Ive been at the reserve at Tranquility Lake for about a little bit over a month and my experience has been wonderful. The staff are friendly, courteous, and professional. From the application process through moving in, Alexis has taken the time to work me through everything, offer help when needed to submit paperwork, and work expeditiously making the moving process smooth and stress-free. I appreciate the work of the staff, the cleanliness of the place, and the friendly environment they create for every resident. Id like to say thank you to all the staff at the Reserve at Tranquility

As soon as I can, I’ll be moving out. The staff, Jaimie, is rude, and the price doesn’t justify it. There are other apartments nearby that offer better value. They have a friendlier staffing team, and their valet trash service actually comes during the scheduled hours instead of leaving trash outside for days. If I could give this apartment complex negative stars I would.

I was going to wait until I moved out, but in good conscience cannot wait to post my review. I hope I can save whoever reads this of living here.I moved in July 6th. I spent almost two weeks overseas. I still decided to break my lease, for the first time after living in 11 different apartments, on August 25th.Let me count the ways. So first move in and apartment floors are all dirty. Kitchen sink nozzle broken. Patio has mud. Put in requests for fixes. Fine whatever bad first impression. Then I find ants IN THE CLOSET right after I move in. I put in a request Friday afternoon and am told pest control only comes on Friday and left that day by 3pm. Next Friday no one comes, Im told there was an error in the leasing office. Finally the third Friday they come. But for three weeks Im living in misery with these ants all over. They are still all over outside. Im sure it is just a matter of time till they are back in force. I still see a few. Then I notice my AC is not cooling off. It is 80 degrees in my apartment every day by 6pm. I ask maintenance to check. They said it is just hot. No fix. Been using a fan. You should note the AC in the leasing office is always cold.Outside the building are sprinklers. They go off and cover the stairs at night. They did not turn off. I go to the leasing office where two people are working and let them know. No one fixes it. I cannot get to my door without getting wet. I try to post on the community about it on a Sunday since the office is closed but all posts have to be approved. Finally fixed on a Monday after I have to ask for a third time. The power went out. No way of communicating to residents. My dog is stuck in summer in this apartment without her fan, since the AC sucked. I didnt learn about it till I get the email the power is back. No information on how long power was out.Today I wake up to it being 75 in my apartment when it was 72 outside. I didnt notice for a bit. It was 77 inside and outside. I file a request for them to look at my AC again. I come home to two window units. One which broke the fuse so I have no power in my living room/kitchen. The other sucks. No note. No email. No phone call. They moved my stuff away from the windows with no care. I had a lot piled by the windows in a vain attempt to block the sun. Im so sick of this place I could cry. Please do not live here. This isnt even everything, but Im so tired of writing these out. So here are a few more bullet points.Random cons:Packages are stuck in the leasing office if you work before 9/after 5.Dog poop everywhere. Doggie bags have not been refilled the two months Ive been here. Residents should have their own (like me) but still ridiculous when we pay pet rent. The bags they do use are so cheap and thin.Kitchen is absurdly small. Cabinets are too small to fit anything more than spices. Only the pantry can fit plates. No microwave. Stove has no digital display, just the lights for hot/baked. Very little counter space. There is a giant hole in the fence people use for a door sine there is no door to the sidewalk.Built in TV alcove is too small for 55. Built in desk is too small for anything bigger than a laptop. There is a large pot hole when you turn on Oak Rd. There are no lights on Oak Rd so it is pitch black driving down. Leaving Oak Rd there is no traffic light.

First and foremost. I would just like to say everyone in the leasing office other than Claudia is fantastic. Naudia helped me with everything I needed. Claudia on the other hand was always rude to me for no apparent reason.Always gave me an attitude.Couple things I would like people to know before moving in here.Doesnt come with a microwave, washer and dryer. Seen a bunch of apartments and all of them come with them. This is the only one and such an inconvenience. I get they have a building where you can wash and dry your clothes but who wants to deal with that?Charging over $1800 for a 3 bedroom with none of them.Outdated appliances. Like other reviews Ive seen. Floor was dirty and sticky when moved in. Kitchen appliance was dirty.Recently moved out and was charged $50 for cleaning fee for the kitchen when it was dirty when I first movedin.Maintenance would come in every 6 months to do inspections. They would come in and take pictures of my whole apartment without my permission. And Im not the only one this happened to. If you live here, please get cameras. The AC unit rattled so much and was such an annoyance. I felt the ac couldnt cool the apartment down which was costing me over $300 on electricity every month. I have friends in houses that pay less than that.

