They are NOT willing to work with you AT ALL over any charged fees on your account. Recently I paid extra by mistake. When I paid on the first all looked well and fine, I get an email nearly 12 DAYS AFTER RENT WAS DUE that I have an additional $75 charge because the (extra $80) payment bounced back (mind you...my rent was paid! I owe nothing, just paid extra by mistake) but I now have a charge which has increased my account balance, owing over $100.... an account that was JUST at $0. Ive been told, oh well so whatever you have to pay it, they dont take light to returned pays......lol, it was an extra payment by mistake?!Ive stressed so much living here due to up and down payments, random charges and fees. They smile and act as if they care but they really are not nice at all, its all an act to keep you calm.You could have $20-$80 on your account and they will threaten you to throw you off the property within 3 days if you do not take care of it, but your monthly is paid and in full!!! The letters are extremely scary to read and receive, especially if its a random / extra charge I was not prepared for!!!2. Roaches - Ive spent my own money to have care in my home because the maintenance man came one day to spray .... by the time I let him UP the stairs and I went to shut the door, he was walking back down saying he was done already (I LIE TO YOU NOT, HE WAS IN THERE FOR NO MORE THAN 2-3 MINUTES!!!), I was flabbergasted.3. Garbage, neighbors were allowed to just throw trash by my front door for months, WEEKS, DAYSSSS - I emailed, I called I asked for help - no reply. I had to take off work or go in late just to walk into the office to ask for some form of help. I had to call the police because they began to ring my doorbell to deliver their trash to my front doorstep. Riddle me this.... theres a policy that if we do not follow the valet trash (which we pay $35 extra for) ... if we dont follow the rules we will be charged. After ALL THE COMPLAINTS I shared WITH IMAGES, THEY WERE NOT CHARGED because it kept going and going until I spoke to them personally and asked them to stop! BUT YOU CHARGE ME FOR EVERY LITTLE EXTRA THING???!!! BUT FAILED ME WHEN i WAS BEING HARSSED, love that. Any extra $ they want out of you; you better watch your accounts frivolously because theyre going to get you. Never mind crazy neighbors. Cortland would not answer the phone!! Nor do they respond to any emails.4. A/C - over the summer my a/c unit would not work at random it was 89 degrees in my house multiple times (LONG after the hurricane). It took my over 3-4 attempts to send a very long email in order for the manager to come to my home to inspect the issue where they finally found my unit had frozen completely, my ac unit looked like the inside of a freezer. The part took 1 - 2 weeks to arrive when the issue was fixed, I didnt hear back, and my email was never responded to. I felt like I was bothering them by complaining because of the lack of replying.5. Communication is SORRY, Im shocked theyre answering phones now, I could never get anyone on the phone for month back-to-back.It pains me to write this because I used to love it here, but Ive never felt so less than as a person in my life. To be charged, and not even allowed to be heard, it is NOT worth your money at all.Do not trust all the reviews: I was asked to write one immediately after I toured, I would assume a few are the same.

Avion is a beautiful property with clean grounds and great amenities. I love that it’s pet friendly! The office staff is super nice and literally takes the time to answer all of your questions and concerns. The maintenance team are always on top of things. I met Mr. Jovany and he was very nice and approachable.

This one of the best properties I have ever lived in its well maintained and always quiet. The staff are reliable and solution driven. I will definitely be renewing my lease.

I really enjoy living here, the gym is great, pool and grilling area are nice. Neighbors are cool and friendly. You have your own garage and parking is good for guests. There’s a lot to do nearby shopping, entertainment, restaurants. Downtown is about 20 minutes away which is also nice. Customer service by Elizabeth and staff is great, no complaints.

This apartment complex is very nice, I have lived in other apartments but this one is top notch! The maintenance team is quick, Elizabeth in the office always addresses any concerns I have. My friends and family always complement how nice my apartment is and I couldn’t be happier to live here.

A wonderful apartment community. Excellent maintenance of the grounds and amenities. Residents love the staff and services available to them. There are special events all the time. You can participate or not...your choice!! My husband and I love it here. Our home is currently under repair so this community has been a good alternative until our home is fixed.🤗🤗🤗

Since the first time walking into the leasing office I have been welcomed by the office staff and my new neighbors. They had the floor plan available for me that I asked for and even removed the carpet before I moved in. The staff and maintenance are super responsive to immediate needs which I have never had in a apartment before. So far I am absolutely loving living here!

