Elan Shadow Creek Ranch

I absolutely loveeee living at Elan Shadow Creek. I was skeptical at first due to past reviews however The new Manager Gabby Gilbert insured me that I would have no problems . I’ve been here almost a year and I’ve had no problems! Gabby is a great property manager! She’s very prompt and professional. She spoils us residents with all sorts of things . Movie nights on the law with every snack you can imagine, taco nights with margaritas , brunch on certain Saturdays and lots more. I love it here ❤️ The property is well kept , I feel super safe living here. They even have on-site security at night. If I ever have any issues in my apartment maintenance is on it quickly “which I appreciate” The maintenance man Ronald McNeil is awesome. He’s incredibly responsive, professional, and goes above and beyond to make sure everything is done right. Having such a dedicated staff really makes a difference in feeling at home here. Elan Shadow Creek is definitely 5 stars .

Customer service. Awful. Even the new people they have there are probably worse. I went to the office to get my rent amount because we no longer have online access for that at the moment, she gave me the info and I asked if she could write it on a piece of paper for me so I wouldn’t forget the amount, her response was she had no paper. There was paper on the desk from a notebook I pointed out and she said that wasn’t hers. Then she said for me to just write it on my hand. I convinced her to tear a small piece of paper from that notebook and I’ll write it. She definitely had an attitude to where she just didn’t want to be there. She was more attentive to her computer screen than on me. Online shopping I guess. Also, their WiFi goes out often. So, if you work from home or depend on WiFi for streaming content like movies and tv shows this is a no go for you trust me. The apartments are nice and I personally haven’t had any bad experiences with their maintenance personnel. They are good. I would just recommend better communication, such as, calling/texting/emailing before showing up. And as for the front office personnel, they 110% need to be more active and better with communication. Communication is horrible. With storms or internet outages you’ll eventually get those, but there have been times when something changed and I wasn’t told about it. I think they’re doing a better job of it now but they still need to make sure that it’s not just the big things that need to be shared and communicated, it’s also the small things and any changes whether minor or big it all needs to be communicated with the residents. Sending a mass email is not a hard process. Just think twice before considering this place to live at. Ask questions. Good luck.

I cant say enough good things about my experience with Kingsley! The staff went above and beyond to make sure I had everything I needed, and they were incredibly responsive throughout. Truly the best leasing experience I’ve had!

I first flew in from Dallas in March to tour these apartments in person. Veronica assisted me & went over and beyond to exceed my expectations. I looked at several properties, including luxury downtown high rises. I was so impressed by ELAN that I decided to lease here. Gabby was very thorough in addressing all of my questions & concerns as well. Dawn was pleasant on the phone & they all were professional. I have been in my new unit for a week now and am very pleased thus far. I highly recommend this upscale modern community!!!

This was a great property. It was just a little too expensive for us, if you’re looking for a secure location this is definitely where you wanna be!!The front staff was very polite and very helpful!!

Nothing but great things to say about this community! Veronica at the front office was super inviting and helpful during the tour. After applying, she made sure to stay in contact with me along the entire application and move in process. Very professional! The apartment was spotless upon move in. I put in a few maintenance requests and the very next day they were here to fix them! Hands down best experience with an apartment complex.

This property is amazing!The units are beautiful and spacious and very well maintained.Veronica, Dawn and Gabby in the office are the most professional, attentive, and caring staff Ive ever encountered. They seem to truly value me as a resident!The maintenance staff are also extremely professional. Francisco and Mark are always very kind and answer all my questions. They are fast and clean up after themselves everytime.The greenspace, grill areas and pool are all maintained well and a nice bonus to living here.Overall, I rate this property a 9.8

Elan Shadow Creek has been the perfect haven for my little family and I post a move from the upper Midwest. The staff is wonderful, the property is clean, and the maintenance team is responsive. The amenities are 2nd to none. The swimming pool is very nice and the gym is accessible 24 hours a day. I personally enjoy the two Pelotons they have available.

