Mary Ramirez has been so insightful, patient and helpful with everything we need to get done with the process of applications! We are so excited to be a part of the royal oaks community and can’t wait to meet Ms Ramirez in person to thank her!Edit: it is now 11/21/24 and we moved in! Mary was so sweet and such a fun person to talk to! She gave us the run down of the area and what to expect as new locals! I absolutely recommend this place, moving in was east, the agents are friendly, I love our new place!

I have been living at Royal Oaks Apartments for six years now. I love the fact that we have not had a lot of different staff. But now they have Ms.Mary this lady has the sweetest personality every time I go into the office. She never changes her attitude is always the same person all the time.. she has such a beautiful spirit. 😍

I have lived here almost six months now. Mary in the front office is the sweetest. She has been so kind through the entire process. From the application until now she has been nothing but patient and sweet. Shes not the only one! The staff here has been wonderful and I am enjoying my apartment.

There is a roach infestation here. Ive had 3different Apts and all of them had roaches. The best they will tell you is they will spray which does nothing. Ive had to throw away my toaster and microwave which they will not replace. Literally roaches are falling from the vent and into my food. Plus when you move out theyre so embedded in your stuff your taking them with you. Save yourself the headache and just say NO to roaches

The apartments are great but more importantly the management staff make it easy to stay ! Erika and Tai are anlways so helpful and just easy to talk to. I feel safe and comfortable here. The grounds are maintained properly and maintenance always gets the job done fast. Thanks for all you do!

This place was great as far as peace and quiet goes. Also the office and maintenance staff have excellent customer service skills. The rent was pretty reasonable as well. I stayed for about 2.5 years.The only thing i didnt like was the big tree roaches that would sneak in some how and scare my guest half to death. It was expected because of all the oaktrees near my unit. I had to start warning my guest before they came over that they may see one or two. LoL. Other than that, Great Property.

Mary was very informative and helpful in the apartment searching process. She made the application process as smooth as possible and being a previous resident here, she’s made everything easy.

I went to look at some apartments awhile back while it was actually raining and didn’t think I was gonna get any service but a young lady came out by the name of TaiRae an said she’d be happy to help an that it was only water. We laughed a with no hesitation she started showing me apartments when no one else would at other locations. It’s good to see people still take pride in customer service an I thank you TaiRae an Royal Oaks of Pearland

My experience with Royal Oaks has been great so far! Very clean and well maintained apartments. The office staff is very friendly and helpful. Mary has been delightful to work with and helped me with getting a good apartment for me. The rent cost is very reasonable. Definitely looking forward to calling these apartments home 😊

Since they deleted my old review I will post again. They apartments are full of roaches, Erica the manager and Mary in the front office are rude and scam every single person that goes in there. Don’t believe all these reviews. The apartments are not up to code and I am looking into suing them for bad business practices and unsafe living conditions.

This is my first apartment and so far I love it! Great price and great staff in a safe neighborhood. Maintenance is very quick and helpful, came in less than a day. Mary at the office is very nice and helped me move in as quickly as I could.

Mary Ramirez in the leasing office was a kind soul, friendly, kind and understood my needs. She took the time to hear what I wanted and need then showed me several apartments until I found what I wanted. Although I’m not ready to move just yet I do know where I’m going. I wish every office staff had someone working in it that is easy to talk to friendly and caring.

I would like to say I had a great experience with Royal Oaks apartments. Management and the leasing office team were so helpful and knowledgeable with helping me get into my apartment. We did a walk through, and honestly, everything was nice and clean. They offer washer and dryer connections or a laundry area, which is feasible. The property is nice and clean and well kept around the entire complex.

Honestly, hands down the best place Ive lived at. Always helpful. Super friendly and never have any problems that cant be fixed quickly. Love the whole team here that they have! Management and maintenance are amazing!

Even though the commute would be too far, I recommend you at least going to speak to management and her staff! ERICA is amazing. She didnt make me feel like I was wasting her time. I appreciate the honesty by the rest of her staff in terms of how things work there. If I worked closer, I would definitely be moving in sooner rather than later. I have lived here for over 9 years and love it. The location is perfect, great school zones, and most affordable in the area. Erika & Mary at the office are always extremely nice & helpful and communicate well. Maintenance is fast and I never have to wait long for things to get fixed.

