House was never cleaned before i moved in and there was trash all over the yard. floors are peeling and still have not been replaced and have peeled even more, i’m sure they’re going to try and fine for that as well. they borderline harass you with every 3 month home assessments in which you have to be free for a 4 hour window. they put in bogus work orders and again force you to be available on THEIR time. staff is rude and use intimidation tactics to come in and “fix” unnecessary stuff at inconvenient times. but the stuff they said would be fixed OVER a year later is still not done. they try and fine you fees for stuff they didn’t have fixed prior to you moving in, like a damn screen door! they tried to fine me $$$ over a $2.50 app fee even tho the rent was paid on time. run!! do not use this rental company

The maintenance man Ray with Real Property Management, Alamo did a great job….like always. He showed up to fix a leaking toilet in less than 24 hours after I reported the problem. He not only repaired the leaking toilet, but replaced the internals of the tank since they were old and needed replacement. He even checked on a faucet leak for me, and replaced the aerator, solving the problem. Ray is a true professional, and is a credit to Real Property Management!

This company has been rated F on BBB do not be fooled by the ratings on google. This is the worst business I’ve ever came across with, the communication, the random fees, being unprofessional. It so happens to take two weeks to get anything resolved from them in the mean time they will be charging you fees every single day so, yes of course they will take as long as they want to communicate back to you. I can say a lot more but I’ll make this short, Please do not do business with them. I’m reporting them to the better business bureau right now! With all my evidence!

The walk through I had was self , and I really liked that! They had paper work that told you information and to be aware of scams pretending to be them, which I also really appreciated. Beginning the “search for a new place” to call home,we were a tad hesitant or maybe just a little nervous,but we began with prayer and an open heart..When i tell you Charlie with RPM ALAMO was a true gem,please believe me. We had just returned from lunch as a family and there he was..Embarking on something new,wanting to feel comfortable and safe,we prayed for someone just like Charlie to be the vessel we needed to make this transition a smooth one..😊HE literally surpassed all our expectations with a stern handshake,a wonderful and welcoming smile and he was not bothered at all that we just barged right in and asked a million questions as he was in the middle of work on this unit. Charlie was patient,took his time with us and made us feel like we were already home. We walked away in great spirits and we were grateful to Charlie for his welcoming demeanor. Rent at your own risk you never get to talk to anybody it’s always via text message their communication very professional and then they ask you to leave a five star review after you rent from them to try to make it look like they’re just great but they are very good fineness on getting money from you. I wouldn’t recommend running from them unless you’re just desperate

Terrible. You can never speak to anyone about a situation. You must go through emails which are delayed and take several days for a response. It’s very inconvenient that these people are either too scared to resolve issues with a customer through a phone call, or they just don’t care at all. They will charge you random fees and there is no getting out of your lease. Read your contracts fine print because I ended up getting screwed. They will charge you a reletting fee if you want to break the lease, in which you still have to pay rent until they find another tenant. During this time you are not even residing in the home, nor do you have access to the home. You ALSO are responsible for utilities even though you are not living there which makes absolutely no sense. To top it off, we asked if we would be getting the reletting fee back in the case that they never find a tenant for the entire length of the lease. Of course they responded with no. If they fail to find a tenant and I have to continue to pay rent for the entire duration of the lease, then that’s basically a full reletting fee (which is about 1.8x rent) that they just got for free. You would think there would be some courtesy to give this fee back like a deposit since they failed to find another tenant because at this point, you didn’t even “relet” the property. There is no telling whether these people are even actively looking for tenants or just eating up your monthly rent until the lease is up. They also continued to charge us “pet rent” during this reletting process, although there was no pet or person even in the home! I believe they have somebody living in the home while you are actively paying their free rent. Find another rental company because this one is just money hungry with terrible customer service.

Terrible experience with this company since the day I moved in. I was constantly ignored by Mariel (who I was told would be managing the property). On several occasions she just never got back to me at all when I needed something and I was left to deal with it myself.When I moved in, there was no mirrors in the bathrooms. It took them weeks to have them installed. One day I had to take off work in order to be there for the installation and they never even showed up. No show, no call. But if you make a mistake they are quick to hit you with a “trip fee”.The move-out notice specified that I would receive a code to put a key in the lock box. I reached out to Mariel days before move-out for a code so I could be prepared. She never got back to me which is typical. So I emailed Cynthia since I was having no luck with Mariel. I was notified that Mariel doesn’t even work for the company anymore and no one reached out to me to let me know that my property manager was no longer an employee.I had been moving all weekend and didn’t get a minute to take another unnecessary trip back to that house to drop the key off. I was notified that the property evaluator stopped by and there was no key so I would be charged a trip fee.Thank God I moved out this weekend and I don’t have to deal with this company anymore. But it’s not too late for them to screw me on my deposit like they did in a bunch of these other reviews.

