We loved this property back when Tammy was the property manager. Ever since Zarina came, it has gone downhill. She is very nonchalant and doesn’t make time for her residents. They pick and choose which policies to enforce, ignore emails, and the office staff seem unhappy. With so many options in Shadow Creek, I would do more research and read reviews before making a decision.
Living at The Columns at Shadow Creek Ranch has been great! The staff especially Chris Chambers, are friendly, professional and Chris always go above and beyond to resolve issues, quick and efficient. The property grounds are always maintained with clean amenities. This property is safe, comfortable and well lit with good residents. I highly recommend living at The Columns at Shadow Creek Ranch.
I have been a resident at The Columns for six and a half years, and during that time, Ive seen a lot of changes, particularly in the front office staff. However, one constant has been Chris. Over the past few years, whenever Ive had an issue or needed assistance, I have always been able to count on him. He consistently provides excellent service and is always respectful. No matter the situation, Chris has done everything he can to help resolve any problems Ive had. His dedication and professionalism make a real difference, and its reassuring to know that I can rely on him whenever needed.
From the tour that I was given, Zarina was very personal able, professional and extremely knowledgeable of the apartments.She leased me my apartment and I couldn’t be any happier. So far my experience living here has been great and I would recommend anyone looking for a really nice luxury apartment with a great manager that cares to move here!
Very nice. The community is very quiet. No major issues since I moved in and enjoy coming and going from the community. Very low traffic throughout the day and night. Landscaping and grounds are very well maintained.

Can’t say enough good things about this place. I’ve lived here for over 2 years and anytime I’ve had maintenance issues, the response time and effectiveness of the repairs have been fantastic. Everyone in the office is incredibly accommodating as well. I recently moved from my 3rd floor unit to a 2nd floor unit and Chris, Zarina and Deanna made the process so easy and hassle free. I just signed for my 3rd lease term and that speaks for itself.Thank you to everyone at Columns at Shadow Creek Ranch for all you do!

This has been a horrific experience for my family and I. We moved here last December. The experience was great until 2 days later when we experienced our first flood. Yes, you heard me correct.....our apartment flooded with feces filled water everywhere. The apartment manager, Zarina didnt care at all about my family and I during the entire experience. Luckily, they have a hardworking gentleman named Joseph who came to our rescue in the middle of the night to repair the plumbing. He did the best he could do until the unthinkable happened again..... Yes, this place flooded again! The nasty water ruined my kids bathroom and left a smell that was horrific! After a few months, the third flood occurred. This time it was scary, horrific, and uncalled for. If the apartment was repaired correctly the first time, this wouldnt have happened. This experience left my family and I without a place to live for over 2 weeks, a loss/damaged furniture, shoes, linen, electronics, and not to mention a feeling of insecurity. Needles to say, the people are not offering us anything. They are trying to alleviate themselves from responsibility. Yes, we have renters insurance, but theyre only giving us a fourth of what we lost. This catastrophe was not our fault, so why are we being punished? We are devastated and prepared to take this situation to court. The manager, Zarina is very nonchalant and does not care about this property. Theres nothing here but untrustworthy people full of lies and deceit. Our sincere prayer is that this nightmare ends and we are restored.

I currently live here and also am having bad experiences. They come to my apartment, leave dirt and mess behind. I keep complaining from neighbor above me, but they dont do nothing, but complained about a foil paper I out on the window to block light. I feel I am being treated differently and being ignored.
Awesome complex! Also this being my first apartment I hit the jackpot. I had no issues with this complex. Maintenance men are punctual. Complex is always clean, no trash on the grounds. Lawn care and building maintenance, on point. Maybe the only negative I have is it can be a bit pricey for rent. Still amazing place to call home though.
Deanna took me and my wife on a tour. She had a lot of great information about the complex and the area as we are from out of town. This complex was very nice and very clean. If we decide to make the move this will be the place we call home.
