SPONTANEOUS FLOODING MULTIPLE TIMES.If I could leave 0 stars I would. I moved in Nov 19th of 2024.TWO days before XMAS I woke up and was ankle deep in water in my master bedroom. The toilet has flooded (not from being clogged or even used) and the valve was old, faulty and not work at all. I had to call the fire department to help me bc the office was closed and nobody would answer my calls. I was subjected to toxic chemicals to which I was told wasn’t. It was only until I researched the spray myself.1/3/2025, Friday. The OTHER bathroom began to spew water out rapidly and AGAIN, the valve was faulty and didn’t work. Thankfully I was awake and home this time, was able to contact maintenance and have the water shut off. I have had nobody even contact me regarding this issue.There are leaks in the wall, there must be mold and mildew damage at this point due to the wood warping already and the consistent water left untreated.Truly terrible.

I have been a resident for a little over 6 years now and although it was a rocky 1st year living here with old management, maintenance and apartment issues, I still stuck around because location was great for my commute to and from work. Ever since Mirtha took over it has improved significantly. Office staff is always super helpful and nice. Maintenance has been great and property is always well maintained. I also love the fact that this property is close to the highway and restaurants. Overall experience has been amazing.

Mirtha was awesome and amazing the whole time I was a resident at Arbor Hill apartments ever since she’s been around she’s always been accommodating. She’s always there to answer any questions that I have always always had a great smile always made me feel like I got taken care of while I was a resident. I very much appreciate her and I don’t think that Arbor Hill would be as great without her and even to the last day, she walked us through and she is just amazing .

I have been living here for almost a year and as someone who has lived in apartments for long time. I can say that have never felt more at home anywhere else i have been. The floor plan was amazing and the amenities that came with apartment are great. I have a big patio which is great. The office staff have been very understanding when situation have arrived. I hope to extend my lease when it is time to renew.

I will be honest, I really enjoyed staying here.I had left a good review because my stay was OK. After I moved out, I cleaned the apartment and left it in pretty good shape. Apparently, I won’t be able to get my deposit back of $350. Which that is fine. But they were over charging me since the apartment wasn’t left in good condition to them. So if you want your deposit back, don’t even bother! LOL. I will attach the pictures so everyone can see :) the ones that have the blue print, it’s their proof of damages. They also said they had to patch the walls. But no proof. Lol good luck applying here :)

My name is Brittany A but google would only allow me to sign into a really old account. I lived at Arbor Hill for 2 years and it was a very good experience. The two things that made it an enjoyable experience were the office staff and maintenance workers. The staff was available any time I needed assistance. They were always very understanding with any situations that arose and were always willing to work with me, which is extremely helpful! The maintenance workers were quick to get my work orders done anytime I needed something done in my apartment. The only reason I’m leaving is because I am moving with my boyfriend, otherwise I would have continued to stay with them. I never had any safety issues with the area and always felt safe when coming home late. I would definitely recommend staying here! 5 stars and thank you Arbor Hill for a pleasant two years!

The girls in the office are the best. They are always willing to help and are awesome at communicating. My apartment is great and so far I have not had any issues. I recommend Arbor Hill if your looking for a place. Good price for the size of the apartment.

Great place to live!! I had the pleasure of being a resident for about 7yrs. Office employees always a great help. Maintenance employees /MGMT for facilities have also been the same my entire time living here! Very friendly and efficient office team!Thank you all for making it such an easy time for me, I will miss my apartment home!I only moved due to work relocating me out of the city. Otherwise I would definitely have stayed here! 💚

My mom lives at Arbor Hills and this would be her third year to renew. Every time we need assistance of any kind we know that we can always reach out to the property manager Mirtha and she will take care of us. My mom will definitely be renewing. The property is very well maintained and the staff/maintenance is super friendly.

We have lived here for a year and a half, on 12/12/2017 of putting an order to repair the lamp of the kitchen and the door of the bathroom, they came and fixed the light but not the door they said they would return the next day and until today They have done nothing and I went to the office many times and they say tomorrow, afterwards and they do not do anything. the corridor of my apartment is flooded. do not come to live here I am trying to move soon.

