I moved in about a month ago and had a very pleasant move in experience. Victoria assisted me and answered all of my questions, when I had a minor service request it was completed quickly and my apartment was spotless when I moved in. My neighbors are also very friendly.I really want to say thank you for the communication from management during the freeze. We received text and email updates about the weather and tips to navigate through it. It was 20 degrees and I saw maintenance driving around on the golf cart looking at the buildings to make sure no pipes were burst. I really appreciated the extra effort.
Management has been responsive and professional whenever I’ve needed anything. The on-site maintenance team is efficient, and I’ve never had to wait long for any repairs or assistance. The community amenities are also a nice touch, including a well-maintained pool and walking paths.
Victoria is an exceptional community manager who truly goes above and beyond for her residents. She is professional, attentive, and always handles concerns promptly and with care. We have lived at this property for a year and have experienced bad management from both Greystar and Venterra Living.Living at this property has been an exhausting and frustrating experience from start to finish. The leasing staff consistently fails to prioritize residents, maintenance requests often go unresolved for weeks, and the amenities, such as gates and fobs, rarely work as intended. The front gates remain open for extended periods, compromising security, while the back gate has been permanently closed causing unnecessary inconvenience. Trash frequently piles up in the dumpsters, creating unsanitary conditions and attracting pests, with valet trash service being inconsistent and careless.Since moving in, we’ve experienced a slew of issues, including a growing pest problem. Despite submitting pest control requests, they often go unaddressed for weeks, leading to infestations of termites, roaches, spiders, and other unidentified bugs. The problem has only worsened over time, with nests forming in the corners of ceilings. To make matters worse, pest control once lost our house key, leaving our home accessible to strangers for months without our knowledge. Management only notified us during an audit and took weeks to change the locks, despite repeated calls and complaints.Customer service from management and staff has been dismal. Complaints are dismissed, and accountability is nonexistent. For example, when I reported an inappropriate comment made by the manager, Victoria, she was the one assigned to handle my complaint. She was nonchalant, refused to take responsibility, and outright stated that my concerns were not a priority. It was clear that the residents’ needs are far from the staff’s focus, despite us paying expensive rent.Maintenance is equally unreliable. Requests for repairs sit in the system for weeks with no updates or communication. Even basic issues, like malfunctioning fobs or gate access, remain unresolved. Only one phone can be connected to the gate call box per unit, making it extremely inconvenient for households with multiple residents.The trash situation is disgraceful. The valet trash team often fails to pick up during the scheduled hours and haphazardly dumps trash into the dumpsters, leaving trash scattered everywhere. Residents are threatened with fines for improper trash disposal, yet the staff responsible for maintaining cleanliness faces no accountability for the mess.This property has been a complete disaster. The high rent does not justify the constant headaches, lack of professionalism, and unaddressed issues. After enduring all of this for over a year, we are finally leaving, and it can’t happen soon enough. Save yourself the stress and look elsewhere for a place to live.
Victoria is an amazing manager! She’s always helpful, friendly, and quick to respond to any questions or concerns. You can tell she truly cares about the residents and keeps the community running smoothly.
My family & I have lived at this property for 3 years . We love that it’s quiet and clean at all times . My maintenance request are always answered fast .Recently the management was changed which caused a few issues .. Victoria rectified everything and is currently working with me ensuring all of my needs are met .
I have lived a the Townhomes at Lake Park for over a year and the New management has been amazing. The staff Victoria, Jerome, and Mikayla have been very courageous, attentive, and helpful. I highly recommend The Townhomes at Lake Park.
I have lived here for over 2 years now and have not had any issues until this new management came late 2024. I’m currently sitting in my unit in complete darkness because my lights have turned off unprovoked for the 2nd time in the span of a month. Mind you, it’s currently 30 degrees outside and I’m sitting in the cold. Don’t even bother calling the “emergency” maintenance number because no one will return your call or even come fix the issue until the next business day, and God forbid it be a Sunday when they’re closed. The first time this happened, they claimed they received no calls, yet I called and left a message over 5 times and I have screenshots of me calling. Both incidents, I was without power for over 13hrs. Never received a call from management to address the issue.
I love this property. The new management has made changes for the better. The new office staff Mikayla and Victoria are amazing. I love the direction that the property is going!

I have had an amazing experience staying at the Townhomes at Lake Park and what makes it so amazing is the management and staff! Jason who is the property manager goes above and beyond for the residents even when it is not required of him, he truly cares and it shows. Omar who is head of maintenance always shows up when I have any troubles and also goes above and beyond, he is professional and always kind. Both Jackie’s in the office are kind, knowledgeable, and are always welcoming, their decorating skills during resident events should be studied! Thank you all for being an amazing team, and making my stay here a pleasant one! ❤️
Jacqueline our leasing agent has been absolutely amazing. She is so sweet and tries to get us taken care of the most she can. Overall the property and units are beautiful, lots of amenities and activities to do near the property.
