This company made it work for me.Maricela made things work for me in an expeditious time frame. Like once you get In touch with someone they will work for you and communicate with you throughout the process. It was not a hassle to go view the property nor was it to send in information. I’m so happy to move and can’t wait.‼️**UPDATE June 20,2024**‼️I’m a new tenant that has currently rented a property through this company. Apparently I should have been reading the reviews on google instead of the ones on their website.May 30th was my move in date, I was charged $150 pro rated rent for 2 days of the month which was insane to me. But that’s the least of my concern at this point.May 22nd I Paid $2250(deposit) then another $2495.25(first months rent, administrative fee and “move in/out walk through”) so a total of $4745.25 to move in to a home you would think good service would come with it. I moved in and had no refrigerator, washer or dryer and the alarm system raging at me every time I opened a door.Along with that No mailbox, trash bin, garage remote/opener and trees that have fallen (I’m going to assume due to the recent storm) and the fence broken.My initial issue is that nobody knew the code to the alarm so Literally everyday for about 5 days after moving in the alarm rang every time I opened any door of the house. I was given so many poor excuses. How do you “manage”a property and nobody in the entire office know the code to turn the alarm off? Finally I was given a number to call and it was one of the contractors (that did not install the system) gave me instructions to reset the alarm. Which including me using a ladder/drill/and touching electrical wires btw.I had no refrigerator, washer/dryer for almost 2 weeks almost $200 of food went bad that I carried from my previous home. My daughter (9yo) and I had to eat out everyday until they finally ordered one. Once the appliances got delivered the company was unable to connect the washer for me because apparently it’s something with the connections with the house. So i made a maintenance request to have someone come out to get it fixed. Well the maintenance request was canceled through the portal. I made another one, it was also canceled. So yes after moving in I’ve had to literally pack clothes downstairs put them in my car and drive to a Washateria to clean my clothes. What a convenient way to spend your day after paying almost $5000 to move in.Til this day I’m still unable to use my washer.The garage has no motor! So again I’m put in another inconvenience of not being able to pull in the home I’m leasing for $2250/month. I also put a maintenance request for that. Now someone did come out to take a picture and “wait for approval”.Firstly it was not a scheduled visit I had to leave work mid day to allow the contractor in the home, hence I was not made aware that someone would be showing. I literally just got a call from a random number and was told they were in my side of town.(was kind of scary/weird) 360 did not communicate with me that they would be sending someone out. So imagine a strange calling you saying”I’m by your house”. But anyway I’m assuming the garage it still waiting “approval”.I had to pay someone to come can fix the parts off the fence that had been knocked over by the tree that fell because I live in a Main Street by a bus stop and people are continuously walking passed the home. So for the safety of my daughter I’ve at least got that done. But I was quoted $850 to remove the trees. Which I’ve communicated via email to the company that I would cover the cost if it was deducted from my monthly rent. But yeah they just asked for pictures so we can get “approval” from the home owner. Meanwhile I’m unable to get the back end of my yard cut and the grass is growing as tall as my daughter, the bugs are insane ant piles are growing, and my kid saw a small mouse in the brush…sooo yeahhh we are not even able to enjoy the yard we are renting.

AWFUL. Just AWFUL!!! DO NOT RENT FROM THIS COMPANY!! We have paid our rent early every month, have been good tenants and we still get harassed by this company. Melissa is VERY RUDE. It’s gotten to the point where we have asked not to even deal with Melissa. This company and especially Melissa treats tenants like they are trash and owners like they are top priority. Customer service SUCKS! Look the other way and find a new reality company to either manage your property or rent from!! This has been a complete NIGHTMARE!! They also charge tenants a monthly $85 admin fee that’s on top of your monthly rent! We want out of our lease, it’s been miserable!

Kara was a pleasure to work with. Thank you. The company however not so pleasant. I asked from the beginning about realtor payout, sent over ABB for signatures, and 360 management waited to the end of the transaction to disclose a 25% payout. I was too invested and did not want to take the moment a way from my client. I will overall 100% try my best to not cross paths with this company again.

This company is very unprofessional and really doesn’t care about its tenants. They care more about their reputation and the reviews their customers and families publish than truly taking care of business in a professional manner. No company should treat their customers and family of their customers with such genuine disregard, I have made it my mission to make it very clear to the general public to steer clear of this particular company if at all possible. Terrible management company. Took them 3-4 months to pay me the $200 they legally owed me for getting them a tenant. I had to get my brokerage involved. The worst transaction Ive been a part of as a realtor. My tenants want out because of the management company and the landlords. To anyone wondering, I did not turn in my paperwork late. Just excuses for their incompetence.

Worst property management. They charged me exactly what my deposit was when I moved out. They refuse to provide documentation and receipts for what they charged me. If you plan to move into one of their properties make sure you hire a lawyer for when you move out. I do call. I’m constantly told someone will call me back. I never receive a call back

My experience with 360 Realty & Property Management has been extremely disappointing for several reasons:Hidden Fees: If you carefully read their contract, you will find many hidden fees that are not disclosed upfront.Double Charging: They charge both the landlord and the tenant management fees, which is completely unfair.Repair Fees: They also double dip on repair fees, requiring tenants to pay $100 for repairs that should be the landlords responsibility.Poor Management: Despite collecting management fees, their property management is very poor, and they do not maintain the property well.Unfair Agent Fees: They charge landlords one months rent for leasing but only pay tenant agents $100. If they don’t pay tenant agents fairly, they should at least reduce the excessive fees they charge landlords.I would not recommend their services to anyone.

