As a resident of 5yrs. many upgrades to complex. Price is fair, centrally located to many restaurants and stores. Great office personnel. Aleika is very professional, helpful, and kind as well as Jennifer is very thorough and considerate. Maintenance experience with me has been sufficient, and timely.

New management is nice but nothing gets done. Ive lived here for going on 6 months and Ive had to deal with a poorly insulating front door, embarrassing to say but cockroaches as well. Ive told management and they sprayed one time. So Ive battled with the roach situation, had to fix doors that didnt shut properly, and the finish trim on thier update is poorly installed. I cant believe how disappointing this place is...

Ive had such a positive experience at The Peaks! The property manager is top-notch she was always responsive and genuinely care about the residents. The maintenance team is also fantastic; they are quick to address any issues and do an excellent job. And I cant say enough about the leasing agent—she is the sweetest person, always going above and beyond to make sure everyone feels welcome. Highly recommend this place for anyone looking for a great apartment community!”

I would give this place a zero if I could. Where to start? Last year they refused to give us lease even after both us calling them multiple times then this year they kept calling about signing a lease and they were told we were we were moving and yet they kept calling both of us and were told we were moving, but they didnt listen or document that we were moving. We got tired of the rats all over our patio, in the walls, ceiling, and our apartment. There pest control is incompetent and cats ended up killing the rat in our apartment. We got tired of the kids in the complex throwing trash on our patio and trying to break things the office did nothing. We had to rid the place of roaches because as I said their pest control is incompetent. The AC was constantly breaking and they would take their sweet time getting someone to fix it. The upstairs neighbor throwing cigarette butts on our patio, trash, and sweeping his dog hair down onto our patio. If I were you I would avoid this place like the plague oh and it is not handicap accessible.

Update after moving- My rent was on auto pay. I was fully chargedfor my final month. Ive been trying since August to get my money back. Ive been repeatedly told it was mailed, then returned to them.It is now November and i still cant get my money back coz i have to wait another 30 days for them to process it. This is ridiculous!!! They stole my money and wont give it back. It was an overpayment not my deposit. I just want the money back for the time paid when i didnt live there!!!!Update: Ive now lived here since end of August. Weve had no hot water multiple times. The emergency services line doesnt get answered. Yesterday was the coldest day of the season and Ive been without hot water for two days. No one cares to fix it or even answer the calls. Steer clear of this place. The place is getting renovated and the contractors leave nails and trash everywhere. Ive gotten two flat tires since living here.The first place Ive rented in over twenty years and this was a horrible experience. They cost me a lot of money because the apt that i leased wouldnt be ready. They moved me into a more expensive apt but i had no choice to take it or be homeless. They didnt notify me until i was out of state and two days before i was to move in. Id already spent hours arranging My utilities, movers, change of address etc. This has been a disaster from the moment that i signed the lease.

I have lived here 14 years! Havent had any issues or problems with management or maintenance. Ive found them all to be kind and helpful. We have 3 swimming pools and maintenance does a great job of maintaining them I would highly recommend this complex. Great neighbors, friendly staff. Always ready to listen and help. Groundskeepers are here weekly and keep the place up very nicely. Thank you all staff for all you do to keep our homes something to be proud of!!

I would like to encourage anyone looking for a new apt home to look no further...The peaks at live oak is the place to be! Not only do you have plenty of space, an exercise room, beautiful pools, well kept grounds but the staff is extremely friendly and always helpful. They genuinely want to meet all your needs. Oh yea, very animal friendly too.Ive livedhere14+years and theres a good reason...this is a great place to call home!

I want to share my satisfaction with the Maintenance team at the Peaks at Live Oak Apartment complex. The new team is awesome!Maintenance has been questionable at best the last couple years but the new team responds to a maintenance request very timely, gets the job done correctly the first time or returns to complete the work order if more work needs to be completed.Thank you for your hard work and giving me peace of mind of not worrying about the job getting done right.