My spouse & I moved-in during May of this year. Our experience with this complex has been amazing to say the least ! Not only are the management team courteous & quick with responses, they take the time to make sure residents are happy on the property. Maintenance is also very quick with responding to repairs & keeping the complex clean ( major problem with our last complex) I overall would recommend Elan at shadow creek to any of my family or friends looking for apartments ❤️

As my husband & I walked into the property’s front office on 12/23/23, we were not greeted by the agent whom was outside her office with another person. As we stood there for a few minutes max, the office agent finally said “can I help you?” We told her we interested in viewing the 2 bed 2 bath. She gave us an uninviting look and told us to have a seat. She left out of the office. Once she left, we came to the conclusion that if the atmosphere is like this upon entry with potential leasers, we’re sure it’ll be even worse if we decided to move in. We immediately left with no hesitation. I advise for this property to better vet who they hire as potential business immediately walks out the door from terrible service!

I have lived at Elan Shadow Creek for 3 months and I am so happy with my decision. I have lived in Pearland for a few years so I was so happy to see this new community come to our area. The property is beautiful and always clean. The finishes inside my unit are gorgeous and Ive met some wonderful neighbors. Maintenance request are completed quickly and the office team is so nice and helpful. Ive truly had a positive experience from the moment I toured and it continues to just get better.

RENTER BEWARE!! Do NOT rent here! It’s not safe!! Not only will your car be broken into weekly, and your car tires will be removed, but you will receive HORRIBLE service from the rude, idiotic assistant manager, Dawn. Dawn is so RUDE with how she speaks to residents, especially when the property manager is not around. She can barely run the place and thinks it’s acceptable to express her frustration with residents, which can be heard in her tone. This has happened on multiple occasions. Never again will I rent here and advise everyone to leave like the rest of us have.

Gabriella has been so helpful since my move in. I have no complaints! Best apartment complex’s I’ve stayed in while I was in Texas.

Wish I Could Leave ZERO STARS. Stayed here for over a year , maintained went in my property without me being there , even after I told them not too . Then my wife’s earring came up missing around the same time and the office did nothing . We’ve had our wheels taking off our car on the property(they don’t pay for anything it’s your own fault) when we moved out they charged us double rent because they said we didn’t send a 60 day notice ( which we did) and we showed them proof and they told us it’s not in there hand anymore even tho they made the mistake. ( also if your dog is a service dog they will let you move in but half way through the lease they will tell you you have an unregistered dog on the premises and will tell you to get rid of the animal or face eviction

I moved into Elan Shadow Creek in July and can honestly says it has been fantastic. There are several police officers in the complex and it feel extremely safe. It is quiet at night and maintenance such as Chris are very helpful and quick when a request is submitted. I have had the pleasure of being helped by Julie, Pria, and Veronica. All ladies have been extremely helpful and kind in every need we have come across. Excellent team and excellent care.

Stayed here for a year. It’s a new apt so we thought it would be ok even with the expensive rent of 1600 for one bedroom. We rented one apt at first on second floor. Noise was unbearable we made a lot of complaints and nothing working, so we asked for a transfer and at last we could move to an apt to the 3rd floor. The walls and roof are paper thin so you can hear when someone walk or talk, cockroach are infesting everywhere in the apt we had to seal many places and even then they keep coming and very huge. There was also a huge ants infestation as well until they decided to do pest control after all the residents complained. It’s not safe and many cars been stolen from. Very noisy especially at night. Neighbor dogs are not in Leash and I have to wait until they leave so I get out of my apt. The apt is always smell like dust and paint for some reason and never fades away and it hurts your lungs. Ac broke couple of time due to built up water. Whoever engineered the AC and the walls needs to get his license revoked. The dryer also broke as well and it took a week for anyone to come.Overall don’t come here it’s expensive and u won’t get ur money worth there are cheaper and much nicer apts out there.

