Excellent Service and Support at Briggs Apartments!I can’t say enough great things about the staff at Briggs Apartments! They truly go above and beyond to ensure that residents feel welcomed and taken care of. From the moment you move in, the team is attentive, professional, and always willing to help.Victoria does an outstanding job managing the property, ensuring that both new and long-term residents receive top-tier service. She’s always on top of everything, making sure the community runs smoothly and efficiently.Ashlynn is amazing when it comes to assisting residents—she’s quick to respond, incredibly helpful, and always handles requests in a timely and professional manner. Amelia is also fantastic, providing excellent service and making sure residents feel supported.Overall, the staff at Briggs Apartments truly sets a high standard for resident care. I’ve been here for about a month now and wanted to give it some time before I wrote a review. I absolutely love living here so far. This is the first time I’ve ever lived in an apartment so I was nervous about the experience because of what others tell me about the living situation in an apartment communities. Park at Briggs Ranch is the opposite of them all. I love my unit and the grounds and office /maintenance staff are kind and communicative. it’s very quiet and the residents I’ve had interaction with have all been nice.

The whole process went smoothly and was all done so fast. Within days I had applied and been sent my papers for signing. I really enjoyed how how efficient they all were. I had filled out my apartment inspection form and things that I notated were addressed immediately. The apartments are well taken care of and the unit I received is nearly perfect for the age. I’ll take it, and I enjoy the beautiful view of the golf course that’s behind my apartment building. Was a great experience overall and would recommend these apartments to friends.

Currently a resident, my partner and I love our apartment. The maintenance team is awesome, we have had some issues with appliances that were getting old, but they were quick to come in and fix or replace them completely. Edward has helped us multiple times and has been very helpful. I was shocked to find that these apartments are about 10 years old because they dont feel old thanks to the updates and upkeep done on our unit. Parking at my building is very nice and always has a free parking spot available and our covered spot is very convenient. Overall, I am very happy with the complex and hope it will stay the same for the future.

Posting this review on behalf of the maintenance department. In all of the apartments I’ve dwelled in, Parks at Briggs Ranch has, hands down, the most prompt and responsive maintenance team. Work orders are completed swiftly, often same day. Edward in particular is the goat. He explains what the cause of any various issue is, what he intends to do, and is both professional yet friendly. When he shows up to address any problem, I have full faith he will get the job done. He’s never rude (though none of the maintenance guys are), which is even more of a rarity in my experience of apartment living. He should get a nice raise :)

My fiancé and I have been living here since the end of August and we’ve been really enjoying it!The office staff and maintenance team have been amazing and very friendly. They are very responsive & quick to fix any problems. I will submit a maintenance order & they will typically be here the next day! Our dishwasher went out recently & they replaced it with no problems.Our apartment is beautiful & the complex is quiet, clean, and has nice amenities. We always see people maintaining it & picking up trash. We appreciate the constant upkeep. Thank you Park Briggs Ranch Staff & maintenance. We appreciate yall being so good to us.

I’ve had the smoothest and most successful transition into this complex! I appreciate how friendly and knowledgeable the staff are. They didn’t hesitate to answer any of my questions and kept me in the loop with any paperwork I needed to have submitted. I feel like the gentleman that helped me understood that for now this is my home and he took pride in making everything sure everything was in good working condition for me and my family. Just moved in here and love it so far, a couple things to take care of with maintenance but that’s expected with any apartments. I love how quiet these places are plus the view which is so tranquil. Kianna went out of her way to help me get the unit I wanted and the rest of the staff have been so nice and helpful. If you want a nice, peaceful place to live I’d highly recommend Park at Briggs Ranch!

My husband & I are recent residents and we solely chose this property for its pet friendliness and appearance. So far, every staff member we’ve interacted with has been very helpful. From the start of application to signing of the lease, it was just so seamless.Leasing consultant Ashlynn helped us with the application process and she always had a smile of her face when we would walk in to the office to ask questions. Even entering maintenance requests is easy.Also, all the other leasing members (as well as the property manager) went above and beyond to make us feel welcome. I believe this property knows their tenants love their pets and it shows with the fenced dog park they had built that has a grooming area.Once Ashlynn gave us a tour, we knew this felt like home. The property is quiet for being animal friendly. And so far, we have yet to experience anything bad and we truly hope we don’t.The only pitfall to this beautiful place is the lack of restaurants or stores close by. It has nothing to do with this property, but more that this area is growing extremely fast and food/retail stores have yet build out here.One last thing… to the staff, keep up the good work!

OK guys I have to say since college I’ve rented out apartments, And there has been slow upkeep to those apartments. But not here maintenance response within 24 hours, if not less to any of your issues of your service tickets. The welcoming committee are close, personal friends of mine, and I’m telling you they are friendly, bubbly and generally concerned for whatever issues they create great event events to get the community together. The gym is great. They have new equipment that they’ve introduced and I’m there every day if not every other day. Office personnel, especially one in particular Ashlyn Response to you in a timely manner. We are renewing for a second year. To a bigger apartment. If you don’t believe me, come check it out for yourself.

Mundo and Edward were very professional. They were also efficient and helpful to fix my submitted requests. I am also a new tenant so I had requested minor stuff and they worked with me on a time to meet me. They brought what they needed and knocked it out. Thank you. Very happy to see maintenance on top of request. Pleasant experience. -SamI forgot to mention the process of moving. The ladies in the office helped me streamline the applications/ lease since I had not applied for an apartment in like 15 years.They have an app to pay, to request maintenance and any events they are having. I love it here. The grounds are nice, they have a softwater pool, I play golf for free at Golf of Texas, and almost all the parking is covered. Its awesome. They have an awesome dog park for our dog and my son he loves the kids here. 💙 we are happy.So far neighbors have been nice. Havent met them all but love our 3 bedroom home. Thanks everyone who contributed to a smooth and welcoming new home. Breathe taking and relaxing. Forgot to mention my garden tub 🤗Traffic on mornings takes some getting used to.

Ashley was amazing! Give her a raise! The process was really easy and she is very informative!Update: been here almost a year here and its a quiet place. Which is nice because the walls are a bit thin so you can hear the garbage trucks pretty loudly whenever they come. 😂But its been nice so far. Just wish the rent was more affordable for a one bedroom.

I would rate zero stars if that was an option. The front office has horrible communication. My husband and I were Moving from El Paso to San Antonio since my husband is in the military, we were told to fill out the application and pay a fee that would be waived and refunded back to us since my husband was in the military. After that we had called the office numerous times and no one would ever answer and never call back when we actually did get a hold of someone. They would always tell us they were short staffed they didn’t have an answer for us about our application. The manager was out of town, and we actually spoke to someone told us that we could get our money back just disputing it through the bank if we no longer wished to move in to that complex also we needed the lease in order to enroll my son in school but at least needed to be signed by the manager and it wasn’t so we decided to not move after all then we were told that money was not refundable because we got approved for the application and we’re not moving in so they kept our money and we don’t even live there. I wouldn’t recommend communication from the office. Left my family and I having to look for another apartment in two weeks to move in to right away

The apartments are fantastic for the price. Great amenities and there are elevators that help so much with trash or moving in an out. Kianna Ramon helped facilitate our recent move in and she was outstanding. Excellent communication, even responding to some of my inquiries on her off day! She was very knowledgeable and had no issue answering anything we threw at her with clarity and kindness. She greeted us warmly when we came to tour and played a role in us choosing Briggs Ranch as our new home. I would highly recommend this complex for its amenities, fair pricing, and helpful staff.

