Living at The Retreat at Shadow Creek, managed by Greystar, has been one of the most frustrating experiences of my life. After Hurricane Beryl caused extensive damage to my balcony months ago, I immediately reported the issue. Despite numerous follow-ups, management left me living with a severely damaged and unsafe balcony for months with no updates or action.The situation escalated recently when a piece of the damaged balcony fell and nearly hit my nephew. Even after reporting this serious safety risk, the management team denied my request to terminate my lease, forcing me to remain in unsafe living conditions. To make matters worse, they waited until now—months later—to start minor repairs, with no clear resolution in sight.As a tenant, I feel completely disregarded and disrespected. Greystar’s inability to prioritize tenant safety and their lack of communication are unacceptable. If you’re considering a Greystar-managed property, I would strongly advise looking elsewhere.
Similar to another comment I saw, my apartment experienced damage from Hurricane Beryl that has still not been resolved over 6 months later. The damage resulted in water leaking into my bedroom through the walls AND coming up from the carpet. I had a 3 foot section of dry wall removed due to excess moisture causing mold in the malls and they dry wall was LEFT OPEN and not replaced for 3 months. Even now that the wall has been repaired, I STILL have water leaking into my bedroom 6 months later. My 2-year old and I are chronically sick now with respiratory issues and trying to have our lease terminated early.The property managers here are incredibly disregarding, condescending, and DO NOT care about the health and well being of the residents that live here. Please do not move here unless you want to live in poorly constructed unrepaired buildings and deal with an incompetent and negligent property managers.

This apartment has been the WORST apartment I’ve stayed in by far. There has been so many problems from the time I moved in til the time I moved out. I was given a completely different apartment than I was shown and the apartment complex did NOTHING. They have been doing construction for a whole year and the apartment still looks a mess! My freezer has never worked and every time I call, maintenance says it my fault and that I don’t keep my freezer door close. The hallways stay dirty no one cleans it ever! Dogs poop and pee on the stairs. There is a bird nest on my floor and maintenance has not came to clean or remove nest. DO NOT MOVE HERE!
If I could give 10 stars, I would. Ms.Versie was amazing to work with from the time we toured the property to the day I moved in. She made this whole process so quick and easy. When we toured the property, she took the time to tell me about every detail and I really appreciated that. I didn’t have to ask any questions because she literally went over everything with me. She even sat with me and went over different dates and pricing so that I could find something within my price range. I applied on 4/27 and was signing my welcome letter by 4/30. I cannot stress enough how much I appreciate Ms.Versie and her great service/communication. It was truly a pleasure.Thank you!

Lived at this complex from June of 2021 - August of 2023. Overall had a good experience in our apartment. The main issue was management, and complex maintenance.When we first moved in, the original management staff was great. Very attentive, the grounds were kept clean, beautiful, and the dog park was always maintained very well. Once the new management took over in early 2022, things started going downhill. There was trash everywhere, police were always at the complex, trash pickup was inconsistent, maintenance got less reliable, and the worst part was the dog park.We have a dog and loved taking him to their dog park during the first year we lived there. It was always clean, grass was cut regularly, and everything was in good shape. When new management took over, the grass was cut only once in what seemed like every three months, there was a leak from the sewage underneath the park that leaked dirty water in a large section of the park that I, along with other residents, complained about constantly and nothing was done for months. Trash was always full, perimeter fence was falling apart, and overall I couldn’t take our dog there consistently anymore.Overall, we enjoyed our time there in the two apartments we lived in. The units themselves are beautiful and cozy. The main issue is management.
Ive lived in the community for a few months now. Its quiet and well maintained as a whole, but the hallways and stairwells could be cleaned more regularly. The office staff is friendly and responsive, but I wish they were more strict on residents breaking the valet trash rules to help keep the hallways clean and odor free. Overall, I like my apartment, location, and amenities so far.