Truly one of the best places Ive ever lived. Not only is it a gorgeous property but the staff are nothing short of miracle workers. My maintenance requests are completed within 24 hours (Ive made one in the month Ive lived here only to adjust the heat on the water heater) and Chris is a delight. They are all very kind. Julie has taken such good care of me, getting me moved in and making sure everything is meeting my standards. Veronica has answered all my questions with a smile. Both ladies have gone above and beyond to make living here the best experience for everyone. They form genuine relationships with the residents and thatd really nice to be part of.

I relocated to TX, and got an apartment here without visiting it in-person (my bad). While Elan offers a comfortable living space, it comes at a higher cost when compared to competitors in the area. In my experience, I noticed a strict adherence to policies. While rules are important, some flexibility can greatly enhance resident experience. Lastly, I was surprised to find charges for wristbands I never received. This was a frustrating experience. Consider these points when making your decision. Its worth weighing the pros and cons.

I recently moved into Elan Shadow Creek Ranch and I love it. Veronica helped me through the entire leasing and moving experience and made everything super easy. The complex is always clean and inviting. They’re a several friendly neighbors. Overall I am exceptionally pleased with my experience and I am very happy to call Elan Shadow Creek my new home!

The location is great. Its clean and peaceful, but not at Elan Shadow Creek Ranch. The maintenance man are unprofessional they dont do the request appropriately. Theres only one female in the leasing office that has a habit of being polite but at the same time two faced when she think nobody is around hearing her conversation. Anybody can come in and out of the complex. Theres no cameras on the property besides by the gates. We always had ants and roaches and other things in the apartment. It takes them weeks to respond to a maintenance request. I only been living there since August and I literally witness six vehicles or more being broken into or tires being stolen. They expect you to pay $2,000 plus from one bedroom. They act concerned when they really not. Theres a fugitive hiding in a complex that they dont even know nothing about but he still living there when hes not supposed to be at the property. The walls are thin you can hear your neighbors their dogs water etc. In my opinion this is a overpriced apartment complex for cheap materials.

I moved in the beginning of November and I have to say the maintenance staff are amazing, as well as the leasing staff. The community itself it’s very well maintained. I enjoyed the residence events I attended so far. At the time of my move in Veronica made my process smooth. I would definitely refer family and friends.

My partner and I just moved in about 2 weeks ago. This property is so beautiful and the amenities are top tier. It’s so peaceful and all of the neighbors I’ve connected with so far are the sweetest. I love that there are amenities for the pups as well. I really love it here so far.

Awesome Staff! I relocated from another state. The application and move in process was very smooth and the interior apartments are stunning, love the finishes and the gridle. I have a weakness for gas cooktop and high ceilings. Also, I want to mention that I like the fact that each stairwell only leads to 4 apartments per floor which makes it more private compared to buildings that have a long hallways.

First impressions are everything. Soon as my fiancé and I walked through the door you could see the staffs facial expressions change. We were definitely judged based upon our appearance. Leasing consultant did not make conversation and was very blunt throughout the tour. Gave off an impression of “ oh they can’t afford it here, let me hurry and get done with them” . Property itself was beautiful and the floor plans they had were spacious, but office staff means a lot when choosing your home.

Elan is one of the best apartment complexes I’ve ever stayed at with upscale amenities like free EV charging, Huge fountain/play area among many and a well maintained property overall.You can ignore the few negative reviews about the auto vehicle tires related crime as it’s the most common in Houston and since the initial issue the management team increased the security with a night patrol guard and a on-community resident police officer. The leasing office team is very responsive and my maintenance requests were typically resolved within a day. There were several free breakfast/lunch/dinner for the residents, thanksgiving was the best as the food was home cooked by the property management team itself. Also, they’re very understanding about any issues or concerns.Loved my stay and appreciate the service from Julie and Priya from the leasing office!