Couple years back I was in a really bad position and in need of a place to stay. I was in the market for looking for an apartment. I found one online and made the choice to go look at it. No one was there to guide and show me the inside of the place so I rapidly chose to get because they told me that if I wouldn’t put the deposit now and get it now that there was no way I’ll be able to get into that space .but then when I finally was able to go and see it it was horrible. It was infested with roaches and it smelled really bad and even outside looked really bad and it was in a pretty rough neighborhood but still, they didn’t even try to help me get into something better. They just took my money, and I feel like I have to tell my story for people to not get scammed and make sure they see the place that they are going to get into and not let places like this pressure you

Ben did an assessment of the property, 6 month review. Professional and Courteous. It has been a good experience working w/ RPM Alamo Leasing company.*** 3 yr update***(Ben is no longer w/ company, good for him)Be VERY VERY CAREFUL when leasing from this company!!!$1850 deposit.-RPM ALAMO kept $1280-$455 “make ready cleaning” The place was CLEAN. It did NOT cost them $455 to clean.-$350 to repair walls. NOT TRUE.-$225 in repairs that should be wear and tear .***take pics of everything before you move in and after*** Better yet, find another leasing company.

I have been at this property for 4+ years with very few issues so it breaks my heart to have to post that when I renewed my lease for another year the agency pulled a fast one on me. In the section of the renewal that indicates “what is changing” it reflects ONLY the monthly amount and lease expiration date. It does not reflect that the RBP that was previously “optional” (which I declined) was now mandatory and cost $35 additional per month. When I called about it I was advised “it has always been mandatory on all leases and that I’ve always paid it” then when it was deemed that statement wasn’t true I was advised that it was just made mandatory and is NOW part of all new and renewed leases and I signed my renewal agreement. What is so unethical is that it purposely does not reflect on the “what is changing” section of the renewal but on the very last page of the leasing contract that in the past was “informational” only communication that you sign as acknowledgement of receipt. I did not realize this fee until I went to pay my rent and seen the charge on my portal profile. It’s a service that I will not benefit from which is why I declined it when it was originally offered to me. I have NEVER had issues with replacing my filters nor anything else that falls under this program but now I’m forced to pay for a service that does not and will not benefit me AT ALL. Unfortunately I will not be renewing again as well as reaching out to the property owner to make sure he is aware of why I will not be renewing and looking into a legal resolution. It’s not the money that’s an issue, yet the sly way it was communicated and me being forced to pay for a service I do not use.

Requested a showing at one of their properties this afternoon and no one showed up. I even arrived 15 minutes early. Didnt receive any courtesy phone call or email indicating the representative will be running late. I waiting for 15 additional minutes after my scheduled time, still no one arrived. I called the company phone number and no one answered the phone. Such a complete waste of my time, Ill be taking my leasing needs elsewhere.**Update after owner response- I requested showings for 2 different properties. I only received a cancellation for one of the properties which I understood. The other property I went to today however, I received MULTIPLE email reminders stating my showing was confirmed and good to go for today. So my review stays the same. If you require 24 hour notice then change your scheduling software to block out viewings for showings scheduled the following day.

Tried to charge us utilities for months after we moved out of the apartment, when we refused they made up cleaning charges that magically disappeared when we asked for an itemized list and told them we had pictures of the clean apartment.They were rude in email and extremely rude in phone conversations that conveniently werent recorded.We had to send them certified mail threatening legal action because they had clearly broken Texas law before they left us alone and returned the deposit.If you can rent somewhere else from someone else and are looking for a sign to make a decision, this is it.