Management is super helpful, Mary and tai are always right on the problem when one comes up. It is usually fixed within the hour. A/C is cold and water runs!

I toured with Tai and she was extremely helpful and answered all my question and concerns about finding my new home. She was very helpful.

I signed my lease with royal oaks last month. It’s been a great experience and I got a lot of help from Mary in the front office. She was very nice and attentive. The apartments are great and I refer them to everyone I know.

Ive been living here for a few months, and so far its been a great experience. Not only are the apartments affordable but the staff is amazing. I accidentally misplaced my debit card and Kristen from the leasing office called me and let me know that maintenance I found it and had it put in my apartment for me. Because I work late hours. The staff has always been so helpful and just kind and if I ever have a question or concern I know I can always call the office during office hours and they will do their absolute best to help.

Mary was kind and knowledgeable. Nice and clean facility.

Mary is so sweet and the best. Just everyone who has to do their jobs it’s the usual but she will be real honest. It’s up to you to do your part. As I always say what you put in is what you get. :)

I recently moved back into royal oaks, I lived here about 12 years ago. Mary was super nice and made the application process a breeze! The townhouse is very nice and spacious and was ready for me on my move in date.

I love living here. Always clean never had problems with the community. Kristen went above and beyond helping me. She was great. Management all did their job good. Very professional group. 10 stars would recommend for anybody.

Today I met a Beautiful Soul, ( Ms. Mary ) who cheerfully welcomed me into her office she was very honest and open toward me. She was kind, patient and more than willing to help. Immediately I felt comfortable in her presence, the others I have yet to meet but looking forward to meeting them, as she has planted the ultimate seed.

Just moved here and so far its great. Quiet and secluded from the business of the surrounding area. The office staff are very helpful and professional, especially Kristen who made the application and move in process quick and easy!

My family and I have been here for almost a year, and so far its been a great experience. Apartments affordable we rented a town home which we think is great for our two boys who make so much noise upstairs, staff is amazing especially Kristen always helping us when we need it. Neighborhood is great quiet and everyone says hi and is super nice.

I called the apartment complex today and spoke to a very nice person. Kristen, we talked about the apartments. She was giving me all the information. I needed. I know that I wont qualify she knew that also, but she never once made me feel like I was wasting her time and I do appreciate that very much.

I’ve been looking for apartments for my June move in, came to Royal Oaks and met with Kristen. I have to say she is awesome! This is not the first place I visited but this was the ONLY place who toured me! Ask for Kristen she was so kind and informative

This place is the epitome of the bad apartment complex complete with the narcissist manager Erica, who promises a pool and new washers/dryers, etc every year but never happens. Ive tortured myself here for 2-1/2 years because it was cheap. This place is not inexpensive as you will pay one way or the other for the low rent. The amount of illegal immigrants on the property, known by the above mentioned management, is incredible. I have 3 families in the apartment on one side and 2 on the other. They always have temporary plates and are either from Africa or Mexico. Most of them work although I ran across a party still going strong when I woke at 3am today (not unusual). They have constant water pipe issues here as well because there is zero maintenance. They only have one maintenance guy and good luck getting anything professionally repaired. They have a strict, no pet over 25 pounds policy but just watch out for the pit bulls on the back patios. The air conditioners are as old as the condemned pool and your electric bill will be the same as a 3/2/2 home in August.When I die, Im not worried about going to hell anymore...Ive lived here for 2-1/2 years now already.

I haven’t lived in an apartment since my early 20s and was very hesitant to rent an apartment. When I came to Royal Oaks to they advised me they had townhomes, as soon as I Walked into the townhome. I knew that would be my new home. Here I am three years later, When I came home from work yesterday, there was a red rose with a card on my front door. When I looked around. I seen the two ladies from the office putting the flowers on the apartment doors that really made my day.

Mary was very friendly and professional..I will definitely make this property my new home in October!I highly recommend Royal Oaks if you are looking for a new location to live.

Do you enjoy seeing your own feces and an entire buildings flowing into the street.If not.Royal Oaks of Pearland is not a place you want to live and raise children, i have lived here for over 3 years the maintenance is terrible to the point where we have to move because they are letting sewage flow out of the cleanout into the grass and street this is a HUGE sanitation issue i would not recommend moving here to anyone.

