***UPDATE ON 9.13.24***The management sent a contractor out to “look at the mold”. We were told we needed to leave for 2 hours IF this contractor needed to just clean out the air ducts. If the mold in fact is a problem, then we would discuss other options. Within 45 minutes of us leaving to speak to the management office we returned to our unit with the contractor working in our home SPRAY PAINTING OVER THE MOLDY VENT AND WALL all with the doors wide open to the balcony and the hallway. We have 2 cats, one of which escaped during this process. At this point my fiancé and I are livid. My fiancé asked the contractor to leave after they pretended to not speak English when asked if they saw the cat escape. After another hour went by I found my cat outside in the hallway below ours. My fiancé went to the office to explain the situation. The manager explained to him that she’s not been here for the 8 months of our lease so far- the problem is that this IS her problem now. All she does is whine and complain and give excuses as to why none of this is her fault or Radius’s fault. She is a terrible manager and yall should be embarrassed to have brought her in on your team. She offered absolutely zero resolutions for the horrible service and inconveniences for us today. The unit was left a mess, barstools damaged from the contractor, missing air vents, dust and debris everywhere also left from the contractor, and my clothes were all thrown around and left on the floor, covered in dust and debris in a giant pile from the contractor. BEWARE THIS PLACE IS A LIVING NIGHTMARE.Be careful before choosing this place as your new home. I was told that what I see in the apartment pictures online is exactly what I should expect to have in my place. First thing we noticed was the carpet all over the apartment? Every picture we saw had floors which is why we chose this place since we have pets. From the very beginning we knew this was going to be a long stressful year living here. What you see online is a bunch of smoke and mirrors. The gym equipment is run down. Workout machines have had signs that they’re broken on them since I moved in February. The pool has consistently been down for “maintenance”. The buildings/units are mold ridden with roof damage from previous storms. The air conditioning units are mostly garbage, we’ve had at least 4 complaints directly related to air conditioning issues in our unit and their maintenance team just keeps “band aid style” fixing the issues. Upon calling about specific air conditioning issues we are told “oh many people here are having the same issues so we’re working overtime” that’s a huge red flag that equipment needs to be updated or replaced, not halfway fixed every couple of weeks. When talking to other residents we all seem to notice the same problems and as you can guess it, management does absolutely nothing about your concerns besides offer empty promises. The front gates offer zero security as they are NEVER exclusively closed so it’s interesting that this management is so concerned with residents and guests having their cars registered when anyone at any time can come and go as they please. One of the worst complexes I’ve ever lived in hands down.
Radius is a very welcoming environment as soon as you walk in you are greeting with smiles and a welcoming hello. Their property is also very beautiful and convenient. Radius has a gym that is open 24 hours so if you want to go after work you don’t have to worry about it being closed. The pool is in-front of the gym then you have the office so you can handle all your needs and wants in a short trip. Following that you have the recreation room if you ever need to catch up on any time of school/business work. Most importantly ITS CLEAN!
My husband and I have been residents here for 2 years. From our experience, we have not had any issues so far. Maintenance is always good about coming quickly and getting issues fixed. They replaced our washer when it gave us issues after we requested it. Pretty safe area that is central to most places. Management seems to come and go, as we see new faces often. The only annoyance weve experienced is valet trash not coming on some days and them not responding to our emails but we just go in person to the office to talk to them. Overall, we are satisfied with living here and plan to keep staying here.
Radius is a very welcoming environment. The ladies in the office are very pleasant and definitely go above and beyond for their future and current tenants and I got to see it first hand! They made our move in process very smooth and we are proud to be apart of the Radius Family. There will always be love from Mrs. Bell and Family!
If you don’t want your car broken into, DO NO MOVE HERE! Security is a mess. The gate is always broken. Management doesn’t pick up phone calls. Also you’re only allowed 2 cars for guests. So if you’re having a gathering like a baby shower or a birthday party. Trust me they gonna tow your guests cars. Your guests can only come see you 3 times per week. After that you cannot register the same car for parking. I already addressed that issue to the management but of course these are the rules that’s what I was told. My biggest mistake was to renew my lease here. I was supposed to receive a $250 credit for referral but instead they charged me those $250 on my rent. I had to pay that money before they could look into that and fix it. I AM OUT OF HERE as soon as my lease ends. What a shame…
This is the worst apartment place to rent. They refuse to take your call when you need help with something. Can’t even respond to my email. I’ve been a resident for 3 years. My concerns were never addressed. My neighbors dog been barking all night and day. My balcony is full of spilled oiled coming from the neighbors above my apartment. My apartment got flooded a few days ago and promised that they will have someone clean it up. Still no action. Now my apartment has a bad odor and mind you I have 2 small kids. Just poor communication on management.
Been living here since long and Id say the management has been supportive for almost everything. The maintenance team is very quick and fantastic in their work. The community landscape is beautiful and car wash station, pool and gym is well maintained. The crowd here is also great and Ive never had any safety issues. Kudos to keep up the quality of life here since many years!
First and foremost, the lack of adequate lighting in common areas, such as parking lots and walkways, poses a significant safety hazard, especially during the night. This not only increases the risk of accidents but also creates an environment conducive to criminal activity.Additionally, there have been reports of car burglaries within the complex, indicating a serious breach in security measures including gates being broken for months! This has left residents feeling vulnerable and worried about the safety of their vehicles and belongings.Furthermore, the response from management regarding these concerns has been inadequate. Despite bringing these issues to their attention, there has been little to no action taken to address them, leaving residents feeling neglected and unprotected.Overall, I would strongly advise against moving into until these safety concerns, including car burglaries, are properly addressed and resolved. The well-being of residents should be a top priority, and its disheartening to see such disregard for their safety. Proceed with caution.
Since Ive been here its been nothing but problems. First, no pictures online have carpet in the living area of the apartment and of course theres carpet. The a/c has been nothing but issues, Ive filed at least four maintenance claims in 8 months. Every time it seems like a quick band aid fix not actually addressing the problem. MOLD is growing around the vents and the walls and after talking to the manager and bringing her a mold test she said an outside contractor would come and fix it. Of course nobodys on time and I come home to doors open and my cats gone. Apparently someone gave them a key and let them in with out notifying me or my fiancé. The only explanation given to me was that I was notified the day before they would be coming even though we had discussed with the manager for a later date to get the mold problem looked at since we had to be out of the apartment during this. Eventually the mold was painted over and left alone. The manager didnt care about the cats because I was informed they would be coming today. Now lets get to security, this place has none. Gates have been constsntly left open constantly since Ive lived here, tow trucks come freely to tow cars, peoples cars are left on blocks, someone broke into my garage trying to steal a second sets of rims I have. If youre looking for a quiet place to live with respectful people, this isnt the place. Music all night, doors slamming so hard it shakes the couch, people screaming in the hall way. Theres a new fee every week it seems like, certain package room fee you cant opt out for. Theres just so many problems it never ends. Do yourself a favor, look somewhere else to live. Trust me.
Community was very clean. Came in for a tour and Sylvia was very eager to help us. Took time and answered all questions we had. Friendly staff,very quiet neighborhood.