We lived 2 years in this complex. Hassle free housing with excellent amenities. Well maintained and great gym, pool and picnic areas. Very friendly staff and prompt maintenance support making our stay very comfortable.

I had an amazing experience here moving in and, Keleisa made it very comfortable for me to transition. If I had to do it again or recommend anyone I definitely would without no hesitation. The customer service and just being very attentive to making the process at ease for me and my family…

I love how the apartment looks how quite the community is how everything smells good looks new nothing reused which I love but most of all!!! mrs.narmeen farhoud is the best the leasing consultant I ever met her vibe energy how friendly but professionally she is top tier TOP!!!! Definitely come see her she took a 30 min tour and made it feel like we dont need to look no where else and made it so much fun 2 and half hours talking laughing and touring now thats what Im talking about

Thank you all for everything.💕Update 7/2024🤔Just a heads up to anyone that moves out! Make sure this apartment community presents you with the full charges at the end of your lease! Provided the property managers with a move out notice early in advance at least 4 months before we moved out. Paid the last portion and fees of the rent in our final month, we thought that was final but they decided to charge us up with ridiculous amounts in utilities!!! They were aware of the final month so all charges shouldve been presented upon the final payment! Instead we are no longer residents and they decide to charge us when we no longer occupy the residency there! I am very unhappy and disappointed in Cortland because we have lived there for 3 years and always paid rent on time! Never missed a payment at all! They like to overcharge people I see!

These apartment homes are the perfect location and a clean appearance. The Front Desk team (Tracey and Morgan) are incredibly welcoming and friendly. My Maintenance request are resolved at great speed. The community itself is very Quiet, and offers very clean and fun amenities. I would recommend over and over again!

Tracy is absolutely fantastic! We moved here from California in May. She was the last person we met in our apartment hunting and honestly she is one of the main reasons why we moved here. She’s so knowledgeable and kindhearted she goes out of her way to accommodate any needs. I was a property manager for 17 years before we came to Texas and Tracy is the true definition of very thing you would like for in a lease consultant.Truly grateful!

I have been living here a year. It is a solid choice. It is in a great location in terms of access to everyday things you need. It is located right off of 288 which gets you into downtown pretty quickly. There are normal apartment issues in terms of maintenance and neighbors, but all are handled quickly and in a professional manner. Interiors are great, parking is plentiful (at least from my experience), maintenance staff is respectful when entering your home. I did need emergency maintenance at night once and the call was answered and resolved in under 30 min. I appreciated that! Leasing staff is helpful and clearly explains lease terms and such when you have questions. As someone who is on their third apartment after having to relocate cities for work, Cortland Avion Shadow Creek is a great choice to call home!

I moved in about 6 months ago & have loved every minute of my time here. I looked at over 15 different communities in the area and the minute I walked in the door of the leasing office I knew I had found my new home. Leasing agent listened to my concerns & showed me a unit that was perfect! It has a large balcony with a nice view. Maintenace has been great with maintenance issues, and they always follow up to make sure everything is working as it should. Most of the residents in my building have been here many years. That pretty much says it all. I have found my new “happy place”.

Lived in many places..and by far the absolute best leasing staff I’ve ever had the pleasure of being welcomed by. Morgyn and Tracey are hilarious and their service is on an A+ level..their communication is absolutely phenomenal and the management is some of the best I’ve seen anywhere. The property manager Kelesia has been nothing but accommodating and super helpful. Overall would give 10/5 stars.

Let me tell you, I love my apartment home. The complex is quiet, leasing office and maintenance responds quickly to any requests. The trees and landscaping is so peaceful. My favorite room overlooks a tree which I sip coffee and enjoy nature. Im very happy here.

I had the pleasure of meeting the Cortland Avion Shadow Creek staff today🤗. I came into the front office as I was waiting for my friend, who is a resident to meet me. I must say I was very impressed with everyone I came in contact with. Everyone was very friendly and so much fun.

We have been living here for 1 month and it has been a nice adjustment. Ms. Tracey M in the front office assisted us through everything, and has been such a pleasure to work with. Had issues with our dishwasher; but they worked diligently to repair. The amenities are nice and have not had any issues with the complex residents. This place is highly recommended if you are looking for somewhere to feel comfortable, safe, luxurious.

