Only time will tell as I am reading these reviews in horror. I recently signed my lease and am looking forward to the move. I must say that my leasing again, Cedric Grant, has been phenomenal and I pray he does not leave. He is very helpful and has been instrumental in allowing me to make the decision to call this place home. I pray truly that the experiences I have read here are isolated incidents as I see terrible things from a variety of apartment complexes. I am good with the location close to everything very clean well kept property and the floor plan is wonderful. so far so good I am a few months in my lease, no issues I love it here. No complaints and would recommend! I pray it stays this way I want to live here for a good while it’s very quiet and safe. Quiet is my jam if you know you are noisy ya animals ya kids ya music go buy/ rent a house! apartment living is not for you !!!! Stay away. It’s nice and quiet I found this online I did a drive by on the weekends at night it was quiet and clean still. So I did the entire app online no assistance from office that was in a transitional period and closed on Saturdays at the time.like I have read previously I’ve experienced as well the no answer the calls to the office. The changing of system to use for maintenance request the delays with request being worked. Yes the walls are thin you live in apartments what do you expect. Yes could do better at time on weekends to start cleaning, repairs tree cutting blowing debris after 8am would be fair to folks that are off weekends and still asleep. It’s the acknowledgment of things that matter I can go into the office and it’s all directed to log a request not taking ownership can be a problem. Please office staff y’all gotta do better at listening completely before responding with no resolutions at least give one resolve before saying that the tenets did something incorrectly. I am still giving somewhat of a high score because it’s not all that does that but the majority of them do and that needs to change fast. It is a new team and things are looking up under Taylor V the manager. The maintenance guys have been efficient and professional too. Thanks Property team I appreciate each of you. Most of my contact has been with maintenance guys and Taylor V, happy to report it’s been delightful.
When we first moved in back in March 2024, it had been an OK experience. There are some things that need improvement like the cleanliness of buildings and such. I know it’s headed in the right direction with the recent management change and Sandra!Sandra and Taylor have been amazing in answering any questions I have and work promptly on all requests. Sandra has always been willing to help locate packages and assist in any way needed.Taylor took care of a request I had put in and was completed quicker than I anticipated.They are going above and beyond.It has gone from an OK experience to a great experience 😊
I lived here for over a year and let me say, what a year wasted. From month two, I knew I wasn’t going to like these apartment. Every time you walk into the office there’s a new receptionist. The walls are thin as paper that you could hear a ant crawl. You can hear anything from outside conversations to neighbors walking above you. Dogs barking past their “quiet hours”. Someone tried to kick in my front door (pictures attached) early on in my least thinking it was the old tenant. All the trees are dead and will fall so be aware of that. The only thing I like about this place was the floor plan I had. Other than that these apartment are not “luxury” like they claim. I know they don’t care about their residents because who allows heavy machinery to come and cut trees down at 7 in the morning making all types of noise (video attached). Find somewhere better to live seriously.
What an unwelcoming experience! Made an appointment (scheduled online by their management company) and came at 9am per the three different confirmations. After letting me without an introduction, the manager placed us at a desk while they ‘finished up their meeting’ - no other words were said to us. This was after a scavenger hunt to find the leasing office to begin with, it’s super disorganized. After 30 minutes, I ended up having to leave because they clearly were not finishing the meeting and I had to get to work (they arnt open on weekends) and instead of apologizing or trying to reschedule she just rudely asked who scheduled my appointment because they don’t open till 10. First, that could have been explained when I first said ‘I have a 9am appointment’; second- a little professionalism goes a long way. There was absolutely no sense of urgency to right the wrong; third- the grounds were unkept, there was trash along the buildings, and every single gate I encountered was broken and left open. I would not recommend this place and have tried to reach out to the managing company and have received nothing on that end as well so wouldn’t choose any other properties Brookfield owns as this was absolutely unacceptable.
The new management is trash, they don’t pick up any calls, you have to request maintenance a week in advance and even then it doesn’t get resolved. You have to show up in person for them to work on your request. Please go find another apartment otherwise you’ll be wasting time going to the office for every request.
Ms. Tawanna was friendly and professional, she was very detailed about the each apartment unit. She showed me all of the amenities on property. I don’t think I need to look at any more apartments, I believe I found my new home.
Lived here for about three years now. I have NEVER been this ready to leave a property. With Brookfield, the staff is ever changing, nothing works, the pools are filthy. The Leasing office never answers the phone or returns messages. Saturdays and Sundays are now closed for the leasing office making it more difficult to get in contact with them. My AC is out and the emergency maintenance cannot tell me how long it will take for someone to come out and fix it. I would not recommend this place with the new management.
DO NOT MOVE HERE!! I REPEAT…DO NOT MOVE HERE!! I moved here in 2023 and I had no major issues. Neighborhood is good, good location, staff pretty much on top of things. The gate started acting up early in 2024 and they just managed to never get that right. Then in Spring 2024 Brookfield Properties took over management and its been all downhill since! The gates are now swinging in the breeze with empty promises of being fixed. The entire leasing office staff walked out one week and quit. Its somebody new, except the one manager and her hands are so tied! Never can reach anyone and as I sit here now with my refrigerator out since last night losing my groceries by the minute I have tried calling every number. That 24 hour maintenance sign on the website is a LIE!! I have been trying to reach people all morning. The office is closed on Saturday because they have no staff! There is no maintenance to be found anywhere! I only renewed my lease at the very last minute because I couldn’t find anything near the school in my price range and the rent here only went up $10. I am out of here next year even if they go down on the rent! I feel like I was bamboozled because if Brookfield was in charge when I looked at this place I would have kept it moving. Did I say do not move here? DO NOT MOVE HERE! Do not be tricked by the neighborhood, because while it is nice it is not worth the headache and how SORRY this management company is!
If I could give this property zero stars and report it as fraudulent to the BBB.Villas at Shadow Creek is, without a doubt, the worst apartment complex I have ever lived in. Management changes constantly. The front gates have been broken for months. The leasing office never answers the phone or returns messages. And they recently changed their office hours, so they’re now closed on the weekends — good luck getting anything done.
If you enjoy peace of mind & a responsible, efficient property management, then this community is not for you. The current management is the worse that I’ve ever experienced. No one answers phone calls, responds to emails or get stuff done on time or at all. Twas better when I first moved in 2yrs ago but since the new management came it’s been one horrible experience after the other; dirty/closed pools all summer, last minute notification about unavailability of facilities paid for, charging late fees for bills that they didn’t post on time to begin with. It might be better staying in the ghetto than in a place so poorly managed
With my 3 weeks experience living here it’s been one of my worst. And all this is due to lack of communication of the leasing agents in the office. I wish they could improve on that.
Came in the office after work today 2/4/25. Stood at the door, nobody greeted me to even say Good evening, give me 1 moment please. One lady in the back to the right was on the phone looked me right in my face, never said anything. Another lady at the 1st desk when you come in to right was on a call, but just never even said give me a moment. Nobody acknowledged I was there. This is the 2nd time this property has done this when I’ve come to look at their units and get information about pricing etc and even to look at a unit. I will not come back!
Leasing Agent, Tawanna Petty went beyond the call of duty to assist us. She immediately greeted us with grace. Took us on a tour of all the amenities on the complex. Recognized our needs. Showed us apartments to meet our needs. Walked us through the process of qualifications. She is very hospitable. A great person to talk with. EXTREMELY POLITE, SMART AND DEDICATED TO HER JOB.THANKS TAWANNA!
I’ve been living here for a little over a year now and I wish I hadn’t renewed the lease. The property is disgusting. The pool has been green for MONTHS. People walk their dogs and it’s crap everywhere. I can’t even walk to my own apartment comfortably bc there’s trash bags in the stairwells. And if you call maintenance, they don’t respond. Even when you go into the office, the people in there say “I don’t actually work here.” This is not a luxury apartment. This is a dump.
Never answer the phone, been trying to contact someone in office the past Month about an over charge… stayed here for a year and was always hard getting someone on the phone. Would have to leave work early anytime I needed to speak with someone that way I can be them before they close… Always sitting around in office but don’t answer phone. I have sent 3 separate emails and no response