A few months back I really needed to move quickly. I stopped by Royal Oaks of Pearland apartments and spoke with Kristen, who works in the office. She was great! She & Maria really helped me get into my apartment and were so accommodating.. In fact, the entire office is full of great people. Any issues I had were responded to quickly and resolved immediately. They even call to follow up on a request to make sure you are satisfied with the result. Every tenant I pass on the sidewalk greets me. Its just a great place to live. The prices are great as well. Highly recommend!

Royal oaks has been an amazing place to live they really care for the residents here and they answer to any issue as quickly as possible the neighbors here are amazing and the environment is peaceful and quiet.. the ladies at the office MARY , Kristen, Erica answer every question and concern with care and consideration I couldn’t ask for a more professional experience definitely the place to live with amazing staff to run the place

I just signed my lease at Royal Oaks in Pearland and it is very affordable especially because of its location. Its located near many shopping centers and restaurants. I love it here so far and Erica and Mary from the office are very nice and helpful! Would definitely recommend

Royal Oaks of Pearland is amazing! Ive lived in 3 of their different floor plans and each one has been a great place to live. The apartments are on the older side of things, but they are actively renovating. If the apartments dont speak to you, the wonderful ladies in the office will. They let me move in the middle of my lease because of a crazy neighbor. Nothing but kindness from the office staff. Location is really nice. There is all your favorite food places, stores, and auto shops. Highly recommend these if you are looking for an apartment in Pearland/friendswood area.

I’ve been here for almost a year and honestly this property and management has been great from day 1. Whenever I need anything, they are there as soon as I put in a request. The property is quiet and neighbors/community very friendly. I’ve never seen a rat. Couple roaches here and there, but there is pest control is called out once a week if needed. I plan on staying here for a long while. Kristin and Erica have been great!! I would recommend moving here despite the negative reviews.

I love living here. Their management and maintenance team is fantastic and they are ALWAYS helpful! there are so many shops, grocery stores and places to visit so close to this location. I look forward to many more years in this safe and clean environment.

If youre looking for an apartment in Pearland I pray I plead Im even begging Im asking and I really do advise do not stay here why management Erica does not care so smile on your face and think that everything is peaches and cream then go behind youre back and make you pay $1,000 rent maintenance does not come on time on top of that when you think that you have a well-known community is not well known yes its peaceful but its roast infested on top of that neighbors do not respect your privacy the apartment that I did stay in which was 3:27 I had cool neighbors then again she kicked them all out because either one regardless of that was paying her money on top of that management does not care what youre going through they feel like their needs are more than yours regardless if you pay rent on time or not so please be advised before staying here yes it might be in Pearland but its not Pearland Ive had baby flies next rats roaches and a big magnets to come clean and they did not show after certain hours when you send in the request on the same day so once again please be advised if youre looking for a Pearland apartment do not apply to Royal oaks

I lived here for some time now feel comfortable and the office staff is very friendly and always ready to help . The manager is so sweet and if I have any questions she’s ready to help.

I live here now for two years and let me tell you, The management team are literally the greatest of all time. We all know that 2020 was a trying year, I’ve never lived anywhere better where the management team is so kind and understanding. They make sure that you ARE NOT JUST ANOTHER TENNAT. THEY KNOW YOU. Whenever you walk into the office they make it feel like home. The greatest OF ALL TIME. I’ll be here for a very long time. Don’t let me put all the good about these apartments they do have some faults but they all are taken care of if send the office a request within 24 hours or even couples hours during business hours. Maria, Melissa and all the maintenance crew are wonderful and friendly. They are like family.

The front office people are very caring, quick to respond to maintenance requests, professional, and thoughtful. I lived here for 2 years and only moved out to get closer to work. They are, I think, the best value in Friendswood/Pearland area. The apartments are quiet and kind of hidden (which is nice). Parking is plentiful, and because it matters...I lived on a first floor apartment and no water came in during Harvey.