The ladies in the front building are super sweet and nice, the maintenance workers are super fast and knowledgeable. If there was ever a problem they were super fast to correct. Going to miss living here but moving closer to friends and family in north Houston. I recommend this place.Quiet place for the most part, gym isn’t the most up to date but it’s got weights and a treadmill which are enough for most needs.Apartments are kept up very well, clean and even a recycling bin.

Ive lived at this complex for 2 years now. Never had a real problem. Maintenance comes out very quickly and are very friendly, staff is nice and always helpful, management good to work with. They are on top of pest control, and I always had hot water whenever I needed it. I cant vouch for all the units, but my unit was always quiet. My neighbors were respectful. Best Floorplans, large rooms, huge kitchen for an apartment. Very happy here. The only reason I didnt give it 5 stars was I did have one package stolen once out of the office, and people usually had loud music playing at the pool. Its not allowed, but they do it anyways. Just dont live near the pool and I would recommend this place. My girls and I always felt safe here and I really appriciate that.

Gate always broken. The worst staff for an apartment building. I encourage you not to ever stay here. And when you leave they will charge up the prices. Hated every moment here. Please don’t move here even if it’s your last resort they will make it the worst experience. They also don’t care about anything that happens outside Of getting their rent on time. So a sad environment. Please seek other options. If I could give them 0 or negative stars I would.

Been living here about two years and it has its ups and downs but overall its a pretty great place. Maintenance is usually spot on they come out here quickly and fix whatever the issue is. Ive had a package stolen from my door step once so that was an issue as well as upstairs neighbors sometimes making loud noises or music but that isnt often and happens everywhere. The office is usually friendly and responsive. The apartments themselves are nice the carpet seems kind of cheap leaves permanent indents on where furniture etc is but overall nice place. The location is great right in the center of town near local restaurants as well as many other businesses and the pool is really nice as well.

Nice clean, smoke-free apartments. Maintenance is friendly and responds quickly to requests. The office staff changes frequently and they have all been rude or hard to contact. They dont enforce most of the rules, just send out community email reminders whenever there is a complaint. We moved out because of the office staff, unpleasant neighbors, and because they have raised rent prices excessively each year even though most of the amenities have been closed or restricted during the pandemic.

I would like make to a public complaint, this is getting out of hand. I’ve been living at Tranquility for about 3 years now and the recent turn over of workers are getting out of hand. Recently there was a really good leasing staff two young females who made sure all my needs are completed on time. One left one stayed I’m assuming. Now that I got back there no leasing and when I go back there’s a new leasing. I come back again and there’s none. My knowledge is that Jamie the assistant manager needs to be corrected on the behalf of her work performance and or how she treats these workers who can only last for max amount 1 month. Management needs to be questioned! I asked for corporate phone number multiple times but I’m always given and email. I need a physical conversation with the higher end. At this point if workers can’t be kept why shouldI continue to live here? So embarrassing. Jamie makes it so hard for anyone to live freely at the community coming from me and other neighbors around me as if she’s the patrol for the property. At this point I think she makes all the rules because I never hear fromThe property manager. It makes me so upset to see all these nice faces leave in months. I need corporate to reach out to all the individuals who worked in the past 3 months contacted to see what the real reason why they left!! It’s getting out of hand and y’all need to know where the issue is coming from. It’s not fair to the community that things are now delayed due to lack of performance in the leasing office due to shortage of staff.

Im glad to finally be leaving. Expensive, loud tenants, trash everywhere, dog s#it everywhere, cars being parted in the lot, expect a minimum of 100 every month in fees on top of rent that you cannot avoid. Downtown appts are cheaper, rental houses are cheaper. Its shocking to witness such a degradation with the new owners, who think a coat of gray paint fixes this.

First off, I have to say the staff here is great. All of them are good people that have the attitude of servants and are always willing to help. If I tried to think of something to complain about, I wouldnt be able to come up with anything. The maintenance responds quickly, they keep their amenities in great condition, and the people I met that live there were all friendly. They have the resort feel, yet it still has the home comfort feel as well. I enjoyed my stay here very much and what makes me even more impressed is that I was only a temporary resident and sometimes that means you dont get the normal resident service. I feel like my family and I were taken care of as if we were staying there for a long time yet our time there was very short. Thank you to all the staff for the great experience staying at Reserve at Tranquility Lake and I think this is a great choice for anyone that is looking for a nice apartment in Pearland.