The amenities look great the floor plans also look great. The option to do a virtual tour on all floor planes could be an improvement. But that’s how you get someone to come and visit your property. I’ll definitely be scheduling a visit to see the two bedrooms
They are stealing peoples money!I am writing to express my profound dissatisfaction with the management at Radius Apartments. My recent experience with their handling of visitor parking policies has been nothing short of infuriating and disappointing.My girlfriend, a resident at Radius Apartments, returned home from work one evening while I visited her. I left my car parked at the complex for just an hour and a half. To our shock, when we came back, my car had been towed by the front office. This sudden and unexpected action forced us to make numerous calls to locate my car and the towing company responsible.Upon finally reaching the appropriate parties, we were informed that my car was towed due to the lack of a visitor sticker—a requirement my girlfriend had never been informed of. This crucial piece of information had been completely overlooked by the office, resulting in my car being towed despite my frequent visits over the past four months without incident.It appears that the management decided to change the rules without adequately notifying residents. This lack of communication is unacceptable. The oversight on the part of the management has now resulted in a $300 towing fee that I am unfairly burdened with.The Radius Apartments management must take full responsibility for this egregious error. Clear communication with residents is essential to avoid such situations, and the current managements failure in this regard is highly unprofessional. I urge potential residents to consider these issues seriously before deciding to move here
(PART 1) I really wish there was a way I can leave a zero star review but since that is not possible i will settle for one. I moved out of this apartment complex in February and that was honestly the best decision i have ever made in my life. I decided to not renew my lease because the rent went up and I honestly believed the complex was not worth the amount. When i told the office i wanted out, of course it was a whole new management staff and they tried to convince me to say and said they will only increase my rent $5 i still wanted out. I already found a new apartment that i liked. The last rent payment price was wrong and i was not able to call the office because it was closed at the time so I waited until the morning to let them know about the error and instead that tried to charge me a late fee even after I told them the reason why it was late was because the amount was wrong and the office was closed so I couldnt get in touch with them. I spoke with Alfonse who was a manager there at the time and he went back and forth with me until he finally realized that it was an error on his end and said that i did not have to pay that amount and gave me the correct balance and said I would not be held accountable for it in the future. Of Course he no longer works there now because its a new staff every month. I spoke with Desha about this issue at the time he was there and she agreed and said i would not be held accountable for it because it was a mistake on THEIR end. Fast forward to January I was going back and forth between my apartment and another place so that I wouldnt have to move out all at once. The day before i had to turn my keys, in i UNLOCKED my apartment and the remaining furniture I had in there was stolen. My apartment was LOCKED as i mentioned before so the only person that could have had access to my apartment at the time was maintenance. When i reported this to the office nothing was done. They did not care and had me file a police report for nothing. They said since i took my ring camera down it was nothing they could do and maintenance said they did not take anything. I hoped to at least receive my full deposit back as an accommodation.
Stay the away from this trash place, printer never work, if your car ain’t getting broken into they have it towed, You have been warned, if you wanna get nearly mugged by masked gunman stop here and feel right at home, all you can do is hope and pray Pearland pd is in the area the catch the crooks who frequent the area and pray on the working class, the front gate always broken which is a safety issue frequently ignored which give the criminals easy access to steal or tow our vehicles
It has been a great experience living here at Radius. The management team, led by Briana, the manager, has been exceptional. Their staff has been friendly, prompt with communication, & knowledgeable on all concerns that have come up. Nice community which is kept clean & well maintained. You can tell that there is a concerted effort to make Radius feel welcoming and lively. It has been a great experience in my time livening here over that past year.
I absolutely love this place. Radius at Shadowcreek has been amazing to me and my partner. Anything I request, it’s done. If I have an issue, it’s solved. Maintenance is quick, manager is quick, front desk people are always nice and try to work out a way to help you. The apartment themselves are clean and tidy and I have never had an issue with pests. I truly can’t complain about this property. My year here has been amazing!
Ive been a resident at the Radius for a year now. I can confidently say that the current management team, led by Briana, the manager and Deshae, the leasing agent, is exceptional. Their dedication and professionalism have made a difference in the overall experience at this complex. Since their tenure began, Ive noticed a significant improvement in several areas, including availability, cleanliness, and staff friendliness. Its evident that they genuinely care about the residents and the upkeep of the property. My only regret is not having them lead the complex when I moved in April 2023.Thank you, ladies, for your outstanding service.
I’ve lived here for almost a year and, while I won’t be renewing my lease because of unrelated circumstances, I wish I could keep living here! The apartment is nice, we’ve had minimal issues with appliances, and I’ve only seen one bug in my apartment in the last 10 months which is UNHEARD OF in my experience. The only real downside that isn’t run of the mill apartment issues (noisy neighbors, broken gates, etc.) is the staff at the leasing office. When I do manage to get ahold of the office, they are super sweet but you’re more likely to be rolled over to a nonexistent voicemail than talk to someone from the office.
My husband was stuck with a bill of $6300 for terminating his contract early due to all theses reasons. We had a flooding, mold & stolen vehicle situation. Nothing got resolved! It has been the worst apartment complex.

