I just want to start by saying thank you to Teresa and Felicia and all the staff for a warm welcoming. I recently moved to Texas from Virginia to start a new chapter of my life. Maderia apartments welcomed me and my son to their community and giving us our first home in Texas. We love our apartment, it’s a beautiful 2B2B with nice flooring and all new appliances and very clean when we arrived . The neighborhood itself is very nice, beautiful pool and the maintenance personnel do an amazing job keeping the grounds really nice here. The pricing is amazing for a 2B2B. Teresa made the whole process very easy getting into a apartment and the apartment complex is very understand and will work with you. I highly recommend this place good pricing and close to shopping and entertainment. I look forward in being part of our community for a long time.

Felicia is a great property manager. She is very involved with the tenants and is quick to address any concerns. That goes a long way because she genuinely wants the people living here to be happy. Maintenance takes care of business when needed.

I have lived at Madeira for over 2 years now and I have had a great experience. The location is good and neighbors are friendly. The pool and dog park are great amenities to have.The property manager knows me by name and maintenance is always quick and responsive!

Awesome!!! Not to bad here at this place. The pool is not heated. Had strict bout who stays in here. But I understand its rules! But had awesome time here and breakfast was good! And weight set just few weights. And small bench and running machine not like the picture

I moved here from Houston on the advice of an apartment locator--had no idea what the complex or area was like--but its been great! Apartments are well-maintained and the area is quiet and safe... rents reasonable... maintenance is friendly and fast... Im glad to be here!

Lived here since 2021, and enjoy it. Apartments and common areas are well maintained, and maintenance is very responsive. Safe area close to police, fire, and shopping. Management host different events to meet your neighbors.

I’ve been here at Madeira for over 2 years and it’s been a pretty good experience so far. Great location, close to a lot of amenities, fair pricing compared to other places, and always a place to park.The only cons are loud neighbors and noise from the ambulance/fire stations but most of that is very minor stuff and it’s only every now and then.The apartment manager (Felicia) is great. Responsive, friendly, and makes sure you are taken care of. Maintenance is also quick and efficient, and you can count on any issues being fixed promptly. I recently had AC issues, and Felicia was able to get me a new unit and fix those problems. Things like that go a long way for a tenant. I would definitely recommend Madeira if you are looking for a new place to live!

I understand the pet deposit is non refundable but the fact they will not use it for any dog damages or anything is ridiculous. But besides that loved it here besides the roaches no matter what we did they always came back. But awesome location.

This will be my second time renewing my contract here at Navona apartments. I have enjoyed my time here. Everything works just fine at my place and if ever I need anything. Maintenance is always around to help. Had only one issue with my monthly rent payment not going through because of a new portal that was put in place, and I contacted the supervisors here, then got in contact with corporate, shared all details and in the end we came to a solution that was fair and the issue was fixed. I was very pleased with the outcome and how it was handled. Also the apartment complex is very quiet and peaceful.

This apartment is the worst in Texas that I’ve ever had the misfortune of visiting. I am in a wheelchair and I often visit my best friend at this location and there is no way for anyone in a wheelchair to get into the apartments. I am lucky, I barely can walk so I have to get out of my chair and walk up several sidewalks and stairs and even when I get into her apartment the entrance is so weird and small I can’t fit my chair into there. I can’t always walk, I suffer from leg sores and no one in the office has made any attempts to put in ramps or anything to assist. Also the rent for these apartments is hundreds of dollars more than they are worth. They are old, shabby and in need of major work. The office staff is unprofessional, uncaring and currently harassing my friend. If you value you sanity and safety I would stay as far away from this ghetto place as possible. They are truly awful!!!!!

Horrid, unsanitary and unkempt facilities. The laundry room is completely unusable especially in the later evening hours because it is used as a refuge for homeless people. The complex management is completely useless when it is brought to their attention as their focus is mainly on their own illegal dealings that are performed blatantly in broad daylight with no regard to their surroundings and who sees it. Dont move here if you value quality and professionalism.

What has really made Navona stand out from others is the management team. Katrina in particular has been stellar and has really tried to make you feel like youre being taken care of. Any issue Ive had, they have been able to resolve. Not quite sure where the negative reviews are coming from as management has been good and are always willing to help. Oh and Corey, the apartments maintenance guy has done a fantastic job. For the price point, Id definitely recommend it!