I wouldn’t recommend living here. The front office is TERRIBLE at communicating. I email them and it takes anywhere from 3-7 days to get a response. Half the time I email I just never get a response. Almost every time I call about an issue, someone says that they’re not sure about the answer and that they’ll call me back in a few hours to get me an answer but I’ll never get a call back. This was my experience moving into the apartment and has now been my experience moving out. You can get just as nice of a place that’s closer to the city, safe and the same price with front offices that actually know what they’re talking about and can answer phone calls.They also started adding a mandatory random $20 charge to rent called “rent plus” that started a couple of months ago.Additionally they randomly upped the trash fee. So the rent you’re looking at online is not what you’re actually getting.I will say that the maintenance team is really great but unfortunately the front office is who you’re communicating with most of the time and they really bring this place down.

This is my first time ever renting an apartment and everyone has been so awesome! I love my studio apartment, it is super spacious.Victoria made the application process super easy and always answers my questions in a timely manner. Everyone in the office is super kind! I have had one small maintenance request and it was done within a few hours.The complex has good walking paths, my only complaint is people do not pick up after their dogs along the path even though bags are provided.

This month marks my 10th year as a resident at Park at Briggs Ranch. I have witnessed many positive changes over the years, including a dog park and spa, as well as new color scheme exterior paint, new shingles and laminate flooring to cover the bare concrete floors in the breezeways. The neighbors are respectful and contribute to the peaceful setting that I call home. I like where I live and will continue to call this place home for a long time.

I have been living here for over a year. The staff has been kind and responsive to any issues I have brought up. Nate and Judith Garza, the Apartment Life co-coordinators, have been wonderful to me and my wife.The rental cost is very reasonable and my apartment is super quiet. I live on the 4th floor so I have no neighbors living above me, so I suppose thats a contributing factor. The grounds are kept up reasonably well and any maintenance issues are dealt with as quickly as they can, but the maintenance crew is understaffed for such a large facility. Any safety issues are addressed very quickly. One day my heater failed in the winter and it was fixed the same day I reported it.All in all I am quite happy living here and expect to continue as long as I am still breathing.

Excellent service. Mundo the maintenance manager does a great Job at keeping everything running. I asked for something in the apartment to be fixed and he resolved the issue in a matter or 20 minutes.Update: we have lived here for a few months now, Ashley at the front office is very helpful and nice, she has taken care of every request that we’ve made. We like the building and the golf course view is the best thing about our apartment.

We recently moved in and we couldn’t be happier with the experience and our new home. The apartment was in perfect shape and any issues we had upon arrival, the office staff resolved them in a timely manner. The grounds are kept looking amazing by the maintenance staff and even our yard is kept up by the landscaping crew. We love it so much in the short 2 weeks of being here and are so happy to call it home.

Just moved in at beginning of August. Ashley in the office was so helpful and made the process so smooth. Eric with maintenance installed our new washer and dryer today and was quick, efficient and so friendly. We love it here!Update! Ever since Ashley left, it’s so hard to get in touch with offoce or get anything done with them!! I just attempted to transfer units but after emailing and speaking with the office, they drug their feet and the apartment was rented almost a week after I had no response which is very disappointing. We’ve been here two years and it has slowly went down hill

Absolutely terrible traffic in the morning and evening. I have left my house at many different times to try to beat the traffic and no luck. When I moved in they said the gait will be fixed in 2 weeks and 6 months later it’s still non functional. I live near the gate and the rails on the ground for the gate has missing bolts and every time a car speeds past the gate the metal rail slaps the ground and makes a loud sound like a nail gun going off inside my apartment. I spoke with Ashley on the 1st day I moved in and told her was not able to sleep because of the noise and she said the gate will be fixed in 2 weeks and that will stop the noise and 6 months later it’s still not fixed. Tried speaking to maintenance, and manager Melissa and was told they are not going to fix it and I signed a contract so I can’t get out of my contract. Office laddies refuse to put me in touch with the owner and have let many emails and messages for Melissa and still no contact at all so if you have a problem they will just tell you there is nothing they can do and you signed a legal binding contract and are not willing to work with you. Melissa offered to move me to a different apartment at my own expense and labor which I feel that I shouldn’t have to pay to move again and take on the stress of it when it’s not my fault their gate is broke. I talked to them about trying to shorten my 10 month contract to 6 months on the first week I moved in and pay the extra fees for the cost of a 6 month vs a 10 month and again was told I signed the contract and it can’t be changed. The actual apartments are nice but management and traffic is horrible.

The girls in the leasing office made moving in so simple and easy, and really went through to explain every detail. Thank you Alexis!My husband and I are moving into a 2 bedroom, 2 bathroom with a yard. It’s really good square footage and I love the backyard area! It’s perfect for my pup. You get a covered car parking spot included, gated community, & Pool/Gym is open 24/7! I can’t wait to fully move in and live here.I’ve lived here for almost a year now. Can’t have anything on your balcony, can’t have lights, can’t have a storage closet, nothing. Can’t have candles. Very specific rules here when we are paying expensive prices to live here. Traffic is absolutely horrible in the mornings.

I don’t know I should even start..I moved here from another city and found this amazing apartment with great staff. I must say Ashley specifically has went about and beyond for me and helped me with a smooth transition. They listened to my wants and needs and assured me they would do their best to achieve what i wanted… let me tell you they didn’t more then what they promised! My name is Daniel Folds and my lease ended here on 6/10/24. This apartment provides incentives, such as pizza day where they give you a free pizza and ask for a positive Google review. When looking at reviews, consider whether that person moved in recently or has been a tenant for a while. Here are some issues I experienced while I was there.1. Broken Gate: The gate was broken for over 6 months during my lease, and I personally know of 4 vehicles that got stolen just within my parking area. I am not stating nor insinuating that a working gate would keep this from happening, but it may act as a deterrent. I understand that things break and parts go on backorder, but at one point the staff told me that they were suffering from technology issues and had to manually type each resident’s name into the system and that’s what the gate was waiting on. It was very interesting to me that the residents could easily be inconvenienced by not having the gate but the staff didn’t want to deal with the inconvenience of manually entering names for the residents. Additionally, their website lists “Limited Access Gates” as an amenity. Unfortunately this is as much of a letdown as the amenity listed above it, on-site maintenance.2. Poor On-Site Maintenance ; Garbage Disposal: The maintenance on site is among the worst I have ever seen. My garbage disposal on my sink started leaking so I called the maintenance crew to fix it. This repair took 5 separate attempts by the maintenance crew before it would stop leaking. This means that they “fixed it”, left, and then shortly thereafter it was leaking and I had to call again. It is a huge inconvenience taking off work so people can come and work on the same item that they “repaired” just the day prior.3. Poor On-Site Maintenance ; Broken Glass from Vehicle Break-In: There was broken glass in the parking lot where someone’s vehicle had gotten broken into and I had to ask the front office multiple times before they sent someone to clean it up.4. Poor On-Site Maintenance ; Entering Without Permission: I called the front office with maintenance issues multiple times and told them to call before entering my apartment. On multiple occasions, they ignored this and entered my apartment without me there. I don’t like strangers in my bedroom while I’m not home.5. Poor On-Site Maintenance ; Smoke Alarms: My smoke alarms, to this day, never functioned properly. Any time that it gets humid in the unit, the smoke alarms go off. I have had multiple nights where the smoke alarms started going off while I was sleeping, so I would jump out of bed to the screaming alarm only to realize it was just humid in my apartment. After the 6th time of calling the maintenance supervisor Mundo to fix them, I assumed that they didn’t know how to fix them and stopped calling. It was a real pain ensuring that I kept my AC cold enough to keep the humidity down so my smoke alarms wouldn’t go off for no reason.6. Poor On-Site Maintenance ; No Heater in Winter: I didn’t have central heat all winter. I contacted the maintenance supervisor Mundo at the beginning of winter and told him my heater wasn’t working on multiple occasions, but they never came to fix it. I ended up using space heaters all winter.7. Poor On-Site Maintenance ; Breezeway Cleaning: A bird died in the breezeway and was there so long that it started dehydrating. I had to ask the office if they could send someone with a shovel to clean it. They say they clean the breezeway frequently, but I guess “frequently” is a subjective word.8. Full Trash Cans: They send out emails telling you to take your trash to another dumpster if yours is full or be subject to a $50 fine. The problem is that if one is full, usually all of them are full. When I asked management about this, they said the residents are throwing away too much trash.9. Parking in Handicap: Office staff parks their golf cart in the handicap spot, which is just inconsiderate.