I moved to The Retreat at Shadow Creek Ranch the end of July. Leanne was my point of contact and she was amazing! I moved here from another state, she made the process so seamless!I appreciate her consistent communication and the extra effort she put forth to make sure I got exactly what I desired in an apartment.I’ve been here for 2 months now and I still love my apartment just as much today as I did 2 months ago.I would highly recommend The Retreat at Shadow Creek Ranch to anyone looking to move to the Pearland area.
Lived here a few years. Apartment itself if very nice, we NEVER have bugs. Neighbors are loud and not courteous with music at ALL- through all hours of the night. My big issue is- there is ALWAYS an issue when we go to the office. Late replies, no answers on the phone. Versi is nice but never has an answer for anything. We are rarely if ever told when construction will be happening. When they painted they just sprayed right over EVERYTHING on our porch with no warning to move anything. Took over 4 months to get a new washing machine when ours was broken. Staff is always changing and they got rid of the AMAZING maintenance staff. It’s just issue after issue. Also if you have a dog- don’t use the dog park- it is always a mess- aggressive dogs off leash with owners who don’t care, chicken bones found thrown into park frequently- I could go on for days. Either way would not recommend to a friend.

Ms. Leanne and Ms. Dana are the apartment managers and each are solution oriented when it comes to their tenants. Maintenance is also prompt at this property when it comes to handling issues inside your dwelling. Also, the community is quiet and peaceful.
I moved to this complex and stayed with a friend, eventually moved into the same building on the third floor! I just recently moved in another building on the first floor. So that’s 3 different apartments I have stayed in since in moved here a little over a year ago. The apartment complex looks nice on the exterior and floor plans are good but the apartments are poorly maintained. The ac units don’t seem to work well, the appliances don’t work well and the maintenance staff is mediocre. I believe that the appliances need to be upgraded and replaced. If you complain to much the maintenance staff seem annoyed and take longer to come see what the problem is. Over the holidays my heat went out which is considered and emergency, I called and left a few messages and no one ever came or called! I had to figure out how to remove the thermostat (which was replaced several times) and reset it. Unbelievable in my opinion. This property is poorly managed and only seems to care about making money of their tenants. The office staff is extremely rude, unwelcoming and not willing to help. Ms Sheree is the only solid person in that building. Living here has not been a good experience for me and I can’t wait to get out! I wouldn’t recommend this place to anyone!
Roaches, College Students. I’m going to keep this review completely honest… I’ve been here about 6 months now. From the time I moved in there has been a roach problem. There were two in my fridge before I even moved a single box in. I have maintenance spray and I’ve tried every store bought/home remedy you can think of. Yes, I’m a clean person. It’s just me-no kids or dogs but still never a week I don’t kill at least two roaches. In all my 11 years of renting at various properties I’ve seen more roaches here in my 6 months than 10 years at other places.College students - I love to see college students. Getting degrees. Becoming professionals. I HATE living with them. This complex is convenient to many campuses so it’s plenty of them here. Music ALL times of night/morning constantly!!!If I had to rate the apt off the front office staff, I would have given 5 stars. Sweet people. Ms. Versi is awesome.However, My lease ends June 2. I can honestly put my notice in now. I know I won’t be resigning.