READ ALL BEFORE DECIDING:Currently living in this apartment complex for about 7 months. It has been problem after problem. Ants coming from electrical sockets and floor boards, random power outages that very shortly or who knows how long. Apartment itself is very outdated, a/c is not efficient (windows and sliding door are probably at least 40 years old causing drafts and poor insulation) everything has been painted over including the fuse box. I highly recommend looking for somewhere else to rent than this place. Office people do not seem like they care about the people living here either.EDIT: If I could give this place 0 stars i would. office worker lies to me about A/C repair getting done in a timely manner. (this is the second time the A/C has failed by the way) the apartment is basically infested with ants in the summer time, you WILL NEED pest control even if you are not a messy person. also, the urgent maintenance request line actually doesnt do anything. every time I have called, it has been a day or 2 before anyone even shows up. You do not get any updates on anything maintenance wise if it is ongoing. it seems there is maybe 1 or 2 maintenance workers for a complex that has at least 400 people. another thing, they are constantly having to shut water off for repairs (about once a month it seems, every other month for sure), only to have to repair it again. pool is dirty about 2 days out of the week. please consider your options before renting.

Great apartments overall. Nice and quiet little complex, some shaded parking, and responsive management. The management team has been nothing but friendly and informative. All apartment complexes have their issues and not everyone is going to like their apartment however we have had no problems with anything major and preventative and routine maintenance is done super quickly. For the price, quality and location, you cant find better.

I dont wish this apartments on anyone!!!! I received an eviction note for no reason all I got was a sorry! poor service, loose plugs, the lights outside keep on going on and off, open wires next to the pool. I had 2 leaks coming from our roof!

I spent over 2 years at Arbor Hills. It was a pleasurable experience. The staff was extremely easy to communicate with. They even fixed my leaking water heater before I even realized it was leaking. The repair staffs were professional and respectful during repairs. The office staffs always communicated directly and were absolutely helpful answering any of my concerns in a timely manner. Also, the complex is within walking distance to a grocery store, restaurants, movie theater, Target and even HEB! If I were to return in Texas, Arbor Hills would be my FIRST CHOICE. Great place to live!

You get what you pay for. These are dated apartments that desperately need a renovation. Like another review had stated. The A/C in the summer would constantly not work. Our apartment would get up to 90° and we would get excuse after excuse when Id go in person to the office. We had to stay with family several days a week or go cool off in our car. Weve had issues with almost anything you can think of: plumbing, electrical, mold, critters in walls and ceiling. And like another person said dont expect your security deposit back. Theyll nickel and dime you for anything and everything to take it all. Now to be fair, they pointed out some issues that did indeed need to be repainted, which i understood them taking the deposit. But to take the whole deposit and then bill me nearly an extra $300 on top of that is ridiculous. We left our apartment cleaner than we found it. When we had moved in there was still half drank drinks in the fridge, dead bugs on the floor in the bedrooms and window sills. And a dirty kitchen floor and counter tops. Bottom line, save yourself a massive headache and frustration and stay away from these apartments.

BEWARE before you lease here. This property comes with a lot of problems!When you call in and hear this is an old property when something needs to be fixed. In the many years that I lived there the list of problems was big.First of all the property has a huge roach problem and mice. They try to blame it on you the resident, with all the gaps in the seems, electric sockets and more they are not going away. When pest control told them that they needed to do an aggressive treatment they declined. Best part when you move out they charge you for roaches.Pipes breaking all the time leaving you with out water day’s week’s even. AC problems all the time, leaks that are continuously coming back. Repair’s are hit and miss.If you upset the office when you move out they charge you for everything even the things that you tried to get fix.Like I saidBEWARE

Terrible place to live... lived here 2 years and that was way too long. Roaches, mold, ants, you name it. Then, after moving out, they charge you for bug removal even though bugs were already there and when you tell them to come out and spray, they never do. On top of that charge for damages due to freezing weather we had pipes bust and cause damage to sheet rock. AC units are a thousand years old and constantly break down. They charge you for damages that you list upon moving in even though you stated it was damaged before you moved in. Do yourself, loved ones and credit a favor and dont move here.