I came to view the units at the Villas at Shadow Creek, for my friends. Ms. Tawanna was very kind, answered all my questions and showed me multiple units (they have a variety of floor plans). Overall, great service from Ms. Tawanna. I loved the renovated units 😍
UPDATE: DO NOT LIVE AT THIS PROPERTY! IF I COULD GIVE IT ZERO STARS AND REPORT IT AS A FRAUDULENT COMPANY TO THE BBB, I WOULD!It took 2 weeks for me to secure a rental ledger for verification to move into my new apartment. I sent emails, phone calls, voicemails, all with no return.I was mailed a refund check upon move out that was supposed to arrive within 7-10 business days that did not arrive until nearly 3 weeks later. Mind you, I still live in Houston.Upon trying to cash the check with Western Union because I didn’t want to wait for the check to clear with my bank (I’m sick of waiting for what is mine with this ghetto apartment), the WU rep was put through the ringer trying to find an adequate phone number. Finally, when we found a number that worked, the first leasing agent lied stated the system was down. When I was transferred, the second leasing agent, Crysta, was absolutely no help. Apparently there is only 1 person that is able to verify checks (Taylor) who was in a meeting for some unforeseen time and I would “get a call back”. A lie I heard countless times before in my move out process.If you have any self worth, DO NOT LIVE HERE.Sandra Prieto, Taylor Varnes, Crysta, have failed to do their jobs countless times and YOU will suffer for it.VILLAS AT SHADOW CREEK IS THE WORST APARTMENT COMMUNITY I HAVE EVER LIVED AT IN MY ENTIRE LIFE.Lived here for two years. This property gets progressively worse by the day it seems. Management is consistently being changed. The front gates haven’t worked in months. Package facilities are locked with no access with key fobs. Leasing office never answers the phone or returns messages. They just changed leasing office hours so they are closed on Saturday & Sunday, so good luck with that. Like it is truly a mess. I’m excited to leave in a few months. You can live in the loop in newer properties for less.
Just recently toured this apartment complex and it was immaculate. The service was great and Tawanna did an amazing job keeping me informed on my incoming leasing date and rates for my apartment .! I definitely recommend 100%
Moved in 3 weeks ago and all I can say is they have the worst property management . They have no customer value. If you value peace, this is not the place.
Had a few issues that needed to be addressed by maintenence. Explain the issues I was having to Andy, and he took care of each one of them. Very pleased with the outcome.
Management company has changed since moving out, I gave proper notice, received my final account statement and deposit refund and then I receive a bill that I owe money for a month that wasnt even part of my lease. Since then I have left 2 messages and talked to the employees in the office who said they would pass my information along to management and they will be in touch because they are either not in the office or busy with something else.As of this review I have still not received a call or email back and its very disappointing, frustrating and unprofessional. I do not recommend this community to anyone looking for good customer service or good management.
While I enjoyed my first half of the stay, this place management is terrible now. With new management, staffs are not cooperative. They barely attended calls and maintenance request has been hectic. Finally on my exit they unfairly forfeited my deposit and charged me extra. I reached out to on site Manager Sandra and the regional manager Tricia. They both tuned deaf ears. Highly unprofessional and unfair practice.
These apartments are horrible!!!! Don’t walk RUN RUN RUN as fast as you can from these apartments!!!! There was a hurricane that took place on July 8th, I made my report to the office of damages it’s been over a month now. No one has came to do any repairs. Now I have mold in the apartment and they came and sprayed instant mold killer and left the bottle in the apartment. They have no manager no corporate office this guy named Derrick is in California trying to run a property that’s in Texas. My rent is $2300 a month they haven’t offered a discount. They have been no help to me or my family. I’m contacting the office of Health and the office of BBB first thing this morning. They sold the property and the new company is horrible. Brookfield count your days this not how you treat people.Update: The maintenance team came in and they cleaned the mold or mildew and instead of removing the items that the mold and or mildew are on they decided to screw a cardboard box to the ceiling . This is the way Villas At Shadow Creek handle business. So again don’t walk don’t jog run run run run do not lease from this apartment complex Brookfield property management horrible management company!!!

Since Ive been here for about 2 years now, I am changing my original rating.Last May i renewed my lease, and I was sent a confirmation email. However, i was given a notice this week, saying that I need to renew my lease. When I called the leasing office, the person on the phone was not able to look up my account but he would get someone else to get back with me.As Im typing this no one has reached out to resolve this issue. Additionally, my a/c is out and when I tried to call the maintenence number, it says line busy and hangs up. The new app does not allow us to put in maintenance requests so I called the leasing office yesterday. They said they would put in a maintenance request but not a priority request. Since its feels like 109 degrees today according to the weather app, theres a possibility of me getting heat sickness in my apartment.In Texas if a resident informs their landlord of problems with their a/c the landlord is responsible for resolving this issue on the same day, but no one has stopped by to repair my a/c as of yet.I tried to stop by the leasing office this morning but no employee showed up while I waited there for 30 minutes.A prospective renter drove up wanting to sign a lease with this apartment complex and I strongly discouraged them because I dont want anyone to go through what Im going through right now.I am disappointed by this apartment complex.

I am not having a good experience with my new apartment, I transferred from a 1 bedroom to a 2 bedroom. The apartment was not cleaned before moving in and was in need of a thorough cleaning. The toilets needs to be replaced they dont flush completely, even when the toilet is empty it smells and water pressure is low. The pipes are clogged with sewage and the place has a horrible smell. The pipes and drain from the sink is nasty water comes out dirty. The garbage disposal is rusty and dont work. The rusty water comes up from the other sink when trying to clean dishes. Part of the refrigerator is broken and has small flies in it. I have taken it apart and thoroughly cleaned with bleach but the bugs are still there and i dont know where they are coming from. Because of the nastiness of my kitchen l have never been able to cook or eat in it. The base boards/walls were not recorked and weird bugs have come through walls. Washer barely works, dryer takes several runs to dry clothes which has caused my electricity bill to be $400. The gates are never closed which allows open access and is not safe. Most of the wall sockets dont work. Light bulbs were not replaced. Maintenence is lazy and rude. Front office is nonchalant about apartment issues and lazy. Trash is constantly left for days but we are charged for trash pickup. The apartment has lots of trash on the grounds. The apartments are not safe. Thefts and vandalism happens often. Murders get swept under the rug. I have reported all of these issues and more with no resolve.
Margarita is great! She helped us get the apartment we wanted, it’s been such a big change from my previous apartments! So far we love the area, our apartment is spacious at a good price,and peaceful. Loving it here so far.

For the amount paid monthly, I would think my appliances would work properly and be better serviced. I have complained about my dishwasher since moving in and no remedy or has it been replaced, same as with my refrigerator it makes noises all throughout the day and night, along with being old and outdated.My washer still has a strange smell to it, no matter what I do. Ive been trying to hold off moving until my children are out of school but its becoming harder.
The quality of living at these apartments have plummeted.Spoke to Derek (supposedly the guy in charge) to resolve some serious issues that Brookfield Properties has created for me since they acquired these apartments three months ago.Instead of addressing these concerns, Derek whined about the problems Highmark has caused him and that hes having a hard time hiring people. Yikes. Unprofessional and embarrassing.

From my move-in to the present, the office has remained professional and respectful. I always get assisted with kindness and knowledge. The maintenance team works better than I have ever experienced. Shout out to management! So far, so good!

