Started my life over in San Antonio. I found this place online looking around. They were actually the first place i wanted to go see but ended up being my 3rd stop. The grounds look better than the photos. Dealing with all those leaves must be a pain but if you want the trees you gotta deal with the leaves. I am excited for the pool to open up. I like the gym. It’s a good personal size but it’s spacious. I’ve taken a few random strolls around the property. I also like the area around it. It’s right up the road from Heb. You’re give or take 5-10 minutes from park north mall. For readers there is a library right next door practically. I am enjoying my apartment a lot. It’s nice and very spacious. It has little peices of luxury added around it that i appreciate. Mainly the bowl sink and the indented shelves. The office staff made things very easy for me. I pretty much was sold day one of viewing my apartment. They’ve been Very consistent and prompt on replying to any concerns i have had. I understand they can’t grant all my requests. The apartment is my current home. Ill probably stick around until i move to another city or find somewhere with a bat cave included.
The inside of the apartments is pretty nice, new appliances, wood floors, a nice deck ect. However, the extra 200 dollars in fees every month is a bit extra in my opinion. The rent is 1379 but after all the extra fees its 1568 and thats without the credit card/convenience fee to actually pay it. Also not great for pets, has minimal grassy areas, and the park is not well maintained.
Prior to AMC taking over back in April, I never had issues living here. Now, I only get the run around about work orders and broken promises 🤦♀️Update: If you look at the past reviews most of the 5 star reviews are from a year or more go. However, this place just keeps getting worse. First we had a crack on our tub, no one ever fixed it before. Finally, someone came out to fix the crack on Monday but I was told I would not be able to use our shower until 48 hours after the crack had been sealed. The worker did the sealing on Tues. I was provided a model apt to shower in only. That apt was suppose to be available to use until Thursday (48 hrs later). I go today and the locks were changed 🤦♀️ Next, dont even bother calling in work orders. You wont get a quick response. One of my closet sliding doors has been off the rack for months, one of my kitchen drawer covers has been off the drawer for months, and lastly, maintenance came to clean and paint the ceiling due to molding but they never came back to do the last coat and repaint the upper part of the wall back to its normal color. Now my upper wall has patches of white. (Reference photos)
I lived there for years since 2017, and the new managers that cycled through have not been the best.Since I been there, there have been 5 different managers and several maintenance workers. I asked for several things to be fixed as they cycled through maintenance workers, and nothing ever got done.I called to give my 60-day notice, and no one answered while I was out of town. There is no email listed. I was told you should have let us know sooner. Thats poor management when it was not on me when I reached out.A friend was going to move into an apartment, but it was filled with roaches, but they stated it was move-in ready. I loved living in the complex, and it was in a great location, but it needs improvement with maintenance and management.Just to be clear, my issue is mostly the management, not maintenance.
We have LOVED living at The Niche. Not only is it a beautiful property (wait till you see the trees bloom!) but there is such a sense of community. Didi and Jenn are quick to respond to any need, and they go above and beyond by planning community events for tenants. Weve been especially impressed by their understanding and compassion throughout the uncertainty of COVID. The maintenance team is always on top of requests and happy to talk through any issues. The grounds are beautifully maintained and weve always felt safe living here. Weve lived in several apartments since moving to San Antonio and this is by far the best. Cant recommend it highly enough! :)
Do not bother with this place! Weve been tenants through a management shift to AMC and while it once was a nice complex, the new owners are absolutely awful. We went from having reliable maintenance/office staff to the buildings falling apart, landscaping being neglected, terrible communication from the office and some of the worst personal information management ever experienced. Weve had our paid parking spots lost, are being over-charged on water bills to cover burst pipes in other units while waiting months for minor repairs to happen in our unit. We no longer feel safe as there are police being constantly called to the property, very disappointing to see it fall apart over the last three years.Recycling is almost non-existent while our garbage areas are filthy, overflowing, and never completely emptied. Dog poop bags are left overflowing with no replacement bags. The fountains are so filthy they smell in the warm months and are likely growing something unhealthy. It seems like they are attempting to manage the property with as little staff as possible and can barely keep things standing.
This is one of the nicest apartments Ive ever moved into. Abigail was incredible through the moving process, the complex manager was also on site when moving in and was very helpful. The second Abigail showed us the apartment I was sold this was going to be my roommate and my new home. The customer service all the way around was perfect. The location is perfect to my needs. 100% satisfied with this living choice. If there was anything that needed fixing they were a call away and fast responding.
Their response to this post will be a joke. Nothing will be resolved or made better. They just respond to make it look like they an are trying but they won’t actually do anything to resolve. Marlene and Abigail are wanna be Instagram models but horribly unprofessional and crooks.Living here has been the worst experience of my entire life. They illegally change the terms of the rental agreement and charge you for parking, even though it was not part of the rental agreement. Then they will have a tow company come and take your personal vehicle out of your paid for parking spot. You have to pay $250 to get it out and then they refuse to reimburse you. Basically The Niche will have your car stolen out of your own parking spot. When I first moved into this place, it was unclean from the previous tenant. The office manager even handed my daughter, who is 15, Clorox wipes so that SHE could clean the unit for us to move into. There is constantly dog feces on the walkway and it is left there. There is dogs barking all day all night even at 3 AM and office staff will do nothing to resolve this. Trash is always overflowing and resident leave their trash by the door which attracts major cockroaches, and other bugs. It is absolutely disgusting here. And your car will get stolen by the tow company even though you pay for the parking spot. Both Marlene and Abigail are highly unprofessional and never offer any resolution. Nothing gets fixed. My ceiling is still leaking and has grown black mold, which I have pictures to prove. They towed my car out of my reserved parking and refused to reimbursed me, which I have receipts and emails. Marlene and Abigail are a perfect example of what a crook and slumlord is.
Just signed a lease, for a one bedroom it’s very nice. Stainless steel appliances fresh paint very nice and up-kept property Abigail and Marlee have both been very helpful. Was needing to move very soon on top of losing my brother the beginning of the year. So has been crazy year for me. Property has scenery looks around the property. Decent size complex. Wish they had more covered parking. Gym, pool, valet trash are a few amenities. Id suggest you pay for a reserved parking spot or else you’ll be fighting for a parking spot with guest visitors if you decide to live here. It’s very close to the highway and around a lot.
1. The water pipes are very outdated. My apartment is not renovated, yet when they renovated the Apartment right upstairs, the people worked until 1130pm to midnight for days. Then the rent went up for me about 100$, even though its still the old unit.A few days after someone moved into the renovated unit, water started leaking from my ceiling in the bathroom. The maintenance number did not work and thus for a couple of nights, my bathroom was wet.Once I caught the leak on video, thats when management took action and since then, Ive been getting unscheduled or late visits from the renovation team to fix my ceiling. Turns out it was a bad rubber band around the pipes. Poor guy upstairs paid to move to a larger updated unit, only to be told he cant use his master bathroom. Im currently waiting for the team to repatch the 3 holes in my ceiling.
This place does not deserve stars at all... This place changed when new management took over April of 2022. The management was unapproachable, as of recent AMC has change property managers. The old PM Briden was the rudest, meanest racist woman I have ever met... There are water leaks that do not get fixed. The property is in constant disarray, trash over flowing, the trash has not been picked up in over 1 week The rents keeps getting raised as PM believes this property is worth more. Dont waste your time here, you will keep running into problems that do not get resolved.