Booking at this hotel was one of the worst mistakes Ive ever made. The only good thing that came out of my experience was I ended up with a free hotel room and a couple of lessons learned.I booked this hotel for two nights (Friday through Sunday). When I arrived at midnight on Friday I was told that they had double booked some rooms and that I they would not have a room available for my party of four. The first question I had was, How can this happen?. I was promptly told by Joseph at the front desk that this type of thing happens all of the time and that I should have called to make sure my room was available. So not only was my room not available, I was informed that this mistake was somehow my fault. Joseph then found me a room at a hotel a few minutes away and then proceeded to tell me that they would pay for my stay. Its now about 12:45am and were back in the car heading to a new hotel.We arrive at the new hotel and after about 20 minutes the lady at their front desk realizes that Navona doesnt have an account with them, and therefore cannot pay for the room. After two or three more phone calls we realize that Joseph had sent us to the wrong hotel and were supposed to be at a hotel about 8 minutes away. It is now 1:30am and were back in the car on our way to our third hotel of the night.We finally arrive at our third and final hotel. The manager from Navona meets us there and is extremely patient and sympathetic. We arrange for us to now have two separate hotel rooms (wasting all of the food wed brought to cook, assuming wed have a kitchen at Navona) and the manager begins to argue with us over how many nights shell cover in the new hotel. She tells me that she can pay for the first night but for night two well either need to rebook at the new hotel or come back to Navona. At 2am after weve been through all of this, she has the nerve to haggle on covering the room. Finally she agrees and we free ourselves of the burden of the Navona Live Oak Hotel.I wish I was able to post this review without being required to click the one star. This hotel should be embarrassed and its staff and should be replaced. I was not surprised when I saw all of the negative reviews this morning, I just wish I had seen them beforehand. The owner that continues to respond to the negative reviews should spend less time doing this and more time implementing meaningful change at their hotel. Otherwise, they wont have a hotel to defend.0/5 stars would not recommend.

This hotel was AWFUL. I picked this location because reviews were pretty good and price was right. I also thought it was close to Sea World, but it is not (at least 30 minutes away). Someone was smoking marijuana outside when we were unloading, there were strange women walking around by themselves outside, the room was old looking and needed serious repairs/upgrades, dirty sheets, leaky faucets....It was bad. I shouldve known something was awry when they were charging us a $100 damage deposit. The area reminded me of the show Cheaters, which is filmed in Dallas. Not a pleasant experience.My wife wouldnt let us stay there. We left after 30 minutes. The only good thing is that the staff was super cool about letting me check out without financial penalty.

Check in was a breeze. Very pleasant staff and helpful. The original room we were given was not good. It smelled very strongly like a wet dirty dog and the sheets were not clean. The door jambs had all been recently chewed. Not good. The young lady at the front desk immediately moved us into another room. This one was great!The location is perfect, easy to get to 35, 1604 and such.

I wish I would have read the reviews before I booked at this hotel. Their such a rip off. As I walked in the front office the receptionist was having a conversation with what apparently wasnt even another employee (who was behind the front desk with her) about some other guest that had just walked out after 20min of checking in. After she checked us in I noticed I had forgotten to add my kids on the reservation and that we were a total of 6. I had reserved the family suite, which has 2 bedrooms and 2 bathrooms and a sleeper sofa. She said that the capacity was for only 5, that she would have to call her supervisor to ask what to do. People just because you go behind a wall does not mean we cannot here you when you say I love you to your supervisor before you hang up. anyways. I was told we would have to rent a second room and that they did random room checks to make sure the people you said were in the room were there and that I would not be allowed in the second room. Apparently fire marshals work Saturday nights because they were switching out fire extinguishers and I would be fined $600 if I was found in violation. I told her that I would have to pay cash because I would not have the extra $100 for the deposit on my debit card. They dont take cash..... At the end she told me she would not be allowed to let us in and I would not be charged for the room by the hotel but by the third party I had booked with. I booked on their own website. So Im out $143 for a hotel we werent even allowed to stay in. Wont make that mistake again.

