If you want to pay $1,500 a month to live with rodents in your ceiling and deal with a management team that doesn’t care, look no further!I’ve been dealing with rodents in my ceiling since 2023, and management has done little to resolve the issue. They’ve claimed to seal off entry points, but because the squirrels routinely climb the tree outside my window and hop onto the roof, they reopen their access and continue the cycle. When I pointed this out to the property manager, she dismissed my concerns. She even claimed their inspectors didn’t feel the tree needed trimming, despite the clear and visible branch providing access to the roof. When I told her I physically watched a squirrel jump from the tree onto my roof, her excuse was, “the trimmers already came for the year,” as if she can’t call them to come again.The pest control team is completely ineffective, setting rat traps for squirrels instead of addressing the actual problem. Maintenance and the property manager confirmed flattened insulation in my attic, indicating something is clearly up there, but nothing is being done to permanently fix the issue.I’ve called and emailed repeatedly and was even told (on a recorded call) by the property manager that she’d not concerned with how many emails or calls I send. Their only “solution” was to offer me another unit at my own expense, meaning I’d have to cover the cost of movers. This was after begging for an accommodation because the situation is beyond livable.Despite all of this, I’m still stuck dealing with scratching, thumping, and scurrying noises all throughout the day. If you want to live in a place where management ignores your concerns, gaslights you into thinking they’re handling things, and offers no real solutions, then this is the place for you. Otherwise, save yourself the headache and rent elsewhere.2 WEEK UPDATE: Imagine working hard all week, eagerly waiting for the weekend so you can finally sleep in. Instead, every morning, you’re jolted awake by disgusting, possibly disease-infested rodents your landlord allows to live in your attic. You pay $1,523 a month to live with creatures jumping, scratching, and playing in insulation above your head. The noise is so loud and sudden that it frightens you out of your sleep—EVERY SINGLE MORNING.This has been my reality since 2023. Management only generated an automated response to my last review and is still “getting back to me” with a real solution.This place is a nightmare—do yourself a favor and don’t move here.

I have lived here on and off for several years, and this time I have been here for around 7-8 years in different floor plans. The property is beautiful and quiet, and its zoned to great schools. Although there have been several changes in management teams, the service has remained consistently great.The maintenance supervisor has been excellent for years, providing timely responses to requests and exceptional service.The only thing I would like to change is the availability of the Starbucks machine and the bikes, which are currently only accessible during regular business hours while I am away from home working. It would be great to have access to these services before or after work. But not a big ideal, I still highly recommend this community. It has a great location and beautiful amenities.

I have lived at south wind for two years, and I do not know where to start when it comes to this amazing community! Jennifer the leasing consultant sets the new standard for customer service, she not only meets but exceeds all expectations and really made me feel heard;every time I let her know my concerns she makes sure they are speedy with the work orders. The property itself is well taken care of and calm. They have a great team put together over all 10/10. Thank you!!

We have been at Southwind for some time and its a well managed facility. We are planning to move from our 2 bedroom to a 3 bedroom apartment. Ashley took us round and she was amiable, polite, professional, answered all the questions knowledgeably and went out of her way to ensure that we have many options. Thank you and great job Ashley!

Decent enough complex. Horrible location. From 7am-7pm you can count on traffic blocking the entrance/exit on Broadway. People stay to themselves. Not a neighborly environment IMO. The property is kept up with the exception of the trash receptacles. The amount of dumpsters aren’t compatible with the amount of trash that is being disposed of and there is often an overflow surrounding the various locations. Maintenance does a great job trying to clear it up but it continues to happen. The office staff do what’s required. Never anything “above and beyond.” If you’re considering residency I strongly suggest you read the fine print. There are No sign up gifts. Rent is late on the 3rd. Not 5th. $75 late fee on the 3rd. 60 day notice for move out. Not 30. Different standards for different residents. IJS🤷‍♀️Updated: 01/17/2025Grateful for the response, however, it was not made until I updated the original post and the rating was decreased. The “shout outs” that were given were not acknowledged by anyone when I visited the office on more than one occasion since my review. When questioned about the renewal gift, I was told that you can now request a carpet cleaning or drip pans for your oven. Thanks for another year!!

I’ve been extremely happy with my decision to move into the Southwind apartment. The leasing process was very easy to navigate and our leasing agent Angelica M. did a great job helping me get everything in order. From touring available apartments to providing information on amenities and nearby locations, she’s been great!The gym has the necessary equipment for simple workouts though there are plenty of fitness locations nearby. Nearly every restaurant and store can be found nearby as we’re across located on a popular commercial street.My kids enjoy the pool a lot and I feel secure in letting them walk through the neighborhood to take the school bus. They are zoned at Roger’s Middle School and Silverlake elementary, and I’ve been impressed with them as well. Highly recommend you checking this place out!