Ants ant ants we had their pest control come every week for a month and nothing has change. They added gel to the corners of cabinets and next to the cook stove without giving us a heads up that just increased the ants comin. We have records of 5 request for pest control not 2.

I moved from Chicago to San Antonio Texas and found this place online and the pictures on the website is not how it’s looks in person. The apartment is so outdated and old looking has cracks all in the ceiling. The windows can’t open they old. The water was constantly being shut off the air barely blow out cold on hot days. Sink was leaking had to call more than twice to get maintenance out. I didn’t have no cabinets when I moved in took me calling for them to come and put them in didn’t match the wood was mix matching and was still missing a cabinet when I moved out. They just threw the cabinets up some doors didn’t even close and wasn’t the right side. I wouldn’t recommend no one stay here. I rode pass the office someone was sitting there and didn’t even answer you have to constantly call. The laundry area is always nasty. Bugs constantly building in windows in ceiling.

My AC in the unit has been leaking water this past week. Its rather unpleasant staying in your apartment with water trickling down and creating huge puddles of water while your AC is barely working. I have to use all my towels and rewash them just so i can soak up the water. Sleeping in the heat can severely affect my blood sugar because Im type one diabetic. Themanagement were rather pleasant to deal with at the start of my lease, but since its ending my experience living at Arborhill is NOT GOOD!These pictures show the huge water puddle I constantly had to clean thus past week. Im sorry for about the quality.

I cant tell if management was malicious or just incompetent. Please look at the photos and witness what an awful state my unit was left in for six months. A pipe burst, and the wall needed to be knocked out for the repair, but was left exposed for half a year. The space was infested with mildew and mosquitos, and management refused to fix it, giving me half-hearted excuses. Only when I threatened to break my lease did they finally assess and repair the wall (although they made it clear that they would charge me for lease violation/breakage if I left early). I would be ignored or lied to when I asked about why the repair was taking so long. I have an email where Mirtha pretended to have drafted an email to me and forgot to hit send. Funny that they only responded once I asked for corporate contact information.My unit also had a persistent ant infestation and got next to no sunlight, so I dont think I would recommend this place even though the wall is finally fixed. I hope management feels terrible about the way this was handled and do better in the future. Can you imagine coming home to those photos everyday and having to still pay full rent with no financial compensation?On top of that, they are now trying to charge me $250 extra of my deposit for move out repairs. I have evidence of the counter top damage being present upon move in and theyre attempting to bill me to repair it. Save yourself stress and money and move to the place down the street. Arbor Hill should be ashamed of their unprofessionalism and incompetent behavior.

Longest year of my life living here. My ceiling caved in, a raccoon lived in my storage area on the porch and chewed a hole in the dry wall. A pipe burst in my bathroom and my apartment flooded. Maintenance came and cut up my carpet and pulled the foam but left the wet soggy carpet and wouldn’t come back to fix it. I had to run my AC all winter to keep the moisture under control. My daughter developed severe asthma due to the living conditions that was confirmed by her pediatrician. They wouldn’t even move my unit unless I agreed to sign another 12 month lease. The pools were NEVER opened in the year that I lived here. We spent my last 3 months of my lease living with my mother because the living conditions were so bad. To top it off, because there was such a high turn over in management, they told me upon moving out that non of my maintenance work was on record and I would be responsible for any damage from the ceiling caving in and the apartment flooding. These apartments are a nightmare and for 1 year I lived my nightmare. Don’t subject yourself or your family to these living conditions.

Arbor Hill has been a really nice place for me to live. I really like my apartment and I like to walk to Target and the other businesses that are close. HEB is also close. They are very polite here and always helped me with things. The other residents have also been awesome and polite and it is pretty quiet at night. I never got robbed or mugged here, and sometimes I come home late from work.

Ive been here over a year. Its been great for the first time living on my own. The place has old bones but a great personality(neighbors & staff). Maintenance is quick if there is an issue and they get it done right. Never had pest issues or noise complaints.