I had an incredibly disappointing experience living at The Columns at Shadow Creek Ranch. The issues started from the beginning with an unreasonably long wait time for approval, setting the tone for the rest of my stay.When we first moved in, the apartment was not properly cleaned. This immediate sign of neglect was just the beginning of a series of problems.First, the parking situation was abysmal. Totaled cars were parked for multiple weeks, making the area look neglected and unsafe. The management seemed unconcerned about this eyesore.Things only got worse when I was falsely charged for not having renter’s insurance, even though I provided proof of insurance multiple times. Many of my neighbors experienced the same issue, proving it was a systemic problem.The maintenance was equally poor. The air filters were never changed, impacting the air quality in the apartment. Doors were painted without any warnings, leading to wet paint incidents. My fridge was broken and despite numerous complaints, it was never fixed.One of the most alarming issues was the raw sewage that would back up into the apartments from the maintenance closet, which was locked and inaccessible to residents. This not only created an unbearable stench but also posed significant health hazards. The sewage backups happened multiple times, and each incident took an unacceptably long time to be resolved, leaving residents in unsanitary conditions. This situation demonstrated a severe lack of proper maintenance and responsiveness from the management.Adding to the frustration, the valet trash service, which we paid for every month, frequently failed to pick up our trash. This left us dealing with accumulating garbage and a messy environment.The final straw was receiving an eviction notice over non-payment of a faulty $300 water bill. The bill was being appealed and the front office was aware of the situation. However, someone opened our apartment door and taped an eviction notice on it, causing unnecessary stress and anxiety.During the move-out process, we tried to schedule a walk-through multiple times, months in advance, and were consistently stood up by the management until we finally moved out. Now, we are being charged for damages and issues that could have been addressed and prevented if a walk-through had been done.Do not move here!!!
I was there earlier looking for a new place for my family and the customer service was just amazing, we were lead on a tour from Deanna and she was very professional and explained everything to us and was quick to answer all our questions thank you Deanna for all your help
Easy apartment to move into but the absolute worse apartment to move out of! They will send you a huge bill more than the apartment is even worth when you move out. Also, the apartment is roach INFESTED. DO NOT MOVE HERE!
I had a scheduled tour for 10:30am. I arrived five minutes early and did wait 15 minutes before I asked if I could be helped. I was told that someone had called out and that it would be a while until I got an in person tour. I asked if I could do a self-guided tour which I scheduled for 11 AM. When I went to retrieve my key fob, the lock code did not work. I again proceeded to go back to the office and let the person know that it did not work. They let me through the gate to the apartment but then the apartment door would not unlock. I wish there would have been more assistance that could’ve been given Someone that had a scheduled tour . After an hour, I still had not viewed the apartment. The reason I selected an in person was because my son has autism and it was easier for me. I left the apartment complex with no viewing of an apartment and completely frustrated and disappointed. It would be helpful to call those scheduled for tours and cancel those appts before hand.
Went to look at their floor plans with Deanna and she was so kind and informative! She took her time showing me all the floor plans and making sure to answer all the questions I had. I highly recommend asking for Deanna when you go!
I really like the apartment it is near to restaurant and shops. Chris help us finalize our apartments. He is so helpful. Go with chris. He helped you toured the apartment and surroundings very well. Recommended.
I have nothing negative to say about the columns. We have recently moved in and are looking forward to our experience here at the columns! My wife and I was privileged to have Christopher Chambers as our leasing agent. He made everything so smooth and seamless. The staff is very friendly, the grounds are well kept, and the apartment is beautiful. I Highly Recommend!
Let me just say, Chris is by far the best in the business! Talk about going above and beyond and in a short period of time; HE MADE IT HAPPEN! I am super excited to become a resident of The Column’s and finish out my retirement! I salute you sir! Job well done sir!
I’ve lived in these apartments for 5 years. The first few years were great. Management has changed twice since then and it’s horrible now. I loved it my first two years here. Since the first manager I’ve encounter is no longer here things have truly gone down hill. Management lost one of my money orders for rent and expected me to contact the company to get a refund to pay them again, the tires were stolen off my car last year and their are no cameras around to determine who took them. I moved into a different apartment here in the same complex in august and the dryer wasn’t drying completely requiring two cycles to dry my clothes. I reported it several times since august and they just came to work on it in November. A new towing policy was enforced and my car was towed while I was traveling for work. I pay 1,875 in rent as a resident and our vehicles should never be an issue. If you are considering moving here don’t waste your time. Pearland over all is a nice area to live in it’s very family oriented. There are plenty apartment complexes in the area so do your research before choosing one and go to the actual site to view the apartment and talk to residences if you can for an honest review.