Moving in from Virginia was hard, because the employees here did not answer the phone. In 2021 there was a major roach issue around the entire complex and the apartment company didnt do anything about it until the end of the summer. Our A/C also went out in 2020 and it took about a week in the middle of summer to get it fixed. In 2021 our dryer did not want to work and it took maintenance roughly a month to try to fix the dryer. It was a pain having to dry clothes in the apartment especially since we will get fined if we line dry it on our patio. The apartments also decided to charge for the pool which is ridiculous in my opinion. Its only a dollar, but after living here for 2 years and having to go through rent increases then this. Its just not ideal. We also got an email from the complex telling us that we were parked in a reserved spot (even-though we were not) that is not reserved for anyone but that we could park there for $25 a month if we wanted...its not a covered spot either. It just says reserved. They try to do events and stuff and honestly this place could be worse but I have not been very excited to live here 2019-2021. Then when moving out, we had them walk through the apartment to let us know what was wrong with the place. They said everything looked good and that we shouldnt be charged for anything. Then after moving out we got charged hundreds of dollars for the old carpet that they hadnt even had cleaned before we moved in. Very shady business and they try to undermine you and get you at every turn. Do not recommend them if you can avoid it.

I wouldnt recommend this place, especially for families with young children. Theres frequent littering and a noticeable issue with people smoking weed in the area. The management is not very understanding when it comes to families — I was told that after 8 PM, we can’t make any noise, which is tough with toddlers. Any maintenance requests take over a week to be addressed, and overall, it just doesn’t feel like a place that values residents. In my opinion, its not the best environment for a family to live in.

Just signed my third lease at Southwind. I love it! The community is clean and quiet and any service request are responded to quickly. I feel safe entering my apartment and all my neighbors are friendly. The gym and pool are always nice and clean and the leasing staff is friendly! Love it here!

I would like to express my extreme dissatisfaction with the way that management has handled the process of implementing the new gate system. I have been in the office 5 times to provide my key fob information. The last time I was rudely informed that the situation would be resolved. Well as of 6:30pm September 24th, it is NOT resolved! I am essentially locked out of a place that I pay rent for! I don’t think this is legal. I am writing this review as I sit and WAIT for a vehicle to enter or exit. How is this any safer/secure than just leaving the gate open?Clearly y’all can’t handle this within the office. At what point do y’all contact someone for assistance? I have been patient, but this is ridiculous. And y’all expect tenants to write 5 star reviews for a prize? Ha!

I love it here! The staff is always coming up with creative ways to keep connected with tenants such as movie nights or friendly competitions, raffles etc. Maintenance requests get handled usually within a few days and I love the convenient perks that are included at this location. Perks such as free coffee or hot cocoa, there is also a vending machine in gym!

Southwind at Silverlake is such a fantastic place to call home! I love how close it is to the hub of Pearland so your needs are never too far away. The office staff has been continuously prompt in settling whatever issues may arise. They are supremely courteous and respectful no matter the situation.

We’ve loved living here for the past 2 years! apartments are updated, the complex itself is quiet, it’s located in the middle of broadway between old pearland and town center making it so convenient having so much right next to us. maintenance is swift, so so so friendly, and efficient. office staff is also so kind and helpful in answering all questions and always have something fun going on for the residents and even the children of the community!