I swear finding a good property management company to rent from is like finding a needle in a haystack. I have been renting a house from this company since Aug, let me start with how many maintenance requests I have put in like 10, do you know how many have gotten fixed maybe 1 or 2 after months of the request being inputted. To the point that the owner of the house got involved to actually source the repair people since the management company does nothing. However, the owner still keeps this sorry freaking company, and the owner lives in California and has no idea what I think her house looks like or what repairs are needed. You can tell this is an investment property and there is NO preventative maintenance done. The breaker box had WATER leaking in it, which could have caused a fire and I am a single mom with 2 girls and this still took forever to fix. Then when it did get fixed the owner wanted pictures to confirm, which I didnt mind doing, but I am not home very often I work full time and I have a consulting business on the side, which obviously she didnt understand. The electrician she hired sent her pictures of the job, why she needed me to also do it is beyond me. There was a storm last week which knocked down part of the tree, and not just little branches a huge limb and when I put the request in 1/24/19 it is now 1/28/19 and still nothing. I actually had to pay out of pocket to get the limb cut up and removed so my dog did not get hurt. Beware before you rent from this company, and find out about the house you are renting. If it is an investment property these owners dont care, they have no attachment to the property. I rented from a man for 8 years and it was his familys house previously, and it was the best experience, so sad that he sold and I wasnt prepared to buy. I had the light fixture hanging on by 1 cord from the ceiling for months and I had to call over and over and over and after months finally got a person out here only to be told he was just quoting and even warned me about this management company. After he came out nothing happened, waited even longer until finally it was fixed when the breaker box was fixed. I am shocked at how much rent I pay against the service I receive. Trust me do your research, and choose wisely.

He refused to answer texts/ calls and the voicemail box was full.and based off their replies to a lot of these reviews the people working here are worms who have no business in this line of workIf i were you Id take your business elsewhere

I have applied for an apartment a week ago and got everything handled within a week and a half or less. Mellissa and Jennifer have been wonderful and explain things to us and keeping us up to date with our pending application and process. And now we finally have been approved for our new apartment coming soon in January. For being a virtual office, they sure do know how to stay involved. I just viewed a rental property managed by this company last week, as I walked into the property fleas attached my legs my daughters legs and my sister. There was mold in the fridge, drawings on the walls ceilings caved in. I usually don’t write reviews but how is this company allowing future tenets to walk through homes in that condition? It’s completely unacceptable and disgusting. Explain how that is move in ready? If that is how they are showing homes I can only imagine how they are to work with being a Tenant.

This property management company in the Montgomery, TX area has proven to be exceptionally challenging to work with. The decision to renew our lease with them was influenced primarily by an unforeseen medical circumstance, as my husband required open-heart surgery around the time of lease renewal. Unfortunately, our neighbors, who had also engaged their services, opted to move out solely due to dissatisfaction with the management company, not the property owner.Following the passing of our original landlord, this company assumed management responsibilities and directed us to address deposit-related matters with the deceased landlords estate, absolving themselves of any responsibility. This included the handling of lease management, which they clearly outlined as part of their purview. Regrettably, the interactions with the staff, particularly the individuals we dealt with, were characterized by a lack of professionalism and empathy.In a time of personal distress due to our landlords demise, being instructed to simply deal with it was not only insensitive but also unacceptable. Furthermore, the company imposes an additional $10 charge on every rent payment made outside of their online portal, while utilizing the portal incurs a monthly fee of approximately $2.50. Their propensity for adding fees to various administrative scenarios only exacerbates the frustration of dealing with them.If I were a homeowner, I would strongly advise against engaging their services. The companys reputation alone could deter potential renters, as word-of-mouth from neighbors who have experienced challenges with them may dissuade prospective tenants. Navigating such unnecessary complexities is undesirable for individuals seeking a seamless and stress-free living experience.Responding to the owners response:Clearly you need to reread your own contracts your staff are putting out. Also, we were never evicted or served any sort of paperwork in home that we have rented for 4 years. We asked to stay for an additional 6 months which is why our contract was renewed and charged a fee. Your company tried to say we no longer had a contract due to the previous landlord dying and tacked on an additional $600 a month even though we had a contract. Please do your due diligence before posting a response and trying to make a bad situation worse.

If your in the baytown area do not purchase any home with 360 realty they do not do good business at all. Right now Im in one of there units and they will not immediately fix anything in your unit. The owner of our lot refuse to do any repairs to the units as well as they have several plumbing issues in several units. Some units are infested with roaches. Some units foundations are needed to be repaired but the owner refuses to do anything with. Its a Lawsuit waiting to happened. I also put in several maintenance request they will not adhere to most request because they have to wait for approval of the owner of our units or they will simply cancel your requests and act like they never saw them so you sit with raggedy equipment and unlivable units. They also have black mold in some of the units.

