I recently moved in. Everyone is very friendly and professional. Victoria made my leasing process super easy. Great customer service. I let staff know a minor maintenance issue. They submitted the worked order. The maintenance people came by super quick and fix the issue with my apartment very quickly. I really appreciate the work that they did in such a timely manner. I’ve just recently moved in and I am loving it! I worked with Melanie over the last month or so and she was very patient and kind as my apartment hunting process was a little difficult. The complex is very clean and everyone here is pretty quiet and mindful!!

I have put off doing a review in hopes that management would do the right thing. Its clear that isnt going to happen so heres the timeline of events.First if we could give a below 0 review that, would be what we would choose. Prior to moving in we had a converstation with our leasing agent about some of the reviews because we were concerned. She assured us they were not true. She told us it was quiet, clean, safe, and friendly. All untrue.Move in was July 15, 2024 at noon (this was a time given to us). An hour before we were supposed to get the keys my husband gets a phone call letting us know that the cleaners are not done and we cant get in until 1 or 2 pm. All our beglongings were being delivered, we had hired movers to move things in. We had to pay them extra to stay since we couldnt get in at the promised time.Once the cleaners were done they told us because of the time crunch that it wasnt a normal clean and that typically people dont move in until 2pm. Again we didnt pick the time the leasing office did. We go in and find the place is FILTHY. Garage floor is stained and has gum and food stuck on it. The garage smells like rotting trash. Go inside floors are disgusting and takes about a week of daily floor washing to get them to a piont where our feet are no longer black from walking on them. The fridge is broken, flooring is peeling up, has some type of film that no amount of washing will get up. Broken lights, missing light fixtures, the kitchen cabinets and drawers are severely water damage (one maintence worker opened one of them and it fell apart in his hands). Crayon and marker on the walls in the living room and one of the bathrooms. A broken rod in the same bathroom, toilets have urine and pubic hair in, on, and around them. Cabinets on the inside and outside are filty and have food on them, backsplash has food still on it, one cabinet door is literally falling off the cabinet. Paint on the walls chipped. The bathrooms and laundry room all smell of mold. The laundry room has tater tots, dirty socks, toys, and filth on the floor. Windows are filthy. Damaged flooring in dining room, in the hallway downstairs. The balcony was filthy and had bird poop every where.We immediately went to the office to get the leasing agent to show her. This starts the apologizing and letting us know we would get cleaning concesstions. We emailed and went to the office and the agent and property manager kept saying they were waiting to hear from the regional manager...no concessions ever happened.Moving on you HAVE to pay for valet trash, which several times never got picked up. You HAVE to pay for pest control. We had a hornet problem (sent a maintence not actual pest control) then were told pest control would be by to take care of the multiple nests, no one came. The HVAC system gave out and we had to have an emergency work order. It took them several hours to come by when someone did they did a quick fix, someone would be back the next day to completely repair it. No one did. We had to put in another order a few days later. Now the HVAC system is making very loud noises. We got our first electric bill and it was astronomically high. When someone came to fix it the motor was gone and needed to be replaced. He said the inside was filthy and had not had maintence done on it in probably years.We were promised to get out of the lease and owe only utilites for August because of the extreme circumstances. We have tried to call and connect with management to no avail, take days sometimes a week or more to email you. Now they are saying someone came to clean the place when we were there, lies. They told us if we didnt have legal rep. then they would work with us, lies This place is the opposite of luxury. Positive reviews, not true. Dog poop, trash everywhere, gates that never work, a pool that is dirty, very questionable tenants for luxury propery. Rent is insane and yet the units and grounds are like the slums. We have many more photos and more to say, but word limits :(

DO NOT RENT HERE!!!Had mold in my apartment. I reported it on a day of October All they did was wipe it clean.Had mold again and reported again on a day of January.In Febuary was a note that said it was fixed.I stopped paying rent, so they can know it was getting serious. It became toxic and I even hired a health inspector and diagnosed.After letting them know AGAIN. I got a note for inviction and since my lease ended in may, they told us to stay till then. THE MOLD WAS NEVER FIXED!!! When we left I wanted to sue the apartment complex but failed due to expenses. They were charging me almost 4 thousand dollars for damages. There is no possible way that was correct, unless getting charged for the mold. We are Hispanic and clean but not the case. What I am getting at is this place is shady and only ready to give out fines..

Been here about a month. Staff and neighbors are friendly. There are events throughout the month that encourage neighbors to socialize. Breakfast burritos at the gate, braised beef plate, s’mores event and a rodeo round up event. Looking forward to futures events from the staff and the Lloyd and Charlie team.Update:I had an issue that surfaced because I misunderstood instructions. I emailed the staff after hours and Priscilla T. replied within a few minutes and walked me through the correct procedure. Cannot be happier with the customer service here.

As a resident of Villages at Briggs Ranch, it is with great reluctance and disappointment that I feel compelled to share my experience here. Despite initially holding high hopes for this complex, the unfortunate reality is far from what was promised.My frustration primarily stems from the lack of response and action from the office staff regarding multiple concerning issues. The entryway carpet of our apartment, for instance, emanates a pervasive odor of cat urine, presumably from a previous tenant as we do not have pets. This not only creates an unpleasant living environment but also raises questions about the thoroughness of the cleaning process between residents.Furthermore, the emergence of large water roaches, initially spotted in the garage, has now infiltrated our living space. As a parent with a young child, this is deeply unsettling and unacceptable. Despite reaching out to the office staff and the property manager multiple times over the past month, I have yet to receive any meaningful response or resolution to these pressing matters.As an active duty service member, I value reliability and professionalism, qualities that seem to be sorely lacking in the management of this complex. It pains me to say that I cannot in good conscience recommend this living situation to anyone, especially those with families. The disregard for tenant concerns and the apparent indifference to maintaining a habitable environment is simply unacceptable.