This will be a lengthy yet honest review, and I genuinely advise taking the time to read it if you are considering Southwind as your new place of residence. To start, I give this property a ZERO out of ten. I absolutely would NOT recommend it for the following reasons: ( I have a more detailed review on yelp)My lease move-in date was supposed to be June 4, 2022, but I wasnt able to move in until June 25, 2022, due to numerous reasons. These included the apartment being dirty on the move-in date, food still being in the fridge, incomplete and chipped paint throughout the apartment, a bathtub that wouldnt drain due to being backed up and dirty, mold, mildew, and more.Cassandra Corrales was very pleasant until I signed my lease and informed her about these issues. However, she did not respond to emails or calls regarding these problems. I had to visit the leasing office, and even before I could say anything, she knew the reason. She told me, Well, you originally wanted to move towards the end of the month anyways, which I found very rude. If I paid for the full month, I should have been able to move in on any day I wanted since I paid in full. After informing her, she said she couldn’t help and that she would talk to the supervisor, which left me feeling like we were getting nowhere. She refused to provide me with the supervisors email or phone number. After repeatedly asking, I managed to contact corporate and was only compensated for June 4th - June 13th. I was told that all maintenance issues were fixed before I moved in, but I quickly realized that was another lie. (Being young and just trying to find somewhere to live, I wish I had never moved in.) I had to make more maintenance requests within two weeks of living at Southwind than in the past three years at my old apartment, which I now wish I had stayed in despite inflation.When I complained about the MOLD and mildew, Cassandra stated, Oh, thats just mildew, not mold, which I found disgusting. However, it was clearly mold, as evidenced by the pictures I took. They didnt even fix the problem; they simply painted over the mold.I didn’t have a functioning water heater until July 1st, which forced me to take very cold showers.I attempted to do laundry, but my dryer didnt work despite several attempts. I was told I would receive a new dryer by July 6th, but it didnt arrive until July 19th. When I inquired again on July 18th, both Cassandra and the head maintenance man laughed in my face and dismissively said, Soon. At this point, not even a month into my lease, I was thoroughly frustrated.I had to set my AC temperature to 68 degrees, yet the apartments temperature consistently ranged between 78-80 degrees during the summer and fall months.My refrigerator didnt work at all and produced a knocking sound, leading to significant food waste. This issue had to be repaired.The flooring was poorly installed, with a noticeable sinking hole upon moving in that worsened over time. It was only addressed before I moved out, but the problem persisted. Its clear that cheap labor lacking proper expertise was employed.I eventually stopped making maintenance requests as it was utterly exhausting. I strongly believe that my leasing office should forget that I even live here, given the excessive maintenance problems. Notably, it took maintenance a month to a month and a half to address any issues, which is exceptionally unreasonable.The water systems quality is unacceptably poor. The hot water doesnt remain hot for long, even after they replaced the water heater.A MAJOR security concern is the front gate, which has been broken for almost a whole month and frequently remains non-functional, making theft easily possible. The safety of residents is compromised.Overall, considering the price point, I strongly recommend exploring other options where resident satisfaction, safety, and maintenance are prioritized. I have certainly learned my lesson. I hope this review helps!

I completed an application to move into Southwind at Silverlake 7/2021. The model was very nice and I was promised by, Cassandra Silva, companys rep., that my apartment would be same finishes with the the exception of floor plan change due to it being another bedroom size. Day of move in, I requested to view the apartment prior to signing the lease. I was very dissapointed with the cleanliness and upkeep of apartment that was just recently prepared. The garage door was bent and painting patched. The kitchen cabinets (not wood), but contact-type paper was peeling. Most concerning was the bathroom. The shower was dirty, unsanitary and painting patched. My concerns for cleanliness are heightened, like every one else, due to Covid. A few pics of patched areas and shower are attached. Although I had every intention of moving in, I told Cassandra, that I did not feel comfortable moving into this unit and did not sign the lease. This was not only disaapointing but very inconvenient because I was forced to find another aparment within a week. Cassandra informed me that she would inform her managment team about my decision but I would be required to pay deposit. I questioned her because I did not sign a lease and understood a deposit is for damages incurred during stay. No other alternatives were given as far as another apartment; etc;. Cassandra escalated my concern to her manager and I received a response that I would be required to pay a $375 deposit, although I had already forfeited the non-refundable application and admin. fee. I again reinforced the fact that a lease was not signed, but this company continued to send me a bill for the deposit and now has turned the fee over to a collection agency, which I am disputing.

My coworker has been telling me about these apartments for a family member moving to the area. I stopped by the complex and was very impressed with the front office staff and how they answered my questions shared information about the community as well as everything offered in the surroundings city.I was given a tour of the property it was amazingly clean for the end of a day the unit that I was showed was absolutely spotless.. my cousin filled out the application she is excited.I have other people going over to look who are in the market for moving..This place is top tier in my eyes..

I have been living here for 3 years and have seen a change in management a couple of times. As with the changes in the economy and work force the apartment did see some decline but is improving. I wish the gate was not broken often but it is due to people not abiding by the instructions. No apartment complex is perfect but I am happy where I am.

I arrived at the property today on 11/ 1 to inquire about 1 one bedroom. I was immediately greeted with the warmest welcome and offered coffee and water. Then I was informed that a lease agent by the name of Ashley would be assisting me. She was just as pleasant as the person who greeted me. Ashley took the time to explain all the details and information of the soon to be available unit and took me on a detailed tour of the apartment and amenities the property has to offer. I was super excited and hopefully my daughter would be a resident soon. Ashley has the most warmest smile and very pleasant. She really represented the company well.

Review update:Please do not come to this place. The only thing they care about is how to get the most money from the residents. They really do not care about the residents. There are ants, roaches and bugs everywhere and it takes one week to have a pest control to come out. Then, they will charge you for the pest control. The pest control hasnt worked, and the management will not do anything about it.The management team in the leasing office is the worst I have seen. They lie about many things the complex offers. The main gate has been broken and hasnt been fixed. The phone call from the main gate by visitors do not work even though they say it works. there are several irregularities regarding the pool area - broken gate, dirty water, no proper hours, they can close the pool anytime. They charge you a large amount of deposit for no reason.Review update . ..The management responded in google review saying they will address the issue but they haven’t. They will say something and do completely different. Have the decency to treat people fairly. Please don’t come to this complex.

