Ive had a wonderful experience working with Hendrix Property Management. While I believe theres always room for improvement, they have consistently proven to be a reliable and professional company. Anytime Ive encountered an issue, Miss Tracy has been incredibly helpful and quick to assist, which I truly appreciate. Her dedication and responsiveness make a big difference, and it’s clear that she genuinely cares about the tenants. Overall, Hendrix Property Management has been a great company to work with, and I highly recommend their services.

Second year in our rental and I am very pleased with the relationship I have with Hendricks Property Management. They are prompt and attentive to issues that arise.Before renting our current home, we only had experience with apartment renting 15 years ago. Definitely a different experience with a good management company.

Have been with Hendricks property Management for going on 3 years now. I am a tenant and I have been very happy with my experience. Very prompt responses and polite. The online portal makes everything easy and quick! Air conditioning filters are mailed to me monthly which happens to be convenient. My property is kept up to date and any issues are resolved within a timely time frame. My move in was hassle free and professional!

Absolutely the worst experience since moving to Texas. The home was filthy and clearly not taken care of when I moved in. I reported everything and was brushed off. When my bedroom closet doors repeatedly fell on me they finally sent someone to fix them. The worker damaged my personal property and instead of providing someone that knew what they were doing they left the work half done. I get threatened over the smallest thing that I will get kicked out. The person managing my account refuses to provide me service and will not send me her supervisors information. Ive reached out to the main office with no response. Unfortunately I have to take legal action on something that shouldnt even be a problem.

Theyre OKAY. Dont expect much out of some of the folks who work here. Others are easy to work with. I was a tenant for about 2 1/2 years and in that time NOT ONCE managed to get ahold of my propety manager Cindy munsterteiger. Expect to the pay the amount asked and receive nothing more than someone asking for money.

Sylvia was very unproductive in the company, very unprofessional, when I called to speak to someone above her, they basically called us liars and continued with her services, which was still unproductive for future maintenance. I would ask to deal with someone else when it comes to your family needs in the home of your rental.

Hendricks is the best! Weve been very happy renting from them. They are responsive, friendly and get repairs done in a timely manner.

I have been using this property management since October of 2022 and have never had a problem! Payments get taken out via their portal and have made my life way easier! Would definitely recommend!

Hendrick is a great property manager. I have been very happy with them. I cant say enough good things about them. They are so efficient, articulate, and prompt when I have issues.

Please make sure before you move out take as much as possible evidence of everything. This Company is try to get all your deposit money and still make you owed them of what they said repair, cleaning, painting, etc When you ask them to provide invoice from all the charges, they asked me to provide evidence I cleaned the house and change the air filter. You have to pay for overprice filter every month, and the charge you again even after you move out. Terrible Company

By and large we are quite happy with Hendricks. Here are some thoughts.-I believe you should save us, you and the environment from so many air filters. We are charged monthly and we change them monthly, however, the filters are clean and do not need to be changed but we are charged and forced to. I have a colleague at work who says the same thing. How about thinking environment and cost savings. Every other month maybe? It just seems like such a waste.-Hendricks is very responsive to the maintenance requests.-I was disappointed with yet another wonderful bit of news about another fee. Cannot remember that fee at the moment, but I had to laugh as you painted it as a wonderful bit of news about the benefits of the fee, but I saw it as yet another charge from Hendricks. Almost feels some times like people sit around and discuss how we can add yet another fee to our monthly bill.-Lastly next year with your annual increases your price per square foot will definitely exceed what we will be able to pay. We are hoping to maybe look forward to at least one year with no increases, but will not hold our breath.

Amazing company and property manager. They are who we refer any of our investor clients to in the San Antonio area for top-notch service and knowledge of the market.

At first I wasnt sure about the property because I had to purchase my own dryer cost me a lot. However they really came around buying a new garage door and fixing the kitchen disposal.Quick response and time fixing things.Great job. Love the house and location of the property!

Sorry to answer late but the stoff is working good the only think they havent fin is the tank of the toilet is flushing it self and we are getting our water bill to high

They have been good to our family and we really appreciate the personalization and appreciation they extend. You will receive a Christmas card in the mail every year from them. This is rarely seen these days as small businesses close to a larger company. They really make you feel part of the family.