Where to start? Well, it all started about a year and a half from today. We loved the pictures, the tour, and the facilities. (a) Right after we moved in, I set up the electronic withdrawal, so I dont have to worry about the rent, I am active duty military, and my time is not consistent. Days later, I received a notification that my rent was not paid yet. I checked the portal, and everything was correct; I called over the office, and after I explained my confusion, they said that their system does not take payments from a savings account. They waived the fees and everything was back to normal, so I thought. (b) The next month, I set up the payment option again, but when my spouse checked under her portal, she told me it was not set up. We both set the electronic withdrawal from our portals; we thought it was good to go. Days later, after the beginning of that month, we received a non-sufficient fund notification with fees and a restriction to use the electronic system again due to two payment failures. I called the office to ask what was going on; they replied, saying that it was my fault to set it up twice (mind you, is the same account) from her portal and my portal. They did not waive the fees, and now I had to go and try to get out early from work and drive to the apartments to leave the cashiers check before they closed the office. (c) we used to get fruity water, coffee, a bit pastries, and bottled water from the office; we cannot do that anymore because they have it closed since the beginning of the year with the excuse of COVID-19. Other apartments, offices, and even the city of San Antonio have opened back up to the public, ensuring precautions are in place. We cannot use the business center, the tanning table, the lobby, and neither the pool table. But yet, WE ARE PAYING FOR LUXURY APARTMENTS?! (d) A couple of months ago, they finally opened the pool, the restrooms remain close, and they cut off the gas, and we cannot grill. (e) If you come to the office, the door is locked, you need to wait until they open, you must wear a mask, but when they open and talk to you, they dont have a mask. (f) We have and INFESTATION of ants since the day we moved in. They put ant traps every time they come after we placed work orders every week for over a month (the maintenance personnel are quick and attentive); what is the trap going to do? if the BUILDING is INFESTED with ants. The ants are underneath the building and inside the walls of the building. My spouse has spent hundreds of dollars of her own money to fumigate the apartment, and they keep coming. My spouse even took the company to mediation, they failed to appear, and they told my spouse that if we wanted to move to another apartment, they would waive the moving fee (how generous of them!!!). (g) The pawn in the golf court is now a swamp bringing more insects, spiders, snakes, and other small animals. THEY ARE NOT military friendly, and I have just had it with this place. (h) The trash is usually overflowing outside of the little building that the trash bin is located. (i) The apartment is dog friendly, but people do not clean up after their dogs. My lease is about to be over, and we found another place to live. I usually do not go into public rants, but to be paying LUXURIOUS apartment money sure does not feel I have been treated or living in luxurious apartments.Now, Im going to show you what they advertise vs. what we actually get:Update 19OCT2020: I’ll post my response under my other email account. I highly recommend Villages at Briggs Ranch because they actually care about their residents and keep the property immaculate!! (Sorry, its a long one & overdue!) My husband and I have lived here for going on 3 years. In the beginning it was nice. The manager at the time went above and beyond to make sure the residents here were happy, comfortable & taken care of when issues arised. That lasted maybe a year and they switched out their staffing. Since then there has been nothing but constant problems. First, people who dont live here sneak into the pool and cause such a disturbance until late hours and management does nothing about it when sent countless emails. I shouldnt have to call the police every weekend to get a decent amount of sleep when drunk people are screaming right next to my window from 10:30pm-1am. They used to have a pool guard check for wrist bands but they clearly dont do that anymore. Second, the property itself is gross. No one picks up after their animals. There have been multiple times where the feces bins wont be dumped for WEEKS and no bags available for people to pick up poop. Explains why some people have roach issues in their units. Also, a couple weeks ago my neighbor and I both had a questionable visit from maintenance claiming they needed to check our garages to measure the foundation. There was no email regarding this and they were trying to get into my garage while I was home. When we brought this to the management staff attention, they claimed we put a work order in which we definitely did not. I was very uncomfortable & my husband was pretty furious about it. They did the same to my neighbor and broke her garage in the process. The list goes on..double homicide last year, questionable behavior & activity from residents in the middle of the night. A guy was found passed out near the pool in the bushes and we had to get him medical attention which resulted in escalated behavior and the police got involved. Multiple units getting alerts on ring cameras of attempted break-ins. And the gates are always open causing nonresidents to dump furniture and other large items in our garbage dumpsters. Management has been real quiet with all of it. We are counting down the months until we leave and get orders elsewhere (we are military). Please do better Briggs Ranch. I hope this reaches the right audience, I would not move here until they make major improvements!

I have lived here for over 6 months and have decided I will live here for the next several years! Not only is the location ideal, but the staff and amenities are amazing!!! Priscilla and Patty up at the front are super helpful, kind, and understanding. They are always quick to answer all of my question and meet my needs. The maintenance guys are professional and courteous. They get the job done in a timely manner and provide insight and explanation. I feel safe here and feel like rules are enforced and the property is well maintained.

I lived here for nearly 4 years, and it was the best experience Ive had with an apartment complex. The Amenities, the Staff and the location were all phenomenal. I needed a garage to keep my vehicles and I worked close to Lackland, so this place met all my needs. They also have community events which helps foster a closer community. There was only one major crime incident there in the nearly 4 years, so anyone who is concerned with that, rest assured they have security on site as well as quick access to Police/Fire. They are also super fast with their work orders. The staff is top notch, friendly and accommodating. If youre looking for a great community and clean/nice apartment living, this is the place for you.

Amazing staff. They are very attentive and fast acting. A special shout out to Priscilla who was amazing during my application, approval and move in. She continues to be a rock star even after Ive gotten moved in. Words cannot explain how much I love my apartment. I feel like its the perfect size and location for me. A now unpleasant place to live.From the mass of non tenants using the pool, the bug infestation including pill bugs, roaches and scorpions in the units, to continous loud music being played despite a large paper trail of reports for a neighboring unit, I no longer see the value in Villages of Briggs Ranch.Tenants in buildings 52 and 53 who decide to drive 15-20 mph on property lack common sense and situational awareness when crossing a blind intersection where people also walk with kids and dogs.Constant dog barking.Neighbors lazily placing trash bags outside in the middle of the day.Double homicide at the office parking lot.A drive by shooting adjacent to my unit...I certainly wont be renewing.Time to go.