We picked this company based on the glowing reviews...that was a mistake. Things went downhill QUICK. The company was nice and professional. We were concerned since the house we were moving into was occupied when we viewed it and REAL property promised it would be cleaned. It was not, and the tenants were not clean people. Not only was it not cleaned at all in the turn around but the walls were covered in large dirt marks and many dozens of holes. Some poorly stuffed with TOOTHE PASTE. I cant make this up, the attempts at repair were laughable. There were large sections of walls in EVERY bedroom and living room left ruined and unfixed by tv mounts. The window blinds are those cheap 5 dollar aluminum ones and were dirty , rusty and the strings gave away upon FIRST USE (filed a maintenance request, when the repair man came over he told me they dont replace blinds or cover holes in the wall)Thats funny cause they expected us to do it for them. They had the nerve to deduct nearly 900$ from our security deposit over the same TV MOUNTS, WINDOW BLINDS AND PARTIAL CLEANING that was not done before we moved in(nothing was, and everything was in BETTER condition when we left , but i wasnt about to scoop TOOTH PASTE out of holes..i did fill the non tooth past holes the first week i was there. Took 4 hours. REAL PROPERTY expected us to do the work and repairs for them AND STILL HAD THE INDECENCY TO TAKE OUR DEPOSIT. I Forgot to mention their pathetic cleaning left pee stained touilets and floors untouched. We had to clean buckets of piss, and hair our of the drains and all the shower heads were crusted over and leaked/ barely sprayed. I also had to fix the non existented landscaping (also a tragedy when i moved in) i also sodded the muddy disgusting side of the house. When we moved out i hired professionals to clean the carpet and house to a point that was better than it was when we moved in....and still they tried to scam us. Did i forget to mention they didnt provide an itemized invoice of these magic blinds and spackle that cost 900$. The carpets (caked in carpet powder and spots) floors (water damaged and disgusting also) blinds and paint are at least 10 years old if not the 18 years that the house has stood there. Ill have a blast easily showing such in small claims courts. Screw this company

Property owners and landlords beware...I beg of you do NOT use RPM Alamo. We were using them for about 5 years to manage a family home we rented and the last tenants in the house stopped paying rent 5 months into their lease. We went through the whole eviction process and when that was over we found out the tenant had a prior eviction on their record and a FELONY charge!!! We paid them good money to ensure proper background checks and secure good tenants and then got screwed by a lousy tenant who trashed our Mothers home all because they couldnt vet the tenant as they should! I would not recommend them to anyone and would love to go after them for back rent and charges due to their poor mismanagement.Stay away if you care about the quality of tenants in your property.

Terrible company to do rent from. I have lived in several rentals before with other companies and this was by far the worst. The customer service is terrible. No one will ever answer the phone or call you back. You never get to talk to the same person when you do get ahold of them so no one knows what is going on. They deny walk through a of the property before the lease ending so they can charge you for ridiculous things like walking the trash can to the road after they tell you to leave it by the house. I highly recommend finding any other company to do business with.

STAY AWAY FROM THIS COMPANY!!This company managed our rental home for 3 years. Worst three years with them... they are horrible at communicating with the landlord and the tenant. They were bad at returning calls back to us. They were bad at getting back to us if the tenant needed something repaired. Just bad all around. They over charge for having their handyman repair things. We started using our own handyman and saved so much money!! I never knew who was in charge of our contract. The person that oversaw our rental home kept changing and they would never tell us.I would not recommend this company at all! Horrible all around.They never gave us receipts that the tenant had for us. This company recently started managing the apartment Im currently living in, Pecan Hills on Callaghan Rd. Ive been in these apartments since last year September, I had a 14 month contract with the previous company PMI. Apart from all the issues with these apartments Ive had and why Id advise people stay away from here, RPM does a poorly job at managing them and COMMUNICATING!! For starters today has been the third time people are sent to my apartment abruptly to measure floors or check on the unit without notice. Other times Ive received a 2 day notice and text letting me know they are coming in the unit with or without my permission with their personal key. Im not sure if in Texas Tenants dont have rights as I moved here from out of state, but this isnt the way to keep Tenants, especially in apartments that already are suffering from upkeeping, constant foot traffic, cars being stolen oh and the many many roaches. Oh and how can I forget about the high high water bill I pay every month between $300 and $400 without kids. Please do yourself a favor and find a company that cares about their Tenants!