While few interactions, I have found Hendricks to be helpful and responsive.However, there is one thing - the frequency of filter changes seems too much. When I change the filters, they appear almost new so perhaps monthly is took often.

DO NOT RENT FROM THESE PEOPLE!!!!Hendricks property “management” is by far the worse broker company in the state! I thought K Clark realty was bad, but I was proven wrong by these criminals. At first they seemed legit, but after the first year, everything changed. They started to charge for air filters, which I guess everyone is doing. (Retarded system) Anytime we had an issue with our fence that was being torn down by both sides by our neighbors dogs, they did nothing about it until two years into living here. And they only did that to, surprisingly notify us very last minute that they’re cutting our lease short (AFTER WE SENT IN OUR LEASE RENEWAL FOR THE YEAR) made us sign a six month lease and tried to charge us for two application fees! Never returned any calls about this issue, and when they finally did they gave us attitude when asking for any explanation. On top of this they cancelled our piñata account (which is supposed to help better your credit for on time payments) without even asking or letting us know! Which in turn dropped our credit score BY ONE HUNDRED POINTS!!!!!!! These people are neglectful, inconsiderate, rude, and do not care one ounce about you or your livelihood. I recommend just owning your own property. There doesn’t seem to be any hope for renting through a decent company anymore.

My spouse and I lived at a Hendricks property going on our 9th year. During that time never once did we have a work order that wasnt completed rapidly. The house manager was readily available and if not someone was always there in her stead. We were happy in that house and had no complaints whatsoever about Hendricks. I left at the beginning of my ninth year because my spouse had passed away. Hendricks property management, Karen Weeks and indeed the owner of the house could not have been kinder. I can absolutely say that if you read complaints about this company more than likely the renter was not holding up their end. I have nothing but the highest regards for the company and its people. Not to mention we had an awesome owner.

This review only allows me to say 5 stars. That is definitely not enough when working with Cindy. Im the original owner of a duplex in San Antonio. Pretty much from day 1, Ive worked with Hendricks Property Management and Cindy has ben my go to gal and she goes and goes and goes totally out of her way to make 110% certain I as a Landlord am kept up to date about the duplex, the tenants, repairs, values, whether to raise rents, background on the tenants, etc. She is nothing short of the VERY BEST property manager. Im a Realtor in St. George, Utah and understand property management. Nobody in southern Utah can even come close to what Cindy does for me in San Antonio. I have zero reservations in recommending her. After 30 years as a Realtor, you might say Ive seen it all. I was interested in one of their rental properties. Called them on February 18, 2023 at 9:48 AM and left a voice mail for Virginia. There was no reply. I attempted again on Monday February 20, 2023 at 1:07 PM. Once again the voice mail came on for Virginia. I did not leave a message. As of today, February 26, 2023 there has been no reply. I had a Re-Max agent contact them too. They failed to reply to Re-Max too! Its no wonder the property has been on the market for over 120 days. Imagine what this property manager is like after you move in when they dont reply before you apply

We had been looking for a rental by Clark high school for over a year and working with Mrs Darling a realtor outside of Hendricks. We’ve been living at the same address for close to 14 years with no rental or payment issues. Mrs Darling saw this house advertised by Hendricks. She knew what we were looking for and knew the patio was big on our list. She also knew we were looking for long term rental as Darlene has lived in the same house for so many years raising her kids in the same school district.Hendricks property management advertised information about a rental property with a nice screened in patio. My daughter really wanted this for us because of the distance to her high school. I was interested in the outdoor patio. We were looking at renting a property advertised with an enclosed patio. Hendricks property management asked for a deposit for the homeowner so they could remodel the patio (picture provided below) Hendricks came back and said the homeowner was not going to remodel the patio and refused to lower the rent. We never took possession of the property or the keys to the house. They were very unprofessional and rude to us throughout the rental process. We decided not to take the house because it did not have the advertised exterior enclosed patio, and because Hendricks was so unprofessional.They later lowered the rent online and took the patio out of the advertisement. They rented the house to another tenant and put a collection report on my credit.Watch out for Hendricks. My experience with them is they are dishonest, rude and unprofessional. We were all so disappointed but our 15 year old daughter was the worst emotionally affected by us not moving. Don’t let your kids know your possibly moving until Hendricks delivers because they are the ones that take it hardest.We are still looking for another rental property but now that Hendricks posted a collection on my credit it will be difficult. All this after leasing the same house for over 14 years. Thank you Hendricks for letting our 15 year old daughter down and ruining our chances at leasing another home because of your greed.