AC and heat went out 30+ times I lived there. I had to call once a week sometimes or every other week to get ac and heating repaired. It still was never fully resolved because the ac/heating unit is so old , its down to its last wire and its constantly smoking. I had to buy a portable ac unit to put inside the sliding door.

I made a Huge mistake moving here. I’ve lived here for 3 months and cannot wait for my lease to be over. I’ve had problems with almost everything you can think of in these 3 months but we cannot take this anymore. I’ve had problems with water heater, toilets, doors, paint stains on floor, ac not working, For the second time this month I’m forced to take my pregnant wife and 2 year old daughter to a hotel because of power issues. The first time early this month they left my family in a over 90 degree apartment until late in the day when the finally told us it wasn’t going to fixed that day, during the day they had plenty of time to fix it but only came in for about 30mins total throughout the day, to top it off they bring us a window unit so they can install in the room that we have no power in.. it gets better, they obviously can’t connect said window unit being there’s no power in the room they say they are going to get a extension cord... never came back. So there goes my family and I to a hotel at 8pm. Fast forward 3 weeks now, same thing happens. But now they say they can’t fix it for two days. I talked to Dakota in the office begging to speak to the manager Mirtha that he says he just spoke to but she won’t talk to me. He made it obvious that it’s my issue and their weekend so it was even a waste of time trying to get anything done. Having to spend money on a unit with issues as basic as power and having to spend money out of my pocket of hotel expenses is not what I expected. Almost $300 this month in hotel stays while we an apartment I’m paying rent on. I will be consulting legal help on these issues because that seem like that’s the only option at this point. I don’t suggest anybody move here.*Update*After the weekend passes Mirtha finally gives us a call to let us know she saw our “mean” reviews and would be happy to let us out of our lease because she doesn’t want us to start leaving more bad reviews about “Mud and Mosquitoes”. She really had the audacity to say we would complain about mud and Mosquitoes because we complained about not having power. Instead of trying to understand our frustration or offer a remedy for the situation, that is how she responded. No mention of reimbursement for hotel stays, no deduction for the days we couldn’t stay in our unit, and they want us to pay for the carpet shampoo before we leave. Very condescending and rude of her. We’ve lived at many other apartments but not one as ran down, slow and rude as this one. Please, if your thinking about moving here because of the price for space your getting, think again and go somewhere else. Spend the extra couple dollars and save some of your sanity.

Have had a great experience at Arbor Hill so far. Its close to work and everything I need is near by. The girls in the office are always really nice. I know Im in an older complex so things are gonna break (alot) but the girls keep me up to date with what the next step would be, and hell you cant beat the price. Sometime you get what you pay for. You cant stay at the Ritz with motel 6 prices, I think alot of self entitled people forget that. But its a good little complex and my neighbor s are quiet parking good and nothing crazy happens at night except occasional kids out without parent but that apartment livin for ya.

Currently writing this as my apartment continues to overflows..yes it happened last night and this is how the maintance team left the bathroom...very unprofessional, they keep closing your work orders but the issues dont get fixed and then it takes them about a week or 2 to show up to just to momentaniously finish the job or to leave a dust pan to do the job.This is my fourth time reaching out to the maintance team this morning...but the water issue has been a problem for over a year...

No stars at all whatsoever! This place sucks. Dont ever live here! I had a sewage leak recently and my carpet got soaked with disgusting water. They dont have the proper equipment or people working for them to do a good job but they expect the $1,000 a month rent on time. I have tried to contact the office for help several times. Its obvious that they just dont take living conditions seriously. They dont care one bit for the residents of the complex. You cant blame maintenance for just doing their jobs or not having the access to the right equipment until monday. When a leak or spill happens on a saturday there better be emergency maintenance and service provided. Especially for disgusting sewage issues that are of no fault from the resident. It is the apartment owners responsibility to take care of the problem in a timely manner. That does not happen here at Arbor Hills. By far the worst place Ive ever lived and Ive been over seas quite a bit.Look at the pic thats old toilet paper and what looks to be fecal matter on the wood flooring before the carpet. Absolutely disgusting!!!!