I like the community, it’s very quiet and I feel safe here. However, the complex could use some updating. It looks very old and outdated. The doors should be painted black to avoid seeing the dirt on them from the weather, the walls and walkways in the breezeways need pressure washing and under the stairwells are very dirty with trash and dirt from the lawn guy’s blower. Being that it’s an older complex, I think putting the wood-looking flooring on the upper levels wasn’t a good idea. When the complex was built I’m sure they didn’t use the same materials (concrete) as they do now that helps with the sound of neighbors and the complaints to management goes nowhere.

One of the best apartments I’ve lived in… We downsized from a 3 bedroom home to a two bedroom apartment because I am now closer to family as well as work. I wanted to wait on posting a review on purpose so I could give a true, honest review. Cassandra was my leasing agent and she made sure that she never made a promise she couldn’t keep. I have an ESA dog and we had to wait a little longer than normal for his approval, so she made sure to tell me the possible fees upfront, which were reimbursed due to his acceptance. Once moving in, we were happy and two requests were completed if not the same day, the following day for sure. No pests issues so far or other issues. Now I deal with the normal apartment issues (hearing the people above me, seeing children play) but it is not disturbing and it’s honestly jut people living their lives. At the end of the day, we are all sharing a living community. This last point was the best for me. I loved the car wash next door before I moved in so I was happy it was right next door. I work overnight so on my way home I took my car to get washed and was able to walk home, take a nap, and come back to pick it up with the oil change done as well. The only way I’m moving is if I’m purchasing a home. Very happy…

I lived at Southwind from 2019-2020, by far the most clean, well-priced, well-managed, professional apartment complex I have lived in. If I did not have to move I would have definitely stayed with them for a while more.I have stayed at a couple of other apartments in my days and I can assure you that what you see here on day one is not just a hook to get your money. Their dedication and efforts to make Southwind your home are more than a selling point.Edith was my leasing agent, nothing but great things to say about her, she was ever so helpful throughout the leasing process and that did not change a bit once I was in a contract with them. She was very responsive and always had a great attitude. Trust me when I say she was patient with me.I had very few interactions with Laura, but from my impression she is doing a great job as manager. The complex is kept clean and not once did I have an issue with Maintenance. Her office staff was always nice and helpful, traits that lack in other places.Parking is great, very clean and well-spaced. The only times I would struggle to find parking is late at night on the weekends, but even then you can eventually find a space.The unit layout was perfect for what I looked for, here is what they provided. Marble countertops, high ceilings, wood floors, spacious bathrooms with tall counters, a spacious balcony, new appliances, no infestations!10/10 I recommend you this place if you are looking for your new home in this area. The only con I found was the main entrance/exit that leads to Broadway during traffic hours, but there is a side entrance/exit to bypass this problem.Best of luck!

A month after move in, the leasing and management team have made our familys move from New Jersey to Houston a smooth one. In just three weeks from application to move in, they were able to get on the online application and handle all requests in a professional manner, and stayed in touch throughout the process. Once we moved in, the staff has been professional, personable, and courteous. Im also fond of how the maintenance requests are handled quickly and accurately. Special thanks to Miranda and Susie who handled the initial request for leasing professionally and their ongoing support to the us and other residents, and to the outstanding leadership of Veronica and Laura for their sense of community and making us feel at home.We recommend Southwind for those who are looking for a quiet neighborhood and well maintained facilities. Your neighbors are very nice and also welcoming, and its a pet friendly place which is a huge plus.

I have been living in this apartment community since I relocated here from Arkansas in 2014. New management is great and are readily available to address your needs. The maintenance crew always responds in a timely fashion usually with 24 to 48 hours or like my mos recent within 10 minutes. Kudos to the maintenance crew with the timely response in addressing issues with my heater and having it fixed within 20 min.I would and have recommended this apartment community to friends and family. I Will be a resident until I locate a house.

I am pleased with Southwind I have been living here since January 2020 and plan on renewing my lease. The office staff has been great Ms. Edith Ms. Reyes have been very helpful especially during the pandemic. I am glad I was here when all of world shut down. Maintenance is definitely on point and the house keeps are definitely great and friendly. They are always willing to help. Southwind has kept me as a satisfied customer and friend. Management has no intentions ins fixing gate. The main box has been messed up for over 1 month and leasing office is aware about this but have yet to fix. Only way to come on is if you have a key card. Your guest will not be able to come in, nor any type of delivery because the dial tone gives an error message. Other individuals have complained about this as well to leasing office but instead they will just remotely let them on. But if they are gone for the day this doesn’t work. I had a family member bring me home one night and we had to wait 20+ minutes for a car to drive by who had a card just because I was not driving my vehicle. Very frustrating when you “pay” for a gated community WHICH GATES DONT THE WORK

Ive been living here since 2019 and its been pleasant but take note if you put a maintenance request just know it will take 5-7 business days to complete. They dont update you if your waiting for your request to be done. I would suggest calling them after day 2 of it not being done and then theyll finally see the request. Also, the light switches on the walls only can be wired to one switch, not sure why there is even two of them if only one works. And the bathroom has one switch for the light and the fan turns on, I really hate that and didnt know until I already signed my lease and moved in. The unit they show doesnt have a fan in the bathroom so it was kinda misleading. But other than that, theyre cool and kid friendly.