I would not recommend this company by any means. Although it is a second chance property, the service of the home leasing office in Houston, TX is unfair, degrading and their practices are beyond shady. Not only did I verify with other tenants in my complex at Carriage Park which several stated they would not be renewing their lease, also the treatment of the grounds employee is very disheartening. The advertisement state upgraded units with picture of 1 unit upgrade the others are not. The turnaround with ground employees because of treatment makes it hard to receive necessary repairs needed but they have no problem sending several email and text reminder about rent payment and if you happen to be late on payment by 1 day it’s an additional $100 late fee charge and $25 every day after. You won’t ever get your deposit back as well when you move out. This company takes advantage of elderly and other good people trying to acquire fair apartment living with the challenges of income. This is what you pay $925 a month for. I could and have dealt with it but the arrogance as a company to not care or try to make improvements or repairs and lying became overwhelming. If I’m asked to do my part the very least they could do is there’s. This company is not reputable be very deceiving

My husband and I contacted 360 Realty to look at a property that they have for rent in La Porte TX. When we finally got a reply back in text being as the mailbox was full and we could not leave a voicemail, . He asked when we could visit we asked Mr Wayne Comer what was a good time for him. To which he replied 5 pm that day. It was 4 pm already so we agreed. We showed up at 445pm waited. walked around to the other side of the house and a neighbor came outside and we talked to them telling them we were to be met by the realtor to view the house. Well, they informed us that several people have been by to view it and no one ever shows up. So about 515 we text and text and call and call and get nothing. So we leave at 6 pm. A couple of hours pass my husband sends a text telling him how unprofessional he was. finally, we got a reply, Well I had an emergency. So we let it go and asked about viewing the next day and told him to ONLY call us if he is at the property, to which he replied, well its a self-showing. Ill give you the code to the lockbox, which we had seen earlier when we were there. So at 4 pm when he set up the viewing he neglected to give us the code, due to an emergency, he didnt answer the phone or texts to even give us 4 digits to view the place. He must have an emergency every time he sets up a viewing with anyone due to the fact that he never shows up according to the neighbor or tells anyone the code to view. We have the deposit and 2 mts rent to pay ahead of time and he never shows up. I think the property owner of 510 S Utah St in La Porte, TX should be notified. So I have looked up who owns the place and of course, they are from out of state but I have sent them a message and letter to let them know that they need new property mgmt. Never did we get an I am sorry I didnt show up or send code or text or call. How sorry is that when asked we even asked whats a good time for you and he chose the time. Never mention a code or self-showing. Very unprofessional.. As much as we liked the place we will not rent from 360 Realty. If he can not even take the time to show a place I could only imagine if there was a maintenance issue. 1st off clean out your voicemail box so people do not get your voicemail box is full when you ask someone to leave a message. Very poor and unprofessional business. I wouldnt have given it 1 star but had to leave a review.

360 managed our property for over 3 years. The entire time we were living overseas and communicated almost entirely via email for every management issue that came up. The management staff returned emails and phone calls in a timely manner and were very accommodating in resolving issues. It was wonderful to be able to rely on their competence and never worry about the property. I couldnt ask for better property management. They are responsive which is extremely important to me. The fact that I can get a live person on the phone every time I call is incredible and hard to find these days. Ive spoken to Claudia, Melissa, and Karina who are all a pleasure to deal with. My family and I are very happy with our new home and plan on staying for a while. If we ever need to move for whatever reason I will check with 360 realty first to see what houses they have available before looking elsewhere. Five stars and two thumbs up for 360!

My family and I have decided to move out from renting an apartment to renting a home. We had amazing people guide us along the way, but when it came to the place that was perfect for us, Claudia was who assisted us to make it happen. Claudia was very consistent with all of our questions and concerns and guided us through the process of application to all required documents needed for approval. Dealing with the property manager, Mary has not been a pleasant experience. She is rude and refused to provide contact information for anyone else in the organization that I could speak to regarding a service order that was questionable. I requested supporting documentation for a service order and she refused, accusing me of making up the request for service on air condition. She bullied me the entire conversation. I was shocked to learn this is the way they do business. I would make no recommendation for anyone to EVER rent at Carriage Park Apartments in Groves or use this property management company.06/28/2022 - I received multiple calls from Mary and Claudia after this review, as well as a text message from Mary requesting that I delete the review. I committed to revisit, if anything changed. The day after this review, a 2nd air conditioning company came to check my unit. I have a copy of the report in my hands at this time, confirming the coils are clogged (dated 06/22/2022, Job # 53222, Invoice 60692) and maintenance is required. To date, no repairs or service has been provided. I stand firmly by the 1 star rating!