Car burglaries have become a recurring issue within the complex, indicating a severe security breach. The gates have been smashed for an extended period, leaving residents feeling vulnerable and anxious about the safety of their vehicles and belongings. This is not a place you want to be; the printer is unreliable, and your car is at constant risk of being broken into or towed.Living here might almost result in you being mugged by a masked gunman. Your only options are to hope and pray that the Pearland Police Department is located in close proximity. I would never live here. My friends possessions were taken from her apartment before her lease expired by the maintenance staff, and she had a terrible time attempting to get her deposit returned. Unfortunately, this residence isnt a safe or comfortable place to live.Moreover, managements response to these issues has been insufficient. Although people have brought these issues to their attention, action has yet to be taken to solve them, leaving them unprotected and neglected. She was treated with disdain and told that regulations are rules. The front desk ladies dont seem to care. Every day, they act rudely and with an attitude. The way these apartments are handling things is absurd. IMPROVE RADIUS!
Worst apartment I lived at. If you want your visitors car to be towed all the time, move there. You are not allowed to have more than 2 visitors every 24h else their car will be towed. Very dirty complex, dog poops everywhere. In summer the pool is always closed for one reason or another.
I have lived here for 4 months now. So far most of the appliances in my unit are run down. The dish washer was trash and they took forever to replace it and it is still not working well because it was not a new dishwasher. The fridge leaks. That was patched up and still leaks. I am now tired of reporting it. The washer is ragdy too. I cant use all the setting on it. I reported it a month ago still have not had it fix. So now I am managing and washing all my clothes on one setting. My neighbors upstairs so loud. Literally people running at all hrs of the day. Maybe its kids I dont know but its pretty loud. My family been woken up several times by how loud they are. I guess I will only be here for a year and maybe try another apartment next to this one. Rent is not that cheap to be managing appliances. They are good reviews on here but that has not been my experience. Maybe I got a bad unit. I think maintenance is ignoring me because I have reported alot so far. But everything I reported did indeed needed fixing. Its an apartment people maintain things differently. Maybe the people that rented before me did not maintain the appliances. Not my fault. And the apartment was not even cleaned properly when I moved in. So if you are thinking of moving here its a risk.
My first year at Radius at Shadowcreek has been an amazing experience. Any Issues I have are solved with efficiency. Excellent response times from Maintenance, Manager, Front desk People. The apartment complex is clean and well kept. Looking forward to another year.
Radius is a nice complex and the building is well maintained and the pool area is beautiful. Any time I have had an issue the office staff have been friendly and understanding. Maintenance quickly responds. Recently I have been interacting with assistant manager Dominic and he is very professional, followed up and kept me informed about an issue that looks to now be resolved. It is reassuring to have good staff in the office.
I’ve been a resident of this apartment for 4 years every year just keeps keeping getting worse living here. Eversince Ive transfer in to my apartment unit. I notice that glue coming from the floors are coming out and I’ve addressed this to management they did reach out to me and they wanted to repair it but they wanted me to be out atleast a day or two to do the repair but we never came to an agreement since I have a 3 and 1 year old. And I talked to the regional director regarding this matter and I asked If I can transfer to a new unit without paying the transfer fee. Now I’m being passed back and forth and been days of promising a callback. At this point I’m tired of waiting for a solution. My lease will end soon anyways. I wouldn’t recommend this place at all management changes multiple times. And they are hard to reach out if need for help.
(PART 2 FROM KAYLEIGH GUERIN REVIEW) When I received my deposit back it was $400 short, and they did not even give me a breakdown as to why I did not receive the full deposit back. I had to go into the office multiple times because they were ignoring my phone calls and finally, they gave me a breakdown that made absolutely no sense. When I asked Desha who is now the assistant manager at Radius to breakdown the ledger to me, she could not make any sense of anything and said she only knew how to explain it one way. She then gave the issue to her supervisor (who at the time had only been working in the office for 2 days) and of course she did not understand the way Desha was explaining it either. (because it made no sense) At this point I was frustrated with the office and decided to call them on an update, and they said no one in the office understood the breakdown and they were going to give the issue to another property manager to look at it. (Now whoever this manager was they would not give me their contact information, nor would they cc me on any of the emails.) So, I have no idea if this person is real or made up just to make it seem like they were taking the matter serious. I already went to the office multiple times because like I said before they were ignoring my calls but would somehow answer if my sister called and mother called from their phone numbers 2 minutes after I did. The last time I went to the office was around 3 weeks ago and I simply was asking Desha for an update, she lost her temper and the conversation got heated. She finally said that she understood that the $400 needed to be returned to me and she will contact her supervisors and let them know. Of Course, I did not hear back from anyone and had to call from a different number to get in contact with the office. Gayle answered the phone and told me she is still unsure about the issue and will contact her supervisors (for the 100th time) whenever I asked to be ccd on the emails and asked for their contact information Gayle got very upset and lost her temper, not allowing me to speak, talking over me loud and aggressive and threatened to call the cops on me if I showed up to the office to get answers. After that she decided to only go through my mother to communicate the issue. It ended in her telling my mom she did everything she could do but the higher ups are not giving me my money back and said that the previous manager Alfonse made a mistake in the system and that it wasnt my fault however they will not refund me for anything. So, i left with some of my furniture and personal belongings stolen from me and also $400 stolen from me. So, if you dont mind dealing with theft and a staff that has brains of 5 year old’s and doesnt know how to do their job or show any type of sympathy or compassion then Radius at Shadow Creek Ranch in Pearland Texas is the apartment for you!
DO NOT MOVE HERE! they like to steal people furniture and money when it’s time to move out ! they are never accommodating while leasing here and rules change every 5 seconds . don’t waste your money here! you’ll never receive your deposit back or youll be walking out of their with half of your furniture! it’s also mold infestation and bugs or the air going out ! plus the management doesn’t have any common sense at all ! they try to make you seem like you are illiterate when really they are ! don’t waste your time please and thank you!