I’ve been living here for about 5 months now, and it has been a great experience! the apartments are very nice with a beautiful view. The staff is very friendly, Veronica did a great job answering all my questions, and helping out with getting everything set up. I highly recommend joining the community

Julie the manager, Kat the assistant manager have made my experience moving in unbelievably smooth and easy. They have been very accommodating and they seem never bothered to help with any issues. I haven’t lived in a apartment for many years and I was a bit nervous about apartment living after I sold my house. All of my anxiety has been put to rest! This is a beautiful property and they have the right staff to manage it. Always greeted with a welcoming smile and Ally’s smile is probably the biggest!! Julie and her staff has made this property in my opinion one of the Best in Pearland! Can’t wait until the finished product. So exciting to see it all slowly come together!!

I am a current resident here at Elan and I must say it’s been a great experience. Their timely and friendly response to all concerns is a pleasure to have. The events here make my stay much more enjoyable & make me feel like I’m apart of something great. The grounds and facilities are kept clean every day by friendly courteous workers. Huge shoutout to Veronica who was very helpful and provided a great service! I love my time here and definitely recommend it to others!

Ive been living at Elan Shadow Creek for over a year. Its a 1B1B unit that costs over $1800 per month, which frankly isnt worth it. The most frustrating thing is that there are plumbing issues in the entirety of Building 8, with sounds of water dripping on the ceiling every day that are extremely loud. This has significantly impacted my sleep. Ive filed maintenance requests three times and each time someone comes to have a look, they say theres nothing they can do. Furthermore, the apartment has very poor sound insulation; the walls are as thin as paper. I can hear the footsteps from upstairs, flushing noises, and even the conversations of my next-door neighbors. The pest control is also poor, with cockroaches and ants frequently found in my apartment. They claim to have done pest control, but there are still bugs. The floor becomes uneven after a while of living here. There was also an incident where someones car tires were stolen. In summary, there are all sorts of issues here. Its definitely not worth the high rent.

I was stationed in Germany and the house that I was supposed to move into fell through the week I was leaving ( I know absolutely nothing about the Texas or Houston area) Someone I ran into sent me a list of apartments and I came across this one amazing complex. I was given a tour and did not want to leave without submitting an application (I was exhausted staying in different hotels when I arrived) I was approved and went back to the office the next working day. Due to apartments doing utilities and rent differently than what I am accustomed to, the ladies at leasing office walked me through setting everything up and managed to expedite my move-in date. Today makes the start of week 3 since I have been here and the staff is so awesome for taking the time to help me get adjusted. I could not ask for a better complex to move into while getting adjusted to my new life in Houston. Thank you guys for all your hard work!! xoxo Zo

I wish there was an option to give this Apartment complex 0 stars. After living here for one year I would have to say this is one of the worst place that I have ever stayed in. The walls are thin to the point where you can hear conversations, cabinets closing and doors being slammed. The management are rude and disrespectful, the gate app takes FOREVER to connect and open, and the worst thing about this place is the tents can be super loud. I have complained to manager multiple times and so far they have done absolutely nothing. Apartments like this should not even be over 1400 per month. Especially if it doesn’t have an elevator. So many frogs, bugs and spiders every step I take. I am not trying to over exaggerate on this review but I just can’t help it.

I moved into the complex in October and have been satisfied with the level of service that is provided. Whenever I go into the leasing office, I get nothing but great help from Dora and the leasing staff. Dora is so willing to answer any questions and help in any way possible. If I need to put in maintenance requests, they respond in a timely manner to resolve the issue. Great amenities as well in the complex!

Beautiful property with a unique creek running through the community!

This apartment does not make everyone follow the rules and they racially profile. There have been several tenants with guests at the pool, in the gym and utilizing the grills. As soon as my black adult children come to visit, they were asked to leave the gym because they are not on the lease. If this is the rule, please make sure all tenants are held to the same standards. You should not pick and choose when and to whom to enforce the rules Julie. Since I moved in 8 months ago, I have had problems with getting my concerns, regarding excessive noise, addressed and then my family from out of town gets humiliated and disrespected. FABULOUS CUSTOMER SERVICE ELAN SHADOW CREEK.

I toured the property with Priya, and she was beyond helpful. She was so sweet and energetic. The apartments are really nice. It’s brand new, and they made them beautifully. The grounds are clean, there is ample parking, and priya shared with me that they have tons of community events. It seems like not only the property is good, but the people that run the place are awesome as well.