In the beginning had great thoughts fast processing of our application and approval. Communication is key for me though and they never answer their phone and it’s days before they respond to your voicemail or emails. There was a huge miscommunication with our move in date time frame. I was originally told after application approval and paying holding fee to remove house off the market it would take max 3days to move in. However inconveniently had to wait 2.5 weeks and rent a hotel for my family of 6 (4kids in a hotel not fun) before we got our rental house keys. Also think we would’ve waited another 5days longer if it wasn’t for me constantly calling and pushing for an earlier move in date. Mind you this was on a vacant unoccupied house.

Not sure how they have 5 star reviews but notice the 5 star reviews are not descriptive.Writing this as an owner.I can probably write a book about why you shouldnt do business with these guys but I will summarize with this;-Unprofessional all the shady stuff happens on the phone. Get EVERYTHING in writing or email. You need to have a paper trail to protect yourself.-Repair costs. You will be charged 3-5 times as much as a repair is worth and you will never see a copy of the receipt to understand what the itemized costs are. (I think this is how they actually turn a profit)-They love to repair things. Keep in mind the $350 per repair limit can be 2 or 3 repairs in one month. Like I said before you will never see a receipt for the work done and it will definitely be a fraction of the cost had you bought the parts from a hardware store and did it yourself.-You will not see a rental analysis when it is time for your property to be rented again.- They will charge you made up fees that are not listed in your contract.If you are an Owner and you rent with these guys, all you are going to have is a loss. Depending on your tax bracket and tax situation you will have a lot of write offs but if I could do it all over again, I wouldnt.Learn from my mistakes. Save yourself the drama and find another company.

NEW TENANTS AND LANDLORDS BEWARE!!! Notice that the “good” reviews are from early on in the contract with RPM. It has also been noted that they pay for good reviews. (ETA: check out other review forums such as yelp when doing your research) Our first tenant turnover was a disaster and we ended up paying 2k to get rid of RPM, because we value our property and the tenants that occupy the home. This was after paying them 3k to have our property move in ready. They took the money and didn’t provide the services, and failed to provide legitimate itemized receipts. Their move in ready pictures were taken during the time the contractors were working, or at night/bad lighting . They only provided completed pictures of minor items (like door stoppers) or certain angles that didn’t showcase the entire service that was to be rendered. They took money from us (the landlords) and from the previous tenants deposits and refused to provide the new tenants’ move in assessment to us for a month, claiming it’s not their standard policy to provide. It’s evident they just didn’t want us to know that they didn’t complete the work. We have recently changed Property Managers, and their turnover assessment shows the same incomplete maintenance items we paid RPM to complete. Lastly, the communication is lacking. They hardly answer the phone and act completely incompetent in emails as if what we requested was rocket science. The owner called me claiming I slandered her business because she assumed I wrote a negative review (I had not left a review at this time).However, this just showcased that we are not the only people dealing with their shady business practices. I’m convinced they’re pocketing money from tenants and landlords.

This company has been beyond amazing, supportive, responsive, affordable and reliable. I moved from San Antonio and tried the Airbnb route but it wasn’t as fruitful as I had hoped so converted to long term renting. Found them through a friend and they were very quick to respond and super clear in communication from the start. I had the place fully furnished and was in Atlanta. Danielle was assigned to be my Property Manager and I can’t even express how helpful, supportive and beyond beyond amazing she has been! She has gone above and beyond to support me through the listing and renting process. Day or night she is extremely fast in responding and working clearly through any issues or questions I may have.I still can’t believe the support and time Danielle has taken to assist in anything I needed and working with me (especially with me being so far away). If I could give them less than one star I would.It started with the property manager in charge of our address either quitting or being fired and no notice sent to us. This left us for months sending questions, issues, etc to this person with no response. I went to the office multiple times but due to Covid at the time no one was there. I called the main line but again no one was there to pick up. Finally I got a call back stating we had a new person in charge and to go through them. (Like I said this is after months) The houses was in serious need of updates when we moved in but we let most of that go due to us having to find a place quickly due to having to relocate to the area for work. (A lot of this was stuff I had been sending to the person that didn’t even work there anymore) Everything seemed to be okay besides the fact that it was IMPOSSIBLE to ever reach anyone by phone and the maintenance email was the only thing I’d ever get a response on. Cut to us moving out and thinking everything was okay. I tried calling to give forwarding address but you guessed it no one ever answered the phone. We had been wondering when we would get our security deposit back since we left the house in good condition. (Had it professionally cleaned etc) after calling and no answer for some time I decided to look on my portal because maybe there was some information there. To my surprise there was a charge for close to $500 for superfluous repairs/ cleaning fees. This means they took the entire security deposit and then were demanding more money. I email them asking about these charges and after days at a time of no response they finally made up all sorts of excuses about why we owed this and said there was nothing we could do about it. After moving out in May of this year I am still fighting with them on these ludicrous charges and trying to get broken down itemized receipts of every charge they are asking for. BEWARE of their scam. They appear to have people working there who would rather sit back and collect a paycheck without doing any actual work. I have never in my life had a landlord have a bad thing to say about me as I have always kept the place clean, never been late on a payment, and never caused problems. There is clearly an outlier here and it is RPM.Update: after being told multiple times “no one will speak to you over the phone about this” we were emailed by the manager Andrea. She said that she was sorry she hadn’t had a chance to reach out yet but wanted to either set up a phone call or us come in to discuss everything. We opted for a phone call since we both work full time. During the phone call Andrea took off a couple charges (basically the cheapest ones). She was however EXTREMELY condescending and patronizing. There were of course more excuses and even a sob story about working through covid (like we ALL didn’t experience it). My opinion of her hasn’t changed and I found it hilarious that after all the times told nobody would speak over the phone to me about the issues, magically after leaving a review the manager wanted a phone call.

