Ive lived here for 5 years, and the grounds are always kept up and looking beautiful and my workorders always worked on and completed in a timely manner. Peter in maintenance has always shown exceptional professionalism along with all the maintenance crew members. Special thanks to Peter and the rest of the maintenance team for always being prompt and courteous when addressing my concerns. Thanks Maintenance Team Youre Awesome!!!

I moved here the first time in 2016 & loved my apartment, the pool & gym, & especially the office & maintenance staff. I later moved away to a larger unit in a less expensive complex but the level of service was definitely below par. When my lease was up & I began looking into other apartments around Pearland, the Avenues was by far the best choice. So I moved back here & the same office staff who were here then are still here today! That tells me that they really do enjoy their jobs & it shows! The maintenance staff is awesome; I honestly can’t say enough about them but they have gone above & beyond for me every time I have a problem.

I really enjoyed living here while our house was being built. I highly recommend it and please speak with Rigo, he will take care of you and make your approval fast and easy. This is really the best apartment we have ever lived in.

I’ve lived here for over 5 years and I have consistently experienced excellent residential support services. The staff are always friendly and helpful. I always get a prompt response whenever I submit a maintenance request, whether it’s changing an outside light bulb, servicing the plumbing or the electricity, maintence quickly resolves the issue. The grounds are well maintained and I’ve always felt comfortable calling this place home.

My family has been living here since 2022 and we have had nothing but a great experience all around! Maintenance is always prompt and many times answer same day requests. Peter in particular is always so kind and efficient each time he helps us! Thankful to be a resident here!

I have been a resident of this community for about three years now and I can say I am proud to call it my home. The apartments are clean and well maintained. The staff are always welcoming and friendly. We get prompt response incase of any needs. Great neighborhood with good schools and above all it is safe. Couldnt ask for a better place for me and my family.

We moved into the Avenues at Shadow Creek in January 2023. We cannot say enough positive about this apartment, the complex, the maintenance team, and the leasing office. We love the view from our apartment, the walking paths, the well maintained landscaping. It is very peaceful and beautiful! The front office has always been very accommodating to our needs, questions, and requests. They are professional and friendly. The maintenance team is amazing! Oh my! They respond so quickly to requests and are kind and professional. The location of this complex is ideal for quick grocery stops or getting on the freeway to the beach or downtown. We moved here 2020 and I love the peace, cleanliness, luxurious facilities ,friendly neighbors and great neighborhood,,also the accessibility with anything your family needs, great school ,church, groceries and coffee shops! I lived at the Avenues at Shadow Creek Ranch for two years, and I do not know where to start when it comes to this amazing community! Rigo the leasing consultant sets the new standard for customer service, he not only meets but exceeds all expectations and really made me feel confident about calling the Avenues my new home. The property itself is beautiful whether it’s the pool to even the spacious dog park, I was proud to be a part of this community. On the note of maintenance, they are so swift to complete any work orders I’ve put in big or small. They have a great team put together to keep the property looking top notch. If I could give 10 stars I would.

After visiting 10 different apartment complexes in Pearland. I chose Avenues at Shadow Creek Ranch. This, property is very clean. The management is very attentive and prompt in responding to your requests for service. The staff is very very friendly the gym and pool are amazing. I am glad I made the decision to live here for the last two years and counting. Also the management team is amazing. Peter has been a great employee in detecting and repairing issues in a timely manner.

The Avenue is a great place to live in. The staff provides excellent customer service and that can be contributed to the leadership of Bethany! However, the group that is the heart beat of the complex is the maintenance team. We keep them busy. But they always meet us with a smile and respond to maintenance request in a timely fashion! Specifically, I want to give a special shout to Peter! Peter is awesome. He listens and takes his time to address your issue. He’s also very personal and overall does a great job! The entire maintenance team is great! But I’ve had the pleasure to work with Peter many times on my maintenance request. I appreciate his attention to detail and willingness to do a great job!!! Great place to live! I want to shout out the maintenance crew, they always take care of my unit especially Peter! He is always friendly, personable, quick and efficient! I have not moved in yet but Rigo was very helpful with the lease signing process. even called my current leasing office multiple times so they could send in my rental history stuff so we could get the ball rolling on the lease. will update once i move in...update 3/15 very quiet neighborhood which is very important for me, im very sensitive to noise and this place is great for that. apartment feels tucked away and private. really happy with my move.thank you Peter for fixing my ac at midnight on a weekend

This is my second time I’ve lived in Avenues. I lived in Avenues, moved for about three years, and came back. Great decision ever! Rigo and Bethany are incredibly helpful. Any time there’s an issue, they are attentive and responsive. The apartments are well kept. Maintenance is very timely and nice! They even wave at you from your car when they pass by. EVERY TIME. If I need something as simple as a lightbulb, I usually get it same day. I cannot expressed how peaceful, quiet, and enjoyable it is here. We are right behind a neighborhood Walmart that makes shopping easy and a gas station for early morning fill ups. Packages are handled wonderfully and my neighbors are the sweetest. Plenty of parking and I feel safe. Thank you Avenues for making this home!

I’ve lived in quite a few places globally and I have to say that my experience from the office care team to maintenance at Avenues has been stellar!!! I’d particularly like to point out that the maintenance team’s response time to requests is hands down lightning speed and amazing! Additionally, shout to Peter! I’m not sure if he’s the maintenance team manager but he most definitely carries himself as one! He goes above and beyond! Thank you Avenues for a pleasant experience thus far!

I do not know how these apartments have so many good ratings. I lived here for a year and when it came time for renewal, my rent went up by $800! That is ludicrous. They charge you so much for trash per month and yet they only have one dumpster on the grounds. It is always overflowing and disgusting. I feel terrible for the people who live near it. It makes no sense that they would charge $35 per month and yet they will not create another place for trash. Bethany Ehret do your job!

