The Landing at Pearland

Such a beautifully decorated property. Feels like home as soon as you pull in. Amazing office staff. Brittany and Nicole were the absolute best. While on the tour Brittany answered any and every question my wife and I may have had, she was SUPER helpful. 10/10 recommend this AWESOME community. Can’t wait to hear back from them.

The Landing at Pearland, is a fantastic. The staff is super friendly and all have a welcoming vibe (unlike the staff at the last place we were who made me feel like I was putting them out when I asked for anything. 😒)The community is well-kept, and we feel super safe here. My kids think we live at resort now with the pool and all the other amenities lol. Overall a great community and first time home buyer experience.

Its decent, but be prepared to wait a very long time for repairs while your place still leaks in the meantime. Ive been waiting on door repairs for about 3 to 4 months, and its just too much for one person to manage. Other than that, its not a bad place. Homes have a decent warranty, but after one year you have to go through another company that they use for repairs. Water was also priced high, but for the time being, its in the lot fee, but who knows for how long.Windows leak a bit aswell and that just remains and ongoing battle to fix.

We came for a tour about 6 weeks ago and decided that day we wanted to move here and started the process while we were here.Kenny was amazing! Everything that he told us that they would do for us has actually happened.The holidays and weather has slowed something’s down but as soon as there is a break they are getting things done outside.Nicole has been amazing and stays on top of the schedules.I have recommended several friends and look forward to meet our new neighbors.Thanks to all the staffJ.R. Just like other people have said be prepared to have things wrong with your house and for them to take forever to fix it. We purchased our home over a year ago And since day, one this community and our house have really tested us. On the day that we were supposed to move in, they left all of the show furniture in the house, even though I called numerous times and confirmed with him that I was moving in on that day. So then I had to wait until the evening when they actually removed it all and I could move my furniture in. Secondly, I had no running water I requested it to be turned on the plugs in the laundry room and kitchen were wrong so I couldn’t cook any food for a week. Now my window leaks every time it rains and getting them to fix it is like pulling teeth because you call and they will be like oh we’ll figure it out and we’ll reach out to you tomorrow morning at 9 AM tomorrow morning comes no call weeks go by no call then you have to call them back and get information and even then they are short and hung up on my halfway through the phone call. I can NoT STRESS THIS ENOUGH BUYER BEWARE DONT BUY !

Buyer Beware this facility is only for able bodied not wheelchair bound tenants. Yes, they advertise that you can pay for additional level of care services, however they do not follow through. $1600/per month is the additional amount we pay for higher level of care to wheel my relative to activities during the day & predically check on her thru the night. Unfortunately, we are wasting our money for additional level of care that is not happening. As a result, our family members have a rotation schedule to stop in daily.

Wow!!!!! That’s the first thought you’ll have when you turn onto Landing Ln. This place is different. It’s a vibe. You feel it right away. Hold on, it gets better. This place is amazing.I will warn you that when you find a home you like here (and you WILL) Kenny will make some pretty bold statements and promises to you as you sit down to ask a few questions. BELIEVE HIM!!!!!! This young man (said with ALL respect) is a genuinely admirable dude! He is incredibly knowledgeable about this community and every home here, his expertise is staggering!SO what do I mean by bold statements and promises??………Long story short we met Kenny, Brittany and Nicole October 4th at 11am. We had six months left on a lease and didn’t want that to haunt us.After assessing all the possibilities Kenny asked “what if I could help you get out of that lease and have you in here before November 1st so that you’ve written your last check to that apartment?”sounded pretty darn unbelievable to us but we said hey let’s go for it!….….well future neighbors I write this while sitting in our brand new 4 bedroom forever home here at The Landing! We closed and began moving October 26th!!!!! 22 days from start to finish! Yes it can happen! Whatever you need to get it done, Brittany and Kenny have the knowledge and resources to help you get it done! This is an incredible community that kind of feels like a cross between a resort and senior living. But it’s NOT restricted to seniors, there are families of all ages here as well.Lots of places will make really big promises. Almost every damn one of those places will let you down. Their promises just end up being empty sales pitches. You know exactly what I’m talking about!!!!!! Let me tell you that has not happened here. Not. One. Time. Every promise, every statement, every single thing the staff at The Landing told us they would do, they DID!!! They are professional, courteous, knowledgeable and they really do WANT to help you find YOUR home!!!! I truly believe that communities like this are a real answer to wonderful and affordable housing across this country! One casual stroll through here and you just might feel it. This community is awesome. Come join us, you won’t believe what’s going on here!!✌🏻❤️🎅🏻

I loved the The Landing we were approved and Kenny was great . But it was a little over my budget he tried and worked with us it was my credit . I would love to live here.