Can someone please contact me about the security deposit I was told I would get 30 days after moving out? Not going to lie, I’m disappointed in the leasing staff. I’ve never been one to leave a bad review but I’ve lived here for 2 years, never had even 1 late payment. And I’m as clean as they come as far as tenants are concerned (neat freak). But at this point it’s been 30+ days after moving out of this complex and it feels like I’m hounding the leasing office about my security deposit and I keep getting sent on the run around. People should not have to question where their hard earned money is.

I am in the process of renting a unit at this apartment community and really appreciate how friendly and informed office ladies have been. Kristin and Maria have both gone out of their way to make the whole application process as easy for me as possible. The units look well maintained and the complex is in a nice location close to shopping and restaurants.

Hopefully not speaking too soon (knock on wood), but I moved in at the end of 2018, so far maintenance has been reasonably quick to respond, and they even changed out light bulbs for me that I was going to replace myself. They replaced a dining room light fixture that hung too low with a shorter one so I didnt hit my head on it anymore, so far so great, hope it continues!Ms. Arlene handled my paperwork and moving-in process, she was great.

I love it here almost going on 3 years, its a hidden apartments where it is peaceful and quiet. The residents here are so friendly and respectful. The office staffs are always on top of the property especially the manager Erica and maintenance staffs are always good at getting the work orders on a timely manner!!! Thank you 😊

Reasonable price and also offer month to month rentals. As long as you are honest and respectful, the landlord and office staff will work with you if youre in a bind. If you fail to pay when you promised, then of course they will give you the boot.Highly recommend this complex for military veterans. Especially if your 100% disabled

Even though its not his job, Uziel changed my drip pans on my stove for me while he was there for something else. Maintenance is always on top of the repairs and other requests I may have.

I just renewed my lease for a second time . Due to the fact that I so enjoy living here with my pet. The office staff are very attentive and courteous I especially like the way they treat you when you go into office, Melissa , Erica and other members are great !! If I have a issue in my apt it is taken care immediately !! I love my neighbors . Mirna

Horrible !!! I lived in these apartments for 3 years, The people in the leasing office are rude. They have an infestation of rats and pest that live in the walls you can hear them crawling in the walls while your trying to rest at night. They will rob you of your deposit even if you leave it spotless and they have no amenities the pool was never open the whole 3 years I lived there, as if its just another scam for decoration to raise their prices and take your money. Also the foundation of the apartments are old the piping is old and nets will surface every couple days. If you live on the 2nd floor you will feel like your going to fall into your floor because it squeaks so loud when you walk on certain areas. They do not upgrade anything THEY JUST PAINT OVER issues that need to be addressed. Yes they are the cheapest apartments in Pearland but its not worth saving $300.

Everything about this place has been wonderful so far. Erica the Manager is beyond amazing and helpful and sincerely cares. Her and the office staff made my moving in process extremely smooth and made me and my little ones feel right at home. The property is so peaceful and clean and a perfect location. I could go on and on about how great this place is. I highly recommend it!!!

My granddaughter moved here and the staff and the community stepped up and embraced a new 18 year old out in the world for the first time. I have to say the area is quiet and beautiful in an old charm kind of way.Amazing neighbors who support and watch out for each other and were always there when she needed it. Such a rare find these days. She’s moving back next month to her hometown I’ll miss my granddaughter but I know that while she was there, she was safe and surrounded by friends living in this great community. I thank Managment and neighbors alike. Great place to live.

Edit: I moved out back in January and was so sad to leave, but Ms. Erica and the rest of the staff were so wonderful.Ive been living here now for almost two years now. Anytime that I have sent maintenance requests or emails to the management team, I have always received prompt responses. When covid hit and everything was really uncertain the management team worked really hard to accommodate the entire complex. Thank you all for being patient and working through this pandemic for your residents!