Just moved in and Chris in the leasing office has helped me since I first was interested in a tour. He is super attentive, responsive, kind, and goes above and beyond to help with any questions or requests. He’s one of the main reason I signed a lease here. The property is so well kept and the units are pristine, and it feels so safe. I’m so happy to call this place home.
Lengthy yet honest review. ZERO out of 10. Do NOT recommend. Initially moving into The Columns back in 2019, my experience was pleasant. However, that eventually went downhill.-The communication and professionalism exhibited from the staff became extremely piss poor-Courtney isn’t well versed in the leasing field and “accidentally” reported us having an owing balance and a noise complaint on a rental verification. When the severity of the matter was brought to management the tone was very dismissive-Stephanie thinks she embodies managerial qualities, but that is far from the case as she is very unprofessional. She won’t acknowledge you upon entry, she’ll have you wait in the office while she pretends to be busy to avoid servicing you and overall her energy is very insincere-Zarina is polite but doesn’t strike me as a community manager who is well versed in her profession or title. When she gained employment at the property is when I noticed a major shift with communication in the office. She makes excuses and dismisses concerns that are brought to her attention and as a manager that is very counterproductive-The Columns offer a low rate as a new resident and when it’s time to resign, your renewal rate will sky rocket-The building was built on a bad waterline so often times sewage smells will fill the outside air and/or come inside of the unit from the drains especially in the restroom-My covered parking spot was constantly being parked in with no assistance from management-The overall upkeep of the property started to decline as residents packages were being stolen, a woman was seen walking around the apartments naked below the waistline, loud cars speeding off, officers being called out to the property more often and the trash area looking unpleasant-Lastly, PLEASE ask for copies and keep all move out documentation. We were sent a Move Out Statement with an outstanding balance of $2,000 plus for a lack of notice when adequate notice was provided. I had to contact corporate to have the issue resolved before the inaccurate charges found their way on our credit report.Overall, I personally would advise shopping more suitable options before you sign a lease with The Columns at Shadow Creek and regret it. I lived at the Columns for a year. Living there was neutral, but the office is a mess. They don’t reply to emails or phone calls, they hardly answer the phone, mass emails arrive but I’ll get the same email 6 times. On top of all that, moving out has been a nightmare. Can’t get a hold of anyone to schedule things, being charged replacement fees without the deposit being used. I’m just trying to survive and get by, and they are either incompetent or evil for trying to win the way they do. So sick of apartment scams. Avoid this one if you can. Also: their hours changed but not online, making it less and less possible to talk with anyone. It’s like their trying to do less work and make more money. Ew. Hate this company.
I just moved here 3 weeks ago, I loved the apartments since I saw them in my tour than kindly Megan did for me. Sadly, at the time I moved, didnt know I have a not closet in the patio (never was mentioned that before) so I found out the day I actually moved in, instead is a fire sprinkler room that also was making an unbearable pitchy sound day an night! I have a dog so I felt for him to be listening to 99% of the time, I can hear it!. Some part of the floors were bubbling easy to come out. Took almost 3 weeks for them to resolve all of these issues, that never was suppose to be happening for a new resident. The sprinkler room was annoying! After I called the Fire Department of Pearland is when I actually saw some action taking over this issue. Not closet in the patio, they offered me to give me one but I have to pay for it, wow! Totally unfair, the actual rent for the apartment is not cheap, and INCLUDES that patio in the floor plan, they wanted to charge me $15 for rent a closet in other location, well how about discount $15 from my rent monthly??Like I said, ECI GROUPS is the first time I deal with this company, I lived in another apt complex before for more than 12 yrs, and never had very slow respond from the maintenance staff, and even when they are very polite, if I dont persist on a respond I have to go to the leasing office, to get some update on my request.The company plumber people finally fixed the sprinkler room, the floors were supposed to be fixed, but the company people who came put a lot of glue, but still not all of the floor pieces are totally sticky to the ground, and you can feel the glue when you walk around, and you can see them in the camera sitting on my couch checking their phones instead to make sure the floor was done properly! NOT HAPPY with that work at all.Do I regret moving here? I prefer to think about it. I normally dont do reviews, but when something bothers me, I do.