I have had a great experience here at Lake Park. The leasing office staff has been nothing shy of amazing. The grounds are kept extremely clean and any maintenance requests are completed in a timely manner. The property is very quiet and so are the residents that are living here. I wholeheartedly recommend this place to call home.
Overall it was ok, roaches in the garages, little bugs all over the cabinets and ants everywhere. I feel for the price you could do much better , get charged extra $100 for lakeview. Trash was always over filled and nasty and had lots of issues with neighbors with the thin paperwalls, Staff is kind. I believe there’s a lot of miscommunication and if you move out prepare to wait exactly 1 month to get your deposit back. I had a lot of wrong info went from 3 days to 8 to maybe next week to a whole month. For $1.8k a month it’s not worth it. I think it went down to a 2 star for me after the deposit took a whole month for absolutely no reason. But when you move in they need their money NOW , greystar overall is not a good company but thank you to the staff for making the stay accommodating
Been Living here for several months now and its been nothing but Peaceful living its very quiet and reserved have not had any issues inside my townhome everything has worked smoothly the appliances are clean and modern the inside of the townhome are immaculate always smells fresh and clean inside you dont hear much noise but the walls are a little thin so at times you can hear tvs or radios and the ocasional bump on the wall but nothing to crazy annoying people are considerate. the townhomes outdoors are very well up kept no trash the grass is cut they fumigate after so it keeps the pest away have not seen one roach here only random little spiders due to the high cealings thats it. the front office is connected to the pool,gym and mailing area so it doesnt feel unsafe its well lit area. the only two issues that i have here are some people dont pick up after there dogs so you see a random poop on the lake sidewalk you have to make sure you dont step on it when walking oh and make sure you look when you cross the street people tend to drive fast in a rush to there homes i dont know why there isnt any bumps or a sign to slow down every single day you see people speeding up and down the townhomes when i was on my way to exit my home i almost had an accident turning to the left some lady was speeding and almost hit my car theres children in bikes people walking there dogs etc its an accident waiting to happen cause they dont slow down.Please consider adding some bumps other then that the townhomes at lakepark get an A+ from me :D
The staff and maintenance were the best compared to the many apartments I’ve lived at. I would recommend this place to anyone. The location is great too, you can get anywhere in Houston pretty quick.
I’ve been here since July 2022. Overall I think it’s a great place to live. Jacqueline has been the manager that has helped me the most and she is amazing. She really makes the place great.Pros:-Management is pretty good. All staff is very kind and is very welcoming. I feel very comfortable talking to them.-The staff host events on Holidays.-The community is very safe. I haven’t seen anyone get their car broken into. The staff has been putting in more effort to fix the gate when it’s down.-The townhomes are very clean. I never really see trash when I go on a walk. They change the trash cans near the mailboxes everyday. I always see the staff clean and pick up the trash around the area.-The townhomes is right by the tollway and 288 so you have easy access to get to where you want. It’s only like 18 minutes from downtown Houston.-Packages don’t get stolen. Everyone here is very nice. If they accidentally have your package people here usually return it to the front office.-Food truck every Thursday at the front which helps out a lot because my partner and I don’t have time to cook after work at times.-Big personal garages and personal driveway.-Updated cabinets, stove, dishwasher, washing machines.-Trash valet always take the trash on time. On holidays there is no trash valet which is understandable.-Maintenance is VERY FAST. I thought they would be slow because I read the reviews last year before moving in. For example, one night the AC stopped working at 12 AM and the maintenance staff showed up 30 minutes later. There was another time the disposal got clogged and the maintenance staff showed up and completely fixed it within a day. If the maintenance is not urgent they will usually show up the following morning after you submit the maintenance request.Cons:-Although it hasn’t flooded in the townhome areas or inside the units, the streets Mchard Rd and Cullen Blvd does tend to flood easily but drains after a few hours.-The walls are pretty thin. I can hear my neighbors doing laundry sometimes but I lucked out on having pretty quiet neighbors.-Some of the flooring in my unit are spaced out and not touching to where I can see between it.-There is a lizard problem. It doesn’t bother me much because I have cats that catch it but it might bother other people.-The gym is pretty small.-Not sure if it’s just my unit but the water that comes out in the shower has pretty low pressure so it was a little difficult getting use to.I think the price for these townhomes are quite fair considering you get a personal garage and driveway.
Love it here! Ive been here 3 years and have no plans moving. Very quiet. Office and maintenance staff are superb. The fitness center, available parking, and the walking trail are all icing on the cake.
