Been a resident here since 2021. Moved into a new unit in 2023 and had AC issues since the day I moved in. The AC continues to leak Freon which ends up affecting my CPS energy bill. When I put in a work order it takes days to get someone to come add Freon. On top of that this happens almost once a month. They continue to dangle the idea of replacing the unit to me and never do it. When I call the leasing office no one answers. When I email the office, no one answers. I reached out to the regional manager, no response. Once called 10 times back to back and it just rang and rang. I work during office hours and it’s difficult to get into the leasing office. Needless to say I won’t be renewing.

The apartments are fine, the common areas need improvement. One of the gates has not been working for over a year, which represents a security risk for those of us who live here. But my biggest complaint is directed at the property manager Monica, her sarcasm when filing a complaint is disrespectful. Also, I tried to ask her about some information they had requested from me about the permission to have pets (something that had already been done and should be in their system) and she responded saying that right now it is not her priority and that she has many other matters to resolve. I imagine that the gate that has been broken for a year is one of those priorities, right? Or improving the gym facilities, or even improving security within the residence since anyone can come and go as if nothing happened. Since we moved here the management staff has changed at least 6 times, and definitely Monica and her team are the worst.

This is the best management team by far !! I looked at almost 15 properties before this one and they are the sweetest kindest ones all the other ones are about numbers and giving some sales pitch but here I felt so welcomed. Y’all need to ask for Nathan !! He is super chill and patient and answered my 1000 questions. THEN THE MANAGER MONICA>>>>>>>She is so kind and really does care about residents I came after I applied with more question and she helped me and walked me around again and helped me pick the perfect unit ! They really go over and beyond I can wait to move in !!

At the time of staying in Pecan Springs for almost a year I’d say it was a really nice experience. The apartment complex was peaceful and the unit was really nice. However towards the end they tried to bill us for something that was already paid and we even got sent to collections due to a billing error made by the staff for Pecan Springs. It affected me long term. Other than that I’d recommend leasing here. Unit was clean and so was the apartment complex.

Me and husband moved here back in 2022. At the time things were great and we had enjoyed living at pecan springs up until last year in 2024. I was a resident that stayed to myself and had no issues until a neighbor’s dog (CANE CORSO) which is an aggressive breed viciously attacked me UNPROVOKED while leaving the gym. This incident occurred in October of 2024. At the time, I did not get the residents information because my injuries were so bad my husband had to rush me to the nearest ER to get medical attention due to me bleeding out and where I also suffered lacerations to my back, and my thumb that was split open. I reported the incident to the front office to Monica the following day. Nothing could be done at the time because as stated I didn’t get any information from that resident. A few weeks later I spotted that same resident and their girlfriend with the dog and took a picture which is what Monica stated for me to do. Because ,I was not “discreet” in gaining my evidence the incident resulted from retaliation from the neighbors by following me to Walmart and slashing 3 of my tires and keying my car. I have lived in San Antonio for 3 years and have never NEVER had anyone do any violence towards me. I let Monica know and I even notified the owners of the complex. However, nothing was done. Thankfully I care about my lively hood and well as my husband career so we did not retaliate. We did things the right way by filing a police report, and also did a dog incident report with the city of San Antonio and unfortunately nothing was done. Everyone in that office knew exactly who was responsible for the dog attack as well as the vandalism to my car. Nothing was done to those residents and Monica just stated that they can’t control how residents act. However , the apartment should have a restriction of aggressive breeds as well as cameras on property. Had this been a child attacked by that dog, things could have ended worse. I’m glad me and my husband were able to finally realize our time was up here and we decided to just take our losses and move on from this situation even after nothing was done. As far as this place goes, I would not recommend, it has gone down since we’ve left and not been the same. Management sucks and so does the apartment.

I want to start off by saying that this apartment complex has Amazing, I had to help my parents find there first apartment after selling there home and this was are first stop and it was our last stop!!! Monica and Nathan are the best!!!! They gave us a tour and they even had a gift wrapping station that provided everything you needed to wrap your gifts, not to mention there property is Amazing!!!!! Look no further, make Pecan springs your forever home!!!!!

Pecan Springs is a joke. I’ve been a resident here for almost 2 years and lived in 2 different units. The unit I recently moved into has the nosiest upstairs neighbors. I have told the front office 3 times about them stomping, even including video footage. I understand it’s an apartment and people have to live their lives but they stomp and move furniture all NIGHT. The front office told me there’s nothing they can do about it because the residents above me are “on the heavier side”… like okay?!? how is it my fault they’re big?!? Tell the to walk lighter during the nighttime.

I love this community & have lived here for over a year BUT we need security patrol. We pay too much in fees and rent to just have cameras. @owner Im sure you can afford to help make this community a little safer. Start with the gates. 1 car stolen & another on bricks within a few weeks in the SAME area of the complex it’s wild work. Please add security at night or fix the gate! Actually BOTH! ( and we shouldn’t get a extra fee for more security, we are just asking for more protection as this is where we LIVE)

If I can rate no star I would. Apartment is roach infested, I scheduled a visit for exterminator and only showed up once. I get charged the fee and have been told the exterminator can come as often as I schedule but Not true. Its been over a month & we still have lots of roaches. Tried talking to the manager and we always get the runaround. Weve asked to be moved to a different apartment/unit because if seems theres a big problem at the unit we are at due to plumbing problems upstairs and downstairs. Until they fix all that these roaches are going to stick around. They obviously dont care to fix the problems or move us! This place has horrible management always saying they are new or just got hired. Well fix the problems who wants to live in a roach infested apartment and management does not do anything. We keep our apartment clean and had we known that putting in a service request would not get looked at we would have never opted to live here! Its horrible, the management is horrible, but charging the fees is easy for them! Do not rent here!!! They deserve no ⭐Isaac is not a good manager!!! Or anyone else for that matter. Get it together people pay a pretty to live nice and peaceful. Id love for them to stay for 24 hrs and pay the rent.

More than a year living here and since RPM Living started managing this place, everything has gone downhill, but according to their Conservice service, I’m supposed to pay much more and more month after month.It’s no surprise I’ve been seeing fewer people in the apartment complex. Don’t be fooled, and whatever response they give me in the comments, know that it’s a lie.In the office, the manager immediately gets defensive about any feedback. I shouldnt have renewed my lease when I researched RPM Living—that was my mistake. I’m sorry for anyone going through a tough time living here.

Ive been here since December 29th. Everything was fairly well when my roommate and I moved in. However, there is a trash issue that the front office isnt taking seriously at all. My roommate and I, to include my roommates parents, have gone to the office several times to complain and discuss this issue. They always seem to have an excuse. First, it was that the decompressor was broken. Then, it was that a car was parked in front of the trash so valet didnt want to wait. And now, theyre short staffed. The front office works here and if they really cared about our living conditions, they would come pick up the trash themselves. They dont care about cleanliness. Theyve come to clean it once or twice, but they have not discussed future options to resolve this issue after weeks have passed by. These are unsanitary living conditions. This is a health hazard and just overall disgusting

Disappointed and dissatisfied.It is unfair to blame the current leasing team and maintenance team as they are inundated with problems they inherited. However, the current issue is avoidance.While your issues may be listened to, nothing is being actively done. There is no accountability.Stone River had the opportunity to address many of the residents issues, but, instead focused on the aesthetic of the property.Ive lived here for going on 8 years now and since Stone River acquired the proprietary we have seen it decline. It is an unfortunate situation.