I recently had the displeasure of working with Greg Comer from 360 Realty & Property Management, and I must say it was one of the worst experiences I have ever had in the real estate industry. Greg Comers unprofessionalism, rudeness, and complete lack of respect for both clients and colleagues were truly appalling.First and foremost, during the process of selling my property, Greg Comer went out of his way to make it difficult for the interested buyer and me. Instead of facilitating a smooth transaction, he displayed an astonishing level of rudeness and hostility towards the buyer, seemingly doing everything he could to sabotage the sale. It was clear that Greg Comers behavior was completely uncalled for and unprofessional.To make matters worse, when I attempted to terminate my contracts with Greg Comer and the company, I reached out to him personally. What followed was an utterly disgraceful encounter that left me stunned. Greg Comer not only displayed an alarming lack of professionalism but also resorted to shouting and threatening legal action. The lowest point of this interaction was when he verbally abused and degraded a colleague who had reached out on my behalf, stooping so low as to use derogatory and sexist language. Such behavior is absolutely inexcusable and beyond the pale.Moreover, the negligence displayed by Greg Comer and his team was simply astonishing. The property was repeatedly found unlocked, creating a significant security risk. Bugs infested the interior, and I was never informed about this issue, let alone given the opportunity to address it. The complete absence of marketing efforts and the lack of a proper for sale sign, instead replaced by a flimsy corrugated sign for lease, were clear indications of a negligent and indifferent approach to their responsibilities.Communication, or rather the lack thereof, was another glaring problem with Greg Comer and his team. There was absolutely no effort made to keep me informed about the status of the property. I received no updates on whether it was being shown to potential buyers or any other relevant information. It was as if Greg Comer and his team had completely forgotten about their obligations to me as a client.In conclusion, my experience with Greg Comer at 360 Realty & Property Management was nothing short of a nightmare. His rudeness, disrespect, and unprofessionalism were beyond what anyone should have to endure. The complete lack of attention to detail, negligence in property management, and the absence of communication only added insult to injury. I strongly advise against working with Greg Comer and this company unless you enjoy being mistreated, disrespected, and utterly ignored. Save yourself the frustration and find a professional who actually values their clients and respects the industry they work in.

Do not use the company!! My experience moving in was a nightmare. I moved here from Tennessee. The day I got here there was issues. I was not able to get in the apartment. When I finally got someone and got in the apartment I was horrified! There was no get- ready on the apartment. Apparently they had replaced some tiles and cut the tiles in the apartment. There was a layer of stone dust in the air and everything. I had movers waiting and I had no choice but to move in the apartment in that condition. I had to clean the entire apartment, and my mother could not stay here for a week while I cleaned around boxes because of the condition of the apartment. The management company had no explanation why my apartment looked the way it did, no one said sorry and no one offered any help. I had just driven 15 hrs to a dirty apartment. There should be no trouble getting my deposit back. Also my toilet was broken for over a week. This was a horrible experience, and it did not get any better. I will be moving in July and will never recommend this company to anyone.To answer the rebuttal below. I did send pictures and I did put in the requests for maintenance, I even sent in my initial walk through paperwork explaining the issues, however the office was unable to find repair people that was willing to come to my area. (So they said). Still thats no excuse. You cant put lipstick on a pig and call it beautiful.Please read your lease carefully. They put a clause in the lease stating you can not sue them. Really?? its in there.This company dropped the ball and didnt care. My son is an attorney, he and I are waiting for them to give me an issue concerning my deposit when I move. From the attitudes described in the negative reviews, I anticipate a battle. Bring it on. My attorney fees are free.

I was approved for a rental house using this management company, and I was sent the lease to review and found some errors and/or had some questions. I asked for some clarification and Claudia said she would make the changes to the lease. This was Monday 11/30. I drove from LA to Houston and arrived on Weds 12/2. Claudia let me look at the unit while she supposedly worked on the lease. When I looked at the house, I was disappointed that it was not move-in ready with some issues that needed to be addressed IMO. I said that I would need to sleep on it before signing, but I also asked Claudia about cleaning the unit and fixing some issues. She said she would have to ask the owner and also ask her cleaning person about scheduling. I waited several hours outside of their office to get the lease to review and give them my cashiers checks if the lease changes were made and cleaning scheduled. They never texted or called or emailed even though they knew I was outside waiting for a response. I finally emailed and just said I had to walk away from this property due to this management (or non-management) company. It seems like the other reviews are very similar ie, communication or lack of. I suggest reading their leases VERY carefully before signing - the lease added a tenant paid $100 deductible to repairs and the lease specified that I could only pay via cashiers check (no other payment options).

MUST READWe have currently been living in one of the houses managed my this company and our experience has been absolutely terrible. I assume they remodeled this house very quickly and wanted to make money off of it very quickly rather than waiting and doing things correctly. After a month of being here we had issues with the flooring coming up (almost 9 months later and they still haven’t fixed it). Then during the summer when it started raining terribly we had leaks in our chimney and that took approximately 2 months of maintenance requests for them to finally fix that. Then during the heat of the summer the AC quit working and that took a month as well for them to come attend to. There are great issues with the foundation and so much more. But the icing on the cake for us was recently. We have been having issues with our hot water and heater and the plumbing. Our water will barely heat up and it takes almost 3 hours for the water in our tubs to drain. They sent people to fix and and these people dug up our yard for a day and seemingly fixed it. But yet our drainage has not been fixed. What I assume happened is that they fixed it but are waiting to connect it until we move out and the tenants move in. As a mother of 2 working pay check to pay check trying to provide for my 17 year old daughter this circumstances have been greatly debilitating. With multiple times back in forth with managers maintenance workers and so much more this whole process is draining. I feel as though we are being neglected and treated completely unfairly. I want to be able to live comfortably and understand the people are renting from will be willing to serve and help us but it seems as though this company is simply looking for a cash grab and neglecting the tenants. So if you see this management company on any house apartment i don’t care if it’s a shack. RUN FOR THE HILLS.