The management is par to none. LAURA REYES is by far the best manager and understanding person I have had in my rental experience. The maintenance staff is really great at getting work orders done safely and correctly is a in a timely manner. The staff behind the manager is a very friendly, very accommodating team that actually listens to your concerns or problems and fixes them immediately. UNFORTUNATELY I had to move because my job is very demanding on traveling but definitely would recommend these apartments to anyone that wants to get treated like family!!!

I have lived here for over a year. I love it so much I decided to move to a bigger apartment with a garage. The amount of closet and storage you have in these apartment are unbeatable. The office staff knows my dog and I by name because they take the time to get to know you. I moved here after my other apartment on the other side of Pearland was flooded by Harvey. These apartments did not flood and that was a huge deciding factor on moving here. I would recommend these apartments! I have had no issues with bugs or rodents. The maintenance staff go above and beyond.

Miranda i can not thank enough for the quick and speedy application process and approval. She made the process so easy and made sure everything was taken care of. The other ladys in the office were also so very helpful and pleasant to work with. They had great communication between them that they were all able to answer any questions that i may have had. We have only just moved in but so far the property is really stinkin nice, so clean, quiet, a nice place to call home. Neighbors seem pretty sweet overall. The only thing i can complain about is the parking, sometimes people dont respect the parking lines and end up taking two spots. Just a little inconvenient. But doesnt take away from my stars. The Southwind staff- Laura, Cassandra, Miranda among others and including maintenance too go above and beyond to address tenant concerns. Anytime I’ve had an issue arise it was handled in a timely manner. The apartments themselves while some things could be improved, are comfortable and very nice. This is a great place to live and raise your kids. It’s pet friendly as well and includes a nice dog park as well as other amenities such as a salt water pool and gym. If you are looking for a nice complex that has a staff that will know you by name and do care about taking care of their tenants give Southwind a look!

My apartment locator made me an appointment at this complex and I had already viewed everything online so was pretty much ready to sign a lease following my tour. Driving in the property was very nice and I could picture myself living there. Unfortunately the leasing office was “short-staffed” and had no knowledge of my appointment, but ontop of that was incredibly rude and put out by me being there. Not just to me, but to the other people who were on tour with her who also got rude service. I would not live there based on that associate’s poor attitude alone. I saw some residents outside and inquired about the customer service, since everyone can have a bad day, but they said “you caught her on a good day.” Now why would I pay $1500-$1600 a month and put up with such disrespect. Awful. I told my locator and he was stunned. He won’t be recommending anyone there and neither will I. I signed a 14 month lease elsewhere.

Downsizing to apartment had me apprehensive and skeptical. However, it has turned out to be one of the best decisions Ive made. I feel safe in my surroundings and its actually very peaceful. In a 2 bedroom with attached garage and it fits all my needs. Very spacious! Office staff were very professional and any issues were addressed prompty. Kudos to Cassandra, Lizzette, and Miranda. I lived at these apartments and found them clean, well managed, and comfortable. The staff were professional and attentive. Excellent swimming pool and exercise facility. The neighbors were respectful of the noise rules which I really appreciated it. Conveniently located near several small and large strip malls, restaurants, and large supermarkets. Really serious roach problem. I lived there for 7 months, the first 1 month seemed fine. I started noticing small roaches about month 2. I reached out for pest control, they sent their pest control person. I helped him pull back the fridge, their was a nest of roaches. He sprayed all round the fridge and left. The roaches came back , I reached out again via the online service portal, in the online portal closed the service order with no evidence of someone coming by. The 3rd time I reached out the put liquid food down. It didnt solve the issue. It became unlivable. I couldnt cook in the apartment anymore because I could let the food cool before storage, they would show up in the fridge, the shower, the laundry area. I ended moving out of Texas. The only reason I didnt leave that apartment sooner was because I was in the middle of transitioning jobs. I dont think they took the situation seriously and didnt make the necessary efforts to help. I talked to the people who lived downstairs of me and the said they had similar issues since before I moved in. I understand they are a business and they probably had no further legal obligations than what they did. It was a unfortunate situation, I would tell anyone thinking about living there be very careful and keep a bottle of raid handy.