The apartments are nice, but not as nice as the rent price would have you assume. Maintenance is friendly and respond quickly. The office is mean and intimidating. They are not there to help; they give short minimal answers to get you out of the office.Neighbors will play loud music at all times of day or keep trash outside their doors out side of designated pick up times(bad smells). If you live above a garage you will hear and feel every time it is opened. On the weekends you have to take your trash out by yourself but the dumpsters always fill up too quickly.Rent prices will vary depending on supply and demand so you can never be sure what you will pay until you sign the lease.Over the course of two years our rent went from $1101 to $1263 and then to almost $1500 if we renewed (this does not include water bill). Currently new leases are being charged $1539-2064 (44-93% increase over 2 years). We rented a 1000 sqft Tuscany floor plan. There is a second gate that is only ever opened when the main gate is closed for repair (happens more than youd think). Only way to get in and out is through Broadway without a traffic light. Turning westbound can be a nightmare. At some point last year the water bill almost doubled. Might be due to some water leaks (there was a multi day water leak just before the increase in water bill).Moving out you are signed up to a third party debt collector to pay off your final water bill.

I moved out a 4 months ago. The apartment was put together too quickly after someone moved out just to have a paid tenant (guessing). I moved in the black granite was not even dry. After moving out and putting all my funds into a new house, they write saying I owe $2400 in fees. I have NEVER had to pay any fees after leaving any complex. I was charged for a new carpet because there was one high-traffic area that could have been easily shampooed (most likely was). I was charged for damages that was done by the maintenance team. They came over to move my refrigerator for a leak and tore the flooring. I should have reported that but I didn’t. Now, I am being charged for it. Then the light fixture in the restroom was leaking water (as there were many leaks) and it was collecting water (shock hazard). The maintenance guy took the glass cover off and left it under the sink. He said he was coming back to put it on -never did. Now I am being charged for it being broke. He must have broken it and couldn’t fix it (note the reason he never returned). The refrigerator inside was broken when I moved in, why I am being charged for it? Were they expecting me to fix it while living there? Then where the restroom door opens you can see an imprint in the closet door - that was there when I moved in. I told Jamie at move in and she said yes she knows. Then that horrible black granite, that seemed to still be wet when I left almost two years later, I was charged for that. That was done the exact same day that we moved in (due to the rush move). Which was so sad, because I tried to push my move in until the weekend. I was told that for some reason, the price would be more. So, I spent my birthday moving in since the date couldn’t be changed. Jamie explained if the granite messed up, don’t worry about it because it was not dry. Well, we did not touch the granite for over a week but guess what? It still wasn’t dry. If you put anything hot on it, it changes color. Anytime water is left on it, it changes color. Then I went to remove my toothbrush holder, (I changed the bathroom decor often) and it was always stuck. Always! I am an interior decorator on my downtime, so I keep my home immaculate and I don’t have small kids. I always had a great rental history with no move out fees. Now I’m being charged $2400. I called the complex several times, I was told I needed to talk with Jamie. I could never speak to Jamie. She never returned my calls. Then the debt recovery specialist (who sent the FIRST bill or letter stating that is what I owed) is very rude. When I received the letter in November, it initially asked if you wanted a review of the findings. I sent a long email disputing the information. She responded and said she will look into this. Well, she responded last week after all this time saying $2400 was owed immediately. She said I could not speak to anyone but her. She is telling me I received rent reimbursement in the amount of $19,000 (lies) & should have used that to pay my bill. She said I was defrauding the government and I could be in trouble. I have worked for the gov for 20 years, I have never committed a crime. These are typical lies from a debt collector. They use these lies and bad practices to go after weak individuals. I am not weak by any means. She will not provide me with a telephone # of her manager, she says she is the manager. She says she is the only person that she could speak with. Everyone has a boss. I told her what I did in the apt & I’m NOT paying for bs. Money does not grow on trees. I value my $$. Well, I will not have any other dealings with the debt recovery specialist. So y’all should figure this out if you want to get paid. I’m not trying to be petty & I usually never complain. But I can’t allow people to do this. Don’t move here because I guarantee you will get charged overpriced fees & will not have any way to despite it. Also, take pictures of everything!!! I had no serious problems while living there other than the leaks and gym/pool always being closed but sort of understand due to pandemic.