Maintenance is understaffed. It often takes weeks or months to have a work order completed. The assistant manager seems to be the only one that knows what is going on- the leasing agent is new since the other fantastic employee left. The manager seems checked out, and doesn’t seem to prioritize resident concerns. He often acts like he doesn’t know us. Overall, it’s a pretty good place to live but the experience is not worth market rent. At this price point you would expect events of some kind and socialization, and all they have done is have a dumb basketball gift card giveaway in the last 6 months. There was also a food truck one time, but I’m not sure that’s a event or benefit since it was at our cost. Our previous property frequently gave away breakfast at the gate, sometimes pizza in the afternoon, and snow cones. None of that happens here. I also frequently have to remove other people’s trash from the back of my truck.
Updated!Management changed fully since I moved in 5 months ago. So I believe it needs a new review. New management is very efficient and present in the communityThey are managing the freeze damage from the storm in a very efficient way. Even during the storm, Jason (the manager) was sending us constant e-mails with updates on power and water shortage. Very efficient.The community itself is really good. Has great space for walking and exercising, its quiet and fell really safe here. The houses have good finishing and appliances.I had very few maintenance need, and they were all quickly addressed.I see a lot of comments about missing packages, but in my experience this is an issue with the delivers that are just dropped in the wrong place and not at the package room where they should be. I had a couple to packages dropped be the door of other houses.Im even renewing my leasing for another year as I need to stay in town for longer then I expected.===================First review from September 2020.So far not good at all! Ive been trying to go through the application process for more then a week and it has been very messy and painful. The website showed a unit available but the system would not let me apply for it. After 2 days trying to talk with someone in the leasing office, I was able to talk with someone that send me a link by e-mail do apply.I filled all the information required, they charged my credit card, 2 days later I received an e-mail saying my application was approved and I never heard from them again. I was supposed to move-in next Saturday (26th), called the leasing office several times, the leasing agent was never available, I left about 3 or 4 messages she never called me back. I also sent an e-mail, never heard from her.Only today I was able to talk with the leasing agent, so I asked about move-in procedures, she said my application was not approved yet and requested all the my personal information again. Also said the paystub I submitted on the application (the most recent from 10 days ago) were not enough as proof of employment, so I have give her my director phone number (???).So, 2 days before the expected move-in day I still dont know if I should go to not to the place, if the unit I choose is still available and what is the procedure to move in.Its by far the worst leasing process that Ive ever done.I will update my review if they ever manage to get this done properly.
I have been living in the Lake Park community for about 3 months now and love it! The staff, specifically Evalene, is always so helpful and willing to answer any questions. Since moving in, I’ve had a few issues with pest control but what I can appreciate is that the office is always on top of it and my concern gets handled immediately! The price is higher, but you are getting the luxury you are paying for. The community is always so neat and tidy and I’m loving all of the amenities!
Ive been living at Towhomes at Lake Park for 2 years now. We are looking for a home so it was time to leave, sadly! This is an incredibly well managed complex. The location, floor plan, and amenities are top notch. Every detail of the property is attended to. The streets, common spaces, landscaping, and even the grills are always looking fresh and tidy. The greatest differentiation, in my opinion, is the team. Every member of the staff treats the residents with the upmost respect. Ive had repeated experiences where different staff members have gone the extra mile to ensure my needs are met. Living here has been such a great experience. The quality of the complex and the staff who manages it makes the cost of rent well worth it. Id recommend Towhomes at Lake Park to anyone!
Will be leaving at the end of my current lease, but I’ve been at the Townhomes since 2019. Pretty quiet complex; residents are typically young professionals or families. I’ve never experienced any issues with crime. Have had some incidents with pest control though (ants/large ant hills, spiders, swarming termites), and it’s s usually difficult to tell if there’s actually been any treatment completed. There’s been a revolving door of management in the past but the current manager (Jason) seems to have really turned things around for the better and improved timeliness of maintenance and office response. Reasons I will not be renewing my lease: 1. The amount they increase rent each lease doesn’t feel justified with the location, quality of construction, appliances, and amenities 2. I’d like to explore other parts of the Houston area- From a verified resident on ApartmentRatings
I’ve lived here for 3 years now and as my time comes to an end I will say this : This place has come along way.When we initially moved here in 2018 the management was HORRENDOUS. Absolutely rude, unhelpful, couldn’t be bothered. It was a revolving door where they couldn’t keep the manager seat filled for more a few months and they were all bad. Along with that we’ve experienced about every headache you can name. Had to have our ceilings cut out and repaired due to mold (due to bad design.. I’ll get to that), our floors had to be completely redone due to condensation from the bottom and top floor causing the floor to peel apart , HIGH water bills for months on end due to a faulty water meter that went undiagnosed for months (received $300-400 water bills for months and previous management did almost nothing to help our case), leaking toilets that also contributed to high water bills. In summary, these townhomes were built INCREDIBLY cheap. They were 100% built to maximize profit and absolutely cut every corner to cut cost and it showed in our 3 years. Many, many structural headaches.That being said, however, I have to give a lot of credit to Jason Faras, the current manager. He really cleaned things up when he arrived and definitely added an element of customer service that hasn’t existed since the place was built. This place is far from perfect , but I will say Jason does a nice job of trying to resolve issues that tenants have and almost always come to a reasonable solution. This has made our last 15 months here MUCH better. He seems to genuinely care about the well being and upkeep of the property and that’s definitely a nice touch.Overall, I’d still say it’s an overpriced cheaply made “luxury” town home, but in this market you’re not going to find much better. For the most part it’s a safe place to live with overall really good neighbors and some nice amenities to match. Good luck!
