We recently moved into Cortland at Fredericksburg after visiting a few properties. The agent, Angel Lopez was very helpful and informative as to the apartment and community amenities. Her approach was personable and friendly, on move in day the entire staff welcomed us and was very kind. The property is beautiful and with close proximity to I-10 it’s makes commuting easy for us. The quietness is also a plus since our previous place was in a more crowded part of the city. Just off a couple of days of staying here I’d recommended Cortland at Fredericksburg, ask for Angel.
Living at Cortland at Fredericksburg was a positive experience for us over the past three years. The location is excellent, and the amenities like the pool, gym, and clubhouse are well-maintained and make life here very comfortable. The services provided by the management team are efficient, and I want to give a special mention to Cindy Carroll. Her patience and dedication truly stand out, and she works tirelessly to make this community better every day.One suggestion for improvement would be to add a dedicated space for kids. While its great to see facilities for pets, families with children would definitely benefit from a designated area for play and activities.We understood that living in an apartment complex is different from owning a property. However, as a resident, I can confidently say this is a safe, welcoming, and pleasant place to call home.Thank you for opening your doors to us when we moved to San Antonio three years ago.

I have called Cortland at Fredericksburg home since February 2020. The grounds are simply lovely — the landscaping should be ‘award-winning!’ This is an apartment community that is contemporary, yet maintains an elegance not typically found in an apartment unit.The resort-styled pool and cabana area remind me of my time in the Pacific! What stands out the most is the SERVICE. Professionally managed, responsive and helpful maintenance techs, and the all the leasing agents are top-notch. Christopher is simply superb - SUPERB.The fabulous brew machine is just the icing on the cake of a great apartment community.
Angel Lopez has been exceptional!!! This has been the most smooth move-in experience I’ve ever had. In addition, the community itself is at a great location and checks all the boxes. I’ve had many questions and Angel was able to answer every single one of them. Her professionalism and communication is 10/10 and I would totally recommend people to take a look into this community.

Very good community with great plans .I don’t think there are any better plan than Cortland around USAA office, other places you have to face the front door/ entry towards other neighbours, here all the apartments have their entry not facing any other door . Good space between each block.Regular Wallet trash pickup .Secure mail and package pickup.Rental includes CABLE AND INTERNET! That means no need to worry much .Attached garage plans are also available with one or two parking spaces.The staff is super friendly and helpful.Special thanks to Amy Garza .Maintenance requests are handled great and on time.Secure society, gates are operated by remote fobes and number pads .Has 2 entries and exits .Good running / walking trail at the end near Fredericksburg.PET FRIENDLY Also two lovely dog parks. Most of the breeds are allowed here .Community garden 🪴.Good Patio space .Yeah what else you need ! Love the Apartments and management
I moved here from Midtown Houston and the quality of life is night and day! The location is within 10min of HEB, a plethora of restaurants, health services, basically everything one could need! The grounds are very well kept and include 2dog parks, as well as a walking trail and much more creating a beautiful aura of comfort that you feel as soon as you drive into the gate! This is a wonderful, beautiful, safe community to raise a family or grow as an individual and the amenities are a great bonus. The management team is extremely responsive, understanding and attentive. Luis in maintenance is incredible and treats all issues as urgent! Overall Cortland at Fredricksberg is an amazing community that I would recommend to everyone moving to San Antonio! I love it here👍🏽👍🏽
I had such a wonderful experience moving into my apartment in Cortland. Angel truly helped the process run smoothly and was happy to answer all my questions leading up to my move in. The staff is all extremely supportive and kind. Angel was the first one who introduced me to the community and had me fall in love immediately. I recently moved into this community from relocating from Ohio for work. I moved in back in May of 2023 and have had a great experience from day one. The amenities are great and they have even upgraded their charging station to a newer model. The pool is amazing and the staff is always friendly and greets you when you enter the office. I would highly recommend this community, even when Ive had issues in the apartment, the maintenance team is quick to respond and fix the few issues Ive had.
I currently live at these apartments, paper thin walls. Constant maintenance issues, constant fines. Charge for trash services $50 a month that is automatically in the rent , then give you trash bins 2 sizes too small for a regular white kitchen bag and constantly fine you $50 for each violation.I have work orders since I moved in that have not been completed. The community is suppose to be gated but the back gate is constantly open or gates not working at all. You would think paying over $2,000.00 on monthly rent , that I could get some decent maintenance repairs. Last month I was without of washer for 2 weeks. I spent close to $50 in a laundry mat, they did not credit me the extra money I had to spend.DO NOT MOVE TO THESE APARTMENTS CORPORATE GREED! And constant fines!
I stayed for a year, and my experience was overall positive. The complex itself is well-maintained and offers a few amenities that were always functional and convenient whenever I needed them. The area felt safe, which added to my overall peace of mind.I would like to give a special mention to the office manager, Justin. He went above and beyond his duties to assist me on more than one occasion, showcasing his dedication and kindness. His willingness to help truly made my stay more comfortable, and I truly appreciate his efforts.

The maintenance team did a great job! And the Team Lead checked in to make sure things were going well. The leasing agents on site also responded to my many requests this summer. I appreciate the great work, the follow up and all of the care and the smiles. I truly appreciate everything that was done.
Ive been living here for two months now and here are my thoughts:Application/move-in:From the time of application submittal to the time I signed my lease was about a week. Angel was my leasing agent and she was amazing. I was trying to get moved in by a certain date and she went above and beyond to make it happen. She is really the model for exceptional customer service. Everyone in the office is very friendly and helpful which makes for a very welcoming environment.Upon move-in, I had a few minor issues (mostly cosmetic) with the apartment that were resolved within the first few weeks of living there.Apartment Unit:My unit is great. Im in a one bedroom with a garage and I love the layout. Lots of windows, location is great by some trees and lots of green space and close to one of the dog parks. VERY well insulated, I rarely hear the neighbor above me and never hear anyone on either side of me which is great considering I work from home. Patio space is ample to put some furniture and plants, bedroom is very large with two closets, and I love the garden tub. The fact that it comes with a washer and dryer was a huge selling point for me.I really havent had many maintenance issues. My A/C went out about a month ago and maintenance was at my door within 30 minutes. It was a simple thermostat unit replacement fix but the maintenance man was very courteous and extremely efficient while here. I always see them driving around the complex, getting things taken care of.Complex:The complex is beautiful. One of the perks of being established is all the big beautiful trees and lots of grass. The buildings are aesthetically pleasing and because they max out at 2 stories, it really feels more like a private condo complex instead of traditional apartments. Two dog parks and a walking trail are great - lots of dog families here. Landscapers have been out almost weekly it seems to maintain the public spaces and bushes. The pool is awesome. There is an upper and lower level pool, both are fairly shallow (max out at 46 I think) but theres plenty of space. Nice trees and flowers all around to provide shade in the summer, lots of space to lounge or sit at a table. There are two gas grills in excellent condition that are often used. The complex is fairly strict on partying, loud music, etc. at the pool which makes it for a relaxing environment.Overall:Considering the price is pretty on-par with other complexes in the area (at least for a one bedroom), I think Cortland at Fredericksburg is one of the best complexes around here. Taking into account the office staff, maintenance, interior apartment and finishes, amenities, and the price, you wont be disappointed. Highly recommend.