We love living here! The property is very clean and quiet. Perfect for our small family and young children. Morgyn always helps with everything from move in to move out! She’s the best.

We’ve lived here four years and continue be satisfied with our experience. Routine maintenance is always handled promptly and efficiently. Had several items come up recently that were more than routine and beyond the scope of routine maintenance. Professional contractors were engaged and the work was done at a pace and quality beyond our expectations. Very happy.

I recently moved in to Avion Cortland and i can say that the facilities are well kept and clean. Their design is beautiful and modern. The complex looks like new and the rooms are nice. Maintenance issues are always answered to appropriately and in a timely manner. The leasing staff is friendly and polite. Yesenia and Tracy do a great job. Definetly would recommend this apt. Location is great as well. Near to everything and i love the pool / gym / game room area.

Awesome staff and manager. Love the various community events that they sponsor and offer. I truly enjoyed the sip and paint event. Love that they have social events for the adults and kids. Air Conditioning stopped working on a weekend and they had someone the next day to get it fixed. Love the professionalism and quick response for the new staff here.

I want to Thank Cortland for my fast move-in. My apartment was clean and ready to go when they showed me the unit I would be moving into. Thank you for the easy process from the beginning to my move-in day. Everyone in the office is friendly and inviting.

Our family has been living here for 4 months now and we love it! The community is very active, friendly and close knit. The front office staff Morgyn and Tracy are so friendly and helpful! Maintenance also works quickly and diligently.

Cozy, quiet, clean, friendly staff, timely maintenance, but it does seem some of the residents have issues picking up after their dogs and the ants get really bad when its hot out. But thats not the staffs fault. Overall, a great apartment complex.

The experience I encountered at the Avion Shadow Creek Ranch apartments was outstanding! They were soo friendly & welcoming when I arrived. The assistant manager Ms. Shun assisted me with leasing and giving me a personal tour of their facility. She made me feel very comfortable and at home during our tour. All of my questions were answered and she went above and beyond in making sure every need would be fulfilled. Excellent staff & beautiful facility!

Morgan assisted me with finding the perfect unit and I couldn’t be happier! The application process was a breeze, Morgan made sure to go over all options with me and even let me tour each floor plan I was interested in! Cortland Avion Apartments are very neat and clean. I like the convenience of any store I may need to shop from (grocery, clothing, household) and restaurants in the area. Theres also the convenience of any medical facility that i may reqire care from. The Cortland Avion community/peope here are very friendly. Im on my 2nd year residing here. Overall Cortland Avion is a great place to live.

I absolutely LOVE this apartment community. The office staff are the friendliest, most engaged group Ive ever had the pleasure of experiencing in all my years of renting. The minor service issue I had was taken care of within a few hours. I couldnt ask for more.

Tracey Mitchell was amazing. She was extremely polite and interested in our opinions. She listened to everything we wanted for our new home and was very informative. We found our new home and it was thanks to her and her kindness. So thank you so much can’t wait. Also to point out the community is very beautiful and calm they go out of there way for there residents that’s why this such a good place for any family looking for a new home.

The staff is Great! They are very attentive to my needs, the property is always nice and clean, the garages are a great perk, and the maintenance staff are always on time when ever I need something done, I was one of the first residents Amber Hanks was my leasing agent and she was terrific, I actually just renewed my lease with her recently, she still treats me as great as she did when I moved in. I am very satisfied with this property, I will be a resident for a long time to come.

I was referred to check the Avion out to look at 2 bedrooms, because Im down sizing from a house. The apartment looked very similar to a home with the garage attached. The finishes were of great quality. They customer service was very pleasant and all my questions were answered. I wont be moving until I sell my house, but Ill certainly be back.

Ive been happy with the community since moving here a few months ago. It was not easy finding a place to live during quarantine, but the staff was helpful and sent over photos and videos of the apartment. Since moving in, Ive been impressed by the help from the staff. I know that anything I need, Magen and Fernando will help out. When we first stepped foot into the apartment, we were extremely happy with the look of everything. It felt new. I also like how close we are to a bunch of different stores. Its a good location.