OMG...this is Arbor Hell Apartments!!! My mom has been here for about 1 1/2 years and she needs to get out. Her A/C has broken down 5x in 2 months and in this 100+ degree weather, its horrible to wait 6-8 hours for maintenance to even show up. She signed a 12 month lease and after 10 months they increased her rent. I disputed this for her with the manager at the time, showed her the signed lease with the correct rate...and she said the rate they offered was wrong. My mom refused to pay the new rate (this is during a current 12 month lease) and was served with an eviction notice. My mom is disabled and unable to care for herself. I was furious but didnt what her rights were and I had to practically beg the property manager to let her stay until I could find her a new place.

So, I said I would write if anything changed. It did. Even though I asked the front office to not except my packages, they continued to do so( and even as nice as it was for the one staff to bring it to me, it still was illegal to except it) I tried to be as nice as possible and explain, it is against the law to do so, because the carries are documenting they are giving it directly to a resident, even though the address they are dropping it off at is not my address and it states on the slip do not drop off at office. I like my apt and thing are generally very nice around here, unfortunately, it must have been taken wrong because now I cant even get her to respond if there is a package at the office. I hope thing will get better because I like my apt and I dont have a bug problem also my neighbors are very quite, when I do see them on rare occasions people are generally very polite.UPDATE -- my package was delivered directly to my door while I was writing this and I did sign for it - with that the package was clearly opened by someone prior, it was doubled taped and sloppily at that. You can clearly see that it was opened from the back.So as nice as my apartment is and my neighbors are honestly the best I have had in a while; also I havent had a bug problem, to include my air conditioner is working great since maintenance fixed, all this is fine- unfortunately I would not recommend these apartments.Mail tampering (which is obvious) is illegal.

Horrible. The whole complex is infested with ants and insects. They have exterminators go every week and it’s still not enough. I can’t even sleep because ants are all over the bed. Workers are rude and do not care.

Management and maintenance is always changing. Work orders take forever to get done. We have been waiting 7 months for a response for our torn up carpet to get repaired/replaced, due to normal wear and tear, because it needs regional approval but the regional manager is never on property for a walk through. (Carpet is over 5yrs old) They have misplaced our pet deposit several times over the past 9years that weve been here and always want us to pay again and again. If you have a pest problem like bees they tell you that they have no control over it only to seal the hole where they are coming from and you need to get rid of them yourself. Manager promises a lot of things and nothing ever gets done. If you can stear clear of this place i highly recommend that you do. Every year it gets worse.

Rat infestation, a/c issues, found empty bottles of bedbug killer in pool area that CHILDREN WERE USING TO PLAY WITH IN THE POOL, ceiling caved in in master bedroom, water damage in ceiling, second floor balcony flooring loose/rotting boards making it dangerous, front door would not lock, did I mention RAT INFESTATION??? Cleaned apartment better than when I first moved in and they not only charged me HUNDREDS of dollars for complete BS fees, never sent me a final bill even though I gave my forwarding address when moving out, simply sold bogus charges to a collection agency a YEAR later that Im now having to hire a lawyer to dispute. This place is as ghetto as it gets - if you value your health and safety DO NOT EVEN CONSIDER moving here!

Run away from this place. Dont try it unless you want to suffer. This from day one this place has been a nightmare. The ac has been a huge issue its always above 80 even though it is set to 70. Work orders are magically completed without anyone working on it. When you call you get people with attitude. I have a bathroom i can not use because it is missing a wall and plumbing yet i have to pay for a 2 bathroom apartment since like march. This is me year 2 attempting to have them fix the air conditioner to the point where the manager made it a point to say the air conditioner was an not a refrigerator. I have several friends with the same issue with maintenance. Stay at your own risk. As for the comment below sire we can discuss the bathroom that hasnt been fixed and the multiple pictures i have qotb the thermometer reading that it is 80 or above when it is set to seventy and yes the multiple maintenence that has said that they are going to fix it then magically close the order without if being fixed that is a great idea.