I dont go into the office often, but when I do the office staff is very helpful and understanding. Cortland is a great place to live! Very clean grounds and the maintenance staff is prompt.
I came to tour the Courtland at Fredericksburg apartments and I immediately just fell in love with the property and the area. Jordyn was so welcoming & informative she answered all my questions ! Jordyn has made this application process so smooth for myself and my family. I cant stress enough how amazing it is here. Jordyn at the front has gone above and beyond to help my family and I become members of this community. I can’t wait!
Added comments on 10/14/24:Potential resident BEWARE. We went through hoop after hoop during our move in process and were finally able to move in 1 month after we were originally signed to move in, causing us to have to rent a storage unit for our belongings while we had no where to live. During our time living here, everything was fine other than maintenance requests. When we had water leaking from our bathroom ceiling, on 2 different occassions it took multiple days for maintenance to finally come. Finally, after move out, we received our deposit refund, with no explanation included on why we didnt get our full refund back. After asking, we found out that Cortland will charge you for ANY hole you leave in the wall. BEWARE do NOT hang anything on your wall - artwork, TV, whatever it is they will charge you $25 per hole for some spackle, sanding and a dab of new paint. When we moved in our walls were no where near perfect so this was absolutely shocking. After going back and forth with the employees and corporate, I am left to pay $175 for a few holes to be filled. We paid an early move out fee of $2700, and I have trouble understanding how those few holes couldn’t have been filled for that amount of money we paid. I would like to add that the one of my only positive experiences has been with Angel. Thank YOU Angel for your positivity and helpfulness.Original review posted in Feb/Mar 2024: Our experience living at Cortland has been great so far! The community is very quiet and feels very safe. Angel was wonderful throughout our leasing process, she handled all of our concerns appropriately and made sure to follow-up with us regularly to keep us in the loop. The units are spacious as well, and have plenty of storage space, which is a huge plus - finding this in San Antonio at a reasonable price can be quite tricky.
The community is beautiful and quiet. The pools are nice and blue. I recently met with Justin who was very professional and answered all my questions. I had a great experience. Definitely at the top of my list when considering new home!. If youre in the market for an apartment; make this community your first stop.

Felt very welcomed the minute I walked in the leasing office, Angel Lopez took great care off me, I had a long drive from Houston and it was nice that she even offered me coffee, she was clear about every detail about the property and leasing information, the moving process was fast and smooth just as someone moving from another city would expect, thanks again Angel.

Sammie and I are in our 12th year living at the Preserve. Our experience has always been five stars! Our unit is spacious, lovely views, very much a home and not apartment living. I will say the past five years have been the BEST with our Manager Cindy Carroll on board. Her leasing staff is exceptional! Maintenance is outstanding! Gilbert and his Team are responsive to maintenance requests as well as visible out and about in the property.
I love that this community is pet-friendly! Having not just one, but two bark parks is fantastic. During our tour, Angel and Justin were extremely accommodating and welcoming. They made sure we got the chance to see everything and answered all our questions. Highly recommend checking them out!

We have been here for a few years now and we love it. They worked with us during Covid and moving in, which was really nice. In our time here we have had a few issues, but the office has worked with us to get them fixed in a timely manner. Justin is a gentleman. When I was expecting, he helped me bring in some heavy gifts so no one would take them, instead of me waiting for my husband. The girls are nothing but helpful. Maintenance guys are A+. Jaime, I hope that I am saying his name right because hes a rock star. Hes like the one in charge of maintenance and knows what he is doing. While I had my newborn, we had our hot water give out and fridge break. He got it done in one day! He didnt want us to not have hot water for our baby or my milk to go bad. If we happen to see him around the complex, he goes out of his way to ask us if were doing okay. Also, the pest guy, I dont think he works here but he couldnt get in one day, and I had found two small spiders in my babys room. We talked over the phone, coordinated on what they needed from us because we had left our dog out by accident, and the following week [they only come once a week], our place was the first one they sprayed! Also, weve have met some really nice people! One time, our neighbor across from us noticed that my car wouldnt start, she pulled over and help to jump start it. People have returned mail that accidently was left in their mailbox. And our next door neighbors have never been a problem, always smile and wave at us.People like being talked to respectfully and nicely, and thats all we need to do for them. If you respect the staff and maintenance, then there is no issue. We have lived here since 2020, and all I can say is that my neighbors are nice, its a well kept and clean complex, and staff is good!
This property is absolutely stunning! My wife and I are planning to move in June, and Angel has been incredibly helpful, providing us with information and showing us floor plans. The cleanliness of the property is impressive, and the dual pools are our favorite feature. Angels customer service has been exceptional, and the staff is friendly and welcoming.
We recently bought a home and Ive lived here for several years the management in the office is deplorable and have never completed a work order to our satisfaction
This is a beautiful community but my only complaint is that I needed a new AC because my cps bills were well over $450-$500 every month in the summer. that is ridiculous for a 2 bedroom 2 bath. I did ask for a new AC unit multiple times and I just got brushed off. It’s definitely not fair that I had to dish out so much money over the summer because the apartments blew me off about a new unit.I have seen other units with new ac units so why can’t I have one? It is very clear to the maintenance staff that my AC is running on fumes and it is causing me so much money every month with CPS and all I want is to get a new AC so I can get my bill downSo with that being said, I don’t think I’ll be renewing because I cannot go through another summer of $500 CPS bills because they’re refusing to replace the air conditionerThat is my only complaint, but it’s a big one because it’s affecting my money. And this is really sad because I really love living here. The community is quiet. I love having the garage, but sometimes Maintenance can take over a week to come and fix something too.I think the apartment still deserve four stars
I have been a resident at Cortland for ~3 years and have been very happy with the environment and moreso, the staff. Cindy, Angel and Justin have made sure everything I need is taken care of and go as far taking the time to follow up!Maintenance is top notch as well...Gilbert will ensure the job done is done right and if something cannot get done in a timely manner, he will make sure to communicate. Ray has also done an excellent job of following through to make sure the service request is done correctly.I am grateful for the staff at Cortland and highly recommend the complex to anyone for long-term or short-term stay.