This place get the two stars for the maintenance guy Francisco and the other because of location. I never had an issues with the staff in the office bc im respectful. While I was there for 6 months a tree branch fell on my car while parked in the property and I gave them zero grief because it was their fault for not taking care of those trees during winter and that cost me 600$ to fix!!!! Parking there is trash, even though I was a resident I parked in the visitor the entire time, bc they want to charge extra for reserve parking and youll be lucky of you find PARKING. I was a in bedroom by the time they add up all the fees for the property I was paying 1300$ out of which 25 for valet trash, and 40$ cameras that they have in the leasing office and another 30 for pool maintenance eventhough it was winter and the place was dirty the entire time.I traveled alot so about 3 of the months I wasnt even there. When I left on the 27th I the trash bin full plus about 5 bags of trash and they charged me in additional 130$ on top ofnthe 25$ I already paid and this person wasnt taking ANY trash for the past 2weeks from my apartment!!! Eventhough I cleaned the place better than they gave it to me, they charge me for a cleaning fee, cool. They kept my deposit and charging me in additional 50$. These places think they can do whatever they want and ruin peoples lives! They got the right one. This place will charge you luxury prices but theyre not even close to being that! The outside of my apartment was filthy the entire time I was there and they complained about me leaving a small box outside. Complete joke. The AC sounded like an engine about to die, the entire time, their gym is a joke. I DO NOT RECOMMEND THIS APARTMENT. IF youre looking luxury, LOOK ELSEWHERE.
Its been a year since I moved in this place and the grills dont work have no propane or there locked out . Pool is always dirty never have clean pool . They always shut off the filter system on weekends. Bad management. As in office wise . Workers that are in the cart always handy
This apartment complex is undoubtedly the biggest renting mistake of my entire life. Ive lived at a lot of apartments. This is untouchably the worst living experience. ESPECIALLY for what I am paying. Trash is constantly all over the complex, warnings that all residents will be fined for leaving garbage but nothing is actually accomplished to clean the community. The fountain by my unit smells like sewage water constantly. The floors and walls of the buildings outside the units are blackened and stained with grime and lack of maintenance. Theres dog feces piling up by the staircase where I walk daily and it doesnt seem to matter to the apartment staff. They would rather write the entire complex passive-aggressive letters with threats to fine people who make a mess. and asking other residents to report their neighbors when they catch them making a mess. Well, great job guys. Obviously that DOESNT WORK.People complained for close to a year about the garbage bins constantly overflowing and that has hardly changed. I have an entire photo album on my phone with many pictures of the back gate, which is left open overnight on a very frequent basis (what is the point of having a gate??), and for 2 years I have not been able to get a working gate key despite them giving me copy after copy. And the reason for that would be because they dont have working key-entry for this complex. This isnt luxury. Let me say it again: Its not luxury living. Feels more like inappropriate false advertisement to me.I also saw apartment staff reply to someone elses Google Review about having their car towed, and their answer was you are required to have updated registration to park here or you will be towed.Well, let me tell yall a DOOZIE. I had my car parked in this apartments parking lot for almost a year (as a resident) and its registration was expired the whole time. Didnt move it because of mechanical issues. Never got towed even once, which fully contradicts the logic behind why my neighbor was towed.^ there is so much proof that this complex will do/say anything to avoid accountability for the mistakes they make. Its undeniable at this point.I had also placed a maintenance request maybe 5-7 months ago, and I had originally assumed the request was voided because they did not even respond to me for 2+ weeks. Well, several days ago, someone tried the lock on my door. It was maintenance. They did not communicate with me prior to showing up. When I opened the door I was told that I needed to let them inside. I had to ask the maintenance employee WHY he was even at my door. He pulled up my half-year old maintenance request as a reason. Thats a joke, right? I have specifically asked the front office to make a note on my account that I do not want any maintenance visits unless I am available to be home during said visit. I do not trust these people. There is absolutely no way the staff of The Niche expect their residents to be comfortable with this kind of behavior from the maintenance crew.Do not rent here. Do not rent here. DO NOT RENT HERE.

I dont know how one hundred twenty five dollars for water for a two bedroom unit is valid by any means. This doesnt include all the other small bills like storm/water/cam fees etc. DO NOT RENT HERE.Horrible communication from management. Run around on work orders. They’ve promised to come to my unit several times for work orders, even giving me a call ahead that they’re on the way to my unit but never show up. This has happened 3 times already. Like, what? Then don’t have the decency to call me and say they’re not coming after all. This is the office staff, not maintenance. Eddie is actually good about calling ahead and letting me know what’s going on in my unit.Stay away unless you can fix things on your own. People here are quiet and overall chill community, nice area to be aside from lack of upkeep from the new management. I do not recommend unfortunately.
The Niche is not only a very clean and cozy place to live, but the staff is more than willing to bend over backwards to assist you. My water heater was fixed in less than 12 hours, Jenn - a leasing agent at the main office - has helped me with my packages and maintenance requests in less time than it takes to blink. The grounds are well-kept and there are plenty of well-maintained amenities. I never have to worry about my issues going unresolved. As a young female who lives alone, I feel safe at all times and I have never felt threatened. For an extremely affordable price and a luxurious apartment, I plan on calling The Niche Apartments my home for a long time.
Upon arrival I was stunned to see how beautiful these apartments were, I walk into the office and was greeted by the manager named Abigail she had such a welcoming smile and a great personality. She helped me out with all of my concerns and answered all of my questions professionally. She gave us a tour and showed us around and I must say that this woman was on top of it ! Definitely referring friends and family to come here if this is the type of management thats here then I know this complex is handled greatly!!
Horrible complex! Abigail is the manager and has no personal skills or ability to resolve issues. Instead argues with us and blames us for the condition that the apartment was in during our move in. Which was not cleaned from previous tenant and no working appliances. The “newly renovated” looks like it was a patch job from a non licensed professional. Broken glass is commonly on the walking path. Our dogs have had cuts on their paws because of it and peoples kids are having to play in such dangerous areas. The dog waste is always over flowing and is always out of bags. There are aggressive breeds allowed to be here as well. And Abigail refuses to fix anything, much less address the problems. Instead she just argues and gives attitude.
My family & I just moved in a month ago, and we can already confirm that The Niche is a wonderful apartment complex to live in! DeDe and Giselle are great people! They worked with us on getting a place to live quickly, and were very courteous, respectful and kind throughout the whole process. We have a 3 bedroom 2 bath and couldnt be happier. If you are looking for luxurious living but not overly pricey I would recommend coming to the Niche. Theyre not like other places, which is the best thing about living here. They go above and beyond, the maintenance is on point, they have a pool, gym, dog park & fire pit to enjoy. They are a small community of elderly, college and military & everyone is so kind. I feel very safe here. Day or night. My family and I plan on staying 2 or more years if we are able too. Thank you for making this experience a great one so far!!! :) - Hollie, Ash and Tracy.
Moved into newly renovated apartment this month and I absolutely love it. Beautiful quite neighborhood, gated and well-maintained apartment complex. The Niche has a new property manager and assistant as of Nov 2017. The two ladies are absolutely phenomenal, easy to work with, very approachable. Likewise, the maintenance personnel are responsive, readily available to assist and repair as needed. Look forward to living here upcoming year. I highly recommend this place, disregard old comments. New manager, new beginning.
We have lived at the Niche apartments for about a year and a half and I could not be happier living here. To begin with it does not feel like your usual apartment living. The grounds feel like an oasis or resort and my family and I love all of the amenities especially the pool area which includes a fire pit and horseshoe game. The staff is super friendly and most importantly caring and any problems Ive had with the apartment (which have been minimal) have been handled in a timely manner (usually within 24 hours). These apartments are close to schools, a library, trails, and easy access to 410 which also makes them super convenient. Ive lived at 3 different apartment complexes in SA and nothing comes close to The Niche. I highly recommend this place to anyone looking for a great place to live.