I’ve lived here for four months now and yes, the place is beautiful, but honestly the best thing about these apartments are the maintenance guys. I was three months pregnant when I moved here, now seven months, and they have gone above and beyond to help make our living experience exceptional. Our A/C was going out in the middle of July and they came over every day for a week until they figured out our problem and fixed it - sometimes even after hours. They fixed a light that had shorted out in one of our rooms and they were even willing to come out on the weekend when my pregnancy brain had locked myself out of the house (thankfully I was able to get ahold of my husband and get his keys but the willingness is what counts!). 10/10 highly recommend.

Prior to this complex I had lived in multiple others and I can’t say I had the same experience. Briggs ranch became my home and truly felt like it. The complex was always clean and put together no trash. The maintenance crew was so extremely friendly and helpful. Big thanks to patti for helping me make the decision to become a part of this community, without her I don’t think I would’ve been where I was. I never had any issues with other tenants everyone was always very kind and neighborly. Would recommend to anyone considering living here!!

Staff is great and the people in the community are great too. No ghetto people here. Very friendly community. Charlie & her husband part of the community life group get together a couple of times a month and host great events for the residents. This past weekend was a Luau at the pool and had amazing drinks and food. Definitely a place to call home

I expected better attention above all, much more clean, is not acceptable. the way and conditions that apartment was giving to me It was not clean and besides. There was a snake inside the apartment. I reported it right away but the manager told me that she left at 5. I reported it to the maintenance department and they did nothing either. The snake is still in the apartment, no one went. I called them several times and they did nothing. I just hope I dont have any incident with the snake and that it may have consequences.

After a very poor experience from a different apartment complex in San Antonio, moving into the Villages of Briggs Ranch was like a breath of fresh air. It has all the amenities you could want and the units are clean and updated. The neighborhood is quiet and kept clean and the pool area is gorgeous! So far Ive had no complaints and love living in my new townhouse.

She and/or the team responded in a timely manner, welcomed us with open arms and when we had issues, Diego, came right away.Our place is lovely and its a quiet neighborhood.Update: 7/31Its been 5 months since we have moved here and honestly, its lovely. I wanted to come here and write about RICK. Hes been on top of work orders for our place and hes such a joy to work with. The air conditioner started acting funny last night (which you know in Texas is a big no no especially in July) and this morning Rick came and stayed and monitored the air all day to make sure my family and I were safe and comfortable.Thanks Rick!

Management is very unhelpful. I got orders to deploy and broke my lease (myself and one of the team members signed a Resident’s Notice of Intent to Move Out) stating my lease would end 6 June, I was already completely moved out of my unit, and was told my rent for June would be prorated the 6 days. They charged me the full month of June because the team member counted the days wrong and they wouldn’t honor the mistake made on their part. They also charged me for water, pest control and trash removal on top of a “Utility Vacant Fee” for the month of July. For advertising how “military friendly” they are, they made my move and preparation for my deployment much more difficult than it needed to be and I would not recommend living here, especially with how much they charge for rent.

Moved in approximately 4 months ago. Have seen nothing but improvements to the property. Theyve replaced all of the pool furniture, fixed broken bricks that make up the retaining wall, hosted multiple events for the residence and are very responsive to any work orders that I have submitted. The Property Manager, Bennie Swist, always greets you with a friendly smile and has a very gregarious personality. The office staff is available for any questions and conduct themselves in a very professional manner. A real big plus for me is the amount of maintenance staff you see around the complex making sure everything is picked up and responding to the request of the residence. I couldnt be happier that I made the decision to move into this complex. I would highly recommend it to anyone looking for a clean, quiet and well managed complex.

Great place to live at. Maintance team is quick, courteous, and helpful. Leasing team makes the move in process easy and are always happy to answer questions. All apartments have fiber internet with up to 5GBp/s. The 24/7 gym has nice modern equipment. All units have a private garage. The roads are well maintained, and landscaping team keeps the road, driveways, and hallways clean and maintained.

We lived here for a year until we bought a house.We were in love with this place since we first took the tour. Our unit was facing to the golf course, the view was great. Nice specious rooms, maintenance people were all nice, friendly and very quick response. Great amenities!Free Starbucks coffee, pastries, smoothies, BBQ!Especially We loved the pool which looking over the golf course. And best of all, we loved the office staff. Kym always did her best to meet our needs. She was the go to staff member that made us feel like family. We really felt welcomed. We made great friends while we lived at the Mansions.

Nice staff. Awesome insulation keeping you cool during the summer. Great amenities, very helpful maintenance team.The tenants are an issue. Majority of people littering, crowding, and dismantling the pool are not even residents of this place. They are moochers. Just look at the mass amount of cars parked outside the office. They all abuse the pool and blast music loudly, and have their dogs swim in the pool....gross. The real tenants are ones who use their hard earned money to try to enjoy their amenities they actually pay for by respecting the place and sitting quietly by the pool until the cheapo deliquent moochers leave.Also the sister apartment has people with cheap sounding cars zooming by in the early morning and late at night. They come from the communist looking apartment buildings down the road.What can be done with these intruders? Cause Id like to enjoy what I pay for.

Both Property Managers & Maintenance Staff have been amazing. The residents are the problem. Pool continuously being destroyed & tenants continuously smoking week which causes our living space to smell like it too. This would be a nice place to stay if there was more accountability on the residents.

We have now finished up our 18 month lease and we are very very happy we have lived here at Villages of Briggs Ranch. The office staff is amazing and very hard working and the maintenance staff is top notch. Property is clean and well taken care of and they are really doing well through COVID. When we had the Storm just a few weeks ago and had no electricity the staff was driving around the complex asking if we needed anything and checking on everyone. These are unprecedented times we are living in and the community here is really handling things very well. We are looking to sign a second lease and would recommend Villages to anyone that wants a great place to live.!