I am truly blessed that we had the pleasure of working with her on our application process and assorted everything we needed to move in. It is rare nowadays to come across individuals who actually care about residents and the process they have to go through moving, and experiencing life changes within their family and community. It’s so important to feel welcomed, and at home when you move to a community, rather than feeling forced or pushed to be somewhere just because it looks like a nice place.Location is +++!!! Located by pretty much everything, grocery store, hospitals, and convenient stores and shops that make it effortless to experience a homely neighborhood and again very blessed to be here.***Update! If you dont care to be mugged or have your car get broken into every week then go right ahead and waste your money here. Youll be spending a lot more having to fix your broken car windows and replacing your valuable things that they took. SMH the women working at the front office dont care. Theyre rude and have an attitude everyday. Its ridiculous how these apts are managing things. DO BETTER RADIUS!
I’ve lived in these apartments for about 2.5 years now and have never had any issues. The neighborhood is safe with groceries and restaurants within walking distance. Maintenance is super quick to carry out requests and very nice. Juan in maintenance does a great job every time he comes even for minor things. I’ve never had issues with any member of the management team. Great place to live.
Choosing Radius was a great decision for me! Since being here the staff has been great! The maintenance crew has been the best!! David (maintenance) was very knowledgeable and friendly when he came into my unit. Claudia, the property manager is super friendly, especially lately when I go in and print so much lol. Overall the staff has been wonderful and are willing to help with any problem I may have. I can’t say enough about the inside of the apartment and the grounds are well kept up with. Overall, great place to live and would recommend to anybody looking to rent in the area.

We had mold growing in our apartment and they are refusing to let us out of our lease even though it’s growing in the cabinet and along the walls and even in our bar stools. The office people are very unhelpful and unwilling to work with you.UPDATE: I did reach out through email and they did not get back with me which is typical for this complex. Beware and don’t move here .
Recently moved, although the property’s landscape is well kept the hallways are always an issue especially in building 4 the summer time was the worst with dealing with roaches. pest control would come but it never helped.Office staff was some what nice, the person that responds to emails never knew about the blast messages that was sent out. Overcharged a few times for for extra expenses included in rent payment ( trash pest control etc…)I know the property manager can’t control some things but twice while living in the apartments several cars were burglarized including tires being taken off several vehicles, one car sat for months because of this.maintenance guy in the white truck basically harassed some tenants ( I don’t think he’s with the company any longer) made me feel uncomfortable.Overall it was a ok experience
Management is HORRIBLE and unprofessional. If you want to live somewhere where you have to worry about getting your things stolen whether it be in your apartment or in your car, constantly lied to and left with unanswered questions. This just might be the place for you! NEW MANAGEMENT IS NEEDED ASAP. Possibly from people who actually know how to do their jobs!

The management is great! They moved me into a two bedroom with ease. They helped me out and answered all of my questions. Extremely nice staff. Melissa and Nancy are great people to work with. I could see myself staying in this community for a good while if the staff is this accommodating and friendly. Even the maintenance was quick!! I had an issue with my washer and Hector came out and fixed it THAT SAME day. The amenities are fantastic and always clean. The pool always has a great atmosphere, especially when the staff throws their summer pool parties! Overall, this is a great community run by a even better management team.
I had the pleasure of working with Ms. Althea while looking for an apartment to move into. She welcomed me both times I was there and felt right at home. The apartments are beautiful and cost efficient. Neighborhood looks very quiet from what I saw. I recommend if you’re looking for somewhere to stay go take a look and ask for Ms Althea, she’ll get you taken care of.
I have always admired these apartments. The first time I applied (FEB 2023) I understood why I got rejected. And took a step back and worked on that issue. I applied again (MAY 2023) and I got accepted. Bethany T rejected my application saying the reason was I didnt put in a 60 day notice with my current apartment, in which I am a roommate on the lease. My move in date for the Radius was until Aug 21, and I applied in May. So even with my 60 day notice I would have to find some where to live until AUG 21. Bethany T told me that is a risk that I have to take. I told them I would still send in the 60 day, that was on a Friday, and that Monday was a holiday. When I put in my 60 days on that Tue, they had already leased out the apt I applied for. I spoke with another employee and she told me I can just pick another floor plan and I did. I thought everything was fine, until Bethany T emailed me saying I was rejected and emailed me information that was dated back to FEB when I applied the first time and not based on me being accepted in MAY. Bethany T has made my first time apt shopping horrible. She is not organized and very unprofessional. If you choose to rent here just stand clear of Bethany T.
Ive been living at Radius for about two years. Love the place! The pools (yes, two) are always clean and very chill. There is a dog park and car wash. The unit has been awesome from day one. And the staff is great! Chelsea was amazing when helping me acquire my garage. Very customer friendly!