I am tremendously disappointed in the customer service provided by the staff. They are extremely rude and dismissive of all maintenance requests. If the staff took ownership of the problems, was considerate and apologized when appropriate, I probably would not be writing this. But when I pay $1400 a month and get repeatedly ignored and have to deal with the inconveniences listed below, Ive reached my boiling point.Security does nothing but sit in their vehicle in front of the leasing office all night. Non-residents break into the pool regularly (literally, every week) and no one does anything about it. They park right next to the pool, get changed right outside in the open, make plenty of noise.... and we pay extra rent to face the pool. There is a rule that you can only have 1 guest per resident, and thats a joke. People are throwing parties here - 20-40 people overtake the pool and make tons of noise all day and into late night and absolutely nothing is done. Regular residents cannot even enjoy pool time because of this on the weekends. The police came twice this weekend (so clearly were not the only unhappy ones here).Weve lost count of how many times weve seen unaccompanied children at the pool - children who look like they can barely swim.Today my smoke alarm started going off at 5:30am. I called as soon as the office opened at 9am and was told someone would be right over. Its now past noon and no one has come. I went down to follow up with the staff in person and I was told they are backed up on requests and have more important things to do. I now have to go spend my own money to fix the alarm, when the policy is that they should be replacing this. I stated that I would have to take off of work to get this replaced (I work from home), and I just got a blank stare and no apology or anything. I said I would have appreciated it if someone would have called me to tell me no one would be coming to save me the aggravation. They did not care whatsoever. There is no respect for a residents time or their inconveniences. I also called the office about 5 times to follow up today and no one picked up. When I went downstairs, there were no visitors and none of the staff were on the phone.And yes, there is dog poop and trash everywhere.When we first moved in, we reported a leak in our roof which took forever to get fixed. The roof is leaking again because it was not addressed properly. Tip: You cant fix a leak by patching more plaster on top of it.We are constantly having issues with our main breaker tripping and losing power. Weve reported it and obviously nothing has been done. When our air conditioning was out in the middle of summer and we didnt know how to fix it, we had to call for help after-hours. When we spoke to the maintenance person on the phone, he asked us if we really truly did need him to come because he was tired. --- Maybe you need to invest in hiring some new staff then.I wrote a letter to the staff regarding our disappointment with how weve been treated and the maintenance issues. No one ever apologized or responded.Its a shame. The facility is beautiful but there is no accountability among the staff. Apparently once you sign your lease, your satisfaction here does not matter at all.We dont pay $1400 a month with our hard-earned money to be completely dismissed when we have maintenance issues and to listen to people who dont pay rent make tons of noise outside our window. I cant wait to leave.
I thought moving here was going to be a good decision but I guess it wasnt.I should of known that from the beginning because I had to constantly call them if my paperwork was ready before move in. Matter of a fact they dont even bother sitting down with you and discussing your terms of agreement, therefor you have to go through the hassle on your own. The communication was awful and it is something I hate the most. Also dont get me started on security and such. Especially when I havent even lived here for month and my truck got broken into and expensive items were stolen. So much for looking into a quiet neighborhood. I am upset and if you want to live here, well dont even bother you might end up regretting it. Truly this experience got me thinking and I cant wait till my lease is up. This review excludes Sheree, she is the go to person, keep up the great work Sheree.
Versie is in the front office and anyone would agree she’s the most pleasant person on earth. She’s the reason I was reluctant to leave this review. The location is a plus. The apartments are mediocre for the cost and management is slow to act. I had an accident in July where my neighbor’s gun discharged and went through the front pantry of my apartment all the way through the balcony glass door. I’ve called the office and emailed several times, requesting we do something about the bullet holes. It’s traumatic to see them on a daily basis. As of today, November 16th, I’m still looking at bullet holes on either side of the walls. I was told contractors would need to come in and….. I stopped listening. I felt I was being lied to. I’ve been lead on by management in the past. Seems to me that the walls can be fixed with some putty or play dough until a permanent solution is found. Also, neighbors don’t always use their valet trash bins, which can be unsightly and at times cause a mess. I won’t be renewing my lease.
Great area but maintenance request & honest doesn’t exist. I’ve lived here since July & never sat on the floor of my sons bedroom up until last month & I noticed pet hair in the carpet !! I don’t have a pet and never had one! I was told upon signing my lease that the unit I moved into had new carpet... but clearly that was a lie. I’ve called multiple times & put in a maintenance request.
I am so happy to be done and out of this place. The ONLY good thing about this apartment complex is Sheree. The rest of that office is unprofessional; they do not care about the tenants. They are only there to collect their check. This complex has dog poop and pee everywhere! The tash compactor is always broken with garbage everywhere but the office will blame rodents and roaches on their tenants. Good luck trying to get peace and quiet. I hope you enjoy the heavy smell of marijuana everywhere, including your apartment. Enough was enough. After trying to be civil and exit our lease to purchase our own home, the front office gave us vague answers and set us up to literally rob us of thousands of dollars. If you are reading this review, consider yourself warned!