I’ve lived here for some time, and have made many noise complaints due to a very noisy neighbor and their noisy 3 dogs. I’m a single parent, active duty military, and am constantly being woken up between times of 11:30pm-2:30am (sometimes even later) Monday through Friday. It’s affecting my day to day life, making it difficult to function daily at work, and as a parent. I have explained this many times to the staff, and nothing is being done. I’ve been told I’ll be called with an update several times, but it never happens. I am suffering mentally and physically living here due to the ongoing months of this issue. I’m not sure how much longer I can live here like this. Not sure what else to do and why nothing is being done.Edit: 7 March 2024When I first posted my review, I gave two stars due to the above post. I have now downgraded it to 1 star. I have now lived here for about 1 year, and have genuinely suffered mentally in my work and home life due to dealing the SAME consistent noise issues from the neighbor living above me constantly stomping, making loud “banging” noises, their dogs running around back and forth back and forth all DURING quiet hours. I was told I could not break my lease (mind you this was about at the 10 month mark of living here constantly dealing with both me and my 4 year old being woken up, and was told NO, I couldn’t break the lease). I was offered to be transferred to a 4th floor unit without transfer fees. Maybe that would work for some, but that is not acceptable to me. One, who would have to pack up everything and move it alone? ME, a single parent, AD military who also deals with chronic pain issues, so stairs daily are not an option. Not exaggerating…It wasn’t until about 9 month mark that anything was done to help me at all, but not much progress is being made still. If you get stuck in a situation like this, you will be stuck. Either live on the top floor, or pray you have neighbors that sleep at a reasonable hour. This truly has been hell. I am so tired.

While here another issue arose & he promptly handled it as well.Nothing but KUDOS to the whole team in handling issues in such a large complex & keeping the property looking pristine.I pray for all these guys working in this heat & still having great attitudes towards the residents. We moved in almost 3 weeks ago and the staff has been amazing. They have been extremely helpful and responsive to emails, phone calls and work orders. The staff and company put on a small social hour this month that was amazing and fun. We where able to meet some neighbors relax and talk to the staff in less formal setting. 2month update: just to add, I’m still loving my new home. The maintenance is still super fast and everything is still great. Management has special little events that show they care. Just a great community all together. Recently they had breakfast for the kids so that they had full tummies before school. It’s appreciated.Moved in about a little over a week ago. The process went so smooth. Ashley helped me out with everything. We even had a great conversation about our pets. Very welcoming and very helpful. Response time is quick. I had a couple of issues with the appliances and Mundo came to the rescue so fast. Very professional and understanding. Listened to the issues I had a assured me they would be fixed quick. I love my new place. It’s quiet…the dog park is nice. Lots of greenery. The elevator in my building had a light out and I’m pretty sure it was Mundo that fixed it. Super fast maintenance! I toured with Priscilla in the front office and since then it has been a smooth ride.I love that the property has a dog park, gym, pool, and easy access to the golf course.I love my apartment even more, how spacious it is and how new they have been kept. ...Park at Briggs Ranch...**Truly a beautiful property to call home.**I was enlightened when I moved to this property October 22nd 2019.The property management, maintenance team and all the workers that live on-site as well as to keep the property beautiful and clean.This property has monthly activities, for all that live at the Park.My lease is up January 10th 2024. I actually moved out November 17th 2023 and I truly miss this complex.I only moved due to BIDENOMICS, GAS PRICES, INFLATION, AS WELL AS the area continues to grow but ZERO ROADS are being built to compensate the 22 new neighborhoods the city has built in a 10 square mile area of the Park.Hwy 90 is now under construction to widen the roadway. What use to take me 22 minutes to get downtown before 6 am is now 40 minutes, and if you are going home from downtown SA if you leave after 330 you will not get home until 600.To the management team ad well as the maintenance team I do and will miss your professionalism.Thank you for 4 years and 3 months of blessing for a place to live.

My wife and I have been residence for a few years, when we first moved in it was great the office staff was all lovely. As time went on we started to notice that the things we were told would happen after we moved in never did. The office manager Ashley has turned into a RUDE witch after we signed are leased and moved in, she harassed my wife about our service animals refusing to accept that we had filed all the correct paperwork, so if you’re thinking about moving in it’s only downhill from there. Maintenance is what keeps this place going Mundo has helped us a lot and there’s another bearded gentleman that’s helped us as well many times. The grounds it’s self are kept up to a decent standard, the only issue is the lights don’t work at night time so they’re there kinda for decoration.There’s been a dead body found in front of our apartments then right up the road in a month has been 2 shootings one resulted in a double homicide, after that we received an email pretty much saying the apartment isn’t responsible for safety they can just “do what they can” so that’s kinda off putting. We were told security would be on site and it has never happened leaving me to believe they could care less about their residents as long as rent is paid on time and even that has gotten ridiculous.Just be carful about signing your lease here.

The service here is excellent, and done with a smile. I had a maintenance issue, and Priscilla in the front office was the sweetest, helping me figure exactly how to submit the order and she called the next day to see how I was doing and that my sink was still functioning, the man that fixed my sink was Mundo, this man is a legend, fixing my sink in record time. I lived here for two years in a studio and loved it. The apartment was perfect sized for me, the view was beautiful, the golf course is a great place to go for an evening walk, and I never had any trouble with the management. The residents were mostly quiet and polite, and the occasional loud unruly neighbor was quickly handled by the staff. As with any apartment situation there was a handful of incidents with my neighbor being a bit loud, but this was always resolved quickly and respectfully and was very rare. Ultimately I was pleased with my experience here and would go back should I ever return to San Antonio.

Love my apartment! My boyfriend & I were stunned with how modern & well kept it is for the price. We toured several other properties & browsed dozens online that were significantly more but weren’t as stylish as this.Update 08/05-2021: we have now been in our apt for 5 months & still love it. Everyone mostly keeps to themselves, no one is overly rowdy. I was most recently very pleased when I had to submit a work order for the ventilation fan in our bathroom. They responded immediately to let me know they received my request and today, someone came in to repair it. They even followed up with a phone call and email to ensure the repairs were satisfactory.