I had the opportunity to use the GIFT WRAP STATION today and it was great!!! The station is well stocked with all youll need to complete your gifts with that Holiday look. Kudos to the office personnel for their thoughtfulness .

Moved here about 6 months ago. The apartments are nice. However I’ve had water bill problems ever since I moved here. They initially charged me 500 for water. Took the office figure this out all this time about the bill. Throughout this process I tried to be understanding and patient. Office turn over has been horrible and no one kept following with the issue. 6 months later it got “ fixed”. This months water bill was 80 dollars and when I went to the office they say this is “normal” ok is normal to pay double on water than a house owner??? Please explain.Yet when I question this their response is a basically an “ is your problem call SAWS” .also their staff member have confirmed me that this problem is been happening for a year on 14 if not more unit. I’m sorry I tried to be nice and understanding but this is ridiculous

I’m currently trying to move out and the current manager “Isaac” was too good to come out and speak with me about a rental verification form I need to move out. I’ve been back and forth with this apartment the entire time I’ve lived here. This apartment changes management more often then they get there gates working

The management and maintenance teams have always been very quick to respond to our questions and maintenance needs. A week ago, my wife and I transferred to another unit here because we wanted another bathroom style. Jordyn and her staff, were very helpful, professional, and kind, while accommodating our transfer. The apartments are nice, and decently priced. I know they are renovating and upgrading the property. Some of the staff of the new company that bought them out are outright rude and not friendly towards residents. We moved out and provided a forwarding adress to receive last bill, which was never delivered to me. Jump to current and now I have a debt collector saying we owe money, even though I never received final billing.we paid everything on time including the almost 4000 dollars for early move out and 2 months of rent, even though we were moving due to my husbands job. I loved the apartments overall, but this new company is absolutely abhorrent and need to get better, friendlier staff, who actually send out the bills instead of trying to mess with peoples credit.

Ive been living at Pecan Springs for about 3 years now. I love the location, how close I am to literally everything. Right next to I10 and 1604, La Cantera, and The Rim. Living here is so convenient for my lifestyle.But besides the location, the pool was the next thing that sold me! It’s so big and there 2 separate pools. Once side where all the kiddos go and the other where the adults mainly stay.The front office staff are super nice and welcoming. They’re always so accommodating. Thank you to Adam for helping me with the Luxor locker issue. It was very much appreciated!If you’re thinking about moving here, I highly recommend it!!! 10/10

18 months in, heres my experience so far.UPDATE: Front office seems to try but are being constantly cycled out. Things use to be great.As with most apartments, you will always have situations that are less than ideal. No matter what you pay, you cant help the fact that you live and share a place with other tenants. With this place youll find the most annoying things to be the following:Bluetooth key - Instead of being able to use a normal key, you now have a Bluetooth sensor that can be hacked. You are responsible for three keys. The mailbox, your backdoor, and your BT key. There is no copying of it so you have to purchase more. This means if you lose it, you are locked out until the next day.Noise. There is no escaping it. The units are built with inexpensive materials making everything feel frail. While some things are nice the important things arnt. Case in point, the walls and ceiling/ floor separators. The walls are so thin that you can hear most conversations and noise from neighboring units. Steps above can be heard even if tip toed.Then the entrance doors. The doors have a slamming mechanism that slams shut when open causing an unnerving sound across the building. Thats right, every time someone steps out of their apartment (or in), if the door is not guided, you can hear it across the entire building. Not to mention the doors not being offset from one another. Each neighboring units door is 2 steps in front of yours. No privacy.Materials. Dont let the materials fool you. All cabinets are just compressed carbon. Floors are just cheap vinyl that are easy to scuff.Fees. I find it ridiculous that this apartment complex charges a residence service fee. Thats right. On top of your already very high rent you get charged another $35. And it does not end there. Expect a trash fee for a service that is very inconsistent, no opt out. Then Pest Control Reimbursement, Sewer, Trash Admin Fee, Storm Water. Before you know it, you end up with $100 on top of your rent.Pest Control is a joke. Apartments are infested with spiders yet we are still having to pay a mandatory fee.Trash - Do not live near the trash dump. It is always overloaded with trash and can be smelt for a block. It seems as though they have given up.Dog Poo - You will find it everywhere. Gets better at times but is always an issue.Unreasonable and sudden restrictions. Only 1 guest per resident at pool and now pool passes required. Gym closing until further notice - turned out drug users were living in there.Condition of grounds and halls. Trash on property in halls, trees, etc remains for months. The same plastic bag has been on a free outside our unit for a year.Overall, you do not get what you pay for. It is a rip off. A place in this condition with this sort of upkeep should be at lease 20% cheaper. But instead you pay $1200 for a tiny unit.

I am very excited to make this new property my home. I cant express enough on how amazing Edith is! I have been trying to find a place to move at the busiest time of the year for me. Once I was introduced to Edith all my stress went away! She was extremely helpful and just a bright and wonderful person to talk to! I also got the chance to talk to Mikey as well he help me with the keys he took the time to answer all my questions and was super helpful! I love living at Pecan Springs! I’ve been living here for 3 years and it’s awesome.The complex is well kept and the gym has 24 hour access and it works for my busy life.The back of the complex is perfect to go see 6 Flags’s fireworks! You can’t hear them but you can see them! We do that every 4th of July.I recommend living here!

I had an overall good experience at Pecan Springs for my 2 lease terms. They recently underwent changes in property management and is upgrading beautifully. The last month of my term, they started working the roof/exterior paint and from what I hear now, they are remodeling and upgrading units. They upgraded the Mailing system where your Packages are secure and Gate is working great. The pool has added hammocks, and upgraded the style of the experience as well as the 24 Hr Fitness Center that underwent remodeling and was the best part of living there.Leasing Office and Maintenance are GREAT. Beka was the best leasing agent that always helped me with all my needs. Very patient and understanding. 10/10 in communication and speed with all staff. The location is PRIME as it sits minutes away from The Rim, La Cantera/Six Flags, major restaurants, and easy access to I-10, 1604 and 410.I would recommend this complex to anyone looking for luxury apartment living at a good price. The community of working class families and young professionals was a great and peaceful experience for my child and I.

DO NOT MOVE HERE! I am a current resident and since I’ve moved into the apartment, there has been multiple issues with the sink and damages with horrible patchwork. maintenance has been here multiple times probably about five times now and the problem is still as bad as it is when it started. maintenances effort to fix It has been minimal such as patchwork.witch no one should be paying for when the problem has been this bad. Communication has been zero they’ve told me they would fix these issues but hasn’t and please don’t get me started on my upstairs neighbor, who seems to have children up at all times screaming and stomping we are talking literally all Times. 2 in the morning, 3 in the morning, 4 in the morning it’s insane I understand everyone’s experiences different, so I’m just sharing mine. I’ve only been here going on three months and this is horrible for me and my spouse.

