I recently sold my home with Jay Thomas and the experience from listing to closing was quick and seamless. This was my first time meeting with Jay and his years of experience give you a sense of comfort because he is very knowledgeable and has great insight. We went over the CMA that he provides at the initial meetup and it is very detailed. From there, we came up with a plan to list the home on the market and he provides great marketing features for your home (3D tours, aerial views and photos of nearby attractions). He also provides a scheduling service that notifies you when potential buyers are interested in viewing your home. With all of these resources, I got an offer that was agreed on in the first week! Very negative experience. As a client of Jay Thomas Real Estate Team, (buyers side) I was given false impressions from the beginning and there was incorrect information posted on the listing. Once the offer came through, communication slowed down to nearly a halt. When it finally came to closing, the closing date was missed due to paperwork not being completed by the seller and this was due at least in part to the Jay Thomas Real Estate Team failing to ensure paperwork and HOA documents were completed in time for closing. When the date was missed, Jays team informed the buyers agent (my realtor) that we (the buyers) could do a free lease-back to get them keys on the original closing date, when that was not the case. We (The buyer) were informed the day they expected to receieve keys that the free lease-back offer was suddenly not on the table, forcing us (the buyer) to scramble to find housing accommodations on the spot until the closing could be completed at a still-unspecified date. To put icing on the cake, the Jay Thomas team then re-listed the home for sale on HAR seemingly attempting to bypass the purchase agreement, although thankfully this mis-step was walked back and corrected. This was realtor service at its worst and I would advise anyone considering buying a home listed with this realtor to consider other options.Edited for accuracy. 11-23

Exceeded expectations, fantastic realtor:-Set the correct market price for property on two occasions: first as a regular sale, and when a regular sale would not be allowed by lender, set the correct market price for cash sale. I was expecting a lower cash price market price, and Jay corrected me! He could have easily said, yep, and made his job easy, but instead wanted me to sell it at market value, which meant more negotiation and increased listing time.-In regards to the lender, when the first lender fell through, Jay hooked us up with a lender that allowed for the funding even in suboptimal circumstances. I give credit to Jay, for doing what I did not think was possible, finding a lender to finance.-Jay was always there, was professional, and was extremely dependable.-What sets him aside from the other realtors is that Jay would rather do more work, to watch out for your interest, when he could easily take the easy way out and make about the same amount of money.-I thought if there were any negatives, and the one trade off with Jay, is that he does have other clients as well. If you want a realtor who is never busy and to whom you will always their only client, probably he is not a good fit. For me, I could have done any better.

Also, its spelled matter with two ts.He was the seller’s agent of the property we bought and was terribly unresponsive and at times completely rude to our realtor. We almost walked away from the purchase because of his negligence. He never updated the status to our house on HAR (still under option pending as we speak) and left his for sale sign in our yard for four days. He also tried to sell us on some back alley contractor to do a roof repair that wanted an upfront payment for supplies. LOL! Seriously made the experience of buying a house more stressful than it needed to be.

They will not show properties with out you showing them your bank account to prove that you have the money. Also to mention that it took the realtor on the listing to reply once a day for three days until I repeatedly asked him if the property was for sell or not. Unless you value your self that low , use them to get screwed over in your home purchase. I can only imagine the other Policies they make you purchase.