Great apartments! They keep the yard mowed and have great amenities. The gym has free weights and they have a saltwater pool. They even have a dog park. Chiquitas a la mode is a taco truck that frequently parks in front and serves tacos, and they even do special events with free tacos and margaritas. Best apartments Ive ever lived in!

Weve been residents here for 2 leases so far, and love it. The maintenance team is extremely attentive, especially Mundo! The office staff is also amazing, as weve been helped out by Ashley and Priscilla several times. The apartments are roomy, comfortable, and I love how they look. The pool is a favorite, and the events the office coordinates are fun for kids.While the main office staff is amazing, the property manager, Melissa, downplayed an ongoing issue we have been experiencing with our upstairs neighbor. Despite several videos sent in, Melissa stated that she would come to our apartment and hang out to gauge for herself how bad the noise was (nevermind that it was disrupting my familys sleep and work/school life). During this meeting, Melissa also interrupted and spoke over my husband and I until we essentially gave up. We will not be renewing our lease strictly because of her.Edit 2: Melissa was not truthful about the move out date of the neighbors that are insanely loud and make it difficult to work, sleep, or do anything. The noise levels have gotten worse. Im about to contact the parent company due to how badly this was handled.

I moved in with a non-working dish washer and put a work order in to get it fixed but due to supply and demand the washer took a bit to come in. Maintenance was very helpful and while they were putting the new one in I mentioned pest control. One of them dropped everything and went to get pest control spray and sprayed my apartment. I loved living here, was on a 15 month lease. Front office staff is very friendly and professional. Maintenance requests are responded to very quickly. When and if you have to call the courtesy officer at night, they respond quickly. If you email the manager, they respond relatively soon. I have sent emails about upstairs neighbors being loud late at night and they assured me that the problem would be addressed. The front office staff takes the time to learn their tenants by name. I have never really had any issues with living here.

Im extremely disappointed to be writing this review. I moved in in March of this year and was very happy. The leasing office staff are all very kind and maintenance was quick to respond to any maintenance requests. I have a service dog and an ESA and I was given no issues with accommodations.(Side note: I live in the very back of the complex and one of our two parking spots is in the very front????)I quickly learned to not ship valuable packages here and they will go missing. I have lost $700 in packages since living here for 6 months- something that has never happened anywhere I have lived. People are constantly posting on the message boards saying their deliveries are missing (both in the mailroom and in front of their doors). We’ve also only been given one mail key for two residents.And now , things have gone downhill. In August, a burning smell was coming from our AC and was making both my husband and I sick. I called the emergency line and no one answered or returned my call until two days later! And then on August 30, my sink clogged. Placed a request and it took three days for them to fix it. It clogged again on September 6 even though I was taking extra care to not put anything down the drain or disposal. It wasnt completed for a whole week! On September 17, my dishwashers water pump stopped working. I did not have a working dishwasher for TWO WEEKS! It took me threatening contacting the city and placing my rent into escrow with the county for it to be fixed on October 4th!! After all this, my dishwasher stopped working AGAIN on October 13th and I have yet to have someone come out to look at it. I have not had a working plumbing system in my unit for almost two months now!On top of this, I was called yesterday 10/19 and was told that I need to submit more paperwork and my service dog/ESAs certifications. Since I was granted accommodations when I signed my lease, they legally cannot ask for more information. Additionally, certifications/registries are fake and not legal under the ADA and FHA and they cannot ask for this information (because they dont exist). Any leasing agent should know the law back and forth because they are the ones that have to abide by it! I will be contacting the ADA, DOJ, and the San Antonio Disability Access Office to make them aware of this should I have any further issues.I am extremely disappointed in a place I used to enjoy living in.

I had placed a work order for a broken handle on the toilet, and the professional who handled the situation was Mundo. He finished the job in less than 5 min, and before he left I asked him about my hot water heater. He took a look at it, and raised the temperature before leaving. As my lease ends after this month, I would like to leave a review for the property. The property is well kept, the staff is friendly, and maintenance is excellent. There are no critters in the units, which is nice and hard to find in San Antonio.However, the parking situation is atrocious (one of the main reasons I am not renewing). As a resident, you are assigned only one parking spot, which is ok if you are alone. But everyone else, please be prepared to drive like a Mario Cart racer home so that you can beat the other tenants/ visitors to a spot. If you do not, you are pretty much out of luck and will need to park miles away from your building.There are people with no parking stickers who spend days and weeks in spots that honestly shouldnt be here. There are cars, trucks, and motorcycles in spots I have not seen move since I came here in May 2021.Please tow them and do more to better regulate the parking within the complex. I hate working all day and then coming home to find that I have nowhere to park my car.

It is very strange to read people saying that they were not aware of the construction. The Apartments are clearly under construction. However, they are mostly finished now. My husband, baby daughter, and I moved here in October 2013. It is very quiet and peaceful here, and the view is nice. Close to my husbands work and my college, so that is nice. The staff is helpful and friendly, and they also put together partys for holidays. Its a great way to meet our neighbors. The only complaint is that they do not have a laundry facility. Even some of the most run down apartments have those, so I figured these nice apartment would provide that. Weve only been here 3 months but so far so good, we really like it here.

Its good, far from town and walls are thin but it is a good apartment complex in my opinion. Staff responds, the landscape is nice.Update: After moving to a different complex, I wish I could move back to EBR. The staff always treated me fairly, and I am a young, poor man (good job though). Marie, a leasing agent who seemed like she should be rude (she looks classy) never was rude to me. The staff once waived my late fees when I forgot to pay my rent and was out of town. The views out there are so nice. Only down side, in my opinion, is the location and thin walls.

The place seemed so nice. The apartments not too cramped. Its a little distance from the main parts of San Antonio so its quiet. We liked it for about 3 months then we realized every time we spent too long in our apartment we get a little cough. Put in a work order, nothing has changed. Also twice maintenance has walked in our apartment when we were indecent and the office tells you oh well talk to them about it, as if that solves anything. We genuinely CAN NOT wait to move. Maybe the apartments are better than other options, but still not that good.

I have resided in these apartments since July 2015 and everything has been great until just recently. In July 2019 I moved into building # 9and it has been a complete nightmare ever since. The neighbor across from us has blatantly disregarded our request to avoid from smokingmarijuana inside their apartment, cause when doing so this has caused our entire apartment to smell terrible and wreak of the smell. I havecontacted law enforcement on several occasions , but the tenants in question dont answer the door. I have been in constant communicationwith the Management staff here at the apartments to express my concerns about my two young daughters living in these types of conditions and to this day we are still dealing with it 5 months later. The apartments own Courtesy Officer made contact with the individual and smelled the aroma of marijuana and made a report to the Management and yet nothing has changed. The only remedy weve been given is to transfer to another unit and pay a $299 transfer fee, so because we are being bothered by another tenant we have to pay to live in peace. I have also gotten into a verbal confrontation with the individual, but yet the management still doesnt offer my family and I a remedy. I dont want to get arrested or hurt in the process, but we are living in complete discomfort worried about retaliation from the neighbor since they indicated the management advised them we called the police and complained about them. I pay a little over $1,400 a month to live here and I must admit that I am completely miserable, would really love to take my family out of here but dont want to move and have it negatively impact our credit. If anyone can help us with this situation wed be truly grateful cause the apartment Management isnt doing anything within reason to help us.