Instead of exacerbating and escalating the situation they managed it, they deescalated, they fixed the issues, they respected their commitments to the owner and processes all along this experience.I probably am not liked by RPM Alamo because I was so demanding and was very vocal about how bad my experience was, but what I am hopeful of is that people read this and know that you would not find a better partner when it comes to being an owner and you 100% guaranteed to not have a better leasing team to help you along in your journey.They have earned my respect and heart felt appreciation for the work they do!

Don’t recommend this company at all. When we moved in our toilet was clogged and yes full of what you think. We reached out to them about and and they responded is your toilet still broken? They find any excuse to not service their property’s and very unprofessional email responses and terrible customer service. If I could give them a zero I would. Also one reason they have five star reviews is because they say they have a gift package for all new rental tenants of they leave a five star review. I was one of the people who fell for it.

This review is intended to give an objective assessment without emotional bias. Its also here to provide honest feedback and constructive criticism to help others learn from my experience and help RPM improve its current processes.Let me begin by stating that RPM appears committed to maintaining a favorable image, sometimes at the expense of integrity, customer loyalty, and transparency.To provide context, this marked the first tenant change in my property since I relocated two years ago. Consequently, Ive heavily relied on inspection reports to gauge the condition of my house.As the make-ready process started to commence for the new tenant, It was evident that a significant amount of work needed to be completed while reviewing the previous tenants mid and move-out inspection report. Despite these findings, I was prepared to ready the home with the assistance of RPMs expertise. However, complications arose after I approved the estimated costs for necessary repairs. After the completion of work, RPM informed me that some issues could not be resolved due to unforeseen challenges, including the subpar quality of paint patching, mediocre cleaning of the home, and unremovable oil stains in the garage, which apparently can be hard to remove because cement acts like a sponge (this wouldve been nice to know before I paid to have it removed).In essence, money was spent without achieving the projected results. The competency of RPMs maintenance team comes into question. All repairs that were anticipated to be straightforward should have come with a disclaimer acknowledging the possibility of incomplete or unsatisfactory outcomes. A truly competent team would have helped me avoid unnecessary expenses on potential remedies or inadequate jobs.In addition to the debacle, RPM suggested investing more money into the problem that should have been resolved during the initial repair work I paid for. This sudden demand for an additional thousands of dollars within 48 hours was unexpected and unreasonable. This experience has been the tip of the iceberg these past few weeks. I dont have the time to get into the weeds of things but know that you may question your sanity getting on board with this establishment.As stated earlier, RPM appears willing to protect its image, even if it means shifting blame onto homeowners for being unable to cover inflated costs (they will remind you its your home to make you feel as if youre the reason the tenants will be upset). While I take full responsibility for my actions that may have caused this, they will never dare admit fault or apologize if they can point the blame elsewhere.As an Air Force veteran who lives by the core values, resides in a different state, and is an owner who has used this company for years, I urge you to do thorough research and read reviews before choosing RPM. If you decide to go with this company, make sure that you keep a copy of every email, inspection, contract, receipts (though they seem to be rare, like Willy Wonkas golden ticket), ask for the actual cost of bids and if it is the best resolution, and lastly, speak on your concern(s).To close, you may ask why I stick around. Im sure youve done your due diligence. Most of these PM companies have high ratings yet the reviews make you question the fact in their rating. Ive been with RPM so long I at least know who I can depend on and what to expect.On a positive note, thank you, Tawni and Danielle, for remaining professional and prioritizing my concerns! It is our first time dealing with a property management company and even though I have never met the office staff in person they have all been very friendly and handled situations in a timely manner. The maintenance team has been friendly and great when they come out.After recent experience with the company this week(10/1-10/4) they have completely lost my five star review. I am ideal tenant, 38 years old, professional, no children, rent on draft, never need maintenances. The handful of times I have reached out to this company they have been unprofessional and completely rude. Its like they are bothered when you call. Last week a man came to my home to take pictures, no problem right.....keep in mind he was there several months ago to take pictures. I am ideal tenant so I dont think anything about it. My rent drafted on Sunday for $250 more then I have paid for 2 1/2 years. Today I was forced to call! Not to my surprise the receptionist was difficult, and rude. Like always she made me leave a voicemail with some lady that never returns your calls. They only want to deal through voicemail or text messages. Much to my surprise, the receptionist told me I was in violation. They decided that last week that my pet that I have had for 2+ years, that they other management company new about, and I paid a pet deposit is in violation. (my pet was here when he took his pictures several months ago, and when they took over my property) They never called, or sent a letter, or discussed anything with me. I am a reasonable adult, and I find this to be unprofessional. A company shouldnt be able to draft a different amount then you gave them permission for without authorization from me. Still waiting on a return call............I bet I will be waiting for eternity. I guess I am going to have to get in my car and drive to San Antonio on my lunch break. (I will be taking my rent off of draft) From a tenant perspective they are horrible. I am sure from an owner perspective they are great (go figure)