We have broken cabinets, dishwasher that was wired to the garbage disposal, fire sprinklers painted over and dirty razors left on the windows when we moved in! We pay a lot in rent and we have a broken apartment room! Its frustrating because we had to wait an additional month for the room to be fully renovated.In addition, The drop mail box is nailed shut so you cant place your rent money into it and the staff isnt here until 9 am or even there half the time. So youre out of luck if you work in an office or in general.
Overview: Updated apartments at a reasonable rate especially for the area. There are a lot of dogs in the complex but people have been getting better about picking up with attention from the Staff. Definitely a military-friendly community. The Management also hosts various events for the residents.Customer Service: Giselle and Didi are both amazing ladies who go out of their way to help out residents.Maintenance: the maintenance guys are amazing. All work orders Ive placed are fixed promptly and no mess (or as little as possibly) is left behind.
To Erica, dont assume that just because your apartment flooded, that it doesnt affect other tenants in the community. I can assure you that all other tenants in the same building are being affected in some way due to your apartment flooding via random water shut offs and dirty brown water looking like the photos uploaded earlier. It reminds me of the time I lived in rural Texas having our water brown every summer and having to boil it before cooking and drinking. Fun times.Moreover, I would like to point out some of the other issues Ive had with this community ever since AMC became the new management.Dog breeds: A good sign of a community going downhill is seeing owners with power breeds like Pit Bulls, Rottweilers etc. A lot of time, it has been kind of scary to see that the owners cannot control these breeds ...like at all. When I first moved into the community, a lot of owners had breeds that were not the standard common San Antonio power breed that you typically see in the more disadvantaged socioeconomic areas of the city. I believe there is a restriction in most communities (including here at The Niche) on the typical power breeds. It was so amazing to see a change in dog breed ownership in SATX for a change when I moved here to The Niche. Now? Not so much.Additional complaints follow suit of every other commenter here as of recent ever since AMC (the new management moved in). Trash being overflowed with furniture (most luxury apartment communities have a restriction on furniture disposal); trash not being picked up by maintenance; overflowing dog waste cans obviously not being changed (for weeks SIC: back of the complex); people throwing their own trash in the dog waste bins causing the overflow; maintenance throwing recycling into the trash bins at off hours; all outside trash bins around the complex smell like death because maintenance does not change them out. Dog waste bags inadequately restocked so that people with dogs can do their own part by keeping the community clean by picking up their own dog waste.The power randomly going out by some of the other tenants here is another concern.Please note these complaints above never happened before AMC took over as new management. Obviously, new management does not offer a better salary here for the above and beyond service by maintenance that was here before.I am paying 1200$ for this? Im living inside a nightmare.
Horrible apartment!!! Leasing office never answers. Leasing office is always closed. Today they are closed during regular hours saying theyll be back at 5 when they close at 5:30. I pay for gated community and gate is never closed. I have witnessed a car accident because people go from exit to enter property. I have witnessed homeless men snooping through residents vehicles due to the gate being open! Leasing office will not help there residents, but when you try to hold them to their side of the deal they always give you the run around. DO NOT RENT AT THIS PROPERTY! Waist of monthly bills. If you like the area you should try the Villas right behind the niche.
I have really loved living here the last few months and am about to renew my lease. Jennifer (the officer manager) is FANTASTIC! Anytime my roommate or I have had an issue, she jumps into action immediately. Even if its her off day. The resident events are great (especially Wine Down Wednesday). I even love my neighbors.
Overall a good place to live. Application process and move in was very smooth and maintenance is very good and responsive.I lived there for 3 month in 2016/2017, Shortly after move in the renovation started, mostly painting compressors, tile cutting etc. all day long. Of course for the sake of selling apartment leases one is not told , I guess this is just common business practice. Like most of the apartment living, management goes by the books regarding live changing events and early moving out with no room for a break. 2 month early move out penalty was sent without prior notice to collection agency without deducting deposits and fees after move out. Although I am back in the area, I rather stay at Airbnb properties than getting involved in corporate apartment living again.
This is the only one star review Ive ever given. But this property is horrible. Ive had a leak in my closet since Ive moved in so I cant use my master bathroom. Ive put in multiple maintenance requests and it has not been fixed. Now I have a flood coming from the upstairs apartment and water leaking in the rooms and pouring out of outlets. There is no emergency maintenance number or person on call. The office is supposed to be open but is closed. I dont even know if this water is clean or more likely waste water full of urine and fecees. Absolutely disgusting.
We had such a great experience here at The Niche. Unfortunately, we cannot renew our lease but if we could, I would be staying here. The staff is extremely friendly and helpful. Didi and Jen are so sweet and just make everything so easy. The maintenance staff, Jose and Jacob are friendly and do a great job every time. The community is so quiet, we’ve never had any issues with neighbors and the location is perfect.
I am so happy I found the Niche Apartments. The apartments are tucked away in a nice area and the staff are so friendly and welcoming; especially Giselle. From the moment I called to inquire about the apartments she was extremely helpful and took time to explain and answer any questions I had. She made the entire experience seamless and even assisted with getting maintenance to help fix minor issues with the apartment. Maintenance is also wonderful and responds quickly and are friendly and will also take the time to explain issues. I also appreciate the quiet atmosphere. I am very glad I found the Niche.
This IS NOT a luxury apartment complex.We stay in a 3b2b. Apartment buildings are 3 story (no elevator) with poor insulation. I can hear EVERYTHING, i have neighbors above me, and next to me. (Not ideal for wfh) The rent is way too high for the value. Parking is awful, and the reserved spots arent cheap. Not a gated community if my 5 year old can jump the fence, the trash/dumpster area is always overcapacity and they removed our recycling.Never been able to use the bath tub because it floods to my neighbors below me. Weve had flooding and NOW MOLD in our bathroom. Maintenance fixed it by cutting holes thru the sheet rock? Would. Ot recommend to ANYONE.
We have lived here at the Niche for several months. Like others on here, we were given the good ol bait n switch tactic by the old management stating that we were renting out a fully newly refurnished space. The day of lease signing, we were told our apartment was given to another tenant but none the matter, we were given an amenity upgrade for a slightly higher rent. Unfortunately, it was too late to find another apartment so we decided that the Oak Park location of the apartment would be sufficient.All was okay with our lease, until the new management came in with their hostile takeover of the property. Let me state, this was quite a shocker to me at how much has been changed in a short period of time from the day they came on in ... (and I am a real estate paralegal) that sees this kind of a thing on a daily basis (at least here in Texas).For starters one of the most telling signs on what this property manager would be like was when they decided to remove recycling on the second week of their arrival. From a revenue perspective this is likely because management probably didnt see it very profitable to keep around.Fair enough, but then, several weeks later (likely after some complaints) recycling came back but in a less effective manner that dampens the property aesthetics.Furthermore, one of the very issues that we had with our initial bait n switch lease, was the fact that our apartment is facing east and we have the unfortunate issue of extreme Texas heat transfer between the patio windows and bedroom windows. In addition, much of the tenant spaces here are connected to old HVAC Corsaire units that are not efficient to properly cooling to Texas current climate. We have had some pretty serious issues with our specific unit and as of July 2022, I can assuredly state that paying 160$ electricity bill due to the HVAC unit not being able to properly cool our apartment, is downright the most unfortunate and unacceptable issue to living here. If you are a prospective tenant here, I would greatly warn you that before signing your lease at the Niche to take into the effects of climate change, apartment facing direction, and the type of HVAC unit that your apartment is attached to. DO NOT go into signing your lease without requesting this information from management!Finally, of recent events at this property and what initially prompted me to come here on Google Reviews to make this review, is to show that this new management is in fact, not a friend to the current tenants of the Niche. As a property management paralegal, hostile property transfers like AMC performed are using the typical tactics that property managers like to enforce after a switch. The purpose for this is to effectively force the current tenants out of the property so that within a two year period, effectively raise property rates for its tenants.One of these tactics is to effectively raise rent without effectively raising rent. You can see this by the restructure of the parking zones of the property. I am pretty sure not many tenants counted the number of open visitor spaces in the lot prior to the restructure. When we moved in, Mission Rock (previous property management) was using a very complex way to allocate parking spaces to tenants. Although complex, it was effective enough to show that there were always an overflow accounting for the number of tenants leasing on the property. After doing the math, I accounted ~10-15 spaces that were allocated for additional non-tenants of the Niche (actual visitors).Now, after the parking restructure, there are undeniably less open visitor spaces for BOTH the current tenants and non-residents of the property. This will effectively force tenants into having to actually purchase a paid parking space. While I need to consult my colleagues and Texas tenant laws before stating such, I am not entirely sure that this is completely permitted by law just yet. I do know that there are several states that consider this illegal.