I lived for a year and my experience was great overall. The Maintenance Department was great at what they do and communicated with us if we had to wait around for parts etc. I enjoy how the property maintains the grounds clean and kept up with it every day.

We are living in Elan Shadow Creek more than a month now, it is cosy with very nice amenities, neighbours are cool, house is almost brand new, everything works perfectly and if something broken, maintenance team arrives immediately, also Lease office doing great job, thank you guys, keep up the good work

My experience as a resident has been good. Enjoying my apartment, amenities, and the resident events held at the club house. Clean environment. Safety was an issue but the complex immediately came up with ways for safety precautions.

Hello. I am a current resident at Elan. The apartment community is well maintained and clean. My leasing process went smooth with the management, specially Eric and Dora and other staff. They are very friendly and quick with any questions or concerns. Definitely recommended.

The complex is beautiful and is located near everything I need. Veronica is the leasing agent that worked with me during the move-in process. She was very helpful and knowledgeable, and kept me updated during the process. She made this entire experience awesome!

Dora is an amazing Apartment Manager!! Along with each team member in the leasing office! When I visit the office I’m greeted professionally, with a smile and receive quick answers to my questions. I’d pick 6 stars if I could. I recommend anyone to visit & lease at this community.

My apartment is comfortable and beautiful but I’m so very disturbed that I haven’t been here a full two weeks and my friend and I have killed four cockroaches. It gives me anxiety because I have to ease around my own place for fear of seeing, grabbing or stepping on a damn cockroach.

1)When we first moved in, our AC did not work. After multiple requests, they finally mixed 4 weeks later.2) Random people from off the street come and use our pool during the summer. It got so bad a 30 person party was thrown at our pool. No one who was at the party lived at our complex. The pool party was so bad the police were called due to underage drinking. One girl had to get her stomach pumped. They said they were going to get pool wrist bands back in June, but they still have not arrived. They said they would fix the locks and make the gate around the pool taller. Those things were not done. The pool party happened in August.3) The tvs at the pool brake all the time. It takes up to two weeks for them to get fixed.4) I believe it was 8 cars that had their tires and rims stolen in 4 days total. They got nightly security to watched after the place. He does not have anything on him, but a cellphone. We asked for more lighting throughout the apartment and they never did that. They have a meeting about the cars, but nothing was done.5) A car got stolen about a month after the tires and rims got stolen. We had the nightly security officer by then. They locked the back two gates. A month before that they said they could not lock the back gates because of the fire department.6) The wifi goes out all the time. It happened so many times in Sept and Oct. it was hard to get done any work because of it. This problem is a continuous event. They want you to call the wifi company and not them. The wifi sucks with downloading video games. Our wifi goes out at least once a month.7) They messed up on billing two months in a row.8) People leave there trash bins outside passed the 9am rule.9) A couple of weeks ago, a man at 5:30am told me multiple times that he could see me naked and he really enjoyed it. My blinds were closed. They are always closed. He also asked me on a date at the end.10) We have mice. They just found four holes in our apartment. Three in the kitchen and one in the bathroom. All they did was patch it back up. They did not kill any mice. They fixed the problem after two weeks. They had to bring in two different rodent companies to fix the problem. They did give us a little bit of money for our troubles, but corporate did not want to do that in the first place.11) It is a non-smoking complex unless vape pens, go to the pool. People will be smoking and are not allowed too. They will even smoke weed.12) Multiple people thinks it is okay to bring glass in the pool area against the complexs rules.13) Multiple people do not watch there kids when they are in the pool. Some parents do not even come to the pool to watch there kids. Half of the time the kids do not know how to swim either. This is a very big safety problem. People need to watch there kids if you let your young kid in the pool.14) They have not done the proper cleaning on the ACs. So our AC has done out because of that.15) We just found mice in our apartment for a second time!!16) The some of the gym lights have been out for months.