Rented with them 2020-2022 and they were replaced with another rental company.. but the price increases yearly we’re reasonable $25/year but the filter replacement company goes up higher and higher started at $20, $30, $40 which is unreasonable for a filter. At first we had a really rough time and suffered for three months until I had to reach out to the owner to get the problem fixed. House was not grounded and either was the gas line so beware.. The owner told I know you want some “ Compensation” when I just wanted the lights to stop flickering when I ran the washer or dryer. Did not request or receive any compensation. Other than that they have been good. Just make sure you take care of the property they do 3 months check ups.

The representative was very helpful and had answers to all of my questions. Unfortunately I did not rent this location simply because it is not for me.

I have been very satisfied overall. The fees seem reasonable for the services provided. They have truly provided a peace of mind with my rental property. In over two years we have had 2 tenants and our home has been vacant for under a week total.

Ive used Kyle and his team for 12 years now to manage my property close to the base and have had a pleasant experience. From coordinating the light rehab after I purchased the property to maintaining an open line of communication, things have gone smoothly. I also am very grateful for some financial flexibility when it came to a costly repair just recently.

April 18th, 2022 edit....The company (Kyle) reached out to me about my inconveniences, and informed me that he did not know I was having these problems. He worked with me to get the carpets replaced (on their dime) to rid the house of the heavy dog smell even though it was way past the 30 days that they normally require to do so. My only lingering complaint is still the communication, but with COVID ongoing, I feel I can up their rating to a solid 3.5 stars if not 4. Again, Kyle, this was much appreciated.________________________________Original ReviewI honestly can not believe this company has such a high rating unless most of the reviews are fake. I put two stars here, but Im not so sure about the second one.Im going to repeat a lot of what youll read if you read more, but their communication is POOR.As with others, Im going to call out Cindy Munsterteiger specifically. Very rarely did I, as an owner, only have to call once to get contact, and when I only did call once, it was sometimes days before I heard back from a voicemail I left.Also, another thing Ill repeat is they are money grubbing. They may have one of the lowest management fees around, which is why I went with them in the first place, but believe me when I say theyll get more money out of you every way they can.There was more than one instance where they did not reach out to tell me something that had happened with the property, and Im not talking about the inexpensive things that they already say they wont tell you about until after its happened.When the tenants moved out, there was a heavy dog smell that needed to be taken care of, but when Hendricks supposedly did their walk through, they said they didnt smell anything. It was enough to bowl you over, but since I couldnt get back to the property in time, they said theyd keep the pet deposit from the renters (non-refundable) but not pay me for the services needed to fix the smell left behind.All in all, itll be cheaper to go somewhere else, and you will have much better luck getting communication about whats going on with your property.

Hendricks has managed my moms property since shortly after my dad died. We know the Hendricks family from church and have been very pleased with their responsiveness and that of their staff - information and payments occur promptly, questions get answered quickly and completely, and theyre always courteous and friendly.

Do not rent from Don Hendricks. We were renting a property and had been there a year, we then signed a 3 year lease and not that long after we receive a phone call. Well we are told that the owner and her husband are divorcing and that one of them needs to move into the house. So my husband and I told them that we need compensation for leaving with a 3 yr lease. So after a few months we find a house, move out and low and behold we drove by there the other day(weve been out a month) she had it fixed and is now for rent. I dont appreciate being lied to!! I know that Don Hendricks knew what she planned to do and went along with her ruse.

So far my experience has been wonderful. Mr Victor has been able to provide me all the information that I have requested from him. I was pleased with the 6month status report that I received from Victor and how well the Tenants are keeping up with my home. I am also grateful to your company for sending well qualified maintenance workers to fix any issues with my home.