This is a great place to live. I sincerely recommend living here.1.Application process was straight forward and easy. Giselle was the person who moved me in and she was awesome. Very friendly and informative.2.The community is really clean and quiet. I havent lived in an apartment for YEARS but Im glad I chose this place. The community is quiet and people have been friendly.3.Maintenance was extremely quick the maintenance requests I put in. When I moved in, there were a few issues with my apartment, nothing major though. They were quick to sort everything out.4.The amenities are awesome. The pool area is very nice. Excellent place to relax or have a good time. There is a bbq grill, tic tac toe, and horse shoes in the area. The lights hung up make it an awesome place to hang at night. The gym is decked out as well.
I am in love with my new home. The apartments feel like I am on vacation and living in a peaceful and beautiful resort. I have to brag about our awesome maintenance team who provides excellent customer service. They are quick to respond to my requests and their work is best-in-class. Jose and Jacob make me feel at home and supported.
The niche offers beautiful and spacious units and in a very nice area. The staff are incredibly helpful and work orders are usually done within the same day. Me and my wife absolutely enjoyed living here and would definitely rent here again. We had a good relationship with the staff and would recommend these apartments to anyone.
Ive lived here for two years now. It was my first apartment experience and it was incredible. The staff was so friendly and nice. The maintenance staff was quick and professional. The best place about these apartments is the peace and tranquility of the area. My neighbors were so quiet. The entire complex was completely safe and beautiful. This is an ideal place to live in.
Ive lived here since july 2011, and overall this is a great place to live. The main problem is the prices are a bit much for the size of apartment and amenities you get, like right now Im paying 950 plus 75 for the small 2/2(977sqft) and a single car garage, but the price is going up to 1100 when the lease is up, so Im moving out. The management is courteous, the manager lives here, which explains why she swims in the pool (duh). The main maintenance guy, Carlos, is really nice and good about getting your stuff fixed quickly, especially if you ask him yourself, instead of relying on Celine to relay the message. The area is really safe, I walk my dog around the block every evening, a lot of people walk and run the same route. The area is quiet except for the occasional ambulance (retirement home down the road).
5 stars for the 2018 Management team!!! (24 hour Emergency # needs work though)I lived here in 2009 so when I was returning last year for 18 months of training this is the first place I went! Sadly, the management in April 2017 was less than responsive (in multiple ways) so I rented elsewhere. When it came time for me to renew my lease I checked back to the Niche to find out if the new management was any better. I am happy I did because DeDe, Giselle, Jose’ and the maintenance crew are amazing!!!Responsive to my needs (moving, military training schedule, absolute need for parking near my rental) they went above and beyond to help. This is not to say they could provide all my wishes right when I wanted them or even at the time I moved in, but they worked with me and when able they ensured that my needs were met. Specifically, Giselle was able to find close covered parking AND looked into upcoming availability so that I will be able to rent the spot nearest my apartment when the current owner moves out. DeDe also ensured that I got a washer and dryer and immediately had maintenance address concerns noted in my move in inspection worksheet after I turned it in.Looking at the history and turmoil of the multiple management turnovers in the recent past, it is easy to appreciate why some items in my apartment where sub-par, i.e. the laminate floor issues, bifold closet to washer “jerry-rigged” with a screw instead of a proper tract... However, maintenance has always been responsive to fixing and making right. Since I moved here in March, I had a leaking refrigerator and hot water tank. These are not brand new apartments, even if they were they would have issues, but is nice to see responsive action once maintenance personnel are made aware. They just need to get the 24 hr Emergency line to actually work.I am happy to be home!
I have lived here for 3 years and have no complaints! Its a smaller complex compared to others in the city with a quite community. The management is very friendly and approachable and the maintenance guys are great! The few maintenance issues I had were fixed either same day or within 48hrs depending on the problem.The location is great if youre looking for a short commute to Ft. Sam Houston or BAMC (8-12min depending on traffic). I have recommend this location to friends in the past and I will continue to do so!
Apts are nice, but multiple car break-ins. Staff sends out emails recommending you park in a lit area but the entire back parking is open and with absolutely no light. I personally am afraid to walk around at night with my dog because of how dark it is. They also have no cameras so if your car is broken into you’re screwed. For the price we pay I believe it would be fair to have cameras especially because the back parking is open. They have cameras for the maintenance shop and mail, both got broken into as well. Maintenance responds quickly and complex is clean.
Great apartments, dog park and pool. Propane BBQ pits, fountains, dog poop area with bags and trash can. Well maintained.
Update:Dont know who the Mgr is currently or if there even is one. Keycards were given to only some resident to use the pool. cards dont even work. So if you want an apartment with amenities this is not the place looks nice you just cant use it. Also maintenance request go into a black hole. Better off going to home depot yourself..This isnt a place to rent from. Also be prepared to pay about 200 a month in randomn fees and the water they charge via a 3rd party is a scam Ive tried resolving it and it doesnt work.