I have remained committed to this community because of the professional, caring and responsive team led by manager, Zarina Masoner.Even when I have raced into the office frustrated by something and found myself being less than kind, the team never wavered in being professional and responsive. In fact, in every instance, they have gone above and beyond the call of duty to ensure I get the support I need.Every maintenance request is handled with urgency and, the few times that something was not done to the teams standards, it was immediately rectified. And, unlike many other apartment communities, the team does it all with a smile.If you are looking for an apartment community that takes pride in customer service, community beautification and ensuring every resident feels cared for and seen, then The Columns at Shadow Creek is the place for you.Dont hesitate. I know there are some negative reviews on here. Unfortunately, that happens wherever you choose to live. I hope that my amazing 5 years here inspires you to visit and choose to call The Columns at Shadow Creek home.
I really enjoyed my stay at this community. It was clean, the maintenance crew was extremely punctual most of the time, and I really never felt unsafe. Access to a walking/biking trail and park was fantastic, and the layout of the apartments were spacious. Id definitely recommend for anyone looking to move into the Shadow Creek area, as they are well priced compared to competitors, and they offer quality service. Only downsides were the renewal rates being increased 15-20% and the noise coming from the chemical plant across the street, which frequently produces a loud ringing sound at night, which can be a problem for light sleepers.I had no issues with move out. Walk through and return of my security deposit went smoothly. As long as you read your lease agreement and do things right, no problems will arise. Cant thank the community enough for the opportunity to live there.
I love the staff at the Columns! They have seriously turned into family since Ive lived here. Ive been renting at the Columns at Shadow Creek for about three years because there is no other staff nor amenities like this place in this area of town. I truly feel like management cares about how tenants are treated and ensuring they are comfortable within their homes.As far as apartment living space: Its a very small community, which means that its super quiet and relaxing. The up-to-date appliances really add a feel for the homes along with the granite counters and wood vinyl floors. If there is an ever an issue (which I doubt), maintenance is quick to get the problem fixed. I feel like the average maintenance turnaround time is 24 hours.Im super appreciative of this team!
Megan was absolutely wonderful. I had a minor setback but she had been so understanding and friendly. She answered every question I had even if it was a stupid question. I’m sure I worked her nerves but NEVER has she showed it in her facial expression or tone of voice. She is such a sweet person. I can’t wait to move in! Chris is also nice as well. I called several times and he would answer the phone majority of the time but he had great customer service. I’m sure he was sick of hearing my name LOL

If I could give no stars I would. My experience has been terrible. I would not wish this stress on my worst enemy. The only upside is that the people in the community are nice but the management is worst than the lowest bar you can imagine. Extremely unprofessional. There were wrongful charges applied to my account throughout my stay, and upon move out, the office staff refused to do a walk through with me and charged me astronomical amounts for paint and carpet cleaning just because I was there for under a year. This is not said anywhere in the lease. Save yourself and pick somewhere else.
I’m glad I didn’t renew my lease here. The staff and corporate (ECI GROUP) is unresponsive. Chris and Julie in particular. They don’t inform you or send notifications of changes that are important for you to know about, and charge you extra for something they messed up on their end.Lies! If you were truly always willing to help I wouldn’t have to leave this kind of review. I called several times and sent several emails, and left messages and never received a response or any type of help.
Chris in the rent office is the absolute best. I have been staying here almost 3 years and he has always took care of any issues that has happened. He is super responsive and quick at getting the problem handled.
