Palomino Apartments in San Antonio

I’ve lived at palomino apartments for seven years, and it has truly felt like home. The management team is responsive and goes above and beyond to address any concerns promptly. The maintenance staff is fantastic, always ensuring that issues are resolved quickly. The community is well-kept, and the grounds are always clean and inviting. I also appreciate the amenities, which are constantly being updated and maintained. Overall, it’s been a wonderful place to live, and I highly recommend it to anyone looking for a comfortable, reliable, and friendly community.

Great amenities, great staff, great complex….. but they don’t have at&t as an internet provider and we had to go with spectrum. which is unfortunate due to interruption of services etc and issues with spectrum. I wish they had more variety of carriers for internet needs. especially for people who work at home.

Super thin walls! The kids upstairs spend most of the day running back and forth, jumping, banging on the floor and management doesnt do anything about it. They just respond with its part of apartment living Hopefully you dont live by the dog park either, since the walls are thin you can here every dog out there barking in the early morning hours. Luxury apartments? Besides the pool and office, theres nothing luxurious about thin walls, basic kitchen, overflowing dumpsters that are also surrounded by furniture and bad customers service.

The pool is amazing here! Haven’t been to many properties with salt water pools and I love it! Compared to a lot of apartment options in the area the rates are by far the best with the customer service to match! Happy with my choice of place to call home!

🚨🚨🚨HORRIBLE apartments!!!! 🚨🚨🚨DO NOT MOVE HERE!!!I used to leave here. I used to have a lot of pets and problems with rats and raccoons, and I killed 5 (pictures available). They were also raccoons outside trying to get the trash u leave outside cause they never picked up the trash, and they charged you for it.The pool is in pretty bad conditions, too, with poor chairs and smelling restrooms 🤮🤢A lot of cars get stolen there too!! If you check the police records, you can find this information.I left my apartments in good conditions and now they are trying to charge me $289.96 for repairing. I dont know what. Im glad I took pictures and videos before leaving so I can prove them wrong.I can keep talking bad about these apartments, but I have better things to do now.

You will love the Palomino Apartments!!! The staff are so helpful and understanding. They are ready to help in anyway. This is a very friendly environment. You will always see smiles when you walk into the office. This is so welcoming to me. The maintenance crew is awesome! Try staying here and you will agree with me. Hope to be your neighbor soon!

I lived here for two years while I attended grad school at UT Health science center in San Antonio. I have to say living here was a great experience. I never had any issues at all with my specific unit. The management and staff were always very helpful whenever I had questions. At one point while I was living there, someone had hit my car overnight, and the management from the apartment complex were so very incredibly helpful and help me square everything. The maintenance was up to par and the maintenance staff were very friendly, and always waved whenever I drove by. And whenever I did need maintenance inside my unit, they were always quick to come no matter the circumstance. If I were going to live in San Antonio long-term, I would definitely live here.

Live here! I have been a renter for 8 years and this is by far the best renters experience I have ever had. If you want to live stress free please look into these. The grounds are beautiful and well kept. It feels safe, with a school on one side, another nice complex on the other and small businesses around. Not off a busy street but close access to the freeway. The dog park and pools are well maintained. Most of the community are families or couples, this place is great! They also offer lots of events and food trucks regularly, great if you have children.

BEWARE OF RATS AND GERMAN ROACHES This place claims to be luxury but in no form are they, paying for pest control does not matter because there’s always a new bug or rodent around here. I was jogging with my dog and he got sprayed by a skunk. No matter how clean you are the bulidings have roaches. Also the parking lot has no speed bumps someone has hit me before completely messed up my car. I pay 1300 for a small one bedroom one bath. Not worth it. The leasing office people are a bunch of jerks who act like they are to good for any resident here.

I have lived here for almost a month. Absolutely love it! The area is nice and peaceful for being in this bustling city. Its surrounded by everything needed from grocery stores, banks, and shops within just a few minutes. If any maintenance issue happens its fixed within a couple. The staff is very friendly, welcoming, and understanding with new move-ins as well. The apartments are spacious and very comforting, would definitely recommend to my friends or family looking to move.

We visited multiple apartment complexes on Saturday. By far this was one of the best. Christy was detailed oriented and offered a number of solutions for our living needs. She was super sweet and very knowledgeable of the area and resident activities. The complex have a very home feeling. It is very nice.

Price gouging for renewing residents. I got a quote to renew $100 a month over what my apartment is listed for and $50 more than i currently pay. Ive had my car broken into twice and they have seemed to hire a night patrol and new cameras. Ive seen homeless people stealing stuff off the first floor patios and sleeping outside the apartment complex. Any time you get a package thats not from amazon you have to go to the office and they have to get it out of the mailbox for you which they have been very nice about doing. The maintenance guys are awesome and the office has been very nice. I would rate higher if they valued my time here with no issues instead of slapping me in the face with $100 more a month.

Jeannette is probably one of the main reasons I chose this community. (Wasnt originally in my top picks we just happened to stop in passing) She greeted me as soon as I walked in the door with a warm smile, remained incredibly professional, respectful and helpful throughout the entire process. She made it flow so much more smoothly than I could have even hoped for. She was very informative and down to earth with any answer she had to mine and my parents many questions.I am moving from out of state, so this was not a decision to take lightly, however working with Jeannette really made me feel much more confident and comfortable with my decision. The property as well as the units I was able to tour were clean and well maintained, just as represented online.You can tell the office cares about this property and their residents, and I cannot wait to move in.

I am so thankful I found this apartment community! I was so scared having to move and rent an apartment last minute from 5 hours away. I called and emailed so many apartments who did not even answer the phone nor return any messages. Palomino apartments were the first ones that someone actually answered the phone. The apartment and community is just as shown on the website. Savannah was so helpful with all of my anxious questioning from not being able to see anything in person and offered to do a live virtual tour. The property is well maintained and neighbors have been friendly as well as the staff. I love the apartment layout. The pools are amazing. I’m so glad I chose this community!

I moved into Palomino 2 months ago and have had no problems at this apartment. Maintenance is quick and the office staff is always attentive. Savannah made the leasing and move-in process super easy. It’s a great community that’s quiet, safe, and close to all the places I enjoy going to.