This company is not very good at customer service doesnt mater if your rent is paid months earlier. They harass, by calling, they take weeks to get things fixed. My family sat 7 weeks in a hot spell with no ac. We had electric problems that took weeks to fix and could have caused harm to my family. Them if you call to ask when things would be fixed the yell at you or tell you to fix it yourself. And make you pay a 75.00 to 100.00 fee even before they put a work order in. They change the lease on you to tell u to get your pets and kids gone. They are the worst. Please look else where they only want your money. my rent was always paid before hand.

Horrible experience. Ive had to deal with them managing my property for the last 2 years. Every time the tenant was late on rent I was the one who had to alert them. The tenant had to be evicted and now, over 30 days since then I still have not gotten the documentation from the eviction nor the security deposit from them. Despite over 20 emails and promises nothing happens. I call and they act like they dont even know whats going on. The owner writes fake reviews for the company and outside of the core few people who are completely incompetent it is a revolving door. I was also lied to about the tenants occupation when they were trying to find a tenant. BEWARE of this company.In addition - a background check I believe was never done and even though Ive asked for it I have never seen it. Upon a check the tenant they recommended background check came back with some criminal activity and previous unpaid debts. Im happy to post emails....In response to the owners comment. Yes my deposit was paid but 40 days after the tenant was out. I had to advise you of every time something was wrong. If you expect your clients to tell you when rent is late, just say thats what you do...

I am a renter that has moved every year for the past six years in Houston, and have always received 100% of the security deposit back as well as offers for letters of recommendation. I started a year lease with a landlord that unfortunately had to sell the property and it ended up in the hands of 360 property management two months after I moved in.Customer service is a joke. They will never respond to emails, and 90% of the time you call, they take your call back number and never get back to you. Head of leasing is the rudest woman Ive ever spoken with. It took two months and endless calling to get the dryer fixed until finally I got in contact with maintenance himself and he said hed just been waiting for an address from the company this entire time. I gave it to him and it was fixed that day.They are withholding all of my security deposit of $1350. $750 for repairs, $300 cleaning, and $300 trash throw out. There was not one thing left in or on the property to be thrown out. The only thing that wasnt left in the condition in which I got it was the last shelf on the refrigerator which had some dried food on it. $750 repairs and paint? There was some normal wear and tear, but I was even careful to use no nails in the walls for a couple photos, just tack which was removed. The entire house interior was JUST painted. I have photos and videos of the move out condition of the house and will be pursuing small claims.

This company is predatory, does not return your deposit. Slow respond. Unprofessional! They tried making me start paying dog rent 10Months in!Property was not left trashed. The dog was included in the lease application and agreement. Every week we received House visits of interested parties to take the house out of eviction, we would inquire if this and 360 was unresponsive. If you want professional and classy this is NOT the management company for you. If you want ghetto and a sense of self entitlement from a management company (i.e. a.k.a. CLAUDIA)then this IS the management company for you. I ended up not renting a property because of the very UNPROFESSIONAL and UNORGANIZED attitude of the operation. They posted the property before it was even MAINTAINED from previous tenants. I was told they always do that to get people interested (bait them). Then they wanted me to sign a pretty ludicrous contract from the owner because the former tenants trashed the place. That wasnt my fault. Im pretty sure somewhere in the fine print they are skimming of the top if you know what I mean. Was out $150.00 for application fees and I thank God that was all I lost.

And the first time I made a bad review they called me and begged me to remove it!!! But I promise you I won’t remove this one. Ive lived in the same home for 13.5 years. 360 has taken since then over the property for 3yrs. In the beginning they were very nice and professional over time with staff constantly changing it has definitely become so much worse. Ive had an serious issue with this home over 1yr now and early this AM the maintenance manager Charmaree, calls me with a outrageous, unprofessional attitude ( I was had to ask her do you have an attitude?) it was very clear she was very upset because I hadnt responded to a text that was sent to me 12/9 about this issue myself & my children have been experiencing in this home for over 1yr. She began yelling w/ me and untimely hung the phone in my face. I called back, she answered of course, I asked to speak with someone other than herself and she proceeds to tell me no one here but me bye. Ive taken pictures of the issue so many people have come out and the problem still isnt fixed oh...and there is still mold in the bathroom walls that was completed 9mths ago. The man literally came replaced the dry wall and painted the area.Im a person who absolutely hates moving however, this experience with 360 staff is too much. The only person who has always been professional is Claudia. She is the only person who seems to have any type of sense and professionalism.

Horrible experience as a tenant. My life has been stressful and strained dealing with 360 Realty. Very unprofessional and did not take care of any maintenance issues other than replacing one used oven. Leasing contract is over and have been renting month to month. Gave a notice last month, paid full rent, and provided legal documents to clear our move the right way. The very distasteful manager just called us three weeks later stating she was giving us an eviction today and weve been out of the house since for almost two months giving them a full months rent for January . We called her, sent many emails asking is their anything else we need to do and we never heard anything back until today. If i could do this over i would not rent from this place, they do not care about you or your living Conditions or even if you are prvoiding them with legal documents. It seems like they are doing things illegally and running a shady business. We never received keys to the bars that are on my childrens bedroom windows, pipe issues were never fixed and just dealing with the unprofessional attitudes have been horrible. To have someone slap an eviction on your credit when you have never had anything like this, not even a broken lease just to cover themselves because they have not done their job properly and legally is very unethical. I wish I could give 0 stars. I certainly hope that the owners of the homes they manage know what and who they are dealing with. This company has caused my family so much stress and grief. Unbelievable! !!!!!!