This apartment complex lacks the management needed to address and handle issues. I lived here for a year and I reported numerous times that the garage had mold and mildew from a leak from the upstairs apartment and they never took care of it. I also reported numerous times that my apt smelled like pot because, I am assuming, the neighbors smoked. They never did anything to fix the issue, numerous times I would get home to my apt reeking of pot. When I moved out I cleaned and took pictures of the apt, I then got my final bill to my forwarding address and I had an extra charge for $45.00 for carpet clean, I spoke to the manager Chelsea Smith and asked she send photos of the dirty carpet. After a month she still had not sent the photos, I contacted corporate and I finally received the photos, in which the carpet is clearly clean. In contacting corporate I was told they would investigate and I have yet to receive a follow-up. I moved out August 10 2018, I spoke to Chelsea mid August, it is now October 4, 2018. I am mailing my last payment minus the carpet clean charge. This apt complex lacks proper management!
One of the worst property I had lived in. At first five months, I really liked the place. The property is new. The neighborhood is excellent everything is close by. However, after a while when we came back from summer break, my wife starts to hear some noise on the apartment. later on she told me she saw a mouse. I didnt really believe until I saw it. I talked to the office, and they sent us a pets control the next day. later on that week the mouse has been caught, but the issue kept going I had reported three other times and pets control couldnt help anymore. Been explaining I couldnt live in that apartment because I have an infant daughter, but they really arent helpful. All they did, was sending pets controls who couldnt solve the problem. Also, I asked one of my neighbors who lives in the same building as I did, and he told me he had the same issue, but he sees mice no more in his place.
Friendly staff. Maintenance is taken care of promptly. Prime location. I Took 1 star because the car wash bay is not fully functional. It has a boom assembly mounted to the ceiling and seems to be in working order; just lacking a hose and wand assembly that in total would cost less than 100 dollars. The apartments on either side have fully functional bays. Im certain the maintenance crew is capable of fixing this. It makes me wonder why its not. Its been non-functional since I moved in almost a year ago. Its since been replaced with a looped hose with sprayer attachment. It works but since the bay stays pretty busy, it certainly slows things down. For what I pay for my apartment everything should work.
They still own me a refund from a gate remote that I return to them back in January was told that I would receive the refund in form of a check from the corporate office. When in to check on the status and was told that they don’t have paperwork saying that both remotes were received and how convenient the lady that took the remote is no longer there but the lady by the name of Ashley who told me that the corporate office will mail me a check is not there. Just make sure you always get a receipt from the leasing office
Do not move here! Work orders take forever to be granted. I have had one in for two weeks now and they still have not came. The parking lot is always trashy. We chose these apartments because they were the most expensive ones thinking that that would keep the rif raf out. It just continues to get worse. I see everyone has been mentioning Sharee. She should manage this place. She is the only one who gets things done. Erika is the rudest person in the office. I literally do not even speak to her. Shes even huffed when I have gone in to get my mail because she had to get her butt up off her chair!Oh, and dont send me some generated response unless it is from corporate. The office knows about all my issues so there is no discussing needed. However, I would love to speak to corporate. It is in the process of being sold AGAIN. Hopefully, they will bring in some organization and some maintenance men who actually do their jobs. For 1600.00 per month, the service you get here is awful!

Sherrie is the best. Office staff is very courteous. I wish the pool area is a little clean. Please install speed bumps inside the parking lot. Too many reckless drivers driving too fast in the parking lot even when there are kids present. Car wash area needs to be fixed. Rent is a bit pricey.
I had a rough go of it moving in here (first apartment was damaged by water and the second stunk of cigarettes and was also damaged) so the office staff was kind enough to move me into a new one. The staff really are trying to improve the community/apartments however so I give them credit for that, the appliances are newer except for the dishwasher which is probably old enough to vote which is my only critique.