I’ve been here 3 years and it will not be a forth. It’s bad business.01. Every year my price went up sky high. So called keeping up with Market Value02. Now they want to charge $30 for a community fee.03. They put these crazy large speed bumps in from of the gates. So if you have a sports car you have to maneuver so you won’t bottom out.04. Here’s the kicker for the past few months we haven’t had a water bill. Come to find out they changed water companies. The problem is that they Did Not notify not one person No email or nothing. So my guess we all about to get this major water bill. They’ll send out emails about food trucks and stuff but not about changing water companies. It’s poor management going on over here and I will not be renewing. And you better believe on my move out all my bases with be covered.
Apartment managerial staff is incompetent and shady with their business practices. Staff were very rude with my roommate and myself whenever we were moving out of the apartment. They never gave us a note about leaving a 60 day notice which we ended up submitting ours a little over 40 days in advance. We were charged for almost the entire months rent after we moved out from the fees. We contacted the staff many times to resolve the issue. The staff told us they were going to talk with management to see about the case to possibly reduce the amount. We called 4-5 times each and were told the management was not there and that they were going to be left a note about the case. My roommate and I are both medical student and have little time to constantly call them about the case. In the end we were never contacted by the Apartment complex by phone nor email, and now we are getting pestered by Debt collectors. The only reason we did not pay was because we were waiting for the staff to contact us. Truly pathetic communication and shady business practices.

This property has the best team! Chris & the other staff were very patient with me in my application process. The manager Stephanie came out and introduced herself. I really felt welcomed and the customer service is exceptional. ****The apartments really look as advertised and its a very clean property!!!**** Hats off Team!
So sad to have to write this review because they are some of the nicest staff and the apartments are beautiful. I had a great year at the Columns, but when I moved out, I was accidentally charged a $500 fee for “breaking my lease” even though I stayed and paid for the whole 12 months. I called and they assured it was a mistake would be fixed immediately. After 3 more calls and 2 more weeks, it still wasn’t fixed and my account still showed a balance of $500. At that point, I WAS SENT TO COLLECTIONS and started receiving debt collection calls for something I did not owe. After calling 5 more times, they finally cleared my account; however, it was too late to stop it from tanking my credit score by 65 points. Now I can’t qualify for financing on a car even though I need a new one. Please watch out and consider the Luxe down the street instead. Absolutely not worth the stress. As an update, my lease ended June 23rd and I am still dealing with this.Scroll and read Brittany Savoy’s review about a similar experience. Unfortunately this is not a “one off” event.
So we’ve stayed here for 5 years . The other people that worked there were better ! The people that’s in the office now all of them besides one lady she wears a black thing on her head she’s super nice way more better than all of them . So for 2 years I had to deal with my neighbors and their loud music I complained and complained about the music nothing happened . It got so bad where I had to call security which nothing happened. They use to in the beginning keep the place up which they don’t anymore . To be honest there no help at all. I just wouldn’t recommend staying here. When I stayed here it was quiet they literally started bringing anybody and everybody there . No parking spots because of guest. I usually don’t write reviews but if I could rate them honestly it would be a 0.
We recently moved into the Columns at SCR and had a very pleasant experience with the office personnel. Stephanie was extremely helpful and professional. We appreciate the way she answered all of our questions and followed up to make sure that we were settled into our new home. Thank you StephanieWe recently put in a request for a fire extinguisher. Chris from the office was kind enough to explain that the community has an internal sprinkler system. One of the many modern upgrades that the Columns @ SCR has to offer. I’ve lived here about a year now. They are priced competitively with others in the area. The front desk staff are always very nice and helpful. The grounds are kept clean and I haven’t had any issues at all. Ive had quick response on everything (light bulbs/water filters/air filters are all included). The apartments themselves are very nice as well. I would recommend to anyone I know.
It’s always something you’re gonna be charged for on your monthly bill, even when you have proof, “ there is nothing they can do because the system automatically does it”. I’ve been there 3 years and I’ve seen multiple people and neighbors leave. They’ve got a crime problem as well. 3 years loyal and there isn’t any customer service. Spend your money somewhere else. They are always getting new staff and nobody in the office can help. It’s always “up to corporate” instead of them vouching for you. I’m done with em.