The management at this community will not help at all. Before I moved out I spoke to managers, assistant managers giving my notice, Dee, Naija we’re helpful and assisted me with that. I move out and got billed a balance for the last month because I “didn’t give a notice”. When I told management who was helping me I was informed they no longer work for the community and they can’t help me. My last month living at the property I tried to call the office NUMEROUS times but they we’re switching management for a period of 6 months. While they were switching management all of my paperwork was lost, and again, was told the balance would be taken care of and I didn’t need to worry. 6 months later I’m moving into another community and was informed The Peaks at Live Oak had sent my balance to collections and there’s “nothing that can be done”. This community screwed my credit and is now preventing me from getting another apartment due to their mistakes, and lack of responsibility. I wouldn’t recommend this community to anyone. The management will no help and just send you to their corporate office to get things resolved

Really was looking forward to leasing here, but when I went in person the lady couldn’t answer my questions. Left her my number and asked for someone to call me. No one called me. Called the office and could not get in contact with anyone. Also saw a small roach in the model apartment home. Went to Arya Grove instead and rented there.

The units at this community are super cute! I absolutely love the countertops, the large sinks, and the ceiling fans! Also, the staff is WONDERFUL! Awesome place to live! Def recommend!

This is a great place if you’re looking for somewhere to start some independence. the live oak area in general is very peaceful. you can go to any other apartment complex and have the same issues. which in my experience the guys get to you pretty fast to repair & if not the front office is so professional & thoughtful they will call you & touch base. there are $1300 apartments up the street that may be more luxurious but this complex is great for working on your credit to become future home owners.

I have had a really good experience with the staff in the office, especially Mrs. Rebecca, and have had an easier move because of her help. I’ve lived here since before the new management and can honestly say things have really changed and that I look forward to seeing continued positive change in our community due to their hard work.

Living here has been the worst experience in my life... The staff is really ineptitude, extremely rude, and they always try to find excuses for not doing their job. Maintenance is really poor. I paid $400 deposit and supposedly it goes through 3rd party company so they dont know if you get your money back or not. I called to ask if there is a way for me to contact them but the community manager just hung up the phone on me. Im glad that my lease was only for 9 months

After living here for a few months it has been one of my LEAST favorite experiences in my entire adult life. Our AC unit was been broken for the last few weeks and management has been called several times and as sent maintenance out twice to “fix” the issue. They have provided a portable AC unit that can only cool one area of our living space, and that it is supplementing our AC unit as a whole. It has been about 85-88 degrees in our apartment through this entire ordeal, we are unable to use our kitchen, our living area. We have 2 large service animals and unfortunately if something is not done soon our service animals will pass away because of the negligence of the management. Management says that they cannot discount our rent because the portable ac is supposed to be for our entire apartment but we can can only use one room. If you value your lives and the lives of your loved ones please do not ever live here. We have done absolutely everything that we can do and nothing is being done.

Initially when I applied to live here I was nervous because of the reviews. When I came into the office prior to COVID there was a whole new staff. Each team member was very helpful , respectful and polite. As long as you are following the policies and doing your part to be a great tenant I don’t believe there will be issues. This place doesnt deserve one star. Management is rude & unprofessional. Nothing gets done at this place. Work orders are ignored. The apartments are infested with ants & roaches. Charges keep showing up for amenities that the complex doesnt offer not to mention rent is overpriced for a complex well over 50 years old. I highly recommend paying a little more for a newer, better place to live.

I had to move here with my kids because we had nowhere else to go and I genuinely would prefer living in a hotel or just waiting more months to move somewhere else. If you choose to move here, let me tell you what to expect.A cheap paintjob, you cannot tape anything to the wall. It has the same texture as popcorn ceiling if thats what you would call it. You have to poke holes in the wall to hang anything up, posters or picture frames. Bathtub paint literally started to peel within 4 shower uses!?Ants. Expect them whatever floor you live on, people I talked to always have issues.Water. You will lose water at least once or twice a month for more than 5 hours at times. You will also lose hot water!!Maintence. I love them, they are nice people but the work is horrible. For 4 months straight maybe even longer, in the kitchen we have had drawers fall out and they would come and an hour later it would come apart again. We moved in with a broken master door and you cant shut it without it getting stuck, they said 2 months ago they would replace it but nothing came. We had an incidient where a doorknob had to be removed and they came to fix it and it fell apart within a day.A lot more but hopefully this convinced you

[edit: I have brought my rating down to one star due to the fact that my AC has broken AGAIN. My electric bill has been $200 every month all summer and Im absolutely fed up with it!] Ive been living here for 6 months now and my experience has been progressively worse. Maintenance never comes when they say they will and I have to constantly check in that they will come. They seem to take shortcuts to solve problems and it has resulted in the same problem consistently happening (my AC leaks about once every month or so). My banking information has been compromised THREE times by the third party payment they use for rent and when I called to tell them they were not phased in the slightest and didnt even express apologies and/or reassurance they would look into it. Im out over $5k because of this last compromise. I will NOT be renewing my lease here. The only reason I am giving this place a two star review is because I do genuinely love the floor plan and Nijah has been wonderful when I actually have the privilege of speaking with her, as she is really on top of things.