Been here for a couple of months and the experience is very touch and go.. I’ve never had a problem with the front staff, but the maintenance people are so unprofessional and unapproachable. To the point that I do not wanna put work orders for my unit due to the blatant disrespect and rudeness of theses individuals. When I walk around the complex they just stare at you, roll their eyes to the back of their head, and make you the most disgusting faces. Overall the complex itself is nice, but all I can say is that if I’m paying for a unit I would like maintenance to not act so childish
UPDATE MARCH 25th AFTER MY MOVE OUT ON THE 19th OF THIS MONTH!!!!I AM NOW BEING CHARGED FOR THE BROKEN BLINDS AND WHAT NOT THAT WAS THE CONDITION THAT I MOVED INTO THE APARTMENT. READ MY POST BELOW IT OS DOCUMENTED FROM MY MOVE IN AS WELL. THEY WANT ME TO PAY FOR THE TENANTS PRIORS DAMAGE. AND INSTEAD OF FIXING AT ANY POINT IN THE YEAR THAT I WAS THERE, THEY ARE NOW CHARGING ME FOR THE VERY THINGS I COMPLAINED ABOUT. LOOKS LIKE I WILL HAVE TO CALL THE OWNERS AGAIN. THESE PEOPLE ARE TERRIBLE!!!Massively DISSATISFIED. READ IN FULL BEFORE YOU MAKE THE SAME MISTAKE. EDITED after contact with management. All I got was a weak apology, no solution…. AND AN EXTRA CHARGE FOR A RESERVED PARKING, NOT GARAGE OR CAR PORT. RESIDENCE WITH ONLY ONE VEHICLE HAVE TO CRAM IN VISITOR PARKING… SCAM. CROOKS. DO NOT RENT HERE!!!!!!!! NO RESOLUTION FOR FILTHY MOVE IN CONDITIONS, NOTHING HAS BEEN RESOLVED!!!!I am just going to start from the beginning. I moved here middle of last month. Drove 1400 miles to be here. The day that I was supposed to get my keys I had paid movers here to help me move into my apartment. I had to pay them more because the office manager had me signing up for renters insurance before I was given the keys. Now I don’t mind having that, I had it prior, have always had insurance. But to have me sit there while my paid movers had to wait for it to go through and what not cost me extra money and it just wasn’t communicated prior to my arrival… even though I diligently called to confirm almost everything for them. So that was a waste of money. Then as we were wasting my time and my money they could have at least been CLEANING the apartment for a move in. It was FILTHY from last tenant AND from new construction which was not easy to have to breath. The office manager lazily grabbed a broom, swept one little circle and handed MY DAUGHTER Clorox wipes for the counter.. which by the way were empty. Then I had to sign my agreement.. all of a sudden there were undisclosed costs that were not previously mentioned. When I asked how much my water was going to be the answer I got was “I don’t know”. So I have all my belongings in a U-Haul, drove across country to move here and I was forced to sign a crooks lease agreement. BAIT AND SWITCH at its finest. Since then it’s never been cleaned. Nobody is in the office, I call almost everyday. I still have no assigned parking. I requested a garage or carport PRIOR to my move in. Still no response. I asked for a buzzer for the gate, still no response. The blinds in the bedroom were cut and I was told that an order for new ones were already placed, why they allowed a new tenement to move in with previous tenants thrashing of the place is beyond me. The back door screen was also beat up and is imovable, I was told there is a work order on this… again, why move new tenants into an apartment when it was not repaired by last tenants. The roof over the shower looks iffy, not sure if this will cause problems later? Definitely not something I’d want to stay under for too long. This place is just ghetto. This is by far one of the worst predicaments to be in. Bamboozled by crooks is the Niche moto it seems.
Did not have a good experience living here. Here is a list of our issues:- Very limited parking. Unless you want to pay more on top of your rent (which is ridiculous) there are not many free spaces. A large number of the free spots are taken up by construction materials and construction vehicles and a construction dumpster. Good luck getting a spot if you get home after 7pm or so. You will be parking outside the complex.- Speaking of parking, I decided I had enough of not getting a spot so I went to the office to pay for a reserved spot. I was told the only reserved spot I could get was on the other side of the complex even though they are all over the complex. They refused to move a 10 inch sign to another space even though it made zero difference to them or anyone else there.- Construction. When we moved in this place was quiet, but then turned into a non-stop construction zone. I get they want to make improvements but it comes at the expense of the people living there. There is a constant mess, piles of rubbish, workers yelling etc. It gets old.- The security gates are constantly open, which defeats the purpose. My neighbors car got stolen from right outside their door.- The AC unit above our bathroom leaked into our tub pretty much the entire time we lived there.- When we moved in our guest bathroom tub was in rough shape. We were told (also it was in our lease) that it would be re-finished. It never was done.- We had leaky shower faucet for months. Management sent in a 3rd party worker, who was left unsupervised in our apartment with nobody home. He fixed the issue by making a hole in the wall behind the shower. He made a huge mess and left, and the work was never checked on by management. We had the hole in the wall for over a month before it was repaired.- There is dog poop everywhere, despite cleanup stations with bags being available. This is due to lazy people but management does not enforce this either.- Our biggest issue was when a maintenance worker tried to enter our apartment without notice or reason. My girlfriend was home and the door was being opened with a key. She went out to ask what he was doing and he said he wanted to know about our moving sale that we were going to be having, and was coming to leave a note. He had a key in his hand and no note at all. He was never able to explain why he didnt have a note. He told me he was just jiggling the handle and not opening the door which makes no sense. I also learned that our reserve key from the office was missing when this happened, and we had to have our locks changed.- When we had enough we decided to break our lease early. The property manager gave me a breakdown of the charges etc that we would be responsible for. Since then there is a new manager, and our charges have completely changed and are more. I take responsibility for not reading the lease agreement carefully enough but it is absurd that the MANAGER of the property is giving out very incorrect information multiple times which is costing us a lot of money. I am sure they are not worried about their end of the lease they did not hold up (the unfinished tub), they just want their money. They made sure to charge me $72 for a broken string on a curtain that broke the first and only time I touched it.
I have lived here at the Niche for 3 years. The front desk staff Jenn and Didi are amazing and always helpful. Jacob and the maintenance team quickly resolve any work orders placed, often within 24 hours. The complex is quiet, military friendly and close to base and other major attractions.
⚠️⚠️📢🚨🚨This place will take your money! I moved out February 12th of this year and gave them my forwarding address SIX times now. I have yet to receive any move out letter, with any update if Ill get my deposit back AND I paid full months rent for February and immediately asked for the credit back. They said itll take up to 30 days.Ive called and they dont even know who I am! Theyve asked me my name and old unit every time Ive called and had to give the forwarding address OVER AND OVER.Ive tried again countless times to call them but surprisingly theres no one answering the phone. I repeat DO NOT MOVE HERE! THEY WILL TAKE AND KEEP YOUR MONEY 📢📢📢⚠️⚠️⚠️🚨🚨🚨

It has changed property management companies 3 times in the 3 years Ive lived here and everytime has been worse than before. Originally, when I first moved here it was Cenizo Flats and it was privately owned. At that time, the apartments were not renovated but they were clean, well kept, and quiet. The price point was very comfortable. When they sold the apartments everything went down hill. The company that bought them gave the place some quick and dirty renovations to hike the price. The appliances are low grade, the finishes are tacky, and superficial. I eventually ended up staying because my now husband has a breed restricted dog and they didnt have restrictions. Its been awful every day. They lost my transfer papers and accused us of breaking a lease, during transition they didnt cut the grass for 3 months and all the dog escriment was left to rot leaving it to smell, we had a leaky shower for MONTHS and put in FIVE maintance requests before it was fixed and now we have hard water stains that we put a request in for 3 weeks ago and no one has tended to it. They dont spray the grounds, we have to keep our dog on flea medication year round to avoid flees, and now its CONSTANTLY under construction. I thought the new management would care more about its tenants but they dont even tell us when we have packages, let alone speak to us. There are more vacant units every day. The only GLIMMER of hope there MAY be is that the newest company took over in late summer last year, so MAYBE after they finish their grounds overhaul theyll be SLIGHTY better. As for me, Im moving this week and am SO thankful to be out of this overpriced dump.
Very Poor Management:I came to SA from out of state hoping to look at an apartment at the Niche. I scheduled an appointment in advance, but when I got there it turned out that the person I had spoken with was a temp on the first day of her job. The office manager, Jennifer, assigned the temp to take me around even though she barely knew the property - this really demonstrated how little Jennifer cared about having desirable, high-end clients who plan in advance. (I emphasize that this was not the temps fault - but a serious client should be taken seriously and shown around by someone familiar with the property). They had no 3 bedroom model to show, and Jennifer refused to show me her 3 bedroom unit even though I had requested a tour well in advance. The only unit I was shown was a 1 bedroom, which gave very little information as to what the real 3 bedroom space would feel like. The manager stated she had no idea I was coming (even though the temp spoke with her about it beforehand), but insisted that she was aware of everything that happened in her office.It seems that this manager and her property does not have much forethought when it comes to booking new clientele, and are looking for people who just need to move in quickly (military, younger folks, etc). The property itself reflects this - a very underwhelming pool, small courtyard space, and shabby office management. If I was 20 years old, I might have been ok with it. But there are much better properties in the same neighborhood for the same price range, and I will be looking at those instead.