I’ve sent multiple emails in regards to my concerns and nothing has been done. So here we go… I’ve been here for about three months now my unit was full of paint in the floors, full of dust, floors undone when I moved in emailed the staff and said they would come clean/fix this issue. Never came once! I had to take it upon myself to clean the apartment. Garage door was broken at move in, again they said they would fix that and I have been going back and forth about it as well cause again in the past months nothing has been done. Now the pool is another issue, it’s dirty, apparently doesn’t close because there will be residents past 6am every weekend. Lastly, no security. Save your money and look for a better place.

I toured this cute property with Rosemarie on a very cold and windy day. I came in not expecting to tour because of the dreadful weather, but Rosemarie insisted that we still could and Im so glad she braved the cold because I found the perfect apartment that day! She was so patient with me when I had trouble deciding between two units. The application process was so easy and I never had to leave to get a money order! I was in shock by how smooth everything went. The clubhouse is kept immaculate and Ive been so impressed with the amenities so far. I cant wait to use the pool in the summertime! I always find parking next to my unit and Im so happy my pup has a place to run around off leash in the dog park!I had one issue with being accidentally charged a double pet fee, but Lacie was quick to reply to my concern and resolved the issue within the same day! Maintenance has completed every work order in a timely manner and I feel greatly taken care of by the staff overall. Jordyn, the other leasing agent, is very knowledgeable and has a positive attitude every time I see her!Overall I am very happy to call Pecan Springs my home because now I can be proud to invite my friends and family to my apartment.Update: Ive since moved out as of February 2023. This complex was fantastic for the entire duration of my stay. Toward the end, the community was purchased by new ownership and its evident they want to make a positive change to the whole property, which was great already. When my friends ask me where a good place to rent is, I always recommend Pecan Springs. Thank you for being my temporary home!

Love our unit. Maintenance has been quick to any request. Only issues are that there are several light posts not working making it get dark pretty quickly, dog poop I constantly have to avoid, the second gate has not worked for several months, and the landscaping could be better.

It was nice living here, but then new management took over and my lease went up. I was not too happy about that. they are doing good improvements around here but there’s still people leaving their dog’s waste everywhere, the back gates work inconsistently every week, and as I mentioned that I am paying more of my rent that what I signed the lease for. I want to get out of my contract since I don’t want to stay anymore but I read a review that someone is having issues with that.

One thing that makes or breaks an apartment is it’s staff. The staff here are very down to earth and caring. Every time I go into the office I see mikey’s big smile and he always stands up to greet me. For him to remember my name and ask me about my dog show how well he gets to know each and everyone of his residents personally . I love all the events that have been happening here and notice a huge change I am so happy to call this place my home.

I lived at pecan springs for almost 2.5 years. and I loved every minute of it.First off, the front office staff is amazing! They all really care so much about the residents and they are so very sweet. They had the same staff the whole time I worked there, which to me means a lot because I have lived at places where they constantly change staff.Second, all of the residents are so friendly. I never had ANY issues with any one while I lived there.Third, I am a proud dog mom and they whole complex is super dog friendly! My dog ran out of my apartment one time and I was freaking out looking for him. I went driving around the complex and one of the residents had put my baby in the back of his truck and was going to go to the front office to see who he belonged to. All of the residents have a super huge heart.I would recommend living here without a doubt. It is a little out of my price range now other wise I probably would have stayed for another lease term.

Update: I have now been a resident for 11ish months and can say that the gates and compactor have been working consistently for months. Roaches exterminated within 1-2 weeks of living here, pests are normal being so close to the greenery next door. The app that is used to open the doors to all amenities is a little spotty in terms of getting in to the front office and to the package locker, but there’s other ways to access them so it isn’t too big of a deal. Living on the 3rd floor facing the pool has made for an extremely hot apartment; even having every window closed with blackout curtains, the apartment gets to 75-76 degrees and will not cool down until the sun goes down, which can be pretty miserable. But, it’s the price you pay for being on a higher floor and not having enclosed buildings. It hasn’t been too bad, the staff is friendly, maintenance requests are completed extremely fast, sometimes same day. The location is the best feature- the accessibility to shopping, food, grocery, etc. you really can’t beat the price. Overall, has been a fair experience.Have been a resident for about 4 months and the gates have NEVER worked 2 days in a row, aka no security or peace of mind. Roach infestation. Trash compactor not working- but will still charge valet fee. Just disappointing.

I have been living here for a couple of years. The location is very nice and close to various attractions. The community has a really nice pool area and clubhouse. Apartment does have a small gym but with limited selections. Apartment is overpriced for the space. At one time, parking was horrible with cars parking in fire lanes however, it has gotten better. Walls are rather thin for the price one pays and maintenance could be a bit more friendly. Please keep in mind that some residents are not very good at picking up after their dogs mess. The front office staff is very friendly and nice, However, dont expect management to help you in case you need to adjust your lease regardless if you been there for years. While in the process of purchasing a home, management wouldnt work with me in trying to get out of a lease even though we have been residents for years and never missed a payment. Furthermore, our lease agreement covered more than the traditional 1 year agreement. Although I understand a contract is a contract, one would expect some common meeting ground where both parties could come to an agreement after a good relationship but that wasnt the result.

I moved to Pecan Springs 1 month ago from Virginia. Knowing good apartments can be hard to find in some cities, I made the decision to get my apartment sight-unseen before my move. The staff made this experience very easy for me, answering all my questions and helping me with the process. Everything was ready for me when I arrived, and my apartment was just as nice as I was hoping it would be. I have had no trouble with parking (spaces arent assigned), the pools are beautiful and the gym isnt large but Ive never had any trouble getting on a machine I wanted (and both of those amenities are always clean!) The clubhouse is fantastic. Great location close to 10 and 1604. The staff has accepted packages for me, and I get an email saying that one has arrived. Easy to pay rent online, and you can see all the details. Maintenance has been quick to respond. I rarely if ever hear my neighbors, and the complex is overall quiet. Id definitely recommend Pecan Springs!

Ive had the best experience leasing my very first apartment with Pecan Springs. The staff is very friendly and they make every effort to be personal (they remembered my name after the lease signing!). I highly recommend this apartment to anyone who is looking for a safe, clean, QUIET, place to live. There is plenty of parking available close enough to my apartment, and I love the amenities (gym, pet park, pool). The complex layout is very beautiful and designed to be in touch with nature. The apartment even hosts several social events throughout the year which has been an added perk for this college student. Its been a truly wonderful place to call home for the past three years!

I would like to say I enjoy living here because I really like the apartment, area, and pool but when it comes to management and maintenance I feel that they don’t care about the tenants living here. I feel that on multiple occasions they say they will fix the issue on hand, but never put in effort to actually fix it. I pay for luxury and I am not receiving luxury.

I have lived at Pecan Springs for a year now and I have nothing bad to say about the community or the staff.(Living near the construction wasnt the best but thats over now.) The staff is absolutely wonderful! They have so much fun hosting the resident events for us, and they really do plan some great parties. Maintenance is always on point and are very courteous. In my entire year of living at this community, I think I have only submitted around 3 work orders. Goes to show that the property was built well. All of those service requests were completed within 48 hours of me submitting it.Every single staff member is top notch and will go out of their way to help you if they can.I have loved the last year at Pecan Springs and will continue to recommend it to friends.Thank you, Carbon Thompson Management for a great living experience.