Theres lots of reviews here about people that dont live in the property or just barely moved. Sure Chris is a great employee, whenever an employee cares and is good and competent they tend not to work here very long.The property is beautiful, thats pretty much all management cares about. The location is great too.The gates can spend months without working, some neighbors will make a lot of noise and make your life miserable every single day and management wont care nor do anything about it. Parking will always be an issue because management doesnt enforce their rules and you will always find dog poop around the property.Once I moved to an apartment(which had been vacant for over a month) I had to submit over 15 work orders and they took months to complete.
This review is for our leasing experience and move-in. Cortland at Fredericksburg has an invaluable team member, and her name is Angel Lopez. They should be honored to have her as an employee. From beginning to end, she has gone above and beyond the call of duty. She is professional, patient, thorough, and one of the kindest people I have ever met. We had a circumstance that required a last-minute change in units, and she bent over backward to get us to the finish line. She is genuine in her demeanor and truly an “Angel.”
As soon as I stepped into the office, I was greeted by a delightful, fresh home scent that heightened my excitement for the tour. These apartments truly feel like home, and I was thoroughly impressed. A big shoutout to Angel for making the tour unforgettable and for taking the time to show us around the community!
Not the greatest experience here. Upon moving in, our apartment was not in the best shape. We didn’t have hot water and were pretty noticeable damages. The maintenance team came to fix the hot water tank but the same day, the hot water tank ended up flooding our apartment. We had to escalate to the office and maintenance managers to get the hot water tank replaced.2 stars because while living here the apartment was safe & pretty quiet. When we did have a maintenance issue, the maintenance was pretty quick. However, there was never any parking.Follow up, after we moved out - we had to harass them for 2.5 months to get our deposit back. Provided our forwarding address multiple times and still didn’t get it. Finally received it after we got pretty aggressive with the office staff. They refunded us over $100 less than our deposit with no explanation. Doubt we’ll ever get an explanation.
I have only lived here for about a month, but I have had an exceptional experience at Cortland at Fredericksburg so far. The amenities are top-notch, and the community is very welcoming. Special thanks to Justin Villarreal, who went above and beyond to make the leasing process smooth and enjoyable. Their expertise and friendly demeanor truly made a difference. Highly recommend!
Edit: yes I checked with the bank, they said the check is posted from the resident portal even though rent is paid before. So may be the old resident portal does not check the balance. we paid the rent on time and also got the returned check for no reason and also not enough help from your side even though it is not my mistake.Anyways we will be out in 7 months.I am a resident here for 5 years. Recent months , we are facing lot of trouble with the management. when you try to talk, they will not listen to you and say they have 130 clients to attend. Not at all helpful. Waiting to move out as soon as our lease expire.
Im in search of a new home for my children, and this community seems perfect – clean, quiet, and welcoming. The amenities are fantastic, and the staff is friendly. Moved here at the end of January and we absolutely love it. It feels safe and the grounds are well-kept. Maintenance is on top of any maintenance requests we put in and the front desk is typically very responsive. There is valet trash service, but I only gave 4 stars because there isn’t a valet recycling service, and the one recycling bin on the grounds is a few buildings away from me in a secluded area down some stairs, so just a bit too creepy for me to want to go on my own.
Justin helped me get moved out. He was super helpful and made it simple for me. Moving is never fun. My 2 years at cortland was great. Great staff. Outside of that it was a bit pricey for the amenities and the units.
Christopher, our leasing agent, was phenomenal. From beginning to end he was right on point and never skipped a beat. We moved in a couple of months ago, and so far everything has been amazing. Christopher toured us when we walked in and was attention to detail and the rest is history. The property is clean and safe for my kids. Security is present and the property grounds look amazing and maintained. The area is close by shopping centers and is in the prime location. The leasing team is very friendly as soon as I walked in to do a tour. They answered all my questions and told me about jetty and their renters insurance. Communication was on point with Azul and Brandi they are always quick to take care of any issues I have. They added Chris into the mix and he is a great addition because of his personality and hospitality. Great job team Cortland!
I recently stayed at Cortland at Fredericksburg apartment complex and had a wonderful experience. The community is well-maintained with great amenities, including a fitness center and a beautiful pool. However, what really stood out to me was the exceptional service provided by Brandi and the team. They were incredibly friendly, helpful, and always went above and beyond to make sure my stay was comfortable. From my initial move-in to any maintenance issues that arose, they were always prompt and professional. I highly recommend this complex, and especially appreciate the efforts of Brandi and the team in making my stay a great one.
I’ve lived here about a year now and have no complaints! They keep the entire community extremely clean, the tenants are all very respectful and quiet, and the features are great. Probably one of the best locations too- you can get to I-10 in less than a minute, and 410 or 1604 in 5 minutes. Really friendly staff, and helpful too. I actually was planning on leaving to live out of state and had informed I wasn’t going to resign, yet when plans fell through I was able to get the opportunity to work with the staff and resign for my current lease rate! I can’t think of any other complex I’ve lived at that has been as understanding and helpful. Very satisfied as a tenant here and would definitely recommend to others.
I was looking for an apartment my aunt and I honestly much just apply here also. Gorgeous place and the staff is awesome. I didn’t get the two other ladies in the office but they seemed to be working hard. Cindy helped me out and she was very knowledgeable of everything even the area. I tried a recommended lunch spot and it was awesome! :) staff is great. Property is awesome. 10/10
I toured with Angel Lopez, and her warm welcome made it feel like home. Her customer service was outstanding. The lobby is beautiful for studying, and the apartments are both gorgeous and peaceful!
Soon as we drove in to do a self guided tour I was hooked! Not too many apartments that I’ve seen in this location have this layout that feels like a mini neighborhood atmosphere where you can drive around, or walk, ride your bike, skate, or jog. Love the variety of oak trees and beautiful shrubs. I have one of the best views because it’s a one story corner apartment with a side patio that overlooks the front entrance and a big oak tree to gaze at. My daughter and grandchildren love it. The coffee is delicious and they have food/margarita trucks that visit often. The swimming pool is gorgeous and big. They keep dog snacks in the lounging area too and are dog friendly! I always feel safe walking my dogs early and late into the night.

The staff demonstrated pleasant demeanor; however, my experience was less than satisfactory. I had been scheduled for an apartment tour of a specific unit and received a confirmation text from the staff, reaffirming my interest. Despite this, upon my arrival after a 30-minute drive, I was informed that there were no available units to view. Regrettably, this information was not relayed to me beforehand, resulting in an unnecessary trip. This oversight may be indicative of potential future communication challenges. I share this review in the hope that it might be useful to others in making informed decisions.EDIT:I was told I would receive a follow up on the previous interaction and have the ability to tour an apartment but I still have not received any word yet

She was very informative, and she was responsive to all of my questions. Provided a good sense of the community experience and thorough coverage of the rental process at Cortland. We moved into the apartment complex in 2018 and we did not expect the type of service and hospitality we did the day after signing.Our apt was the two bedroom with a garage which had wood floors. The only carpet was located on the stairs which led to the kitchen.These arent your typical apartments. These were more like town-homes since they are not stacked directly over another apartment.The community was very friendly and was pretty clean for the most part. I must say the workout room was one of the best I had seen in any apartment complex and the staff was pretty good about keeping the gym clean. The walking trail was great and the dog parks were pretty good. I do wish they wouldve had lights at the dog park, but Im sure thats something theyll add.The staff was very friendly and always made us feel at home. Whenever we needed service, they responded in a timely manner. If we had to move into a apartment again, it would definitely be this place. The female agents need customer service training. As someone with autism, it’s has been nothing but negative experience after negative experience with them. I’ll be happy to move out. Was really wanting to renew, but I can’t stand being spoken to in such a condescending way.