I lived here now for about six months now and I have been treated with respect and loyalty. The front desk administration is a wonderful staff of people that helps with all concerns and issues. First year here was great with not a single issue. Since then management has changed 3 times and was horrible. Jennifer did not record any work orders the multiple times mold was addressed to her. I went 7 months with mold in my apartment. Katrina the new manager contained the mold by spraying Clorox and water thinking that would Solve the problem. Mold is still growing in that apartment. I have a 5 year old and a 1 year old. This was not only dangerous but i should have got out of there right away. I tried being understanding with the management changes but i am done. Katrina has been rude, and yelled at me and my wife. This is no way to manage an apartment complex. She also threatened me with fees and tried blaming me for dumping furniture that was not mine. She went ahead and said it was my neighbor who said we did so after he moved out lol that was ridiculous. One of the maintenance team members expressed how Katrina blamed us right away without conducting the proper investigation. For anyone moving into this apartment complex please document all instances that require maintenance so you do not go through what i and my family went through.So glad I left this place.

This was my first time living on my own and I had to pick the worst place ever just my luck. I lived here for 14 months and it seemed like something was breaking each month. When I moved in the microwave was broken and it took them months to get a new one in we used the oven most of the time anyways so it wasn’t a big deal. My water heater busted and leaked all over my front room and kitchen floor. Our refrigerator broke. Our AC/heat broke 3 different times while we were living here and each time it broke it took them longer to fix it broke during the summer and in this Texas heat it is a necessity so I gave them some time to fix it because they are always behind on their maintenance tasks they mark items finished when they’re not done that’s what they did to my AC it took them 4 months to fix my AC and all they did for us was give us a fan and a bunch of excuses. I emailed the landlord multiple times and she said that having AC wasn’t a necessity. They finally came and fixed it for it to break again a couple months before my lease was up I gave up working with them I stayed at my moms house most of the time until it was time for me to move out. Management is so unprofessional they blame their mistakes and issues on the tenants, they are extremely rude and are never in their office during “working hours”. They’ve switched management so many times I didn’t know who was in charge anymore and they didn’t tell us. There would be random people knocking on my front door claiming to be management and I had no clue who they were. They lost my pet deposit and expected me to pay again nope not happening. They’re WAY overpriced for what you get. Do not live here swear I’m not the only one who had these issues (I had a guy telling me not to move in when I was visiting the office to pay rent because he thought I was a new tenant), read the other reviews and ask around at the apartments before you think about moving here. The only positive about living here is the location you don’t have to go far for much HEB and Walmart is down the street you have the Forum across the highway and the mall 5 min away but it’s not worth living here

I haven’t really had much of an issue with them besides little communication and paper flyers being put under my door rather than email/text about updates and other communication… However, my lease has ended and I’ve applied to somewhere else and they have been unable to get the documents they need from Madeira apartments. It’s been 4 days of waiting to sign my new lease simply because the office manager hasn’t bothered to fax over one document. The new complex as well as myself have been calling multiple times a day to move forward with my new lease and the majority of the time our calls go unanswered. When they are answered we are told that the office manager has been notified and will get to it shortly. I understand being busy but everything has been on hold for 4 days and now I have to wait till Monday for Madeira to hopefully send the document needed to the new complex since they are closed weekends.Madeira,Please stop wasting days of peoples time and send over the information that has been requested.

The only way this place could’ve been worse is if someone broke in & shot us in the face, at this point, it’s welcomed. Having open heart surgery was more pleasant than living here. This place was the most AWFUL place I’ve ever lived. I’d rather live with my mother than live in these apartments again. Our front door handle broke off, our AC broke twice, it took them a MONTH to replace our leaking water heater. We hate this place so much, we’re paying rent for a storage unit. We only lasted 5 months in this place, it’s been so bad they agreed to let us break our lease with no penalty, but the 5 months we were here was the worst 5 months of my life.UPDATE: It’s 90 degrees in our apartment currently. I have told them about this problem for 2 weeks & when I called today they had to ASK ME if I put in a work order for it. This place is trash, If you’re looking for a good apartment in this area, look elsewhere. This place is a nightmare. Management is horrible & ignorant & all they do is give you the run around when you need routine service requests. We are also paying for pest control that doesn’t even come out like they should. This place is a RIP OFF.