Worst apartment complex can’t wait until lease is over!! For the amount of money we pay here and they do not care about there residents nor there property I had a emergency one night my A/C went out and I called multiple times and left voicemails after voicemail and nobody came out or even called me. I have a baby and they still didn’t care. Not to mention there was a double homicide in the front of the building and they did nothing to make us feel safer they just covered everything up. Mansions at Briggs Ranch has provided me with the most uplifting customer service from Kym and Ryan. They are both wonderful, very helpful and professional. Every time I come into the office they great us with a smile. The apartment homes are roomy and luxurious and they are upgrading them to look even better. I love the pool and I love how on Fridays they have snacks for the kids after school and Saturdays they have breakfast for the residents. They also offer free golf for those of you who like the sport! I have experienced talking to the manager myself and Taylor has helped me out so much and also provided professional customer service. I highly recommend coming over and taking a look at the property, meet Kym and Ryan and youll see what Im talking about. They also offer great move in specials and they provide the fastest maintenance, I have put in a request and it was fixed the very next day! Im a new resident so my review is all based on first impressions. I was greeted by Priscilla when I first arrived and she has stuck with me ever since. She was very welcoming, answered every phone call and every question I had and believe me I had ALOT! I told her I was looking for something that wasnt too big or small, with an open floor plan and a backyard for my dogs, with good security measures and nice neighbors and she definitely delivered. The apartment is very nice, granite counter tops, black and steel appliances, big backyard etc. My neighbors wave to me whenever I leave or am coming home. We have a Beautiful, huge pool, full gym, A GOLF COURSE THAT I CAN PLAY ON FOR FREE!!! The residence is very pet friendly however, I was informed that pets cant actually be out in the yard without the owner being outside with them and Im only supposed to take them out to potty and bring them right back inside. What is the point of a yard that I cant really allow pet to enjoy? that doesnt sit well with me. The dog park is also on a hill which makes it weird and hard to enjoy and one seat on the bench is broken so I was afraid to sit on the other seats for fear that the other sides would break as well. Those 3 issues are the only reason I havent given a 5 star rating but if I could I would give them a 4.5 because those things are minor and if you dont have pets then its completely irrelevant and everything else about this place is amazing so far. Bottom line Im really excited to be here and thanks again for your assistance Priscilla youre the best! You deserve a raise for sure!

We have really enjoyed living here, the town homes are very nice, with great floor plans. The management and leasing professionals are awesome. Work orders have been done in a timely manner, and I feel like there is a sense of pride taken in their property. The amenities and neighborhood are well kept and all the extras you get here are so worth it. The Mansions at Briggs Ranch is a great place to live. The pool is very nice and not crowded with kids. The gym is bigger then most gated community gyms with 24 hour access to it. They have a coffee machine offering free Starbucks coffee. The women who work at the front office are all wonderful and are very professional and courteous. The townhouses each have their own attached garage. I can access my townhouse from inside my garage which is great. I love the space in my townhouse with a large master bedroom and bathroom. I am also able to park in front of my garage without blocking my neighbors access. Overall I am impressed and I haven’t even tried out the golf course yet.

I was looking for a spacious two bedroom home with a garage attached, and I found it at the Mansions at Briggs Ranch. The moment I walked through the doors, Domenix, the assistant manager was very friendly, and helped me find what I was looking for. Domenix offered me a great deal on a beautiful 2 bedroom with a garage attached. They have great amenities, and free golf for the residents. I believe every month on Saturdays they offered free breakfast or lunch. The management is always friendly and willing to help. Anytime I had a maintenance issue they responded quickly to fix the problem. I felt very safe there. The people that live there are very nice, and they are also a dog friendly community. Honestly, I love my apartment here. I dont want to leave, but I have to relocate for work. Ive only been here about 3 months, but during my time I have virtually no complaints about the apartments themselves. Biggest gripes would be the lack of overflow/guest parking and getting to/from the apartments is a bit frustrating having only one access road which connects directly to I90.Overall I wouldnt hesitate to lease here again in the future.

I hate doing reviews because it’s kind of a pain but I’m willing to go out of my way to do this. I had a great experience with Villages of Briggs ranch. Starting at the beginning, I’m military and moved to San Antonio in January of 2021. I got my orders in December so the hunt for a place began. We worked with a fantastic realtor that was a huge help. Villages was the first place we went to apply for. Unfortunately mypay hadn’t fixed my LES even after 7 months out of BMT. So that was the biggest problem is I had no way to easily prove income. After many conversation and wonderful customer service even though we didn’t have the required paperwork they notified my wife and I that we where accepted. After going to my home of record we loaded the UHaul and started the 2300mile journey. We rolled up at 11pm at night, the staff was really understanding and had put the keys in my townhome right before closing making my moving experience end perfectly. From then on out we had no issues. My wife and I had a one bedroom one bath. I really enjoyed the oversized one car and the layout of the townhome. When there were things that came up like a light going out or the dryer not venting maintenance was always on top of it. A problem was always fixed within a day or two. Not to mention that there maintenance staff were extremely friendly. Here’s when it got a little interesting I signed a 15month lease but due to personal reasons I needed to move to else where in San Antonio after 6months. So I started the process to buy out of my lease. I read through the lease agreement several times throughout my experience so know what to expect, when I did have questions I always went to the front to speak with the knowledgeable staff that was able to get me the answer. Just overall my experience was fantastic. I liked have access to the gym and the complex was really nice to run in at night. I never had any issues with bugs inside, yard maintenance ways on top of it, and like I said before anything that came up I contacted the front office staff and it was resolved. My boyfriend and I have been looking into these townhomes since Nov 2018 and Nanette has been wonderful to work with. She kept us updated and frequently reached out to let us know what was available. We moved in a week ago and we love this place! The community is quiet, clean and friendly. Our townhome is absolutely beautiful and well put together. The units are all built extremely well, and we never hear neighbors or have any complaints for noise. It’s the perfect layout and we could not find this anywhere else in San Antonio. It feels more like a home rather than an apartment complex which is exactly what we wanted. We haven’t used the pool, gym, or gone golfing yet but all the amenities are well maintained and very nice. The Mansions At Briggs Ranch for me was a enjoyable living experience. I lived in a ground floor apt., never had any noise issues to speak of, or bugs. The maintenance staff was also very courteous, and work requests were completed in less then 24 hours.The property managers were all very responsive to any questions, or concerns that came along. I dealt with Ryan mostly, he was very polite, and followed up in a timely manner on anything I asked him, to me he definitely seems to genuinely care about the residents, and the overall complex.