Very peaceful area despite surrounding bars. Parking is never an issue, clean common areas like pool and mailroom area. Hallways are very well lit and once lights go out they are quick to replace. Maintenance is quick to receive and resolve any requests in a professional matter. I feel very comfortable living here.

My husband and I have been living here since the apartment complex first opened in 2013 and we love it! The front staff and maintenance staff are very friendly and professional. It has great amenities, which include a beautiful pool area with outdoor grills, and an awesome clubhouse and gym. Plus, the location is so convenient! Would definitely recommend!! :)

Lived here for 4 years. Just like the previous reviews, ever since new management took over everything is a challenge. The apartments themselves are fine but the management will look for any reason to charge you for anything. Will not recommend solely for management. Theres obviously a group consensus if you take the time to read the last 10 reviews-LITERALLY all ONE stars (not a coincidence). They will advertise food trucks and pool parties but fail to inform you of changes to policies and new fees that you never agreed to. The second you have an issue they will place the blame on YOU. They provided me with two weeks notice for a payment change with a letter that was slipped in the crack of my door. The letter was not on letterhead, dated, or signed. You can expect zero professionalism. Worst experience with a management company Ive ever had. Theres so many new apartments in San Antonio...do yourself a favor and go elsewhere. Once my lease is up I will be moving because this place is a joke.

I have been a resident here at pecan springs for about two years now. I have honestly enjoyed living here, the location is super convenient to literally almost everything you need. it’s super close to La cantara, the rim, H-E-B, chick fil a. Management seems to be chill, I really haven’t had an issue with them. They’re super responsive and are super resourceful to their residents. Rent is fair and affordable, it’s nice place to live for newly college graduates and who are starting on their own!!

Living in this apartment complex has been amazing. The apartments themselves are very nice, but the people running this place really make all the difference. The management and staff is a genuinely kind group of people and they are always looking for ways to make the living experience here as good as it can possibly be. Any issues with the apartment are dealt with promptly. They are also very proactive in making sure that the complex is clean and safe for everyone (including our four legged friends). This might not be the cheapest apartment complex in the area, but the great service is well worth every penny.

Used to be a great place to live until new ownership and management came in.In my 3 years of living here, I built relationships with management staff as they never changed! It was wonderful. Now, with new management, Ive already noticed 2 change overs of front desk/management staff in the last 4-5 months!They find any excuse to enter your residence with less than 24 hour notice. Previous management gave 2 week notices and were respectful of obtaining permission to enter.Implementation of bluetooth door locks makes your apartment easily hackable to anyone! And you only get one key. Need more? Pay $65!! Lose yours? Pay $65 and wait til the next day when the office opens to get a new key.They find any reason to add fees and charges to your account.Staff is not at all responsive to messages. You only hear from them when they want something and always seem to lose your documentation, often bugging you by leaving door notices until you re-supply them with information. If you have a question, good luck getting an answer.I cant wait to MOVE OUT of here, despite the wonderful, luxurious pool! The pool will certainly be missed.

The gym could be nicer, but they have a small selection of equipment due to liability issues. As far as neighbors go, it seems that the majority of people keep to themselves. Staff is friendly. Walls are thin so if anyone has speakers below you, youre practically going to be screwed.

Update: The walls were never painted in my apartment. Dirt on the walls. Only one wall was painted. I can tell because the color doesn’t match the rest. At least attempt to wipe the walls down if you’re gonna be cheap. Makes me wonder about how old my carpet is. Holes in the wall still, cabinets were not cleaned. Oven wasn’t cleaned and let’s not talk about the toilet and the seat with yellow and brown urine stains behind the toilet seat. Bathroom smelled of urine and I had to wipe down the side of the vanity, let’s just say the towels were yellow when I finished. Toothpaste stains on mirror when I moved in as well. They’ll tell you that your unit has hard floors in living and dining rooms and it doesn’t. I think it’s a bait and switch. Talked with a neighbor who was told the same thing and on move-in day it was carpet. They know you have a move planned etc and won’t have anywhere to go if you refuse not have carpet in living and dining. The pics on their site are only representative of their models and maybe a few apartment homes on the 1st floor.I’m giving two stars, because Rosemarie makes this property great and makes up for what it lacks. I came in last week after finding this apartment online with the intention of signing a lease, but my interaction with Brenda made me decide against it. I usually don’t like writing reviews on such a short experience, but I felt the need to since most of the reviews here are about how terrible management is and I just wanted to say it is true. My husband actually told me to not even bother going in after he read the reviews, but I told him I wanted to give the place a chance because I didn’t think it could be as bad as people were saying, but boy was I wrong.As a potential tenant I had several questions I needed to ask before moving forward, but Brenda was very snappy and snarky with her responses. I felt like she just wanted to get me out of her office as soon as possible. Either she was having a bad day or she’s always like that. I take it she’s always like that from the other reviews on here about management. Someone like her should not be working directly with clients. They need her in the back as far away as possible filing paperwork or something.. otherwise you all will continue to lose out on potential tenants due to her attitude.Also, on a side note the gate to enter from the left and right was wide open when I arrived and wide open when I left. I read some reviews about the gate constantly being broken and the fact that it was clearly broken when I went goes to show that it seems to be broken more often than not. Not sure how they consider themselves a gated community when I could have easily gone in and out without a code or remote or anything of that sort.

I just renewed my lease just because having to move all my stuff is a pain. However, Im extremely frustrated with the new owners. This apartment complex used to be great! I signed here originally because the staff was friendly and helpful they have all been replaced and the new staff can be short and rude at times. You have to pay for every little thing including using their upgraded package locker. I pay $20 in pet rent each month but they dont have a budget to put back the mesh barrier that kept small dogs from being able to run through the bars at the dog park. We can only have 2 guests at the pool despite us living in a 3 bedroom, we each cant even have one friend with us. Oh and you have to pay to pick up your pool passes if you want to use the pool at all. I feel like all of our monthly fees have also increased but they never even addressed it so I dont know for sure. Overall, I hope they get it together because Im here for at least another year.

Lived here 7 months and sadly had to move out of state, but these were by far one of the best apartments all around that Ive lived in. The front office staff and maintenance personnel alone deserve 10 stars as they are nicest and most helpful and organized group of people running a complex Ive ever encountered. Not 1 problem, except for a delay on my washer/dryer, but that wasnt their fault.The smallest and cheapest 1 bedroom apartments are pretty small, but for 1 person with a dog, it was honestly all I needed. The pool area is amazing and the gym is pretty nice. Other dog owners were super friendly and I honestly dont believe the dog poop everywhere stories unless I just wasnt walking in the same area.The only cons I could come up with are the walls are still thin, as pretty much all apartments in SA are. Nothing is included in rent so all utilities will be added additionally and then youll need to get wifi set up and CPS and it can get pricey. But still Id rather pay a little more to get this complex than save a little money and get nothing but headaches and hassles from other apartments.Overall, amazing place to live with other mosty young professionals. Super quiet neighborhood, and ease of access to i10 or 1604. I highly recommend this place.