If I could give ZERO stars I would! I’ve been living here two years and recently renewed my lease! As of today November 30, I will NOT be renewing my lease next year! Management here is completely rude, nasty and so unprofessional! When I moved in, nothing was done, everything was half put together. I pay 1,000+ every month , ON TIME and cannot be treated with respect.It is a hassle to get through to the manager, it’s always she’s busy, or she will call back and never receive a call. Today I called in regards to my AC unit not working, whomever the rude agent was (she would not state her name) was completely rude and of no assistance! She tells me that a broken AC unit is not an emergency, and maintenance will get to it whenever they can because other requests were before mine, when I repeatedly told her that JT told me to call and they will come back out if the temperature in my apartment continues to rise. The only thing she kept saying the entire time while I was talking was “Umhm” which caused me to completely lose my cool on her! I pay too much money here to not get things done when they need to be done! Since Ms V left, management has sucked! I’ve called many times regarding lights that have been out for months on the back side of my apartment building, and the building across from mines, it has yet to be fixed.It is frustrating and such an inconvenience. The area is only nice, but the apartments is completely TRASH, and I would never refer anyone ever again to come to this trash dump and deal with a management team that do not care for residents!
Beautiful place to live but the maintenance people are extremely lazy and wont do their job correctly or at all.
Is serene, comfortable and convenient! With amenities like high-speed internet, water, and electricity included, has essential services for modern living. Additionally, having access to a swimming pool is a fantastic perk for relaxation and recreation. Overall it seems to offer a well-rounded package of amenities for a comfortable lifestyle. I moved in a week ago and so far loving my new place, the process was very smooth thanks to my amazing agent Alexas Houston who kept me updated since the day I applied and made sure that I was happy with my decision on the unit. The apartments are always clean and the office staff are always very nice.
No communication. Keys arent functioning on pool and parcel pick up and this wasnt communicated via email or note on key areas. Maintenance is quick to get here but half done. Stunning up to move in was chaotic. Theyre reactive not pro active.

I relocated from DC to TX and looking for a place sight unseen I was nervous but working with Jordan has made my transition easy. She processed my application quickly and talked me through the process once I was approved. We spoke periodically prior to move in day. She even reached out two days prior to lease signing to confirm that I was coming and to let me know she wouldn’t be here the day I signed but she left details for the other staff on site. My apartment is beautiful and I couldn’t be more happier to have chosen this community.

We moved two weeks ago and everything has been great, from the beginning Alexas Houston was our advisor and she made the entire moving process very simple, we love our place, the apartment are very good and the maintenance team is very friendly, so far so good.
I just recently moved in therefore, I can’t say much about the community besides the apartment itself was very clean and in great move in condition! My move in process was phenomenal, thanks to………Alexas Houston! Alexas went above and beyond to make this process a great experience! I’m sure the extra research, such as school bus pickup and FaceTime calls of the unit, is not a requirement of her job, but she had no problem with doing it. Alexas was extremely helpful and professional throughout the entire process! I would strongly encourage anyone that requires a leasing agent that has patience and a willingness to go above and beyond to contact Alexas Houston!!!
I had a very good experience with my leasing agent Margarita Zavala. She’s always helped us with a smile on her face and returns our calls fast. The maintenance team has also been great and are also quick to solve any issues. I am very happy with my experience here.
I had the worst experience with the front office and moving out with this location. I moved out in 2020 and the communication was poor to say the least. No office hours, no appointments available. Trying to get in contact with anybody was dreadful. They charged me extra rent because I couldnt drop off my keys, even though the office was locked so how was I able to do that. I emailed them proof that the apartment had been empty for all those days, and they said it wasnt enough even though the contract states that it was. I do not advise anybody to live here, the trash pickup which is an extra charge was also awful. Our washer broke down at least once a month and they basically wouldnt replace it. The manager and all the front office would give you the go around when you ask questions, apart from their bad attitude. If I could give them negative stars I would.
The whole leasing team including management is horrible!! I would tell my entire experience but it would take too long. To make it short if you ever want to do a transfer from one apartment to another, with all the trouble, unprofessionalism, lack of communication, and attitudes you’ll have to go through you may as well move out and find a completely different apartment complex. There’s new leasing agent almost everyday so all the things that you’re ever promised by the manager you’ll never get to see or speak with, the leasing agents won’t ever be any help! They’ll even tell you they can’t help you. The manager may as well be the President of the U.S. because you’ll never get to see her, she’s in “meetings” every day that she’s in the office. The leasing agent that’s been there longer than the temps MARGARITA sucks as well. She’s the one that’s been there but never knows anything or doesn’t know what to do (as so she says), she’ll blatantly tell you “i don’t know” and not help with anything. Worst Leasing team i ever came across.
Thursday, Septembe 7, 2023The worst, uncaring, not concerned about the resident, manager. There was a fight and shouting in phase 1 and she Ms C. asked if I thought I heard a gunshot. She did not call the police, I called them and they were here quickly. The young men that were out out of the apts. at the end of August would come back at night and stay over. The manager stated today September 7, 2023, that the locks were changed today.She dose not care because she does not live on the property. The pool at phase 1 is used more by others that dont live here, and she always say there is an officer that live here, but he or they are never at the pool to check only there when they are called.The gates have been broken and you cannot use your keyphob to get in for nore that 3 weeks. She stated that there are cameras on the property, but where, because there have been break-ins of cars on the property. Believe me from day one had to ahve items replaced inside the apartment. It would take to long to mention each of them. If you desire to know contact me.The community should be made aware of the various incidents and happenings on the property for saftey and awareness.Do these type messages get to the top tier managments?I had to complain for months to get lighting on the apartments breeze-ways and street enterance. It took 3/4 weeks to get a new appliances.The young men left and went to the pool area, changed and removed their clothing, walking through the breeze-way of another unit, looking back. It is sad here, where is the protection of the residents in Pearland?Are the Villas the Hood Apartments in Pearland, next to Shadowcreek PKWY? Help!After sharing with her she went back to her office. Oh she didnt because she was on phone calls, but had been briefed. The worst!I have had several incidents since moving here in March and she has not once removed herself from her office to check on any of them. She has made excuses to not be concerned.

We came to tour this complex a few days ago and fell in love immediately! The amenities offered are amazing and the grounds and apartments themselves are well kept ! It’s a great place to look at and we are definitely considering moving here ! The highlight of our tour experience was Alexas Houston ! She was so detailed, thorough, and just all around extremely helpful and knowledgeable ! She accommodated us and even went above and beyond to try to find a model apartment for us to view with the floor plan we loved ! The Villas at Shadow Creek are lucky to have her there because she was truly a gem ! I would recommend anyone interested in this complex to request Alexas Houston for assistance on tours or any other matters !
My move in experience was less than ideal to say the least. Nothing was set up. The leasing agent was one of the most inept individuals I ever dealt with and the one who was filling in for her on the day I moved in was of no help either. Instead of providing solutions all I get is Its somebody elses fault. Theres no sense of corporate accountability. If I was not such in hurry to move from my previous apartment due to safety issues I would have chosen another place.
These are the best apartments I have ever lived in! The staff is exceptional from the maintenance team to the office staff. Everyone is so polite and caring, they get things done when they say they will. Any problem I have ever had was solved in a day. Ms. V, one of the office mangers has helped us from the time we applied to move in and after that. She is so wonderful and dedicated to making sure we are satisfied with our living space. The amenities are unbelievable and very COVID friendly. I recommend these apartments to anyone who is looking for a luxury home with a great support team!