We have been looking for a luxury town home community for months now, and we finally found them. Lake Park have everything we have been looking for and look forward into moving there! The staff have provided great customer service and information for us to make our final decision. The area is peaceful and quite but not far from the busy city at all which I love. Also the prices are reasonable, you get what you pay for and we believe these townhomes are worth the money.
I gave the community 3 stars because the rent has increased every year, but nothing warrants the increase. The gates are always broken. There have been no additional amenities, nothing. With the outrageous amount we pay, it seems they could have bought a new gate and had it installed.
I had the opportunity to visit this location for a relocate within Houston [moving closer to work that is]. At first I was hesitant as I was still locked out the office on first impression and not realizing an office staff had returned into the office the door was still locked... which was later explained due to proactive safety. Great thinking. But please pay attention.I was quiet impressed with the environment. Stephany was very helpful, informative and the customer service is worth the thought of moving into this place of residency. I viewed the TA1 [model] and also had interest in the TA3. The presentation was on point. I was ready to move. My main concerns were amenities, internet service provider(s), safety, service call turn around, parking and surrounding resident activity(ies). AND specials. There was only one uh no? expectation - The gym didnt have a leg press. So, then thats where the stairs come in. Anyway, I look forward to making this place my resident.
Not only mine but three other trucks were stolen from people in the community while living here. The front office replied that they “can’t stop crime.” How about put cameras up and do something to help mitigate theft within your living area? I’ve also had around nine packages stolen and they refuse to investigate. I tried to report this on the community wall but they won’t let it be posted. I am moving out soon but I wouldn’t stay here again. Good luck, I hope your time here is better than mine was.
I only saw the main lobby and reception area, however it is a wonderful facility. They had amazon boxes for their residences, starbucks coffee machine and a nice reception area. It is centrally located to Beltway 8 for quick travel to Clear Lake or Sugarland.
The Townhomes at Lake Park was my first choice & I am a very happy resident. The staff is very attentive and friendly; they always fix any problem I have right away, and even check up on me to make sure it was done to my satisfaction. The townhomes have high expectations so you will never see any trash, loitering, or parties going on at the pool (unless it’s the weekend). If you have a family the townhomes are a perfect place to live! The price is higher but it is “luxury living”. If you’re complaining about the cost then don’t look in this price range, simple as that. Also, every time I call or email the office they answer right away. People must be calling the wrong number. Anyway Lake Park is a great community with great people, don’t let the bad reviews with the fake names make you over look them!
The prices are ridiculous for the small footage wow!! You can rent a 3-bedroom house for the same price as a one bedroom from this place. They should be ashamed of themselves. Only people who don’t pay attention to the sq footage will think the prices are a good deal. They’re plenty of other beautiful apartments around Houston where you get THREE bedrooms for 1300 a month.
I will be moving in this month, and I will say that Lucy, the assistant manager made the process so easy. She was fast and efficient. Much appreciated! I am anxious to move in, and get situated.

Love the nice quite community. Location is a key...minutes from beltway and 288, shopping and restaurants. Nice walking trails. Indoor gym and outdoor miniature gym on the back of complex.

Terrible! Absolutely terrible! Water leaks power outages poor construction outrages prices it’s horrible. They are price Gouging! They went up 300.00 on a unit. I have so many issues with construction and management I want out of this hell hole!
Was really excited to move in, then was told to hold off on my deposit, didnt hear back so i found a new place i was told i would get my ad fee back and since they didnt get back to me in time im not getting it back. trash.
Horrible and rude staff. Bad crime in the area, Roaches and my car was broken into twice since living here. DONT MOVE HERE!!

I think its great to finally have townhomes in Pearland outside of Shadowcreek and Pearland Parkway. The proximity to Tom Bass and 518 are appealing. I cant wait until theyre finished!