Extraordinary people!!!! They were awesome and extremely patient. My Dad is a Veteran and not only were they able to find us a GREAT home, they worked with the Veterans administration through thick and thin, stayed patient and were very genuinely concerned about us finding a place. I just started with my first rental so I’m new to this rental world. So far I have had a great experience with RPM ALAMO. Charlie is my sales agent and he is wonderful. He has answered all my questions and kept me informed 100% of the time. They had my house rented out in under a month it would have been even faster but things fell through with other tenant which was out of there control but they were definitely on top of things. Thank you to RPM and especially Charlie for getting my house rented and making my first experience great!

Everything goes smoothly until maintenance goes wrong. A home warranty vendor never showed up for an appointment. My husband and I both took a day off from work to ensure someone would be at the house at all times. We immediately let RPM know the next day the vendor did not show. Both my husband and RPM tried to contact the vendor with no success. A week later the vendor slapped us with a $75 no show fee with absolutely zero proof that they even came out. We however have proof on our security cams that no one from their company ever showed up. We were assured this fee would be removed. It never was as RPM is siding with the vendor that we werent home. However RPM has been offered to be shown the footage to hold the vendor accountable for listing us as a no-show when they were the ones that failed to show up. RPM does not care and is now backpedaling in reversing the charge. The maintenance associate then reminded in a threatening way via text message that if we do not pay this fee, late fees will begin accruing, suggesting that we are deadbeats who dont pay our rent. Ive never missed a rent payment in my life and for them to even suggest this is insulting. My husband then went in again to speak to someone higher up regarding this and the person he talked to claims theyve hever heard of this issue until today and suggested hes a liar. Absolutely horrible maintenance department, do not rent from these people as they will not listen to you when you have proof a vendor didnt show up. Already cant wait for my lease to end for maintenance alone.The other non maintenance office staff have been great and Id give them 5 stars separately if I could. Jessica made our entire leasing process so easy and I cant thank her enough.

Horrible horrible treatment of tenants. I have not been able to use my heater in about a month since they had a new breaker box installed. I Informed RPM of issue and have not sent anyone out. RPM even cancelled the first work order I had informing them of the issue. Finally tech schedule and did not show up going on 3 weeks with out heat now. They make sure to collect every penny but don’t make sure the house is even up to par. I have a stove/oven that oven went out and I informed them it did not work and still no one has been out. They cancelled that request. Someone should come out tomorrow. Door knobs just fall off doors and the electrician left a huge mess on my floor and hole in wall!