Im giving the staff here at palomino five stars. Their staff has been the most helpful staff weve worked with in the years that weve lived in apartments. I believe the way the front office staff treats their tenants reflects on how youll feel during your stay. They were and continue to be attentive to our requests and questions even months after moving in. Christian was the agent we worked with when we moved in and he was very knowledgeable  about the property. He knew a lot about the specific apartment we wanted to move into and was honest. We have lived on four different properties and always had bad experiences with the staff and the apartment structure itself. The building structure and cleanliness at palomino has been the best weve seen so far! The prices are great for the space were living in as well. I definitely recommend you check out this apartment complex! Yes parking can get bad at times, but honestly we can deal with that... Im very happy with our temporary home! #lifeatpalomino

I will be leaving the complex in August 2020 after being here for a year and I would just like to leave a nice review here. They are by far the best apartment complex I’ve lived at. Management and office workers are very nice and helpful every single time I’ve had contact with them. Maintenance comes quickly and is very helpful as well. The residents at least around my building have never bothered me or my roommate in any way and all around this place is super nice from the pool area with pits and tv to the buildings themselves. Good parking as well. This has been an awesome community to live in and I’m only leaving because of location but I would love to sign on for another year if I could. If it’s in your price range, come here. I have zero complaints. What can’t I say about this apartment. The staff is amazing, some of the most nice and helpful people I’ve ever met. They helped me through the whole process of my move in and I hardly had to worry about anything. The first time I went inside the office the whole staff greeted me and even the manager came out and introduced herself. As for the actual apartment I couldn’t be happier, as soon as I moved in it looked brand new. The grounds are well kept and look amazing. I have seen a few people talk about the parking situation in these reviews, in my experience it really isn’t bad. If I get home at 8:00 p.m. I don’t expect to get front row parking right in front of my unit, but I still find a spot either next to it or around the building. Needles to say this whole complex is amazing. Great people and great community.

I stayed in this apartments for a long time and I myself referred more than 5 families to this apartment. But now the management seems changed and want to squeeze money from tenants.I made a rental payment on time, but the bank wants to confirm my payment by sending some pennies (which has never happened before). Therefore, I was under the impression that the monthly rental payment was made on time. However, the front desk reported that the payment didnt go through, but as its the 10th day, there was a late payment fine.I requested management to waive that fee as a courtesy, and they said NO. They said they did it once a while back and dont have the option to do it again. So common, I stayed in this apartment for more than four years, and theres only a one-time courtesy waiver? How fair is this? I renew my lease every year with you guys. Is this my mistake?I dont mean to stop payment, but that happened without my notice... They are aware of it but seem like they want to squeeze as much money as possible from the tenants.HIGHLY RECOMMEND STAYING AWAY FROM THIS NEW MANAGEMENT IF YOU WANT TO SAVE MONEY. FEW THINGS ARE NOT IN YOUR HANDS SOMETIMES, AND THEY WANT YOU TO BE PUNISHED FOR THAT... SO AVOID THIS APARTMENT, MY FRIENDS!You can listen to my genuine concern or get punished by the new management with fines. Choose which one you want!

Lived here for years. Its a beautiful complex, friendly management, always come to fix things promptly (though rarely had to call). Dog park has an actual playground area, nice winding sidewalks. Lots of trees, well tended landscaping, it feels tucked away but easy access to everything!We have deep sinks, granite counter space, and an actual usable patio!The pools are as nice as any resort pool! Looks better than the photos!!! Always clean, too, its ridiculous.I loved living here (the apartment itself was nice and roomy) and only left when we moved forward in life to get a house. ❤️

We moved in Palomino apartments in May/2021. Let’s start with the best one in the company, “ Alisa Silgvero”. She is the one you need to dealt with. Alisa it’s very professional, friendly and helpful. Any concerns or issues I had she was the only one helping me with.The maintenance were always on top of things. Robert the maintenance manager it’s wonderful. But we got the worst leasing agent “Jeanette” . She asked for the $1000.00 refundable security deposit because my Teenager son didn’t have any credit. I asked her how many teenage boy 18 years of age have a good credit ? She said we considered as your roommate. Later on I found out the company policy it’s $750.00 refundable deposit, l was charged more, she even asked her manager Savanna for the charge and she approved it to charge me more.Alisa should be a manager , she knows what she is doing. She is great with people.

Claudia and Krystal were very helpful in helping us choose this apartment complex. We were moving from El Paso and we were concerned with if the property really looked like the photo posted etc, Claudia actually faced timed my wife and gave her a live tour, this was very helpful because it saved us a drive down here to physically see the property, also it was the major factor in us selecting this property. We were very impressed with the staff professionalism and they valued our concern. We are very happy and this is a great place to live. Feels like a resort. We love and would recommended it to anyone.

These apartments are great, I moved in about 2 weeks ago and don’t have any complaints. Maintenance was quick when I placed a minor work order upon move in and they always seem very friendly. The pool is amazing, it’s hardly ever crowded when I take my son whether it’s during the week or on the weekends. While the process was a bit overwhelming for me (not because of Palomino), I have to give a huge shoutout to Savannah who helped me tremendously. She went above and beyond to get me in and answered all of my many calls. I wasn’t even her lease and she didn’t make me feel like a burden, and actually communicated with me. I really appreciate her and her amazing customer service skills. Thanks Savannah! Overall, this is a very nice property and would recommend living here.

I usually do not write reviews…but felt this time justified it!! My daughter is moving to SA - 9 hours from home. So we were being very picky!! From the moment we stepped out of the car, we knew she was “home”! We were immediately greeted by Jeanette (something we did not experience at most). With Jeanette’s willingness to answer all of our questions and the re-assuring tour… we knew our search was over! We did indeed go to a few other places after, but none felt or looked as good as Palomino! Jeanette’s professionalism - yet warm and thorough approach sealed the deal! Thank you Jeanette for your quick actions in getting her apartment approved and signed! You made the choice an easy one!

Living here is like living at a resort. The pools and other amenities are first class and the apartment layouts are incredibly functional, our granite island is massive, and our patio is twice the size of any others Ive seen. They invested heavily in landscaping and the grounds are gorgeous and park like. Its taken years for the beautiful trees and plants to mature.Although the property is not new, the maintenance crew make it look new. I work in this industry and believe me they are the cream of the crop. Rob the maintenance director runs the place so professionally, service requests are handled promptly and done right the first time. Sharon the groundskeeper is amazing, our breeze ways and grounds are immaculate.Management/leasing are constantly putting on cool events like a cook out coming up soon, movie nights, breakfast at the gate and so much more.Thank you all for making our time here so special. This review is long overdue.