The leasing agent, Jordan is marvelous! I made an appointment to tour a non-upgraded 2 bedroom 2 bathroom unit. She was very knowledgeable and well spoken. Her way of interacting with potential residents makes you feel comfortable and at home. Also, I love that theres a walking trail to the junior high school. I would have signed here had other career opportunities not prevailed me elsewhere.
Although Jordan was informative throughout applying.. I did get denied for them not verifying my income with my job and she sent me link with my report that had absolutely nothing to do with them failing to verify my income with job after documents given I requested three times for property manager to call me and once denial was sent the prompt response’s immediately stopped. Still waiting on a call from manager on explanation as to why she did not verify with my job as I called the service that provides that and they received nothing on my behalf. I find it very unsettling the customer service after they were done with me called twice left voice mails no calls back or text! -Nyla B
I applied here a few days ago and awaiting my approval and I will give an update but so far Ms.V and Karington are AMAZING. I’m really hoping to be approved to live here. The community is nice and refreshing. Office staff are so helpful and inviting. Amenities in the apartment and community are nice especially the pool and 24 hour gym. Ms. v makes sure she can do whatever there is to make sure you’re satisfied. I really hope to move here.
Victoria was my leasing agent and she went above and beyond with helping me get into my 2/2 upgraded/renovated unit. She was very professional and understood the assignment! Thank you bookie. I’m very happy with my unit.
Was interested in moving at first someone was nice enough to provide information, when I had decided on move in date when back for more information another lady at front desk asked if I needed help I asked her and she really didn’t want to help me, she was real dry with conversation seemed like she didn’t want to be there. I’m glad I didn’t apply for that place I’m sure they don’t even help the people that live there. So don’t apply go somewhere else if ya can not worth the trip here.
When I first moved in, I enjoyed living here. Andrea Poe was a great help in the front office and the apartment complex itself was quiet and clean.Things are changing here, though. And I’m not noticing much effort from the office to resolve new issues. In fact, my last few interactions with the front office have not been pleasant. I’m treated like I don’t pay $1000+ each month here ON TIME. I would like more friendliness and better customer service when dealing with the complex personnel, including the owner who was rude to me today.
Very responsive staff. When I needed guidance on navigating through the website my leasing agent Victoria was right on point and very patient.On move-in day, bcz I was able to electronically pre-sign the paperwork, everything went post smoothly and quickly.

My boyfriend and I were scheduled for a tour. As we came in, mind you we were 5 minutes early ,we were greeted rudely and was told give them one second and someone will be giving us the tour in a few minutes. We stood for 5 minutes and then sat down and still wasnt helped after sitting for 30 minutes. The entire time we were there, there was a young black lady assisting someone with their lease and an older caucasian lady who was not doing anything, she interrupted another young ladies lunch to ask her when her lunch was over so she could give a tour when she shouldve just done it considering she wasnt doing anything. The young lady had 30 minutes left on her lunch and we were not going to wait any longer because our appointment was scheduled. Well, seems like this place is going to miss out on some money.
Total incompetence in the front office. I had no AC for 7 days!! Texas state leasing laws require them to fix it on the same day.I put it an online order (because they said it’s the best way to put in a service request) I heard nothing for three days, so I called my leasing agent and had her put in an order. I gave them permission to enter my complex since my wife and I were both at work. I was promised that it would be resolved that and when I went home that evening it was 83 degrees in my apartment. They never called or reached out to me but I tried to give them the benefit of the doubt because their maintenance staff is small but then Tuesday rolled around and I was still without AC. Finally I called the front office and finally got connected to the property manager who finally sent a maintenance man (who was awesome!) the property manager was rude and tried to put it on me, saying that they came by on Friday and knocked on the front door which was dead bolted. Anyone with common sense would have tried the back door or call me but that didn’t happen. I contacted corporate for a little compensation, I didn’t want free rent I just wanted a reasonable amount taken off since I didn’t have AC for 7 days but I didn’t get that.Keep in mind they’re always in a hurry to fine you if you leave a box on your back porch or if you put your trash out a little early but if they screw up then they go unpunished. The only person who lost here was me.They literally broke the law and nothing is going to happen to them.On a more positive note our maintenance man who assisted us was great! His name was Elmor and he fixed my AC in a timely manor on Tuesday. Thank you!I will not be renewing my lease.
This will be my 3rd year living at this apartment complex. The apartments are nice and big. The cost is lower than most of the other complexes around. The fire sensor is too sensitive. A little cooking smoke can make it go crazy. Dont fry anything without the vents on high. Not too many noisy nights from residents. Noise will mostly be from people coming in late with loud car music, but its gone once they park. Nothing much goes wrong in my apartment so I dont have much reason to interact with the office staff (compliment). They office staff does complete my requests when I have issues by a day or two.

I lived in this complex since March 2015 and have moved out. I experienced the same issues that other reviewers stated - roaches, lack of properly completing maintenance issues, noisy neighbors, etc. The most crucial issue was during/after Hurricane Harvey. The roof in the entry way was leaking along with the windows. Water was coming down the wall and inside of the walls. I know there was water inside of the walls because you could see it seeping through the walls. One of the overhead beams cracked with the water coming through. After a day, mold began to be visible. I sent in a maintenance notification about it stating that I had a health issue and was concerned. That was late August. In early October, nothing had been done. I had experienced problems health wise because of the air quality in the apartment. No communication by the office. Nothing. I contacted the management office to no avail on Oct 5. I spoke with the Manager and told her that they were in violation of the Texas law for implied warranty of habitability. I also let her know that I had been told that I had just cause for a case - her response was youll just have to get an attorney. The manager came to see the apartment on Oct 13 and the contractor said they would paint. I heard her tell him that they needed to take out the sheet rock and treat the mold. She was standing in front on me with her back to me, but based on what happened I feel she was only saying that for my benefit. The contractors came in on Oct 17 and painted over everything. Not a good thing when you are dealing with mold. I moved out and I pray for the next person they rent the apartment to. Ironically, the person who had the apartment before me also left a review of the issues they experienced while living there.The tenants pay a lot for this property and deserve better.
I have lived here for a year so far and it has been an excellent experience as far as apartment living is concerned. I m proud to call this community home. I have signed on for an additional year and am transferring to an apartment with a few more amenities. The permanent staff of the community know myself and my spouse by name, have always been helpful. I had only one horrible experience and not only did the manager apologize and go out of her way to rectify the situation, it wasnt even the fault of the employees of the complex. They continue to make this place a great place to live and I also cannot wait to see what will come once we are past covid-19 as this community held events with the residents before the pandemic. It might be a bit pricey for some, but its worth it when it comes down to the apartment, its amenities, and overall the people and enviroment and safety of the community in general.
I really enjoy living here. The community is peaceful and I never had any issues with noise, despite this being an apartment complex. I really liked the lockers for out packages, not many places offer that. It gives you peace of mind knowing that no one can take your package. The apartments are also very spacious compared to the other complexes nearby, the Villas definitely offers a spacious floor plan.
Living here for a year and a month. I read before moving in from a former tenants review that the Villas at Shadow Creek was the bougie ghetto . Sadly this is true. The apartments are nice and the maintenance is timely but the residents they are accepting lately definitely havent been vetted.Just this evening my neighbor got their door banged in by the police and Swat outside their door. My other neighbor lets her children run around non stop until they get tried in the wee morning hours. My other neighbor leaves her trash open, spoiled food all in front of their door and no one cares. Ive emailed and no responses. They are more worried about valet trash services and raising rent than the quality of tenants they have.We are definitely moving after this lease term is finalized.
Great move in experience, Victoria was amazing and the whole staff, I would say the only complaint i had was when I moved in, some cosmetic painting wasn’t the best, but other then that. Clean apartment upon move in, quiet community. Amazing
Im a new tenant but so far my experience has been a great one. I began my journey with Perla and she really made me feel good about my move. I love my apartment and Im so satisfied with my choice. I cant wait to get better acquainted with the community. This really is prime real estate...everything is at your fingertips with this location. Im home!