I have been a resident at The Avenues at Shadow Creek Ranch for almost 10 years. My experience here has been nothing but superb because of hard working people like leasing consultant Rigo Zavala. He was the first person that I encountered when looking to make The Avenues my home. I must say, he made my experience smooth and pleasant, and he is still stellar when it comes to customer service. I have been living at The Avenues for quite some time now, and it has been nothing but a pleasure. The office staff are all so sweet, and attentive to whatever I ask or need fixed in my unit. They are almost like family now for as long as I have been here. The property is well maintained, and quiet for those of you that love a quiet property. The maintenance crew are the absolute best, because my service request are answered very quickly when something in my unit needs their attention. If you’re having second thoughts about moving here then don’t, you will not be disappointed. Another plus is it is in a great location of all school ages, elementary, junior high, and high school. Sign that lease today!!!

I have enjoyed my stay at The Avenues Shadow Creek. This has been a great well managed community, that is very clean, quiet and peaceful. The staff has been extremely courteous and professional and very responsive to any questions or concerns regarding my apartment. The neighbors have been extremely nice, and friendly. I look forward to enjoying the rest of my stay here.

Rigo has been the best help to me ever since we moved in 5 years ago. Rigo is definitely an asset to the property and company. Anytime I have a concern he’s more than willing to help me. He’s one of the reasons I’m still at this property, well that and the amazing activities/pool parties the property give,, like the one we are having next Friday.

I’ve lived at the Avenues for 3 years. Rigo was the one that signed me up and has always been very helpful. This place has felt like home the entire time I’ve lived here. Although I will be leaving soon, I will always appreciate how helpful everyone that works for the Avenues has been.

Ive been living here for almost about 8 years now.We have the BEST maintenance staff here!The apartment complexes are always so clean and well maintained.If you need help with your apartment, the maintenance staff always comes within a day to fix EVERYTHING!Isaias is the BEST staff member here. He is always so kind, helping, caring, and always smiling!He always waves hello to everyone walking or driving, which makes everyone feel so welcomed in here.He really knows what to do and how to fix everything!We are all like families here, the staffs make you feel like you are home!.This is why Ive been living here for such a long time!

First, let me start out by saying what a beautiful and well- kept property. Great location by Pearland Town Center. There’s also an HEB grocery store, coffee shop, restaurants and pretty much anything you need. The apartments are modern-looking and overall impressive. Let’s not forget about the beautiful pool area childrens play area, and the generously equipped gym, business center and a lounge area when you want a change of scenery. Not to mention the onsite maintenance staff.The landscape is simple beautiful. The best part is the staff. The office is charming. And I was greeted with a warm welcome. That part is very important to me, first impressions are everything and the did not disappoint!!!The leasing agent was Rigo. He was enthusiastic extremely professional, positive and knowledgeable. I was nervous, but he made me feel so comfortable. Rigo talk about events that they give their residents throughout the year. He took me on a tour of the apartment and answered all my questions. After talking to Rico about the apartment and all that the property has to offer, I was excited. I felt like I have found a community that I can call my family. That is very important to me. Because I have no family here in Texas. Meeting new people within the community I live at is something I am look for.I also met the rest of the staff. Narra was very friendly and patient. She helps answered any of my questions before and after the lease signing. Narra forgives me if I did not get your name right.Last, but lease the face of this community, property Bethany McCormack. I was able to speak to her more about the community was icing on the cake. When I say after the experience, I had with her staff I can truly see why this property deserves a rating of 10 stars ⭐️ ⭐️⭐️. It’s all because of Bethany she was professional!!! After talking to her I can’t tell that she takes pride in her work and in her staff. It shows how an office can run so beautifully if the leader leads in a respectable and professional way. I have lived in the Avenues for four years now. The staff at the Avenues really goes above and beyond for the residents here. My maintenance request are completed immediately after putting in my request on the portal. Peter is amazing and really pays attention to detail. I would recommend this apartment complex to anyone looking for a safe well kept community.

Maintenance and office staff is responsive. Trash around the dumpster is an issue despite what they claimed initially, but not the office or maintenances fault.You need to throw the trash bags all the way into the back of the dumpster for the compactor to work. Most people don’t bother even putting the trash into the compactor let alone throw it all the way in.Great family oriented apartment complex. Very safe area.

Id like to give a shout out to Peter from the maintenance staff. I felt guilty calling the emergency line late on a Friday night. My air conditioner stopped working. Peter can right over and fixed it with a great attitude. I really appreciated that! But its like that with all staff members here at The Avenues. Thank you so much!

Avenues has been my home for the past 6 years and I must say they are amazing. The management staff here has top tier skills. The management staff are amazing at what they do. I have no complaints!! The office staff is very helpful and respectful. The maintenance are very good at fixing things properly & they respond to request fast.

I love the pool in The Avenues the gym is also so nice and our friend Rigoberto is so friendly and helpful. We are leaving The avenues and we really are going to miss them. It looks like living in a resort next to the beach!

I’ve been living at the avenues for a little bit more than 4 years. I love how their maintenance team is always on top of everything. Specially Pablo Campos, he always responds fast and fix any problems we encounter . He gives an amazing service, he is kind and always in a good mood. If he sees you passing by he will say hi to you with a smile.

My experience with this property started way before I moved in Mr . Rigo Zavala was very professional when my wife use to talked to him over the phone was very helpful selling us to rent at the property Mr Zavala helped me out yesterday my medicine was ship to my old apartment which would be the Avenues Mr Zavala was able to retrieve my medicine from the present residence and save me lot time and money thank you Rigo again and miss your good customer service

My husband David and I have been living at Avenues for almost nine months. It has been a wonderful experience and we really appreciate the well-designed apartments, superb amenities, great location, and excellent management and staff. We want to give a very special shout-out to the outstanding maintenance team. It is no exaggeration to say that Lazaro, Pablo, Isaias, and Peter are extraordinary. They perform routine maintenance work punctually and diligently--and always get the job done right. They also take care of emergency calls expeditiously regardless of the hour, and for this David and I are truly thankful. In addition, each member of the maintenance team is a genuinely nice person who cares about doing the best possible job for the residents and the apartment community as a whole. We feel the same way about Norma, who works in housekeeping. In our view, Avenues is fortunate to have such fine employees. Their labor and dedication significantly contribute to the quality of life and the satisfaction of residents. They could not provide better service and they deserve every form of recognition possible.