Things you should know before moving in:- There’s mold in the upstairs bathrooms, they paint over it and once you start to use your shower it starts to show mold on the ceiling.- Hot water lasts 10-15 minutes so hope you like cold showers.- If your rent is ONE day late they give you a notice to vacate every time.- Personal Story: I got out of the shower, went to my room, I heard a loud banging at the door and it scared me so I stayed upstairs. I heard my front door open and slam close, one of the people from the office came into my home without permission all just to stick a note INSIDE my door. Note: It was a sunny day so there was no reason for them not to either stick it in the front or slide it through the crack. It wasn’t even an important note, it was just a note saying “recommend a friend and you’ll get 100 dollars” I felt violated, what if I was downstairs in my towel? (which I normally do because of the washer and dryer being downstairs).- Upside to the apartments is that there’s rarely any roaches, and it’s usually the huge ones if anything.- The walls upstairs have absolutely no gloss so if anything lands on the wall it WILL NOT come off. Obviously they just want your deposit.- The hardwood floors are cheap so no matter how much you sweep and mop they look gross and they get easily scratched, again, they want that deposit.- CHECK THE DRAINS. When I moved in the water from sinks/tub would not go down and it happens so much that we don’t bother calling maintenance, we have to fix it ourselves all the time.

Erica and the rest of the ladies in the front office are very kind and attentive. Every time I have a maintenance issue, it is handled in a timely and professional manner. Weve lived here a little over a year, and overall, its been pleasant. Great location, reasonably priced!

The manager there will rob you for your deposit. I left the appartment in great conditions, left no trash behind and they still managed to keep my deposit because they expect you to put on the snow white apron and leave the unit spot less. Thats very dishonest buisness there. Also very bad pest problem . other than that the other staff members are great. But still feel bad for them for working for someone like the manager.

Its the cheapest place to live, to be sure. The walls are quite thin and you can hear every little sneeze. I stayed on the top floor so Im sure my neighbors hated when I got up to go get anything from the next room. You can feel the place was shoddily made. I had an infestation problem and I hated it. They had some pest control come in to fix it but it didnt work for long. Glad I only stayed here for 6 months. Otherwise, everything else was ok.

I lived here for about a year and a half and had constant issues with our air conditioning. In lease they stated that if the temperature was over 85 degrees they would send out an on call tech to do repairs the same day. They did not do this. It was frequently a problem where our air conditioning would be out of service and it would take days to get it repaired. There were many days where my pregnant wife had to pack up our cats and stay at a family members house due to the negligence of the complex management. This is not a great place to live if you want to stay cool during Texas summers, and quite frankly it is dangerous.

I lived her for 1 yr and 6 months. Let me first say that the first 6 months were great until i moved then they changed the office staff an everything went down hill from there!!! The office staff was very very rude all the time, they never helped me with any of my problems. The maintness department was horrible they never fixed anything there were many times that i was without power in only half of my apartment an the ac didnt work. when i finally had enough an moved out they tried to take my deposit from me because they had to get my carpet clean because of the pet smell. first off i didnt have any carpet in my apartment and i sure didnt have any pets. Then after i told them i was calling corperate an asked for MARIAS first and last name. they called me within 5 mins an said that they made a mistake an i AM actually getting my deposit back... YOU HAVE BEEN WARNED DO NOT MOVE IN HERE ITS GROSS

Terrible. A terrible place. I lived here since July 2015. I lived in an apartment. Once everyone moved out, a roach infestation broke out. Every.single.room.is roach infested..it is truly disgusting trying to move out with all these roaches. NO ONE WANTS THEM ROYAL OAKS. And I dont want to have to take them with me. Their is cops occasionally and the people here are messy. Would not recommend..

This place is the worst! Giant cockroach infestation almost constantly, the buildings are so old that theres nothing pest control can do to keep them out. Management are con artist for 3 months they led me to believe my rent was 50$ more than it was and when I finally wised up they said they would take it off the next months rent but never did. They also tried to get me to sign a new 30 day notice to scam me out of an extra rent check that I accidentally paid instead of just letting me know I owed them nothing. After I moved I discovered they kept 300 of my deposit for things like 25 dollars for sweeping up a dust pile. Some of your neighbors will be crummy one woman carried an overfilled trashbag to the dumpster and when it burst and spilled all over the sidewalk she just left it, this took management a whole day to even address. This is all just the tip of the iceberg, save your money, rent somewhere half decent this place is the absolute worst!!!

Called to get info about apartments since we had lived here previously and liked it for the most part- Veronica answered the phone and proceeded to give the worst customer service Ive ever had. I was asking about both one and two bedroom apartments, and before I could even get my question out, she inturrupts me with NO WE DONT HAVE ANY ONE BEDROOMS. She never asked when I wanted to move in.. didnt give me the chance to ask about the 2 bedrooms. Did not give me any prices and all but hung up in my ear. I would never want to live in a place where people like that are the first impression.