A great place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience that HEB, La Cantera and restaurants are near by. Ive lived here for two years and usually go out running at 3am, could not feel safer anywhere else. Its really a beautiful community.

My girlfriend and I have lived in these apartments for more than a year and a half now. This is definitely one of the better apartments we have lived in. We have recently begun the purchase of a house and therefore will be moving out. Otherwise, we would likely be renewing our lease here again. Great amenities, clean property, and nice staff! I would recommend this to anyone looking for an apartment.Also, it was the cheapest option that provided the most, when we were looking :)

These apartments are great and beautiful but that is not why I am here writing this review.This review is for the staff, specifically one person that deserves the upmost praise.Apartments can be beautiful but if their staff doesn’t take care of their residents what good is a beautiful apartment? Savanah has truly gone above and beyond to ensure that we are happy with our new apartment. She is the PERFECT example of what a leasing agent should be. She has taken care of all of our concerns and needs like if they were her own. There were a couple of hiccups in the beginning that were made by another leasing agent but upon speaking to Savannah not only did she apologize but IMMEDIATELY got things moving. Not only did she take care of everything right away but she also communicated with us every step of the way. Every apartment complex should have a person like Savannah that strives to take care of their residents. Most leasing agents will do the average or bare minimum for the resident but Savannah has gone above and beyond. I wish more apartments had people like her that truly care about their residents and their needs/concerns. We are thankful to be living in an apartment complex that has such an amazing staff member. She truly deserves the highest praise.Not to exclude Amanda that was also extremely helpful in the entire process as well. They both deserve praise.

Jeanette is horrible!! I have no clue why she is still at Palomino Apartment Homes! She is rude and she always have an attitude! I have been live here for 5 years and never had any issues, until Palomino hired Jeanette! Also Palomino Apartment does not follow ADA handicap parking regulations! FYI: Jeanette doesn’t respect anyone and Palomino is going down hill because of her! Her customer service skills are out of there! Just asked the tenants about her!

The apartments is really nice but the management are not. They will be nice when you come to sign up for an apartment and when you ready to move in you will find that they’re giving you another apartment and they are increasing the rent and that’s exactly what happened with me. So be far from those apartments who cares only about money. I came here again to update the review and respond to the management team. I saw the apartment at 5:30 pm and I was the last one who came to the office and I paid the deposit fee at the same time they didnt send the lease immediately and the lady said you passed the check but I am waiting my manager. I think her name Alisa when she sent me the lease later with different apartment number and price, I took a day off to come to the office to see what is going on. I had a friend who witnessed that I toured the apartment and I paid the deposit and after talking to Alisa manager I got a refund of my deposit back. The manager gave the apartment to someone else. So even paying the deposit fees will not guarantee that you will get the apartment that you have seen.

Great apartment to live in, especially for the area and the price you cant beat. The walls are very thick so you cant hear your neighbors and maintenance is very quick and responsive. What truly made me write this review is how sympathetic the management has been during this COVID situation. There was an email sent out that they were willing to work with those struggling to pay rent. That really shows you how great of a place this is to live! I love it here just wish they would update the look of the apartments and make it a little more modern. Like no carpet, different finishes, etc. other than that this place is PERFECT! My lease is coming to an end soon, & you can bet I am going to renew! Great job palomino!

The office staff are all very nice and helpful. The landscaping is beautiful and looks like youre walking through a park. The pool area is nice and clean and the apartments are very nice for their price. Ive lived here for 6 months and love it so far.Almost any shop you can think of is within 5 - 15 minutes away. 3 theaters within 10 minutes and 3 different malls / shopping centers. Wonderful location!

Been here for a long while 10 plus years. Upgraded from the smaller two bedroom to the bigger two bedroom. We’ve seen a lot come and go. We loved the workouts with a trainer. It was so convenient. Don’t have any complaints just being back the workouts lolMaybe adult movie night lol

This is the second Francis Properties I have lived in. I moved from Houston, The Bellagio Apartments to Palomino Apartments. I have experienced the same issue at both apartment complexes, with the exception of how management addressed the matter. With that being said, I will provide a compare and contrast of Bellagio and Palomino Apartments. In addition, please feel free to read my partial review of Bellagio. In that the review was so long, I was unable to note the entire review.I moved to Palomino 1 1/2 months ago. Now, the apartments are nice and large, however, my apartment was not clean. The shelves in all the rooms and closets were dirty, the carpet was dirty, the vent underneath the microwave was full of grease, and dirt along the edges of the toilets and tubs, just to name a few. Even more disturbing, I saw four roaches crawling on the carpet. I contacted the office to inform the staff of the issues. Housekeeping was contacted; the housekeeping staff touched up the areas that were dirty. In that I could not wait for the exterminator, I set off foggers to kill all roaches.Everything appeared to be okay until my granddaughter pointed out the large amounts of dog hair on her socks and paints I was so offended; I experienced the same dog hair infestation at Bellagio! I could not believe I was experiencing dog hair in the carpet again! I contacted management. Zach, Property Manager informed me the carpet would be cleaned.I informed Zach I experienced an infestation of dog hair in the carpet while residing at Bellagio; I informed Zach the carpet had to be replaced, and cleaning the carpet did not remove the dog hair. Carpet cleaned, however, dog hair remained. Contacted Zach, the carpet will be replaced. This is where both Palomino and Bellagio were alike.The problem, as with Bellagio, according to the contractor, the contractor would not be liable for damages as a result of replacing the carpet. Palomino, as with Bellagio demand I pay for the damages caused by the contractor as a result of replacing dog infested carpet; carpet that should have been replaced prior my arrival. I am still vacuuming up dog hair. What management company thinks this little of a new tenant and move her into an apartment known to have been vacant for a while?I hope Palominos management does right by me. Currently, my granddaughters and I are living in an infested dog hair apartment. To further compound the injury, I requested compensation for my extreme inconvenience of moving into an unready made apartment, I was offered $100.00 by management. I am requesting 50% off my rent!. The staffs behavior aligns itself with gross negligence. What will happen if I am negligent in paying my rent? A breach of contract. I paid$1, 498.00 for rent; $32.00 in credit card fees, fees prohibited in the state of Texas.As related to Bellagio, upon moving out, in a retaliatory manner and when she (Laura) had the opportunity she charged me $100.00 for 4 bags of trash I neatly left in my clean garage, while at the same time, refused to allow me to touch up by apartment, because she wanted to charge me. Stating, the contractor no longer uses flat paint; he will use semi-gloss. I received a bill for a touchup for both the stairwell of my apartment and for the garage. It appears Laura was totally not honest.According to both experiences thus far, Iam questioning the integrity of Francis Property Management Company. On both occasions, I have been told to replace the carpet, it is required I sign a document waiving and releasing the contractor of liability and responsibility for damages incurred to my items while replacing the infested dog hair carpet. Further, victimize the victim!