The Niche community is extremely welcoming. The staff has been excellent and hospitable. You should definitely consider joining this community. It is also pet-friendly and has plenty of space for furry friends.
I’ve lived here with my growing family for about 3 years now. Lived in a big 2 now in a 3. These homes do not compare to others. I have white granite throughout my home, stainless steel finishes and such a charming layout, super spacious. I feel safe walking around with my babies, seems like there are A lot of military living here. My Maintnance request get done immediately and my concerns are always ltaken care of quickly by the staff and the manager here Didi, wow, she goes out of her way to making our living experience here at the niche beyond regular apartment living. We just did trick or treat here and the residents are super nice and Didi dressed as the Hocus Pocus witch and gave out candy pizza and refreshments. I can go on and on.... 5 stars all the way, grounds - well you need to walk through to see how gorgeous everything is (we have light up fountains) I haven’t moved anywhere else, which I have looked for something comparable, they are all expensive and with cheap finishes or expensive rental homes with no finishes ! This is our last lease here before we buy a house but, if we don’t find something, we are definitely renewing !
We pay little more then 2000 a month and our ac hasn’t worked since we’ve been here with multiple complaints to the management and maintenance and nothing has happened to fix the issue… we’re not the only ones multiple units ac isn’t working
DO NOT MOVE HERE. I regret moving to this apartment on a daily basis. Why?I came to The Niche in early October. From day 1, there was nothing but issues. I had been reassured that my apartment was going to look like their model. They made me sign my lease before I could even step foot inside the unit. I should have just walked away. However, the move had happened suddenly and I definitely felt the pressure. It was across the street from where I had been employed a majority of my residency, so it had that added bonus. The palm trees and fountains hooked me. Just don’t.They had “renovated” my apartment shortly before I moved in, but there was mismatched colors all over the apartment. They didn’t even care to sweep up the dust, and for weeks my feet were black if I went barefoot even though I tried desperately to swifter mop everything.I am moving out and to date some of these mismatched paint spots were missed. I had to jerryrig some of the cabinetry until I was finally able to have them fix the handles and hinges (which took weeks and lots of griping). I also had to jerryrig the dishwasher so it would stay in it’s frame.I had a two bedroom two bath, and the guest bathroom tub was unusable almost the entire time. It had been dripping for who knows how long and the tub had rusted. I was told to clean it myself for the first several times I asked maintenance or staff, until I showed them the actual severity of the situation. Maintenance tried to fix the faucet (which I was unable to turn) and ended up breaking a pipe. They had to cut into my bedroom wall to fix the leak and did not bother to move my possessions out of the way. I had to scramble around them to move things so there would be no property damage. Even then, there still was because I was too late. There is a 30 day move in guarantee, though of course they didn’t try to live up to that.After looking through the maintenance portal, I realized that the leak coming through my living room vent had been there an entire MONTH before my move in date. However, it only leaks when it rains, as there is apparently a hole in the roof. I had spoken with office staff and put in several maintenance requests and it was never fixed. When maintenance came in on the most recent of these times, all they did was come in to look at the vent. They told me everything should be fine. I ended up moving furniture as I pleased, and it rained a few days later. My $2000 performance keyboard which i have used for events and concerts is now RUINED. I spent at least an hour draining it afterwards. This leak has also caused personal injury, as I have slipped in it and hit my head. Personally I didn’t feel it was enough to sue, but it was definitely infuriating.The “wood floors” are really just paneling that wasn’t even glued down properly. You can literally pick up a corner and the whole thing will come up. Sometimes they stick up and I have had a friend get hurt by tripping over them.By the way, this place is infested with cockroaches and mold. There are several other reviews that I’ve been reading that make reference to these issues as well. Texas law requires that the landlord / property management provide safe and habitable living circumstances, and I would hardly say management has lived up to their duties in this case. Absolutely disgusting.Parking is a definite issue. There are hardly any free parking spots and their “remedy” to this problem is to have people park on the street or get a reserved spot or garage. No one should have to pay extra on their rent just to be able to park at their own damn apartment. There are also several spots that are taken up with non-vehicle objects.I have lukewarm feelings about management. While I have received some help throughout my stay, they are also not in the office consistently during office hours and they do not have the greatest of all communication skills with their tenants. Their organization and record keeping could also be better. Maintenance requests only ever happen within a timely manner if they are essential.
This place has been accomadating for me in every way. I have been here one month and the move in process to bill payment process has been easy as 1,2,3. The staff are phenomenal with work orders that were wanted/needed being filled same day sometimes within the hour. Thanks to THE Joses out there. Yall are the real MVP! I was reading the comments and seeing complaints of the gate being open...this is no longer an issue. Also for the people stating theyre not friendly to military. Majority of the residents here are military to include myself. I have had nothing but great encounters with the staff from property manager to maintenance. The only thing Im slightly disappointed about is that theres not enough garages and parking. So there it is, my one month review. Updates to come month to month...Thank you.
Have had difficulty with management. Too much to detail. I simply do not recommend this property. The property adjacent to The Niche is maintained markedly better in comparison. At the Niche: inoperable cars/flat tires in parking lots, some patios and balconies eye sores despite lease agreement rules (staff walks property but same violations remain), residents work on their cars in the parking lot, trash bins in back of property not monitored as well as ones in front close to office. Two occasions our designated parking space we pay for taken by other vehicle and management responded with an email and waited hours for reply which never came...we basically parked somewhere else until the person left despite posted signs that violating cars will be towed. Definite disappointment.
Old and mismanaged property! Since ownership of this property has changed hands to Presidium it has gone down hill drastically! The management no longer values existing residents. Work orders take months to get filled, if they ever do at all. Walls are paper thin, be ready to hear every step your neighbor takes. Gates are slow and constantly broken. Apartment complex managers will even go on to sell your parking spot to other tenants and then blame your not informing them which spot you own. Total joke, stay away.
Would give 0 stars if I could. We were planning on moving into a complex that was promised to look exactly like the model apartments except for counter color. We wait 2 months to move into said complex (1 week before lease is up) only to be emailed pictures of the bathroom to be completely different then what was promised. Apartment manager is EXTREMELY unprofessional and rude. Leasing agent up front had the nerve to argue with me. Very unprofessional and Im so glad that I dodged a bullet with avoiding living there. Not only that, but the wood floor is actually just cheap sticker faux wood and you can hear other peoples washing machine in other complex like theres a thin piece of paper separating the two complexes. Now Im fighting to get the application fee and deposit refunded because we cancelled. Although, we were lied to about what we were paying for, I guess that isnt put into the equation. Do yourself a favor and look elsewhere. Everyones negative review on this complex and staff is 100% true.
Our rent is 1486, but were paying over 1700 with all the additional charges. Do not rent here!!!.Update: its the middle of summer and our A.C went out. We call the emergency maintenance number and what am I told?..our complex wont accept emergency requests for your A.C until its 80 degrees outside. Currently its 7:49 AM and its 78 degrees outside and rising. This TEXAS!!! In the middle of summer!..and they will take another 5 hours after I call to get someone here!!