I’ve lived at Avion for over 2 years. I love it here. Nicole P. (Leasing manager) is so helpful and accessible anytime I’ve had issues. The maintenance department works so hard to keep the place looking nice and while I don’t have favorites, Gerardo is pretty awesome too! I love the new Bluetooth gate access system and the section I live in is so quiet and everyone smiles and talks to each other. Definitely better than other complexes in the area!

I have loved living here. The staff has been great! The communication lately has been exceptional. I really appreciate the effort they are putting in to problem solve! The apartments themselves are laid out nicely and priced very competitively. This is my 3rd year here at Avion and I still love it!

I have lived in the Cortland Avion for about 5 years since it first opened. I needed a bigger unit and Nichole assisted me with a transfer. This process was so smooth. In the short amount of time I had to add someone to the lease, decided on a different plan, asked to make my move date a month earlier, and Nicholes exception customer service skills never altered. She has been truly patient and always provided service with a smile. Even with all of my changed my lease information still ended up correctly. This place is definitely a family environment.Would definitely send all me friends to Nichole for a smooth process

Tracey and Megan were awesome. From making me feel welcomed and wanted during the tour, processing my application and after signing the lease always very courteous, knowledgeable and resolved any issues promptly. Place is nice but they made it home.

Way over priced. The layout is beautiful, very modern. However, the cheap renovations are annoying. My bathtub is peeling ALREADY and i live in a new unit. My fridge door broke, where i hang my towels broke, the sink fell into my damn cabinet. For as much rent we pay here, the quality should be GREAT! Office staff is lovely. Very helpful, especially the maintenance crew. Everything gets resolved fast. Great customer service. I just dont like how my new apt is falling apart.. i know once i move out...it will be a problem.

Although, I reside at the sister property (Cortland Luxe) across the street from the Cortland Avion I frequently visit my friends there. The Office And Maintenance Staff is always very friendly, knowledgeable, and helpful. The property is always clean and well maintain inside and out. Whenever leasing an apartment, my priority is integrity before my husband and I agree on a lease. We found that at the Avion. The staff is impeccable!!Initially we met Amber, our leasing agent. She worked diligently to make sure all our questions were answered with such professionalism. Secondly, we met the property managers, Stephanie and Kimberley. These ladies exhibit the epitome of excellence!!! They truly lead by example. If the propertys expectation is to please the residents and receive 100% percent satisfaction, then the management team must be totally committed to excellence and satisfaction. Thats what we receive from our beautiful property managers, Stephanie and Kimberley. In addition to their excellence, the team which includes, Heather, Danny, Chad, the courtesy officer, and the awesome maintenance crew are all very nice and welcoming. Because of you all, we are able to live here comfortably, safe, and doing so in a clean environment. My husband and I thank God for our new apartment home and becoming a part of the Avion family. For these reasons we will forever be grateful!

I have been here at Avion Cortland going on 2 years now and I can not be any happier. The maintenance staff is awesome, the property is in great shape, and the leasing staff is like family. Throughout the entire pandemic they always kept a open line of communication and kept us well informed with any changes. I’m very happy to call Avion my home.

I have been living here for 4 months and I can honestly say, choice well made. I looked at 4-6 complexes in Pearland and this one stood out by far. The complex is clean, well maintained and the tenants are friendly and respectful to one another. Management (Both Nicholes, Stephanie, Brittney, Tracey & Gerardo) keeps you well informed of any issues or concerns. Great location to all retail! No regrets thus far.

Avion has some really nice apartments, my kids recently moved into a two bedroom apartment there. Very affordable prices, very spacious apartments. I want to compliment the staff there at Avion, they are quick to resolve any issues, miscommunications, or concerns that one might have. Ive seen first hand how responsive they are to resolve any issues at at hand, and Im very impressed. If you looking for a nice and quiet apartment complex, and with an awesome staff working there, just drop in one day to visit. Tammy, Tracy, and James are awesome people to deal with. One has to realize, that sometimes there are going to be mistakes, accidents, or misunderstandings that happen, but to work with a team such as these guys, for them to act and resolve any issues at hand, in a quick timely manner, thats awesome! While there are issues that come up, and the staff does its best to resolve these issues, there also should be understanding and forgiveness from the occupants as well. I want to say a sincere Thank You! to Tammy, Tracy, and James for making sure my kids were taken care of upon moving in. My kids are my world!