I have lived here for six years but thanks to new management I’ll be moving out very soon. I was 4 days late on my rent and was locked out my apartment. Coming home at 10 o’clock at night with my kids not being able to get into my apartment is ridiculous.Furthermore, I spoke with my neighbor when they increased the rent and he told management he couldn’t afford the increase and they didn’t change his. Do you think they afforded me the same opportunity? Of course not. And you already know, we are not the same color.I can’t wait until my lease is up. My $1700 will be spent elsewhere. It’s disgusting that there are people like this allowed to make decisions and treat people unfairly.

Overall I am greatly dissatisfied with this apartment complex. I was shocked by the consistent lack of care management seemed to have towards their tenants. I thought it was just me, but the other reviews all seem to hint at a common theme: if it is not an emergency, expect to wait a few months before your issues are dealt with.To start with, the build quality of the apartment is very poor. My cabinet door in the kitchen would fall off regularly. I reported it. 2 months later, after a lot of reminding, management sent someone over to fix it. To this day, the door still falls off.Parts of the bathroom cabinetry are falling apart and the roof above the bathroom leaks. Gym equipment stays broken, and therefore dangerous to use, for weeks on end and the pool gets very nasty looking very regularly.Even common courtesies such as having your call returned when they say theyll call you back go by the wayside. The company does not care for you and only cares about getting paid every month.And to top it all off, Ive had a vehicle stolen while here. Dont let the gate fool you, there is VERY little security here, if at all. I asked if I could use their security footage to find out more about the crime and learned that they dont even use security cameras! Makes you wonder where exactly all your money is going...Dont waste your money here. There are better options in better locations very nearby. Just about anywhere else would be a better bet.

I have lived here for 5 years and occupied 3 different units on the property. My first experience was great and I love the property. A few months after my move to this property tho, management changed, playground was removed & replaced with a fire pit that is useless, volleyball court was removed & replaced with a dog park, pool was not taken care of on a regular basis, hot tub became broken & NEVER fixed for about 2 years. In the past 2 years that Ive lived here, the pool & hot tub maintenance has improved a little but not completely. I relocated to the third different unit in January 2017 & had MANY problems this past year. Besides paying a ridiculous amount of rent and it being $200 more than some of the other exact size and floor plans that other tenants occupy ( I know personally), the parking problems, gate problems, rude neighbors and infestation of roaches and the negligence of the property management to control the situation is totally unacceptable. They have been made aware of the problem since i moved in and calls have been made for pest control on a regular for probably the past 5-6 months with no elimination of roaches. Also have mail problems! Ive filed a claim with the post office for online orders that were Paid for & never received because the mail carrier put my order in someone elses mailbox. I still receive everyone elses mail in my box as well the entire 5 years living here. Im counting the days I have left because I cant wait to get out of here!

I lived at Southwind for two years, 2019-2021. Cassandra was my leasing agent and also helped me many times when I went into the office. All of the office staff were helpful, but Cassandra was my favorite, since shes very personable and goes out of her way to help you out.Two suggestions, 1) if you dont like traffic or business noise, dont live in the very front of the complex. The carwash in front of the complex is open most everyday and theres a lot of noise starting around 7am, especially up to the 2nd & 3rd floors. 2) Take the side exit near CVS, during high traffic times, to turn left on Broadway safely and easily.

The maintenance crew has always been available to assist with any of my needs during regular and after hours (Salvador, Fidel, and Martin). They are always willing to help in a timely manner. The complex is very diverse and family-friendly as well as pet friendly.

The group in the office now who has maybe been around for two months does not follow through with anything, very inconsistent, and does not care about nor respect your time. The least the company could do is provide consistent staff that you somewhat trust. I wouldn’t let my worst enemy move into this apartment complex. The front office is on a mission to make sure you never feel like your apartment is your home. They will write you up for everything. Pearland is a great place to live, but do not move here. The front office will terrorize you. Always remember the balcony can not have anything on it, you can’t Uber to work they want your car moved everyday, no amenities for children like basketball goal or park. When our lease is up we’re escaping fast!Do not move here. They have a power outage every 2 weeks. The company is too cheap to buy generators for the apartments.Between the front office and the power outages it’s like living in a prison.