Elan Shadow Creek has allowed me to experience several things.Number 1: The amenities at this property helps me to relax and enjoy my down time after a week of work. This is a must for me.Number 2: I love the staff on site! Julie was the consultant that help us and she was on point and kept us abreast of everything we needed to make sure our move was smooth and on point...oh and by the way she always did it with class and a smile. This got rid of a lot of stress.Number 3: The location is super convenient and allows me to travel back and forth to the city without much traffic and delay.Overall, Elan Shadow Creek Ranch is a great community and I highly recommend the experience.

I currently live here and I have since June. I moved from the Columns across the street and honestly wish I would have stayed. I did not have any issues there. Since I’ve lived here, I’ve had ants and roach issues which took forever to get rid of, constant internet outages from white sky the provider that we pay for with our rent to use and several safety problems. The internet outages also can last for HOURS! One time, it lasted for about 12 hours. We received a message from management to go use the free wifi at Starbucks! I can’t understand why it’s been so many safety issues here. I lived at the columns for years which is a community double the size and never experienced the amount of theft I’ve seen here. The communication about theft and the gates has not been the best. Safety is a number one concern for me. It doesn’t make sense to me why theft is still occurring when we now have Pearland PD patrolling, a security guard at night and a courtesy officer. It just doesn’t make any sense. The sidewalks are always a muddy mess between the rain and the sprinkler systems. I do not enjoy living here and honestly don’t see myself renewing my lease when the time comes. The pros are it’s new, close to work and typically have community events.

Stopped by and got a chance to see the apartment. Very nice and looked clean better than other apartments in the area. Veronica was very helpful and courteous answered questions I had. Would highly recommend to my friends about these nice apartments.

Location. Location. Location!!Elan Shadow Creek is a wonderful place to live and is very laid back. Julie and her staff do an amazing job and I’m very thankful for them. The grounds are pristine and I love all the green space and first class amenities!

My sister and I visited the community today. The apartment we are interested in was new, modern style and the gas range was a plus. Veronica in the leasing office was very nice and very helpful, we would recommend people here!

0/10 would not recommendI’ve been here for 60 days now & living here has been a constant headache. Here are a few of my biggest complaints:Move-in: The leasing office was inadequately prepared. My move in appointment time came & went. Apartment key fobs weren’t programmed nor were gate tags. The A/C in my unit wasn’t working. Can you imagine moving in Houston at the hottest time of the year & your new apartment is 90 degrees at 10 AM?!?! The welcome gift that included chocolate was melted & leaking out the box. It was also apparent there wasn’t a proper turnover inspection or cleaning done beforehand. The unit had several small bugs littered throughout, the toilet was not clean at all, & the water smelled of eggs/sulfur. There were also some make ready items that took numerous requests before they were addressed weeks later. The ongoing excuse at the time was “we’re short-staffed”. The manager did offer a small gift card for the inconvenience.Theft: My wheels and tires were stolen from my car along with 4-5 other people on 9/13/22. 2-3 days later more wheels & tires were stolen. The south gate is frequently broken and/or left open. The property states to have hired a patrol service.Internet service: The mandatory internet is extremely unreliable especially if you work from home. The internet has been out 4 times for substantial amounts of time. Last week the internet went out around 8 PM on Thursday & wasn’t restored until 2 PM Friday so 16 hours total. It is now out again (9-27-22) since approx. 2 PM & hasn’t been restored yet as of 6 AM 9-28-22 (16 hours & counting). The ISP, Whitesky, is never able to provide ETAs on outages either. Completely unacceptable & not worth the money.Billing: The utilities billing hasn’t been correct. Pest control & trash continue to be billed current & in arrears instead of just simply in arrears therefore causing double billing.Other things to note: Mail carriers just leave packages on the floor in the mail room. Trash cans are left outside all day every day despite the valet trash schedule. There were maggots dropping from a resident’s trashcan a couple weeks ago. Dog poop is always scattered throughout the community.Pros: New construction. Location.