The maintenance team are dedicated hard workers when it comes to their job. I really want to give a shoutout to Peter who does a fantastic job paying attention to detail and most importantly making sure that the job is complete all the way.

We loved living here! Everything was maintained including the yard, pool, dog park and gym. The maintenance team was the best! They were always on top of orders and very professional. I cant not give a shout out to Rigo at the front! He was kind, attentive and a great person overall. The apartment was great and spacious. The only thing I think that could improve is the trash situation. Seems like they need a second trash compactor to keep up. Other than that I would and will recommend the Avenues to everyone :) I miss it already.

The staff at this property hands down has been the BEST! My son moved in and everyone helped us out with everything. I felt like family here. His unit was ready on time. Mr. Zavala was very personable and walked us through the process. It was stress free. If you’re looking for a family environment great property, priced right, safe, updated and consistent and dedicated staff this is the property for you and your family!!!

The Avenues have been great. The staff is friendly and helpful. I had a few issues with the apartment at move in and theyve been so responsive and diligent to getting the issues corrected. Ive been very impressed. The running trails behind the property are extensive and beautiful. The playgrounds in the area and proximity to Town Center is fantastic. Ive very happy with the community. Well kept. Oh! And the trainer at the gym is an awesome perk! Why 4 stars, and not 5: the few issues at move in that needed resolution, lights in the apartment are a little dimmer than Id like (such a minor issue, Ill get a few lamps), and I can hear the neighbors sometimes (normal, right?). Overall its a pretty great place. Ill be sticking around for a while. I definitely recommend it.

This is by far the best apartment I’ve ever lived in. The apartments are spacious with large closets and everything is well built with premium finishes/appliances. There are several amenities: the saltwater pool is gorgeous, the fitness center is nice and there is even a carport where you can wash and vacuum your car for free! Maintenance is friendly and handles requests in a timely manner. And the apartment manager and office staff are just the icing on the cake. It’s very apparent that they genuinely care about their residents and making sure you are happy and feel at home. Thanks to the Avenues crew! You guys rock!

The management is also very impressive. Rigo spent a lot of time with us, provided a comprehensive tour, answered our many questions, and addressed our concerns about apartment life. The apartment management and property are very nice. My 2 star rating is for the VERY poor AC systems this complex uses. The management states that their units can only cool to 10 degrees below the outside temp. So at 8:32PM my apartment is 78 degrees as I type this. After bringing it up with management I was told to close my blinds (I do).I have lived in apartments almost my entire life and will say these are without a doubt the worst AC units I have ever had. DO NOT move in here without a portable AC unit. This would be a 5 star complex if they fitted their apartments with proper AC units.Edit: To the Management that asked me to contact you, I have before. You told me your AC units only cool to 10 degrees lower than outside and your office staff blamed the construction company for the poor design of your buildings that lead them to being overheated.

Just moved to Avenue of Shadow Creek Ranch & so far its been an awesome experience. Moving can be a bit stressful, however, Vernarda has made the moving experience very smooth. Great customer service is the foundation of every organization. Not only is the apartment impeccable but the staff at Avenues of Shadow Creek enhances the overall experience by providing excellent customer service. During the process, we worked with Vernarda. She has been extremely helpful, kind, and very accommodating. Its been the best moving experience weve had so far. Other than the amazing staff, the inside and outside of the apartment is beautiful, clean, and spacious. So many great amenities (gym, business center, dog park, ect) We definitely recommend this apartment!

Ive lived at The Avenues at Shadow Creek for a number of years ~ and I love it! Bethany (Avenues GM), Rigo and the entire office staff are always friendly, helpful and genuinely want to make sure your living experience here is a great one. The maintenance staff is equally as friendly and is always quick to respond to any requests. And, the property is beautiful and well maintained. I couldnt ask for a better complex to call home.

Make sure your appliances work!! After I signed my lease and picked up my Keys I was told Oh by the way you cant use your washing Machine because it’s broken. After I expressed that was not acceptable and would not work for me due to the fact I need to do laundry because I was going on vacation I was told I can use the machine but it will be loud by the male leasing agent who helped me. Well he lied, I used the machines and the kitchen flooded. The following week, I received a message that they let the previous tenant check the mail because they received a message they had a package delivered. Instead of the agent accompanying the pervious tenant, they gave her the key and what was taken was my router for my internet. The previous tenant did return the router two weeks later. I had to make to work at a friends home until I got that situated. The trash is always on the ground and overflowing. Also came out one morning after washing my car to find a contractor they hired sanding uneven concrete within inches of my car. My black car was covered in white debris. Also be aware that no matter how clean your carpet is, and even though it was not new when you moved in cleaning will be taken out of your deposit to prepare if for the next resident. I have pictures of the trash on the ground as well, and they are a lot worse than the photos pictured from previous renters. Also my my neighbor above me owned a Cane Corso dog which sounds like a herd of cattle when it would walk or run. You would think weight restrictions would be enforced for down stairs residents.

Avenues at Shadow Creek Excellent property superbly kept feels like I’m in a sub-division..upkeep of interior apartments absolutely beautiful. Rigo has such an amazing care for clients you feel as though you’re the only person he has to deal with. Kimberly who was exemplary in assisting me in getting into my apartment both of them just absolutely wonderful. Also maintenance extremely efficient and on top of issues and getting them rectified so quickly. Im home!

The Avenues is our favorite apartment we have ever lived in (and this is my 6th complex since 2011!)Where to begin... our floor plan is big and spacious, and I do feel that our rent is affordable given the space that we have. Our apartment sits above 3 garages, which means we have 0 neighbors underneath us and 0 neighbors above us. We have NEVER heard the neighbors that live on either side of us, so the walls are thick here! Its quiet all the time. I love having a garage, it makes me feel secure and safe.The complex is in such a nice part of town, and the trail behind the complex is really nice for walking/jogging/strolling.Everyone I have ever dealt with in the leasing office has been beyond professional and helpful, and they really pride themselves in doing what is right. Bethany, the property manager, has addressed any concern we have had quickly and professionally. Maintenance is great and quick too.The amenities are wonderful, although the gym is crowded most evenings. We love the pool, grills, and dog park!Overall 5 stars. I would highly recommend living here if you like quiet, friendly service, privacy, and lots of space.