If all you care about is the price point then these apartments may be for you.Be wary:Poorly insulated, AC Systems cant keep up during summer and when they fail the management will claim it is not broken, its just the weather and something you should accept.Common Maintenance practice to wash mohair filters from one apartment, shake the water off and put them into the next apartment still wet. Do yourself a favor and just buy filters, dont let them change them.Maintenance entered turning key in lock while knocking with no chance for residents to answer door. Then management uses maintenance visits as a way to look around the apartment, not just fix items and leave. Violates privacy.Bathroom vents run to attack and walls are leaky so smells and smoke (from neighbors smoking) readily infiltrate neighboring apartments. If you approach the management they just say it is something you will have to accept.If you move out make sure you do a thorough walk with management and dont sign their check out forms till they have completed. Dont accept the statement that they dont do walk throughs till the tenant is gone either; you have a legal right to a walk through.If you like the price and can tolerate rude and bad management, then go for it but be wary!!

Dont rent here, leasing office has poor communication and claims to be top of things in reality they arent. You need to stay on top of things yourselves, do not trust them on the things they say, definitely get It In writing or record the conversation on your phone.

I have lived here three times on and off over the last 8 years. I see that management is a consistent complaint through everyones reviews. I have never had any issues. I can see how perhaps how some people might misconstrew the no nonsense attitude the office staff has as rude, but honestly, if you arent causing problems you have nothing to be worried about. They have always been kind and done their job when I needed them to. Anytime I have had a maintenance issue it has been addressed in a very timely manner - typically within 24 or less hours.In regards to the new owners, price increase, and improvements - these apartments have been priced below market value in my opinion for a long time and its been FANTASTIC - thats what all the tenants have become accustomed to, so of course the rent going up has everyones feathers ruffled. Im not particularly a fan of the new color choices and not sure that the appearance upgrade was necessary, but cest la vie.As a very satisfied resident, I simply want any new comers to know that the management has your best interest as heart and are simply no nonsense people. I think they are very kind, and I have enjoyed living here. Thats why I have taken the time to write such a long review.

DO NOT MOVE HERE! Management is extremely rude and very controlling. The amenities are terrible. The laundry center hours are not practical for those who have jobs. There is no sense of common courtesy on days that they do landscaping, they start early and it is very inconsiderate for those who are still sleeping. Water has been shut off without any courtesy notice on several occasions. You are limited to the amount of guests you may have at the pool. Cockroach infestation (I know several residents on all corners of this complex and they all have problems with insects). All of the appliances are VERY OUTDATED!!! Do not waste your time at this apartment complex, YOU WILL REGRET IT!!! If you are looking for a place that has absolutely no respect for their residents, this is the place for you.

Everyone Ive spoken to while visiting my brother in these apartments has expressed dissatisfaction with the new owners policies, and several people have even said that they really do not appreciate the owner putting a limiter on the AC units. What that means is that if its 100 out lowest you can set your thermostat is 80 and if you set it lower all it will do is cause the AC unit to just run causing your electric bill to spike with no return.

Do not live here, before we moved into these apartments our apartment had a major water leak so we called and were told to wait to move in two weeks later the charge me for the days we weren’t able to move in it became a big deal instead of properly removing the dry wall and replacing it they painted over it which happen the next 6 times we had water leaks in that apartment we ended up deciding to move out because we put in a application for a different apartment in the complex and didn’t hear a thing not to mention the apartment we were in smelt like mold and mildew and my partner was constantly sick there now currently it’s been 35 days since we moved out haven’t heard a thing about getting our deposit back and now they are trying to charge us for the days that we weren’t even there for we moved out the July 25th and they are charging us from the July 29th - august 1st which makes zero sense we called they are telling us it’s the 3rd parties fault but when we called the 3rd party they told us that they haven’t even sent the paperwork for our move out! It’s been 35 days like how is that okay ?? We deep cleaned the apartment after words and also had talked to them asking if we would be charged for parts of the walls needing to be painted since they didn’t paint a big section of the wall that they had to fix bc it was starting to puff up they said no only if there’s holes in the walls which we took pictures of everything as evidence so if they do try charging us for things that aren’t true I’ve added photos for everything that they had just painted over and what our apartment looked like when we first moved in also we were told none of this was a health concern