Went to royal oak looking for apartment information and Ms. Mary helped me with o alot information and was so nice and answered to all my questions.

Anastasia was very helpful, kind and effective on getting me into a townhome the same month I needed it. I love how quiet and friendly it is here 10/10 highly recommended!!! Very content with my stay here

I have been here since 2008 and it was good for awhile! But they change management all the time. The manager we have now was an office worker back in 2008. She does not now what shes doing!! I got flooded with Harvey and its like pulling teeth to get them to do anything in here. i have mold still in here and walls torn apart and not replaced. they promise and never follow through. i have had to threaten a lawyer just to get anything done. i am leaving as soon as i can it may be dec, if i make it that long. anyone that comes in here cant stay long cuz of the mold. they have trouble breathing. i am living in this 😔. Under no circumstances move here!!

I have been on the search for a new place for the past few weeks. I first reached out to the complex through email and got a response immediately. They didnt have what I was looking for then. But informed me they would be in touch. Which they have. Fridau I received an email letting me know they had availability and to come down whenever I can. I viewed the complex Saturday and fell in love with everything! Erica was wonderful and answered any questions i had. I am looking forward to possibly making this my new home! Thank yall for being straightforward and so polite. The best encounter Ive had!

I’ve been here for awhile and I’ve recently learned that our water is shut off randomly w/o warning. Working from home I often times wait until my lunch break to shower and get “zoom” ready. Today was no different however the water is off and I’m unable to handle my hygiene before meeting w/boss. Also, my neighbors are not friendly and hardly speak when spoken to.

I recently moved in there were a few issues but management and maintenance fixed them within 24hrs..The office staff are great polite women.. God bless them everything was replaced brand new.. I just know I’m gonna love living here my son is so excited he loves the carpet and being upstairs this is our first upstairs apartment, i just hope the neighbors are as polite and friendly as the office staff.. thanks Royal oaks for allowing me to make this my new home

This is place absolutely stressful to live in. They dont care who moves in here since management changed. There is alot of crime in here, a guy across the street got stabbed by his chick not too long ago. There are about a hundred unguided completely disrespectful children running around making noise at all hours of the night destroying property. Maintenance is slow to respond if they respond to you at all. There are animals in the paper thin walls with they refuse to do anything about. Do not move to this place, take my advice.

Don’t let all the good reviews fool you. This is the worst place I have ever lived. Outdated and over priced. Apartment constantly flooding. Staff lacked basic customer service skills.

The office staff are really nice and really try to help you get into an apartment. Older apartments but they try their best to maintain the apartments. Overall good place to stay!

The building are infested with rats not just my apt everyones. There black mold growing on my floors in the living room and dining area. They didnt even pull the old stuff up when they try to fix it they just put new stuff over it ancouldnteven do that right after three time I had to show them point to them what needed to be fixed. The kids in the places are smart ass loud and have no respect for other people property they woman up front are rude and late on having people fix your stuff they never call you when they are coming in your Apartment they make a mess every time th come in almost. And the invoice are late and all say he same thing something about a fan being broken. I have killed three snakes IN My kitchen. Lucky for there shady Work The Glue On The Floor Is What Got Them Stuck And I Killed them. Im sorry but I dont even want to give them a one star.

I lived there for around 3 years. It was an amazing experience. The Property Manager is in top of everything and the maintenance staff are awesome. I really recommend this place.

Lawn mowers invariably show up early in the morning to wake me up. Im a resident here whose work schedule keeps me at work past midnight, so its extremely stressful to be unable to count on a peaceful night of sleep in the place where I live.

I have been living here for 7 years with my family and I still live here . I like the swimming pool and the playground for my kids . They learned how to swim and ride bikes here. The management is good.

Really the ladies in the office are the rudest Ive ever seen in my life. The maintenance man wont come for a week and only will come after the fifth time of putting the request for help in like wow who can I call to fix this. The only reason I havent left is because that would be an inconvenience on me. I think they need to be retrained

Nastyyyyyyyyy apartments, mice infestation always bugs, cant pay rent online so old school its dirty. Its just filthy if you have no where to go I guess come here. Cheap aint always good you get what you pay for!!!