It was very well concealed when we moved into the unit but the problem gets worse and worse every time it rains. SECTION 8 HOUSING: This is the absolute worst place to live in all of the surrounding areas of Houston. Gave 1 star because you HAVE to, not because they deserve it. They won’t tell you until after you sign the lease that the neighboring apartment complex is Section 8 housing. Once the front office closes at 5 or 6, the apartments get flooded with people from the other complex loitering in the parking lot, using the pool, drinking, yelling, tons of kids running around. We tried to go and use the pool one evening with our young son and had some kids from the other complex that were trying to plot on how to steal our cell phones while we were in the pool. Management is completely incompetent and is only out to find ways to take your money. Our neighbors (from inside the complex) were were very friendly but just as anxious to get out as we were (and had the same complaint that they weren’t told about the section 8 housing until AFTER signing the lease). You can hear every tiny little sound from every unit around you because the building is cheap. The paint they use on the walls cannot be cleaned or wiped so, for instance, in the kitchen or bathroom, any soapy water or splatters from cooking are there forever more. Then they charge YOU for it when you move out. So if you want to live in an unsafe, poorly managed, cheap complex where management already has a plan on how to take your money the day you walk in then this is certainly the place for you.

This is the SECOND time in less than a year that we have had to wait DAYS for our AC to be repaired.A new unit was installed during the first AC outage and now its needing repaired AGAIN; leaving us burning up in our apartment AGAIN, to the point where my roommate and small children have to vacate AGAIN!Not to mention the portables they brought over struggle to keep our apt below 80 degrees. What frustrates us the most is that the office and management make no effort in prioritizing what is considered an emergency! They refuse to keep us updated on the status of the repair; so we continually have to blow up their phones to get answers ourselves!During the first AC outage, we contacted MAXUS Properties who is over this community. We trusted that we would be reimbursed for a hotel bill or get help with the jacked up electric bill courtesy of the portable AC unit, but they had no empathy whatsoever, even with my roommate being pregnant at the time. Here we are in the same predicament, less than a year later and still they dont care. They are retaliating now that my lease is up,Be warned.

When I things got louder in my apt. they moved other people without issue which was crazy. I’m glad that I moved from here and to another place. The last 2 month of me living there they charged $50-75 dollars for water and sewer and I wasn’t even there for half of both months and I didn’t have upstairs or downstairs neighbors which made no sense how it was that much. We moved in about a month ago, before moving in we looked at reviews and also asked questions about the upkeep of the apartments. I have asthma and I didn’t want to move into a place that was infested with bugs. We were assured they regularly spray to avoid these kind of problems. We were misled and we have been killing roaches ever since we moved in. They offered to have someone spray and the day they were supposed to come they didn’t, so we waited a week and even after them spraying we are still killing roaches and gnats. We found where the roaches were coming from, behind our dishwasher and we even found some dead ones so we called the office to let them know and they did put in a service request, two to be exact and both times the issue was not fixed. If we could move today we would but thankfully we only signed a four month lease. Moving here from another state we bought all new couches and beds and now we don’t want to bring them with us when we move out. The only reason we didn’t just up and leave is because we want our extremely high deposit that we had to pay back. These apartments look clean but these big roaches are disgusting.

The apartments here are very nice. However, the walls are SUPER thin. Expect to hear your neighbors ALL THE TIME at ALL HOURS OF THE NIGHT. If your room is next to the stairs, you will hear when someone walks, runs or stomps up or down the stairs. Its quite disturbing. I even hear my neighbors above me when they use the toilet (like...I can hear them pee). Also, neighbors above me would play loud music in the middle of the night (past quiet hours). I called the courtesy officer and all he said was, Well you may want to move to a unit on the top floor. So unless they agree that the neighbors are being loud, you will NOT get any assistance from them. The ONLY person in management Id recommend is the property manager Jennifer. She was an absolute pleasure to work with. Unfortunately, I would not recommend this place. Walls are way too thin which resulted it many, many sleepless nights.

They said it was automated by the system........ok? So still trying to resign my lease but it will be an additional 30 per month. I ask if they were making upgrades (one of the dryers dont work, half the time the gates dont work, etc.) No they arent......hmmm So I get my bill and all of a sudden it is 984 dollars?????? Moved over a holiday weekend was impossible. Valet trash service hardly ever picks up. Its raining, better taken it out yourself, cold outside take it out yourself, and no notice of any of these delays in service. Also if you work 12+ hour shifts over the period u have to pay rent or ur pay cycle isnt on the first of the month every month, theres no after hours box, you will have to pay a fee $25 to do it online or $75 for it being late. Even if its before 12p on the 5th.The staff never have time to really address needs of actual residence, they care more about seeming perfect to perspectives than taking care of the ppl who already pay to live here. The gate is constantly broken bc apparently we live in the hood where vagrants can come and break into cars and stuff. The main gate is always broken then the back gate has been closed for so many years thats an fire hazert! You have people that doesnt even live here that sneaks in are pool and area. It may seems so wonderful once you see the apartments but once you move in you will see it all!