Amenities are great. Living space is cleaned and maintained properly. Staff is friendly somewhat. Maintenance however, not so great. They didnt want to come fix A/C unit at 8pm since it was getting dark. Apartment reached 83 degree weather, inside was my sister who gets asthma, my husky pup and myself. Called several times explaining the living conditions but no reply. We had to move to a hotel room but of course the property staff said they wouldnt refund or discount our rent from the money we spent on the hotel because it was our decision to move to a hotel room, expecting my asthmatic sister and husky pup to stay in the 83 degree weather where it was just getting hotter and hotter. Of course this doesnt happen to anyone, so overall good living complex just be aware if needing maintenance emergencies at night.

This apartment and the management team are awesome. Without any hesitation, I would first recommend this apartment to all my friends. We had to leave the country due to Visa issues and because of that, we had to terminate our lease early. When we told our situation and requested to terminate the lease, the management agreed to that and waived all the charges without any questions or proofs. High professionalism and very friendly management.The swimming pool in this apartment is a whole different animal. Most happening pool and the setup is great. The management kept it clean all the time. They even considered toddlers and infants while designing the pool. There are like two 6 inch pool with fountain kind of setup and a beach type setup, where infants and toddlers can enjoy their time without fear. Our son had a great time in the pool.We never found difficulties in finding a parking spot even when we had 2 cars. We always got the same spot or closer to our spots. Thats not a big deal at all.The Management organized many get together at different occasions in the office, which was a great way to bring people together. Pretty descent gym with all necessary equipment.The apartment was very spacious for the money we paid and its in a safe neighborhood. Though the apartment is close to the interstate, its a very quite place to live. We havent had any noise issues. Costco, Walmart, Target and other basic need shops are very close to this apartment.If i ever go back to San Antonio for work, I will definitely stay in this apartment and will recommend to my friends as well.

It was time for me to renew my lease and instead of renewing I decided to look at other apartments in the area. BIG MISTAKE. After only five days of looking it was obvious I wanted to stay at Pecan Springs. Unfortunately, when I went back to sign a new lease my apartment was already rented! Dont make the same mistake I did! If you see they have an apartment available that you like SIGN A LEASE IMMEDIATELY! Trust me! This Apartment community has it all. A fabulous pool, great fitness center, amazing staff, outstanding maintenance and the apartments are extremely nice! I moved to another apartment community and it makes me wish I never moved! Amazing staff. Everyone was extremely helpful and kind during my stay! Jordyn (a staff member) and Lacie (staff member and manager) were extremely kind when answering any questions I had. Jordyn really helped me during the approval process as well which I really appreciate. The community was very friendly, there was never any issues. Really happy with my stay. Thank you so much.EDIT: The only thing I did not like is how my apartment was not move-in ready. I had to do a lot of extra cleaning, there was dead bugs everywhere. I am guessing my apartment sat vacant for quite some time (months). I had to also replace the light bulbs due to there being a lot of them missing. I left my new ones I bought in the apartment. DO NOT move here. I live on the first floor and I have had a flooding issue for OVER a year. A whole year. Unfortunately we believed the previous manager when she said she was going to bring in a contractor 6 months ago, so we sadly re- signed. They have NOT fixed the issue nor brought in a contractor like they promised. They have not offered to move us or give us any sort of compensation. We have been so patient and understanding throughout this entire process but its gotten to the point where its not safe for our health. With all this water damage I can only imagine the mold inside our walls. Maintenance came to fix it two- three weeks ago and left two holes in our walls without repairing. So I can only imagine dirt, allergens and bugs that are now coming through. Goodluck if you do move here.

Lived here for a year and had a great experience. Of course no place is perfect and when you live in close quarters with many others such as in an apartment setting, there may be little issues that come up. I enjoyed my stay here and felt staff was responsive and fair in any issues that came up. Parking was never an issue. Only suggestion I have is to have more pick ups for the trash and recycle dumpster and to pave the area it is located in,as when it rains, as it often does in Texas, it turns into a muddy mess.

Ignore the high rating of the apartments, that was before the change of ownership. Take a look at the recent reviews AFTER the new owners took over. It was a hassle to get your packages as you had to insist on the staff to take a look at the back office and at the “delivery boxes” outside in order for you to get your packages. The gates never work properly, keys to the facilities (pool, gym and the grooming site) stopped working. Management is overall always rude.

I love living here. The apartment I have is small, but laid out extremely well with plenty of storage. When I was looking for apartments, I wanted something with a pantry and a laundry room which was difficult to find, but Pecan Springs had both! They are very tasteful and modern in style and I really like that they are done in warm neutral colors and not a plain white box like many other apartments. I think management really tries to take care of the complex and its residents which is much appreciated. My only complaint is that due to its proximity to UTSA, there are a lot of college students and they like to race through the complex in their cars with not a lot of consideration for people, pets, and children around. The pool is absolutely gorgeous as well! It is not the cheapest place to live but you get a lot for what you pay for and the location is unrivaled.

If I could give 0 stars I would. I am so thankful we finally moved out. When we first moved into these apartments they were rated 4.7 stars, now it’s 3.9.... Management changed and it just went downhill from there. Trying to get packages here is nearly impossible. There were several occasions when family members sent us a box and we never knew. A month after they sent it they asked if we ever got their package. I went down to front desk and they had the box in the back. If our familynever doubled checked to see if we got a box from them we would of never even received it!!! Also the package area is suppose to be 24/7 and it’s not..Next, the gate will be broke for months, and once they do finally fix it the key remote that opens the gate never even works. The dog park fence has such huge gaps in it dogs can fit through. I don’t actually have any complaints about the apartment itself it’s just the people who run it are terrible..

I have lived in various apartments across multiple states, and have high expectations. This is by far the best one. The staff is very friendly, customer oriented and genuine. The pool is larger than most and is well maintained, the swim up bar is a nice feature. The gym is open 24 hours and is clean. The club house offers free starbucks coffee and wifi.I love my apartment, with stainless steel kitchen appliances, granite counter tops, deep double kitchen sicks, really nice layout. I have had no issues with noise.Its a little pricey, but is in a prime location located very close to La Cantera, Six Flags, and Sea World.

I have lived in this community for 2 years now and I have prepared a completely honest review. First off, I have never had any serious complaints or any issues with appliances, leaks, etc. Like many complexes in this continuously growing area of San Antonio, parking can be tight near the building you live in sometimes but there is never parking to far away. I think there might have been one or two instances of items being taken from unlocked vehicles at night but the staff up front has always been phenomenal about doing everything they possibly can to help. Their number one concern is keeping the people of this family friendly community safe and they are willing to use any available resources to do so. The maintenance guys are on top of keeping the grounds free of trash/pet feces and the neighbors are typically friendly. Even the holiday parties hosted in the front office are a blast, who cant deny free catered food and alcohol? (if you are of the legal age of course) Overall, I am highly satisfied with the apartments I chose to live in two years ago and Im looking forward to my third.