DO NOT PICK THIS PLACE TO LIVE!! THEY HAVE ROACHES AND WILL BLAME RESIDENTS THAT LIVED HERE FOR 2+ YEARS THAT NEVER HAD RODENT/ROACH PROBLEM UNTIL NEW RESIDENTS STARTED MOVING IN....very unorganized. I placed several work orders online and via phone call with Erica. Maintenance only came when I would take off work early, and go into the office upset...No one should feel like they have to get outside their character to get an apartment complex to assist them with an issue. The roaches were so bad they ended up in my microwave. That is when they finally saw the issue as serious. They replaced the microwave with a used microwave from another unit, did not include the rack for the microwave, did not email me any instructions on how to prepare my house for when they are suppose to bomb the apartment, then, today, left a note on my door telling me that it was my fault I am experiences the roach infestation and that I have until April 2nd to clean up my apartment. Wow! way to really assist your residents. I feel unsupported in a trash infested, dog poop riddled, unprofessional Office Staff environment they have here. Please take my advice. for $1,100+ off one of the busiest streets in Pearland, this property can do its residents way better. I will be calling corporate (I found the number ) and will report my experiences at this apartment complex. I am sure I am not the only resident with the above issue.
Do not rent here! The office staff is constantly changing, they have a serious roach infestation, the gym is run down/dirty, and no one picks up the piles of dog poop. For the price they charge you can find a much better place. There is trash everywhere (this is on the residents) a lot people leave their takeout in the middle of the parking lot. The gate is broken half of the time. Honestly, save yourself a year of frustration. Also, when you move out they pull a bunch of fees!

Highly Recommend this apartment. The employees here, Sharee andher coworkers goes above and beyond to make it a great place to stay. They made it easy to set me up and move in during the covid pandemic. And today I called Sharee about the A/C not working and they had it fixed immediately. This place knows how to take care of their tenants!!!
I called The Retreat to get some information on a 2 bedroom unit. The leasing agent seemed very bothered as if she did not want to be at work or answer any of my questions. This lady had a really bad attitude. I was wanting to apply, but will not. I can only imagine how it would be living there.
Good apartment but looks like bit old, excellent stay, calm and quiet environment. Management is good, arranged the apartment in 2 days as we moved in from Dallas. Dana, she is very good and helpful.
I was here for 8 mos. Overall it was okay, but I have 2 gripes. Some tenants are messy. Overflowing dumpsters, litter, etc. And when you move out theyll ding you with a bunch of small fees, such as spraying for insects. It is the responsibility of the leasing agency to prep the unit for rent, not the responsibility of the outgoing tenant, unless the outgoing tenant trashed the place, which I did not.
Went it to be a potential resident . Erica is rude and has a belittling issue . She did not listen when I told her what I was interested in the says the apartment does goes a little high soooo as if I could not afford the apartment . When I pay more where I live now !! She never asked a price range but she made me feel as if I did not belong there and shouldnt even have come to be interested. SMH. Will contact manager and corporate office . People are just rude for no reason .
The community was absolutely beautiful! I worked with Sharee who made my experience at the retreat one I won’t forget!! Very professional and quick. I will definitely be a long time resident thanks to her customer service.
This place is not worth the money and I would advise for people to look else where. When I initially moved in (more than two years ago) I was very excited and believed that I was moving into a great community but have realized that they do not maintain the facility and the cost is way to high. They have one or two individuals in the main office that will provide you great help but outside of that you will be paying $1400 -1650 for a two bedroom that is not worth it.
Been living here for 4 years without any issue until now, this is the 2nd weekend in a row (that Ive noticed) that the police had have to come and remove people from the pool, its suppose to be family oriented and its always overflow with people that are clearly not from here and leaving their trash all over the place, and when the tenants THAT ARE PAYING A LOT OF MONEY to live here cannot use the pool because its packed, theres no security (except every once in a while that a guard ends up hanging at the pool with whoever is there) and no one is checking and controling who gets in, the gate is always broken so anyone can enter. Very dissapointed in what this, once beautiful community, is turning into.