Real Property Management charges monthly fees for their services, which include access to submit maintenance requests. They are very quick to remind you when rent and fees are coming up due, however when you have any concerns they are slow to respond. Our heater has not been working for 2 days now. It is currently 54 degrees outside and my home is freezing. We were advised today that is will be another 3 days before they can even send someone out to come look at it! Thanksgiving is in two days and we were supposed to have family coming in town to spend the holidays with us. We are without heat for our 4 children. We were simply told that the vendor they used is booked up and due to it being a short week for the holiday this is around the time they see an increase in issues for heat, so it was going to take longer. Last minute after advising them that was unacceptable, we were given the option for the same vendor that was “booked up” to come later in the evening, however we would be the ones responsible for an after hours $78 fee! It is obsurd that we would be responsible bc they choose to use a vendor that doesn’t have the capacity to serve their volume of tenants in a reasonable time frame. Now they don’t answer the phone and we are stuck without heat for the hilidays! This is unacceptable!Update: we ended up being without heat for almost 3 weeks. There were a few nights where it got really cold in the home. We had to continuously reach out to RPM and the home owner and kept getting the runaround. Do not recommend!

Real Property have been managing our property for the last 3 years. It hasnt been a smooth relationship especially with its maintenance department. But this comment is about the outstanding customer services, I have received from Rebel & now from Danielle.I sent an e-mail about some urgent issues that needed attention. Danielle immediately took steps in addressing the issues on seeing my e-mail. Outlined steps she took & will be taking in the future. 48 hrs later, I received picture to show that the task has been completed. Ive been dealing with this rental property for 5 months and its been the worst experience with a rental company yet. They never answer their phones or respond in a timely manner. I have not had working hot was or gas since June 15th 2022 and instead of helping with this issue they are blaming me and treating me like Im the issue. They have yet to compensate me for the almost 3 weeks Ive had to stay at hotels and buy meals because I dont have anyone took cook or sleep at during this time. They hire the most unprofessional vendors ( good 2 go plumbing) they dont announce themselves and were walking in on me undressed. The rental and the plumping company have both yelled at me and hung up the phone on me when I call to have these issues addressed. I was nice the first 2 weeks but when the lies and accusations started to come towards me thats when I had, had enough. No one paying over 1,000 a month should have to live this way especially with the economy the way it is, I was even willing to renew the lease but glad I saw their true colors and will gladly take my money elsewhere. Somewhere the tenants are valued and cared for, not once have they asked if anyone was injured or feeling ill due to smelling gas for 5 months. Im sure if this were them or their family members they wouldnt be pleased with their own service.***update***Do not rent 1409 w magnolia Ave. The shower has a leak inside the wall or underground, and they cant seem to get it fixed properly. There is a sink hole in the front yard that they keep filling with dirt and blaming the heat for the giant cracks in the ground. There is no central heating and the house gets very cold during the winter, they will not put a split in the house either. This block is full of stray cats and drug addicts. Once a week there would be one passed out in the front lawn or yelling in the middle of the night.I wouldnt rent any house being rented out by the real property management. They are rude, make threats to keep your money, or charge you more if you disagree with their attitudes. This is the most unprofessional company I have ever worked with. If need be get a lawyer and know your rights before you move in. Read your contract in full, you will be able to use this against them if they try and over charge and not make it out to do maintenance. Best bet is to stay away from this company altogether. They send out people to make you change your reviews, and they offer payment for good reviews.

DO NOT USE THESE PEOPLE TO MANAGE YOUR PROPERTY. Just self manage before using this company. Theyre terrible and dont do nearly the work they should. Youre pretty much self managing but they still find a way to let tenants get away with anything and you have to pay for it, as the owner.They are way overpriced for the awful service they provide. I cant wait to cancel them. Over a year later and their contract verbiage makes it so I cant cancel them. You will never hear from them and they will keep taking your money and never do anything you need or ask.Also, as others have noted, working with the maintenence staff is absolutely terrible. The maintenance manager- Andrea Matthews- needs to be evaluated for removal.