So far so good...the maintenance and the office staff is on point...its quiet and peaceful. Upon first move, the ants were a problem just get some ant bait and spray around the apartment and they will go away. Like the other reviews people are lazy and dont pick up after their dumb dogs...the inside of the apartments are very nice..nice layout. I highly recommend these apartments if its your price range....but for 1,200 a month its worth it.. with the garage and the nice looking area...feels like a neighborhood rather than just another typical apartment complex. The staff does an amazing job, and they truly do consistently keep up with the tenants - I even had a staff member help me jump my vehicle in a pinch so I could get to work on time. However, I simply do not feel safe as there have been 2 extreme cases of violence (hostage situation + double homicide). The double homicide happened less than 100 ft from my bedroom window in plain view. I will never forget what I saw or heard that night, I can only think about the young children that witnessed/experienced the same thing I did. They experienced something no child should ever have to endure, more than once. The background check protocol MUST be revised. People make mistakes in life, but living amongst people with multiple felony warrants from other states who commit capital murder near innocent bystanders without remorse isnt a way anybody wants to live. This review again is NOT a reflection of the staff, but the protocols and processes put into place that simply have not kept anybody safe in the slightest. If the safety of yourself and your family is of concern to you, I strongly advise you to stay away from the this location.

My husband and I are definitely not the review writing type, but we wanted to acknowledge the great service we have been receiving here at The Mansions. Just as when you purchase or start any service, you are normally the most special customer / client, but we have to say after three months everything is still top notch. Everyone we have dealt with has provided outstanding service, but Ryan has been with us from the beginning. When we wanted to install a 240V outlet in the garage for our electric car, Ryan quickly helped us through the process. I dont recommend this place to anyone. The gates are rarely working, allowing people who do not live here to enter. The neighborhood does not feel safe. They will tell you there is a security guard. I have never seen this person. Packages get stolen from doorways, and people try to break into the apartments. The leasing department may potentially tell you that you can walk around the golf course as a perk of living here, but you cannot. The golf course is a separate entity and they will ask you to leave their property. The pool is usually dirty and crowded with non-residents on the weekends. Oftentimes the pool is closed for maintenance. The neighborhood is dog friendly, but people do not clean up after their dogs. If you do own a dog and decide to move to The Mansions, be careful and watch out for speeding cars and aggressive dogs. The complex was a high percentage of families at one time, many of them military, but this has changed. The worst part of The Mansions, beyond the safety concerns, is the fact that they will try to nickel and dime you once you move out. I feel they like to remodel their apartments by having former tenants foot the bill. This is my opinion of the place. I would recommend you talk to other people who live there or have lived there. I feel the higher rated reviews on here are generated by fake accounts.

Great , friendly people at the front desk management - Dissapointed, that you will not get your deposit back !I lived there by myself for one year, due to work relocation , so basically I just slept in my condo during the week .On Weekends, I would leave to mydaughters house in Boerne, and stayed with my daughter for the weekends.When my lease terminated, at the Villages of Briggs Ranch, I hired someone to clean my condo spic and span, thinking I would get my deposit back !! I have to say this place is by far worth my 5 star rating. Its quite and out of site, love how no one lives below you or above you the walls are well insulated. The grounds are well maintained the maintenance crew responds pretty quickly to your requests and is polite and clean when handling your requests and friendly. The staff was overall great to work with Kym and Taylor both made me feel welcomed and didnt just treat me as another person who rents. Kym was helpful from start to finish followed up when she could went above and beyond to help me out with everything. Taylor was able to answer my questions I had just about random things and the referral process, we were back and forth on this but no one lost their cool and everything has been resolved. Dogs are allowed here but you rarely see them or hear them you do see dog droppings bc not everyone does like theyre supposed to and clean up after their pets but its rare you see it or smell it they do a good job at policing the area and send out reminders. The dumpster area is probably the only thing I see bad I drive past it on the way home and sometimes there is trash just thrown all over the place or people dont use the valet trash service offered and its not maintenance making the mess in there its the tenants, but maintenance does try to clean it up in there. The staff is also actively sending out emails reminding of rent and telling people to remember your water trash and pest control in with your rent. They do a bunch of little gatherings trying to make it lively and a nice neighborhood and to meet other people on the grounds. There is a gym a pool and you get tee time on the golf course. Overall I have been very happy living here since Oct 2018 and enjoy coming home to a nice place. **UPDATE** So I had a problem paying my rent for February. I spoke to the assistant community director Domenix Hansel she was very helpful and informative even though they have to pursue with an eviction and I have to pay a fee for she waived my late fees and said as long as I have it in by a certain date I am fine and will not lose my home. She said we are given a one time courtesy through out our rent this truly helped me out. This place its staff have been nothing but kind supporting and awesome. Living here is a privilege and its hard to find communities that are as awesome like this and beautiful and out of the city but not to far from it. Thank you MBR staff all of you from maintenance to janitorial services to the assistant director to the professional leasing specialists. This a great place to call home and I think my 5 stars is actually underrated for this place. Id give it a 10!