My husband and I liked this complex at first. Until new management took over and start lowering there standards for new residents they allowed to move in. The pool area was very noisy some nights to the point we could almost not sleep. Neighbors leaving garbage in front of the door for several days. One night some man was banging on his girlfriend’s apartment door demanding to be let in and hollering all types of obscenities. There were also minor bug issues.Please do not move here for those reasons alone. Also, management uses deceitful and fraudulent practices. They are very untrustworthy and will try to money gouge after move out. When we moved the apartment was inspected and no damages were noted and everything was clean. Several months later we received notice that we owe for damages that includes clean up and wall painting. My husband and I will be contacting our attorney and also contacting Better Business Bureau to report this complex. Please don’t rent from Columns at Shadow Creek Ranch!
Where do I start? I lived at these apartments for 4 years. Initially they were great, but please know they have SIGNIFICANTLY GONE DOWNHILL.The front office is TERRIBLE. You can’t access them. You call and it’s forwarded to some central office that knows NOTHING about the office.And if you go up there, they tell you they’re busy and email to “schedule” an appointment… but they don’t reply to emails… it’s madness!Moving out was a nightmare … outrageous charges, and a run around to drop off the key.I won’t even start with talking about the car break ins, stolen car, and lack of security.Maintenance used to show up immediately, the a/c broke and it was hassle just to get a response…Find some place else to stay! These people don’t care…
Awesome property, super quiet, units are spacious, modern and nicely decorated. Office staff are always helpful and knowledgeable. They make you feel like family and not just another tenant. I live for amenities and The Columns at Shadow Creek have it all. State of the art gym, resort style pool with wifi and seating. They even offer a putt putt area and multiple outdoor grilling stations!
I lived here for about a year in 2018-2019. I’m leaving a 1 star review in 2023 because I just had to pay them $80 because they threatened to send me to COLLECTIONS for a water bill that came due 2 months after I moved out. I didn’t hear from them for FOUR years about this and had no idea I supposedly owed them money. I still think the charge was fraudulent, but whatever, it wasn’t worth my time to fight it.While I’m here, I should also mention I frequently found HUGE roaches in my apartment and ants that I couldn’t get rid of. I had to keep my cereal in my fridge. My truck, along with many other cars, had its window smashed one night by thieves and the complex didn’t even acknowledge it.
From my first step in the office, Chris Chambers was professional and helpful. He did everything he could to help me through the renting process and was always there to help. They have a great team here that made it a smooth process from beginning to end.
This place is pretty cool and Deanna in the office is smokin hot.
I worked with Chris Chambers, and he went above and beyond what I thought was top tier work. He took the time to answer all my questions and he is very intuitive to what someone with a family is thinking as they prepare for a move. He has my highest recommendation!
The staff are simply the best.
So far so good. Just moved in last week. Bry has very good customer service and she was very helpful in switching me into the unit that I wanted. She also followed up to check with me on how everything is going and made sure I was well taken care of. I really like the layout and design and modern feel to the apartment. I recommend the biggest 1 bedroom floor plan. The 716 sq ft was too small for me personally but the 858 sq ft which is the one that I’m in now is perfect. It has a lot of space, very nice modern looking apartment with modern appliances, huge walk in closet, modern tub, modern kitchen, and a very edgy modern design overall. I feel good coming back from work to a place like this. Very classy modern apartmen interior. Valet trash is also a plus too. The pool has a nice resort style feel to it and nice palm trees. 24 hour gym and other cool amenities. So far, I highly recommend this place
Great living experience. Ive been living here since it opened and was called Broadstone, since then the owners have changed and so has the entire staff. Luckily the new staff is just as nice as the old and everything is great. The only downside is that they want to charge me to replace my water filter in the fridge, which doesnt seem reasonable considering how expensive it already is to live here. Either way I love it!
I absolutely love living here!! The community is gorgeous! Everyday I come home from work; feels like a vacation. I especially love the resident events. “Taco Tuesday” and ”wine down Wednesday” have been my favorite. The team is amazing. They are very kind and professional. Tammy rocks! Class A experience all the way!
HANDS DOWN BEST PLACE IVE EVER LIVED!!!! Management is amazing and apartments are well kept with the most amazing maintenance crew EVER! But my goodness, people who live here CANT DRIVE THROUGH THE GATE!!!! Guys, it’s not hard. Wait for it to open, then drive through!!!! Stop setting the alarm off!!!!!!! (Wish the alarm could just be disabled).