The Maintenance worker that came by was nice and helped fixed my a/c. I’ve made quite a bit of maintenance requests for the same issue:my a/c pipes freeze and the a/c stops producing cool hair and the temp will quickly rise to 81° inside. Maintenance comes out whenever I need them to but having the same issue since I moved in last yr is getting ridiculous. Frozen pipes and summer temps is not cool!!
From the application process to move in went very smoothly! Mrs. V and Larry were both great. Maintenance request are completed in a timely manner. The grounds are kept clean 😊 I have no complaints. My family loves it here! 🥰
Started well the first 6 months, but this property is plagued with problems. I would recommend to stay away from this complex. There was a smell / chemical issue from some neighboring apartment. There were multiple AC issues during the Texas Summer. The management is bad, and the one decent one left last year. There is a roach problem. They have some shady policies that cost me hundreds of dollars. Management claimed they sent a renewal notice and quote, but I never received it, resulting in my rent price going up substantially.
Its a very quiet community. I work nights and Have no issues sleeping aside from the days with lawn maintenance but that cant be avoided. I have had a good experience and no real problems. My a/c stopped working once and I put in an online maintenance request and they sent someone over within a couple hours to fix it.
All of the negative reviews are spot-on. Out of all of the apartments that Ive lived in, VSC is by far the worst in terms of staff, upkeep, and amenities, and I pay three times as much here than my first place.If you choose to live here, know that the staff will completely ignore you as soon as you sign the lease. Know that your appliances will not work, despite being labeled as brand new. Know that you will have leaks. Know that the wiring will be faulty, with switches that do nothing and bulbs that simply turn off after a period of time. Know that when you bring this up to management, they will a) not talk to you for 3 days, and then b) send a rude maintenance worker to eventually come out, take one look at the issue, say that they wont fix it, and then leave. Know that your neighbors will pile mountains of garbage outside their doors for the trash valet service, who will then come and rip the bags while they take them away.Thank goodness I had the foresight to document every issue very clearly upon move-in, so it will be very difficult for them to stick me with any damages charges. As soon as our lease is up in April, were out of here. Id rather pay a mortgage than spend another year in this dump.
I moved here in 2017 and since I have been here I have no complaints. The staff has been perfectly friendly and helpful to me and when needing maintenance request filled, always expedient, always on time, and always resolved. The atmosphere here is very pleasant beautiful grounds beautiful Neighbors. I cannot say enough about Ms. V and Elmer; there is another maintenance gentlemen I would like to add however I dont know his name they all are so kind and have helped me so much all I can say is thank you I wish I could do more.