Mostly friendly staff, complex is safe. However 2.5/5 living experience. While isn’t quiet because of the kids outside riding bikes, screaming, playing tennis & fussing in the middle of the streets although there is a designated playground. At times it’s almost impossible to get the kids to move in order to drive or park. There have been times where they are riding scooters or bikes not paying attention and almost getting struck my cars because they ride out in front of them. I’ve also witness soccer and footballs coming into contact with parked cars. Kids intentionally leaving empty soda cans near residents’ garages, mine being one that was caught on camera. We have complained to the leasing office on multiple occasions but only simmered down briefly before the uncontrollable kids were released.When we first arrived at our apartment we had immediate maintenance requests. Their were outlets that didn’t work, low pressure of our shower, water not draining in the tub, and for at least 2-3 weeks we couldn’t sleep in our bedroom because there was something that was making us extremely sick. We had them come check the filters multiple times. Our AC a lot of the time feels as if it’s not working.We are currently dealing with a FLOODING of ants that are coming out of every baseboard possible. I believe they are traveling through the walls and power outlets because they are pretty unstoppable. We have found Ants in the kitchen, to the laundry closet, shower and bedroom closet. We’ve reached out to the leasing office but they seem to not be able to assist us at all, so we’ve taken over as pest control since our request to have actual pest control stop by was “forgotten” about. We’ve purchased traps and sprays that only temporarily seem to have worked. Today we woke up to a pile of ants coming from a whole new area in our kitchen. I would like to know where they are really coming from because our living space is on the second floor. When we contacted the leasing office about our previous request their response was “I’m sorry, Saturday was busy. She must have forgotten to put your apartment number down”. I’m sorry does not allow me to feel comfortable in my own home. I’m sorry does not cover over $1800 in rent. I’m sorry does not replace the food we’ve had to throw out this morning. I’m sorry does not fix the problem. Accountability does we would honestly like to break our lease with no backlash truthfully because it hasn’t been the best experience and we’ve been here for 7 months now. I wish i took a picture of todays ant party.

Where to start😊. I had the pleasure of working with Bethany (Property Manager) when I came in. I immediately loved the relaxed vibe in the clubhouse area and the decor was a great touch.Bethany worked with me and found the best fit for my expectations. She allowed me to take a self-guided tour around the property and I was able to see my potential apartment. I like that Bethany was able to give me some history about my building and highlight the pros of the location. Such a peaceful building.This experience was the best that I’ve had since I moved to Houston 5 years ago. I really needed a quick and seamless move, especially from the situation I was in. Im in my new place and I love it! My pet loves it! The peace is unmatched.I definitely recommend my new home. Will be back with an update as time flies.

My dog and I have been living at The Avenues since July of 2020. I ABSOLUTELY LOVE IT! The maintenance staff is very attentive, reliable, and respectful of your pets and living space. The grounds are ALWAYS kept clean. I feel safe and really do enjoy living here. Plus, all of the buildings have been freshly painted! The staff at the front building are so friendly and responsive to any inquiries.

Love everyone in the office, especially Reagan. The maintenance staff is top tier. Efficient. Quick and super friendly. Being here makes me feel safe and at home. Cherry on top is the location. 10/10 would ALWAYS recommend.

I am a current resident here. I have lived at 4 different apartment complexes in the past 7 years and this complex by far has been the best. Very nice spacious community, each unit is very separate from the rest and private. Even tried living in a luxury high rise in downtown but this place beats them all. Vernarda Wilson, the Leasing Consultant made it super easy and quick. Highly recommend.

Mostly friendly staff, complex feels safe. However 1.5/5 living experience. While the complex is fairly quiet 50% of the time, the other 50% is filled with kids yelling, playing, riding scooters/bikes, screaming, playing tennis & fussing in the middle of the streets although we have a designated playground. At times it’s almost impossible to get the kids to move in order to drive or park. I’ve also witness soccer balls coming into contact with parked cars. Kids intentionally leaving empty soda cans near residents’ garages. Oh, I can’t forget to mention there is rarely an adult present. Kids watching kids.Apparently we live on an ant hill. Ants are FLOODING out of every baseboard possible. From the kitchen, to the laundry closet, shower and bedroom closet. We’ve taken over as pest control since our request to have actual pest control stop by was “forgotten” about. & here we are, I woke up to ants coming from a whole new area. I dont know where to start, but I have spent over three years living in The Avenues at Shadow Creek Ranch. If it werent for all the changing variables in our world, I would stay longer. Either way, this place will always hold a special place for me. The team is stellar, and I am saying it because I have something to compare it to. I moved here from Michigan, and they are the only complex that ensures every aspect of my living experience has been taken care of. Bethany is a superb GM, and Rigo is a staple in the office. I love that they are dedicated to the community and always looking for ways to improve the living experience. I only regret that I cant see them more (Covid and the NEW Package Center ❤️changed that). I also cannot leave out the maintenance team. They are prompt, friendly, and professional. Typically they get whatever needs to be done in a day or less. They will even stay past their shift to fix a problem for a resident (happened personally). If you are looking for a place to call home, look no further.

I’ve lived in this complex for 2 years and it has been an excellent experience. Rigo is especially a sweetheart, very friendly and accommodating! I have moved a lot in the military and this place has been the best! The complex is surprisingly very quiet and I haven’t had any problems with the neighbors. They respond quickly with maintenance requests and go above and beyond to ensure the comfort of their residents. Thank you Avenues team for creating a wonderful environment to live!

I have been living at the avenues now since December 2018. In the Pearland area you will not find too many apartment communities that can compete with the avenues. The one praise that I can give this place among many is the maintenance staff they are very timely and respond very quickly to your needs. Management and the leasing agents are also very communicative with matters that may arise with the community. Bethany and her staff kept us informed while we experienced an ice storm which pretty much left us without water and lights for a period of time, yet they stayed on top of things and made sure we were informed through timeline responses. The grounds are also kept neat and trash free which is very professional and once again coincides with the maintenance and landscaping of the community, literally best I’ve came across in apartment living.