It’s a decent place to stay, I was talking to neighbors about a similar unit and they were telling me how they pay almost $300 more than what was offered to me for the same unit, well turns out they get you in at a low rate then go up when it’s time to renew based on the MV. So keep that in mind and save early if you want to stay. It is decent if you plan on moving into a house especially if you don’t have to go up the stairs. Hopes this helps someone

I have lived in many apartment complexes and this one is by far the best! The staff go above and beyond to always be very welcoming and hospitable! The property also does a fantastic job at responding to all my requests! The grounds and location cannot be beat, especially for the price. You will not be disappointed living at The Columns!
Lived from old management called Broadstone to new current management under Columns. Only lived under the new management for a month or so. Old and new management were helpful.Apartment complex has nice amenities. Pool, grill, putting green, dog park, billiards. Trail connected to apartment leading to nature reserve.Best part about this complex is it is generally pretty quiet complex as a whole. Not a ton of cars in the parking lot. Doesnt seem super crowded.
Worst management company ever you can be late on your rent they evicting you same month they dont care about any one elses problems or financial situations THEY ARE MONEY HUNGRY ILL NEVER MOVE THERE AGAIN STAYED THEIR 6 month An financial situation happen I was communicating with the office they never communicated wit eci ! Then they are over charging you to live there seriously 0/10 dont recommend !
Beautiful apartment , interior is very modern, appliances are new! Stephanie Cantu made our move in so easy , she was very responsive, helpful and nice! Recommend her to everyone wanting to move at The Columns!
This apartment complex management will take your deposit if you contact them regarding the price gouging regarding the water bill (51.0 gallons, per month for a 2-2 (no garage and no yard)). An apartment rep signed off on final walk-through stating that there was no visible damage and now they produced photos showing damage to carpet, 3 weeks later. We have custom bedding so the frames dont even match our beds...Do not rent unless you want to pay a water bill that does not charge you actual usage, the water bill is split amongst the entire community...I have not received my deposit, the apartment complex does not follow their on rules, but hold you accountable...Your rent changes every month, the area smells due to the treatment plant that is right across the bayou and bugs and snakes are a very serious problem... dont be fooled about the reviews on their website, they hid the truth and leave the post of thank you, but you are unable to see the customer complaint, much less their claims...Renters beware... Tammy Norword will retaliate against you, then falsify documentation and Yvonne Hill of ECI group stands behind her lies...
I moved to this property in January and have been very pleased with my experience. Stephanie and Bry were the 1st to greet me. They were positive, pleasant, informative, and seemed to have a sincere interest in me finding the right place, without pressuring me to choose The Columns. I also met a few of the residents that had nothing but positives to share about their experience. Since Ive been here, maintenance needs have been met in a timely manner, they even change the light bulbs. Tammy (manager) and Destiny (asst mang) have been great. They have hosted several community events; a dream board making event, Super Bowl Party, and a Pinot and event. I have had the opportunity to connect with other residences that I would not have met. Out of the 10+ properties I looked at, I am very please to have chosen The Columns. I love the layout of my 2bedroom, the specials, the fun personable staff and the overall community. You will not be diappointed.
The Columns is beautiful. The community is kept simply immaculate, hands down. You call Maintenance when a light bulb goes out and Maintenance is there to replace it in short order. Every occupant at the Columns is treated like they are the most important renter. I love it. I’ve compared it to the brand new communities opening up in Dhadow Creek Ranch—can’t nothing touch it! I should get paid for this...but I’m not. It’s just the truth - nothing else.
The apartment complex is very pretty and the installations are really well maintained. The pool is resort like,which extremely appealing during the hot summer in Texas. The only problem that I saw is that they are very close too an industrial area and there is some weird odors when the winds blows. Smell like a water treatment plant sometimes.