The apartment itself is great, as well as all of the amenities, like the dog parks and the gym. The Spectrum internet in the units is fast, with very few outages. The staff is nice and friendly, and the events they put together for the community are fun. Parking, however, is terrible. Every night you have to circle the entire complex to find a spot or sometimes camp out and wait for someone to leave just to have a space. Parking policies are in place, but they never get enforced. All of the reviews about parking are true, and you can see they span several years. If you value having a place to park your car, Id look at other complexes with assigned parking. They also advertise on their website about electric vehicle charging, but the charger has been broken without repair the entire time we have lived here.
I cannot begin to tell you how much I appreciate the unbelievable level of professionalism of the Office Staff. My kids are all grown and out in the world finding their way, so I am selling a huge house so I can downsize for this chapter of my life. Cindy, Kaitlyn, Chloe and Amy are true professionals and clearly love their jobs. I was in a state of panic, not knowing all the steps to make this transition and they walked me through EVERY step with a happy heart and lovely smiles on their faces. The community has so much to offer, the grounds are beautiful, and the few maintenance items I have encountered were handled quickly with the maintenance staff that is well equipped and knowledgeable. It is so peaceful, quiet and serene here, which is exactly what I needed in my crazy life right now. I am 100% happy, and looking forward to next summer to enjoy the amazing pool and amenities. Highly recommended!
Chris was so so amazing and helpful and gave us so much information and positive energy as soon as we met him. He answered all of our questions and was very respectful of our wants and needs when it came to our apartment. It made cortland the perfect choice for us.
I called these apartments to schedule an appointment to tour and Katie was able to schedule and see me the very next day. I showed up for the appointment and she greeted me as well as another employee as soon as I walked in. We looked at a couple different apartments which seemed to be immaculate. From the appliances, flooring, lighting, view, and overall feel of the apartments, I was very impressed. As I walked around, Katie answered every question I had and informed me about everything she knew about the apartments. From the square footage to the year they were built. She even pointed out the maintenance man as he was powerwashing the sidewalk. It was nice to see that they keep their grounds outside just as well as the interior of the apartments. When we got back to her office, she broke everything down for me Barney style. She made the whole process easy for me to understand. She had an itemized list of fees she explained to me (valet trash, pet fees, etc.). She informed me of availabilities, showed me a map of the complex, emailed me everything she had printed out for me and even informed me of discounts I was eligible for because of my military background. She was super sweet and the staff was very welcoming. Im already very excited and cant wait to move in!
I love coming home to this peaceful community each day. A lot of greenery, a beautiful pool, and the property consistently maintained. I also feel very safe at night and rarely hear noise outside. I appreciate the maintenance team for being quick to respond to my requests. The management team has also been very helpful, receptive, and friendly. Loving the new renovation to the clubhouse and gym too.
My contacts with Chris Morrow in the Cortland at Fredericksburg Leasing Office have demonstrated that he is not a good fit for this position. Therefore, I am surprised to see all these positive reviews about him.The City of SA turned down my initial application for rental assistance during the summer because Mr. Morrow should have responded to an urgent email requesting specific paperwork from their end. It was too late, even though I had to give the Rental Assistance program office a call and send emails. Ultimately, all I can hope is that the help was given to someone else who was in need.The leasing staff has come and gone for over three years I have lived here. We love living here. If ever we’ve run into issues, management is always quick to respond and do so kindly. The amenities are fantastic. We love the newly remodeled gym and pool area. Cortland is great. The units are brand new and have very little wear and tear, the staffing is great, and its a quiet area. The reason I didnt give 5 stars is because of some slight issues I had but I admit they were unique to my situation. I definetly recommend at least giving this place a tour because the prices are great at the amount of sq ft and quality of apartment you will receive. Also, the amenities are pretty good. The pool area is awesome, there are propane grills and a workout room. There is also an Amazon locker type room you can have packages sent to for more security.Chloe was an amazing leasing agent through the whole process.
I haven’t even started living here but I can already tell you we absolutely love this place. Jade is the agent that helped us find the perfect apartment. She was super helpful throughout the entire process. She was very knowledgeable, friendly & answered any questions we had with no hesitation. 100% recommend this place!

I toured this property and by far the grounds were exceptional. I was unable to secure a future home due to my employment location changing. But while on tour, bumped into a maintenance employee by the name of Gilbert and he was very polite and knowledgeable. It’s not everyday that the members of the maintenance team offer great customer service. Kudos!
I’d give more stars if a could. The staff has been so helpful and supportive. Brandi has by far been the biggest help during the process. I really feel like she and the rest of the staff have my best interests in mind and that’s not something you usually experience when apartment hunting. They lead by their mission statement.

I am in love with my HOME! I am new to the area and have never had any safety concerns since living here. I feel completely safe in my gated community. The grounds are kept up and always look clean and beautiful. Repairs are always done in a timely manner and seldom does maintenance have to come back for a redo. The staff is exceptional! I am treated with respect and kindness in person and when I have to make calls to the office. The rent is affordably priced for all the wonderful attributes of this property and I would definitely recommend this property!
Chloe showed exceptional customer service when I went on a tour. All of my questions were answered and she showed me all the amenities, even though it was extremely hot out. She kept in touch, as I am out of town, and made the process of completing paperwork very easy. The apartment grounds were also kept up and clean. It looks exactly the pictures online. I am excited for my move and happy about such a smooth process.
**Updated review after living here for 15 months**I will stand by my 5 star rating. Of course, there are the usual apartment-living complaints, but having lived multiple places I would keep my 5 stars. especially when you know other terrible apartments available in the Med Center. The complex itself is beautiful and feels so safe - and maintenance works weekly to keep it that way. I loved walking my dog around this place, even at night by myself! The pool here is huge. The workout room size is adequate. Maintenance was always ON my request super fast, everything fixed within 2 days. I rarely heard my neighbors, side to side or below me. Parking was usually not an issue, but there were occasions I had to park ~1 minute away from my unit. Again, nothing major and happened rarely. There are two dog parks available which I frequented often. The apartment units themselves are clean and very importantly, was roach FREE.I ended up moving to another Cortland property, and they worked so well with me to have that be a smooth transition. I am so thankful they were willing to help me make my Cortland move easier, more convenient, and saved me some money/fees in doing so. I trust Cortland and have had a good experience in my new Cortland apartment complex as well. SO glad I ended up leasing here, and would recommend it to others.----------------------------------------------------------------*Original review from April 2020*Right up front, I havent actually moved in yet. I can update this after a few months. But I feel compelled to share what a positive experience it was here from touring to signing the lease.I flew in over the weekend to tour several apartments. The Preserve at Fredericksburg wasnt on my list, but quickly got added when we drove by and saw how nice it looked. We were able to set up a same day appointment tour. Chloe showed us around, took us to the pool, fitness room, etc. I ultimately decided that these apartments were worth the extra cost. They are updated, attractive, gated, and nearby my work.Chloe was so easy to contact for any questions I had. It made the lease-signing process simple. I even had issues with my security deposit check getting delivered to them and they worked with me to get everything in order. I appreciate their understanding and kindness that I have experienced so far. I am moving in in less than a month and feel very good about it. I hope to maintain this positivity during my lease.
We selected this apartment as a short-term rental for an out-of-town work opportunity. When we moved into the apartment, we had a list of ten items of things that had to be fixed immediately upon our arrival. The kitchen sink was leaking so we had to use our bathroom sinks for the first few days. The apartment also had roaches that still lingered during the remainder of our stay. When calling the front office with questions or needing help I was met with attitude and an unwillingness to try to help with issues I was presenting. A safety concern for the community was communicated and left unresponsive until our suspensions were proven correct. Was unable to get ahold of the on-call security team for this incident as well. Also, at times had a very difficult time getting a hold of someone at all with frequent unanswered calls and once being hung up on. Emails were also not being responded to. Upon leaving after knowing our time there would be short, they forced us into staying in the lease longer than originally requested even with the knowledge we would and could not be staying and returning home. Make sure to get everything in writing as they can not be held liable to their word. This was a stressful and difficult time as we were in a town we have not lived in before, made even worse by the treatment of staff and our ability to return home with extra penalty. I would not recommend the community or the Cortland brand to anyone I know who is needing an apartment or especially as short-term rental option.

She made the process of touring, applying, signing the lease, and living there an easy experience! Overall the community and apartments are amazing! I would highly recommend living here!
Beautiful complex but terrible attention from the team. Safety is bad, cameras never work. Homeless walk in. I got a stolen car here and they did not help checking the camaras.
Really love it here! The maintenance staff is outstanding--they are always responsive, professional, and courteous. Rudy, Edgar, April, Matt, and the whole gang are always here to help the residents--whether there is an ice storm coming up or the washer isnt working right. The administrative staff too are excellent--Natalie, Victoria, and Cindy are always available to make sure that your day-to-day life here is running smoothly. They are always willing to answer questions and help out in any way they can. Very good at their jobs. Very caring. Really outstanding staff.

If I ever come back to San Antonio , this would be again my home as the place and the management are just awesome.The leasing office manager Cindy and the leasing consultant Victoria Posadas always treated me like a family .Starting from shifting to this awesome place until moving out time - each and every experience have been overwhelming .i actually cried and hugged the Manager as if I was leaving my home .The maintenance part is the best as each and every individual working in this community is just so prompt and perfect .Sunlight .. moonlight .. birds and trees were added benefits to this beautiful place .Swimming pool was also always clean and well maintained .Did not find a Single cockroach or insect or bug as the team has always taken measures to keep the community clean.Safest and the most amazing neighbors too.I wish all the best to this amazing community and I would miss this place for sure .