My parents recently purchased their home here and it’s extremely beautiful. Upon relocating from Michigan to Texas the office personnel stayed in contact with my parents great communication. I was getting married and needed to change Venue and needed to rent the beautiful community room. Nicole did everything possible to make sure my wedding was a success. We are so thankful to everyone at the Landing for their generosity and dedication and support. They make you feel so welcomed. We appreciate you all!! Thank You

My husband and I bought our first home here. First off we were welcomed upon entry from everyone!!! Kenny who I gratefully appreciate dealing with my complicated personality, found our forever home!!! Amazing staff and talk about a beautiful community! This is a must see! I have many friends of all walks of life and ethnic backgrounds there and they all feel safe and part of the community. If I lived closer, I would be purchasing!

If you’re hispanic they will racially profile you kenny did not want to help me im very hurt the way i was treated here. Kenny saw me and told me i could not afford a trailer there like he didnt run my credit or saw my check stubs. He didnt even let me go in the office. He did not want to show me any homes like they promised. Very disappointed!

I love it! I came across the Landing at Pearland by chance one day while on Facebook. I inquired about some information and the next day I got a call from Brittany asking if I wanted to come out and see the property. I came out and looked at the property and absolutely loved what I saw. I had a couple of houses here that I was interested in and decided that I would take some time and think about it. Well, after a few days of thinking I just couldnt get this one specific property off my mind so I contacted Brittany and she put me in contact with Kenny and we started the process. Everything has been fantastic since then, I just closed on my property the day before Thanksgiving and everything has gone very smoothly! Happy to be here! Thank you Brittany and Kenny!

I am a traveling director of nursing, and my family has been living in Fifth Wheel for 9 years. Its nice to just have a home again. We did not want a big yard because we were getting to the age retirement. We could not decide which home we wanted because all different homes were beautiful and great floor plans.We kept changing our minds multiple times. Cat was so patient with us and greeted us always with a smile. Cat, thank you so very much for helping us find our home.We moved in on Easter weekend we had a few problems with house. Everyone came to help us out leaving there families on Easter weekend. They are best people to work with you cannot go wrong buying at the landing of Pearland. Ok Im trying to think why I gave this place 5 Stars and not anything less. Well, its because we had a great experience visiting The Landing at Pearland and cant think of anything negative occurring during our visit. When we got there we were promptly greeted by Cat...Cat Pannel the sales consultant to be exact, and waited a few moments while she finished up a consultation with another couple. While waiting, we took a look around the office/clubhouse. It is beautiful! The clubhouse offers through its tall, large windows, an incredible view of the beautiful pool, the sport court, and the pavilion that sits just behind the community center. The clubhouse has a large open area for residents featuring an available exercise room, a media room, and a game area.After a few moments we were warmly greeted by Cat as she invited us into her office where she was able to answer all of our questions concerning this new development. Very professional. After that we were taken on a tour of the development where Cat gave us a review of the various mobi...er, manufactured homes. I can seriously say that this is not your stereotypical manufactured community. The Landing at Pearland is claiming to be a master planned community and it shows. The quality of the homes are above grade than where your preconceived thoughts would take you as Cat explained to us. The models that were fully furnished were absolutely gorgeous and felt just like, well...a home. Our 21 year old daughter joined us as well and she commented that she would definitely consider living there. I believe that the concept of an affordable master planned community is what is needed at this moment to help those in this inflationary housing environment and that The Landing at Pearland helps in meeting this need. As of this review, pricing ranges from just around $100k to $180k depending on your needs. The Landing is tucked away just off Dixie farm road and it is approximately 6 miles from I45 south near the south belt. The Landing offers quick access to the Walmart and Home Depot nearby and the rest of what Pearland has to offer. This part of Pearland is very quiet and not too busy. We have been living in this area of Pearland for 28 years and have totally enjoyed being part of its growth while raising our three children. I think anyone who is interested in looking for an affordable housing option and wants to be a part of the Pearland community should highly consider The Landing at Pearland...ok this has gone much longer than I thought and glad you made it this far. Anyhow, go visit and ask to see Cat...Cat Pannel that is, she was very helpful and did an outstanding job presenting The Landing at Pearland.

Since the first day I walked in The Landing to currently living in the Landing it has been wonderful! It’s our first time purchasing a home and it went smoothly! Shoutout to Marlen for making our experience wonderful since day one!