My move in was seamless! The staff is super helpful and friendly. There was never a time that I felt like I was calling too much or stopping by asking too many questions. My experience here is totally different from what I remembered living in an apartment was. There are so many amenities and conveniences I couldn’t count them. I really enjoy living here. Great place to live ! The staff are so friendly and are always willing to help. The maintenance staff is awesome as well and do a great job of keeping the property in tact. Juan in particular is vert good and professional. He goes out of his way to ensure the job is complete and done right.
I would never move here. My friend went through hell trying to get her deposit back after getting her belongings stolen from maintenance. Sad that you can’t even feel safe or heard in your own apartment
What an AMAZING place to call home! I absolutely love living at Radius At Shadow Creek Ranch. This is a 5 star property all around. They maintain the property up keep very well , very clean and the pool is always open . Fantastic amenities, great location and the GREATEST maintenance staff! Not to mention, they recently hosted a food truck event for the residents every week ! I enjoy living here and honestly the best apartment complex on the block.
Everything about the Radius Shadow Creek Ranch location is great. Prices are very reasonable. The pool, gym, as well as the entertainment area are all well kept. Staffing is very attentive, and answered all my questions. The leasing agent that assisted me specifically, her name was Bethany. She was as nice as could be with me, answered all the questions I had, and made the whole move in process an absolute breeze. Highly highly recommend this apartment complex if you are looking to rent in the Pearland area. Hope this review was helpful.
I had scheduled an appointment to see a one bedroom because they had a floor plan that would be available for me to see. That Saturday morning, I received an email saying I canceled the appointment and I didnt. I tried calling to let them know I didnt cancel, and no one answered, and I called several times, between 12 noon and 1pm. Anyway, they made my decision easy.
Martha was such a great help today with the service requests that I placed. She’s very quick and efficient! She’s always kind and willing to go the extra mile, if necessary. Appreciate her!
The apartments are nice... Maintenance is very responsive... And the staff are competent. The apartment manager is very professional. Im unsure why the reviews are so negative.The opportunity for improvement has to do with the maintenance of the hallways and, at times, the pool area. But most of this is driven by the tenants with the staff cleaning up behind bad neighbors.I renewed my lease, but as always, will look for options that best fit my life and price range given the tremendous competition in Houston.
The leasing office girls are so wonderful! I love it here. They helped me with everything, they give you a list of exactly what to do with links (the best prices in the market on energy, and insurance) and are incredibly friendly! I thought COVID-19 would make it harder to rent. But the process was simple and worry free. It was a no contact process. The communication was AWESOME! Mirella Torres was there every step of the way. She checked on me when I was merely interested and had to finish my previous lease. I was able to ask her any question and she answered all of them and more. I never had to wait a long time for her to respond back. I was able to look at the exact apartment I rented. I put in a maintenance request that Was addressed the following day. Neighbors are really friendly and helped take things down stairs. I would definitely recommend Radius Apartments. I looked at 5 different apartments prior to deciding on Radius. I am VERY happy with my choice.
I was referred by Smart City. They were my locator and this was a great choice. It’s a real nice and quiet complex. The grounds are always clean and well kept up. Maintenance is very responsive. It’s a quite and peaceful community. It’s great that once a week food trucks come through and is convenient for the residents. My unit is large and just like new. I recommend to anyone interested in moving in this area.
I schedule a tour online and the staff followed up quickly . I toured many in the area and the leasing agent here Althia was the nicest and actually wanted to help . Customer service was great , thank you looking forward to apply once more units open up in August !
Rating my 5 stars down to 1 star. I used to love this community but when they changed management everything seems complicated. They find ways to charged you with a lot of stuff. I have a renters insurance but wasn’t able to update it on time and was charged $18 every month due to non compliance. I did not even know that I have to upload my policy and not even informed about the changed of address of the interested party. So even I have my renters insurance the whole time they still charged me non compliance just because I wasn’t able to upload my policy on time. Terrible management. Been living here since 2020, I think they just don’t value their residents they just want to take your money.
They are under new management and my experience moving out was very odd. They dont follow their lease terms (i.e. they send your deposit when it fits their schedule). They also charged us for damages that were supposed to be charged to other tenants. Maintenance wrote down our apartment number instead of the neighbors.Nice facility but not nice management staff. Shanique (the current assistant manager) came off as aggressive when I spoke to her on the phone.Very unusual experience..
It was really hard to leave my apartment behind due to a job relocation. I called Radius my home for 13 months. I loved every day of it. The location is excellent. You can get everywhere in minutes. My apartment was very quiet and all the neighbors were friendly. The staff is awesome and always helpful. If I ever have to move back to the Houston area that is where I’m going.
Allie is a constant professional and sweet young lady . She listens to your needs and handles. them immediately. Definatley knows what she’s doing and does a great job. I appreciate all she does and her staff and how her maintenance quickly responds to the work orders. I 100% recommend Radious at Shadow Creek Ranch for anyone’s future home.
Chelsea made choosing Radius an easy decision compared to other communities I had interests in. The apartment is spacious and well designed. The community is quiet and everyone I have met has been very friendly. Radius is close to many shopping center and is not overly crowded. If you’re looking to join an awesome community choose Radius and ask for Chelsea. She’s is awesome and answered any questions I had.
The Radius is beautiful! The assistant manager, Dominique, was extremely polite and helpful both over the phone and in person. He gave us a tour and was so welcoming and informative.
I’ve lived here for over a year and I LOVE IT HERE! Recently had some maintenance issues that were difficult to resolve but the management staff and maintenance crew listened to my issues and were able to resolve them! I am very happy here and would highly recommend to others looking for a new home!
Janie was great when showing me the complex. Super sweet and nice. Melissa, the manager, was great as well. She helped me get everything squared away upon move in. As soon as I moved in, there a few maintenance things that needed to be fixed, and Melissa got on it right away and was fixed the same day. Thanks Melissa and team for making this a seamless move in.

IF I COULD DO ZERO STARS I WOULD.I literally can not wait until our lease is over. We have only lived here for 30 days and its one thing after another. We went a week without hot water and it wouldve been longer if I hadnt called and went off. We pay almost 1900 in rent for the worst living experience Ive ever had. The office sucks at communicating with each other so no one ever knows whats going on. CURRENTLY TODAY 12/17/21 AT 7:19PM . None of the phone numbers for the office work. My refrigerator is not cooling and my food is spoiling because theres no maintenance emergency line. No one answers the phone on a normal day either. You have to call 30000 times before you get help or attempted help. I work in property management and I will never never live here or for any property managed by this company. And I will make sure I stop everyone I can from renting here. DISSAPOINTED AND DISGUSTED. This isnt even the half of it. So do yourself a favor and keep looking new renters.