I highly recommend the Preserve, especially to my fellow young professionals. It’s great price and a short drive to shops, restaurants, and entertainment. Plus, this gated complex stands out with its unique, home-like floorplans. The staff is responsive and compassionate. My application had some special circumstances and the staff took time to thoroughly review it on a case-by-case basis. Chloe was my main contact throughout the process. She was extremely clear about the application process and made it simple for me. Due to this, In 1 week I was able to apply, submit app materials, pay my deposit, sign up for renters insurance, and sign my lease! They even provided a move-in action items list to reduce my confusion and stress, and demonstrated great patience when I ask 10,000 questions. Overall, the process has been pleasurable and simple.

This place is awesome, specially Chloe by far she is one of the most friendliest person Ive known since I arrive in San Antonio, she does her job well and fast, I was really amazed how she extended her time to accommodate my moving in process and documents. Kaithlyn is sweet and awesome, I like how she accommodates tenants as well as how she talks to us, she was able to aid my friend on their moving in requirement without any issues.

Well, it has been over 9 years living here at the The Preserve and I must say things keep getting better!! The front office staff is absolutely amazing, the maintenance staff is absolutely amazing. Turn around time for a maintenance request is usually 24 hours and no more than 48 hours. If an emergency, then the maintenance is taken care of right away!! The pool this year has been the best maintained Ive ever seen!!! The grounds continue to be beautiful. I love my morning walks around the community where everyone is very friendly. The professionalism of the entire staff is outstanding. Residents are always treated with respect and care. I think this is the best place to live if you are going to rent here in San Antonio! The Preserve in a wonderful place to reside. It is beautifully maintained and extremely well-managed.
I called this community because I’m helping my son look for an apartment, he is relocating from Colorado. I spoke with Amy and she was very helpful, she answered all my questions, she even invited my to tour the property! Needless to say I jumped at the opportunity, it is a beautiful property that is very clean and well maintained. I especially loved the the gym/fitness area. It will save my son on having to get a separate membership. Amy was very patient with all my “Mom” questions and concerns. I appreciate her time and patience with us, and by the way my son loved it!
Today, I toured with Angel. She was very nice and showed me the floor plan of the fiesta. The pool is beautiful, and this is the place you call home!
From the outside this looks like a nice community, but thats far from true. The outside of the buildings are nice but the office staff ruins everything. They refuse to provide support and do their job. When I have called to out in a work order they argue with me so that I wont put it in. The assistant property manager, Pam, is extremely rude and I have had nothing but horrible interactions with her. One of their maintenance workers burst into my bathroom while the shower was running without knocking or anything, when I called the office to ask why they didnt knock they blamed it on me and didnt even apologize. Because strange men bursting into bathrooms is okay here? Additionally they claim to have 24 hour maintenance for emergencies, thats not the case, the workers argue when there is an emergency so they dont have to come in.The pool is very dirty and I dont think theyve been keeping up with cleaning it and the hot tub has been broken 75% of the time.When we signed our lease the office staff was a lot nicer and more helpful than the current staff; they have really ruined our living experience here. I do NOT recommend signing here. Its not worth the price you pay. Maintenance is extremely overworked with all the things they have to fix and after you sign the staff could care less. I have repeatedly tried to speak with them and make things better and its not worked at all. Much better leasing elsewhere.

So bright and cheerful, these apartments have an abundance of windows which fill every room with light. The staff are great, very responsive and helpful.Moving to Texas I was nervous about bugs and found that the maintenance staff will spray whenever you need them to, and it works well. Having a garage built into our apartment has been such a benefit, and I dont think I could go back to a normal apartment complex. The compound is in a great location, right off the highway but without the noise. The entire compound is a little oasis, so clean and home-y, and the pool looks like a resort. The gym is fully stocked, only thing its missing is a stair master, otherwise it has everything you could ever want. The walls are thick and I have never heard my neighbors. I am looking forward to using my balcony when it starts to be a little cooler out. Cant live in Texas without good AC, and this location has it. The in-unit washer and dryer are a must and work great. I have always felt very safe, although the gate and the double-lock doors are a wonderful addition.Overall this location is a 10/10, if I had to give one downside is that the water is very hard in San Antonio, and there is no water softener in the apt. Its a minor detail, but you do notice the hard water build up on dishes, clothes and appliances without it. Honestly, barely a complaint as all of San Antonio has to deal with this and we are allowed to install our own water softener if we really want to.Highly recommend this place! We will be staying for the long haul.

Is smoking permitted now at Cortland? The community bills itself as smoke-free and that is a big reason we moved here. But I have a pot-smoker on one side of me and cigarette smokers on the other.Update: Further to the most recent complaint about parking, on any given night, perhaps a third of the vehicles parked in the complex have no permit sticker. (There are also cars parking in fire lanes.) So then, theres not much left for people who do comply with lease agreements.As for the reply from owner, we have reached out to the office about the matter repeatedly. Nothing has been done. Its possible to have any number of sensible rules, but if you dont enforce the rules, they come to nothing.
Rudy the maintenance manager is top notch. He is super responsive. Cindy, the manager, and the staff, Victoria, Natalie, Veronica and Brittany are friendly, professional and helpful. For the most part, I like these apartments, but the rent has gone up $400 per month since I moved in 2 years ago. Therefore, it is no longer worth it for us to stay. We are moving out at the end of our lease. Cortland has put money into the property but the clubhouse building renovation took months longer than advertised and took away our close access to workout facility for 6 or so months. We were given the opportunity to join a fitness club and be reimbursed, which we did, but it was too far to walk to which made it only convenient to go once a week, instead of daily like before. The pool renovation took much longer than advertised and which took away my ability to do my weekly grilling. Against the view of the residents, Cortland painted over the cabin like, outdoorsy colors and made all the buildings a dismal pasty white with ugly orange garage and front doors.
I absolutely loved living at the The Preserve, the units are well laid out, the finishes are great and the amenities... WOW! The Pool is fantastic, the grills are great, and thats probably the nicest gym Ive ever seen at an apartment complex! I thoroughly enjoyed the staff, they were always friendly and the maintenance crew got anything done (that need to be done) quickly. The only drawback, literally the ONLY drawback, I hated the parking rules! It was tough when friends wanted to visit, or you had an extra car, every weekend I felt like I was moving a car outside the gate. But everything else was fantastic! If we didnt have to move to Austin, I would have continued living there!
This is one of the best properties in SA. Awesome amenities, great office staff but the one thing that is the best is the maintenance crew. These guys are so quick and so friendly and their work is top notch! Special out to to Gabriel B. He is by far the best guy on the team and I always hope he comes IF I have to put in a request which is nearly never.