Do not move here! It’s not worth the the rate they charge. People from outside the apartments constantly go to the pools it’s always packed, People are always smoking weed at the pool, leave a mess with alcohol bottles chairs in the pool. How can I take my kids to the pool like that. Gates are always broken, outside lights around the complex are always out so it’s dark easy to break into cars which happens often. And maintenance takes forever to service calls. My sink and tub has been clogged since Tuesday and no one has came it’s now Monday and I’ve called twice already and nothing and I will be calling again today which would make 3 times. Save your money and move to another apartment complex down the street even if it’s $60 more. These apartments are getting too trashy for the price. Can’t wait to sign my 60 day notice on Wednesday!
The property looks nice but thats about all I can give you since I didnt even see a unit. I scheduled an 11:30 appointment and I was assigned to Amber. When I walked in Amber was working with someone else who had just walked in as well. I was on my lunch break so I asked if the other young lady could help me instead since Amber was busy. The answer was no. So there I wait for about 15 minutes. I use the restroom and return to Amber saying You ready? as she stood with keys in hand. I reply yes. In apartment shopping most place sit you down see what youre looking for, ask when you plan to move, show what they have available based on your needs, but nope not here. She said Ill need your ID. No formal greeting, no information on specials, and no care in the world as to the type of customer service being given. She was not rude at all there was just a certain vibe that didnt sit well with me so I declined to even proceed and left.
I love living at the Villas at Shadow Creek Ranch. Great service and maintenance request are always taken care of right away. The staff is always friendly and very helpful with any issues we may have. The location is very convenient to shopping, schools, daycare, gyms and I can easily walk out of the gate and jog to the nearby running trail in a beautiful, safe, neighborhood. My family and I feel very safe and love living here. I highly recommend.
I would never recommend this apartment to anyone ! We left our apartment immaculate and spoke to the staff about leaving our contract early due to our house that was being remodeled. We paid a reletting fee to get out of contract and was told it would not effect our credit or deposit. Now a month later they tell me we are not getting our deposit back due to an outstanding water bill and because we left our lease early. We also put down an extreme pet deposit . This is so unprofessional, all they tell me is a manager will call me. There is no reason why we should not get our deposit back.I will expedite this matter further.
Ive been living here for 2 years. Intially no major issues while here the 1st year. They changed management. Now maintenance takes forever. I even had an incident of a lawn care person trying to get into my home and ran away quickly. I had called the office very frightened and all they responded was oh okay Ill go check it out never got a call update on the situation or myself. I couldve been in a bad situation if my door was unlocked. There are several police men living on site so I dont see why they couldnt have been more helpful about it. Theres always people here that dont live here park and smoke weed. Kids breaking into the pool. People openly smoking weed at thepool. Theres been incidents of break ins on several occasions. We had an incident with mold during covid and were only doing emergency calls. So we called and the lady was very rude and did not care that we had mold or had gotten sick. Not until I spoke of calling corporate and having our risk of sickness against them did they act accordingly. Its so hard to get in contact with the office. Our grandmother suddenly passed away and were losing a roommate. We lost our jobs due to covid and so we need to downsize. I called to give a 30days notice and they said they need a 60 days notice. How did we know that these situations would happen when our grandmother passed this week? Then they said wed have to cover an extra months rent in July even though our lease is up in June bc we didnt give a 60 days notice. How outrageous. We cant even afford it right now due to these things and so we quickly found something more economical bc of our situation and still able to give 30 days and they want to be so rude. Im sorry we cant control the situation and they are not being understanding at all. I would not consider this place until they change how they operate. We are real people with real situations. We been on time payers here and weve never been any issue with them or other people. We are respecting that there needs to be notice but how this situation is handled is not professional and not worth the high price. I do not recommend at all.
I have been living here for God knows when ( forever) best management EVER. A trial will convince whoever makes a choice of residing here. Maintenance is 100% to my satisfaction. Villas is more than a home. To the management, thanks for all you do . To me lol thanks for being a good and peaceful tenant 🤗💕
Terrible management. My son has lived there for a year and I have visited twice. Its noisy and very over priced. They require a 60 day move out notice or you have to pay for the remainder of your contract, plus lose your deposit, PLUS pay a $2000 relenting fee!! That is ridiculous! He checked on staying on a month to month until his other place is ready and they told him his monthly rent would go up $500 per month. His apartment is just a 1 bedroom! They are very unprofessional and in my opinion, they are price gouging people.
The office personnel is the best I have experience in over ten years. Seriously. They have always immediately taken care of my requests. And the maintenance people are the best. Actually Im very impress with all the personnel here. They kinda make it hard for me to continue my plan to buy a house. I give them two thumbs up!
A great place to call home. The entire staff is always friendly and greets you with a smile and are very helpful. The grounds including the pool and the workout area are always kept clean. I live alone here and could not feel safer anywhere else. Beautiful neighborhood with a nice walking trail. It could not be better located with all your shopping needs right down the street.
Been living here over a year and some of these reviews are ridiculous. There is not piss and filth everywhere, it is pretty clean. What kind of extravagant apartments have some of these people been living at? Sure there is trash sitting outside of doors every night, but the VIP trash service is very nice and convenient. They have only missed 1 day since Ive been here and are usually on time. The complex actually looks nice and doesnt smell like trash and urine like some have said. +1I did have a minor roach problem but cmon you are gonna have roaches at basically any apartment complex! It really was not that bad. I got some traps and the problem went away in the winter. Im guessing I found 1 cockroach per month. +1No crime in my area of the complex. However, I would not be suprised if there was a break in to some cars or even an apt nearby. Remember, this is Houston, this happens all the time. Gotta have renters insurance that will cover your place and your car if broken into. +1Office workers have always been nice and helpful, even after I signed my lease. Also, the online payment system is awesome. Easy to use and works great. +1I usually have no trouble parking and there is plenty of parking for my guests. +1Only complaint I have is the high prices, and prices are increasing. I will likely move out because I do not think this complex is nice enough to charge $1100 for a one bedroom. There are other options that I think are better. -1Overall: This complex is not that bad. Remember the majority of reviews you are reading on here are from people who are upset and venting on the internet. I would recommend living here....if you can get a good price.
The emergency maintenance line is no use i has a/c issues and it could of been fixed by just going into the apartment and checking the unit inside the apartment
The complex is beautiful and is located near everything I need. Jayci is the leasing agent that worked with me during the move-in process. She was very helpful and knowledgeable, and kept me updated during the process. She made this entire experience awesome!
I’ve lived at the Villas for over a year now, and I love it. The front office staff is always very polite. My maintenance requests have always been taken care of in a timely manner. Great location - close to restaurants and Town Center, and the units are very well kept.
I agree with all the negative comments. And Jessica oh yes this guy is right she has an attitude of a Fortune 500 company CEO! Cant wait til my lease is up. I pay $1670 for rent. I have to call for service at least twice a week mostly for my air conditioner. I am over this complex. I would rather live in the hood than this so called upscale community that reminds you of the hood anyway. And run as fast as you can from Apt 6105 please. Thank me later. Has been the apartment from Hell!! And management dont care at all!
The Villas was a nice place once upon a time until Jessica and her sidekick Chelsea arrived. The are the most unprofessional, incompetent, rudest people on earth. I dont understand how they are allowed to get away with the things they do! They violate tenant rights every hour of the day! I feel sorry for the staff that have to work for them. For some reason they are under the impression that they can mistreat people and get away with it! The staff turnover rate is unbelievable. Which is really sad, because theyve really run off some really great people! I hope Milestone begins to take a closer look at theses apartments and realize why people are leaving on a daily basis!!! When there are shootings in the apartments and the only way tenants are notifed is from the local news, thats a huge problem! When it rains be prepared to stay up all night emptying buckets of water from the rain falling INSIDE your apartment!!! I could go on and on and on about the endless things wrong with this complex!!! So just listen to the countless people who have taken time out of their day to review these apartments!!! This is NO VILLA or nothing close to LUXURY....I would advise anyone thinking about moving here to reconsider!!! Youd be better off living under 288 in a box!!!!
Got a new dryer because the last one kept stopping, Now the new one stop during a load and it won’t turn back on. Submit a new maintenance request on 8/27 (my boyfriend also called the office, but they don’t reply to VMs) still waiting for them to come by.
Bad experience.I moved out without discontinuing my energy service. Got energy bill for days I had already moved out. Asked help to Manager and no help was provided. I just gave The Villas free electricity for almost one month. Not even a thank you received only Im sorry. Lesson learned. I made a mistake but it seems not fair that I payed for energy I did not consumed.
Gunshots, roaches, dead mice, large dog poop, mold, leaking roofs and high rent along with questionable miscellaneous fees, and garbage workers urinating in bushesThe pool was never drained from the toxic waters that smelled like sewage from Hurricane Harvey. Just recently, gunshots could be heard from outside. The neighborhood kids are truly sweet, they enjoy running in the street when you are just trying get home, hitting your car with basketballs, throwing basketballs on your apartments roof and hitting your window, playing with fire crackers and trying to set light poles on fire. If you walk outside this lovely place, you will be greeted with the smell of human urine and large dog poop which is everywhere and oh yeah, let’s not forget the lovely dead mice on the property or the family of rats that run by the barbecue pit beside the party house.Oh yeah, this place is covered with mold beware of fresh paint. Also, leaking roofs and roaches are a big problem here too. Tenants are also required to pay a $25 fee to pick up one bag of your trash, I say one bag because the garbage men routinely never come, and you end up having to take it to the dumpster yourself. The garbage workers frequently, leave trash on the ground, and allow bags to leak everywhere, which causes the floors to stink and become sticky. These lovely gentlemen, also enjoy urinating in your bushes in plain view.Management also sent out a list of things you cannot do on the property and the fees they will be charging ranging from $25 and up. For example, if you leave your child’s toy in the patio they will charge you a fee dependent upon what management sees fit. If you enjoy, gunshots, roaches, dead mice, large dog poop, mold, and kids willing to destroy your property without a care in the world, high rent, along with questionable fees, urinating garbage men please move into the Villas.
Very nice housing and area, however once you become a tenant they cut off communication to you. Ive been trying to contact the front office for weeks and only got through to actually to speak to someone once. Even when I spoke to them they couldnt help me due to their manager being at lunch. I called back a few days later and ever since I cannot get in contact with someone. Their phones just ring and go to voicemail. You cant come in due to covid so how can I contact you to fix an issue??
Just awful. Main office is run in an incredibly poor manner, staff has an attitude when you ask them to perform in a professional manner, half the appliances are for show, and when we asked them to repair some of those appliances we were told they were like that in all the apartments. Signed an 11 month lease and I cannot wait for it to be over. Worst apartment Ive ever lived in.
Theft somewhere... Part of my vehicle is missing, and I am informing the office, I called, and told me to go to the office. When I went to the office, this lady is interogatining me like I am the theft, and even laugh at me saying who would call the office and not asking their name. And told me to call 911 and call my insurance and let them know. My point of telling/reporting to them what happened is, for them and the residents to be aware of our surrounding. Not to ask for a claim. I am just a concern resident. I wish for the management to know and the residents whats going on around.
This place doesnt deserve one star. Very unprofessional & rude staff. High staff turnover rate, all of the professional leasing agents quite. Never notified by management of whats going on in the complex for the tenants safety(there was a shooting two weeks after moving in and the tenants never received any notification, had to see the report on the news) The trash valet is a REQUIRED additional fee of $25 but your trash isnt taken out everyday and when it was, there is always trash left behind in the hallways and on stairs. In a nutshell every bad review that I have read on here is very accurate. They are ALWAYS adding some bogus additional miscellaneous fees. Definitely not resigning lease. Ive recommended this place to someone and the person moved in only to have issues with the office staff, Ill never do that again!
Like regular apartments. Nothing too spectacular. The trash can service is a little slow and some people will leave trash outside for days and because he doesnt work every day, the trash piles up and stinks attracting undesirable bugs. However, the pool is lovely and the apartment itself is gorgeous. Maintenance is always very responsive and right on time.
Ive been here for almost a year now and have had minimal problems. I love the area and the staff is great. No apartment complex is perfect... this was my first time living by myself, and as a young lady i feel very safe and comfortable here. I always get great compliments about my apartment as well.
I ditto ALL of the 1-Star ratings. We cannot wait until our lease expires in 2 months! This place is TERRIBLE! The management & office staff was an issue before we even received keys. It took contacting their corporate headquarters & a third party to get issues resolved to move in & its been a nightmare. Dont get me started on the property mamangers, past & present both have condescending attitudes. My bathtub has a HUGE hole due to shoddy work & its taking too long for repairs due to excuses. That is what youll continue to receive from Villas at Shadow Creek after they drop the ball...EXCUSES!!!!
I went in to get information on the apartment and when I asked to see an apartment Perla Navarro acted like she did not want to be bother and seem to not really care and just wanted to get back to her desk....it was no great customer service.i got a 5 minute tour and Im not even exaggerating. I was asking her a few question and it was more of a brush off answer like let me answer so i can go back to my desk type of service. The apartment that I did see was nice but was VERY QUICK (point point & go)
About a year ago or so I applied here. I got denied because I was a little short on income. My apartment locator spoke to Ms. Vee today and says she said since I was denied I can no longer apply ever again. I toured a month or so ago with Ms Vee now that I make more money working 2 jobs before I reached out to an apartment locator and I told her I got denied previously and the reason. Never once did she tell me this or show any documentation stating such policy. As if finding housing isnt hard enough...now this. Im just done....whatever. People about to be living in cars at this point. Dont apply here. Go some place else. There are nicer places in Pearland.
I have lived here for multiple years because of school zoning for my child. I loved it during the first few years, but every since a new company bought out the original there have been problems. Phase 1 is not taken care of as much as Phase 2, if I call the front office I rarely get a live person to answer the phone, the garbage dumpster in phase 1 was overflowing for days/week, and the service is not 5 STAR as it was when I first moved in. I am disappointed with the management to say the least. The cost of living here versus what you get do not compare!
Ive had the unfortunate pleasure of living here for the last year. I am finally moving out. This has to be one of the worst managed facilities I have ever encountered. I have lived in several apartments over the years in several locations (IA, West TX, WA, BC). The managment is unfriendly and annoyed by simple requests. I have lost several packages as they are signed for by the office staff only to be lost. The maintanence crew is great but extremely understaffed and as such, it can take days for issues to be fixed. Just last week, I was without water for 3 days. This was blamed on the contractor that was hired to do work on the building next to mine. The maintanence crew chief said that the apartment owners have cut much of the budget and as such we have subpar utilities. However, the rent continues to increase! I could go on but let me just warn you, there are other apartments to choose from. Please do so. These are terrible.
I called back in July to report that my grand daughter and I were looking out the Pation door while the landscape guys were working and one of the guys was using the blower and blew a dead bird and someone else rug onto my patio. I walked out to tell the guy and even pointed to my patio to show him what he had did and he act as if he couldnt understand English. So I immediately called the leasing office and reported it. Well the other day which now we are almost at the end of Aug. I heard some loud noises and looked out of the patio door (which we dont do often at all) and guess what...the dead bird is still there, so I called the leasing office again and was told by the same leasing agent I reported it to in July that the bird was still out there. She said that the maintenance guy said he came back in July and didnt see anything....Like wow, you cant miss it. This is a Pic taken today 08/30/2021 its still there.
Since August 2018 I’ve been calling the office inquiring about renting the clubhouse for a special event (my Baby shower) it’s now almost December and they still haven’t given me information of when I could lease it due to some renovation since hurricane harvery 2017 (more then a year, pathetic) . I’m due in February so I have hope I could get a date sometime this month or January! However what kills me, it’s that they have never ONCE said “let me get your number and let me ask the contractor when the construction will be done” so we can finally give you a date. So here Some feedback on an upset sad pregnant resident in these apartments!By the way the clubhouse construction has been done! I’ve spoken to some builders and electricians! But it’s up to the apartment management to be lease!
It was a mistake and an unfortunate poor judgment choosing these apartments. Moving out before end of my lease. Apartments poorly built. You can hear everything from the neighboring units. Current manager (Jessica) with a condescending attitude and an inflated ego of a Fortune 500 CEO. Apparently she has been with the company for 10 years!!!! I guess different treatment for different folks. Dont even bother to ask for a favor because it would be a wasted time. There are 2 phases and once you arrive at the property you will be assigned a pre-designated apartment regardless of your income or ability to afford it. Phase II looks newer and nicer but the management decides who moves there according to some pre-established criteria. Again different treatment for different folks.