I have lived here for the past year while working and attending school and I absolutely love living here. The community is very nice and apartment home accommodations are amazing, from granite counter tops to walk in showers. Not to mention an outstanding pool area equipped with swim up bar and grills. The night life here is something else when the front office gets the community involved with all sorts of things like national doughnut day or just fun events. While being an early morning worker I can say it is never a problem waking up because of lack of sleep, since other apartment home noise is non-existent. If I could give this place 0 stars I would. I was a resident at this apartment complex for 3 years, and all I can say is DO NOT MOVE IN HERE.I normally don’t take the time to even write a review on google, but the incompetence of this place just goes beyond words. Starting with the fact that every single time I went to the office I saw a new person, and they had no clue nor training about the property. I was never able to obtain an adequate answer to my concerns.Gates never worked, even though they spent a pretty penny on apps and new technology. So bad that a random intoxicated person entered our building once at 5 am destroying and vandalizing all of my neighbors vehicles...management did nothing but send an EMAIL. Gates after that still didn’t work.Me and my sisters recently moved out and we gave the management (Lacie and Candace) a verbal notice since we were still having some arrangements done with our move-out date, you would think that being residents for 3 years they would have some consideration, but instead they sent us a “move-out statement” charging us $3,000.000 dollars for “insufficient notice”, when I tried calling to discuss this I was put on hold for more than 10 minutes, and now I get no answer from them.Please don’t be fooled by the location. This place is not worth your money, plus they are ridiculously expensive for what you get in return.

IF I COULD GIVE ZERO STARS I WOULD. Please read before moving here. I never write reviews but I feel as though i need to give other people an insight as to the reality of actually living here is. All of the other 1 star reviews are spot on.I have lived here for 3 years and the first year was absolutely fantastic and i had no complaints and was extremely excited to live here, however management has changed since then and the people at the front office are always changing as well. On top of that they are always extremely rude and absolutely no help.Safety is definitely not a priority considering the gates are always broken and left open for anyone to drive right in. Not only that but the apps for the gates are always changing, so much that I don’t even know which one is being currently used, nor did I know what the last one was. Safety of the structure of the buildings is very poor as well. Sometimes the entire building will shake and feel like an earth quake. Not even kidding when I say one time my mom was over and she really thought it was an earth quake that’s how much the building will shake.Packages are always going missing and never delivered to the correct apartments, even though fedex, ups, and amazon are suppose to deliver to the front office and to the lockers for some reason they never do and drop them off at your door just for them to be stollen. I’ve even read on Active Building that someone’s groceries were stolen, but most of the Active Building feed is about someone losing a package. I’ve had endless packages lost so have given up on ordering anything online.Noise complaints will always go unanswered, and there is no noise ordinance enforced. Many go to ActiveBuilding instead of the front office to complain about noise. If the people from the front office can only hear what they think is a “normal tv” volume from the breeze way then there will be nothing they do about it, although that means that if the residents are listening to extremely loud music in their bedroom it will sound like a “normal tv” at the door. They claim that they “cannot control the people who live in their apartments and what they do” so do whatever you want i guess??? This includes fireworks off your balcony late at night which has happened quiet a bit recently.Apartments are not move in ready and definitely not clean. There was paint all over the wood floors of each room and kitchen cabinets. The bathroom mirrors and sinks were horrendous and took several cleans to look decent. The carpet looks about 10 years old and doesn’t seem very clean. None of the windows close correctly and have gaps, leading to many bugs and critters living in your apartment with you so maybe ask the bugs to pitch in for rent since the prices are absurd for what you’re actually getting in return.The breezeways are always dirty and the bottom floor of mine always smells like dog pee. Not to mention the endless amounts of dog poop left around and not picked up. Trash usually floats around the breezeways and the picture of trash piled up at the garbage dump from a previous review is a very good representation of what it usually looks like, meaning always trash left on the outside of it.This is my personal experience of living here. Again, read the other 1 star reviews for more insight, they are all very accurate.

Prior to Pecan Springs, I had been at 2 other apartment complexes in the area and they were horrible. There was a change in management a few months back I think but it wasnt noticeable, everything continued on as it had been. The front office has been great and accommodating with a few things that I needed help with that were out of the ordinary. Bang for the buck, best place on this side of town for sure.

I took a tour of these apartments and must say that I am impressed! I really liked the quality of the property and its location from the UTSA campus, which is very convenient for me. The staff is very friendly and professional and will work with you to find a place that suits your needs within the property. Aside from the location (you could practically walk to campus), this place has all of the amenities I am looking for in the ideal place to live in to go to school and definitely fits in with what I had in mind. I am definitely looking forward to moving there soon!

First off let me start by saying Pecan Springs is a nice place to live. Just because Im giving it 2 stars doesnt mean the complex is bad. Location is great, amenities are nice but it was the experience moving out that made me write this review.I lived at Pecan Springs for a little over 3 years. I would consider myself a wonderful resident, I never caused a problem, I would pay my rent on time every single month, I was courteous to my neighbors, etc. I lived by myself, dont have kids, dont have pets.But when I moved out we had a problem. First off, me lease ended January 1st, so being the good resident that I am I decided to move out mid December so management could take over my apt and have it ready for the new year. Of course I understood I was still going to pay rent all through December and utilities until then, but because my lease ended on the 1st, the day I was supposed to move out, the day that the complex was CLOSED for the new year, I was charged $30! Although it isnt a lot, its the principle of the matter that gets to me. Still upset, I let it go. Management said they would deduct it from my security deposit and send me the rest. After calling and checking up on my deposit for an ETA, I finally received my final account statement in the mail.My ENTIRE $100 deposit was used on utilities and rent for the past two months! In addition to that, according to the complex I had traffic stains on my carpet. All the OCD cleaning that I have/had the past 3 years mustve not worked for Pecan Springs. There are areas where you can see where my furniture was but according to management they paid to get it cleaned and the stains kept showing up. Long story short, not only am I now jipped out of my security deposit, but also $100 to replace my carpet.DO NOT LIVE HERE! ITS ALL NICE AND FUN UNTIL THE END. NOT WORTH IT! See pics below.

I’ve been living here over a year and when my renters insurance expired (10/31/2021) the company I went through never sent the proof to the property. I noticed a $75 FEE for no renters insurance on 11/04/2021, I reached out to the assistant property manager, Candace Borden, via email to which she told me they could not wave the $75 fee, even though I was covered and do have proof of being covered. I then went into the office and spoke to the property manager, Sylvia Burdick, who proceeded to tell me the same thing. I expressed how it’s been a hectic last few weeks in my life and if they could consider that ALONG with the fact that I was indeed covered for all dates and I do have proof of being completely covered. She was happy to give me her bosses number (Anna) to which she said “she’ll just tell you the same thing”. It’s kind of sad that after over a year here they aren’t willing to wave a hefty fee for something I indeed do/did have coverage for & the proof. Because of a mix up with my insurance company & them failing to send the proof & not 4 days later they get it from me with NO GAPS in coverage. The way they handled it and spoke to me was not very customer service friendly. Also anyone considering moving here please keep in mind that during the summer months I had to put in over 12 work orders for my AC not working. In south Texas during June-August. They never ordered the broken part, just kept putting a week long band-Aid on it every time.