I had been looking for an apartment for about a couple of weeks and had visited about 8 properties. I must say out of all of the properties I had visited, Natalie Moebius who was my lease consultant was the most helpful. She took the time to listen to what I needed and these apartments were great for me. The unit I was interested in was not coming up for availability for couple of weeks and Natalie took the time to follow up and keep me posted. She knew the property and answered all of my questions. So if you are looking at the Preserve, be sure to talk to Natalie. She is accommodating, professional and friendly.
I really like living here. The staff all care about the residents and make me feel at home. The facilities are well kept and they put on events like weekly food trucks, various workout classes and holiday parties. The location is in the middle of everything or 15 minutes from anything. The problem is the parent, corporate company SUCKS. They are extremely inflexible and put the office employees in bad positions. They raised my rent ridiculously high after two years of loyalty. They implement extreme policies regarding parking, smoking, and performing construction with no notice and very little compensation. I feel as if I am being kicked out because the rent is so high that it is not realistic for anyone to afford. I do not want to leave the people here but I will not miss Cortland or their insane, unreasonable policies. I would not recommend their properties.
I love living at The Preserve! The apartments are great, but when it comes to apartment living, we all know that it’s the staff that make or break the experience. And we have the best! Firstly the community was very beautiful and exceeded my expectations but it was working with Azul that was great! I had many questions and she answered them with such ease. I would recommend any potential residents to see the property and to request to work with Azul!
I have lived at the Preserve on Fredricksburg for 3 years and have enjoyed my time as a resident. Every member of the front office and maintenance staff has been professional, friendly and helpful. It is a quiet complex with nice amenities (love the pool). They regularly host resident events and occasionally have food trucks on the property.I have lived in multiple floor plans with and without a garage. They were flexible and accommodating when I wanted to change my lease to a new unit that better suited my needs. The apartments are very nice and well laid out but when I did not have a garage, parking and especially guest parking, was a challenge. The only other complaint I have is the water pressure. It is subpar.I am moving out for unrelated, personal reasons but if that were not the case, I would have no plans to stop living at The Preserve.
Worst place ever!!!!!! I am extremely dissatisfied by everything, beginning with the office staff. For starters, I am an very clean and neat individual who works extremely hard to ensure the apartment is spotless, however over the 8 months I have experienced roaches, bugs, spiders and who knows what else has decided to dwell inside my home. Now I have requested for them to spray but from my knowledge that has only been done once. Secondly when you politely ask the staff to consider improving the property, they politely listen but fail to act upon your request. Also lets not even talk about the joke of security of this place, I would say no less than 50% of the time, the DAMN security gates are either broken or just left open at night. In regard to the pool/spa it is nice most of the time , but that purely based on if it properly functioning which your better off flipping a coin. Also please dont expect to have more than 2 guest at your very on pool, because that just obscene and crazy to bring family and guest to your residence. In regards to parking it crappy, but manageable. I think most of the neighbors are pretty courteous when it comes to parking and do a great job of sharing the limited parking spaces. The maintenance team is good for the most part, but over-worked and under paid for the amount of crap Im sure they are left with. To sum it all up please dont waste your money on this place, its not worth the cost which I believe most of the residence average around $1730 a month for crappy living. To be frank youre better off purchasing an home or renting one. It less of an headache and more cost effective than dumping youre hard earn money into a mediocre apartment. Oh before I forget, Please and I mean Please dont expect to move into a clean apartment, cause you will be highly upset with the result.

Didnt felt the property was managed.Update:We were scheduled for the tour. Had our email and phone numbers on the schedule. Despite it neither were we told to bring our ids while scheduling nor was that mentioned in the reminder. When we walked in as scheduled we were denied the tour for not presenting the ids. Had to reschedule.On the second time, we checked toured for 2B2B. The apt did not looked it was well maintained. Had stains on counter tops, bathrooms, cabinets. The balcony was very dusty, scrop and insect nests.I just felt it can be better managed, maintained but really wasnt. I had came with positive sense to rent but after the tour it went opposite and left the thought of renting at Courtland anymore.
This apartment complex has by far been the worst I’ve lived in yet. There is little to no parking around the units. There was supposed to be required parking permits with towing enforcements to help with the parking issue, but I was informed by the leasing office that that threat has been temporarily removed, as in from two months ago to present day and to the unforeseen future. Due to this lack of enforcement, I have had to park on the other side of the complex from my unit on my multiple occasions and witnessed those without permits take the spots closest or near to my unit. All the complex leasing office can tell me about the issue is that they are “working on it” that was two months ago and I’m still parking far as hell from my unit. Also, there is supposedly a functional hot tub, but this same hot tub has been broken since September (6 months ago) and yes they have been told multiple times about the issue. As well as this, the pool has been closed for the past month for “renovation”, but yet there has been no change to it, and it’s still currently closed from any use (even sun-bathing). On another note, the complex management also sent word of new appliances being installed into every unit five months ago, but our unit and many others as well have not been exchanged. I have never been so unsatisfied with such an apartment and for these apartments to be so expensive and still so unsatisifying is ridiculous. Yes the units themselves are elegant on the inside and I have had no complaints for my own unit, other than the ceiling fans not having lights and if you wants lights you have to pay $100 per ceiling fan for installation, but the complex community itself has not lived up to what we are paying for. I can tell you one thing, I can not wait for my lease to be over with so I can finally get away from this place.
Moving to USAA/Medical Center area? Do check out several other apartments that are in the vicinity and then stop by Preserve where you can compare others vs Preserve. There will be tons of reasons to admire this beautiful community - quite, clean, safe, prompt maintenance, attached garage, nice swimming pool/gym and lovely leasing consultants ready to answer all your questions in a big clubhouse area. Shout out to Natalie who has been very kind and patient in helping us move to our new home for the last 2 months.
So honestly 4.5 out of 5. Google doesnt let me half star. Maybe the best place I have lived so far. I am a current Resident and Ive talked it over with my Husband and we will more than likely be renewing the lease.I love that your bill comes in the mail and you can track the charges, no shadiness going on. The basic cable is automatically charged and I was hesitant on that at first, but I have gotten happy being able to turn on my TV an watch something.Trash service is Mon-Thurs. They have never missed a day. Dont place your trash outside on Friday and expect someone to get it. The cats may get it first.The Staff is always friendly, you can tell who the new people are but Josie is a Vet there and she is always a sweetheart. As for maintenance, they are always so quick. I have never waited more than 2 days for something.Now parking is a little weird. There are not that many spaces so you have to have your guests park on Research RD or at night near the office. (that where the minus half a star came from)I have never used the pool so I have no comments there. Hope this helps. Oh last comment, the location is perfect but very busy. Traffic is crazy on Huebner so always use Research for in and out of the place.

This property is awesome. Very clean, quiet, and beautiful. Christopher did a great job helping us with the lease, and management is top notch.
Pros:-Our unit has a garage with a storage unit inside, which gives it a townhouse-style feel (we still have an upstairs neighbor)-Very dog friendly, with two dog parks that our dogs have spent many hours in. Also a nice walking trail that connect the small dog park to an outside gate.-Remodeled gym, which has the essentials. Ive particularly enjoyed the TRX suspension and battle rope.-Friendly staff, particularly Natalie (leasing specialist) and Cindy (manager). Rudy is the head of the crew who completes work orders, and he is very considerate and works hard to keep your place in good shape.-They are very accommodating. For example, when they were renovating the gym/lounge for the first 5-6 months we were there, they reimbursed our LA fitness membership to its entirety.-Starbucks coffee maker - its money.-Pool is cool.-Location is ideal, particularly for those who work at USAA or medical staffCons:-Required spectrum cable service whether you use it or not.-Lounge has no desktops or printers-Some dog owners are particularly bad about picking up after their dogsOverall, this is a solid place to live. We have enjoyed our stay here so far.
Throughout my entire moving process, the staff has been extremely helpful in getting me settled in. They were attentive to what I was looking for in an apartment as well as mindful of the short move in time I had. It is a very comfortable property and has really great amenities for the price! Would highly recommend!