Upper management never called us back after 3 attempts via email.Just a few examples of the bad experience: upon our departure, we paid for maid service and was charged an additional $50 for 2 items on the counter that weighed nothing and could have easily been disposed of. Last time I hired maid service their job was to take out the trash. We were also charged for carpet scrub. We only lived there 6 weeks until our home was finished. Really? Our daughter wouldnt sleep in her room because of all the insects. Sometimes I would be working and spiders would suddenly be on me.. this happened regularly.Throughout our marriage we have lived in many apartments but none a bad a this one. I have never written a negative review about any company online...this one is so poorly managed, I felt a need to say something.You will get hit with all their fees and have no recourse.

I live here and I love my apartments. By far the nicest place I have lived. The office staff are nice and friendly ALWAYS!!. The property is well kept! Beautiful apartments. You cant blame the apartments for mother nature or your loud neighbor or anything that is beyond their control. And Im pretty sure tey offer solutions, you just cant please everyone. Often times people only write reviews when they are upset about something. But let be one to say I have zero complaints. Even maintenance responds quickly to request. So many perks with living here.

I had my bank account hacked, and my debit card information as well. As a result my bank temporarily froze my account and a new debit card sent in order to get the situation handled. I notified the apartment complex but they did not care about any of this and are still charging me late fees in addition to threatening eviction. They mentioned POSSIBLY waving any late fees once I can provide documentation proving my account was hacked. Thing is the documents will take 5-10 business days to arrive. If I decide to wait the apartment complex will begin the eviction process. Effectively forcing me to pay all late fees.In order to meet the time line the office provided I was forced to leave work early on a busy day missing out on hundreds of dollars of potential income. This was handled extremely poorly, and a little more compassion could have been nice. I regret moving to such a cut throat apartment and only hope they make this correct.

Unfortunately this place a bit of a scam. They will require you to put down a $500 refundable deposit when you move in. It is in fact NOT refundable. When you decide to move out, they will do general maintenance on the apartment, and charge it to you. They offer a stress free clean for $150, then they charge you for a deep carpet clean, and then they decide to rip out the carpet anyway and charge $400 to you. Pretty sure I couldve cleaned the carpet better than their professionals.Also, if you live close to the front, you are not allowed to put anything on your patio, but other residents farther back can stack their patios from floor to ceiling, and not be penalized. I left my dog out on the patio with food, water, and shade, and I was threatened with eviction for this (my dog far prefers to be outside).The constant emails about other residents trying to sell stuff is extremely annoying, but you have to be logged on to the system to get any maintenance done if something breaks (and of course the apartments are built very cheap and everything breaks). The walls are so thin that I could hear my neighbors having sex at 3 in the morning, and other neighbors kids screaming and crying at midnight. Cheap construction.They will try to get you to renew the lease, and will raise the rent every time.Do yourself a favor and buy a house. I just bought 5 acres and my payment on a 10 year loan is less than my rent was at Briggs Ranch.Marie and Alyssa in the front office are very helpful, but company policies are NOT customer friendly. I spoke to office manager Danika Barrientes, expressing my concern about being charged for the general maintenance of the apartment being charged to renters that are moving out, but apparently she isnt concerned about customer satisfaction.No one should be punished for making the decision to move out of the apartments.

Never had any problems with our a/c unit. But when it finally gives a problem after 6years of living there. Our new management was able to send A technician named Mundo to come out fix it right away! I knew something was wrong when I could hear noises coming from the a/c unit that something was wrong then finally the night before it got so hot. I finally decided to let the front office know about it. And immediately with in 6hours my a/c unit was working perfectly! Numerous improvements have been made including the staff and responsiveness to any issues that may arrive. The view, on the golf course side, is probably the best in San Antonio without having to buy the million dollar plus houses on the east side of town. The cabinets still arent of the best quality and the walls are pretty thin as you can hear people coughing or having intimate times. I guess it is similar to a cheap hotel walls. Other then that the place has greatly improved after the first couple of years of being open. The pool is decent, a bit small for being the only one in the complex, and could definitely use a BBQ pit but as i said the area is quite small. Workout room suffers the same but it gets the job done. All in all I cant stress enough how much the management and staff have improved over the past months+. The only downfall, if you count it as one, is the noise from the highway. Its nothing that bothers you while youre inside your apt but can be distracting while sitting on your balcony. The crown molding is very nice and appliances are very sleek and energy efficient. The tap water is gross as it contains particles and so does the ice. Even after placing filters you can still see junk floating in the water. We bought one of those 5 gallon water dispensers and were good with that. Though the dish washer always leaves residue on the dishes even with using Jet Dry and natural or regular detergent. If you can deal with those issues, not a big deal for us, than this is a great and premier place to live.Edit: gotta mention the garden tubs are now something we wont be able to live without after having one for a couple of years

As my first official post I want to warn everyone about the Estates at Briggs Ranch. In a military town you would think that apartment complexes would be understanding that peoples lives and needs change. However if you choose to live here, that could cost you 80% or more of your original rent. My girlfriend who lives there asked about moving into a larger apartment in the same complex, and was told in order to do so before the end of her lease she would end up paying rent in both apartments until her old lease was settled. When she asked about a month to month to stay until our house was built, she was told the rent would increase 80% to the tune of $2200 a month instead of $1250. If she was to renew her lease the rent would have increased to 1323-1345 depending on how long she agreed to stay. I was there for the conversation about moving into a larger apartment, and the conversation made us decide that it made much more sense to buy a house, or at a minimum move to a different complex. When she inquired today about the month to month, we knew we made the right decision. I just wanted to share our experience and give a fair warning to anyone looking for a place to live, that this is probably not the best place especially if you would like a company that is willing to work with you. This place will gladly take advantage of you as they say, They cant guarantee what the rates will be at any point in time.

This place is the worst. I would not recommend it to anyone. I lived there for only 12 months. I got orders to Afghanistan and they were extreme pain in my ass. Then they decided to charge me a cleaning fee, a painting fee, and charged me for damages that did not exist. They never tried to contact me about the charges and was turned into a collection agency. The apartments are cheap and crowded and the neighbors are loud. Do yourself a favor and do not rent from them. The staff is extremely rude and has a stick up there ass.

Fully transparent with me and thats a huge deal for me, he got me the floor plan I wanted with the view I asked for that over looks the golf course without the worry of climbing stairs. Not a bad place to live. I particularly enjoy walking around the golf course in the evenings. Maintenance is very quick and well done. Staff are friendly and havent given me any trouble yet. Its an easy drive to Castroville and the city, so you arent giving up convenience for a bit of space. My only complaint would be some of the golfers are a bit....snooty.....and unless youre wearing a polo seem to get irritated by your presence. Other than that, its a fine place to live if youre planning on staying for two or three years.

I have lived here for approximately three years and just signed a new lease. The views of the golf course are beautiful and the staff is super helpful and friendly . They do a lot for the residents that live here . A couple of times a year they have catered parties at the golf course clubhouse and they’re constantly hosting events with food and treats for everyone including our beloved pets!!!! There are walking trails that go around the entire property along the golf course. There is also a beautiful pool, a clubhouse with Starbucks bar , a computer room, a gym and a dog Park fully equipped with a dog bath ! You have to see it to believe it! When you stop in Danica, Marie, Ashley or Kate will take good care of you. It doesn’t matter who’s working when I go in they are all so nice and helpful.