Love this apartment complex. I’ve lived at Firewheel and a few newer ones and I’ve never needed maintenance here; but when I do they come that day! The management has always been super friendly/helpful and the pools are well taken care of as well as the landscaping. I do have to say the latex paint isn’t the best, it’s starting to chip/peel off very easily but I have been here almost 4 years now and that’s the only critic I have. Also it’s a great location so accessible to everything in San Antonio you could want!

Used to live here with my bf. Over all the apartments are clean however its the horrible parking and noise. Complex is more so young college students making noise all time of the day. Couldnt wait to leave here. The only sales associate that would always have an attitude regardless of the issue was Jeanette. If you get anyone else in the office you should be fine. Maintenance was always great on the plus side.

These apartments are well manicured, the floor plans are very spacious, and the cost is fine. However, the parking here is HORRID! You have tenants parking on curbs to avoid fire lanes, and non handicap people parking in handicap spots/loading zones. It really makes the place feel like a ghetto! The office neither sees nor says anything. If you want better parking you should pay for it, right? You can try and call the office and ask for a car port or garage but if Jeanette or Crystal answer, you’re never gonna get a straight answer much less a call back. (There’s one, but it’s on the other side of the complex. Jeannette didn’t even check) or (Let me check and see if one is available. I will call you back. Crystal never called back.) Hahaha, I just let it go after 2 weeks. I guess they don’t want the extra $100 monthly. The only person who seems to follow up is Savannah. I’ve supposedly been on a garage waiting list for 10 months. I doubt my name was ever put on the list when I leased with Jeannette. If you lease here just make sure you don’t have a new vehicle or at the very least care about your vehicle.

We have been here for a almost 2 years. We saw it, we took it ASAP! Amazing place. The very Best Value, quality-price. At West Shavanno Park, just facing La Cantera, 8 minutes from Stone Oak; any of these 3 areas are the best places to live here at San Antonio.3 things that blow us away are the great Facilities and beautiful Looby, the amazing and georgous-fullkindness Managing Team and the fast speed of issues solving at any matter: maintenance, neighbors, mailbox, trash, water, ice, storms, etc. Clear and fluent communication personally or by email.We have our own and large Amazon Hub !!!!Weekends in the swimming pool always immaculate. Pet friendly. Natural Fauna!!!!: beautiful Racoons and squirrels. We love them. Huge space for parking is never a time trouble. Lots of Green Areas. We are in love with our big apartment, high ceilings, very spacious walking-closets, high class kitchen.Costco, HEB, HEB plus, 2 Walmarts, all of them surrounding about 6 minutes. Restaurants everywhere. If you like walking, jogging or biking, this is the place too. You can walk without issues. A middle scohol just in front. 3 plazas to walk at, closeby.Main Avenues and freeways at 3 minutes (Zavala Rd, 1604, I-10, etc). Very safe and quiet zipcode, walkable even at night.

My apartment itself is nice and it’s a nice looking complex, but I do not see any reviews talking about the BREAK INS. Our complex has sent out multiple emails stating there have been a ton of car break ins, and even after it seems nothing has been done about it. You still see piles of glass on the grounds and cars missing windows. I understand that car break ins are hard to catch, but when I call and report it to the office and don’t even get sympathy or any type of acknowledgment that they’re doing something about it, it is extremely disheartening and makes you feel they truly don’t care. We don’t feel safe

Out of all the apartments Ive lived at I must say this has been one of the nicest ones. Love the layout of the 2 bed 2 bath! Pool is amazing with some awesome grills and tvs. There are so many restaurants and stores near by making it very convenient to grab a coffee, food, or groceries. Patio is a nice size to put some furniture on. Everybody is quiet never had a noise disturbance. All in all I highly recommend checking the place out!

I must say that my experience at Palomino Apartments has been the best I have ever had. Savvanah is the sweetest and most caring person and she had the patience to help me and guide me through the entire process of application to obtaining my apartment. I really think that Palomino Apartments is lucky to have a gem like her working for them.

Have been living here for a little less than a month, so far so good, just had a slight issue with move in and getting keys due to the office being closed on move in which was scheduled on a Sunday , but was resolved quickly by the staff. The staff is very helpful and informative on up-to-date events and new policies. Definitely a great and safe place to live!

Wonderful place to live. Its like living in a getaway. You drive in the gates and leave all the craziness behind. Its comfortable and peaceful. The grounds are well maintained. The staff, especially maintenance, treat you so great. You feel like part of a family.

I lived here a year when I first moved in the neighbors trashed my car they left trash on top of my car , ppl don’t pick up after dogs and they are overly priced for the square units , electricity bill is with cps so be prepared to pay a lot , utilities rent goes up over time , if you are late 3 days on rent they will charge 75 per day be aware I am still waiting on my refund have not gotten lady’s from the office sent my check to wrong address , this apt have a lot of amenities and they are really nice , parking is horrible , loud neighbors definitely for single ppl , great location tho . Jeannette is really nice and the apt manager crystal .

We live at Palomino for almost 2 years. Very happy with our spacious apartment and a huge patio. If you like a resort life style - its the best choice for you. The service is great, especially Mike - he is very helpful. Palomino staff really cares about their residents - every month we have free dinners, poker games, movie nights. Its perfect for the families and single people. You get what you pay for - and its worthy every penny. Thank you Palomino!

Great apartments !So nice, clean, modern, the club house and all the amenities are fantastic!I just love living here! apartments are really spacious and great amenities !Staff are really friendly and always trying to help.I been here for more than a year and I can stay longer. In no other place maintenance really takes care of any situation.I do enjoy living here.