My experience with the staff at Radius at Shadow Creek Ranch has been horrible. The manger Ashley and her staff is very rude and unprofessional. It makes sense why the turnover rate is high. I completed an application for the apartments. I basically kept calling the apartments regards to the status of my application. They were rude and kept giving me the run around. I ask the manger Ashley for corporates number, and she advised to look online. She would not provide me the information after asking numerous times. I called the office back to back and they sent me over to voicemail. When I called from husbands phone they answered right away. I will report this to the Better Business Bureau. HORRIBLE CUSTOMER SERVICE.
Deshae has been great since the 1st day I walked in. She made it so easy getting in this apartment. Very attentive and answered all questions.
Seemed to be a nice complex for residency, however, true colors were shown after the pandemic. As you know, many had a lost of wages and/or their job in totality, resulting in many having to move out as they could not catch up on rent. After vacating, I advised I was able to pay the months that I missed, however and additional $7000 in fees in which some were not even shown on my lease. This amount is twice as much as two months of rent for an “insufficient notice” of moving out, and a early termination fee when the lease ended a few days after I vacated. The unit I was in is already being advertised for availability, and even though the apartment was cleaned, except for the carpet that need shampooing, I was charged saying the apartment was still “dirty”. Would not recommend, they appear to try to be helpful, then make a profit off of you in the end. Even with a pandemic going on.
Ive lived at the Radius for a little over a year, and it isnt nearly as bad as some people make it seem. Everyone has different experiences, but from my perspective, management and maintenance have been very responsive. Landscaping is fine, the clubhouse and pool areas are nice, and the build quality and material used in apartments are fine as well. And theres also not a lot of crime in the area at all, like someone has said. Not sure where thats coming from.The complex does have issues with high employee turnover though. There are always new people working in the clubhouse. And construction on the parking lots makes finding a good spot pretty hard. Not sure why a 2 year old apartment complex needs to redo all of the concrete so soon.
Not only are they in a wonderful location, The staff here are super nice and So helpful. Claudia went out of her way to help me with issues I was having with paying my rent online. Not only did she walk me through the process, she stayed on the line with me until it was complete. She is a jewel! 😊
DO NOT MOVE IN BUILDING 9! I had ants the entire time I lived there. Pest control could not get rid of them after several different treatments and attempts. The first time pest control came at the beginning of my lease, the guy told me that the building had an issue with drainage and it was the only building in the complex that did. When I mentioned it to office staff, they apparently didn’t know what I was talking about. I later found out that the type of ants that were in my apartment were attracted to moisture. So that coincided with what the first pest control guy told me about the drainage in the building. I ended up having to contact the management company to be released from my lease because it seems as if the office manager had gotten sick of my complaints and didn’t want to do anything else. I had ants coming out of my brand new sofa, in my bed, microwave, bathroom, closet, kitchen, on my nightstands, literally everywhere. It became so time consuming and costly constantly cleaning and washing because of finding ants and trying to prevent them. And to add extra salt on the wounds, I was charged many outrageous fees when moving out so of course it came out of my deposit. I was charged cleaning fees for things I KNOW I cleaned before leaving and have videos to prove it! I was also charged for water dating back a few months when I was paying water every single month. When I emailed the office back after receiving my move out statement, no one cared to respond. This has been the WORSE experience I’ve had in any of the apartments I’ve ever lived in! The property looks great and honestly, it wasn’t a bad place to stay, but the ants and the way it was handled was very unprofessional.
So I’ve lived here at radius for about a year now and I will say I haven’t had any issues. The apartments are very decent on the inside. Haven’t had any issues with neighbors or management and it feels pretty safe.However, if you are someone who uses the internet frequently for work or gaming….let me turn my caps lock on….STAY AWAY!!! I pay for the best available plan with ATT but the internet taps here are non fiber connections and are are only good for speeds up to 100 mbps. Not having a fiber connection means that the stability of your internet speed can be affected by any little thing including any neighbors that are also using the internet. So basically the internet is quite literal dog water. The complex is working on re engineering the internet taps but that will most likely take at least a year or two. The bad internet here and that alone makes me wish I would have never signed the lease because of how much I use the internet. To be very clear…my issue isn’t with ATT. ATT’s service solely depends on the internet taps that the complex decided to install. So again my issue is with the complex for having outdated internet taps. So in conclusion, if you’re someone who uses the internet a lot and is thinking about radius, I would not recommend until they re engineer the internet system.
Oh what havent i said about this apartment complex in recent reviews. With every Google account will come another. I received a non-renewable today from the white racist property manager who Ive made complaints to Viliant Residential before. Originally she offered to let me out of my lease because of my previous reviews and then I denied because that couldve been addressed when the issue happened and not months later. Now that I have denied her offer I get hit with a non-renewable and NONE OF MY WORK ORDERS HAVE BEEN ADDRESSED. Claudia is definitely the property manager you want to have if you enjoy discrimination. Ill see you in court viliant 👏🏾
I have been in my apartment for over a year now and I have come back to update my review by saying it has been a real pleasure to live at the Radius at Shadow Creek. The staff in the office and over the grounds are great. Nyaa is a gem to work with in the office and has been helpful recently with my renewal cleaning and paint touchup.
This will be our third year living here I love the way they keep the area clean and price is not bad compared to other apartments.The location is great and everything you need mall, Target, H‑E‑B, and more are around here.If you plan to move in I would recommend you to talk to Chelsea she’s very nice and helpful.
They had a recent Managment change and I have loved the new improvements on property! Would recommend anyone living here , location and service is great ! I have always had my work order done the next day ! Big shout of to the maint team biggest reason I have enjoyed living here!

I’ve had a great experience since my initial contact with the staff at Radius at Shadow Creek. Chelsea was helpful and patient from the start, to move in and when I had a concern after move in. I am enjoying the aesthetic appeal of my apartment and the apartment complex. I moved here without touring in person and I am pleased with Radius at Shadow Creek Ranch.
However the apartment complex was nice, they denied me, APPROVED ME and then denied me again for insufficient income (I wasn’t allowed to input both incomes) and a VOLUNTARY repo that shouldn’t even have anything to do with renting. I was sent an email on Friday from an employee saying YAY your application was approved for me to call today and CLAUDIA tell me it’s denied for the same thing I was told could be overridden. Altheia was a very wonderful person from the showing of the units and her uplifted spirit. I do believe what others have said about the racist manager now.
First Impressions: Honestly this place is great. Staff are super helpful, location is wonderful, apt itself is spot on. Looking forward to being here for quite a while.EDIT: After a year, downgrading my review. Management company has changed, as has almost all the staff. New team is not nearly as helpful. It is difficult to reach them, communication is sporadic, response times are slow, resident portal is minimally functional.The maintenance team is still phenomenal, and the apts themselves are still great!
This apartment complex is very poorly run. The office staff is clueless about everything because the turnover rate is so high that everyone is always new. The front gates never work. There is a lot of crime. I needed to have my gate clicker replaced atleast 3 times. The landscaping is embarrassing. I never once saw anyone in the pool. I know the pictures look nice, but these places are a dime a dozen. There is a reason why they have such great move in deals. Stay away from The Radius.