Even during these difficult times the management at Navona at Live Oak is two steps ahead in catering to resident needs and helping them every step of the way. I want to give a Thumbs Up to Community Director Katrina for her hard work during these testing times. Lived here for about 7 months. The apartments themselves are great except for the bathtub. It was kind of dirty so I never used it, just used the shower in the other room, but my guests that did never complained. The apartments are close to a lot of things so it has a nice location. Now here’s the ugly part. I attempted to release my dads apartment as my own which means turning in new applications blah blah. It took the staff 2 months to process the application. I’m that time I found a new place to live, but the most annoying part is that their hours say they are open till 6. Heads up... they are not open till 6. I’m a student and I have a job so most of the time I wouldn’t be able to get up there till 4:30-5 and the doors would already be locked. Today I went to try and pay my last bill before leaving at 4:50 and the doors were locked. Not only that, but there were people sitting in the office looking at me. Very annoying, but I’m out of there now, just thought I’d give a heads up to others looking to move in here. Won’t let me give 1 1/2 stars so I’ll just stick with 1.

We spent three nights at this hotel. On the second morning, we went down for breakfast at 8:30, which is supposed to be served until 9:30, and there was nothing but a few slices of bread for toast and a few bagels. No eggs, no pancake batter, no coffee, no milk, etc. There were TWO people at the desk just watching, so I told them they were out of eggs, bacon, coffee. The response I got was, I just put some eggs out. And I cleaned one of the tables off myself. They apparently dont do that either. We waited a while and gave up and went to McDonalds. The same day, our room did not get cleaned. We had to go get clean towels so we could shower the next morning. Third morning we went down for breakfast at nine and same thing. Almost nothing left to eat. The tables were not cleaned off and the area where the food HAD been was filthy. Same two people sitting at the counter watching. We also paid more for a room with a pool view. If you leaned over the railing and looked toward the pool, you could see one edge of it. So please DO NOT WASTE your money staying here because that is what you will be doing. Complete waste of money. We will NEVER stay here again.

Felt a little like home! The rooms were clean, cozy , TV in every room with cable, there was a pool, quiet, friendly staff, and the kids loved it! There were places to eat nearby if you dont feel like driving any further. My only gripe was not enough towels. Four people two rooms and two towels.

I have been a long-time resident at Madeira for a reason. Felicia and Ralph have been the most responsive and friendly staff to date. One quick request to the office and things get done. I would recommend renting here any day of the week. Its hard to find a management/maintenance team that cares about their residents, so hopefully Felicia and Ralph stay for long time.

First of all. They need to update the pictures on the website because the place doesnt look as new and nice. The carpet was filthy, the couch was dirty and the sheets on the pull out mattress had tons of stains on it. I left my shoes on the entire time because I refused to let my feet touch the dirty floor. There was no breakfast so our family had to take our three little kids to IHOP last minute. When we checked out and told them there was no breakfast as promised they just responded I know. No apologies or anything. When we tried to call the front desk for more towels, no answer. NEVER staying here again. OH and did I mention our coffee maker didnt even work? (Btw we rented out two separate rooms since we went on a family trip and both rooms were filthy!)

Great place to live because the people are genuine and they look out for their residents. At first I was very skeptical. The first manager was iffy and was hard to get ahold of. However, things drastically changed when Yvette took over. She was instantly an impact and was always able to get ahold of her and she was always around to do what was needed. The maintenance guy was great. Very kind gentleman that did more than just what was the fix to a problem. Yes some repairs took several days, but that is the reality. People want things done now in todays world but there are only so many maintenance people and they can only do what they can do in an orderly fashion as requests come in. All I can say as a word of advice is: you get what you put into it when living here. If you show love you will receive love. Thats how it always should be and is in this life. There are good people here and they made it all worth the while while living here.

Do Not Stay Here. The 1st room they gave us was dirty. The second room wasnt much better but at least the beds were made. This was the least of the problems we had. We were charged 619.00 for a a couple of waters and snacks over drafting our account. When the hotel was confronted we were ignored and lied to. As of today the charge still hasnt been fixed. The manager to 3 days to email us and offered a discount that didnt even cover the bank fees. Hotel and staff were horrible. Dont stay here......

Beautiful rooms. Apartment style. Separate bathrooms in the two bedrooms. Full kitchen! Id give it 5🌟 but theres a broad at the front desk that needs her front teeth knocked out and our keys dont work properly. She said she would send maintenance to check on it, never heard from her again. Had an attitude from the start even when training a new employee. Doing your job well and doing your job like a snobby puts are two different things.