****UPDATE****: I warned people of color not to come here! And for your sarcasm and lies all of you in that office can go to STRAIGHT TO HELL! *muah*😘***UPDATE***: Then the owner replies to my comment and tries to exploit my personal affairs. LIKE I SAID! TRASH! PLEASE GO LOOK ELSEWHERE! TRASH COMPANY, PROPERTY AND STAFF!***UPDATE***: As I thought my entire deposit was taken and then over charged after leaving this property! Pathetic place to live with a pathetic staff in the office!DO NOT MOVE HERE. Very rude, nasty and disrespectful staff ESPECIALLY TO PEOPLE OF COLOR. Worst living experience I’ve ever had in my life. Tacking on extra fees AFTER LEASE HAS BEEN FULFILLED AND MOVED OUT. Relays false information when applying to a different place to live. ITS DISGUSTING AND DISHEARTENING.

After 4 months i have really no complaints thus far. Neighborhood kids scream sometimes but the community is quite for the most part. Half of these reviews are bias because they had a bad experience of some sort. Though i mostly work and go home i dont see any problems with the apartments or the leasing office.

This complex is NOT military friendly! I just got medically retired and received my orders less than a week ago...my exit date is on the 25th of may....I turned in my orders today to the front office and requested to turn my apartment over on the 1st of June. Ranita (one of the managers) told me that I needed to keep the apartment until the 11th of June or else I would be turned over towards collections. I explained to her I didnt get my orders until the middle of last week and I had to ensure my HHG would be picked up in time...she told me that didnt matter. When I told her about the soldiers and sailors act she shut me down and simply told me that I would be sent to collections and she took my orders and the paper I signed to the back....that was the end of that. I spoke to someone else (much friendlier) and asked how much it would cost to run to the 11th and she told me 440.00...thats absurd for me to pay for something Im not going to be using for half a month. Not to mention I pay over 1200 a month for a 2 bed room apartment, their pool is disgusting and the gates are always broken.....I mean its not like I pay for a gated community or anything. SMH. So I will be contacting my command to get involved in this matter as well as CG legal if need be. SO to the complex I really hope 440.00 was worth your reputation....all it takes is one negative review and it spreads like wild fire....I will be spreading the word...A LOT of military members already live here hopefully they dont get shafted like I am.

I like the community amenities are extremely outdated I wouldn’t consider this a luxury apartment however upkeeping of the property is clean gym could use better air filter and treadmills do not all work and one that does is very loud and there is also a broken fan that swings hard and had been this way for a very long time would expect to be fixed with the amount of rent received. Minor issues that just add up nice stepping stone apartment *** update I really dislike apartments I’m preparing to move out and they are just racking up whatever fees they can find renters insurance fine $75 blinds trash just anything… things that have been the same since moved and they are just finding whatever to fine me honestly I will be reviewing every single detail of this place until my last day infested with bugs nobody how much clean horrible paint job horrible carpet maintenance very slow fridge horrible washer and dryer distresses your clothes walls thin everyone smokes horrible parking horrible gym fan will fall down any minute -10

Very nice apartments beautiful scenery, my cousin lives here. I went to go workout in the weight room and the old fat lady with glasses in the front tried to tell me my cousin had to be right there with me in order for me to go workout. I felt like that was kind of stupid. It isnt the first time theyve done this. I know my cousins apartment number and the name on the lease. She didnt ask any questions, like where do they live or whats their name. Just kicked me out. I sometimes go with my cousin but sometimes she doesnt want to come so I go alone. Im grown Im not understanding why she has to be present if shes a resident there.

Staff are nice but you kind of get what u pay for... we were looking for place to stay that was cheaper which dont always mean better, we paid way more at our last apartment but everything was on point they even had activities for the kids monthly, here they dont have NOTHING for kids, our last apartment set a standard and I guess we was spoiled and use to certain things, and whoever said something about the key cards are right, I was unaware that we needed key cards until I was trying to go work out and couldnt get in, they said they notified us however I never got anything and I KNOW I pay attention to everything. All in all its not a terrible place but they can do alot better if u ask me. They need to revamp and change somethings.

I’m annoyed! These people charge 27 a month for valet trash and they refuse to pick up the trash. Today my trash was skipped over because it was too heavy, but the weight limit is 25 pounds and my trash weighed 16. The valet people look for anyway possible NOT to do their job, and the office could care less!!!!!!!

Definitely regretting my choice to live here after four months dealing with the leaky ceiling, the broken trash compactor that makes the valet trash service useless even though its automatically included in the cost of rent, the ridiculous wash house, the consistently compromised electric gate that I paid a non-refundable fee to have an access remote for and....(to be continued)