I love this community. I’ve lived at Cortland Avion for five years now and the stay has been outstanding from Tracey to Nichole and Stephanie, everyone has gone above and beyond to assist me no matter what the circumstance. I’m a healthcare worker and this year has brought on new challenges and the need for flexibility with living arrangements and the staff have been more than accommodating to ensure that a safe place to stay wasn’t something I needed to worry about. Continuing to move about the room helping new and residents to come with that same smile. She knows everyone name and makes you feel like family. Thank you Ms Tracy. Ms. Nicole, focused and for a reason. I call her Bat woman. Who better to be in charge of the rent payment. She knows numbers and spot a mistake with the quickness. I know she doesn’t generate the bill but will fix the discrepancy with those laser focus eyes. Fernando maintenance has fixed every maintenance problem I’ve ever had so thank you Ninja turtle for trouble shooting my air conditioner correctly this weekend. We can’t forget the big dogs. The man of steel. Superman and Wonder Woman. Mr Alex and Ms Stephanie. Maintenance Manager and Manager Manager. These people can step into any job of the people that work for them. They walk around picking up trash on the grounds of the apartments. I’ve seen Stephanie mopping floors, I have seen these managers getting apartments ready for move in. This staff cares. If they have not seen me they will do a welfare check because they know my medical history. Thank you Cortland Avion

Ambur is a gem. She has always been so nice since the day I came to tour the property. The amenities are nice. (Although I would prefer larger bathtubs in the guest bathroom and additional storage space on the balcony but I make it work) ANYTIME that I have ever had a concern or issue in my apartment it is taken care of in a timely manner. The price is steep but you get what you pay for. I feel safe and I am pleased with the choice I made with Avion.

This is my first apartment so I was not sure what to expect... its quiet, safe, clean, office staff is fantastic (especially heather and chad), and its in a great location. So excited to live here!

Transferred my lease from another Cortland to Avion and Tracey made the transition just like my Martell Cognac..smooth! I really appreciate her for making sure everything was good to go and I could just focus on the actual move. She is very hospitable & attentive. I am absolutely loving my new home! In planning my relocation back to Texas, I opted for somewhere not so close to downtown Houston, as before. I was specifically looking for an apartment with an attached garage, and after much research, Cortland Avion Shadow Creek won my loyalty. Tracey Mitchell was the person who had the pleasure of taking my (multiple) calls, with ALL of my questions, lol. It seemed like every time I called, no matter what day or time...SHE answered the phone. (So embarrassing, lol.) But she was (and still is) always so patient. Such a kind, sweet soul. There was a virtual viewing online that I was happy to have access to, and she also explained where in the complex it was and said I wouldnt be disappointed (she was right). I think she went above and beyond to make sure I was confident in where I was moving. I teased her at one point and told her I owed her a steak dinner or a trip to somebodys happy hour (damn this COVID, lol). She took away that major headache that comes with trying to find a new home. I reached out to a few other complexes in the vicinity, that will remain nameless, and there was always a rushed tone. A sense of urgency, as if I were bothering them. Thats not the case here. Certainly not before my move. And after moving and meeting most of the staff, from the leasing office to the maintenance team...EVERYONE has that same kind, helpful, and patient spirit! No bait and switch attitudes/mentality. I have absolutely no complaints, and I am overly pleased with my selection!

I visited this property in search of a rental for a client. I was so impressed with the sales consultant, Morgyn, who was not only kind, friendly and professional but her knowledge of the property was exceptional. My husband and I have lived here for about a year and we LOVE it! It doesnt feel like your average apartment, it feels like home. I feel very safe living here. The staff, maintenance, even the other residents I have met are all amazing. It truly feels like a community.

Me , my husband and 2 children just moved here 2 weeks ago. The staff is very nice and on top of everything. The neighbors in the complex are very nice people as well! They offer alot here! Zumba once a week, front door trash pick up everything is clean, gated community the apartments are very modern! I have only lived here 2 weeks and I am in love with it. For me a place can be beautiful and upto date but the people in your community and the apartment complex staff and managers are what makes it living in if they make sure your concerns are taken care of (within reason of course). They update you on safety alerts and updates on anything in the community. As long as Avion stays on top of it and provides A1 service as we have been recieving, We are happy! And so far we absolutely love the school Laura Ingles wilder which is the assigned elementary school.to this complex.