I REGRET living here for 12 months mainly because of how terrible the management is here. Here is a list of what I had to deal with living here.1. Our AC was broken when we first moved in for over a week. We made several maintenance requests, emails, phones calls. It took them over a week to get it fixed.2. We didnt have a washer and dryer when we first moved in. Once we got our washer and dryer the dryer was causing us problems. I made more maintenance requests and just like the AC they said it was fine. I had to turn on the dryer 3 times just for my clothes to dry. I ended up giving up putting in maintenance requests so I had to deal with a broken dryer.3. I have lived in 3 apartments before Pecan and I have NEVER received a noise complaint. We had an elderly couple that lived below us and would make several calls to the office about how loud we were. I would get voicemails from Pecan Springs almost once a week about how loud we were when in reality you can hear your upstairs neighbor. I heard my upstairs neighbor closing doors/walking/talking etc. How is that our fault that the apartment is made like that? We even got a noise complaint on my dog! I pay $40 of pet rent and youre calling me about my dog barking while I am at work. It was to the point where I would DREAD GOING HOME because we literally couldnt do anything or we would get a noise complaint. I even called/emailed Pecan that I wanted to get this resolved so I can live peacefully. They never emailed me or called me back but they left several notes on my door. The noise complaints stopped with the elderly couple moved out.4. Brenda was rude to my roommate because my roommate went to the office to ask for jumper cables since her car died. Brenda made a comment I have jumper cables but shes not using them or my Audi. Like was that necessary? My roommate came home humiliated. This is how you treat your residents? Taylor kept giving me misinformation that ended screwing us over. We had a new trash company that took over and I ended up getting a fine. When I called Pecan Taylor informed that everyone is getting a warning and no one will be charged. When I paid rent the charged was still there! But I didnt complain because it was just $25. I called to give my 60 day notice and Taylor told me I could email my 60 day notice so I did and when I talked to the management I was supposed go in person and sign papers which made our move out date further. Pecan Springs loves to put fines at your door but they dont give you warnings about your renters insurance on file is about to be expired. I got charged $75 for renters insurance but i had the renewal paperwork . I called Taylor if I can bring it to the office and she said No because we cant take the charge off so theres no need to bring it. We get our move out bill and i got charged $75 again! I called Pecan and they told me I was supposed to bring it in! Good thing Pecan took it off our bill!- I sent them several emails to get stuff resolved they never emailed me back. You get fine for EVERYTHING! We pay for locker rentals but our packages still end up at our door. Gates are always BROKEN! Lights around the complex dont work! Which is scary because when we moved in there was people were living in the gym. Management doesnt care about their residence, they dont give you warnings and always give you misinformation! STAY AWAY FROM THIS PLACE IT WILL SAVE YOU MONEY! I HAVE NEVER BEEN SO HAPPY LEAVING THIS PLACE!!!

As of 1/1/19 we have successfully moved out of this apartment complex.As mentioned before, this new management literally turned this complex upside down with more than a few changes:Bluetooth key for front door - Cant make a copy of it and if you lose it you will be locked out and charged.Any resident appreciation breakfast/lunch/dinner that the previous owners held for us was pretty much scrapped for the new management getting paid by food truck owners to host their truck here.Second gate took nearly a month to fix, whereas the other company had this issue and fixed it several times within a day or two.Gym in 2018 was shut down for nearly a month as well as drug users lived in there.Starbucks coffee machine that serves complementary coffee is nearly always broken or out of coffee beans.Giant room next to the pools that includes the starbucks coffee machine, television, couches, and pool tables (overall lounge area) is closed out after 6PM? (possible 7PM). Old management had this open all the time and several people after work could relax or study with complimentary coffee.Electric grill by the pools has not worked since the new management has taken over and still has old food in the grills from months ago.Trash pickup is Sunday-Thursday, but they did not pick up my trash 5 times in a row. After they skipped my trash pickup one time I put 3 bags outside (since they have to be small) and their crew is only allowed to pickup 2. They also do not pickup pizza boxes or anything of that sort, I was told by the staff I would have to dispose of that on my own. Figured they opted into the cheapest valet trash company,.New management took over a year to figure out how to make scheduled payments on their lousy payment system which they charge $2-3 per tenant per month for just paying their bill. This arose a problem at our house, because we mistakenly both forgot to pay it on the first. On the 7th we had a notice to evict coupled with nearly a hundred dollars in fees. We brought this to their attention as - why didnt you actually just alert the tenant on the 2nd, 3rd, 4th, 5th, 6th day or after the 1st or 2nd CHARGE. They said thats a fantastic idea!.What has encouraged me to write this review on 1/19 after we have moved out is a few things:1) Contract ended midnight of 12/31/2018, but they charged us an additional day.2) We spent around 6-8 hours with three people for a 2 bedroom 2 bathroom place to clean it immaculate. So clean that I made the comment that Im actually jealous of how good it looks right now. As of writing this post we were charged $400 in carpet, cleaning, and damages.Just be very careful if youre considering this apartment place. The walls are so thin you can hear your neighbors talk, as well as when they get home since the front door slams hard. The main reason why all of those little details above are so annoying is that youre paying a very hefty amount in rent AND every single fee you can think about, but they dont carry out their end.

WORST APARTMENTS EVER!! Management changes every few weeks so theres no way to keep up with them. I had come to an agreement with old staff about my move out notification and a month later they were gone. New management was charging me $3800 for “failing to notify about my move out” regardless of agreements made with old staff. Property is trash, horrible maintenance, and theres nobody to actually help. Stay away, and avoid the ridiculous $4k+ charges that will be sent to collections.

Pecan Springs is a solid apartment complex, their maintenance is great. They have a few strict rules, but thats ok. Ultimately, theyre very solid, no major complaints in the 2 years I spent there. Great grounds, solid gym, amazing pool and clubhouse. Quiet and friendly neighbors, thick walls.But they rubbed me the wrong way when I found out through a current resident and former neighbor that now they are paying for positive reviews on Google. Offering one-time cash offers in excess of 20% of a monthly rent for a positive reviews.Paying for reviews is completely unethical and dilutes the purpose of systems such as Google reviews, yelp, Facebook reviews, etc.They should kindly ask their residents to leave honest reviews, not outright pay for positive ones.I just wish to have this out there so potential residents will know that possibly some of these reviews are swayed by the ever-tempting dollar, and not truly authentic.Again, they ARE a very good place to live, but paying for reviews is sad, especially for a complex that does not need to.--JJ

Great apartment complex. My husband and I have lived here for more than a year and weve had no issues with staff or neighbors. Stray animals do not run around, and I seldom hear people loitering around outside during the night. Unfortunately, the promotion that my husband and I received for initially signing out lease has ended, and the market prices have sky rocketed out of our budget. (At least for a one bedroom) I believe that the prices should be adjusted to reflect the size of the apartment. (I am not paying over 1k for 674 sq. feet) but other than that, it was a great experience. I am sad that I have to relocate because of the pricing.

Currently residing at Pecan Springs. Love this place. Management have been amazing since move-in. The amenities are phenomenal. The pool is a resort style wrap around pool with swim up stools to have drinks with friends. The inside of the apartment has all stainless steel appliances. Lastly, the location is clutch! It is right by IH-10 and 1604 and 410 is just a few mins away. I would recommend definitely Pecan Springs!!!

I lived here for 1 year, and I would have given 5 stars if it weren’t for the new management. I won’t reiterate what many others have already said. If for some reason you do decide to move here, set aside some money when you move out, because they will try to charge you for anything they can. I have never been charged for cleaning fees for any other apartments I’ve lived at. I scrubbed this place before moving out, and they charged a ridiculous amount with only one line that says “cleaning charge” (not even itemized???). I called and they said the apartment looked disgusting and was extremely dirty... They also tried to charge a $75 fee for not having renter’s insurance when I had it the entire lease! When I asked about it, they mumbled something about not noticing it was there and removed the charge. Save yourself some time and money, and find another apartment complex.