Regardless of your economic status, you deserve to be respected. No one should talk to you as if you are less than. You earn your money, and you say where you spend it. I would not spend it with 360 Reality because the representatives that are put in a position to assist, demean and degrade those they are there to service.As an Investor:I would never choose this company to manage any property of mine. Lived on one of their properties,melissa Alfaro is very rude and unprofessional with the tenants that live on the property.anytime you call and tell them something needs fixed they dont do anything about it, the list goes on with this management company. My girlfriend paid an application fee for an apartment in Lamarque tx. and was approved for an apartment. They had an understanding that the deposit would be paid the first Friday and first months rent would be paid the following Friday and she would move in. Now, all the sudden we are informed they no longer manage this property and will not return her application fee she paid. They also do not prorate which I have never heard of. Please beware when renting from this management company. You still end up paying for everything that needs to be done and they are deceptive. This management company preys on people who need a home and aren’t buying. They will Not fix anything in a timely fashion. They will flood you with fees if you’re payment is 1 day past the payment date. In other words there is no grace period. They start off with 175.00 late fee if it’s 1 day past the due date. All of the maintenance of the home is your responsibility and they will charge you if there are any home owner association fees. Power washing pollen on the him etc. that’s the responsibility of the renter. While they seemingly offer decent rates the company does not maintain the home at all!

Nothing for renters they found and qualified that destroyed my house with pit bulls and meth production... wouldnt respond to my phone calls for months and still had the audacity to threaten suit for non payment of their fees on top of keeping the renters entire deposit for their administrative fees. What they did to my family and our finances was criminal. I use that in its correct meaning... It was theft and in no way did they honor any aspect of their contract with me.

So I have been renting through this property management for almost a year now. I had a couple concerns with them at first but once you get to know how they operate its not so bad. Once we moved in we did not get any contact information for emergencys other then being told use the portal. I was frustrated about this at first because I thought to myself so you want me to jump on the computer when our sewage is back flowing into the house......Right! One other issue is do not be late on your payment. There is no tolerance for it even when you paid rent on time every single time and early. I found that out the hard way. I was out of town and I thought my payment went through and they showed on their end I never tried. I was out of town for work with bad signal. They slapped a really heavy late fee on me. That put a bad taste in my mouth considering I paid rent early and on time all the time. Especially when we havent been using our other half bath because we cant use it. So we can wait on the landlord and property management to fix issues but we cant be a couple hours late on making a payment... That part frustrated me the mostOther then what I listed above I havent had any other issues.Just make sure you ask the right questions before you just jump into a rental. Even after they were rejected from one listing they worked with me to find them another listing due to credit issues. If I could give zero stars I would. I was trying to tour a house and I was stood up not only once but twice. Mr Wayne Comer gave me his number and scheduled through email saying he would be at the property. However, I waited up to 40 min, in 90+ degrees (no ac in car) with NOTHING from him. It is very unprofessional and there was no answer from him when I made phone calls, texts or email. Very unhappy.Edit: I was at the right property BOTH times, there was no one there. The house was empty with the padlock on the front. I didn’t receive anything from realtor until I posted this review, two and a half hours after the scheduled showing. And future reference for the owner: lying to your customers by not only not accepting the blame for situations like this but blaming what would have been a prospective customer is extremely horrible customer service. To future customers, go somewhere else cause they obviously do not care.

I’ve been with this company for a couple of months now and I will say that I have had some unexpected issues come up and I fell behind and Ms.Heather has been very very helpful and very understanding to help me with all my situations..Heather is the best always polite and very understanding if it wasn’t for her I don’t know what I would do. I needed a few repairs and she made sure everything was done in a timely matter. They do not complete work orders in a reasonable amount of time. I have had bubbles in my ceiling due to leak from upstairs neighbor for 10 days. Not one single person has been by to look at it. They charge you an outrageous amount for late fees, do not work with you on payments. Do not rent from them.

They failed to change my rent amount when my lease started for the second year on my tenant portal and call me three months later and tell me I owe 75$ for the three months they forgot to change it and just noticed !!!! Horrible Horrible Horrible Property Management! We rented a house last April and in the middle of our lease the homeowner switched companies. Our heater went out in November, the weekend before it was 30 degrees on Thanksgiving. It took them 14 days to get it fixed. I had to go buy space heaters to keep us warm. Then they tried to blame me for it taking to long, because we went out of town on Thanksgiving. They could have made arrangements to come into the house while we were gone to get the heater replaced. Not only that when I called to tell them the heater was out and that smoke was billowing out of my vents they tried to tell me that was normal. NOT NORMAL! They are rude, they dont return emails. I spent over a month going through the house when we moved out making sure it was move in ready. Then I get my move out inspection report and they charged me for ridiculous items. Such as caulking the tubs, there was nothing wrong with the tubs, painting a door, that was peeling when we moved in, and then they charged me $43 electricity charge to have the electricity moved back into the owners name!! Um they would have had to do that regardless!! Not to mention the fact that when our lease was up, they called me 10 days prior to rent being due to tell me that my rent was going up $100. You cant do that... You have to give 30 dyas prior notice when raising the rent. I refused to renew with them! WORST PROPERTY MANAGEMENT COMPANY EVER! They charged me $25 to fill out a verification of rent form!!! UMM THATH IS YOUR JOB! DO NOT USE THEM TO RENT FROM OR TO MANAGE YOUR PROPERTY!!!