Its been almost three years since I moved in and despite the occasional ups and downs... moving here was the best decision for me. Being so close to some major roads, the development is still pretty quiet. Location was a big must for me when finding a place to live. The staff has always been super nice and helpful. The grounds are well kept and very clean.
I have nothing but good things to say about the Preserve on Fredericksburg. I lived there for 2.5 years and I truly enjoyed my time as a resident!Convenient location: Right by I-10 and a few minutes away from Medical Center and La Cantera.Impeccable grounds: Cleaning (including pressure washing) is done regularly. The landscape is very well-maintained; there are many beautiful trees, home to colorful birds. I even got the chance to spot some fireflies twinkling during the summer.Great amenities: The resort-style pool is the best one I have seen in an apartment complex. The gym is very well equipped and there is even a yoga room where you can take fitness classes on a screen. There is a walking/running trail that makes you feel as if you are out in nature.Fun events: The property brings food trucks almost on a weekly basis. They also host several virtual events during the health emergency, such as cooking and mixology classes.Private and cozy apartment: Each unit has its own private entrance, meaning that you do not share a hallway. This makes you feel like you are living in a townhome. You have your own personal patio space that you can decorate during the holidays and year-round with plants and chairs. There is also the option of having an attached garage, which is very spacious and has a big storage room. I was also able to park a second vehicle outside of the garage. They have removed the carpet from some of the apartments and are transitioning into all wood-style flooring, which was a big plus for me.Professional staff: Both the management and maintenance teams are amazing! If I ever ran into any issues, they would work immediately to solve them. Special shout out to Cindy, Victoria, and Ralph!Overall, I highly recommend living at the Preserve on Fredericksburg!
Beautiful community that is super close to everything. I absolutely loved having a long drive way and garage connected to the apartment.Never experienced any trouble while being here. Very fast maintenance service and SUPER clean property. Would recommend to a family member or friend.
As a possible tenant taking a tour of the residence and facilities, I was very impressed by the staff. They where knowledgeable and very courteous. I didnt feel rushed and loved the facilities. Everything was very well kept and clean. It is certainly a place I will recommend to others.
The Preserve was a fantastic experience from the time I moved in eleven months ago till the time I moved out a week ago. The front office was very friendly and helpful with a smile always on there face especially Josie who showed me the Townhome. The complex was very quiet and peaceful and not to mention the pool was a amazing. If I happen to move back To San Antonio this will be the place..

They market special employer discount, but never give you any discount. When you call them, they give you rent price, but when you are ready to signup and ask for the discount, they say that this is special rate, so there is no discount you can get. They force you to pay the cable charges even if you dont see it. The management is very poor. They make mistakes which results in stupid charges. I like their maintenance people. They are very prompt. They apartments are decent, however there are many other apartments in the area which are better and offer great promotions. When its time to renew thats when the ready problem starts. They increase the rent and you are screwed. The have limited parking and if for some reason the parking tag fell on the ground, the tow people will take it and you have to drive 15 miles to get the tow vehicle and pay $350. If your guest comes after 8 pm and if parked without tag, their vehicle will be towed. The tow people come after 8 and spend 2 hour every night to find cars without tag. If you loose the gate key prepare to pay $150 as fine for key replacement. Their office people are changed every month. They management year ago was great with no issues. Since this new management came 8 to 10 months ago, everything has gone good to worst.

If you are thinking of moving to this property I would highly advise against it. We had problems from day one and the management/staff is absolutely awful to deal with. When you take the tour it will seem like a great place, but once you move in you will realize the apartment isnt nearly as clean or well kept as the model apartment. Pay close attention to the parking, There are not enough spots and the small roads leading to the garages and front doors are too narrow. It is such a poor design, but you wont realize it until you try to get your car through when someone is parked along the sidewalk. Read the lease with a fine tooth comb before you sign, because the staff has a tendency to be inconsistent with what they tell new/potential tenants. There are many other properties in the area to choose from if you are looking to stay in medical center. You do NOT get what you pay for at the Preserve.

Good luck with this place !They promised me to change the carpet before I move in...when I moved in, the carpet was not changed (my apartment was not ready). They had to change the carpet after I moved in and I couldnt unpack for 3 days.After 7 months, I have seen many different insects (Cockroaches) in my kitchen, bathroom and living room. I submitted more than 2 request to fix it, they sent the maintenance person to fix it (he is a very nice person) but it didnt work. I am still having to deal with Cockroaches.

I lived here for 3+ years and I have to say it was the best experience I had in renting apartments! Despite how expensive it is for some people (the ongoing base rent + additional ~$65-120 for fees per month), Id say the price is worth with what you are getting in return. This community offers tons of amnemities here and is very quiet, gated and pet friendly (youll see cats on the property which I dont mind at all).The previous and current apartment management is absolutely fanatastic and if any work orders needs to be completed, they will respond within 1-3 days (also depends on the severity, then would be same day). Any request or message to management/work orders are done through online which is very handy.Below are my Pros/Cons while I lived here:Pros:////////////////////////////-Apartment with indoor garages: very spacious inside for your car and other stuff you need to store. For me, this is a requirement because my car experienced hail damage, snow (one time in 2017), bird droppings, sticky rain residue, etc. when parking outside.-Community Fitness Rooms: Wide variety of machines with plenty of machines for many (treadmill, free weights, ellipticals, bikes); also has a big separate yoga room with med balls and its own sets of free weights. They also have weekly fitness classes there you can sign up.-Spectrum TV/Internet Package: The price of the rent fees include TV/Internet package which is convenient than having to pay spectrum to come install and pay out of pocket. The wifi speed is excellent and dont have any complaints except very rarely, community power outages during severe weather (thunderstorms, heat waves, etc.). For TV service, you have to go to the spectrum store to pick up the cable box (free now).-Beautiful community: Well kept with landscaping and two mini dog parks in either side of the community. Gated and pet friendly environment. Its great to walk during the night around the community as well.-Quietness: Very quiet outside the community and inside the units. From my time here, I never had to do a noise complaint at all since everyone here is very respectful and expects the same from everyone else.-Location: Right by the 10 freeway that goes up to UTSA/La Cantera area (with Six Flags/Costco/Top Golf/La Cantera Mall that is close by (10-15 minutes). Whole Foods/Trader Joes is just north from the community. Also, I commute to Lackland/Ft. Sam Houston on a daily basis which takes me 10-20 minutes to get there (freeway).-Community events: weekly or bi-monthly food truck gatherings. I miss the time when Cousins Maine Lobster came down here one time.-Community mailbox/package lockers: Didnt have much issues except below. There are electronic package lockers that amazon drivers or fedex/ups drivers will leave your packages inside. You just have to download an app called parcel pending and register your free account there.Cons:////////////////////////////-Valet Trash: too expensive (no choice to opt out) and often times useless as the company that was hired to do this have very particular rules on what type of trash that can be taken. This includes the limit of plastics bags that can be taken outside your door (now it has to fit in this small-medium size trash basket or they wouldnt take it at all) and the opening of the bags has to be tied fully. Also they will not take your trash if its over a certain weight limit. So just to avoid all these rules they have, I just walk to the community dumpster to throw my trash away.-Pest Control: especially during the summer, there needs to be aggressive spraying outside of the each unit. Depending on where you live, youll get some insects inside the unit but wasnt to a point where I had to complain about this to management. They are usually good with this.Again, check it out for yourself and decide. Everyones mileage will vary but for me, I had a wonderful and peaceful experience here.