I’ve been living here since February 2018. I truly feel this is my home. My apartment is beautiful and the well manicured grounds are so beautiful. The maintenance staff keeps the grounds clean and all equipment in working order. The old oak trees and native plants are not found at many of the new apartment developments. When I look out my window I see trees, flowers, and a green lawn not a parking lot. Oh and a big plus...we have a dog park here.The Staff here is so friendly. They have handled my requests with a smile and in a timely manor. Whenever I walk into their office I’m greeted with a sincere.

I currently reside here and am very pleased. Having moved from Houston, I didnt know where to even start looking.This is a great area, near tons of shopping. Not far from I10, its easy access everywhere.The apartment itself is spacious and cozy with oversized patios. The pools are gorgeous and well kept. Ive been here for 3 months and love it so far...hoping the rest of my tenure here stays positive.Con- the only potential negative is recent car break-ins that were reported. This kind of thing happens anywhere and the management team (from what Ive seen) has been excellent in communicating and addressing the recent incident..so I wont fault them for that.

My boyfriend and I moved into the Palomino Apartments last Fall and we dont see any reason to move out any time soon. The grounds are beautiful, the community is a quiet, working/college type, and the staff is by far the friendliest and hardest working Ive ever dealt with in the leasing industry (and Ive lived in some real nightmare complexes). The price is extremely reasonable for renting a place in this area (we live in the small one bedroom) at 799/month, washer/dryer included. Valet trash and flat screen tvs/BBQ grills under the cabanas at the huge pools really make this place feel like one big home. I know a lot of people think that good reviews are coaxed or that we received some sort of incentive, but this is not the case. We recently had a problem with our dogs bringing fleas in from outside and I called Ana (manager) who took our comfort and our dogs health very seriously. She immediately called the pest control, and our apartment was treated the same day we took our dogs to the vet to be treated. Since then, our apartment is pest free, and our dogs have never looked or felt better. It meant so much to me that Ana took it upon herself to take care of the problem for us instead of passing it on to someone else. I personally work for a company that believes in superior member service, and I dont need to be given an incentive to recognize Palomino for doing the same. Thanks, Palomino!

To all those reading, the person who posted several notes below could not be more incorrect in their assessment of the management here at Palomino. I have lived here going on two and a half years now and have never had a complaint. I have had very few issues while living here, and when I have, the management has addressed them promptly and adequately. The maintenance staff here is excellent. They typically show up within hours of any issue. They quickly fix the problem.Palomino isnt like other apartments I have lived in. It really is a community here. The management holds community get togethers which are quite fun. Food, drinks, and activities are provided. Overall, I am extremely pleased with my living situation. Not to mention the amenities are excellent! I have a pool view from my apartment, and it is obvious that others here really enjoy themselves. People are always hanging out at the pool bbqing, listening to music, and having a great time. I highly recommend anyone looking for a place to live to come check out Palomino for themselves. Been living here since October. Definitely a nice place to live. The office staff is very friendly and super attentive of their tenants- Liz, Claudia, Krystal are always very nice and ready to help take care of any questions or concerns. The service staff is always ready to take care of any issues and they do a great job keeping the community clean.

“Luxury” apartments… after staying here for just under a year. In retrospect I would’ve left sooner.Incompetent/indifferent staff, noisy rooms, gates and gate remotes that don’t work, gates broken or propped open (leading to the theft of my vehicle and the vandalism of my other), expensive units, no garages available (looks like one garage for every 7ish units), no one picks up after their dogs, and more. The stairwells get “hosed” every so often, just spreading the dust and garbage around, paint peeling on trim, appliances hanging on, leaky toilets and faucets, broken blinds, and nasty carpet.Hard to get ahold of them, but they’ll get ahold of you (mainly for money).Hopefully your future experience with them will be better than mine, or save yourself the trouble and look elsewhere

I love living here and love the area but Jeanette from the front office is the WORST. Every time I have dealt with her she hasnt gotten a single thing right nor does she listen--she just speaks over you. Today had to be the worst mess up yet. Jeanette decided to end my lease early WITHOUT telling me and I would not have even found out if I didnt happen to stop by the office today. Because of her I have two days to move out. She also took no responsibility and just said we all make mistakes well how do you make a mistake this huge?? How do you accidently change my lease end date and NOT TELL ME? I honestly cant believe the severity of this mistake. She said she already rented out my apartment before my lease was supposed to end so I have to be out. She cant push my end date to the original date because of this and because the people renting my apartment after me already have their apartment rented out meaning she messed up 3 moving dates for all of us. For the life of me I have no idea what goes on in her head but its clearly not thoughts. She has two brain cells and theyre both fighting for third place.

I am about to renew my lease since Im very pleased with Palomino apartments. The staff is the best that I have experienced so far, they always have a great attitude and willing to help with any issue. The pool and the grounds are so well maintained and most importantly I feel very secure in the apartment complex.

This is an attractive place if you are single. If you have a family they will try to bully, and threaten you into leaving. We have had our car broken into 2 times, a bicycle stolen, (it was locked up) and both of our vehicles keyed (by other residents) for taking up parking spaces when moving. The management were unsympathetic , and even unkind every time. The management make promises they will not keep, and treat children horribly for every tiny thing they do, that is not to their liking. If it had been an incident or two, I would not have bothered to write this review. They have pestered us for two years. I feel a deep sense of gratitude to be leaving. I had a legitimate case with evidence against them with fair housing, and decided not to press charges, because I feared retaliation. This is a place that is so family unfriendly, that it is barley legal. The rent also goes up very drastically every time your lease ends.

Krystal was very sweet and helpful. Moving was a breeze (seeing as I needed to find a place quickly) and the apartment was pretty much immaculate upon move in as opposed to my prior apartment where things were missing and it was dirty upon move in. I love the property. Its clean, quiet and homey. Thank you Palomino.

I came into Palomino on Wednesday morning to get some pricing on one of your apartment homes. I currently live at Nova across the street and a young lady by the name of Jeanette helped me. Not only was she very sweet but she was also extremely detailed with the information that she provided. She didn’t have anything in person to show me, so she gave a detailed tour of a virtual video she had. I would have definitely leased with her if there was an apartment with the time frame I was looking to move in. Her time and information was greatly appreciated.If you intend to visit this location, ask for Jeanette!