Our stay was totally A+ We had our king size bed and our granddaughter had her pull out bed. There was no noise to disturb our rest. It was only 20 minutes away from all we wanted to see in San Antonio. We will stay there again when we go back.

Called me and arranged a secret spot to locate my room key. This is my third home. Debbie and the staff are great.

I don’t like reviewing any place. But I just had too. And the only reason why I’m doing it is because I don’t want you or anyone else to lose their money like I did.I would advise to not come and live here. And don’t expect to receive your deposit back. Lmao they charged me $134 for “carpet cleaning(For a one bedroom!!! And there was only carpet in the room)Ridiculous and damages( what damages????)”!!!! And$45 for cleaning (I cleaned the apartment before leaving so i can receive something back for my deposit.... I truly regret trying to clean. Waist of time. Everything was already old. Cabinets beat up, you can even see the touch up paint on it. Cracked toilet seat which I did mention in my move in report. I never complained about it either. If you ever rent at any place report everything even touch up paint cuz they might charge you for it too.Well good luck to all you new residents.

Check in was quick and average. Room amenities need an upgrade, like towels are probably 5 years old and paper thin; the mattress was not hard or soft, just lumpy and uncomfortable. Not very much lighting. Pillows were this but ok. The wifi, tv, and air was great. I also recommend the facility upgrading their idea of coffee cup sizes. Water cup were for all facets not just water lol. Thanks.

We stayed this past weekend and it was a nightmare! When we first arrived the clerk gave us two card keys and a map with directions to the wrong room, had someone been in that room we may have gotten shot for trying to gain entry into a room that was not ours luckly no one was in the room. We call the front desk and she says oh im sorry your in room # 1206. We found the room we actually rented went into the room and everything looked great we was happy with the looks of the place. We get dressed and go out, we come back at 3am. put the card key in and it doesnt work! We go to the front lobby and the doors are locked! We call the emergency # and it does not even ring! We have no way back into our room that cost 154.00 a night! We sleep in the car until the morning with our windows down because its extremely hot not to mention how dangerous that is, we could have been robbed.. So 7am we wake up and the clerk has arrived, we go in she refunds us our money yes but of course thats only right, we hand her the card key and she states this is not even to our hotel, i tell her that is one of the two cards that was given to us, she also states someone should have been available for an emergency. I called today to talk to the manager Christina Jackson and she states we refunded you your money what more do you want. I tell her i want to know that this will NOT happen to anyone else she also states we have no idea how you got a card for another hotel. I reply with from your front desk clerk! So my message to anyone using this place to stay please make sure your keys work and you have a working emergency contact # before you leave that lobby. I have stayed a lot of places and never felt so unsafe in my life! Poor buisness and terrible choice of management!

I was so excited to get to stay here. Had a friend recommended the place and it sounded perfect for my little family. The kids would have more room to wounder around and not get on each others nerves. Well we got that. We get there and they had charged my credit card a deposit of 100.00 and that was fine because I was told it would go toward the price of the room. Well I get there they ring it up and it like 387.00 or something close to that for 2 days. Wel I had just enough on my account to pay for the rooms. We where on a budget vacation. So when they said my card would not go through I was shocked I showed them my account where I had just enough to cover out rooms at what we where told they would be and that was 20.00 cheaper than they charged me. So I took out my second card and said to put half on one card and half I the other and it would have went through. Well they charged a second 100.00 deposit on the second card and we ended up paying cash to them and I was out 200.00 dollars till we ck out and they clean the room and make sure we dont damage anything. But then they release the money then my bank has to release it to me. So at least 1-2 weeks. Pissed me off.Then we are watching tv and it keeps streming in and out. We had to call three times and they still never came up the three more times the next morning well at 8 pm the second night someone finally comes down and they could do anything about it. So we couldnt use the bedroom tv the entire time we where there. Thats not all the first morning we wake up to find two big black bugs in the shower. So Im just not sold on tiring to give this a apt a second shot. We will be coming a lot also. We just got session passes to all the parks. Just be aware!!!