Mrs. Rhonda has been nothing short of a blessing to my family. We are moving from GA. to Texas. She has made this experience so easy, I could literally cry. My daughter lives in Texas, shes been touring properties for me, and it has been such a nightmare, unprofessional practices from other places.Mrs. Rhonda was truly an angel, very welcoming from the from the very first phone call. I applied on a Monday and was approved on Tuesday. I would give her 1000 stars if I could. I am beyond thankful and blessed to be a residence of such an amazing property!!

I lived in multiple states in the South East, the Avenues at Shadow Creek Ranch has been a great place to live. From Bethany the property manager to all of the other staff, I have to give 5 Stars to their committment on making this a great living experience. The property is kept clean, there is much communication from the staff, about the things that affect us as residents, keeping us in the loop. Any maintenance issues are also promptly taken care of. Avenues at Shadow Creek Ranch is a great place to live! The community is quite & clean, the apartments are beautiful and the leasing office staff is a great team thats very friendly and always willing to help. Ringo (I hope that I spelled his name correctly. Please forgive me if I didnt.) has exceeded my expectations, as a new arrival, by answering all of my questions with a pleasant attitude & patience and advising me of my next steps. Bethany and Kendall have been tremendously helpful as well. Bethany contacted the maintenance team and requested that they complete a couple of work orders asap. The maintenance team (great team) completed the work orders that same day! This is impressive! Kendall was the guide for my initial tour of the complex and Kendall guided me through the application and contract process. This is immensely appreciated!

Been living here for 5 months now and I have to say this is a fantastic place to live. Office staff is great to work with and very responsive. Community is kept clean and safe by their great groundskeepers. I couldnt be happier!

The staff is very warm and welcoming! Moving from out of state without personally seeing the unit myself, the staff has been more than willing to make sure I feel at home from afar. Sarah has been particularly helpful and has been bending over backwards to answer all of my questions in detail in a timely manner. She even recorded my unit for me very professionally and emailed me the video. Shes been helping me measure and make sure that my furniture will fit my new home. The location is prime, the schooling is great, the area is very safe and quiet with a strictly gated entrance that requires permission to enter. I cannot thank this team enough and feel so blessed to call Avenues my home!

This place is truly a hidden treasure! I was searching for apartments in the area and had honestly given up hope, when I came across Avenues At Shadow Creek. Aside from the location, floor plans and beautiful features in the units, it was the welcoming atmosphere provided by EVERY member of the staff that sold me! I am big on customer service and I can honestly say I have no complaints. I am looking to purchase a home in the next few years but have definitely found a place to settle, in the interim.

I am a previous resident and I can honestly say I loved LOVED loved living here. LOCATION!!! Close enough to the circus (DT Houston) but far enough for it to be quiet and calm. Just like I like it. Everything is literally down the road, shopping, food, entertainment EVERYTHING. The office staff is always friendly and assertive, but the real MVPs are the maintenance staff. My service request were always done quickly and right the first time. I miss it so much. Hope to be back one day. LEASE THE APARTMENT. You wont regret it.P.S. Rigo is amazing. If I was just rating him it would be 6 stars. Everything was great while I lived there; any issue I had was quickly resolved by the staff. Pre-covid they would have events pretty much every month. It’s a great place to live. However, I moved out in August and just received my deposit back in January. Originally they over doubled my last month’s utility bill and kept sending me a bill. Makes me wonder how many times before they overcharged me on utilities. After multiple calls and emails, I finally received my refund 6 months after moving out. I was also charged an extra $50 for carpet cleaning when I moved out with no explanation besides that is standard, the carpet was just as it was when I moved in.

Ive been living at Avenues at Shadow Creek for about 6 months. This is a great place to live. The environment feels safe, the residents are great, and the staff has been wonderful. They really care about the people that live here. They go out of their way to make you feel at home and comfortable. Ive had a couple of maintenance issues, like a dryer that quit, and the maintenance team fixed it the same day, in just a few hours. It is close to lots of shopping, but out of the way just enough to be quiet. Access to the Shadow Creek trail system is a plus as it has been great for running and biking. Shopping is within walking distance. I dont think I could find a better place to stay.

My mom has been living here for a year now and I’m truly impressed with the customer experience every time we stop by the office! Vernarda is one of the sweetest people I’ve come across, thanks for being patient with my mom!

Whenever I have to place a service request which is normally just to get my air filter replaced its done within 24 hours. I have never had a major problem with my apartment.Everyone is always friendly, they wear booties when they come into your apartment as not to mess up your rug and as of late because of Covid they wear their masks. All staff are very professional.I have nothing but good things to say about this management team and their employees!

I have been a resident at the Avenues since their opening and the Office Staff is Awesome,!!! GM Bethany E. Is always on top of keeping the property a top notch place to live BUT I must say that the Maintenance Crew is my All time favorite👍 I called the office at 4:01pm today because my Air Conditioner System read “disconnect with electricity”😮. As you know we are in triple digit heat readings at 103! Maintenance was here at 4:05pm correcting the problem!!! Thank You Guys for always answering the call whenever I need help, You Guys ROCK!!!!

Truthfully, this apartment is the best places i’ve lived and management makes it much more lovable. They go above and beyond to meet the needs of their residents and that is key! I had an incident with my dog, and they offered to purchase my puppy a cage. When my refrigerator went out, they gave me a gift card to BJ’s Steakhouse so that I could have dinner. Bethany, Rigo, and my new friend who sits in the front office are so friendly and welcoming. I always had issues with rude apartment managers but this team definitely proved me wrong! I wouldnt recommend these apartments to anyone. They were nice until they werent. Bethany is RUDE! Call corporate and they were just as nasty as she was. I have a few witnesses who heard her yell at me. One person who heard her yell at me was getting ready to move into these apartments and said NOPE and went elsewhere. The other heard her being nasty a DIFFERENT time and told us they have no idea how we stayed as long as we did. We knew a couple of neighbors that we still keep in touch with that had similar complaints as we did and they too are relieved that they no longer have to deal with these people. They throw charges on you, unprofessional, and NOTHING was ever fixed properly. I have so much to say but it would take me DAYS ... SERIOUSLY. I guess they are trying to revamp because if you go back some years on the reviews, there were a few one star reviews and had similar things to say. I THANK YAH for getting us out of this place because we went through hell with them the last couple of years. We are so happy and at peace now! All praises to THE MOST HIGH!