The leasing office is useless and does not listen to their clients. Trash service is mandatory 25 a month and they only come 4 days and when they do they leave trash everywhere. If you have noisy neighbors they will not do anything to help you with the issue. For the amount of money you spend in rent, go somewhere else cause its not worth it. Been here since November 2015 and its been living HELL!!! Cant wait to leave this hell hole. Leasing office staff are rude except for EJ and Erika.
Noise and Nuisances!!! very noisy neighbors, thin flooring and ceiling...upstairs people will keep you up all night/day with stomping and kids running/jumping which makes the doors and windows rattle. Office will not do anything about it, but tell you to call Pearland Non-emergency line. Extremely disappointed staying here.
Nothing special about the apartments, just regular. Not really worth the price. When we moved in the larger 1 bedroom floor plan the rent was just above $900.00, by the time we decided to purchase a home the rent was just at $1,100.00. We had been there for about 2 years. The Pearland area is growing and really is a nice place to live, just about all of the apartments are expensive. The trash pick up is a mess. Sometimes they pick up, some times they dont. Which means it smells and is very unattractive.Staff is ok. The area is safe, never had a problem with break-ins.
DO NOT RENT HERE!! Office Staff is extremely rude, unprofessional, lacks customer service. I just moved here less than a week ago before I moved I had problems with the office staff trying to do a walk thru to see the apartment that I was going to rent and they kept giving me the run around about when the apartment was ready they make promises they can’t keep as well never answers the phone. when i moved in my sink was leaking so i put in a maintenance order online I stated on the maintenance order to call me before entering the apartment due to the fact i have a security system The maintenance team came into my apartment touch my things in my apartment so when i noticed these things being touched my boyfriend went to the leasing office where it was Paula, Gabby, and another pregnant leasing agent inside, he spoke to PAULA about what happen in the apartment and Paula was very rude about the situation she stated “ When we make a maintenance request she won’t send any work order to our apartment”. remind you they are apart of “Fair housing law” which states “Equal Opportunity” I don’t feel like we are getting an equal opportunity nor do i feel like that was the best customer service remind you this is the property manager.. As my boyfriend sits in the Lounge area for more then 10 mins I was calling the leasing office he sat there and watch the pregnant leasing agent look at my calls and straight ignored the phone calls this is a very unprofessional apartment complex I honestly wish I never moved her due to the fact the Property manger her self lacks customer service/ professionalism. I myself is a leasing agent for another property and I wouldn’t dare treat my paying tenant like this.. unacceptable!!!