Be careful moving here, my coworker got robbed coming home a while back, ive noticed a few issues here missing packages, broke gate and after néw management got here ive noticed 2 hispanic tow truck driver illegal towing people cars, I would look elsewhere also they are raising rent prices

Staff member Melissa has been wonderful to me and my family. Every since i move here from out of state it been nothing but great news from her. When my family and i lost our home from harvey storm just from moving here we lost our home we didnt know what to but she made sure that she find a way to keep us as a family at the radius apartments as month went by i received a call from her saying that she has an apartment waiting for us and she and her staff never gave up on us thats what you call family. As of today i was trying to figure how i was going to explain to my 3 kids that they wasnt going to the winter fest tomorrow and as soon i was getting ready to tell them them i received a call from Melissa saying that i won tickets to the fest and seeing a smile on my kids faces Radius At Show Creek Ranch is the only apartments that i stayed in treated my family with love and the best i ever stayed with. Our ceiling shakes every night with kids from upstairs neighbor running, throwing stuffs on the floor. Being in your own home but your comfort is disturbed on a daily basic is what it’s like living here. We reached out to courtesy office so many times but never get a follow up, as well as leasing management. Think be carefully before you move in, especially if you’re on the lower floors.
Through the whole applying process and getting ready to move in Chelsea has made it so easy! She has been there to answer all of my questions! She is amazing and so kind! Definitely makes things so much better! So excited to move in!

Everyone is very attentive to the needs and concerns of the tenants and I truly feel that they genuinely care to improve on already outstanding service.. My wife and i moved to the Pearland area and were looking for a nice place to live, we had checked this place out online along with a few others. Drove an hour to check it out, and we were not impressed at all. But let me go into detail... the floor plans are nice, BUT the location looks kinda ghetto, we saw a few cars with flat tires, and then the staff, we spoke to a very nice black lady (sorry dont remember her name) and there was another lady there (spanish lady) who was rude as heck!! and ghetto! she was yelling across the hallway to the leasing agent when she was giving us information! We did not like that at all! So based on that ladys personalty/attitude/rudeness we did not lease here. I recommend to check out residence at town center, if you can afford it, its way better! we signed the lease there the same day.
I toured the property and was greeted by the friendliest staff who took me on a great tour and answered all of my questions with swiftness and intelligence. The unit we toured was up to great standards and the area was spacious.Fair pricing and a great pool!
Wow, everything this team does for the residents I had to take the time to say thank you!! I love the chic apartments from the beautiful designer kitchens to the stand up shower and big DEEP tub. Great find for a great deal! I can’t say enough good things about Grand Reserve.
Decent apartment but very inconsiderate. A bit overpriced and the units aren’t very spacey. I got woken up morning from loud stompings & loud noises earlier ahead of me, and when I called front office she basically said oh well there changing a carpet and getting it ready.
I have been helping my cousin look for apartments, and she finally picked one ! I just want to say thanks to the staff for being so patient with us, and taking there time to answer all our questions :) shes super excited and I cant wait to visit her , especially in the summer time ;) the pool is gorgeous!
My brother and I just moved in here about two weeks ago and we have had a great experience. All questions that we had were quickly and thoroughly answered. We put in a maintence request the other day and it was quickly answered within 30 minutes. The facilities are great as well, we have gotten lots of use out of them already. So far so good, hope it stays that way.
Nice quiet community. The reason I did not give 5 stars is because the apartment does not let you rent the clubhouse, poolside or anywhere for small parties. So I had nowhere to use for my son’s 1year birthday. Have to go and rent a hall outside instead. Wish they could make provision for house for residents to rent out for small parties.
I love this community. Everything from the design of the apartments, to the accommodations (including on of the most impressive apartment weight rooms Ive seen), to the friendly staff, this place is exceptional. Add on the fact that I got a great deal for the area, and I would want to live nowhere else!
Great prices, location & staff Shanique and Chelsea are the best. Much respect to the maintenance staff they all work hard. Personally I love that the staff engages with residents and offer special perks like the food truck days.
Honestly the people at the office are super nice, don’t have one single complain. Buildings are nice, there’s always a PearlandPD vehicle parked at the entrace. Gated safe community! Location is perfect, close to everything but far from the noice. Pool is always clean and parking lots are always clean as well. Nothing but good things about this apartment complex! Highly reccomend living here.

I moved to Radius when the apartments were first built. I absolutely loved the apartments when the were managed by Pegasus. I do not like the new property management company. The turnover is extremely high in the office and the morale is not the same!

From the moment we visited the apartment complex we loved the neighborhood, the staff and how quiet and convenient the location is. We moved in really quick with such a smooth process and great customer service! Love living here. :)
One of the worst apartments in pearland, I have lived in all kinda of apartments in pearland. The radius is one of the worse, and has the worst management in pearland. The front office have no clue what they are doing. After putting in my 60 days, they claim they did not get it, thank goodness I had it also in my email. And even with that, they claimed I have to pay for a month extra which I will not be staying in the apartment for. I paid 1 month for an empty apartment. Incase you are wondering why I left the apartment, it is because my apartment was broken into and my valuables were stolen. For the amount we pay you will think they will have cameras in the community. Nope they didnt. Horrible place, and the turnover is so high you might have 5 different neighbors in one year. Do not rent this place. The same day they broke into my apartment, they broke into about 12 other apartments in my building. I gave 1 star because the apartment looks beautiful from outside, inside crime is high and management is trash.
Great place to live in harmony. I was one of the very first resident to live there in building #8 third floor facing the beautiful swimming pool. Lived there for 2 years but the life took a different path in our lifes so we had to move out. I regret it so much because the place where we live now in Richmond,Texas is not compared to Radius. Radius was always clean staff was on point self carwash, big gym with great equipment,beautiful swimming pool ,dig park, security, near hospital,near shopping center,near Dynamic fitness gym,near HWY 288,near Gas stations and HEB, nearly everything. Now in Richmond,TX I am near NOTHING. Near power grids, fields with cows and a boring life. So If you are complaining about Radius think about it twice. The only thing that Radius doesnt have is Comcast/Xfinity and AT&T Uverse sucks all the way but besides everything else Radius have been the best ever. Great memories!!
Dont let the looks fool you. This property was poorly constructed and there all all kinds of issues. There turnover is so high that if you spoke with someone one month, 9 times out of 10 they wont be there the following month. They clearly have inadequate training because no one ever seems to know whats going on and if you talk to four different people, youll get four different answers. There are several other properties in the area that are far better than this one. Save your money, time and patience and look elsewhere!
Wow is this place awful. Nowhere to park. Cars getting broken into. A gate that is never used. Rude and clueless office staff. A mailbox that is overflowing with junk mail every single day. AT&T service is awful and is your only option. I recommend anywhere else but this place. I broke my lease early to get out. Good Luck!
Apartments are horrible. I have been without AC for 2 days. They came and put in a window unit at 9PM that only cools the living area and its 90 degrees. They told me it would be fixed this AM. I just got off work at 730 to find AC still not fixed and they didnt have the courtesy to call. They told me it will be tomorrow and they dont have another window unit. This is the 2nd time in 2 months. Im moving out tomorrow and would not recommend anyone lihung in these apartment. THEY ARE NOT WORTH THE MONEY. IM MOVING TO A 2800SF HOUSR FOR $200 MORE A MONTH....THEY SUCK
Took a tour of the community. Super clean and the location was amazing! The pool area was really nice as well . Application process was easy , all online and easy to use
I absolulove living here!!!! Its a clean, family friendly environment. The staff is incredible, they are willing to go the extra mile to make you happy!!! This is my forever apartment until I move into a house!!!
Noise level is high and residents who live here are cruel!! They have no respect!! Dogs barking all the time. Nobody is doing anything to change it. Residents can hear if you are talking to someone. It is creepy. You can hear them from outside the apartment. VERY ANNNOYING!
Wish I could give them zero stars , they are so unprofessional and don’t care about their tenants. DONT MOVE HERE