The apartments are real nice with good floor plans and have alot to offer. Parking is really limited and they are not afraid to tow someones car within minutes. The property is pretty well maintained except the pool and hot tub. The pool looks great in pictures but is never clean, feels like your walking in the river with all the dirt and debris that cover both pool floors. Their hot tub should be renamed the cold tub because most of the time its colder than the pools are. The grills and cooking areas are nice as well but again poor maintenance makes them suffer. They also claim its a gated complex but they hardly work moat of the time the exit gate is broke and you have to risk a head on collison to get out going through the entry gate. This place would be alot nicer if the management staff did there part.
First and foremost - Preserve on Fredericksburg by Cortland is awesome! My wife came across them during our search for temporary living quarters while our home was being completed for move-in. My first contact with Preserve on Fredericksburg by Cortland was via Shelli Martin (of Apartment Relocation & Center). She listened to what my wife was looking for regarding family needs and exceeded our expectations. From there, once we moved-into the Preserve at Fredericksburg by Cortland - Victoria, Melissa, and Caroline were true blessings in taking care of us. My transition from active duty to retirement (August 1, 2019) was a big process and these compassionate and professional leaders (Victoria, Melissa and Caroline) ensured my family and I had no worries or stress. They assisted me getting my military/retirement documents transmitted in an expeditious manner; which contributed to being paid in a timely fashion. When something arose in regards to maintenance, they had a specialist out to our apartment quick, fast and a hurry. Bottom line, if you are searching for a place to call home (permanently, weekly, daily or temporarily) - look no further than Preserve at Fredericksburg by Cortland. These consummate professionals will take care of you!!!!
This place is obsessed with parking! If you decide to lease be sure you ask them every ? you can possibly think of before signing the lease. We signed a 6 month lease November - May and not ONCE was I informed of a parking permit requirement. They towed my car! I called non-emergency thinking someone stole my car but, nope, sure enough the management towed it! I drilled into them so hard that they finally caved in and paid $200.00 plus to have my car released to me. I purchased a parking permit for $75.00 last month after we had lived there since November of last year. Really? Give me a break!
My husband and I love this place! Katie showed us around and was so welcoming and accommodating to our schedule, and she answered all our questions. Beautiful setting and well-maintained landscape!

Not family friendly. I’ve lived in apartments in San Antonio and researched many apartment companies in the area. This is the only one that has strict rules about not allowing more than 2 kids. Even if you rent their larger more expensive townhouse, they still don’t allow you more than 2 kids. Like I said, every other apartment facility in the area has been more than welcoming to our family. They have strict rules that far exceed Texas occupancy laws. If you want to rent a one-room apartment if gets even worse - no child allowed, unless they are under 24 months.
Out of all the apartments I viewed The Preserve On Fredricksburg was most helpful and well taken care of. Amy gave me a tour, and now I will be looking forward to moving in next month. Property looks great can’t wait for my friends and family to see the place!
I love this community, quiet, easy access to everything and staff has been amazing and I have been here for 4 years! All issues are addressed promptly and efficiently. Very clean and maintenance staff is helpful. I am sad to have to leave and want to thank the staff for all their help during my stay!

I have lived at the Preserve for a year now and it is by far most beautiful community I’ve ever called home. What’s great is that it’s like a little oasis in bustling medical center, the trees help to keep it quiet and private. You can’t beat the attached garages either, it’s more like a house than an apartment. Also very close to fantastic shopping and dining at La Cantera and the Rim; the location cant be beat!

So I signed my lease already and Im moving in on Thursday this week. I will keep updating my review as my lease progresses. So far im a bit annoyed with the cable and internet package they provide. What they dont mention is if you want more than the 100mbps, you have to opt out of the package with spectrum and spectrum charges you an additional $95.95 on top of what im paying which is $65 with the apartment. Also, they are just installing the equipment this week and nothing is even activated yet, even though im paying for it. So I have to have the inconvenience of paying $50 for spectrum to come install my internet on Thursday or else wait until the complex decides to sometime in the next two weeks. Thats insane for someone who works from home and who is also in school. Well see how everything else goes.Update: So I changed my review from 3 stars to 4 stars. I submitted a maintenance request today and it was already taken care of and I think thats great. The complex is really nice and theres not much noise at all. Pretty peaceful. Id honestly be giving it 5 stars if it wasnt for parking. I knew it would be a problem but it does suck when I get home at 9pm when I get out of class. It especially sucks if I have groceries. So if you get home before 6pm everyday and dont go out on the weekend then it shouldnt be a problem for you.
Terrible. I was drawn in by the wilderness lodge look of it. Maintenance took for ever, I often had to park on the other side of the complex if I got home late from work, the pool was always dirty, the hot tub was always cold, also dirty. I never even got my pool passes or keys to the gym upon move in. Even better when I moved out I was charged almost $200 for pre existing conditions in the apartment. Would not recommend.
Best property to live on fredricksburg and huebner road area. Apartments are very luxurious and affordable with lots of amazing amenities like resort style pool and pool side cooking and seating area, well equipped gym with free group classes and yoga sessions along with free Starbucks coffee machine. Also services like parcel pending are must these days for secure parcel delivery. And amazing maintenance team for your service.
I did like living at the preserve. The parking issue is hopeless. Unless you have your own garage and use it, you will have issues. I got my rent renewal and heads up people, it’s gone up dramatically. I’m going to move as the traffic here is crazy and with the rent increase it’s just not worth staying in this area.

Ultimately chose not to live here purely because of parking. The spaces are extremely small, limited, and the apartment staff explained to me that if you have a guest over (aka anyone not on the lease) for over two nights in a row that their car will be towed if they do not have a pre approved parking permit. The only way to get this pre approved permit is by going into the apartment office during office hours (8-5, when most people including myself, are AT WORK) to request one.My sister and I were planning to live here (we both have boyfriends and also have family close by that visit often) but after hearing this ridiculous parking policy I had to hold back from laughing in the apartment staff’s face. I am an adult with a full time job and I still have to ask permission for someone to spend the night at my own place? No thanks. This is an apartment, not a college dorm. Reconsider your parking policy. For those of you still reading, check out whispering creek villas;) I chose to live here. Same luxury, same community feel, same location but at a better price!

Since searching for real photos and real reviews turned up to be a dead end. We decided to take photos and video the Sage Floor Plan at the Preserve on Fredericksburg apartment complex while we were on a tour of the property. Their website shows the pool area well enough, but actual inside apartment photos were difficult to find. Not anymore! At least for the sage 2 bedroom, 2 bathroom, 1 Car garage floor plan. This model had the hard wood (laminate) floor that they charge a little extra for also. Video on the YouTube channel. Hope it helps!
I recently moved back to San Antonio and was looking to rent at these apartments but glad I didn’t . Management was tremendously terrible and didn’t help me professionally, ALL OF THEM! The apartments were also disgusting with roaches everywhere and Terrible Smell. Definitely recommend not to move here.
We love living at the Preserve! Such a beautiful community and very dog friendly. Whenever we have an issue the people at the front office and the maintenance men are quick to fix it!
This community has been a pleasure to live at. I enjoy the pool and the very unique community. I love my apartment and all the features it has to offer. I cant wait to continue to live in such a beautiful community.
Very friendly staff, poor amenities. The hot tub has been broken for over a year, the pool is full of grime and leaves, carpet is run down to below padding in many areas or apartment... was hoping new ownership would fix these things but....no such luck
Absolutely atrocious place to live. The parking is terrible. The amount of rent you pay to end up parking outside of the area and/or on the other side of the neighborhood is not worth it. How they havent come up with a reserve parking system amazes me. Im current resident and you can guarantee that I will not be living here after my lease is up. Worse place to live for the amount of rent they charge.
Beautiful community! I love seeing the people walking around in the evenings with their friends, families or pets. The property looks well maintained and the maintenance staff is friendly.
The office staff have been very helpful to my roommate and I who are both active duty. They are very nice people who have repeatedly gone out of their way to help!
The staff here is amazing and the property is quiet and well kept, I would recommend anyone to live here!
Recently I stayed in these apartments and they were super nice and clean & the environment was vary nice and calming would definitely recommend this location.
Beautiful property!!! The staff is amazing always so helpful. Maintenance man would be there same day to fix any issues! I highly recommend living at the Preserve!!