When I say don’t move here. Do not move here. My shower has been COLD for months!!!! I get random bugs crawling around. I have a cleaning lady. She just came 2 days ago. This is crazy I hate it here. I have no many maintenance requests about my cold water…… I WANT TO LEAVE !!! 1700 FOR COLD SHOWERS ARE INSANE!!!!

Elan shadow creek is a very beautiful community, well kept and very close to downtown Houston. Julie is amazing, very knowledgeable, and has the best customer service, she takes care of her residents and the property looks great!!

Nice apartments, the staff are welcoming and attentive to any matters or questions all the girls are welcoming Veronica helped me she was great. If you are thinking about you should go for it the apartment it self luxurious and new.

Avoid! Roach and bugs problem, very bad security threat as people have had wheels and their entire vehicles stolen and they don’t seem to care. The internet is White Sky which is awful and goes out for hours at a time to which they don’t seem to have interest in replacing. The gates never work and now we can’t even use the back gate because of the security risks. The sidewalks are constantly dirty as well with mud. Very disappointing experience so far.

I have lived here 6 months now and love the property. The office staff…Priya & Julie are wonderful! Everyone has always been responsive and helpful. I love the events and food trucks they being in almost every month.

This was a very nice property. Veronica in the leasing office was very nice and helpful. I like properties that really care for their residents. The leasing office likes to host events for residents. Looking forward to moving in.

The absolute worst place I’ve ever lived in. Not sure what is more common, to get your car stolen/broken into or the wifi going out. These things basically happen weekly. I don’t think Batman himself could stop all the break ins that happenI’ve lived here for 6 months and they basically kept the back gates open the entire time.They claim to have “courtesy” officer, but it’s just a cop who lives in the apartment. They are not watching or patrolling the apartment complex.It is impossible to work from home since the internet is less reliable than David Mills leading the Houston Texans to a Win. I’ve actually started working in the office again to not even worry if I’ll have internet that day.Can’t wait until my lease is done

Loved the apartments. My wife and I did a blind lease and was so amazed! Staff was amazing! We are looking forward to being part of the community! From pulling into the lot to touring the apartment complex. Amazing.

Do not move here, bad customer service and mangement. They are super rude and never pick up phones during the day. They over charge for everything, noisy, and walls are super thin,, horrible living there! The leasing mangement is not professional.

I went by today looking for a new apartment. I was help by Veronica she was very helpful and nice. The apartments she showed were very clean and the amenities seemed to fit what I am looking for. I look forward to living here.

I went for a tour. There isnt much to see as they are still building out a lot of areas. Clubhouse is gorgeous and extremely spacious!! I saw the B1 model and a B2 vacant unit. Everything inside is very nice!! Very posh, modern, and lovely interior design styles. I will probably come back once its fully operational to see everything.Parking- not assigned but you can purchase a covered spot or detached garage.Location- its on the far west side of Pearland. The new library will open soon down the street and there is a park across the road and sportsplex.

We moved in a couple of months ago and they keep promising that the pool and grill area would be open. However every week they continue to say that they will have it open for us. We spoke to management and they were extremely rude and unhelpful saying she would send us a fine if we cooked our food on the grill. The Manger was so unhelpful and rude I was in disbelief that they would higher someone to take a position like this who would make false promises that things will be open and when I come to use it get threatened with a fine and kicked out.

Gabby, the new manager is very responsive and responsible in resolving community issues. The apartment community is improving ever since she took over.

I can’t sing enough praises about this complex!the units are absolutely beautiful,they do a great job about keeping the place clean,we have onsite police living in the complex,every single person in the leasing office is respectful and always ready to address any concern and maintenance is on top of their game..I’ve paid more in other places and nothing comes close to Elan!good job to everyone responsible for making this place as awesome as it is

I can hear my upstairs neighbors stomp around, slam doors and cabinets and drag furniture all day and night. I have to turn my television up to try and down it out. My dog barks because it sounds like they will fall through the ceiling. I have complained over 5 times and nothing. I pay almost $2000 to be uncomfortable in my own home. Dont move here you will regret it.