Staff is good to good people as far as I could tell. My wife, son, and I moved into a second floor apartment for our first place together. It was great for a young family on a budget. We soon moved to a one of the ground-level duplexes(only like $40 more) and added a terrier to our crew. After living at the High Keys for about 2 years we moved into our first house. We kept the apartments we had in good shape and when it was time to leave we did a full cleaning to get it back to move in condition. We received our pet deposit back in full due to our basic courtesy of cleaning up after ourselves. The staff was always friendly although a member may have been a little less customer-centric than the rest. More of a personality you would laugh off rather than be offended by though. Since the apartments are on the economic side I can understand why some folks here would rant and throw mud. I can almost guarantee you that they dug themselves into that anger and would rather point the finger. The type of people looking for budget living come in a wide spectrum of character thus I would suggest visiting the complex and making your own decision. Like many complexes, there were a few rowdy tenants while we where there. Luckily if anyone was too obnoxious the police department is literally 2 minutes away. (One of the reasons we picked a house in Live Oak). Overall, the High Keys was a wonderful chapter in our lives. We helped my brother in-law move into an apartment before he purchased a house as well. My suggestion for people with apartment woes: Make wise credit decisions before applying, treat your place with pride, dont throw loud parties without your neighbors permission, clean up after yourself, communicate with your landlords, and pay your obligations on-time. I cant imagine you having problems with those common sense ideals.

I’ve lived here for going on 2 years and no real problem with the apartments until the new owners took over. It has been 3 weeks of a constant battle to get my kitchen fixed. A small leak in a pipe behind my kitchen wall caused water damage to the wall and floor. I’ve contacted the main office several times and they have still yet to finish the job. This safety concern doesn’t seem to be important to the new “staff”. Not looking to good guys!

Hello World..😊, I first moved into this apartment complex in 2012. Had to relocate for my job, so when my assignment was up I moved back in 2014 been here every since, never had any complaints thats how great the staff were. Both Pattis are freaking awesome and nice, apartments are well maintained, great area.. I would suggest anyone that is looking for a nice area/ good start. Live Oak Place is the way to go. That is All 😊

The staff is very incompetent. Their website says it’s an upgraded apartment and it’s definitely not upgraded. Please walk the apartment before you sign any type of paperwork. If they tell you it’s still being renovated time after time it likely is and not what you’re expecting. Very disappointing

Decently affordable, but the constant issues with losing hot water, or not having hot water, makes it stressful to live here sometimes. Especially when the boiler and pipes are constantly under maintenance with no warning ahead of time.

If I could give them lower I would. My daughter moved out due to military service. She knew she would most likely have to pay damages because of her dog. The letter they sent her said if she didnt pay the balance within 30 days they would send her to collections. Due to her training she has yet to see the letter. I tried to pay and they wont accept a personal check after the 5th of the month and wouldnt take mine because I didnt live there and she didnt live there. The office staff is rude and their policies are ridiculous.

They never answer the phone, but when I walk in the office they are just sitting twiddling their thumbs doing nothing, I have to leave my job to even speak with someone. I got a notice to evcate on my door even tho I put my 60 day notice in and paid the prorated amount they gave me, what is going on.

They think cause they run the property they can get away with anything they want. They run people license plates and that is against the law!!!! I MOVED INTO THE COMPLEX 2020 AND THE ONLY COMPLAINTS I HAVE IS PEOPLE WITH DOGS DONT CLEAN UP AFTER THEM AND THEY LET THEM BARK AND CRY BECUASE THEY ARE EITHER LOCK OUT ON THE BALCONY OR INSIDE ALONE FOR LONG HOURS!! THERE IS ALSO A BUG PROBLEM THAT THEY DO NOT SPRAY FOR AND I HAD TO PAY TO HAVE MY UNIT SPRAYED ON MY OWN. Wonderful place to live, the administrative and maintenance staff are excellent people, very attentive and careful in making their residents feel good. I lived in this place for 9 months and for reasons beyond my control I had to move to another city but without a doubt I would live there again! The key to peace of mind is understanding that our rights end where the rights of others begin, the key to harmony.

The place is extremely quiet, but the evilService are the cockroaches because they dont come to fumigate or replace those old cabinets. The paint on the bathtub peels horribly. We complained to the office that they came to fumigate and nothing, they only came once and thats it!