We just recently moved only because things lined up for us to purchase our own home. Wed still be there today and probably renewing our lease if things didnt fall into place for us.We loved our apartment and the location. It was close enough to the Pearland town center area but far enough away where you didnt have to deal with all the traffic. The walking trails around the apartment were also great to go to on weekends. The apartments are also really close to the two Hospitals. You dont think about this until you have a need for one in the middle of the night.Having the garage attached to the apartment was a huge plus. We didnt have to find a place inside our apartment for all our extra stuff, but it was right there when we needed to get to it.The office also has get-together/events for all the tenants. They all make you feel welcome. Both managers are also very approachable and willing to listen to your needs.The maintenance department was also very speedy in taking care of things. We just had minor things that we had to get fixed. But no matter how minor it was they still took care of it within a day or two.Avion SCR apartments and staff were good to us. Amber was our go to person for all our needs. She took care of us and treated us very well.

Beautiful NEW LUXURY style apartments. Apartments are super spacious with great amenities. They are also kept clean and quite. The staff is always amazing and attentive. Plus your in reach of some of the best food and all shopping Houston has to offer. Amber is a rockstar and together with Chad, and Dany you have an amazing team to lean on that make you feel like your speaking more with friends than leasing staff.

We moved to Houston and had a last minute change of plans that left us needing a new apartment on 24 hours notice. Thanks to Tracey and Morgyn, we had the keys to our new place in the knick of time. We loved living at Cortland Avion Shadow Creek. Between the pool that makes you feel like youre on vacation, to the grills, dog walking trail and prompt maintenance request fulfillment, its very easy to feel right at home here. Plus, everyone gets an attached garage--a real convenience for extra boxes, rainy days and keeping your car extra safe at night. They even offer 3 mo th leases. Would rent here again if work brings us back to Pearland in the future

I absolutely love my apartment community!! The staff is extremely helpful and very engaged! I love the resident events, such as wine down Wednesday!!

The staff is lovely especially, Dani. Hes been wonderful! No problems there. I do agree that the apartments are over priced. The walls are very thin. I can hear my neighbors baby crying through my bedroom wall. Sometimes I come home and I can hear my neighbors television. Our neighbors down stairs throw parties or play loud music all of the time, weve had to speak to them about the noise and we made a complaint to the office, still no change. After a while, we just gave up. Plus, we realize that the walls are thin, so maybe the music is seemingly louder than it really is. Lately, for maybe the past month, weve been seeing roaches in our unit. I dont know if they are coming from other units or what, but weve seen a few of them. We have had the unit sprayed a couple of times but, we still see them. My advice, for the price, you can get much better quality.

I must say this is a very beautiful community. The staff here are amazing and helpful. They truly care about the residents and are always on top of their game. If youre looking for a beautiful place to live with great southern hospitality, check out Cortland Avion. You will not be disappointed!

Our familys experience with the Avion Shadow Creek Ranch Apartments property and the team has been absolutely amazing!! The leasing agent Dany Zelaa was extremely thorough, patient and knowledgeable as we worked through making the decision that was right for us! We were there for several hours and not once did we feel pressured or rushed to make a decision, but rather treated with the utmost professional care and guidance. The property itself was impeccable.....from the grounds to the main office, resident areas (such as work out room, computer area) and the actual apartments! No doubt that there is attention given to every detail of making this property above and beyond to all residents....one that you feel so comfortable to call home. In addition to Dany (who we felt like we had always known by the time we left :-)), Kimberly stepped right up along side Dany to help us in finding just the right apartment for our family and our needs. Whether we were with Dany or Kimberly, the entire staff just chimed right in and assisted us in any way needed from answering questions, offering us a beverage and just making us feel at home.....it feels like one big family there! SO thankful that soon our family will be a part of this amazing community!! Again, I would recommend this property to my family and friends in a heartbeat.....we have experienced it firsthand that they would be in great hands! Thanks Avion for doing an outstanding job!!

Upon visiting a resident and staying for 3 weeks, I had a few encounters with Tracey Mitchell. She was very welcoming and even offered me something cold to drink after my workout. Very pleasant and friendly!