Hard to know what 5/5 means but I say 4 because the place is an A+ to me.They fix stuff in a timely manner, apartments are nice, a decent amount of parking, and so far the complex is clean and well kept. Honestly this is one of the better options you will have if you stay on Vance Jackson.DO NOT GIVE YOUR BUSINESS TO VISTAS OF VANCE JACKSON. Palomino is basically a million times better than where I lived last time. Give these people a try, I think you will be pleasantly surprised.

I have Lived here in Palomino Apartments for almost 3 years. And Everything here is excellent for anyone looking to move in! It is quiet and peaceful and we enjoy the area! I love living here and i give it a 100 ❤️❤️❤️

The community is great, the neighbors are friendly, the area is perfect, everything is within 10 minutes. Such a great spot and the apartment itself is so spacious, we’re in the biggest 2 bedroom and have chosen to stay here until we finally purchase a house :)

Im not used to write reviews but this time i want to share my experience i been having at Palomino Apartments. Throughout my experience living in different apartment complex, i never had found an apartment this amazing. I want to share my experience with you because since i moved in its been great! The maintenance team takes the best care of the grounds and they keep the prooerty very well maintained. I love the pools and the gym that i can go any time.But the most important of everything is that every time i go to the office, I always get the best customer service, they make you feel welcome everytime you walk in. The ladies at the office are just amazing they always welcome you with a smile. The building Im in, where you can always come visit me lol jk besides the good location I had never had issues with noise or main problems. I really love it !

So far I love it here. It’s in a nice area, is well maintained, and everyone is friendly. My only problem is I signed a lease under some sort of special or whatever and was told by Jocelyn that the system wouldn’t recognize it; the pricing would have to be manually corrected later and the money would be refunded back to my account later. Still hasn’t happened yet so I’ll update my review if anything changes.Edit: I did get some of the money refunded back as promised. My only problem now is my upstairs neighbor. This dude is constantly stomping around late at night or around 0100-0300 like an unjolly green giant. As I write this now he’s been at it for the past half hour. It’s ridiculous. Lovely apartments, though. 🙃Another edit:I moved out at the end of last year and I absolutely loved it at palomino. Everything is well maintained. The staff is incredibly friendly and helpful. I had awesome and friendly neighbors save for the one directly above me. The only issues I had were parking and the valet trash. Trash pickup was never consistent on non-holidays and it’s ridiculous having to pay $30+/mo. when they miss at least a week’s worth every month. The three maintenance requests I had were resolved quickly (I’m really short and couldn’t reach the smoke detector to change the battery, an old part in the toilet tank needed replacing, and dishwasher wasn’t working). Parking was a huge issue towards the end. Most of the time it wasn’t even people that lived there or guests. Total randos were parking at the complex and then walking out the gate and up the street. My apartment was located in the back and some nights that i came home from work I’d literally have to park by San Miguel, Phase I, or park in a handicap or reserved spot. Sometimes even all of those were taken. Palomino seems to be a really safe place and I’ve seen the security truck (same guy that patrolled the office I used to work at on Prue Rd) and even saw a cop walking around my building but still as a woman I feel extremely uncomfortable walking such far distances to get home late at night.Overall palomino is on the higher end price wise but it was super worth it until my last few months there. I plan on moving back to that side of town soon and I’d love to go back but with the rent increase and the insane parking issue idk if it’s the best option for me.

This is the first apartment my fiancé and I have had and it has been the best experience so far. We love the staff and appreciate how much they have helped us. The landscape is beautiful and we love our patio space.

Love living here!! Haven’t had any problems with neighbors. Staff is always helpful and maintenance is always on top of things. Love how it’s close by two major highways I often use. Great place to stay.

Pretty good- prices go up with each renewal more than Id like, but maintenance is always on time, never have problems with loud noise and they have a nice pool. One complaint would be there is never any parking after everyone gets off of work- its like no one leaves which can be annoying if you leave for dinner.

We were looking for a place for our child who was relocating to the area. After searching countless numbers of properties we stumbled upon this great place! We immediately fell in love with the property and the people working in the office (Zach) were just as impressive. I do not recall ever seeing a cleaner more well kept property in all my days. It if very obvious that the owners of this property really put the effort in to keeping it in tip top shape. Unlike our other visits, we had a chance to view the property after hours to get a glimpse of what really goes on around there and it was quiet and cozy. We also had a chance to catch a few residents walking around and asked them about the property. All of the responses were consistent and welcoming....we felt a very apparent family atmosphere at the Palomino and that means everything.

On 11/8/2022 morning someone cut off my cars exhaust resonator while it was parked at the designated area. When i report this to the management, i didnt get any proper response which helps to prevent this in the future. A week earlier there was some similar incident reported and patrol were roaming around. It didnt work out. So, If you are someone planning to move-in to this community, you must be aware of, this is not safe place to stay even though it says a gated community.

I enjoy living here and have not had many issues with noise prior to the past few weeks, but I’m not sure what else to do about the loud music I hear from an apartment near mine at all hours of the day and night. I have called the front office numerous times about this issue, sent numerous emails to multiple email addresses, and called the courtesy officer at least 2x when the music was playing past 11:30pm. I have received zero follow up from anyone, and the music is continuing to happen, multiple times per day for now weeks at a time. When I have asked if they could investigate where the noise/music was coming from, I was told that they could not investigate because they were “short staffed” in the front office, they could just make phone calls. I have been unable to sleep at 12:30 because the music was so loud. I have attempted to look for the source of the music myself and speak to the neighbors I think it may be, but I haven’t been able to reach them. I understand that there is a certain amount of noise that is to be expected from living in an apartment, but the loud music is excessive and I have no idea what to do at this point about it.

Take caution before committing to Palomino. The management that runs this place is absolutely terrible. They will misplace rent checks and blame it on you, try to add hidden move out charges when you move out, and kick everybody out of the pool just about every holiday (even when its orderly and people are just trying to enjoy themselves) The prices are fair but tread lightly- What theyll fail to mention is that this place is notorious for thefts, break ins and even sexual assaults. Its a great location and price but they need to clean house. Top management needs to go- Until then, look elsewhere.

Jeannette was amazing when we went in for a tour and she made it all so easy. She was super honest about everything and we knew everything that we were going have to pay upfront and didn’t rush us at all through the tour. We ended up leasing and made it super quick and painless. Thank you Jeannette!