The Avenues at Shadow Creek Ranch is, by far, one of the best apartment complexes! We’ve lived here for just over a year and relocated from Orlando Florida. We weren’t terribly optimistic about moving to Texas, but Pearland is great and the Avenues provides a great place to live as you acclimate to the area. The amenities are wonderful for families and singles alike with an onsite gym (with access to a personal trainer), salt water pool, playground for your child, car detailing station, and great access to H288.We signed a lease without actually seeing the complex, or a unit, in-person and we’re glad we did! Rigo was fantastic from the start and the rest of the staff seem great. The units are a good size and, compared to Orlando, we get much more for the money here in Pearland. The avenues is located within walking distance to a Neighborhood Walmart, CVS, multiple restaurants, and a couple of gas stations. The location also gives you access to multiple walking/running paths (ie, sidewalks) through the local community.Although time hasn’t afforded us he opportunity to get to know other tenants, our neighbors seem nice and are mostly quiet. We were concerned about bad neighbors, but we haven’t experienced any issues so far and the units around us have experienced quite a bit of turnover in this short time.The only qualm I have about the complex is honestly not a management issue, but a community tenant issue. Most of the time, tenants seem to simply not care about how they place trash in/around the compactor area. This is no fault of the Avenues though as signs are placed and we get consistent reminders about the need to push trash into the compactor.2022 Edit/update: my family and I have moved on from this apartment to single family housing. Many of the multi family living complexes have much that can be learned from the Avenues at Shadow Creek Ranch team. The avenues provided us with a safe, clean, and accommodating please to live for 3 years and we will forever be grateful. We’ve experienced bad apartment living before and the Avenues could not have provided a more hospitable place for us to call our short-term home.

Great place to live, felt like living in a townhome! This is a family oriented property and also pet friendly! Any kind of maintenance issue that we ran into was taken care of the following day! It’s also a good location in terms of the proximity of all the restaurants and stores in the area. Definitely have no complaints about the Avenues, only reason why we’re leaving is we got a house :) thank you for a fantastic 3 years!

The Avenues at Shadow Creek is a lovely apartment community in Pearland! Located near major shopping/restaurants, within Alvin ISD, it is a brief commute to downtown Houston. The property is beautifully landscaped and well-maintained. A wide variety of apartment homes from one to three bedrooms is offered, most including a garage! Amenities include a pool and a gym with a trainer, available three times per week. Finally, the staff is very professional, caring, and always there to care for your needs. All in all, a great place to live!

The Avenues at Shadow Creek Ranch is an absolute amazing place! It is conveniently located just minutes away from a great shopping center, grocery stores, and some neat restaurants, you cannot go wrong with choosing this place as your next home. This is hands down the best apartment complex I have lived at thus far. I have lived at 4 different apartments prior and was never 110% satisfied as I am here at the Avenues.When I first moved in, I cleaned the entire place inside out and did not find a speck of dust. Even my toilet was sparkling clean (literally)! All my appliances were updated (stainless steel and modern) and everything was perfect. I was even greeted with a bottle of wine and two wine glasses! The complex really put a new meaning behind move-in ready!.It also feels SUPER safe - I see patrol cars on site and the gates havent malfunctioned. Maintenance is extremely prompt (next day service, even for the most trivial things). The area is quiet and everyone is friendly. I like the amenities (pool, grill, mail center, game room, car wash, hiking trails in the back of the complex, personal gym trainer!!, etc.).Also, I have lived in apartments with pest problems in the past even though pest control is part of the rent -- NOT HERE! Any bugs I have found in my garage are dead already. I also havent seen any bugs in my apartment since I moved in. Whatever pesticide they are using is working well!The apartment is also close to major shopping centers (Costco, Town Center, HEB, WalMart) without the hustle and bustle of traffic if you were to live further down Broadway St.The management team obviously cares deeply about the complex and their residents. They have 12 fun events for the residents per year and they know me by name. Any questions I have are answered promptly and they took the time to give me a tour on my move-in day to make sure I was nicely set up. They care so much that they actually place these spray things in each apartment room so it smells good when you move in. Their dedication to making this place feel like home is astounding.Shout out to Brandon, who helped me find a place to live here and makes me laugh every time I visit the office. He is hilarious and one of a kind!!! Rigo is also great! I love their sense of humor!

I am a happy and very satisfied resident at this complex. I love the fact that they do so much to keep the property looking its best. It feels so much like home. I have been here since 2016 and they have done so much improvement. I would recommend this place to anyone. The staff is very polite and genuine and will try to accommodate you on any way they can. This community is really a hidden gem in Pearland. The units are very modern as far as technology goes and the general design is both attractive and functional. The dog park on-site is really good quality and the staff is extremely responsive to requests. I enjoy living here both for the amenities and the location. They keep the grounds clean and well-kempt.

The Avenues at Shadow Creek Ranch is by far the best apartment complex in Pearland. My family and I looked around 5 different complexes in the 518 area, and the Avenues were the best hands down. Rigo was so helpful during our apartment hunt. We probably visited the complex 5 times before we finally signed the lease, and every time he was so helpful. Bethany went out of her way to help us get organize on move-in day, even though we moved in ahead of schedule. The staff is so friendly and helpful. You can tell they generally care about your well-being. The community is very quite at night and the close access to Pearland trail system is a major plus. I would highly recommend the community. I looooove my apartments. Ive been living here since March. I feel extremely safe and all of my neighbors are really friendly. Management is great and everyone in the front office is so willing help anyway possible. They have nice events for the residents often and I recently received an email about them offering personal training class for FREE! If youre looking for a home in Pearland this is defiently the place.