The pool is nice and and I like working out in the gym I like that we have a pool in our apartment. Tracey and Morgan are very nice in the leasing office.

I’ve lived here for about 8 months now and I’m extremely pleased with the apartment and the office staff. There were hiccups in the beginning but the managerial staff handled everything professionally. Anybody in the office seems to be able to answer any question you have. Maintenance usually is very quick about their response times as well. I would highly recommend anybody looking for an apartment to consider here.

This property makes a fabulous statement in apartment living. The finishes and upgrades in the units give way to true a homestyle experience. Tracy was very professional during my tour and visit. She answered all of my questions with certainty and a smile!

I am going on my 3rd year living and here and I have to be honest. People tend to write BS reviews, whine and complain about senseless, uncontrollable and down right spoiled nitpicky sh*t (oh, my dryer dries but it makes this spinny noise and maintenance hasnt come yet to see what it is so this place sucks dont move here), kick rocks! However, I dont!!Some individuals dont think much of apartment living, but Avion is quite comfortable and welcoming. The community is close and friendly which makes it home for a lot of families which is awesome. The community events are fun and VERY SOCIABLE for kids and adults. The staff is cool and the manager is really good at making sure the property stays at a certain level of quality which I like a lot. Every property has that one ROUDY couple or the guy who just stares blankly and wave when you say HI..LMAO! But nothing too out of the normal, I could say a lot more, but Im sure you get my point. I like living here and would recommend it for anyone who likes a DIVERSE COMMUNITY and FRIENDLY living atmosphere.

I truly love this beautiful community! Ive been here almost a year now and I can truly call this home. Its quiet, well kept and there is a sense of community here. If youre looking for an awesome, small, quiet community in Pearland, this is the place to come. Im so glad I found this community.

Cortland Avion is awesome. Im a residence at their sister property and every time I visit the property, it gives me the same vibe as Cortland Luxe. The grounds are well maintained and the staff there are very welcoming and hospitable.

Relocating from another state can be a little overwhelming but I can say my experience at Cortland Avion and working with Ms Tracy is a pleasure ..She very informative in helping us finding the perfect dwelling place …When you need assistance they are available .. Overall the experience here is refreshing

Nicole poole has been amazing, very professional but more important very personable. Honest opinion and helpful, I completely recommend her if you looking for a apartment.

HUGE shout out to TRACIE my leasing agent. Anything I’ve asked for or needed she has always followed through with the task! I moved here temporarily due to the freeze that destroyed my home. While here, my stay has been nothing short of wonderful!I’m very appreciative!

What I like most about these apartments are managers Stephanie and Kim in the front office. They are amazing to work with. The community is quiet and very family oriented. Id recommend this location to family and friends.

Ive been a resident at Cortland Avion Shadow Creek for two years and I love it. Tracy in the leasing office is the best! If you are looking for your new home, look no further.

When I tell you the customer service from both Tracey & Morgyn is top tier, I mean it. They truly value each and every person, making you feel right at home.

Things to be aware of before signing your lease:1. You will pay a monthly fee for trash disposal. However there is only one location that you have to bring your trash to YOURSELF. This location is often full so its usually surrounded by trash that could not fit in the container. What am i paying for here?2. You will pay a monthly fee for pest control. I often have cockroaches and other bugs inside my apartment. Again, what am i paying for? Why are these additional fees on top of my rent.3. You are told you will have a home alarm system. No one in the office could tell me how to set up my pass code and how to use the system.4. There is great game room. It closes at 6 pm and most people work until 5 pm.6. There are free coffee and drinks in the lease office. 85% of the time the fridge is locked and the coffee machine is empty.7. There a gas grill for everyones use by the pools. 50% of the time the gas is empty.8. There are TVs in the gym and also included on the treadmills. These TVs dont work and there are no remotes to use them.9. They started restricting the time on several of the amenities. The pool now closes at 10 and the gym closes at 11. Why close these when people often like to hangout by the pool and work out in the night?All in all these are great apartments. However with the amount that i pay to live here, I would not expect to deal with these issues. Expect to pay an additional $50-60 in fees that you will receive no benefit from.

I love the place, so far so good. Ive had no issues since I started living here. All my concerns are addressed by the the staff are always very accommodating. The only reason I dropped one star is because I wish that the rec room was open longer, but I understand if its a safety issue. Love it here.