New management is terrible and doesn’t care about anything around the complex. Old property management was amazing. The other reviews left in the past few weeks by other residents are very true! Stay away from this property. We have lived here 3 years, our lease is coming up for renewal and unfortunately we won’t be staying. I also attached a picture of the dumpster area this is the way it is every single weekend.

I have lived in Pecan Springs for three years. It has been a wonderful stay. Safe area, beneficial amenities like a swim up resort-style pool, package lockers, valet trash, and events hosted by the Office Personnel for residents to enjoy. Brenda, Obi, and Taylor are awesome. Prior to their arrival, we went through staff regularly. There are gates issues fairly regularly, but they are working to address and make modification. The staff have been here for awhile now and have actually worked to know their residents and their dogs! It is a friendly complex with a welcoming atmosphere. Lastly, maintenance responds prompt and it is in close proximity to literally anything you would want or need (e.g. Costco, Sams Club, Walmart, HEB, The Rim, La Cantera, Medical District, a USAA office site, and more). Residents are kind and respectful. Grateful to live here! Thanks Brenda for being organized and friendly. Thanks Obi for always saving a doggie treat for my Deeno! Yall Keep up the great work!

The gates are always broken. When changes are made, the office wont notify its residents and the office staff lacks office training. Left that place but they still wanted to charge me for a month rent that i didnt even stay there and i gave them enough time to move-out. They didnt even notify me that my lease was up or what i needed to do to avoid any extra charges. They also have ridiculous fees! Never again will i rent there.

Very good location, I like how its on a small hill and still kind of secluded. Ive lived here for one year going on my second 14 month lease. I can say the management does a good job at hearing out the residents and try to accommodate them as best as possible, any time ive had a question every single one of them has been there to help out. They host awesome events for us and keep us updated with whats going on in the complex. One downfall is that there is a lot of students/ young adults that like to play their music really loud even in the late morning ours. Not sure if there is actually an overnight supervisor? Called once and left a complaint.. never heard back or a difference in my neighbors music. figured id wait until they finally moved!

I moved out 3 months ago and management holding charges against me that one of the MANAGERS (who they fired now) told us we would not be charged of. Complex is small, clean, and the staff is very nice. The only things that could improve would be the gates. I called the office to inform them that my vehicle had been broken into not once not twice but three times. She asked me did I call the police? Each and everytime it was broken into was when the rear gates were not functioning for a few days.

Update from my review 8 months ago: I have been to the office at least once a month trying to get various issue resolved since that review. The new management will say Im so sorry. Im going to look into this and give you a call back you wont get a call back. This has resulted in me leaving work early some days and still not satisfied. We had issues with packages getting lost and now we have to pay a locker fee on top of everything else. We were promised new appliances and hard wood plank when we resigned our lease back in July. Its currently late March and we have neither. I had a leak in my ceiling and mold started growing it took them months to fix and that was with me going in the office maybe once a week. If youre not persistent they will forget about you. Oh and I have had my car broken into twice.

Every other person I have worked with in that office is TERRIBLE at customer service. And seems to not have any EMPATHY towards the tenants they deal with. Lived here since they opened in 2013. Loved every second of it so far. Great staff. Great views. LOCATION, LOCATION, LOCATION!!! For play its minutes from The Rim, La Cantera, Six Flags, and Top Golf. For work its minutes from UTSA, Valero, and Medtronic. Pool is best in the area hands down. Not littered with college party kids like many other complexes in the area. Mostly, young professionals and families. Lived in apartments in San Antonio for going on 10 years and this has been my favorite property by far. It has the feel of living outside the city which I love, but the convenience of being close to everything with the great location. Take a tour and youll see! 6/21/18Priscilla Tovar, the new current manager, is definitely hostile and unwelcoming. We have lived here for 2 years now, but we recently had multiple issues with the front office. We agree with the other posts about the current unprofessional management here. Or you can hear about our police incident: # SAPD - 2018 - 0689684!More about the incident: On 6/13/18, we received a text/email notification to pick up our two packages at the locker, but we came to an empty locker. On 6/21/18, we went to find our packages, but they initially only found one. Front desk told us to call the shipper, but we asked if we could go to the back to look for our other package. They agreed, and we found our package on the FLOOR. At that point, we were discussing these package issues with one of the front desk personnels.Then the manager, Priscilla Tovar, barged in our conversation without any introduction and told the front desk person to “step out, and I will talk to them!”Priscilla Tovar started saying it is our fault “since we only asked for a “package” instead of “packageS!” Apparently, she said that “they only know about packages in the cabinets, not on the FLOOR!” We asked if there can be a better system for the floor packages. She snapped back with “if we have a complaint, then we should call UPS so they can leave the packages on the cabinets!” We tried to explain that UPS said that Ms. Castillo (front desk) signed for our package. However, she went on to say “I managed this whole apartment . . . do you guys even have any experiences with packages!”Priscilla Tovar said that “we were not allowed to be in the package area!” even though we were initially allowed to come back there. She finished with “I do not want to talk to you guys anymore!” She was pointing her fingers at us and yelling at us to “get out.” I asked if we could discuss this in her office, and she flat out said “no or I will call the police!” Well, she did call them (Officer Munz was very understanding).Either way, Priscilla Tovar was very unprofessional and threatening. Packages issues are one thing and can be fixed, but Priscilla Tovar’s handling of our situation has made us feel unwelcome here. We can post about the recent unpicked trash (adding my pic to previous trash pics), unkept landscape/pool, or delayed maintenance, but all those stemmed from management. And If this manager is any indication of corporate’s future decisions, then we are guarantee to be unhappy here.

I would like to give no rating for this apartment . Roaches every where in the apartment I have complained thrice still the issue not yet fixed . The apartment corridors stinks , it makes us feel as we are staying in a trash place and regarding this I have complained to the management nearly 5 times . But still no action . Very disturbing from the above at nights . Waiting for our lease to complete ,so we will move out from this place .I have never been in such a apartments complex .

Would not recommend moving here. Very over priced apartments. we’ve had so many roaches here already and we even had to go buy our own spray for it. They overcharge and throw fees at you over anything.

Just took the tour today and signed right after! Beautiful complex, and really nice apartments. I especially like the look of the kitchen. Looking forward to moving in!

I’m am fed up with the management and staff, I have spoke to them numerous times about a money order I was told to mail due to moving out of San Antonio to pay my final invoice ( I even paid extra to have it overnighted) I have a tracking number that shows one of the staff members signed for it and apparently lost it and no one seems to know where it is, on top of that I was sent to collections agency on the matter, Oh and did I mention I was informed via letter received at my mothers home?! There seems to be no sense of urgency to get my matter resolved, On one occasion the staff hung up on our call, I have been promised follow up calls but as of yet nothing, this has been on going for a month now, this is just one of the issues I have had with these apartment, so please do yourself a favor and listen to the other reviews, STAY AWAY

Trying to get a person out of my contract and the office says they cant get him out Im the one who pays the rent the pool is always dirty the trash most of the time doesnt fit in the dumpster call to fix something in the apartment and they look and leave without fixing anything .