Im noticing some improvements with the new maintenance. Ive placed work orders that have been completed the following day. He also leaves a copy of the work order with notes which lets me know he was there. I freakin love that! No guessing if maintenance came or not. Please keep up the hard work. This complex has so much great potential.I wrote the above feb 2019 gave 3 stars.Heres an update july 2019.Maintenance cant make decisions without corporate. So when my 53 day work order was left incomplete I sent corporate an email. Its now day 64, i havent heard from corporate and my work order is incomplete. Im currently in hold with Imelda to see what she doesnt know.Below is a portion of my letter to corporate.I am a resident at Arbor Hill Apartments in San Antonio, TX. I am reaching out to you because I was provided feedback from the apartments front office personnel about an outstanding service request from May 2019. I was told by the regional manager, April, that the corporate office is holding up my dishwasher request that has needed replacing since May. In actuality, the dishwasher has been inoperable since March, which is clear in my multiple service requests on it. We are on day 53 and that service request has yet to be completed. When I call the front office, no one answers. I leave messages, I do not get returned phone calls. I take time off of work to make it to the office in time, for the personnel not to know what the status of my request. Im not sure who the manager is any longer; there have been several in my 2+ year tenure here. So Im reaching out to corporate who allegedly has my request now. I get it. Its just a dishwasher. some of the values and philosophies posted on your site seem farce compared to my current experience. Im beyond hesitant to put in a request for my stove that has one eye that goes in and out when it wants to, and another that is the vent for the oven that I have to replace the drip pan often . Last year it took 27 days in the middle of July to get a new A/C unit. During that time I got to use a portable a/c unit that leaked so much it stained my rug, and half completed work of my walls, doors and baseboards that a/c water had leaked. Ill be updating my review should we hit the 60 day mark of this incomplete service request. This should not reflect poorly on Art. Art is pretty dope and has been a plethora of knowledge since he got here. I believe he was hired to be lead maintenance. Which means you should trust him enough to make these decisions and get these service requests completed timely. With his expertise, I dont think he comes to these decisions lightly when appliances need to be replaced.

New changes to management have really improved the community. Maintenance generally responds to work orders the same day. Most of the people in my building have lived here for 2 or more years. It’s a great location and my experience has been very positive.

Dont, I dont care how desperate you are or how its at a good location in the end its not worth it.1. we dont have maintenance, this is your RED FLAG. When they find maintenance from another property they will fix it when its of priority. If your place needs new parts they have to okay it with Corporate. ALWAYS keep original copy of lease and make sure you take photos of your run through problems… check all plugs working, ask to see filters (they are dirty) look for water damages they have many… their quick fix TAPE..things are TAPED. WATER BILL…. this is my major issue… WATER BILL…. you share it with the building.. get to know your neighbors because they will scam you with WATER BILL… supposed it its shared with those who occupy the building and square footage… you will be paying as much as water to your electricity bill. I am still waiting for them to investigate.4. this year alone they have gone through 4 management staff one doesnt know from the other5. I am the resident at 305 they are bullying with late fees when I have never been late and they cant explain why I have late fees but they want the money….6. Dont do it…7. Pet Friendly but dog feces is everywhere.. its ridiculous you cant even walk on grass thats how bad it is. Tenants dont even leash their dogs and you worry.. could this be the day for a dog fight…what?8. dont do it.. dont do it… dont do it

Spoke to the manager recently. She expressed to me that she was worried our recent frustrations would leave “a bad taste” in our mouths. She was worried that we would start being frustrated with “every little thing” like she was at her old apartments. She stated that she would “be like” why is this mud here, and why are there mosquitos (or something along those lines about mosquitos). I conveyed this to my spouse , we understood that to be extremely condescending of her. As if our issues were “little things” being compared to insignificant issues. My spouse was unable to be present for this conversation , due to the manager’s failure to respond to him via text or phone; UNTIL very recently when he visited their office. management should worry more about their faulty wiring instead of “mean reviews”, so no other tenets have to experience what we have. If the office would like to discuss this further , please contact my spouse (Daniel E) so that nothing is conveyed “out of context” again.