We are counting the days to our move out. Formerly broadstone at shadow creek ranch these apartments are not luxury at all. Currently our shower is not working, we contact the property and they tell us call tomorrow and put in a work order lack of care to fixate the issue. Here we are having to take a wash off because our shower is not working. We constantly see snakes, have had extreme bug issues in our apartment, the entire apartment unit extremely made poorly (thin walls and sadly I can hear when my upstairs neighbor phone rings/vibrate) and management is a joke they do not care at all. They changed the name of the complex but everything remains the same, this is not a place to call home unless you are wanting to live with wildlife and practically have no peace and quite while living in your apartment. The worst decision ever
I left June of 2018, everything checked out good no damage or repair of any kind before I moved out. Almost a year now these snakes have not even returned my deposite yet. These folks here are two faced people, they get comission based on numbers of contract so if they can get away with charging you more they will. Heard other review that now its own by different investment group Ill have to file a lawsuit to get my refund back. Other than these office workers, the rest of worker there is cool and the pool is nice but the issue with dog poop around the complex is horrendous. My kids cant even play outside on the grass without running into dog poop. Its lazy residents and bad policy. Theres a processing company right by the complex produces bad odor every now and then through out the days and weeks its hard to be outside when waves of chemical and fart like smells are waving through hard to breath for me.
Really, Matt Jacks? A ONE star review because you cant get covered parking? Dont listen to that clown, this place is great. The rent is a bit higher than market, but the amenities and people are excellent. The apartments are cozy and the place is pretty quiet.
Throughout my moving-in process Chris took care of business as he should we great communication skills, informing me keeping me updated and never felt overwhelmed we bared with each other and nothing he didn’t do he was on Top of great leasing agent on you guys hands! Thanks A lot Chris!

I have been staying here for about 3 weeks and I am absolutely loving this place! The move in process was super easy with the help of Nick and Zarina is awesome she answered all the millions of questions I had and still have to this day! If you are looking for a great clean and safe community and great office staff THE COLUMNS IS THE PLACE TO BE!!
I have been at The Columns for about 4 months. The complex is very well maintained with plenty of parking for residents and guests. My neighbors are respectful and quiet. I like that Houston is just a short drive from my place at The Columns @ Shadow Creek.
I have truly enjoyed my experience so far. Great customer service and great response time. Its also a quiet apartment community. Im definitely glad that I made the decision to move here.
Overall this place is very nice quiet & lovely!! However they got new ladies working at the office that don’t know a thing!!!! I’ve been trying to break my lease & went last week & first of all the lady didn’t know a thing so she told me if I could wait for the other one, so I did she was able to inform me the basic gave me the form I fill in that form but before turning it in I wanted some questions answered went in and they were unable to answer my questions!!!!!!!!!! They told me the assistant manger would be back on Monday to email her, I did but didn’t get a response went again Monday and turns out they didn’t know what time she was coming in!!!! They finally found someone to answer my question & it turns out i will now have to pay even more because it’s prorated & i had to wait extra days just because they couldn’t answer my questions!!! We aren’t paying no 50$ it’s a pretty penny ! When I finally turned in my termination fee the lady didn’t even want to talk to me she kept saying idk & gave me a look like she wanted me out of her face !!!! Uhm hello so rude and unprofessional!! as I was waiting to get some time of answer from her, she picked up the phone & started talking completely ignoring me!! Then another resident came in asking a question again she dismissed him quickly and said idk, you could tell that resident was upset!! Honestly don’t know why they ever changed management if these ladies aren’t going to be able to answer and address our concerns! I will say the assistant manger was very nice and polite!
It has been a pleasure staying at the Columns @ Shadow Creek Ranch the last three years! I appreciated their professionalism and assistance with my time there. I enjoyed my time there and will highly recommend my family and friends to this property.

I was helped here by Mr. Chambers. The rest of the staff are amazing as well. The complex is very modern and lush. It is a peaceful place and very cozy.
Drove all the way to these apartments with an appointment booked for a tour. Not sure why there’s not a model to view. This was really inconvenient. Gas is too expensive to be driving to just look a picture.
One of the maintenance banged on my door so hard the 2nd and 3rd time with a canister he was holding after I asked him to hold one since they were randomly entering the units for a check that the members on the conference call I was on I asked if I was safe