My First Impression was great. Although Sheree is no longer here, she greeted me as I entered the community and provided a great tour with great customer serviceShe answered all of my questions and did not make me feel rushed. I just pray everything is in order and nothing changes once I move in.
I looked at atleast 15 to 20 Apartment communities around Houston but I personally liked The Retreat @ Shadow Creek Ranch the best. They are Brand New and located in great neighborhood with good floor plans and appliances. The management especially CNa is treating us very well and have attended to all my service requests ASAP.It is really worth it to visit this community if you are looking at descent community in 15 to 20 minutes drive to downtown.
They would get 3 if the gate was fixed and if theyd do something about the outside security light . The parking lot is pitch black after the sun goes down and I guess they really dont care about the residents securit . Ms. Sheree is the best! Shes the only person that gets stuff done while everyone else sits in their office, writing down repair orders, but never gets pit into the system to get fixed.

Friendly respected environment, nice property, great facilities, awesome maintenance team and an amazing pool / gym. I will truly miss living in Retreat. I know I rated 5 stars but there is one thing. The only issue we have as 1st floor residents is that our upstair neighbors are always making noise like thumping and falling throughout the whole day AND night, literally every day and night (Im assuming kids or pets). So it does disturb primarily our 3yo. Because she gets scared. Otherwise its been a fine experience so far. Been here 6mo. :)
I currently reside at Shadow Creek Ranch and I have no major complaints. Neighbors are pretty cool. Its definitely an older apartment complex. However, its well maintained.
Versie helped me tremendously with a next day move in, very kind and helpful and definitely rushed to help me with a very quick and painless move in. Apartment is beautiful and spacious, looking forward to our time here.
I don’t live here but go from time to time as a visitor. The floor plan is nice and is a very large apartment size. It appears to be calm, as if grownups live there.
Place you call home, great family involvement, outstanding services, very friendly and professional management, highly professional staff, very easy to deal with them all, outstanding location very close to all shopping sites, some of them cross the street, and it’s home away from home. This area is so beautiful. There are too many big lakes, beautiful houses, clean streets. Good traffics. But I think they should build some parks there for the people around the neighborhoods to make a walk, play at the playgrounds for kids,...
As a first time visitor on site, the complex looks nice. Property looks clean & well-kept. Using the call box at the gate was easy.
Everyone there is so nice and welcoming. Especially Ms. Sherie was extremely helpful even before we first moved in. The community and overall area is amazing and ppl like Ms. Sherie make it feel even better!
Nice apartment, friendly neighbors. Sherrie is very cool the go to person. Only cons is you will be sharing the pool with the entire sunnyside.

Been living here for almost a year. So far I havent had any issues that I know of. Its peaceful. Id recommend this place to everyone.
Communication is Horrible The reasons of not getting approved over inquiries and old cellphone bills had to call 2 weeks later to get a status how crazy anyway I’m having to wait 60 days for a Admin fee refund.. don’t let anyone tell u there’s nothing that can get u denied there... I’m moving to florida and now I have to look else where waste of 3 weeks Thanks a lot...
Worst experience living here and terrible management. Was forced to pay a large amount after move out and was never provided any explanation regarding the charges even after contacting the property manager for more than 10 times after moving out.
Mrs. Versi was very pleasant to work with! She was very helpful on getting all the information I needed.
I have always had a good experience with maintenance and office staff. Sheree is wonderful! Maintenance is always quick to respond to service requests.
Maintenance always comes when there is an issue, and the office staff is very friendly and attentive. I’m glad we live here and we’re looking to renew our lease!
Havent fully moved in but the staff is very friendly and accommodating. Had a very pleasant expierience. No hassle on the website everything just ran smoothly

They let people to leave trash bags and smelly stuff in front of other people’s apartment.
To many people that dont belong on the property using the pool area and allowing some people to live here that obviously cant make 3 times the rent should not be here