Not a bad place to live. Close to Ft Sam and library and catholic church near by. Also greenway running trails are a mile away. My apartment was pretty dirty when I moved in and my fridge hums loudly most of the time (filed a work request and it still does it), also my toilet periodically runs loudly and back flows (was told this happens in all the apartments). Celene does a good job of managing and is nice, Ive had some less than pleasant run ins with the other manager. The work out room is a little out of date, but Ive only used it once and dont expect it to be gym quality, same with the pool. Electricity bills are a little high during the summer, wish they would install those fancy new thermometers to save $. Sometimes dogs are loud and there are a lot of cats running around. Overall not to bad though, I would recommend it to others
ATTENTION MILITARY:I know that moves are stressful, and sometimes made in a hurry, but thats how I got STUCK here.You will be walked through staged/furnished floor plans, as Pictured.The non-inhabited professionally furnished apts are for the purpose of putting the plan in a flattering light, but I have seen what it is meant to cover up.I moved in just before the New Managment was advertised 05/2016.I loved it was right down the street from Ft. Sam and was told I could have any size/breed of dog. $300 pet cost (up front) and a $15 monthly pet charge.I decided not to adopt, but I if you have a bully breed that is usually not permitted in rentals, this may be what forces you to sign. There are a LOT of bullies here. I think its great, but if something happens, you will have signed a lease that states you understand they are not permitted. They will hold the lease against you.I wasnt familiar with San Antonio. Anyone who is from gere cringe when I tell them the location.Lot made of unsavory foot traffic. They called to tell me an apt plan I liked was available & move in ready. Said all the apts are identical, so I signed my lease on a lunch break and returned to work. I entered the apt to find a horrific tub and kitchen sink. The rest of the apt looked freshly cleaned, so I simply emailed the Managment. I was informed they hadnt entered the apt to check it before telling me it was ready and sent maintenance to re-seal it. It was covered in rust stains and mold. They put some sort of white paint sealant over the tub and tiles and told me it had to cure for 48hrs. They gave me the key to the model apt. The shower didnt work and it didnt have a stopper for a bath, so I did what any soldier would do, I bird-bathed for two days. Didnt think much of it till later. This property has plumbing issues. Its leaked in my bedroom and leaks above my tub CONSTANTLY so now my tub has rust stains (like before) from the metal cover above. The mold also came back (because water damage above seeps downward through the dry-wall) and causes the paint to separate and bubble. Drawers scrape because of swelling. Contacted them THREE times before they sent a plumber, who I found unaccompanied in my home and with ZERO notice, when I had told them I wanted to be home. They removed none of the materials. Just suctioned the water behind the walls and painted over. Its already discolored again. The plumber said its from the upstairs tub, maintenance said its the AC, either way it still leaks. They never sealed the counters. I have a work receipt for the counters to be sealed- they never sealed it. Parking-15+ a month per car. If the lots full, you will have to park outside the gate in a neighboring parking lot.I find it not-so-funny that one of the dumpsters has a designated parking space.oh,$10 monthly trash fee. Nobody picks up your trash. You must walk to the dumpsters. MILIRARY- I had my orders cut (short notice) and this is what the managers response was when we tried to explain to them the situation (that WE werent even given 30days of notice) After living with sever water damage and being patient they still give no consideration: So what I was telling you is that if you keep your (NTV) Notice for move out as 04/12/2017 then I have to move you out as of that date. This would be considered a default on your lease contract because you will not be completing your last required 30 day Notice. You would be subject to lease penalty fees to include a relet fee of 85% of the market rate of the apartment. In your case this amount would be $756.50. You would also be charged through the 31st of May as well as be charged your lease discount back. You have a monthly discount of $45.00 off. This total amount charge back would be $540.00.Your lease expensive option would be to give notice for 05/31/2017 move out date. You will be required to pay Mays rent, keep your electricity in your name until 05/31/2017 as well-Sonya Machado
Very military friendly, very kind staff, and nice neighbors as well. My single bedroom apartment was very comfortable and clean. The front office people were always friendly and quick to answer any questions I had. Location is very convenient too.
Its small community and quiet. Ive been here almost a year since I got my orders to FSH. They are military friendly and staffs are awesome. They know our orders can be shortened or extended. Theres Salado lake trail only 5 minutes away. I have a one bedroom and its very spacious.
Just move-in to the niche aparments. They are in a great location close to loop 410 and only a few miles away from down town San Antonio. Currently under new management. The assistant manager went out her way to make sure our renting experience was great. Is gated, clean and quiet community. The gate has broken a few times I have been here but the new management is working, improveming and fixing the gate. For parents with children there is a great elementary school near by. even though I have been here a week I love the aparment and community. Only 5 miles away from Fort Sam Houston. There is no perfect community and this one is not an exception but is a great place to call home. Highly recommend this community.
After months of trying to find the perfect apartment fit, we found The Niche and Jennifer, the manager. The apartments are nice. The grounds are a neat little hideaway in a big city. We are excited to be moving in. Jennifer has been great to work with.
My husband and I have lived in the Niche Apartment for six ( get it SIX) years. Why so long? Easy answer because when we sold our home, we wanted to live in comfort at a respectful and pleasant place. That is what we found here. A home, an apartment, should always be one of love, cleanliness, peace and respect. All of these qualities exist in abundance here mainly because of our Office Manager, Dede and her Assistant, Giselle. Both of these managers give their total attention to our questions and needs. You actually tow your resident during office hours so that you can get some kind of kickback from the tow company in the middle of the day while your resident is at home and your employee is in the office.Her license plate is on file as a residentThis is completely ridiculous and says everything anyone needs to know about living here
Ill keep this short and sweet, since the copy/paste review from what I just put in their Facebookmpage exceeded the character limit here by...well....a lot, lol.Im a very unhappy tenant. Im entering my second year here and regretting having renewed my lease! But this place was the best for the amount paid for rent AND my roommate and I were set to get $100 Visa Cards because we renewed when we did!! Well...we were *supposed* to get them...but the date on that keeps changing and who knows when itll ACTUALLY be in our pockets.To keep it short, Ill tell you a list of what theyve done to us:- The renovation team came in and moved all of our stuff by themselves instead of waiting and wound up breaking much and they even placed my roommates GameCube controllers and a Wireless Router in a puddle of water! They havent paid him back yet.- Much like all of their renovations, they did so without forewarning this time and painted all the doors....with no WET PAINT signs up! So both my Mother and I had my expensive Polo and her very expensive Coat ruined by leaning against the paint while digging for keys, and they tried to make us GIVE them the items before paying for the damages so that they could throw them away. I guess Im lucky the rental reimbursement went through even though I denied them that inane demand based on both items been given to us by late family members.- They have now, for the second month in my time as a tenant here, double-charged me for rent. My bank account is in the red $440 now and because Im Disabled, I dont have the income to fix it and even what I get at the beginning of the month wont put me above $0 now, let alone when my subscription-based services charge me throughout this month and I receive a $30 overdraft fee for each one!!! I constanted them to get it fixed, and they told me it would take around 4-6 weeks to even get the application for it to be fixed through.- Because Im Disabled, I have to sleep in the bed that I have and originally had to wait around a month for the maintenance to come and take away the bed that was in the room when I first moved in. Now the renovators are switching out the old beds and desks with new ones tomorrow and I tried to call them and say I was thrilled for the new desk, but to no the drop off the bed for this room because I already have my own bed here and that I wouldnt be using theres. They told me that they wouldnt take my bed (your damn right, you wont!), but that it was a non-negotiable fact that they would be leaving the bed they were dropping off, which means that wed just have an extra bed in our Living Room leaning up against the wall. I went in to talk to the Head Office Manager about it (they told me not to come up and leave the conversation over the phone, but during our conversation I walked up there and she was doing nothing at all! She just didnt want to have a serious conversation about it!!!) and she told me that I should get paperwork stating that I use this bed for my Disability...but that even when she provided that paperwork to her owner (the one making the decision), there really wasnt any doubt in her mind that his wouldnt be changed and that Id just have to deal with it and have a full-bed...mattress, boxspring and frame, in my Living Room for this entire Lease Cycle! I even told her I pay hundreds in rent per month to live in an APARTMENT that I try to make feel like HOME....not a STORAGE UNIT I try to make feel like an APARTMENT!, but she scoffed it off.There are so...so many more examples I can give you of this place being awful to its tenants...but honestly? Im reaching the character-limit AND you can simply read every other review on here and see how they treat those they consider tenants...I mean, theyre basically ALL 1-Star reviews anywhere you go.Consider living at Uptown Village!!! Just think on it and make sure you take these reviews into account...especially the fact that my roommate is writing one as I type, and a friend that stayed here with us even wrote one about his short week here.