It is the worst company, customer service is a nightmare, I have been with them for 2 years and the air conditioning does not work, the roof of the property is damp and the pipes in the house are so old that we have to spend every month on drains because the pipe is clogged. My last Property Management (that I legally cant write a negative review on because of a clause in the lease) really left a bad taste in our mouth for Property Management companies. So we came into this lease very guarded, but I have been pleasantly surprised with the level of service we have gotten. They are human beings that treat us as human beings. That doesnt sound like much but compared to previous companies its nice to be seen and heard. I really like that I have the option to text them and I get a very quick response. With Covid we had to get assistance from the Bexar county program. I was nervous to ask for certain information but they were extremely understanding and they sent the info over for me and helped me with communication with them, which I felt was really above and beyond. We have been in this house for almost 2 years and most likely we will stay one more year with them. I hope everything stays smooth sailing with them.Thank you for the awesome service Real Property Management 😀

This property team deserves less than a star if we are honest. Poor and inconsistent communication. Long wait times when trying to resolve a maintenance requests. Amanda is rude, unprofessional, and lacks sympathy for the tenants of her properties. Amanda and the owner have basically held me an my wife hostage with DIYed Water Heater that doesnt heat the water unless multiple sinks are in operation. 10 months into our lease, our water heater takes 15 minutes and 3 sinks to turn on. The owner has all the power with RPM merely being a sad excuse of a puppet middle man. Dont expect things to get done or great service. We have paid on time every month, have an excellent past tenant record, and have promptly communicated any issue we have dealt with in our 10 months. Instead we are treated as a nuisance and told to just deal with it. Thanks for nothing, RPMUpdate: The automated response below this review is nothing more that staying face. I tried calling the number listed below and was directed to the same individual that the complaint was about. Also, I called the number in belief that it was a customer service line when it was actually a phone number to their front desk and the woman who answered had no idea why I was calling her with a customer service complaint

This company has awful customer service. We are tenants to one of the houses and we always pay our rent on time or ahead and are very respectful. They are ONLY loyal to the owners and do NOT care about the people who rent. We call and leave messages and emails and nobody knows whats going on. They find every excuse in the book to not get back to you. Nothing gets fixed unless you make a fuss and blow them up. Communication is the worst. There were broken drawers in the fridge and broken lights when we moved in. They never fixed them and now expect us to take care of it 1 month before we move out. Thank GOODNESS I have documentation on all of this to fight back! You need to make things right!

I rated this 2 stars because they were very nice. Every time I requested maintenance they came within the week or the week after. The rent is a good price for what we got. The floors could definitely be updated. It was a very small back yard off a busy road. I was charged $250 for not changing my filter once. (Which I did every month) Being charged that much for a filter is very excessive, but the fact that I was accused of not doing something that I know i did do, was just appalling to me. I also had to take monthly photos of the changed filter and send through an email every month after. Usually I rent a place for a few years. I spent 1 year here and quickly decided this wasnt the place for my family and I. But besides that, they were professional.

This is by far the worst property management I’ve ever dealt with. I was renting out a unit in a 4 plex. 1st move in day my AC broke and they didn’t fix it until 2 days later. they made us responsible for the yard and pest control. unless I’m paying a mortgage they should be the ones paying for that. I also needed my stove door replaced they didn’t get me a new stove till 3 months later (after I terminated my lease). My kitchen cabinets also came with no door knobs when I requested to add them they never came. They also never answer the phone but are quick to charge you for anything despite if you do your part on trying to communicate with them. They’re office doesnt allow people inside on top of doing horrible at returning calls. THEY ARE ALSO PAYING PEOPLE FOR FAKE REVIEWS BECAUSE THERE IS NO WAY THIS IS A 4 star company.

EXTREMELY SHADY COMPANY. As a first time renter they really TRIED f%$ me financially. They tried making me pay for AC repair ($700) saying I didnt do my part as in changing the filter, after a letter from my lawyer, they backed off. They literally make you pay for EVERY repair. The house was deteriorating as well as my neighbors and they did NOTHING. My water bill went from $40 to over $100. We NEVER received receipts. They didnt charge that utility intentionally to get it off my deposit. Again NO receipts. Then they leave the building without water for days & Flavio yelling over the phone thats not our problem anymore I over paid my rent by a few dollars & I never received a refund or credit towards the water bill. Every single employee from the supervisor to property manager are unprofessional. I would definitely not recommend. Steer clear of a property if they are managing it!!