I am adding to this report, I was called my management and asked to change my disposition , saying that she was not aware. Well i know now she is aware and this tenant has had his home invaded by strangers numerous occasions since he moved in May 1st 2020. They no longer want to speak to me because i tell them they wrong for how they doing this person who has reading disability. He told me they told him it will cost him 130.00 to change the locks from when last tenant lived there and several realtors have copy of the key. I assisted a new teanant to move in , and at first things were rocky, however, someone did reach out to me and assured me that things, would be resolved. I was sent a picture of the items i had a issue with working. i want to believe they will be a good fit for the individual, as things are already looking better, thank you guys at 360 Realty for the help .The locks on the doors were never changed.

The reality of reviews is that most of what people complain is reflective of the owner, not of 360, I have been investing many years and seen property owners of all type. This company is totally horrible. No Deposit refunded...they sent me a list of ALL the findings why we werent getting back our refund:Yard work which my husband mowed the day we turned in keyCleaning of property which I didFilters...the list goes on n on oh yeah DOOR STOPS...really do they think we bought them with us!!! We only dealt with them last 2 months of 14 months we lived at the house. They were suppose to replace a fence that was taken down with house next door..that never happened!!! Im in process of discussing with the landlord..hopefully it gets settled. The charges exactly came to the penny of the deposit..how many times did they have to calculate!!!!!

If you get called out to their properties to do any work, don’t go! They called me out to do a job all the way out in Baytown and after I was done and it was time to get paid they ghosted me. Called the office and they act like they are this big company that has to find the right person that can get me taken care of. Never heard from them again. The guy who called us out there doesn’t even have the stones enough to return a text. Ladies in the office have no idea what’s going on. I feel sorry for anyone who has to deal with them as a tenant especially after reading all of their horrible reviews.

This company took a application fee from me for an apartment that they no longer manage and refused to return it when they approved me and I was willing to rent. After taking my money they told me they do not manage the property. They also do not prorate so besides the deposit you are required to pay when you do not live there. They are unprofessional and Claudia cares so little about the business she manages.

A management company from what I had the impression is suppose to guide you and take away the stress of dealing with the tenants but I was wrong. My tenant was paying the rent late since about July 2015 and I had to call everything to see if they had an update. November and 1/2 of December I had to collect my own rent. They stop communicating with the tenant since the end of November because I had took the initiative to send out the tenant the 3 day notice on December 1st, but yet of course took $75.00 monthly fee for both November and December ($150) pretty much for doing nothing. My tenants left January 6th and I communicated that to them and requested my deposit and they decided to charge me $75.00 monthly fee for January 2016 the excuse was you did not give us a 30 day notice. Really when your own staff suggested in October to send the tenant the notification that we were not intending to renew the contract and you knew by speaking to me that I was no longer ever going to lease my house.I feel that I would have been way better off not hiring them and doing it all on my own because that what I pretty much did. Now they are Signature RPM LLC. BEWARE

I requested on apartments.com to review a lease property. I received a request back. Whoever I spoke to did not even state their name or anything which was unprofessional. We ended up going over times when we could meet. We were supposed to meet today at 12:00pm. The realtor told me to let them know when I was on my way which I did. I got to the home, and I let the realtor know that I was there. The realtor text me back with a code to the home. I went in and viewed the home. By this time it was passed 12:00pm and no realtor! I text and asked if he/she was still coming. They told me that it was a self show and if I wanted an application. I asked them what the lease requirements were and I received no response! This is not a good first impression, and this was very unprofessional!

Contractors beware 360 Realty is the worst company you can ever work for maintenance department will cheat and lie to you they dispute charges after estimates have been already agreed upon . I sent pictures of my work before and Estimates were already approved by maintenance department I sent my invoice and receipts for material when they finally paid me for the jobs they pay me less and play games The company wants to make money off the property owners and contractors but instead of being upfront with the contractors they lie and cheat. Now about them paying 7 to 14 days on job is untrue because it took them about over three weeks to pay me on four jobs and they screwed me on one I didnt get paid and they kept on sending work orders.

They are unprofessional, when you request for maintenance it could take days or even weeks to send someone out. We requested for a new fridge because the old one was leaking and they replaced it with a horrible used one that has things broken on it. When we moved the refrigerator there were so many roaches behind it Which meant they didnt thoroughly clean the house or ensure that three previous tenants cleaned up before moving out. Weve bombed three house 3 times to ensure that the roaches were all gone. You cannot even call them if theres an emergency. The toilet was overflowing so I called thinking they would send someone to come fix it but no they asked me if I put in a maintenance request, i told them no I didnt because its an emergency and i was told I had to put in a request first. I put the request in and heard from them 3 days later after my dad had already fixed it the same day it happened. This is a company that I would not recommend dealing with. I will never deal with this company again after I move.