One of the best places Ive ever lived! The pool, fitness room and lounge area are all gorgeous. The staff are all great people helping to build an even better community in Pearland. Ive been here for 2 years now and have had ZERO issues, and I have ZERO complaints. This should absolutely be rated 5 stars!!!!

I just wanted to share how wonderful the staff is here, but especially the maintenance people. Today I submitted 2 requests at 7am approximately -- Not urgent, just an air filter replacement and bathroom tub caulking. I said it was no rush, when time permits. I always say No rush when time permits because I figure there are way more important things that may need their help.Isaias and Jose were at my door by 10am. I was super shocked, as I work from home, and figured it would be at least the afternoon or tomorrow. They were kind, professional and in and out in less than 10-12minutes. I happened to be on a conference call and was not disturbed at all. These two had smiles and were very professional.Resident of about 4 years.

Beautiful LUXURY style apartments. Apartments are super spacious with great amenities. They are also kept clean and quite. The staff is always amazing and attentive. Plus your in reach of some of the best food and all shopping Houston has to offer. TaShawna is a rockstar and together with Rigo you have an amazing team to lean on that make you feel like your speaking more with friends than leasing staff.

Brandon was an amazing leasing consultant when I toured. He detailed every aspect of the apartment and was very professional. The apartments are nice as well. Clean, quiet, and modern. Great experience all-around.

I’ve been at the avenues for a year. Hands down its the best managerial staff , maintenance team, and ground maintenance keeping. Everyone is friendly and the office is fair with al residents. It’s a very down to earth and peaceful atmosphere living here. I’d recommend The Avenues to anyone moving to pearland.

The apartments themselves are nice enough. However from the start, I’ve had nothing but issues from staff with lack of communication, lack of knowledge regarding their own policies, and the inability to perform even the simplest of tasks without mistakes. I don’t recommend living here, unfortunately the extremely poor move in experience has eclipsed any ability of my enjoying my home.

My husband and I absolutely LOVED this community. The apartments are beautiful. The customer services was remarkable and we felt very comfortable and welcomed by Mr. Heros! I Excellent customer service and amazing homes! Cant wait to call this place my home :)

Avenues at Shadow Creek Ranch has been nothing but amazing. They are so responsive when I submit work requests. The location is great and safety is no problem. The price is a little on the higher end but you literally get what you pay for here so I dont mind.

Since I have lived here, anytime we had any issue with our apartment maintenance has been quick to respond. The property management has also been quick to respond When we have had an issue they respected that we had been here for as long as we have and we have been good tenants and worked with us.

My experience today was great! Went to inquire about potential residency and was immediately greeted by Rhonda Jimenez. She was great. Took us on a tour of the community and I must say I was impressed!

I can’t say enough about how much I’ve enjoyed my stay. The office staff is extremely courteous/accommodating and the community is quiet & peaceful overall! 5 stars.

I have been living at this apartment complex for almost 7 months now and I absolutely love It! All of the leasing agents are amazing and I havent had any issues with them. They are like a family and really make you feel right at home even after you sign the lease unlike my old apartments who shall not be named.. cough, reserve at tranquility lakes.. cough.. cough, if you have any service request they are handled the same day. Parking is pretty good and I usually snag a spot right at my front door. Noise factor?? What Noise? These apartments are really quiet. The only noise I hear maybe fire trucks around holidays.. I assume someone in the neighborhood over probably burnt their barbeque.. The gym is 24/7 I believe.. And the game room is only business hours.. you have the option to pay rent online.. or you can get a money order from HEB.. you can get one from the neighborhood Wal-Mart. But they arent very people friendly in the Wal-Mart. They always assume a $100 basket of groceries in Pearland at that is suspicious in self check out. But if they knew how to bag properlyyy.!.. anyways. Great shopping near by.. except neighborhood walmart.. So far I havent witnessed any flooding.. no constant traffic through the apartments as the gates are always closed. 1 entrance 2 exits.. schools nearby if you have kids, day cares, fun places to take them also.. we have a karate class right on the next street 2234 if they like karate.. etc. Oh! And a salt water pool and drive thru for our mail.. And a car wash station in the back. 🤗😌

My perspective is that of a renter and a Real Estate professional:I was new to the Pearland area and my family grew by one (4 month baby). Most contracts request you provide a 60 day move out notice so I began my search for a bigger rental to call home. I came across this community and applied at the end of June (see receipt). I was instructed to visit Walmart for a money order, It seemed to be a smooth process and the former employee who assisted me was very pleasant to deal with. In August, closer to my move in date I noticed a lease was not received and I followed up on the item twice. I received the lease for review 8/16/2016 (ten days before my scheduled move in). Subsequently, I realized I would not be able to meet the move in date of 8/26/2017 with this community AND did NOT sign the lease. I called to inform them I would not be out of my apt in time and would not be able to move in as expected. I was told the managers (both assistant and property manager) were not in and would not be available to assist me with this matter until the following week, in essence, my account could not be closed out until the following week. I was told I would lose the app fee and admin fee which I was fine with and would get a call back to confirm my security deposit refund for NOT moving into the community. As mother nature would have it, my move out was also hindered by Hurricane Harvey making it impossible to move anywhere therefore I remained at the same apt I was wanting to move out of. As was everyone in Houston/ Pearland, we were hunkered down due to flooding and mandatory curfews which forced us to wait for the storm to pass. Side note: I kept up to date on road closures in Pearland (due to a link provided by Columns at Shadow Creek Ranch) and noticed Broadway (specifically in front of this community) was flooded and impassable From Kingsley to Kirby. Ive recently began unpacking and organizing my life which is why I called to request an update on the refund and was informed they will get to keep my $425 due to them holding the unit. So in retrospect, 1) a lease was never signed and ample time for review was not given, 2) natural disasters will not be seen as an unforseen event to allow for a refund to be issued, 3) security deposit was refundable until they called it a holding fee, 4) special provisions is setup to hurt the tenant. All in all, even if i wanted to move in Mother Nature laughed at my wants and only God knows why it pushed me into another property. My previous community, Columns at Shadow Creek Ranch were AMAZING during this trying time. They understood what was occurring and did not shove me, my husband and my baby out into chaos nor did they take advantage of a situation to take money from us. They worked with me and allowed me and my family time to move out AFTER the storm. I spoke with the Manager at the Avenues explained the timeline and requested a refund of my security deposit and as many property management companies do I was surprised with word play. She said it wasnt a security deposit unless I moved in and it became a hold fee. I wish they wouldve chosen those words prior to handing them any monies because I would have opted for an approval only, prior to delivering monies that did not need to be given. Mind you the $250 specifically says Security Deposit on their paperwork. Lastly, RED FLAG 2 & 3--- their Special Provisions stated if the tenant had a hardship, bought a home or lost their job and could not keep the lease and had to buy out of the lease aka break the lease they would charge $2000 fee PLUS a months rent in order to let you out of the lease AND if you delivered a late move out notice it was a $1000 insufficient notice penalty. If you like your hard earned money to be valued and properly handled beware who you give it to. I would suggest staying away from this community on these merits. I would give them no stars but the way this is setup you have to give them at least one star to share your review. Renters beware!