Im going to miss this place so much. The minute this lease is up Im coming back lol. Thank yall for being so good to us residents. If you are considering moving here just do it.. you wont regret it! Everything from the space to the quiet neighbors is amazing not so many parking spots at night but that is the only complaint.

We are prospective residents for the summer, and were completely Wowd by the kindness and professionalism here at this location. Savannah and Ohilda were so kind in helping us with floor plans and finding the best option for us. The property is beautiful and has a lot to offer. Definitely top quality living. Thank yall!

Late July 2019 Update:The vehicle thats been parked in the same spot since February is STILL THERE despite managements fake threats to tow it. Theyve placed a tow warning sticker on it, but its all for show since it was placed on that vehicle in April when I made my last update. However, the owner OBVIOUSLY either still lives here or checks on that vehicle because there was an attempt to remove the sticker. (Theres also another vehicle in close proximity that hasnt moved for months). This vehicle has been here for so long that the actual parking space is black from all the dirt its accumulated. There also seems to be some sort of moss(?) growing around the car. The rear of the vehicle hangs over the curb and the patch of grass underneath it is dead. The windshield has accumulated dead leaves as well. There have been a handful of new move-ins and they all seem to be couples that have more than one vehicle so parking is even more difficult now. Move this damn car already.April 2019 Update:The car with expired plates is still on this property, as well as several cars that have been parked in spaces that have not moved for months.There is also mowing other landscaping being done at ungodly hours on the weekend. Youll be rudely awaken and kept up for at least an hour when this is going on.Original Review:I expect there may be an influx of new reviews due to the property sending out an email encouraging residents to review the property in exchange for a chance to win a gift card. Beware of recent 5/5 reviews that were made ONLY with the intention of being entered into this raffle. This is a shady business practice and is a disservice to potential renters who are looking for genuine reviews.Ive been a resident for a few years. Recently, I was charged a late fee on my rent. A late fee when Ive had auto-pay since I moved in? I was informed that it was due to a system error by the third-party billing company and that it would be credited to my account the following month. It wasnt. Upon seeing that late fee, I also noticed that I had been paying an increased charge for pet rent-- an increased fee that I was never made aware of, nor did I sign an updated agreement for the increase when I renewed my lease.Second, Ive received notifications of having prohibited items stored on my balcony. One, a privacy screen (because there is absolutely no privacy), which was removed and a second time, a gas container that was also removed. Thats fine. I acknowledge per the lease agreement that theyre not allowed. However, Ive noticed gas containers, clotheslines, deep freezers, and BBQ grills on other residents balconies. Yet, theyve not been asked to remove these items as theyve been there for quite a while.I dont know the towing guidelines for the complex, but there is a resident with dealer/paper license plates that expired in July 2018. Its March 2019. This vehicle is most likely unregistered and uninsured which poses a liability to other residents should they get into an accident. The complex also repeatedly states they will tow visitors that are parked in the priority (front spaces), but theres no way for them to know which cars belong to residents and which cars belong to visitors so that policy has been ineffective, and its almost impossible to find a parking space.On a more serious note, last year, I witnessed a pair of young men breaking into residents cars. Per an email previously sent out by Palomino, I contacted on-site security. I called a dozen times and never received an answer. I even left a message and was assured by the pre-recorded message that I would be reached out to. I was not. A friend of mine was simultaneously calling the police, who responded in a quick manner. The suspects were caught within an hour or two, but not after they had already made their rounds around the entire complex and moved on to the neighboring one. If the on-site security had answered the phone, the issue could have been rectified much sooner. But who knows if we actually have on-site security.

My experience with Palomino has been great! I appreciate the communication and engagement by the leasing office. The activities that they plan are a great opportunity for people to grow closer with their neighbors and the community around them.

Palomino is a beautiful apartment, in a beautiful part of town! The staff is friendly, kind, and helpful. The maintenance staff is exception and keep the grounds very clean! I would highly recommend Palomino to anyone looking for their future apartment home! #lifeatpalomino

MILITARY FAMILIES BEWARE! This apartment complex is nice on the outside, but the General Resident Manager inside needs a better communication style. Her name is Anna Aun, don’t talk to her to get issues resolved. My husband and I left on military orders, and we tried getting more info/communication after being sent a hefty last statement (they wanted to charge us over $500 to replace the carpet after being told it hadn’t been changed in 7 years! Haha! Also, we offered to clean it before moving and they refused and said everything would be okay; we also paid for a pet deposit!!!).Long story short, my husband has been overseas for more than 3 months, and made an international phone call to her (granted, this was the first time I got to hear his voice in weeks!). He was not being disrepectual, didn’t use any inappropriate language, but was clearly upset because she can’t listen and is one of those people that only talks over others (should not be in customer service!) She ended up HANGING UP ON HIM and this definitely shows that she has no respect for our soldiers serving our country, or their families. I talked to the owners of Francis Properties, Dawna N, and she thankfully apologized on her behalf and said she was new and needed to be coached!If you are active military or a veteran, don’t support this apartment complex. They will not show respect and will throw closing statements at you just to take advantage of you being away from their location! A horrible experience!

Apartments are nice but management is a 1 out of 10. Keep all your paperwork! They dont know how to file properly and enjoy accusing their residents of things and charging ridiculous amounts. Save anything and everything. You will need it. Security is not very good either.

Phenomenal service from everyone in the office! Great amenities! They provide prompt maintenance on any issues you might have! Highly recommend moving in here and enjoy life by the side of their beautiful resort styled pool/cabana!!

I had packages coming in today, FedEx texted me saying delivered signed for by: A.APT. I went there door was locked so I waited for 5 mins outside than I saw this lady inside!I thought we need to knock so my baby did than this lady who was working there she told me that they don’t accept any packages because of Covid, I showed her fedex tracking” signed for by: A.APT” on my phone instead of checking she told me to contact fedex. she seems pretty rude to me but I seriously thought that the driver of FedEx made a mistake than I came back home and contacted fedex and Versace customer services.They called me back saying “it’s there in the office, we just got hold of our driver.” I went there again but she still told me they don’t have it. I told her fedex called me and told me that the driver delivered it here. she went inside and brought one, I told her there should be one more, she said that’s the only one without checking. I told her there is one more than she comes back with my another package saying sorry it fell down the thing. I don’t know what was she up to but I been living here since 2018, I had never seen this rudeness here at palomino before and I am used to good service here at this apartment so I was very shocked, she messed up my day l’m telling you all this because she made me look bad to Versace and I’ll have to apologize to them because it seems like I faked it all. I’m not sure what is going in her life but learning to be nice and polite will not hurt anyone. LEARN TO RESPECT PLEASE! I never had a single complain but today was horrible day of my life here at palomino.