My half sister applied for an apartment July 8. The manager went on vacation a few times but her move-in was supposed to occur around July 20th. My sister and I both called their office constantly, sent emails daily, just trying to reach the office. The manager finally comes back and was in office on the 20th, but I was told she would have to call me back. Mind you... the rental rate for the apartment at the time was $688. My sister never got a call back, so we begin calling constantly again. She finally gets someone on the phone, they ask her to hold, she stayed on hold for over an hour! Nobody ever got back on the phone and they just left the office. I suggested she go to see if somebody is living in the apartment she was promised. We go knock on the door and low-and-behold... a new tenant lives there!!! We asked if they just moved in, and they said yes they moved in two days prior. I asked when they applied for the apartment, she said it was an immediate move-in. She applied and moved-in the same day. We asked how much her rent was, she said $875 per month. I realized they leased my sisters apartment out to someone willing to pay higher rent! I told her to keep calling the office and make a complaint with the BBB since she paid for an application fee and they did nothing. She checked to see if there were other apartments on their website and saw that there were no more available apartments in her floorplan. So why yesterday the manager calls my sister saying her credit was not approved and thats why she didnt get the apartment. We asked for a rejection letter, but they cant produce one! I asked her to check the inquiries on her credit report. They never even ran her credit! There is no inquiry at all. My sisters credit score was 677!!! They are stealing application money from ppl and lying about not being approved. Do not trust this shady business. If you apply and get a denial, ask for a copy of the report!!! My sister reversed all payments and her bank is doing a fraud investigation on them. Report them to the BBB if you end up going thru the same thing. This will help shady businesses get closed! This is considered stealing, theft and fraud!!!!

So let me begin by saying that every negative review theres listed here from previous tenants that have resided here in the past, or presently that for potential or future tenants that are interested in or considering theses apartments to live in need to know that basically all of those negative responses in regards to the management not caring, work orders taking for ever or not even at all for that matter are in fact 100% accurate to a T. Im going to rap this whole review of mine up in a nutshell as best as i can for anyone looking at these apartments. For my experience while residing here for approximately 9 out of the 13 month lease I signed there was absolutely no airconditoning followed by a whole nother list of other concerns about damages and eyesores that was definitely caused by prior tenants and whatever pets they would or may have had before me. Which by the way I initially wrote down and documented on the inspection sheet that was provided for me at the time I was just beginning with my lease. Nothin was done about it and when it came time to the end of my lease which I fulfilled with no late or delinquent payments. All I had left in the apartment was a left over roll of trash bags in a cabinet and the toilet had somewhat stains that I had previously documented as being wear over time and for all of that out of a 350 dollar deposit I only received 121 dollars after really cleaning that unit sincerely Im being very honest and professional here as I can. So to anyone looking into these apartments listen to all of the prior posted reviews that were all negative before mine and most definitely here mine out. And remember before you decide to sign a lease here at Arbor Hill apartments when the management personal is sitting down with you and is going to tell you that everything is going to be taken care of and that you will have nothing to worry about its nothing more shorter than a false sales pitch of an advertisement meant to lure you in so just remember from my advice just take a second to think twice and seriously reconsider your decision at that point and steer clear away from these apartments and dont look back. All your gonna do is loose your hard earned money, waist your time which your not gonna get back neither, and trust me your gonna be pissed off and after writing this review Ill be ending it with this quote of mine that still remains as one of my all time favorites ladies and gentlemen. The staff at this property has lost me and my roomates rent money and work orders 4 times already on top of the fact things have been broken since we moved in. The buildings have bugs. They keep telling us there will be pest control and there isnt. The management of this property has no care in the world for their tenants. Ive dumped my own money into this place in trying to keep things taken care of that this property should be doing. Im having to trash my bed and possibly nightstands when i leave here due to ant infestation. And with all this the manager ive talked to in the past about these same issues says they cant do anything as far as reinbursement or any monetary compensation for the hassle. DO NOT STAY HERE!!! I REPEAT DO NOT STAY HERE!!!!. There are many better options around SA for how much they want you to pay here.