My daughter became a resident of Navona in February. I cosigned; this was supposed to be a happy occasion. Shes a college student, hard worker, and was looking forward to this next chapter. Its a shame that the number of days my daughter has been without hot water far exceed the number of days with it----and thats no exaggeration. What is even more deplorable is the manner in which management (Katrina) chooses to handle the situation: the last straw is an email which includes this exact verbiage, The hot water heater is working. Please keep in mind if you use a lot of hot water, your tank needs time to refill and heat up, it only holds 50 gallons of water. This is unacceptable. My 53 kid who lives by herself is not the source of the hot water problem, and its a total lack of professionalism to imply otherwise. So while my daughter is driving to my house in New Braunfels to shower, over and over again, management has failed to even offer a decent resolution or even a reduction in rent. Tomorrow a formal complaint will be filed; it has done us no good whatsoever to be patient and hope that Navona would do the right thing.Stay away from this place. Its cute. Everything else has been a nightmare.P.S. Maria, you have been the saving grace in our experience at Navona, and you deserve a promotion.

If I could not give a star raiting at all I would have. We checked and that process was ok, but getting to the room, there were dirty dishes, the silverware was not useable it was filthy. The bathroom had mold around the tub and it was rust in many areas. Getting to the sleeping the sofa bed had a pillow in it that case on it that had all kinds of brown nasty what looked liked body fluids, it smelled, the sheets were disgusting. I will never stay there again nor will i recommend this place to anyone.

Loved the a year ago smelled like cigarettes from day one the management ignored me till I called the management company to complain. The office was always closed even at 3 in the afternoon. I have complained to the police about the obvious drug dealers who live next door. I lived in 7107 I tried paying my “late” fees on line and in person but ever check I gave them when “missing” I’m sure they stole it. Anyway I hope the management has changed for the better

I was going to stay here but I had car repairs and cancel my reservation but come to find they still charged me one night. Worst part is it was the beginning of the month so I had to borrow money to pay my rent. All they did was say sorry, said my cancelation was overlooked and offered no compensation for their error....if you cancel your reservation be sure to call to make sure they cancelled it

Very cute. Has a gate so you are very safe. The pool has salt water so it is good for eczema. Very nice neighborhood . Pet friendly :) Has a dog park.

I went to look at the apartments so that I may rent. An office personal or manager Felicia was very rude when I asked about the wheelchair ramps. I’m a disabled veteran and need those ramps. The fact that this company would hire and allow such people to run their business is horrible. This place is not military nor veteran friendly.

Pros: Full kitchen, free wifi, comfortable bed, breakfast was good.Cons: Pool was small and very hot (like swimming in a large hot tub), AC went out in our room overnight.

It was an ok stay. The bedroom was clean but decor is older. Some things were tatered and torn. Reception is closed midnight till 7. Staff were very friendly and helpful.

I love living in this place, Im already living here for more than two years and its a very quiet neighborhood and very central location, all markets and shops less than 5 minutes away, super efficient and excellent management, highly recommended

Horrible place to live, they told I can connected any internet that I want and no they dont have the connection, I have to personally do everything that they supposed to have already like if it was my own house.... one of the rooms has a separate air conditioner and it doesnt work they told us they would fix it and know they cant so that room doesnt have ventilation, we told them about the fire alarm that are not installed in since we got here and they still havent said anything about it, the secretaries are very nice but with put funds they cant help alot so I know its not there fault.... this is my first and last year here.

I love staying here because the rooms are actually like apartments. Full kitchens, bedrooms are separate from living rooms. Even though its next to the freeway, the rooms are still pretty quite.

The hotel staff was not friendly and the lady that checked us in put us in a room with a non working ac unit. It took 45 minutes to track her back down to switch rooms.

Aaaaaaammmaaaaaziiiing! The rooms feel like apartments even though theyre hotel rooms they have enough space and feel wonderful. I hated hotels where you walk in and its just a bedroom so having a living room and kitchen was wonderful!

One of the worst places I have ever stayed the appliances don’t work , roaches everywhere, I wouldn’t recommend anyone stay here , trash is everywhere and it’s just not a good environment and management is very rude they don’t answer your calls or help with anything around here

I was looking for an apartment to rent and when I arrived I was told it was part hotel, part apartment complex. The doors for the apartment are key cards just like the hotel. Should be advertised this way online.

The price of the hotel was very good, and I think it is a good idea to have a hotel/apartments. It was nice to have a kitchen and refrigerator and all the comforts of home. The bad thing was that it was not that clean, there were no towels or bathroom paper. And the shower was difficult to operate.