Dana Martin the “leasing consultant” kept my ID after my initial visit. She agreed to meet me at 11:00am the following day so I could pick it up and still make Mother’s Day Brunch. I drove for half an hour, ended up waiting for her in the parking lot for over 50 minutes on Mother’s Day. No phone call to let me know she would be late or she couldn’t make it. Very unprofessional. After this I decided to look elsewhere. If this is how they treat possible future renters I can imagine how I will be treated once they lock me into a lease. Extremely disappointed. Ive lived here for over three years. Things have gotten very, very bad here within the last year. I cant believe the difference. I moved here because its supposed to be gated and safe. The gate is always open now and anyone can come and go. Theres dog feces all over the property. None of the policies here are enforced. This community went from being a very nice place to live to looking like a third world community. There are strict policies about only outdoor furniture being allowed in balconies. This was strictly enforced until a year ago. The balconies are now excess storage areas with workout equipment, propane tanks (not safe) and a bunch of other stuff stored on them. People routinely park in the fire lanes. Our once nice pool has become a community pool for this entire part of the city with truck loads of people who dont live here using it. None of the policies are enforced here. Ive contacted the front office and nothing at all has changed. I used to love living here. And now dont even feel safe.

Overall a pleasant experience with the facility and grounds. Everyone is friendly for the most part. Very dog friendly. However, I requested to transfer apartment complexes Estates to mansions as I was constantly smelling marijuana and cigarette smoke emanating from my bedroom closet for 2 months. I was forced to sleep in my living room and also came down with pneumonia. This was supposed to be a smoke free building. After many complaints, the briggs ranch let me transfer to another complex, but I had to pay $200 according to policy, along with signing up for a much more expensive lease per month. Despite being the victim, nothing was really being done to enforce the no smoking/marijuana policy of that building. I did feel they were more concerned about collecting my money than being sympathetic to the situation and the living situation they created for me. In other words, they were more concerned about enforcing the lease I signed vs. the violation code of their building on their property by other tenants. Travelling for work while living here made for a hard situation. If you are sensitive to smoke, marijuana I would have to recommend against this place.

Dana in the leasing office was very helpful. I traveled across the state in a Uhaul truck. It was a long day and I got stuck in Austin traffic. I wasnt going to make it to San Antonio until an hour after the office closed. I wouldnt be able to pick up the keys to the apartment, wouldnt be able to unload the Uhaul and return the truck in time, no where to sleep etc. I was seriously out of luck but Dana stayed at work 1 hour past closing time to help me out....ON VALENTINES DAY while her husband waited to take her on a date! What a champ! I got the keys from Dana, moved in, returned the truck on time, and everything turned out great. So it is a beautiful place. I love the layout of this place , especially for a family of 4. To me it’s spacious. However, I just moved in not even a week and 1. The flush valve on the toilet broke off 2. The disposal in the kitchen sink doesn’t even work 3. We turned on the light in the kitchen and the light without a light bulb “popped” 4. After moving in and trying to clean the floor, I’ve noticed this place wasn’t even properly cleaned. I found patsta on the floor in the kitchen area and the cabinets were filthy. I’m was very disappointed and just disgusted.

This place is terrible and I cant wait until my lease is over! The first month or so was great until new neighbors moved in. The noise level rose and I was staying up until past 2 a.m because of the noise level when I contacted management they advised me nothing could be done by them that I would need to contact the courtesy officer, which by the way is an operated system that will give you a call back. By the time they come out the noise is gone and so is my sleep. I cannot stress enough that if you are looking for peace and quiet as I was this is NOT the place for you! And dont bother voicing your concerns to management as they do NOT care!!!!

Moved in end of February , was excited to start our new life in this beautiful new place in a new city. Dana was so helpful in helping us get settled in and keeping us happy. the last few months have been terrible. Weve always paid rent on time, but November is really when we became very unhappy. While the place is nice, we cant stand Dominix, her constant lies and incompetence to do her job. Im constantly getting emails and notices stating second and third attempt to notify, when she never attempts try number one. Got a nasty email the other day about getting charged $75 late fee if we didnt pay $.70 that was apparently left over from rent, was never notified previously and also check our rent amount before paying. Not sure what her problem is, but we definitely wont be renewing our lease and make a habit to tell our friends, family and coworkers to stay FAR away from this mess. Unacceptable.

We just hate it here. Staff is impossible, especially the management. Maintenance is good but thats it. Why did you build fences only the bottom floor can use and also forbid dogs in them? What was the point? Why did it go from Mansions to Villages and we lost our unique floor plan names? There has been scant preventative maintenance and I know its the office neglecting things (Probably management too). I do not like this cookie cutter company with zero cares for anything that inconveniences them.

I signed a lease for a one bedroom on a corner with no neighbors with Nanette and was approved but when I went to leave, she said her boss denied me and gave the apartment to someone else for a mistake she made. After that her demeanor changed towards me and she was cold and didn’t acknowledge me the next time I came in but looked right at me. I’m not here to criticize but I am here to post about good customer service and I did not get it from her as I should have because of something she did. However, I came in today to look at the new apartment I was assigned and again the staff including Nanette was rude. I was about to change my mind and cancel my plan to live there when Dana Martin greeted me asking me if I was ok and if there was anything she could do while apologizing for her co-workers behaviors. Because of Dana, I signed a new lease and was shown two better apartments than the new one I was given by Nanette. Dana was a pleasure to work with, very understanding and went out of her way to ensure I was happy not even knowing that I was minutes from walking away from the lease. I can’t thank her enough for reassuring me of Mansion at the Briggs was worth it while giving me 2 new options to choose from in which I did. Thank you Dana Martin for your patience and kindness. I dont know where to begin with the great service. I wish I would have written a review sooner. I have lived here for over a year now and have been totally spoiled. I have rented in 3 locations in San Antonio and this property and service is on another level. The staff (Kym, Dana, Nanette, Domenix) treat me like family when me and my son stop in for coffee/cake/candy. They have hosted multiple community parties at the golf club next door and are constantly catering food on the weekends. The upkeep of the grounds and facility is impeccable. You can tell the staff takes pride in the appearance. Ralph and the rest of the maintenance staff are constantly roving the property keeping up with more than just general maintenance calls. Domenix is quick to respond directly to any questions or concerns. I would highly recommend this property to a family of any size.