Ive been a resident for almost a year. As far as the actual living situation, its fine for me. You get what you pay for. I knew that going in. I cared more about cheap cost, convenience to Houston and to my office, and simple living. It all was fine until I started dealing with management about a rent issue. I have paid my rent always on time. This last time, they sent me a statement that I paid on time with a check. Admittedly, I did not fully fill out the check because I was hoping they would finish that for me. I filled out all the important parts and signed it. The bank account had plenty of money to cover the rent. I find out that they were not able to deposit the check, because I didnt fill it out completely. So I authorized them to finish filling out the check as I hoped they would have done in the first place. They wouldnt. They wanted me to come in and finish it. I was willing to do that, but I was not close to the office to do that. That wasnt the problem. The problem was the manager then semi threatened me with charges if I didnt come in that day to finish filling out the check. That really irked me because I know that it is a valid check and there is plenty of money available. Not a good way to treat a tenant who has been paying on time for nearly a year. I was not pleased, but I came in and finished filling out the check and they deposited it with no problems. Then I get a notice that I have a balance, and threatening eviction. I come back to the office and that same manager tells me that I have a late fee and the rent I paid was not enough. I know I paid the check on time as I always do. The manager kept telling me I was wrong, and I didnt pay on time. There was no way that I was right, and she was of course right. No question about it to her. It was insulting. In terms of being short rent, I made it clear I paid what was on the statement that they provided to me. She tells me that the statements are created by a third party company and that you should know whats the rent. In a sassy way, she tells me that she can provide me with a copy of my rent if I need to know what my rent is. I asked her how am I supposed to know the other charges without the statement. She responds, you can contact our office and ask. So then I ask her if I should just completely ignore the statements. She didnt have a response. The whole entire exchange she had a passive aggressive manner that really irked me. I now know with this office to hand deliver all checks to someone in that office, get everything in writing, and make sure you get the number on what is due from them and not from your statement. There is no trust otherwise. With this whole ordeal, Im most surprised by how they treat a CONSISTENTLY PAYING tenant. Im almost to the point that if they do another disrespectful thing towards me, Im willing to break my lease and pay the fee. I rather give another company who treats their tenants right my money. The rent is cheaper here, but that does not mean you treat a PAYING tenant rudely. I normally dont write reviews, but this whole ordeal really irritated me, especially considering Ive always paid my rent on time and caused no problems otherwise.

Moved out December 7, 2018, left the apartment in impeccable condition and yet I still cant seem to get my deposit back. I have called and spoken to Veronica who said she would take care of getting our check to us, a month passed by and nothing. Called again and spoke to the property Manager, Laura who assured me she would follow up with me the next day after getting in touch with their accounting department and nothing. These are the most unprofessional group of people I have come across. I think I have been more than patient trying to get this issue resolved. Great apartments, but management and employees are rather annoying. We asked over and over to be sent a copy of our lease and they never gave it to us till after we moved out and cancelled the electricity. Apparently since our date was further out than the day we actually left, we still needed to keep the electricity on, but we wouldn’t know that since we didn’t have a copy of the lease. Also, they are never in the office. The hours are extremely inconvenient for anyone who has a normal job. They are extremely slow at returning phone calls. They also even had us sign our lease renewal twice, because communication in their office is terrible.

Very unprofessional. I moved here in June and there were so many things wrong with my apartment. I tried to stick it out and give them a chance. As everyone deserves a chance. I put a work order in this past Sunday. Today is Saturday and I am still waiting on my work order to be completed. Unacceptable. I dont expect a response as they only comment on post that praise them. Instead of taking time to address the issues of annoyed tenants.

This place has went to hell in a hand basket!!!! You have kids running around and playing in the driving areas at will. They are banging on garage doors and hitting the cars. There is dog poop every where, and trash over flowing at the dumpsters. All the management wants to do is send out letters because they dont live here. There hasnt been a courtesy officer here for months hence the ghetto this place has became! I called maintenance tonight to fix my AC that has been running for hours, currently at 79 degrees and rising, but it is not an emergency so theyre not coming. You would think for this price youd get some luxury but far from it. I was better off living on the southwest side of Houston. Mark my words you will be sorry for moving here unless you like paying high rent and prefer project living! Feel free to drive through any time after 7 to see for yourself. Oh yeah, on the weekends the pool is a community pool as well. Not the Southwind community, whoever can get in it community!