Reasons to stay away1. Place is unsafe nothing is up to code2. Things like a.c. units and pipes are always breaking3. Cars are always getting broken into4. Dog poop every were5. Work orders take along time to be completed in excess of 3 months6. Pool is always dirty has algea in it all l the time. So there is always a green tint to it.7. People are constantly breaking the law here. From walking larger agressive dogs off the lesh(not pits). People are never told anything about walking their dog off leesh. Reguardless of how much training the dog has this is stil considered a crime. My dog has almost been attack several times.8. RENTERS BEWARE!! This place will try everything to try to get over on you when you move out. They charged me for items that were already broken or damaged when we moved in EVEN WHEN IT WAS DOCUMENTED IN THE THE MOVE IN REPORT. We have had problems since we moved into this complex first it was the connector for our dryer wasn’t right took them about 2 weeks to get the part then when we moved in the apartment was gross there were things that were still dirty didn’t even seem like the place got cleaned before us for the passed couple days are ac has been not working I was told they wouldn’t come unless it hit 80 degrees which makes no sence if your resident is complaining that the apartment feels hot you should come to see what’s wrong they claimed they came by to “fix” it and woke up again today with our ac in the 80s I’m getting super tired of this place now and we have only been here for a month and have had all these issues if your looking for a place look far away from here .

UP DATE August 19, 2018 -- I have decided to stay at this apt complex after a long year, to a certain degree I have seen some improvement. Starting in the pool area that is up and running - if you know about maintenance and pool up keep that is know small task in and of itself. The grounds out front are in a much better condition than before, as well as the dumpster area is starting to look a bit better. I have moved up stairs to an apartment that I like. It gets the afternoon sun and in the winter that will be nice; but as for now it reaches 84 degrees in my apt with the air conditioner on 77, the vents need to be adjusted. The apt itself is much nicer than the other one I moved out of. Theres much more to say but Ill hold off for now, I do like the apartment I moved into. The kitchen is much nicer as well.__________________________________________________________________________For the most part it is sadly accurate what I have read. I do have to say I agreed to a couple of short comings in the apt because I showed up a day or two early, and on that account they were accommodating. I came from out of state. My apt now that the air conditioning is working is fine, I like the apt and I like the bathroom size very much. I havent had a bug problem either, but I also keep my apt very clean, and my neighbors are for the most part very quite. Yet; the window I was told would be fix in the first week has not been. I was also very uncomfortable with Kylie from the front office recording me while I was reading and signing my lease, I was not asked if it was OK with me. It was not!! Also there are no signs in the management office that state audio /video on premises; as well as there were many different addendums, I was required to sign, some however were tossed out by management.(out dated) Still, this was/is HIGHLY unusual. However the real issue is; I have told the management staff not to accept packages for me (I made this statement in person and explained the reason why)but rather have my packages brought by the carrier to my apt. I have difficulty walking back and forth, I can do it, its just very painful afterward. And still they are accepting my packages, also my mail box has been jimmied open and left a jar a couple of times. Unfortunately for the company that could be a very big issue. It also seemed to me that someone had been in my apt while I was out, Mail box tamping and entering an apt that is posted(do not enter) can cause many problems. The locks on the door were changed by me after the first time when maintenance did it(I was also uncomfortable with the maintenance man asking to bring my spare key back to the management office; read your lease it states residents receive two keys:I kept that key) and I am certain it has happened again(someone entering my apt); as well my mail box is not the only one I have seen a jar.There are other issues as well, but these are enough...........So unfortunately, I concur with the other writings and would rate these apartments at a two star. If anything improves I will write that review as well.I have been here since July 2017.

It is exaggeratedly what you pay for water 170, I have lasted without electricity in the kitchen for a whole month, I have been without air conditioning for 3 days, super hot!! The people at the office are super rude, especially that Esteban. If you go to ask for reports, everyone says different things or they just tell you, I dont know... I dont recommend it. My rent goes up more every month and its because of the water. I no longer pay what I pay. From the beginning they told me and what is supposed to be in the contract.