I am so relieved to no longer live at the Mansions of Mice and Ant Infestations. I moved into a brand new apartment in April of 2013, long before any of the amenities were ready to be used. This included the gym, the pool, the golf course which closed almost immediately, the trails, the Splash park, the gate that has never properly worked. I paid for all of these for months and was unable to use them.It seemed great when I was signing the lease, but the craftsmanship was so poor and there was a lot of damage and mistakes in my apartment that I had to document on two pages before move-in.I had a pool facing apartment which was lovely when it opened six months after I moved in (in winter). It wasnt so lovely when the leasing office would leave rock or pop music on blast overnight because someone forgot to turn it off. I reported this so many times Ive lost count, but I actually called the police on the apartment itself. I was only ever able to get one work order successfully completed and that was the week I moved in. I ended up fixing my own AC this year after waiting and waiting for the maintenance staff to show up.I know I paid for pest control every month and yet when I reported ants they told me it was my fault. So I handled each outbreak of ants, but you see its not the ants that are coming in from the outside that are the problem. Its the ants that live inside the construction, in the walls. Then came the mice once the golf course closed (and remains closed to this date). I couldnt get pest control for those either as they ran amock in my garage and tore through everything leaving a path of shredded boxes, clothes, urine and feces. Thanks for the phenomenal service.Good luck getting someone on the phone or getting someone to do their job. For five months I received a notice that my renters insurance wasnt updated and I could be evicted. Except I provided on each of those occasions, via email and twice in person my updated renters insurance. It wasnt a new policy, it was just a new year. Finally, someone was able to take off the tag that said to harass me via email. Turns out no one checks the email that they harass you from.Then came the time for my lease to finally end after a year and a half of this train wreck! Hurray! After I gave my notice I stopped getting notice when my packages would come in. I asked for some touch up paint to cover up some of the damage that was in the apartment when I moved in because I knew theyd charge me for it. Shame they gave me the wrong color! So I had to go back again.Now I finally have my itemized list of things being taken out from my deposit. I was recharged for the previous months trash and water on top of Octobers. I was also charged for them to power scrub the OUTSIDE of the apartment. Since when is it the tenants job to clean the stucco and exterior windows? They charged me for MY dryer connection hose. Mine. I bought it, with my dryer, I have the receipt. You dont get to keep what is mine. If it had been provided I wouldnt have needed to buy one, thank you! They also charged me to replace the toilet seat which absolutely needed no replacement. There was a dent in it from when I moved in that was documented and photographed, what other reason is there?I tried to call and have these issues addressed but unfortunately the only person who can help me isnt available.

The staff (leasing/maintenance) is UNBELIEVABLE!! The amenities are just the icing on the cake (breakfast tacos/bbq lunch/holiday treats). My wife and I have lived at the Mansions for over 4 years. Our goal was to eventually build a home which we had started and were initially scheduled to move in to on 6/1/2018. Our Builder was late and unable to meet this date, our lease was expiring so we then had to sign a new short term lease here at the Mansions. Taylor Liles the Community Director assisted us in securing a much more reasonable rate than the normal standard rate.We now had a new date to move of 9/1/2018. Unfortunately for us, due to my Home Inspector finding building code violations which our builder would not fix, we had to walk away from our new home, terminating our contract. Once again we had to return to the Mansions for assistance.We were assisted by Domenix Hansel Assistant Manager, she listened patiently to our situation, we were 2 days away from our renewal date. Domenix was able to quickly respond to our request to move from our 1 bedroom into a 2 bedroom. We viewed the available properties and then discussed our options. Domenix also assisted us when she conferred with Taylor Liles who was then able to offer a rate reduction.I am sure taking into account our status as good tenants was helpful.The Mansions was able to assist us when our plans to vacate came apart on two occasions. We have had to hire an attorney to get our Home Builder to release our Earnest Money, even though the builder signed a Termination Letter agreeing to return our money. With no resolution in sight, and a possible lawsuit, we signed a new 13 month lease to try again for a home later. The process was quick and efficient.The Mansions property has overall been a good experience for us, no property is perfect but this one has been far better for us than others we have lived at. The Management Staff have gone out of there way to be as accommodating as they can be within their guidelines. The Maintenance staff has also been exceptional, they take care of any problem you may have quickly and efficiently.If we cant have our new home, as disappointing as that is, we realize we are living in the next best situation, here at the Mansions.

We had the best view of the golf course that was just breathtaking.We have two fur babies and this community is 100% pet friendly with many pet relief areas as well as a gated dog park.The walking paths are nice and capture the beautiful view of the golf course.The community pool is to be compared to the nicest resort you’ve ever been to. They also have gas grills for community use at no charge.Management often has breakfast as a courtesy in the clubhouse on Saturday’s. Yoga by the pool, Community Christmas party, wine tasting, and so many other planned events.Maintence on property is so quick and efficient.Community sale and buy online garage sale portion of the residents app is so convenient and great to grab good deals.Kim in the office literally is awesome. She will answer any question, address any concern, and help any way she can.Ryan (who is now at The Estates) is the best!!! He is professional and represents the company well.Domenix was always helpful in answering any questions or concerns we had regarding our balances each month.TIPS- use the app, pay your rent on time or pay fees(that simple), planning on paying rent past deadline dates contact Domenix communicate with her(via email), email anything and everything so you have paper trail. Communication is key to live happy in this community.Complaints- no recycling program onsite, many residents don’t use bags for their dogs “business”, no visitors parking, exhaust fans in bathrooms are connected to the lights and never shut off when lights are on, garage doors are heard opening if you live on top floor.