I can’t wait til we leave this place. I was so happy when we moved in this May. The place looked ok but after living here for a week, all the ugly started showing itself. There were so many roaches in the kitchen and we hadn’t even cooked in there as yet. An exterminator came and “sprayed ”. The tiny roaches were gone but as the weather changed, all the really big roaches came running into our apt. Put in 2 work orders (one online and the other in person)for the master bathroom and a week later no one has come to fix. My encounters with these massive roaches are coming daily now. Best part of this stay was receiving an eviction notice after they changed their paying system online without notifying the tenets on autopay to redo their auto payments. Yea. Great management. Smh. Next year can’t come quick enough. Oh yea let’s throw in the horrible electric wiring and unleveled floors throughout our apt. Everything that glitters ain’t gold. And this is with the new management these other folks are talking about. Pretty sure they’re being paid.
Wow! Great apartments. Beautiful court yards and fountains. The Niche is unique and the manager Jenn is a cut above a you will find. She cares about her people and provides outstanding service and activities. Every other manager in San Antonio should take lessons from Jenn!
First off, the apartments are very nice and the maintenance staff are absolute champions. However, parking situation is a nightmare, the community amenities, though well maintained, are lack luster (gym is very limited, pool area is in shaded area, etc.). And, lastly, there is a bit of a roach problem. Even on the 3rd floor.
Location, location, location--convenient to I 410, Hwy 281, and Ft Sam Houston. Theres an HEB and Walmart within a few miles. North Star Mall is less than 10 minutes away. Everyone on staff is knowledgeable, friendly, and helpful. There is a swimming pool and fitness center. The grounds are very well maintained and the atmosphere is welcoming. If youre looking for a nice place to call home, check out The Niche!
Since changing hands to Presidium I was a bit concerned, but the manager, Jennifer, is really on the ball. Apartments and landscaping well-maintained. I lived here for 2 years, only left because of a new job.Management is flexible and understanding, and tries to foster involvement in community through events, newsletters, etc.
Gisele and DeeDee were the best apartment managers and they were the only reasons why my husband would stay. He is active military and they took care of any problems that arose promptly. He has mentioned that because of their outstanding services he would refer anyone to stay at the Niche apartments.
Very cozy, very military friendly. I enjoyed my stay at the niche. My apartment was very spacious. The maintenance team very diligent inthe speed of responding to maintenance request. Friendly neighbors and overall quiet atmosphere. I loved my stay here.
Second time I had emailed leasing office about my closet flooding. Ever since new renovations happened, its like the contractors forgot about the pipes. Now my closet smells of urine and it is disgusting. Do not rent here.
The staff are amazing. Always available to help and maintenance usually addresses any concerns with 24 hours. The apartments have been well maintained and renovated. They’re very spacious and affordable especially to other apartments in the area.
I have been living in various apartment from San Antonio to the east coast and when I say they have the greatest staff, it is not an exaggeration. If I have ever have an issue with anything in the apartment, maintenance is on top of it. They have even helped me out when it was outside their responsibilities. Management is very resident oriented, they are constantly coming up with ideas to make this a wonderful place to call home. I tell my fellow soldiers about some of the random “Resident appreciation” and they cannot believe it. It’s the little things that speak volumes. I came home from a 13 hour day to find the maintenance guys at the gate handing out s’mores and popcorn…seriously s’mores and popcorn, just as a “have a nice day”. As long as I live in San Antonio, this will be my home. Oh, and they are very military friendly, so if you are on PCS orders to Fort Sam, it is 5 mins down the road. There is no reason to drive all around looking for a clean, safe, family and pet friendly place to live, just come here.
New management sucks. Security is a joke. the security gates are constantly open. are they care about is money money money. This place use to have military discounts not no more they took it away. There is a military base less then a minute away. this a military town. LISTEN UP DONT MOVE HERE ITS A JOKE.
We just love the staff especially how much we value Jacob on the maintenance team. He is always so quick to come help and always does a wonderful job. He is the first one we want to be sent when we have any issues. A great asset to have on the staff!
Parking is miserable, maintenance is horrible. Roaches. Maintenance worker they fired stole furniture from the apartment they show future residents and gave it to some guys that live there. Tall guy is hard to miss. And they STILL live there. Go in there and youll see your furniture.
We found The Niche Aparments thru a apartment locator. Didi & Giselle have been great to my mother & I. It’s a awesome property to live in. The lady’s watch after my mom when I’m on the road. I’d strongly recommend these apartments!
It shouldnt be difficult to find someone to assist with resident issues during posted office hours. However, between three entirely separate sets of office staff, basic problems like this remain. Residents are at times treated like a nuisance instead of a priority.
The Niche Apartments are great; the office staff is super helpful/responsive, the amenities are well maintained and the maintenance team is excellent. Im glad I made the decision to live here!
Lovely apartments, most of the neighbors are very friendly, lots of mature military tenants. I absolutely love the wine down Wednesday, excellent opportunity to socialize and with neighbors.
I absolutely love living here! This is my favorite apartment I’ve lived in by far. All the staff are so friendly and helpful! I would suggest this place to anyone and everyone.
LOVE this property! The location is fantastic, the grounds and landscaping is extremely unique and not like any other. Since moving to the Niche I have been very happy calling this place home.
I have lived here for about 2 years in the making and when we first moved in i was very excited untill the management here kept on changing staffs on us 3 times while beginning here and being put in a unit that was not made ready for us we took it thinking they would fix everything while the second person in management came in after I moved out my first unit she told us they she could not do anything for us cause it was too much flooring to change well after that crazyness happened we finailly got Mrs.DeDe in office and before I new it she had to handle all our emotions we carried with us because of the prior stuff thats was a temp crew here but shes a tough lady and help us get our flooring done properly and she did anything in her power to help us for the remaing time here and we appreciate her for the help tremendously , thank you hope things stay positive as of right now
They used to have good maintenance guy named Ralph but they fired him and all the new guys are horrible been waiting for them to fix my bathroom that leaks sewege for over 1 week.. Not renewing my lease
It is a beautiful apartment complex the hills the bathrooms the floor everything is beautiful the water fountains the pool expectalably bellabirn areglada and well clean the very excellent employees in their service have a. group of excellent employees I recommend this beautiful place thank you for treating me so well the administrator the assistant and the maintenance staff excellent workers I loved⭐️⭐️⭐️⭐️⭐️⭐️⭐️⭐️😍😍😍😍😍
We really enjoyed the safe atmosphere with easy access to a number of locations to include Fort Sam Houston, the airport, and a great park system for jogging.
Been here a month so far in a furnished one bedroom. Very nice, clean, maintenance did a great job with minor issues very quickly.

This is ridiculous!! Every time I come to the office this sign is always up I have even tried coming at different times, how are they supposed to communicate with us if the office is always closed and they never answer the phones .
Added a variable auto pay finally. My stay has been great. I would rent here again.
Rude and inconsiderate maintenance and management staff. Both are in a state of perpetual disarray and fail to follow through on concerns/work orders in a prompt fashion- if at all.
This is my 3rd time living here...I love the location, community and property. The staff are super helpful, friendly and professional. I highly recommend this property!!