Property uses WhiteSky Internet and its horrible.It is the only option, and absolutely terrible. Spontaneous outages for seconds and unreliable connection have been common.If you work, study, or like to use any electronics at home you should reconsider.CONSTANT OUTAGES!!!!!!!!!!!!!————————————————————————-Update:The move out process was easy.

Too expensive for apartments.I tried calling the number on their response, and there was no answer. For a place that charges in the $2000s and up a month for rent, they should at least have an answering service.I stand by what I said, $2600 a month for a 2 bedroom apartment is way too expensive. I dont care how nice or new they are.

I love how calm and focus I can be in the community. Staff, amenities and the units itself are top notch. I feel save to walk around. Location wise, is in a great spot.

I visited the property and fell in love with the apartment complex right away from the cleanliness, top of the line ammenities, pool and specially Veronica leasing agent that gave us a great tour and information.

Ive been living here since 6/15/22 and Im very comfortable thanks to the leasing Agent Veronica making the process quick and easy I was able to move in as soon as possible, very pleased with my apartment

Me and my hubby just moved here and It Is by far the best decision we have ever made we live on the 3rd floor it was a rough move but It was well worth it, the leasing office was sweet and it was a very smooth the transition we love It, If I was you I would Apply before there all sold out ❤️❤️.

The manager is a thief. We were charged 1,900 months after we had moved out claiming we failed to give a move out notice which is a lie and I have all the proof

I’ve been living at Kingsley Shadow Creek Apartments in Pearland for over a year now, and I couldnt be happier with my experience. The property is always clean, well-maintained, and peaceful—its truly a great place to call home. One of the biggest highlights for me has been the new management that took over a month ago, and the incredible property manager Erin. she has been nothing short of amazing. She’s always friendly, approachable, and willing to go the extra mile to ensure that residents are taken care of. Whether it’s answering questions, handling maintenance requests, or making sure everything runs smoothly, she does it all with a smile. It’s rare to find a community where management genuinely cares about the residents, and at Kingsley Shadow Creek, it really shows. I’m so glad I chose to live here and would highly recommend it to anyone looking for a great place to live in Pearland!

I hate giving 1 star reviews but I’ll have to give one this time. I toured this property and my tour was fine nothing stood out. I was helped by Devin he was nice however after I applied that’s when things took a turn. I was approved but I was informed a young lady who works there that my income was not sufficient for the property. Mind you I make more than enough that equals the requirements for the rent. Later when I called back the young lady I can’t remember her name said she made a mistake and I was good and I was approved and had nothing to worry about. I informed her I may have been interested in viewing the other 2 bdrm floor plan and I would stop by the following day. I came by the next day which was Sunday 3/3 when I arrived a young lady helped me tour the other floor plan to see if I like it. I asked her to check into discrepancy about the application and she flat out told me she didn’t know and I needed to ask Devin when he came back to work. “Red Flag” Never tell a potential renter you don’t know. You want inform you are willing to find out. I asked for her leave a note for Devin to reach out to me on Monday 3/4 to provide me with an update and I left. Monday,Tuesday, and its now Wednesday and no one has contacted me to follow up or anything. I applied at the Ivy lofts near by who rent is higher so it’s apparent I make enough to get approved and my experience was pleasant approved in 48hrs. Thank you for lack of and poor communication and no follow up.

As a current resident of Kingsley at Shadow Creek Ranch, I want to express my ongoing disappointment with the new management team. Our previous manager, Gabby, and her team were consistently pleasant, helpful, and understanding. Unfortunately, my experience with the new team has been quite the opposite.Specifically, Karina, the new assistant manager, has been less than welcoming and often makes comments that come across as disrespectful—without any sense of accountability or apology. This shift in management has significantly impacted the community atmosphere, and it is disheartening to see the decline.I am counting down the months until my lease ends, as this community is not what it once was. Whatever changes occurred with the transition from Greystar, residents should not have to bear the consequences of a poorly executed takeover. I hope improvements are made for the sake of those who remain.Best,Tiffiney