Came home from a 12hour shift and my stove/oven was not working. I have been without a stove/oven for 2 days now. I called the maintenance line at 6:53 PM, on call hours, and was told that the stove/oven not working is not an emergency. He suggested that I go out and buy food. I guess me going grocery shopping is not buying food. Went to the leasing off the next day, Saturday, and was told by Paige that I would have to wait until Monday to have someone to come and look at it. If my microwave was not working, I could see that as not being an emergency, but a stove/oven is definitely something I need to cook meals for my family. Were on a special diet and on top of that, I go grocery shopping so that I wont have to eat out. What makes Villas At Shadow Creek think I have the money to go out to eat? We don’t eat at fast food restaurants. That’s $200 I will have to spend on food, that I have already purchased.
My apartment was broken into. Some kind of instrument was used to break into my front door during the day. My apartment was trashed and everything of value was stolen. My door wasnt replaced right away and I nolonger felt safe so I moved out in about two weeks. I later found out that this apartment has had several break-ins. I never had any issues with the staff or neighbors, but security was an issue.
The short leasing agent with gray and black hair, a bit plump, I forgot her name apparently really loves coffee because while I was standing to get coffee she turned the machine off and took the coffee cups and sugar and later hid in the bathroom. It was an unusual experience. There was around 3 adults in the coffee bar too they were just as bewildered as me.
The leasing agent is rude and dry , I’mSorry if you don’t like your job please don’t take it out on future residents… leasing agent show me two apartments didn’t say anything to me just was on her phone the whole time. Also she was changing prices and lease agreements it’s like she didn’t want use to move in .. thanks for noting
Yes the front office is horrible and maintenance is straight garbage.If u wanted to show interest in renting they look at u crazy like what do u want.It be 10 days before they show interest in wanting to fix anything they can care less about there tennants quality of living standard. Maintenance is great! Prompt and timely. I called them out recently on an issue that turned out to not even be a maintenance issue but they still took time to explain what was going on. The team service is top notch
I have lived here almost three years and have found my maintenance requests completed timely and in excellent fashion. The maintenance crew members are friendly and very professional.
It is a very nice and well kept property. The pool is very nice it does get crowded but you get along with everyone. You do have to be careful around the play areas because kids will run from in between cars and come out infront of yours while they are horseplaying.
Alexis was very very helpful. I’m so glad that she’s working there because I really appreciate everything she did for me.
I was so impressed with how large the units were. The 2B & 3B feels so spacious and homey. They are the first apts I have seen with a 2 car garage option.
Although of the recent car break ins the apartment complex is quiet and homey. every restaurant you can think of is on the same strip. my first own apartment and i must say im loving it all thanks to Mitate & Rita (she recently just left for a better job) :)
Been here 3 years they took away the beautiful earthy green and painted the property toilet bowl white and basic gray..at least navy blue to the doors would have added a nice touch but now it looks and feels like the projects looks super cheap and its infested with hornets they even painted right over the nests.. neighbors feel the same way 😢 what happened 😕
Pros: I love the floor plan. Small gym but it’s kept clean. I enjoy the pool in the summer. When I put in a work order it gets completed quickly.
The transfer was very smooth. the office staff here at The Villas are very helpful especially Miss V. I would highly recommend living in this apartment, very comfortable, accessible to your every needs.
Me and my family enjoyed living here. The maintenance is fantastic and we never have a problem getting anything fixed👏🏽👏🏽👏🏽 . I like that the they keep the up keep of the apartments up.
Worst complex in the city. Stay away at all cost. They will lie and deceive you in anyway they can and Milestone Management is the exact copy of the management running the complex just awful. Before Harvey there were minor issues here and there like the dumpster being overfull and pest being around but after Harvey the management and the staff except for one lady that works in the office that lives on the complex have been absolutely the worse. The dumpster are left open with kids and rodents running in and out of them. The smell is unbelievable the roaches has multiplied to become just awful huge prehistoric creatures of the night that happen to fly. The pools were nice until after the flooding happened where they where inundated by the flood water and the management did not drained and cleaned the pools to be safe for use again which has gotten people sick. One perk of the complex is that inside of the apartments are nice when the power works due to horrible wiring during building but other than that stay away from here!
I TOTALLY FEEL AT HOME WITH STAFF. MY DAUGHTERS ESPECIALLY MY EIGHT YEAR OLD FEELS SAFE AND SHE LOVES THE CAFE!!! We love the walking trail from Mary Merek. In addition any concern maintenance or community have been addressed gracefully. EJ, Ericka, and Rita are the best!!! Did I mentioned the breakfast served routinely before work? FABULOUS!!!
UNPROFESSIONAL!!! You will have to argue with the staff and managers. Managers are just as bad as staff. They will loose your paperwork that you give them (so make sure you never give them your only copy of anything)! Staff quits often, so you will have to keep telling various people about the same issue that you are having time and time again. I DO NOT RECOMMEND THIS PLACE IF YOU WANT TO KEEP YOUR SANITY.Those 4/5 star reviews must be fake accounts.
Everything is great except the car wash is hardly ever on and the tire air pump and vacuum never work or is broke.

I appreciate how quickly my request was granted and the maintenance person did a great job at installing the new toilet seat. But I was disappointed that my restroom light was left on and I was not at home.

This is a great location and the people are always friendly. They respond to their work orders in a timely matter. For the price and location and square footage of the apartment you can not go wrong
Complex is pretty quiet, doesnt have a lot of rift raft found in other complexes. Parking is pretty open as most of the apartments have garages, making more parking available in the parking lot. Definitely recommend it.
Please Dont DO IT. They are very unprofessional and do not care about you. I was a victim of Hurricane Harvey and they did not care if you dyed or survive. I have never been treated so bad in my life. They only care about the bottom dollar.
I have looked at the profile pictures and read the stories of the one star vs the 4/5 star reviews. I have come to the conclusion that the horrible service is being given to African Americans. They are violating your civil rights and being discriminatory.

One morning I was greeted by staff handing out breakfast! I needed it that morning because I was running late for a meeting without food in my system. The staff has been polite and respectful.
Always there when needed! Whenever you are in bind they listen. When you need assistance, they are open arms. Management is amazing. Very much family oriented here and amazingly quiet at night. I love it here
Leasing office staff are rude except EJ . Recently here shooting happened. Street light is not working in front our apartment since last 4 month. i seen lot of Police car in the apartment complex. I m not recommended to stay here... thanks

So far the experience has been wonderful, the area is quiet and the location is cool. The pool area is really nice for the kids and the amenities that come with the apartment is a plus.
During the pandemic my own apartments would not let me upgrade to a bigger apartment.. Vie was excellent in helping me with the application and getting accepted and moving quickly.

I really liked living in the Villas at Shadow Creek because of their friendly management team especially Mrs.V and how their maintenance team are responding very quickly to fix any issues.
Love the location, wish the price was less & there were backyards. The neighbors are nice, lots of parking which is nice. Only issue is the price, it even went up during this pandemic.
So far so good. I just moved in so I’m getting use to everything but it’s very quiet and the people seem to be nice. The office staff are kind and willing to help.

I been trying for quite sometime to get this leak taken care of. I rains in my bedroom. and the ceiling is horrible. I still nee a few things done. The carpet I hate it.
Management is stupid, they care about their checks on time.all of them are rude especially jessica,they should change their attitude because a guy was murdered here by shooting , their is no security anyone can easily enter ..visit at your own risk,i dont recommend this place for living,sometimes they shutdown water without giving any notice for 4 to 5 hours.their rent is also very high +attitude.i can go and live at better place waiting for my lease to over,thx god i will get rid of such horrible place.

The management office are very rude and mean. They do not want to listen to your problem. Never try to find the proper solution for any issue. The only reason why I am here, is because it is close to my kids school.
Terrible place,management is callous,you keep on complaining they do not bother about your inconvenience they always said first we hav to take care of emergencies,i was a former resident they never refund my deposit and make more false charges to earn more money from me,i was the person who was staying their for last eight years,paying my rent on every first of month,i handed them the appt in perfect condition,they made false charges on me now i will bring this issue to media so that everyone should know the realty of these people,am contacting channel 2,4,11 till this issue resolve.
I was extremely pleased. My request were addressed within 2days of being submitted and they were submitted on the weekend. I was very impressed.
The guy came right in and the air was fixed in 5 minutes! Next time I’ll be sure to put in an emergency request for air. But it’s working and we’ve cooled off!
The maintenance team is very help full any time they has to fix something in my apt.
The place is in such a convenient area..definite plus++ but all maintenance is pretty slow so expect not using amenities all the time...even though they $$$.
Well I came to visit my cousin and so she so she lives here and her space is so big it is so big like and its nice when she got here it was so clean sheets she told me that this is the best apartment building that she has ever been in
My a/c wasnt cooling, office and maintenance department did an excellent job addressing my a/c problem on the same day, thanks a lot great team work.
I just moved into The Villas @ Shadowcreek and Amber & Gabby are the bomb. The team here is so professional and pleasant to work with. Im happy that I picked this complex!!!

Called to inquire about an apartment, the girl was extremely rude, kept me on hold, afterwards she rushed me off the phone...first impressions are everything & I definitely wouldn’t even consider moving here.
Well actually I was considering moving there but the reviews are horrible you have some good ones and some bad ones but the bad outweigh the good! so thats not very good so I pass.!