Were do I start off. We moved in this place because they were offering a great special. No deposit, one month free rent and they were going to give us one months worth of the rent. It sounded like a great deal and we were going to go for it. Just days before us moving in my husband lost his job. We called to ask if we could get out of our pre-signed lease and we were told no, but that we had the first month free and the rent check coming so that should help us out till my husband got a new job. Upon moving in the air conditioning stopped working. At the time my son was 4 months old and that was a no go situation. Luckily maintenance came out after several calls to fix the issue and showed us how to fix the issue if it came up again. June past and we asked about the rent check and it just so happened that the girl at the front who was helping us forgot to submit our paper work. We were told that our paperwork would be submitted and we would get the check in a week or two. By then it was the end of August and we never got the rent check but instead a late notice about our rent. When we contacted the office we were told that we should have not counted on the rent check and that we needed to pay up or be evicted.Furthermore that in order to receive the rent check that we had to have paid at least one months rent in order to receive it which was not stated to us or written in our lease.On top of things we were told at the time of moving in the we could grill at our apartment as long as we were 10 feet away. Then in October I received a notice in my door stating we needed to move our grill or get fined. I called and asked where was I suppose to store my grill and all I got was an I dont know mama. BTW there is no outdoor storage. I moved my grill to my front door and it was there till one day in March when we decided to grill. We grilled no problem and the grill stayed on our patio a week later I received another notice about moving my grill, so I moved it back by my front door. Today after my grill has been stored in the same place since I received the last notice, I received a notice saying we can not have grills at all. So this morning I called the front office yet again to ask them what can they do about this since there is no outdoor storage and I was told that it is against the policy of the apartment to have charcoal grills.Mind you we have been living here since July 2014 and not once were we told this information. So I asked if we could be compensated for the grill and I was told no.To top things off when I put in a work order last week to get light bulbs replaced in the kitchen I received an e-mail from maintenance saying we would need to pay three dollars per light bulb to be replaced. This is something new that they just started doing. I just had two light bulbs replaced in March and I didnt get charged.This is the last straw for us. Two weeks ago when we had a ton of rain there were snakes in the hallway. I have a small child, a small dog and am currently pregnant that crap doesnt fly with me. Please dont waste your time or money on this place. On top of my situation there are so many fees that cant be explained and management is crap. Even the new management is crap. Ive even tried to get in contact with corporate about my concerns and frustrations and no one ever called or e-mailed me back. Were just gonna have to find a way to break our lease and get out of this place. I can not live here another five months.

UPDATE! I am in the process of signing my SECOND lease. NO I DO NOT WORK FOR THE COMPLEX LOL, I do have a life, I dont have time to make up stories... People are mad for dumb things. If you cant pay your rent when it is due dont blame the complex. At the end of the day the leasing office still has a business to run. One month 30 days after I moved in and the second month I received last month. My neighbors are not loud so I havent had any issues with the walls being so thin I can hear them. The amenities are nice but I wish we had a bar b q pit in the pool area. The paved mile that circles the apartment is amazing since the view for our jog is great. I wish people would pick up their dog poop! I plan on living here until I am ready to purchase a home. Glad my husband and I finally found a great complex with great staff.

Ive lived in five places in my four years in San Antonio and it is outright the worst. Upon moving in the AC did not work and it was the middle of the summer. Took maintenance 2 days to take a look at at it only to tell me its working fine. I put in another work order the next day and they managed to show up that evening and found that it in fact was not working and fixed it. Well, it has stopped working twice since then, but its honestly the lesser concern. The pest control here is horrid. The constant presence of ants and spiders is ridiculous. Finally had to do my own spraying for my piece of mind, only there are still spider webs everywhere in the stairwells and hallways. Yet, the worst walls are horribly thin. At all times of the day and much of the night I can hear both my upstairs and downstairs neighbors watching TV, talking, arguing, even peeing. I originally thought it just bad luck and noisy tenants, yet after voicing several noise complaints with no resolution, I asked around and found it to be a common issue. Add in the lack of promised amenities, terrible customer service and management, and garbage business practice make this a place to stay away from. 6/4/2014:This place continues to surprise me at how terrible it is. Their online payment system is only a courtesy which means than when the site is down and youre out of town, then youre stuck with a $75 late fee. The Assistant Manager, Domonix Garza, is also extremely rude to the point of calling me a liar.

The Maintenance Team is the best hear. After submitting your request, the main team is on it within 24hrs or before, in most cases the same day if submitted early. The Staff is outstanding here also. The apartment is very nice, however, the sweet, bubbly staff member, quickly turned into the spawn of hell. We did everything we were told to do as far as having all the paperwork that was required and signed. We are relocating and had a 3 hours drive to the apartment. Once we arrive, they requested additional information that was not requested prior to the drive. In addition, they started to ask very personal questions that had nothing to do with the least agreement, some questions were invasion of our privacy, and they stepped over the line with the questioning. After we jumped through all of their hoops, and was finally able to get the key to the apartment that is on the 4th floor, they never once told us the elevator was not working. Apparently the elevator has been out of order for a couple of week. Out of common courtesy they could of those us the very day we signed the least that the elevator was out. When staff told me they had an apartment available on the 4th floor, I told them no that is too many steps to take furniture up. The staff member stated, no we have elevators. But she forgot to tell me the elevator is not working. Once we got the keys to the apartment they could of told us then, but we stood there waiting on it to work. Another tenant told us the elevators are always going out. The staff needs to be retrained on how to treat the tenants. Its just like any other business without tenants, they would not exist. They were horrible to us, and I dont know if it was racially motivated. Because they were very nice to us over the phone, however, once they seen our face this move quickly became a nightmare from hell.

The place is well kept except for the dog poo but thats everywhere and more of the residents fault. They fined me for moving out early (which I understand) but then charged me for the rest of months I wasn’t there. If you have an extenuating circumstance, you will be paying for it. If the leasing office has an extenuating circumstance arise, you will be paying for it. If you arent in town and something occurs, they will require you to come into the office for something or incur a daily fee until it is resolved. This place is dropping in reviews and occupancy, now theyre offering over a $100 a month drop in my lease renewal for monthly payments and I wouldnt touch that with a 10-ft pole. Not only is the staff incapable, you will have a 20 minute commute to retrieve groceries and 30-50 minute commute to work in most locations. The state of management and facilities at this location will continue to drive down the quality of life at the Estates until someone changes the leadership and policy.

For the most part, my stay here wasnt terrible. The apartments look like upscale apartments, with lower quality but nice cabinets, appliances, countertops, and molding. Unfortunately, during an extensive part of me living here, there was a parking issue due to carport construction. Furthermore, there have been multiple occasions where someone has parked in my designated carport or in a neighbors designated carport and it has taken hours to bring it to the car owners attention. The worst part of me living here was the charges I received after I completed my contract. I am in the military, and notified the office staff that I would be deploying. I mentioned that I had no problem paying the last month of rent (contract expired 1 February, I left the apartment 6 January). Even though I put forth a 2 months notice, and informed them that I would not be living the apartment during most of January, I was charged an over $500 reletting fee for the month of January. This is on top of having to pay Januarys rent, I do not believe having someone pay the entire rent for a month and charge a reletting fee for the days I did not live there is an ethical practice (especially if I had discussed this with the staff beforehand). All in all, living here was good, safe , and quiet. Its too bad that it was ruined with an unjust final bill that I had to settle in the middle of my deployment, in order to make sure my family had a place to live once I got back.