They doing illegal stuff.They have a great presentation when you first meet them but they are the worst!They put 2 tenants at my house with only One application, thats mean that they running credit only for one person (to save Money and because they know the other person have bad credit). After that they told me that its a girl 24 years old with her father, he was born in 1968! But apparently the tenant used someone else S.S.N so I find myself with two tenants 24 years old girl and 30 years old guy who not even on the LEASE agreement , the 360 property management didnt even ask for the driving license to check it. Now Im at eviction process just because of them. And I lost more then 8,000 of rent, new carpet and paint. Dont use them !!!!!! They dont care about you.

Wish you could give lower than a star, this place certainly deserves it. I can see how a property owner might like them, because they have no idea of the ineptitude that they display when dealing with tenants or potential tenants.Guaranteed me a property, in writing, as well as my cosigner and the current tenants, 1 month before moving in. I applied 2 months before the date I wanted to move in. They continued to delay giving me the lease because they were swamped because it was the beginning of the month. 13 days before the lease was set to start they said the owner changed my mind (no new information was provided to owner or agency, they likely had not read the application the first time and just discovered that I had a dog, given they said on the phone WAIT YOU HAVE A DOG?). Theyd had my application for 2 months. They made no attempt to reconcile or get me in a different unit, their initial reaction was just na, you cant move in anymore.Unprofessional at best, unethical definitely, borderline illegal (detrimental reliance)

*Historic* Greg Comer with 360 Realty and Management would not return my phone calls, respond to email or return a text message (via his instructions on his voice mail) in response to a listing he has in the Heights. I was interested in his listing (MLS# 81964133) and wanted to view it and possibly move forward with an application last week. I initially tried to make contact with Greg on 2-6-14 as the listing was showing as active. I followed his instructions (first leaving him a voice mail, then a text message, followed by an email) but never received a response. I called back today and got someone in his office to answer some questions about the property. It turns out that the property was already off the market as the party before us submitted an application on the listing in January but the listing wasnt updated until today. I personally feel that Greg Comer and 360 Realty and Management are extremely unprofessional with their negligence in handling our inquiry.

Poor communication, terrible repair pricing and low quality contractors can be expected. Working with 360 Realty & Property Management was more stressful than managing the property myself. They do not have a clue how to handle clients...We leased on of their homes to one of our clients and they never gave the client instructions on how to work the alarm (i.e. alarm code) and the alarm was going off when they arrived. Less than a year after moving out, we are finally near the end of our fight for the security and pet deposits that were withheld from us. After dissecting our deductions with 360, trying to negotiate, and finally warning legal action, we filed a small claims suit against our landlord and today in court were able to get a good settlement with her via mediation. My opinion of 360 is still very poor, but I have some sympathy after seeing with my own eyes how they were being treated by the landlord.If youve had it with 360, you did your part, you have evidence, and are ready to sue, my advice to you is this:1. Resist the urge to sue 360. Even if youve never spoken to the landlord, I assure you that your beef is with him or her, and 360 is just the messenger. The landlords name should be on your lease agreement, and 360 can provide you with their mailing address (which youll need when you file).2. Read the Texas Property Code, Title 8, Chapter 92. You dont need to memorize it. Just skim through it and youll find what you need quickly enough.3. It helps if you kept or can find your receipts, especially for big things like carpet cleanings but also for small things like smoke alarms, light bulbs, AC filters, and cleaning supplies. Stores are usually able to look up your receipts if you paid by card, sometimes for longer than the 30 days required by law.4. Be meticulous about taking photos of the big things and the little things. By that I mean you even want to be able to show that the light bulbs worked and that the AC filters were clean. If you can, take some photos from the same spots and angles as your move-in photos to show continuity. For things that need to be seen or heard (smoke alarms, you mowing the lawn, etc), take video.5. Visit the property *after* the landlords repairs. You can do this the same way as anyone else: By scheduling a walk-through with an agent once the house is back on the market. You might be able to disprove charges against your deposit by showing the repairs never happened.6. Your evidence doesnt have to be the only evidence. Look at the property listing for old photos. Talk to neighbors. In our case, it was important to know who actually owned the fence.7. Make it easy for the judge. We had our photos printed and then arranged them to show move-in, move-out, and condition after landlords supposed repairs. This took hours of pouring through photos to match them up and pick the best ones to show. Give yourself plenty of time! If you took digital photos and the images arent time-stamped, the file metadata should still show the date the file was created. You can write the files to a CD or thumb drive and have it ready if asked.8. Be patient and take breaks. This process is stressful and takes a long time, but I wish you luck.

After reading the reviews, I tried whole heartedly to give them a shot. After being stood up by Wayne Comier the field realtor. We agreed to meet at the property at a certain time. Never showed up nor gave word of cancellation??? (Strike 1)After repeated calls finally got a hold of front desk clerk Susan. Horrible attitude and person.After being told that I was not intelligent enough to read a leasing contract. After I personally pointing out major mistakes in it. Wrong move in dates and fees.( Strike 2 )Needless to say that I walked away from first offer .But was so In love with property, that after a week of thought I returned. BIG MISTAKE!!!!!!!Remember the horrible attitude in the beginning of review was worse the second time.During that time of thought the house was reduced in price. Had several freinds and relatives call 360 Realty to confirm the price reduction.On my second trip I was told that no reduction will be allowed to me?????? ( Strike 3)And after reading the contract realized that 360 Realty are crooks.