Only possible wifi provider is AT&T. DO NOT LIVE HERE IF YOU NEED WIFI! The absolute fastest speeds they can give is 50mb upload and 50mb download. Nothing you can do about it, you’re stuck there. An absolute abomination for those who either work from home, play video games consistently or have other internet hobbies. With that being said, I only rated it 1 star to catch their attention. This is actually a really nice place to live.
Our dishwasher was leaking and our shower was clogged, we put in a work request and called the next day due to the leaking to see if we could get pushed to priority. Next thing we knew the service men were in our apartment fixing everything ! Thank you.
Overall great experience. I dont know where the reviews about high crime are coming from.. or poor staff? They have been nothing but helpful and have answered any questions I have had. I put in a request for maintenance and they came within the week and fixed my problem. Overall great experience and great place to live. VERY convenient to any and everything!
Nyaa made the move in so easy for me! So far, I am enjoying my new place and community. Being that my car was vandalized at my last property; seeing police presence makes me more at ease.
I had an issue with my A/C not cooling properly and was politely guided through the work order process by the leasing office. Maintenance promptly resolved the problem. Very pleased with my experience.
Excellent, I am so happy to live here. Its sure and quiet. There are good schools near, my kids are so happy. We have respectful neighbors. I have everything very close and I dont waste time

Almost a year living here at Radius and I’ve loved my stay here! Super close to the highway, grocery store, and plenty of shopping near by. Bethany and Claudia in the office are awesome and super helpful.
I renewed our contract here and went really good. Chelsea is a sweet young lady who helped me do the process. Its our 3rd year here.
Recently, new management came in and fixed my concerns about ideas that was not done by last management. There was a light by my building that was out and the old management did not fix, but it is fixed now. Enjoy myself now that If I got a concern I know it will be done by the new staff.
Its been more than two months since I moved out and its the day they dont refund my deposit and they are charging me for charges that I left paid before leaving there. So SAD
Great and quiet community. Because I am at the first floor I get some bug problems, which I understand and the staffs are very friendly, helpful and responsive to all my questions and take actions to solve the problems I am very impressed. I feel safe and cozy living in the community.

Really beautiful place. The staff already knows my apt number when I walk in to get packages. Maintenance is spot on and the property is very quiet and safe.
We can’t wait for our lease to end, our entire building smells like weed everyday, cars are flying in the exit gates, and multiple cars are entering when a resident opens the gate for themselves, and no one has parking stickers so you can’t even tell who is supposed to be in the apartments, multiple cars have been vandalized (wheels stolen) and the apartment at night is DARK, walls are paper thin and I can hear everything and I mean everything from my upstairs neighbors, they are bribing good reviews by raffling off random things by providing proof of a good review, so here’s mine 🤷♂️
Through the whole applying process and getting ready to move in Chelsea has made it so smooth! She has been there to answer all of my questions, she’s amazing!

I love this complex! Its quiet, the staff is friendly and helpful, my pet is welcome and theres even a dog park. My apartment is modern and convenient to everything I need in the area.

Everything has been good in this quiet gated in community with access to highways and a lot of shopping options. There are many places to eat within 5 minutes and the grocery store is 1 mile away.
Dominique was awesome in helping make sure everything was done fast and efficiently upon move in, super friendly too.
I just recently moved here and I’m in love. Everyone is so nice and attentive. The community is quiet and peaceful.

Its getting bad over here management has an extremely high turnover rate, theft, and no help for the mental ill residents my previous neighbor jumped off the balcony in a suicide attempt......
Office close at 4:45 PM instead of 5:30 PMwe family of 3 walked in at 4:55 PM Feb. 11 2020. a front desk guy said you guys just made, because we stop showing at 5:00 PM. At 5:08 PM , he ask us to come back tmr after he collected all our info.we begging the other lady at front office, but got same answer. I said you guys should put a sign outside see we stop showing at 4:50 or 4:45, the lady answer sure of course we never go back there, we dont have to stick with them, they dont need us either, because they are not owner, they dont really care. I have to add one star because I couldnt post without a star.
I use to live here and considering coming back after I sell my home . I really like that they have two pearland police officers as curtsey officers .
In my experience the staff has been nothing but inconsistent. Do not make the mistake of asking them a question. You will get a different answer from everyone and the answer you get probably isn’t the right one.Property is pretty: Staff is pitiful.

Terrible management very rude front office they always have a attitude.They dont send emails when you have a package at the front desk. if i could rate 0 stars i would. maintenance doesnt fix anything.

Very convenient living location and everything is new and in great condition. Managers arent hard to get a hold of and take care of the things you ask for.

My experience with the staff was very unprofessional,keep getting the run around for two weeks straight,kept calling and they finally said I wasn’t approved, I asked why and the lady said check your email,but if I had gotten a email I wouldn’t be calling asking,then ask for cooperate number and she said call the number on the email again which is a email I never gotten.