I love it here. The Assistant Manager is the best and the staff know how to welcome you properly to the area. Pricing is the best in this area, and theres a lot of restaurants down DeZavala, as well as a Wal-Mart and HEB. I have a 2B2BA and I cant get enough, you should move here too. I dont see anything negative here and Ive been here for 8 months now. I highly recommend it.

I have truly enjoyed living at the palomino. From the beautiful community grounds that allows me to tire out my doggo on walks to the amazing pools. I have lived in 4 different complexes and by far the palomino outshines them all. It truly is home to me!

I have lived in a different apt every year since I moved to San Antonio 7 years ago. This has by far been the greatest apt complex I’ve lived in. It’s safe, clean, quiet. And the apartments themselves are really nice

I lived at Palamino for two years and enjoyed it for the most part! Security of the apartment complex could definitely be improved. The pool area and club house are fantastic! I really liked how the staff from Palamino would greet us in the morning sometimes with a breakfast to go, such a cool idea. Lots of memories at this place. Keep it up Palamino!

Love it love it love it !!I been searching apartments for 2 months!! ANd I’m doneeee! They have everything I couldn’t find anywhere else!Great size bedrooms, BIG patios!, xtra storage, green lots of green areas and beautiful pools!The location is great, everything is so close like HEB, Costco, sams, i10, 1604, etc!!!!!Just love it ! 100% recommended

I truly appreciate the staff. They have gone beyond and above to assist me, particularly if I experienced issues with items needing repairs. They have responded swiftly with professionalism.Again, thank you for outstanding customer service.

Not a kid friendly place at all. We keep getting threatened to be evicted for excessive noise my kids are older and not very noisy and we have a neighbor who complains about us daily, and the complex is taking their side. Not a place to come if you have a family. The neighbor below has loud late parties every weekend and the neighbor has never reported them. All of the complaints are from things I did in the middle of the day I know because we wake up at 7:30 and go to bed by 10:00 Management suggested that if I keep the kids out of the apartment as much as possible, and stop practicing (I am a musician by trade) that it would solve the problem.

Beautiful complex, just wish they wouldve disclosed In the tour that there are LOUD pool parties EVERY NIGHT. Makes you feel like you live In a frat house. The police were called the other day because of how loud it gets. Kinda brings down the value of the luxury living. Probably not gonna renew lease. Its mentally taxing hearing banging music and noise after a long days work. Cant even eat dinner in peace :(

Apartments are spacious and enjoy the big balcony. Location is great close to many restaurants and yet is quiet. The staff here are very kind and helpful.

Great location but there is never enough parking and the management doesnt address issues when brought to their attention. Apartment wasnt cleaned when keys were picked up on move in day. There is other options out there that are better for what you pay.

German roaches and small roaches in all units that I am aware of... did Bug treatment every week for 4 weeks in our apartment but cannot stop them... they are now all over the apartments.....tough to take anything from my apt to freinds house with out bug treatment as these roaches are every where... Avoid Palamino if you dont want to live with roaches!

Had the pleasure of working with a young lady name Jeanete. She was very professional and extremely friendly. Due to time frame availability for move in, I was not able to lease. -Highly recommend this complex.

The complex is landscaped well. Overall nice , safe and quiet. Friendly staff. Roomie floorplans. Could use some updating but for the money worth what you get.

If you get Savannah, she’s great. If you get Jeannette….she seems to hate people and her job. We would not have rented here if we met her before deciding.

The move in was easy, everything was done on line and the management team answered all my questions and had everything set up for me. I got my keys and moved in the same day.

The walls are paper thin. I can hear every step the person above me takes, very loudly. Its so loud that it wakes me up at night. I can also hear the conversations and TV of my neighbors pretty clearly, especially in the bathroom..

Dishonest practices at this apt complex to my friends money made her wait almost 40 days just for her not to get the apartment. Should be ashamed with the way they go about business with those needing help

Nice apartments and landscaping, terrible management (I like the previous one from 3 years ago more). Prices are ridiculous and they charge fees for EVERYTHING without a warning first. Location is nice though.

Everything has been wonderful..from the amenities to the prompt response from maintenance requests! The front office is also very friendly and helpful, seeing things through until the end!

Had a great move in so far and we’ve really enjoyed the change compared to our last complex! Much more space and way quieter.

Car thefts, window breaking become very common in this apartment these days.... Management changed and not good.. used to be very friendly but not any more. Recommend to avoid!

It is so quiet, the only things I would change is having our area of grass be watered more since it’s pretty much all dead and have a new AC unit installed because it would break down once a month.

Do not waste your money and overpay for this complex. Management went through serious decline during the two years I lived here. Apartment flooded from pipe under master bathroom sink and they didnt even replace my carpet!

Complex over all is appealing, clean, well landscaped - Nice pool and bbq area, workout room and even a pool table in the lounge area / Occasional food trucks on site / breakfast at the gate or dinner lick up at the office / the convenient hub for package deliveries / friendly, helpful staff

Not a single complaint! Absolutely love it! Very accommodating and painless stay, scared to move because Im afraid we wont find a place as good as this one!

Great community, apartments are very spacious, maintenance always takes care of things when needed.

I’ve been here almost 10 years and overall I’ve had a great experience. The staff is understanding and the maintenance crew is patient with me:)

Office staff are friendly and always eager to help. They are also quick to respond to maintenance requests no matter how big or small.

I have couple friends who lived there. they never had issues they love the place & they always talk nice about the management.

I have been living in these apartments for three months, so far everything is very good, the staff is friendly, the facilities are clean, everything is very well maintained, now they are making a park for pets, but for my part what I also miss is a park for children Since I have a three-year-old daughter, I imagine there will be more children in the community. If the management studied this proposal it would be great. It is the only thing these apartments lack to be 5 stars. Thank you and regards.