I recently moved in and absolutely LOVE this complex! It’s peaceful, safe, and the amenities are great. On a special note, all of staff here is very friendly and helpful. One in particular though, Domenix, has gone above and beyond with her helpfulness and attitude. When I finally decided on moving in, I was determined to get it all set up in one day (yikes I know). She was in the backgound the whole time; answering all my questions promptly and courteously so I was able to do so! I have been living here for years moved in during construction. I love my place as well as the property. I have been fortunate enough to meet Domenix in the office. Zero sound insulation. If you like hearing your neighbors dogs, babies, intimidate conversations and likewise they yours, move here. Because it literally is that bad. You can hear actual words spoken at normal volume through the walls. That is not luxury. They should have cut out the granite countertops and given residents some privacy. As such it’s a no go.Also traffic heading east on 90 in the morning is an actual joke. Just move to Los Angeles because that’s what it feels like. The Texas infrastructure or lack thereof is readily apparent. No state income tax comes at a steep price. Two lane cattle trails with some asphalt sprinkled on top. Unless you work from home avoid 90 this side of 1604 at all cost.

For the price, youre not getting much. Granite countertops are fake laminate, hardwood floors are actually carpet in most townhouses, and the stainless steel appliances they advertise are black plastic. The management is friendly, however the maintenance is terrible.Ive found the maintenance men using my electricity on several occations to power tools they were using to fix other appartments. When confronted they all suddenly dont speak english.I have had several rodent problems that Ive had to take care of myself.Also, the neighborhood is kind of going down the toilet. Many occupants are loud, obnoxious, revving engines to their junk motorcycles and dodge chargers, speeding down the street no matter the time of day. It feels like Im living inside i410...For a 1br/1bath, $1100 is not worth it. Renter beware...look elsewhere.

Just moved in and already want to move out! I honestly have no problem with the apartment, i have a problem with how much we are paying and the fact the management the people they have working for them are just plain out RUDE. we drove 11hrs for them to tell us 46 min out that they couldnt release the keys to anyone unless they had a check but never stated that 4 hours prior to speaking with us on the phone, tells me to keep in touch and they could work something but really screwed us bad. We ended up now moving in the 5 of Oct. like we was suppose to cuz no one would stay pass 7pm oh and to add to that we were on a 3 way call with my realtor and husband and the guy in the leasing office and he hangs up on us to run and clock out at 7pm on purpose. We ended up sleeping on my aunt couch for the night. For a 2 bedroom and 2 bath we pay 1499.00 and i just think its not only too much but not worth it since staff here is awful! Neighbors have no respect! They allow their pets to poop and they dont clean up after them!

Yo on everything I love this best service you could ever ask for like I was literally about to sign with the estates at Briggs ranch until Dana Called me offering me a special but unfortunately the special she offered me didn’t exist at the moment so she did everything she could to make sure I could still move into the mansions ... my situation was rare my brother had no job or income so because I offered him a new start in life with living with me while I’m stationed in the United States Air Force here in San Antonio. Dana asked her boss if me and my brother could live in a 1 bedroom 1 bath for 3 months until my brother got a job and her bosses thought it would be fine so for 2.5 months my brother tried to get a job but failed and went back home to Pennsylvania.. which put me in a very tough spot but thanks to the brilliant Miss Kymberly I was able to stay in the 1 bed room 1 bath on my own and continue living at the mansions at Briggs ranch. Kym is my go to when I need assist for almost anything because she puts the people that love here before anything else. She helped set up direct deposits on my rent, water, and electric bill. She helped convince her bosses that it’s not my fault my brother couldn’t find a job and left me, I was simply trying to help him better his life. Kym and Dana are very good hearted individuals who smile every time I come in the door and greet everybody like they are having the best day ever day in and day out. Amazing professionalism while getting you settled into your new home that makes you feel lile there’s no where else in the city you could even consider living while being here. If it wasn’t for dana I would never of gotten the chance to live here and if it wasn’t for Kymberly I wouldn’t be able to still be waking up here everyday. Nice to look at but make sure you pay attention to the details: overpriced, far away (behind cow pastures), management staff is inefficient and unhelpful, bug problems, mold, falling knobs, missing pieces to door locks, poor instillation between the apartments (DONT live on the 1st floor), overall poorly built and in an active construction zone. For the rental rates, I expect more. I have loud, unruly neighbors and my requests for a transfer have been denied, and I was told call the police to voice my complaints. Im counting down the days until my lease is over.

First of all they they complain about every single little thing the tenants do. They charge you for parking but when you complain to them and state that someone keeps parking in your spot and giving them The vehicles license plate and parking ID their response to the complaint is find free parking. what is the point of paying for something that you the tenant did not get to utilize. Theyre overrated and overpriced, the windows do not even shut properly, doors do not close right, and the list goes on, cabinets and drawers are junk and cheap. The elevator keeps breaking and it takes then extended periods of time to fix anything. I would advise you to search elsewhere for a place to live.

We moved in Mansions Briggs Ranch luxury townhomes January 2019. We’ve taken advantage of most of the amenities like the gym, large swimming pool with a beach area for kids, BBQ area, golf course, dog park and free Starbucks coffee daily. Every now and then they cater to us at no charge by providing tacos, tamales, smoothies, pastries, pizza, club sandwiches, Snow cones, donuts and other food items at the club house. (I’m not one to post comments on websites but made an exception this time due to the excellent service and amenities they offer. Front desk personnel ”RYAN”and ”CATALINA” are always greeting us as if we owned the place. They are very knowledgeable and always ensure our requests are taken care of immediately. I can honestly say I’ve never experienced such great service from anyone like we experience here at M.B.R. ”Trust me” you definitely get your monthly rents worth.

They will fee you to death. Please be careful and read the entire lease before signing it, they hide hidden fees with in. Do yourself a favor and move some where else , some where were the quality of service meets the price you pay.

The apartment is fine. The location could be better, but the mgt staff is consistently rude, incompetent, and then will attempt to get you in trouble with DPS. Stay away from these disengenous people.