DO NOT DEAL WITH THIS COMPANY!!They support Scumlords! We lived in a rental through them for a few years. From the day we moved in we had to clean the place ourselves because nobody cleaned it let alone even did a walk-through before we moved there. They installed new carpet which was only like putting lipstick on a pig. Within the years the house’s foundation began to crumble and it became worse every time it rained. We reported constant issues without any resolution. Cracks continued to appear throughout the house with leaking ceilings. The crumbling foundation was so bad that it forced the blinds out of the windows! We finally just bought a brand new build and moved into our new home only to receive a letter from them of multiple charges! Mind you they kept a huge security deposit from us and then had the nerve to tack on extra saying that we owe THEM! They can hold their breath and die before we pay them anything! We have pictures and videos to show that we reported to them without anything ever being fixed!

I sold a property and they continue to keep it on record despite my asking them to remove it. I was told they would let me know if they had any properties for sale and over a year, I never heard anything until today, weird.

I’ve rented from Hendricks for two years. They handle work orders in a timely manner and even take care of issues that we don’t complain about. The fence in our backyard was starting to lean and they replaced it after noticing in a biyearly inspection.

Hendricks saved our San Antonio property! We were victims of vandalism and poor management. Hendricks stepped in, repaired everything and got the property rented with a great tenant in short order. I cant thank Hendricks and Karen Weeks enough for rescuing our property from such difficult circumstances. They are the best!

Ive been trying to get someone to show me a duplex I was interested renting, the first agent Victor never calls or replies back. Then they gave me another, a woman, and she isnt available. Ive contacted them again and now no response. looking at the reviews, maybe Im better off not working with them.Update: called the office directly and told the receptionist the situation and she gave me a number of another realtor who was able to assist me. She was nice and VERY helpful.

I have found Hendricks to be a vast improvement from under the previous property managers where the apartments were often vacant, repairs were erratic, and the tenants were unhappy. Under Hendricks I have had a completely different experience. the apartments are rented almost all the time, needed repairs are carried out promptly and I am told everything that is being done to the properties.

I wanna give a big thanks to hendricks property management for all the hard work they do , i also want to give a special thanks to Tracy for doing a wonderful job overseeing our apartment that we are currently leasing. This property management company wants your deposit and rent but does not want to clean the apartments before moving in. Will not fix things that are broke. My family has gone with it 80 degrees in our town home since we moved in which was in March. The carpets were disgusting smelled like a dog urinated on them and they said they cleaned them and they did not. They did send someone to clean them along with a cleaning lady after the fact. They have sent an AC man out twice and nothing has been done . He actually blamed it on us not having room darkening curtains up to keep the heat out .I work hard each day to take care of my family along with my husband who works in the heat and we pay our rent each month on time and we have to come home to a hot house everyday and have since June.The property manager does not return my phone calls and it is getting very frustrating because we are leasing this unit not buying it.

On 3/12 at around 8pm, I applied to a property listed on the site as available. I submitted the application and associated fee. On 3/13 at around 7am, I received a text message simply advising “the home is not available”. I responded via text and asked what would happen to the application fee since the property was obviously not available. I was advised I could receive a refund or apply the fee to a different property. Unfortunately, there were no properties available so I requested a full refund. Since requesting the refund no one has returned any texts or calls. I’ve now disputed the charge with my bank and I thank God I’ve dodged the bullets of actually renting from these shiesty thieves! So- beware when applying and paying application fees!!!!!!!!!

Hendricks Property appears to be on top of my property status for the most part. Exception of notifying me at a timely manor of status of my property. Once contacted the customer service they are responding to my concerns but fail to follow up with me a few times.

When I came down to San Antonio and contacted them at the last minute they managed to find the time to meet with me and show me the houses even though it was the beginning of a holiday weekend. We had Hendricks for at 5 years. They let the renters destroy the property. We had holes in our roof for more than 3 years and never knew it. It caused lots of water damage. Renters broke all the doors and door frames.They let the renters park on and kill the grass. Renters had water go into the walls from a leak from a pipe under bathroom sink.It caused the walls to grow black mold inside the wall and insulation. We had to rip all the walls down and rip out the leaking sink. Total damage was about $30,000 and 10 months for us to get fixed. The pictures Hendricks took would never showed the damages.Run far away from them....

But honestly, I dont think theyre crooks, they just are very lazy and dont care about how their business operates. Would be less work to manage your property yourself, not even kidding.

I like the general management of Hendricks. I receive e-mails when things are happening, there is a minimum of confusion, and I found the financial stuff on the web site helpful when I was doing my income taxes.