I always pay on time and had I problem with a payment only a day late and they threatened me with eviction . My first apartment ever all new Furniture I had to get rid of because of them. One of the employees told me it was a common problem there and once I talked to a manager and I told her what one of the employees said she insisted that I was lying and then tried to force me to sign a contract to stay there three more months after my lease was up . which I didn’t even have to sign , they were just trying to trick me to get more money . they are liars they’re rude they are mean and they don’t care. Hello everyone, I moved into southwind apt April of 2017. I was accommodated by Justin, who is no longer there but he was great! he made my move in as easy as possible. Since Ive moved in ive had to put in numerous maintenance request because the people here seem to rather PATCH UP things instead of COMPLETELY FIXING the problem. So if you have issues with your apartment EXPECT them to be REOCCURRING! My microwave goes out every week. My lights in my front room go out once a week. my shower spout, Maintenance sealed it back on during the day, that night it was hanging off again!UPDATE: just recently there have been numerous break ins, management has been tellin tenants there’s nothing they can do about fixing the cameras they just have to file a report and move on. Dumpsters stay overflowing , gates are never working. They legit just want the money guys. None of your concerns mater after you sin hose papers I promise!!POSITIVE: your neighbors, shopping centers, Grocery storesAlso please be sure you have no delays in paying rent or any serious concern because the people in this front office lacks compassion or sympathy of any kind and do not care to work with you FOR ANYTHING! Ok, so I don’t like that there are so many stray cats. I have complained to the leasing staff and nothing has been done. I never lived in a complex where there are so many stray cats. I know there is something that can be done about this. The cats are just sitting by your door, the stairs and even on your car. I would be lying if I said I was happy with my decision to move into Southwind. Unfortunately, there are limited options for decent apartments in Pearland ISD zoning. There are nice things about the interiors of the apartments, but the I am disgusted with so many things around the community. Granted, management cannot be held responsible for the actions & behavior of ignorant, filthy people, but they could certainly do more to make things not so appalling for everyone else.Dumpsters are ALWAYS overflowing. Its disgusting. The poor maintenance staff is always having to clean up the overflow of trash. People move out & throw their furniture out there & it sits for WEEKS. There have been couches & nasty mattresses in the back of the property for over a month. How about scheduling more frequent emptying of the dumpsters??The breezeways & stairwells are ABSOLUTELY DISGUSTING!! Broken steps too. People leave trash out by their doors for up to a week sometimes. Dirty diapers--just tossed out too. Cigarette butts, bugs, gum & trash everywhere. Power-washing isnt that difficult.....& would do wonders.The grounds are poorly kept--especially in the back of the community. Dog poop EVERYWHERE!! Trash & tons of cigarettes thrown on the ground.The pool has been closed for over a month now. I understand that things happen, but seriously---A MONTH!!! In the middle of summer!!! Called today & was told it would be next Thursday or Friday. Very, very frustrating when thats one of the biggest amenities were paying for. Its interesting to me that management is all over slapping a sticker on your 2017 car threatening to tow because it hasnt moved in 6 days (Hmmmm.....maybe you were out of town!?!?), yet no sense of urgency for things like replacing a pool pump in the middle of summer?? Consequently that also means no access to the grills while the pool gates are chained shut. Oh- and the sink to the outdoor kitchen has NEVER worked.Im increasingly more aware of sketchy activity around the property. Im not sure if theres a courtesy officer or not, but it would be helpful! There is significant drug activity between bldgs. 8 & 9. Conveniently located right behind the trashy storage crates that have been there since I moved in January. Theres even the baggies, tobacco from emptied cigars, & lighters on the ground....on any given day of the week. Calling Brazoria County does nothing. They encourage you to call the office & as you can see from all of the above--that also does nothing.Safe to say that I wont be renewing--especially since my rent is increasing & Ive yet to feel as if Im benefiting from the amount Im paying now. Its a shame too, because the apartments are some of the nicer ones around. I just cant justify paying what Im paying when the property is so poorly managed & maintained.********UPDATE*********If the owners response below--that addresses NOTHING I mentioned-- doesnt give more insight into the lack of concern management has for every single thing I pointed out......Im not sure what more can be said.

Even when submitting an emergency work order (possible electrical fire) it took me going down to the office to get immediate assistance. Nice community,staff is friendly/polite, well maintained facilities and almost anything you may need is within half a mile from the complex. Almost at a full year and its been very pleasant.

The walls are so thin that you can even hear your neighbor snore like he is next to you. So many dogs so many barking everywhere these apartments designed like u have to live with your neighbor no private space at all!

They leave the back gate open constantly. It’s unsafe for children and your vehicles have a higher exposure to theft. Now they started leaving the front gate open. This apartment complex is becoming really unsafe to live in.

Apartment is ok parking lot it’s bad very bad is hard to get in touch with the apartment manager., the rent is way higher and if you you not pad your rent by the 3rd 75,00 fee and 10 fee after I was living here for 4 years after Laura Reyes come a manager lot of rules and regulations change increased everything and the office personal you ask a question they can’t give you straight answer because they don’t know I have to force to move out because the Covid lost my job it’s being so hard to get me a job for the last 8 months to paid a single Beth room apt 1265.00 per month and they don’t have any type of consideration for the renters the place is clean too many rules you have balcony you not aloud to keep anything in your balcony except a outside table if you forget you shoes or flip flops in your balcony you get a warning you cannot live your dog inside in your apartment along because they come and pounded your pet plus you get a apartment fee.

Very good but needs more cleaning in common areas, such as the pool and building hallways. Gate and access intercom always damaged in the 2 months that I have lived here. Otherwise excellent office staff, very friendly. Otherwise very satisfied.