Hi so honestly I wasnt going to make this review but I feel as if have to. When I first moved here there was a big ant problem in all the rooms before we could even settle in, we spray them. Now there are tiny ants crawling in the room and on the bed, I dont even eat in my room, NOT EVEN ONCE! On top of that these walls are super thin, I mean SUPER THIN. I can literally hear my neighbors alarm beeping when they walk in and out out their apartment. And when Im trying to sleep at night, I can hear this weird uncomfortable popping noise coming from upstairs, or somewhere in the walls. I cant quite put my finger on exactly what it is, Itll just pop in my ear all night long and wake me up all throughout the night. I can hear my neighbors upstairs running their bath water, and even when its draining out. The apartments are okay for the most part. I just feel like you can find way nicer apartments for the same price or even cheaper elsewhere.

I had a wonderful time at this place. Morgan was very knowledgeable and answer all the questions I had about pet fees. Let me tell you that they have one of the most affordable pets fees and monthly cost around.

Very sweet place. The staff super nice especially Dani. Very spacious apartments and great rent rates. Peaceful and quiet. They all come with garages. Beautiful inside and out. I dont think Iam going to ever leave this place. Highly recommend. I pick this place over broad stone apartments down the street any day.

I cant wait until the lease is up so I can move out of these apartments. Very dangerous, A few cars were broken into last night and they didnt even send out a notice plus these apartments are ROACH INFESTED! Very thin walls and they beg for the reviews dont trust them. THEY ARE FAKE! The rent is very high rent. DO NOT MOVE HERE!!

Sad to say my experience at this complex has not been the best. Staff (Nicole) has been rude and unprofessional, water heater busted and flooded my apartment, cant watch tv in master bed room because breaker trips constantly, walls very thin and upstairs resident make entirely too much noise. I can now see from the owners response where the staff gets its unprofessionalism a rudeness from. For the record multiple records for the breaker have been submitted, but thank you for you condescending reply.

Very nice complex. Great location, close to 288 and beltway 8 with shopping and restaurants near. Really clean and quiet community. Morgyn was extremely helpful and welcoming.

Loved living here! If my job didnt transfer me out of state I would have still been living here. The staff was wonderful and it was just a great place live. I would definitely move back here.

To whom this may concern,I along with many of the residents at Avion at Shadow Creek Ranch are very offended by the post you guys have on your website that this complex was unaffected by Hurricane Harvey. There are many units that were indeed affected and residents that are still awaiting maintenance/contractors to come fix the issues we have inside of our apartments.e.g. water leaks from the windows and roof, and water damage as a result of Hurricane Harvey. We all know the consequences of these items not being fixed: mold and pest entrances.Why havent existing residents issues been fixed? How long will it take? Can we get answers?We have also noticed a increased amount of folks moving it in. We assume these folks are displaced. We have no problem with that, however, with well over 50 units damaged, with water leaks etc., how are they able to move in so fast? Were their units damaged and if so were they fixed before ours?It is not making a lot of sense right now.Concerned resident/s.Davis Development removed this from their facebook post. Lets see if they will attempt to hide the truth again on this post. Screenshots are available of their website posting this if needed.Update: Management claimed theyve called every resident with an issue. This is not true reviewers. Its far from the truth. Today 9/21/2017, several residents and I discussed this and none received a call. If everyone in the world can own up and be truthful, this world would be a better place. I will not be posting again. Management, please do your job.

They tried to find every reason in the book to deny my friends application. 1st one was his ID expired, he got that fixed, second he had a balance due on his previous complex, paid it. The 3rd time was the kicker though, because he lived with someone and hes listed on the lease as an occupant. Yep you read it right. I wish companies would just be straight forward and say “hey we don’t wanna lease to you.” Smh. Thanks guys!

Ok, I wrote a review a few weeks ago and I just wanted to add one more disappointment with the apartment. As I mentioned in my other review, the apartments are too expensive for the quality of the unit, size, and etc. The other complaint I have is recently, my neighbors started smoking inside of their unit now, my ENTIRE apartment is filled with second hand smoke. Of course, I didnt complain to the office about this problem; I mean, you cant tell someone they cant smoke in their apartment. Can you??? So, basically, Im just awaiting the end of this expensive lease.