DO NOT MOVE HERE! These people are SCAMMERS! The apartments look nice from the outside looking in. But once you move in, you will incur problem after problem. The apartments are cheaply made, the building isnt level, so everything just falls apart. If you have children be aware of the rattlesnakes, scorpions, black widow spiders to just name a few of the creepy crawlers you will find in or around your apartment. Once you move out, you will NOT get your deposit back. They will make up things to charge you for! I should have payed more attention to previous reviews regarding these issues, but I took a chance. Who other than the secret duo, Ashley and Ashley whose name I must say definitely has a nice ring to it? Lol…The name itself “Ashley and Ashley” says a lot. This name has been associated to companies that have produced amazing real-life solutions for real people. Their resources have been known to offers a variety of services to individuals, small businesses and non-profit organizations to help them manage day to day operations. They are known for being a reliable source to guide clients in the right direction to financial growth and stability.With that being said… I can see us here at The Mansions at Briggs Ranch began to experience a whole new level of services and hospitality. Already I have experienced a different type of freshness to the team with an unforgettable aura. Terrible apartment! Seriously I would give 0 starts if I could. Staff is consistently rude and consistently doesn’t show and regard for your quality of life or situation. They have threatened us with eviction because I neighbors below us complained about walking. Today I walk outside to go to work and my truck is gone, apparently they tagged it and towed it all in one day. They don’t care if I don’t have the money to get it out and they don’t care that I can’t get to work, DANICA even hung up the phone on me mid sentence when explaining my frustrations. Seriously this is just the tip of the iceberg do not waste your time and money here.

The place looks great but was poorly put together. I was not told that I would be living in an active construction zone, paid for a fob that has no used because the security gates do not work, some people in the office are great while others are completely rude and ignorant. Wrongful accusations against tenants. Construction workers harass female tenants. When you put in a maintenance request, it does not get handled yet they still close the request as if it were done, and on the rare occasion that they come and fix it, it takes about a week. Quite a ways away from downtown, unlike what it says on their website. Charges on your account that they do not inform you of before moving in and after (example: if you pay your rent online you get charged an extra fee). Walls are paper thin, pest control is awful. They do not have a lot of the amenities that their websites say. All in all, the looks are deceiving, counting down the days until my lease is up!

Very poorly managed. It is a construction zone. When moved in snakes were everywhere in foyer. Ants in apartment. Air condition did not work. Maintenance was very slow to respond. It was in the heat of summer and they told me they go by the temperature outside to get something fixed. it was not an emergency to them. Maintenance came and said it was fixed and it was not for one whole week no ac. Then they made me pay for a new unit and said Id be evicted if I did not and my rent was considered late!. Now the heater does not work and maintenance closed the ticket. Did not even come out. I have to use the oven to heat the apartment. They advertise dog walking, concierge service, and all these things and we are paying for it; but none of those services are available. Do not rent here if you are smart! It is not worth the money they ask.

If I could I would give this place a negative star. Our first impression was ok...this is only a temporary spot for us so I figured I could live with this. The staff started out nice but then became rude, disresctful jerks. During our first month here we developed a serious odor seeping into our closet. We notified the office and they sent the maintainer men who claimed they smelled the odor and would smoke the walls to get rid of the odor. They did that which was horrible...it worked for about 2 days. Then the smell returned with avengence! It smelled like urine! This is our master closet and it smells like urine! I contacted the office again to complain and was told they wanted to use an ozone machine to suck the air out of my apartment...what?? I replied with first you should find the source of the smell ya think? Days went by and no contact from the office we noticed our neighbor had garbage outside their door, which is a no no, filled with used puppy pads! Yes used puppy pads! Gross I know and believe me the smell in the hallway was even worse than you could imagine! We notified the office and sent them the picture we took. This is now month 3 with a stinky closet! So we wanted out of our lease. This had been 3 months of no help from the office or management in helping resolve this matter. We requested we partways and was basically told ...too bad...NO. Then we contacted the district manager and she was incredibly rude and unsympathetic! He emails were rude and basically telling me to deal with local management. Now we are going into month 4 with a smelly closet and no help so we contacted a lawyer and threatened suit and then all of a sudden the smell started to go away. Its still their but not as strong. This place is aweful! The walls are thin...between the couples fighting in their apartment and fights in the hallway to people with nasty dogs. As you walk into the stairwell you can smell dog urine because people dont want to walk their dogs across the street. Also smoking is suppose to happen at least 20 feet from the buildings....haha what a joke. When you are walking up the stairs the lovely smell of cigarette smoke is their to greet you. Its not worth the rent price. Kids are unsupervised. This place is hell! I hope I can save at least one person from this nightmare. The grocery store is about a good 20min drive and traffic can get bad. We were told the drive into downtown would be 20 mins....haha what a lie. Rent at your own risk! This was a big mistake...we moved here from out of state and wished we had more time to investigate!

Worst leasing agents and management ever. They are very RUDE and CLUELESS. They didnt want to honor a special they were having at the moment of signing the contract. Their excuse was that the employee I talked to no longer works there and they cant honor the agreement because they didnt have anything in writing. How convenient they misplaced the paper with the special offer numbers. The Manager (Teresa) wasnt much help and have an attitude all the time. The leasing agent (lastname-Garza) was not polite at all, she lacks of customer service skills. They really have a bad attitude. Wait till you sign the contract and they will show u their true colors. Horrible experience.

Worst apartments I ever lived in. The floors and walls are cheap. You can hear the people below and above you clearly. Elevators don’t ever work, staff is rude unprofessional and unexperienced. The entire complex is dirty with trash all in the streets. I’m glad I moved out when my lease ended.

PLEASE READ BEFORE RENTING!This is the absolute worst apartment complex I’ve ever stayed at! NOT WORTH THE ALMOST $1400 we spend a month BETTER OFF BUYING A HOUSE. Looks great on the outside but don’t let looks or staff deceive you. PLEASE READ ALL CONS. Almost all of the issues I am going to talk about have been mentioned to management and front desk, to now avail, now let’s get start talking about the “luxury apartments at the estates at Briggs ranch”Stove was broken (only would go on high setting)AC DOES NOT WORK. One of the rooms is consistently 6° warmer than the other, I tested this with thermometers, we notified front office multiple times and maintenance had done nothing to fix the problem, so either my roommate is comfortable and I’m sweating in bed, or my roommate is freezing while I am freezing.We pay for pest control but still have found multiple scorpions in our rooms and bathrooms!We also pay for trash services and a majority of dumpsters have trash outside of them on the ground and in the street and maintenance does nothing, DISGUSTING!Thermostat mounted crookedBathroom vents mounted crooked and falling offPower outlets falling off of the walls?!Cracks in door framesPaint drips on trimTrim around sink and cabinets has large gaps and jagged edgesMicrowave handle was missing when he moved inDents all over refrigeratorLight bulbs outFloors and ceilings are paper thin: the neighbors below us constantly file complains about us “walking too loud” and the front office even sent letter threatening eviction... for walking.Neighbors across from us are constantly playing extremely loud music and tv that you can FEEL through the walls, yet management does noting. Neighbors above us have had kids running and jumping around all hours day and night and have woken me up and prevented me from getting sleep the past three nights, I notified management and still no change. Management does not care about your quality of life or your situation.Harassment by management because we had a cooler on our balcony for 2 days (also threatened eviction)Again we’ve been harassed by management for having one pair of shoes outside our front door, meanwhile our neighbors across from us leave bags of trash outside their door for days.Do not be fooled by claims of “renovation” they had the entire complex painted and in this process the painters contracted got paint on my roommates brand new Cadillac AND THEN TRIED TO HIDE IT. Car had paint and scratches all over it. When we confronted the front office about it they said they would pay for all damages caused by THEIR painters. When we got an appraisal for paint correction and gave it to the front office they only offered to pay 1/3 of the costs. Also the painting job on the buildings was terrible. They got paint on our door and there are spots on our patio left unpainted.The front gates break ATLEAST once a week.We’ve been here for 4 months and already have 4 lightbulbs out that they are forcing us to pay for, as far as I’m aware the maintenance on the property is supposed to be covered by them.