This is the best community to live in Pearland. The apt is spotless clean, great people in the office and beautiful landscape. Inside the house is luxurious and this place worths the value. I love it here. Very close to the mall. All stores and restaurants are within 5mins driv . Great job guy .

What an incredible place to live! The location is great; you have easy access to shopping, restaurants, grocery stores, and 288 all within minutes. Its a quiet, well-maintained, complex that I found to be extremely safe. The entire staff has also been wonderful!

I have been here for 2 years. I have never had a problem at all. I have never seen anyone hanging out or acting disruptive. This apartment complex is very quiet, and if you ever have a problem, the staff is right on it. I highly recommend this place.

Called to get a simple price for the apartments and spoke to Rigo. He was rude, smart talking and talking over me. They must not want tenants with employees like that answering the phone. Ill just skip this complex while searching for a new place.

Came in today to look at apartment before making my final decision . Young lady was the only one working after giving me quotes and going to get the keys to show me around other guest came in . She completely stoped to help everyone else. I was sitting for approximately 5 mins while she was giving family that came in after me quotes . I WILL NOT CONSIDER THIS PLACE TO LIVE .

Since I’ve lived here I haven’t really had any issues except for a fan in the bathroom but within the hour it was fixed. All staff are courteous and good at what they do!

On 8/2015 we went to The Avenue,met Rigo Zavala,showed us some available apartments.We then decided to lease unit 3106,has 3 beds,2 baths,2 car side by side garage,monthly lease $1829,move in date 9/8/2015.We paid $525 in cash quickly,no delay to show our seriousness,immediately provided them supporting documents.They sent electronic lease agreement,we signed it right away.No delay!Before moved in,2x I met Rigo to make sure that we didnt need more documents before moved in,he said everything was all set.Glad to hear that,I started packing everything up.SUDDENLY FUN BEGAN!On 9/1,Rigo called us,said that we COULD NOT move in to 3106 unit!The reason was the current tenant renewed the apartment,which was he said at first month to month.(Really?),then corrected they renewed it for one more year.He said they came to him for renewal ONE WEEK BEFORE we signed the lease agreement (was that possible?).He said that he FORGOT to put it in the system!(Really?)He then offered us another apartment which was more expensive,2 beds only!WHAT THE HECK IS GOING ON?We signed lease agreement,paid $525,kept asking him if he needed more documents,so excited to move in to the damn Avenue!Is that their standard practice?Offer downgrades to tenants,make them pay more after they themselves made mistakes?We went AUGUST,but now because of their MISTAKES,we had to accept more expensive SEPTEMBER price!When this happened,we asked Rigo Zavala to see manager Bethany Ehret.She came across as dont care,and even forced us to accept the downgrade for the same rent as 3106!She gave no apologies!How could corporate trust Bethany Ehret for the position of Property Manager?At this point we said we had ENOUGH !We want to make this VERY CLEAR!We committed ourselves to being there to the point,that we already had our current lease terminated!Now we end up hearing this,we literally HAD NO PLACE TO GO!They almost made us HOMELESS!Then we asked for full refund.At first they told us wed only get back $525 minus the application fees or $350.YOU made the mistake not us,now you want to hold back the application fees?Since we were not at fault we wanted our $525,after debates,she finally agreed.Rigo Zavala said that it will take 30 days to get refund from corporate.On 9/17,called him asking for status of $525,because since 9/1-9/17 (MORE THAN 2 WEEKS!),still we had not gotten our money yet!He said that he has already called me (really?),that I called him back (really?),that he called to my cell that had been deactivated after we moved to Texas last year? What kind of lie was that?As we didnt have enough inconsistency already,Rigo didnt give complete address to corporate.We were very much deeply disappointed,upset with Rigo Zavala for screwing up everything,not doing job professionally.We had no other option but sent emails to Mr Dvorhees and Mr Peter Engleman.They sent Mr Richard to solve the issue.Per conversations with him,we had arranged that someone from The Avenues staff would bring check to us.Mr Richard even flew in from out of town to tell them personally what we agreed on.Bringing the check was the least that they could do.We had done so much to comply with their requirements!Forget all of that!Rigo Zavala and Bethany Ehret REFUSED to bring us the check,as directed by Mr. Richard.Rigo Zavala told us that he had our check,we have to go there to pick it up,if we didnt wed have to wait for another week because he would mail it to us.WHAT!At this point,we had enough of getting ABUSED and almost getting THROWN OUT onto the street.We called Police,had them witnessed the exchange of check.When Bethany Ehret seen me there with Police,she turned to Shauna,said Great minds think alike.What was that supposed to mean?Did it mean that if they brought the check to us they would call police on us?WATCH OUT for Rigo Zavala and Bethany Ehret!DO NOT TRUST THEM!If I COULD GIVE 10 MINUS STARS,I WOULD!All we got from them was inaccurate information,arrogant attitude,abused, thrown out onto the street, and police!STAY AWAY FROM THEM!!!

Dont look anywhere else! Its worth the price you pay to have a peaceful place to live with lots of luxuries you wont find anywhere else. Its a huge plus to have staff that cares and appreciates their tenants!