When we first moved in with the special of free month rent and get a check in October it was great! It was beautiful scenery and the nights were so peaceful! The staff was great and they kept the apartment buildings really clean! ALL OF A SUDDEN the staff changed, they were rude, both The Estates AND The Mansions staff treats you with distain and looks at you as if youre beneath them ESPECIALLY if youre not dressed like you have money! The Maintenance worker (whom I though was extremely sweet) let us know we would have to start paying $3 for every light bulb that was replaced. Which was ridiculous considering we were paying about $1500 a month. These lights went out often so we didnt call often to fix them. What started out as a high class apartment complex quickly became a nightmare! When we went for walks at night I would feel as if we were walking through the ten plagues!!!!!! There were frogs (huge and babies), crickets (hundreds), grasshoppers, spiders, snakes, bees (black, red, and yellow), and even stick bugs! When we walked we would notice that there were bee hives on ALL of the buildings. There is a community website where we can post on a message board but when I posted for neighbors to make a request to have them remove the bee hives IT WAS NOT ALLOWED TO BE POSTED!!! My son was stung by a bee and Thank God we discovered he was not allergic to bees but it concerned me about other children or adults who might be. I would let them know in the office and even sent in maintenance request requesting for the bee hives and spider webs down the stairway to be removed. My son quit holding the rails and insisted on being carried because of the ALL of the spider webs down the stairs. The Elevator in our building would go out often, people/dogs would pee and smoke in the elevator. There is a sign on the building that would say NO SMOKING....MUST SMOKE 20 FT FROM THE BUILDING!!! However we could smell the weed, the cigarettes, and the cigars being smoked in the building as we walked up the stairs to the fourth floor. We were charged for Pest Control but I never once saw a pest control person come to our building! We actually had to spray our own area and sweep our own area to keep it free from all the bugs. Not to mention this summer we had lots of silver bugs in our apartment even though I kept my apartment clean and bleached often! I finally got to a point where the staff just ignored us so we broke the lease after letting them know on the 1st we were leaving due to this issue. When we didnt pay the rent we were given a notice on the 5th at 5pm to move out by the 8th. SO WE DID!!!!

Great place to live! Neighbors are friendly, the environment is great.. the staff here are very courteous and professional. Ashland Newberg gave me my first tour, and I was sold right away! Since Ive been in the military for 15 years, bouncing around the world, my history can be a bit complex. But, Mrs. Newberg got me approved quick. Highly recommend The Estates if youre looking in the area.

We were shown an apartment with a trash bag sitting in the front. They dont have valet trash pick-up. We were very close to signing a lease but thank god we did not.The smell of the trash was all over the place. You will have to haul your trash to the middle of the apartment building. If you are living on the 4th floor, that will add to your misery.We saw trash bags in front of many apartments but never expected that we would be shown an apartment with a trash bag in the front as well.Be prepared to face some attitude from the staff because they cant take positive criticism.Good luck!

JACKPOT!!!I found this goal mine about three months. I read all the negative comments on this website after I had moved in. If a person had to pay money down, prior to moving in, it was disclosed to them (as it was me) that deposit is a reflection of your credit rating.... this is an implied task for all apartments, so it should come as a shocker!I told the wonderful ladies that I was a single parent, that I was in the military and that I needed a 3 bed, 2 bath apartment and here was my timeline, and they exceeded my expectations. Ashland, Danica, Eric and Brie, have been nothing short of spectacular to a single father who works 35 minutes away.Testimony# 1:Tenants order things from Amazon. What happens when that item is very expensive and Amazon doesnt deliver on the day your off, as planned, they deliver when your at work? That happened. I called Brie (the manager) and asked her for some help with placing that item in my apartment and she got it done for me, with no issue. Wow...Testimony# 2:What happens when an emergency maintenance challenge? You worry you will be charged for it... I called Eric, and he had maintenance up here the next day to replace it for free, along with the tile. Very assertive..Testimony# 3:What happens when your GPS takes you to the wrong location because it doesnt update information due to construction? You get lost. I called and Ashland sent me the Pin Drop to my new awesome home without attitude, but with a smile and a willingness to help at any cost.Testimony#4:What happens when you order something that is critically valuable to you and your out of town and you need someone to sign for it? Danica and Ashland volunteered to sign for, and hold the parcel until I was back from out of town. That instantly established trust....Testimony#5:I live on a golf course. Bo and his staff are very courteous. They will schedule a block of time to teach lessons to novice players like myself (did I mention residents receive free greens?!!!). The golf course is manicured daily and the entire complex is quiet and perfect for a family of any number..... and dont get me started on the fitness room and pool... and oh, the apartment complex sent out a reminder for this years OCTOBERFEST... who does that?My family has found my home...any where is a waste of time OR your just plain settling!!!!Call today!!!

My family and I have been living here for almost 2 years. First couple of months were absolutely terrible every where from the constant construction with the car ports, the amount of bugs in the apartment, the mice that were in here. The amount of times I had to park at the other end of the complex because of the car port construction. I live on the bottom floor right next to the stairs, I have people upstairs that for some reason decide to stomp their way up the stairs. But other than that its fine. The stupid amount of things we have to pay for, the gate clicker was dumb considering that half the time the gate gets broken. The cabinets are super cheap. But its worth the morning view.

While the units and property themselves are very nice, the leasing staff has not been very effective in dealing with our noisy neighbors. They dealt with the noise at night but whenever I mention the daytime stomping, they seem to ignore me. No on has come by to hear it for themselves, even though I’ve asked them numerous times.

Horrible and ghetto place I have lived by far, cops were always here. and if you love roaches, come live here. All my neighbors complained about them. And, let me add how gross the pool was all the time. Poor quality and poor service.

Hi, I am a current resident. Ive lived here for 3 months. For the 2nd time now, the fire alarm in our entire building has gone off for no apparent reason (both times were in the morning) and weve had to call emergency maintenance or someone in the office IF it happens during business hours. It is a very loud piercing noise that is unbearable. Everyone comes out of their apt to figure out what is going on and see if they need to leave. Once it is eventually fixed, the property provides no follow up to the resident to apologize for the inconvenience nor do they at least explain why this occurred since it was not an emergency. They dont reassure folks here at all afterward. If this keeps happening, how will a resident know the difference between a real emergency and one that isnt an emergency??

My A/C unit died sometime during the night so at about 7 in the morning did an emegency maintenance request and not even 10 minutes in, got a call back and Mondo was on the scene. He saved us because being on the 4th floor in a Texas Summer with no A/C working from home is no joke. Not to mention I just had laser eye surgury the day before, so I can not thank Mondo enough!!!!

The property is kept well, since Ive lived here 3/19, its been quiet, they handle any tenant issues, and all maintenance issues and or concern are handled properly and timely. My view is what sold me because I needed peace when I moved here and thats exactly what I have .... (except Wed morning) lol thats when they cut the grass and weed eat. LOL but I only hear it cause I work from home now cause of Covid.
